Reliant seems like a very fair company. I rented for almost four years from them. They were great about fixing issues. They were on top of their communication and seemed generally well-managed. As with any renting situation, take photos when you move in and when you leave. This will serve as documentation, when a dispute arises when reconciling the security deposit. Ask questions when you initially walk the property and document appropriately, i.e, "When was this carpet installed? When was this painted last?" Will you routinely clean carpets?" As in any legal matter, the party who is most diligent with documentation, has a better outcome. It is beyond easy to snap 100's of photos of paint blemishes, tack holes and carpet stains upon moving in and then reference them when moving out. There are many available resources online if you feel that you have been wronged. But again, my experience has been that this company is very fair. Also, keep in mind that people are way more inclined to write a negative review in attempt to retaliate at a company that has deprived them of money, likely of their own neglect or lack of documentation.
