Safety is the biggest issue. Gates are regularly broken, allowing anyone to enter the premises. Pedestrian gates are rarely working, or they're propped open. Building entrance doors are often broken, so they don't lock or close properly. There isn't enough parking for residents. We asked to be put on the waiting list for a garage space, and have been on it for months. Yet, the garage is never even half full. The air conditioning and water constantly go out. Our bikes were vandalized, so we got indoor storage, (for an extra fee). Our bikes are now gone. From a space supposedly only residents can access. There is supposed to be a secure package room with lockers. Instead, packages are left in piles on the floor. We've had many packages go missing. Since they don't respond to complaints, I've given up. Each day, things just get worse. By far the worst management company to work on this property. They got rid of the last few extras we enjoyed, and the people in the office that actually did anything. If you see RAM take over your property, start looking to move.

Worked with Jayne. Application was denied after 30 hours of not receiving deposit. Time limit was never expressed or explained, but application was cancelled a WEEK prior to the move in date. Extremely inconvenient and rather rude/unfair business practice.

Would not recommend to property owners or future tenants based on experience.

Hello, I am a resident at Wellspring Apartment community in Columbia SC and I have been here since June 2016 and would like to negotiate the renewal of my lease for another year with you. In front of my apartment facing me is a dumpster; the problem is it is unsightly from about 4PM until the sanitation truck arrives again the next day. I am not saying that the hired staff don't do their best to keep it clean, because they try to, but it is so much garbage the dumpster is overflowing. 2nd, during rainfall the walkway outside my building is unsafe, with the danger of a child, visitor or resident could easily slip and fall making their way to their car due to the river like water running down the walkway. See attachments I've included.

I lived at a property managed by RAM Partners after being displaced by Hurricane Harvey two years ago. We needed a place very quickly and they made it happen. We lived there for almost a year while our home was rebuilt and throughout that time the apartment was well maintained and the staff extremely responsive. My neighbors were great and we loved the amenities at Sage Corpus Christi. After not having lived at an apartment for many years we were concerned about how we would adjust, however we enjoyed our home there very much.

I live at one of the properties in Texas Orion Prosper Lakes & I had the worst experience living here. It is not the building itself, but the disrespect from staff. When I told the manager it wasnt any better & she was only concerned about making up excuses for her rude staff instead of caring for her tenants. I understand they are friends; however, this is NO EXCUSE for management to disregard their tenants & literally laugh in our faces. It is a very uncomfortable living situation when you can't even go to the manager. I am a veteran & this has made me look into a VA home loan just to get away from this complex.

Alicia bush with RAM partners is the most unprofessional person I have ever been in contact with. I have been treated like absolute dirt with one of their complexes and Alicia bush will only call to contact my voicemail directly using a blocked number insisting to contact her back. Not only is the number blocked but she consistently does not leave a return number. She has on numerous occasions forwarded me to voicemail at her desk phone and I have yet to have any contact with her. I would not ever reccomend using any property under RAMs management until they figure out their horrible customer service. I will continue to round up the horrible experiences I have shared with multiple complexes under their management so people know what goes on here.

I had a bad water heater and I reported it to management. They chose to do nothing and 30 days later the water heater exploded, completely destroyed my apartment I was out of it for 13 days it was a nightmare. They upped my rent and justified it by saying they were going to give me upgrades. A year pasted without any upgrades. They finally agreed to give me the upgrades so I scheduled the work and emptied out all my cabinetry and drawers as they required and then I planned to be out of town. When I returned nothing was done. Then they came in and painted with a noxious spray paint making my apartment uninhabitable. In the half an hour that I was there it put me in the hospital. For this torture and inconvenience, I was privileged to have my rent increased yet again. $225 per month increase in two years. $2700 a year increase in the two years that I have been here.

CB lofts has the worse management ever. I have never dealt with someone who is so unprofessional and rude. I just resigned my lease, but paying to get out of it is well worth it. The complex is not well taken care of and if you have an complaint or something, it takes 4 times before they are do anything about it. I will be looking for another property asap.

