Praise and Daniel - picky agents.

Praise and Daniel are picky and won't bother entertaining customers who are trying to view their listing. I've met more genuine agents who are more sincere in helping. These two are only interested if buyer meet their personal interest.

Negative rating. Don’t ever engage him.
Kelvin See is very dishonest, unethical, mislead his client and provided false, inaccurate and misleading information. He also misrepresented several facts and was negligent and failed to perform his duties and give any professional advice. He has breached CEA Code of Ethics and Professional Client Care.
This is the worst experience my gf has encountered. Not sure how my gf’s sister (“le sister”) got to know Kelvin See who claimed to have more than 11years of experience but yet doesn’t know about HDB resale checklist and/or process and at several occasions missed out steps and details, and caused a lot of inconvenience for my gf’s, her family and their buyer. Suspect he’s an old scammer who try to deceive my gf’s innocent sister.
Although my gf’s mum is the rightful flat owner but she can't understand/read English. For some reason, probably due to le sister being deceived by Kelvin See, le sister decided to sell her mum’s flat even though her mum did not agree. Despite Kelvin See knowing my gf’s mum can't understand/read English, Kelvin See coerced my gf’s mum to sign an exclusive form in the absence of my gf and without explaining the content, and including but not limited to the following:
1. with reference to clause (k) of Schedule 2 of the exclusive form, Kelvin See did not explain and go through the resale checklist as stated in the form. Both her mum and sister were not aware of the contents; and
2. with reference to (b) of Schedule 2 of the exclusive form, Kelvin See did not exercise due diligence to market the flat (belonging to my gf's mum) above valuation. Le sister is first-timer and has no knowledge of market rate. According to my gf’s friends who are also real estate agents (some of them are from PropNex), they usually will ask for indicative valuation before proposing the expected selling price subject to their clients' consent. However, Kelvin See did not perform any due diligence and rely on outdated past transactions and told my gf’s mum and sister to follow market rate of which is way below valuation (loss of more than $50k); and
3. with reference to (d) of Schedule 2 of the exclusive form, Kelvin See did not provide assistance and advice to my gf’s mum (the legally rightful owner) or le sister. All information that they are aware were from my gf’s resources online or advices from my gf’s friends who are also real estate agents. Below are several examples of Kelvin See not providing assistance and advice to my gf’s mum and/or le sister who have no knowledge regarding sale of HDB resale flat:
(1) terms and conditions of contra is provided by my gf’s friend; Kelvin See did not advise my gf’s mum (client) or le sister at all; and
(2) told my gf to rely on buyer's verbal promise instead of drafting written agreement to be sign by the buyer – which is for client (in this case, my gf’s mum and my gf) interest. My gf insisted several times and told Kelvin See firmly that she wants the written agreement from the buyer. However, Kelvin See was quite reluctant; and
(3) my gf received complaint from the buyer (first-timer) that Kelvin See failed to check for completeness and omitting signature – negligence and caused inconvenience to both my gf and the buyer as the buyer need to meet up with my gf due to Kelvin See’s negligence.

As my gf was not present when Kelvin See coerced her mum to sign the form, she was not aware that her mum has signed the form. And he deceived le sister and her mum and made several false claims including but not limiting to the following:
1. all terms stating on the exclusive form prepared by Kelvin See, particularly clause 6 (Commission) cannot be amended; and
2. additional terms in the exclusive form prepared by Kelvin See which are not in the CEA template but Kelvin See told le sister that the form was printed from his agency (PropNex) and insisted that the terms cannot be deleted/amended.

However, as verified with my friends who are also PropNex real estate agents, the terms (particularly clause 6) are negotiable.

We are extremely disgruntled with Kelvin See's unprofessional act of conduct - breaching the Estate Agents Act (Cap. 95A) made thereunder including the Code of Ethics and Professional Client Care or the Code of Practice for Estate Agents. His license should be revoked.

Any expert here can advise us how do we demand for compensation from the agent for the losses and damages due to his misrepresentation and negligence?

Agent represented our landlord (LL) at a condo in the Jurong East area. At the end of our lease, during handover in Sep 2023, the following behavior from Ning was observed:

(1) Insisted on deducting a painting fee from our deposit on the basis of the unit's paint condition, claiming it was touched up before we moved in. This was false, so we told her to call her colleague (her maternity cover), who promptly verified that no touch-up was done before we moved in. Ning was caught in real-time being wilfully untruthful.