Westfield Village Apartments has a parking enforcement and towing contract with Battlefield Towing of Chantilly, VA. I was parked in a valid resident parking space with a valid parking decal. I was still towed and had to pay a fine. I explained the situation to the towing company and showed them my valid parking decal. They said the decal was not visible enough and had to be placed on the back window. That was news to me and differed from the communications I had previously received from the Westfield Village office. Customer beware...

I was employment as a leasing consultant in April ...

I was employment as a leasing consultant in April 13th,2017, with RAM Partners LLC. at Georgia Green Apartments in Athens, GA. By May 11th,2017, I was promoted to Assistant Property Manager with payout increase. I worked there until July 13th,2020 as the assistant property manager while completing all job tasks of both a leasing consultant (Manager) and Assistant property manager. I worked 3 Saturdays out of each month even during my months of pregnancy. Never was I given the opportunity to go to a lease up property to help set them up but everytime the AVP over our property called the Property Manager, she was out of the door while I continued to work the office. During trainings, I went with the intention of learning something to further my career with the company. The opportunity never came for me to advance.

June 29th,2020, I turned in my two weeks notice to HR and the Property Manager, all without any disciplinary actions I did not receive an exit interview or anything. The last full week was spent trying to teach the Property Manager how to run the Checkscan, that I chose to utilize the training videos provided to me. It was not until that week that was learned then I was only told to write a list of things that I actually do, which was a lot on the property. I was devoted to RAM Partners LLC. I loved being able to see resident smile at all cost. Most residents except some during my time out from having my daughter, I knew by name and car. I know how to efficiently work a resident through the online application process, how to process checks on Checkscan and just about anything with the computer.

They don't even deserve a 1 star.
I don't even know where to begin......... I moved into one of their properties ORION MC CORD Park TX June 2018. Since then we've been thru 5 different managers and the VP of RAM Maribeth is the worst of them all. Before the pandemic I paid my rent on time and was a great resident. I'm a single mom of 3 and lost her job and child support from COVID 19. I'm an event manager so you understand that F&B is one of the businesses that have been effect the most. I went to management and asked to be let out of my lease because I had to move in with family until I figured things out. That I would pay for all of April's rent and be out by May 1. Keep in mind I had a 3 bedroom which are very rare that one becomes available. I knew they would be able to rent it right away. So after several emails and 3 different managers I talked with Maribeth. Maribeth said there was nothing they could do and that not only I will be charged for all my rent til my lease is up, that even if they rented it I'd still have to pay. That means this company RAM will be paid double the rent for that apartment. I moved out anyways gave them a 60 day notice, turned off my utilities so during that 60 days I won't have more bills I can't pay. Yesterday I recieved my move out paperwork and not only did they charge me for all the water, trash guy (who never in the time I lived there picked up my trash) they turned my electric back on and has charged me for it also. They also charged me lease break fee and a relet fee. My new bill is $9657.89 I have no words that fit for this management company. I have close friends that manage apartment complexes in same city and they are dumbfounded about this situation. My friends company has been working with the residence case by case. I tried to work with this company where everyone got what they needed. They'd get my money for the time I was there and they could rent my apartment sooner and got their money. The government has set up funds for the apartments for this kind of situation. So they are charging me, while collecting rent on my apartment and getting relief from the government. OUTRAGED!!!

I was searching for an apartment for my 19 year old son to live and chose your property located at The Reserve at Stone Creek in Stone Mountain GA on June 30, 2016.

On Sunday November 6, 2016 around 7:45 pm - 8:15 pm, two armed intruders burst through my son's apartment door in the 5000 building on Treehills Parkway and put a gun to my son's guest head and demanded him to get on the ground. The intruders went through the apartment and demanded to know where someone named Red was. My son's guest told them that he did not know anyone by that name. One of the intruders continued through the apartment and said that they had the wrong apartment. The one holding the gun over the guest head ran from the apartment and the other intruder followed.

A police report has been filed and the report number is 16-108****

My son immediately vacated the apartment on 11/6/2016 because we feared for his safety and notified management on 11/7/2016 and explained what happened.

The Assistant Leasing Agents listened and made an incident report. We discussed the gates that are constantly not fuctioning and the security guards that are located at the entrance of the property not being there 24/7. She said they have notified the agency that they use about this problem.

On November 8 around 10:00 a.m., I spoke with the Assistant Leasing Agent for the property. She said that my son would need to give a thirty day notice and he would be let out of the lease. I explained that he has already left the premises. I also instructed him to stop payment on the November rental payment that he paid via the web portal.

The assistant leasing manager stated that his lease does not ensure safety on the property.

WHAT THE WORLD!!!!!!!

Although, this is a gated community with a guard "sometimes" and gates that are there so no unauthorized vistors are allowed in.

It's the least to say that this is horrible and a false sense of security.

Every time I recalled that I used to trust the apartment managers there, I am apoplectic and regretful for myself I trusted the wrong people. I almost lost my job because those people !!! I paid the rent, and they refused to solve the serious but simple problem in my apartment. It is just a simple dehumidifier issue. But they were either stalling or cheating on me. I am disappointed with you. You should feel shame.

What happened is that after my apartment changed the managing company, the new company solved my issue immediately. They really solved my problem immediately !!!! What a sharp comparison!!!! Maybe your company should really learn something from others. Shame on you !!! I don't have any personal problem against your company, but I am super angry!!! If you want to talk, please let me know your number.

Hands down my favorite management company to work for, to live under and to train with! I've worked for them for almost 5 years and I still love coming to work. I've lived with them for almost 3 years and it is my favorite home I've had. They keep it professional and fun across the entire board. As an employee and a resident I glow when I speak anything about them.

They have completely demolished the human element of their properties and turned everyone into robots with preprogrammed answers. My favorite property managers turned cold and heartless overnight for fear of losing their jobs. To put it plainly, this company sucks. Do not trust them to manage your properties.

I really can't say enough good things about working for Ram. I have never worked for a company that gives as much guidance and training as Ram. They truly care about your success. My direct AVP is absolutely the best. She is always checking in to see if I need anything and has been so helpful in making sure I have the tools I need to be successful. Ram has a great bonus structure, awesome benefits, and their leadership is a huge morale booster. This is very evident in their long term employees.

Worst company to rent anything from! They own an apartment complex in North Charleston SC called Silvana Oaks. The place is run down over priced and infested with cockroaches! The management is horrible like slumlord Horrible. Melissa Wagner the office manager lies and cheats tenants by adding hidden charges on to your bill when you move out so make sure to do a walk through with the office staff. They also have a huge roach problem, the way they deal with the bug problem is to not call a pest specialist but to send there hand man Daniel to the store to buy the cheapest can of buy fogger. Worst company ever there apartments are over prices especially when there are bugs. Look else we re if you have values and standards because this place has none.

Hands down worst customer service I have ever experienced. I was told that I am no longer allowed in the leasing office, nor am I allowed to talk to the staff via phone because of my "frequent complaining." My complaints were primarily maintenance issues: dishwasher broken, lights not working, parking unavailable etc. The staff will tell you that they are working to solve issues but no action is ever taken.

Once again our bedroom is flooded. We have dealt with the issue going on 9 months. The Manager and the office staff have repeatedly told me they will be out to fix the issue. Every time I submit a maintenance request it gets marked as completed. We pay way to much per month to have to live with this issue. We are expecting and don t need to be living in an environment contaminated with mold and mildew. I DO NOT RECOMMEND this property. There are way nicer complex s in Midland to choose from.

As a resident of Skyhouse Buckhead managed by RAM Partners LLC gives me an idea of the challenges of property management. On a daily basis the management team strives to give value to the residents of the community. The service department here at Skyhouse Buckhead amazes me with their efficiency and proficiency. I just renewed with the longest possible lease because people like Kevin, Sherman, and their colleagues responds to my service requests within 24 hours of me making the request. Every time the issues are address to my satisfaction and they also actually fix issues versus replacing appliances (which costs everyone more money) and they actually care. My experiences so far convinces me to choose Ram Partners LLC as a solution for any future multi-dwelling management projects.

I have been experiencing leakage from the top apartment bathroom. last year they patched it up. I recently happened again and Fred the on call maintenance person said that he was going to let his boss know on Monday. Wednesday no response so I called and his boss thought it was fixed. To make a long story short. I had to continue to go the front office face to face to make complaint. I went out of town and it was done, but the mold and no paint job has been applied to leak. But Fred left a note a week ago saying someone will come. Its time for Nov. rent I received an email stating that my rent was $25 for November. I say to myself that maybe they realize their error and gave me a reduction in rent since things are not completed. Today, I received a notice dated Nov. 8 stating that my rent was not paid and I need to pay it on Nov. 9th. Wait, I just paid first of all NEVER BEEN LATE, second of all I don't get home until late so how can I pay something when no one emailed or contact me by phone. Just a note in the door after hours for me. WOW! I am contacting headquarter in the AM Nov. 10th.

HIghland Terrance Apartments Knoxville, TN - Parents/Students be careful with this apartment complex. Our son was here the past year and the upstairs apartment had a long term plumbing leak that got into his carpet and walls. The complex placed fans in his apartment to remove water no dehumidifiers and we paid the power bill. We moved him due to health concerns with mold in walls and carpet (foul odor) and to add insult to injury they charged us fee to clean their carpet from their leak. The also charged a water disconnect fee when water was not in our name. We had liability insurance the entire time of his stay and they charged a "forced coverage" and we provided an email proving continued coverage (they even acknowledge receipt). They are still holding our deposit and our rent was paid on time every time. A call today resulted in no help other than will "investigate" and let us know. I will post updates should they choose to be honest and do what is right until then we would not recommend this apartment complex.

RAM Partners LLC are a joke of a company. Very discriminatory of tenants in the proprty manage. Theyre mission statement are to deceive all tenants abd new incoming residents. By all means sue RAM partners for any and all unethical acts they have committed against you.
Their company atty are a joke and are not respectedin the courtroom. Theyre answer line doesnt answer. They resolve nothing. If you are a tenant go to your leasing office and complain in a loud and firm voice. Go to their corporate offices and complain loudly. They have disrupted your lives. Disrupt their working offices, Leasing offices and corporate offices..You are under contract and they cant remove you because if they do you can sue them for damages in court as the courts do NOT like their practices anymore than you do.
You dont need atty.. Just represent yourself. These people believe theyre above the law and their not and any and all police officers will support your efforts as long as you are legal in your protests and so will the courts.

First of all, I can't really say this review is of the whole company, because I have not worked with them. This review is more about one particular person, whose name is Jessie Haile. My daughter attends ECU in North Carolina and resides at Captains Quarters. Captains Quarters filed for bankruptcy/foreclosure and we were not notified until late June 2016. My daughters lease is up July 31st. We always paid our rent using their online portal. We had a small balance due for the final July rent payment. On June 30th, I accessed the portal and paid the balance. I received an email confirmation of my payment. I checked a few weeks later to make sure there were no additional charges because I had heard that Captains Quarters were added unnecessary charges to residents accounts. At that time, I was unable to access the online portal. I sent an email to Jessie Haile asking her why. She advised me that they are no longer taking online payments and that they were not taking them as of June 24th. I explained that I paid online on June 30th, and she said that there was no way I did. She basically called me a liar. I sent her several emails showing the receipt I received and my online banking information showing I paid them. She never returned my emails. Finally I called the company and no one there knew who she was. I left a message in someone else voicemail box and Jessie called me back. She kept insisting that I couldn't have paid online. She was very rude and kept telling me I need to proof. I said I already sent you proof and what else did she need. We finally agreed I would go get a letter from my bank. I told her I would have the letter by July 22nd. Well on the morning of July 22nd, she sent me an email asking me when the payment would be made. This was very upsetting to me because I already paid and told her I would provide more proof by the end of the day on July 22nd. She has been nothing but rude and still insists the portal was not available for online payment. I asked for her supervisors number and email and she tells me her supervisor is out on leave. She provided me with the same phone number I called before to talk to another supervisor, yet they don't even know who Jessie is, so how am I supposed to get to a supervisor on the phone. This story has not ended yet. I will be going to the bank today to pick up the letter to finally prove (again) that I made the payment. I'm sorry for any new residents that are trying to rent at Captains Quarters and have to deal with RAM Properties.

It breaks my heart when I read a negative review t...

It breaks my heart when I read a negative review towards a RAM-managed community. I have been in the apartment business for a little over 14 years now and have never worked for a company that empowers their on-site teams to provide exceptional service like RAM does. From the plethora of top-notch service training webinars to the motivating conferences they offer, no one that works for RAM should even be capable of providing less than stellar service. However, I realize no company can have 100% excellent staff...but dang does RAM have a high batting average. I've been with RAM Partners for a little over a year now and couldn't be happier. They motivate me to do my best every day. Whether you are a prospective resident or prospective team member, I sure hope you give them a try; I may be a little bias but I don't think you will be disappointed.

The apartments are modern, spacious, and there are no short-cuts taken. The common ammenities are top notch! My neighbors are delightful, courteous, and friendly. I highly recommend our community!

Horrible! They took over our property after a sale a few months ago. I guess the lowest price really does attract the most customers. They treat all of their residents and associates like hell, including the veteran community at the Enclave at Rivergate in Charlotte. I d rather live in Afghanistan. Do not stay at any of their properties. Everyone here is miserable.

They're are extremely hands on and offer excellent support, training, and promote positivity. They are quick to resolve issues and always strive to do the right thing. I rarely take my time and energy to write a review...

I rarely take my time and energy to write a review; however, today I am making an exception! I moved into Greystone Summit Forsyth in March 2014. I have had probably half-dozen issues, nothing real major, but in the past 6-8 months, the customer service has turned into a JOKE; especially the weekend staff who never has an answer to anything , even the most basic of questions. I have left 3 voice mails since Friday, 11/10/2017 @ 2:00 p.m., today, 11/13/2017 @ 10:10 a.m. and just now at 4:33 p.m. with NO response whatsoever! The office closes at 5:30 today and it appears I am not going to get a return call today! I guess it is no wonder why tenants are leaving and the buildings are falling apart. Seems as though RAM PARTNERS, LLC has lost all their professional ethics and loyalty to their residents. I am appalled at this behavior and will definitely consider NOT renewing my lease in March 2018!!! Seriously RAM - you could make this place great again; you just need professional staff to run the property and who will treat the residents with the respect they deserve AND PAY FOR!!! My telephone number is on file at this property and I would expect a return from the management and not the "management" of Greystone Summit Forsyth, because obviously that is not going to happen anyway! I have been working for RAM Partners for about a year now and I have never been happier. I have been treated nothing but with praise and respect for just doing what is considered my job. The corporate office is incredibly supportive and it has been a breath of fresh air working with them. So very proud to be a part of the Nashville RAMily.

If you are a vendor and considering doing work for RAM partners, DON T. They DO NOT PAY. I have not received one returned phone call or email in a week. They are the worst company I have dealt with in 30 years of construction. No communication. At first, many apologies and promises, then nothing at all.

What a FANTASTIC company to work for! I lived at Highland Terrace for two years and absolutely loved living at a RAM managed property. So much so that I have now worked for the company for almost a year! Great people who truly love their job with RAM Partners!

I have worked for RAM for over 4 years and I am so thankful to be with a company that cares about the employees so much. I have worked for other companies where you are just an employee number to them but with RAM even the those at the highest levels know who you are. So thankful to work for such a great company!

Absolutely horrible to work with! ....I m honestly considering filing a complaint with the BBB.

I ve called the corporate office number and I was given the email address of Alicia Bush. She was just as unhelpful as the property I tried to lease from. She did not try to help with the issue I m having.
Did not even extend me the curtesy of a phone call.

Dog Problem - I was attacked by a dog at their Cleveland, TN site (The Retreat at Spring Creek). Many people had complained about this dog being aggressive. Nothing was done. Now another dog is frequently roaming free. It's unsafe for the residents, their animals and their families. This is NOT luxury living. Pictures attached.