(2) Claimed that the kitchen hood was broken by us and thus sounded different. It was not broken and we had not used it during our stay. So she gets technicians to 'fix' it and their report literally said "check the machine and tested ok". It was indeed not broken, but she deducts the service fee from our deposit. This sum of money is now disputed; we and the LL may now have to go to Small Claims Tribunal due to her inaccurate claim.
Aside from this handover fiasco, in the final months of our tenancy, Ning was putting up the unit for sale and we experienced this:

(a) She'd set up viewings for prospective buyers and she herself would not show up to the viewing. Multiple occasions.

(b) Gave us unreasonably short notice of a viewing, e.g., 8 hrs notice on one occasion.

(c) Set up a viewing and then the buyers (and her) were no-show. Contacted her to ask if anyone's coming, but did not reply. This happened twice.

(d) Set up a viewing and got her colleague Daniel to show up but did not tell him that we weren't informed. Daniel and buyers show up 100% unannounced and we all get an unpleasant surprise. She herself was nowhere to be seen.

P.S. To be fair, we have encountered some great PropNex agents, but not this one.

The agents are very entitled and rude, and when you give the permission for a viewing in your own home, they bring 4-5 viewers at once, and the viewers are extremely rude and anyhow open your fridge, etc. I was in my room getting dressed and my housemate said not to open, but the viewer still continuously tried to open the door. The Propnex agent Chee Pei Ling even asked to TAKE A PEEK. You are coming into someone's home not visiting an empty showflat!!! Please be more respectful and humble.

Stay away from agent Derrick Tan (R031483A). We had the worst experience in Singapore with this agent and we have been here for 15plus years. Everything seemed jolly good until we signed the lease. After that we were treated rudely and unfairly. Worst was when we ended the lease and agreed to pay the necessary agent fees. We cleaned the house with professional help. Fixed all repairs. After the handover, he charges us $100 to replace an airconditioning remote (regular price is $10-$20)?! Charges us $700 for labour work?! We asked for landlords number and receipts and he did not provide either. The deposit too was handed to us after the stated 14 days period. When asked about it, he blocks our phone numbers and replies very rudely like we are animals in cages. This was honestly the worst experience in Singapore and we were very unlucky to have crossed paths with this agent. I hope no body has to face this. Honestly, there are better agents out there even though some misunderstandings occur but this guy is the worst.

Agent was very slick looking but with very little substance

Writing as a tennant using the services of a guy called Herbert who we're stuck with for two years. Expect zero care in after service. The landlords agent was really aggressive about every incident. In particular a heavy blind fell on my girlfriend and the LL agent just wanted to focus on whether we had been negligent. Herbert was absolutely zero value add and only added to the frustration. This is not helped by his poor command of the English language which means he often causes more confusion than he clears up. This is the second time I've been represented by Propnex and the second time I've experienced such a tiringly poor interaction.

Ride agent and even ruder legal department

Agent no show for viewing appointment, then decided to block me from viewing the unit when I cannot make it for the alternative timing that she proposed. Filed a complaint to Propnex legal department, who responded by defending the agent’s actions and mounted personal attacks on me. Utterly disgusting business practices - will not work with any Propnex agents to buy and sell properties.

Though she knew that her client is only authorised to rent the place for a year, she signed the 2-year contract with us anyway. And later we were asked to move out from our home just after a year. and as I know she is still working there, so be very careful

Avoid Propnex and particularly, their agent Adam Tan if you do not want an awful experience. Terrible agency, with terrible real estate agents. Agent was nothing but middleman who 1) couldnt find us a suitable apartment himself 2) told us to not contact lsndlords agents but to use him to arrange for viewings (so he makes a commission) 3) once I found an apartment and was going to take it, neglected to let us know the building opposite of ours was due for demolition and construction over the next four years (which was apparently a well known fact in the real estate community), despite knowing we were expecting a newborn. So he made a commission and couldnt even help us cross the t s and dot the i s. When reporting to Propnex, agency did NOTHING. Awful awful awful.

Just want to write in to give compliments to Miss Serbina Goh CEA Reg No R056100F.

I'm living in overseas and have a office unit in Singapore Ubi Techpark to sell, and I get to know Miss Serbina thru recommendation from my brother. Serbina is so professional and helpful, assisiting me to take over my unit from my previous tenant whose rental contract expire, and also done the transfer of power & water of the unit while I'm in Thailand.

After taken over from the tenant, she keep me post almost on daily basis with more than 10 interested buyer's report, price offered, buyer feedback, market situation etc, and within a short period of less than 2 weeks, she even found me a buyer with selling price higher than my expected price.

Currently buyer has just exercise the Option To Purchase and waiting to complete the transaction within 2 months. I believe with her professionalism, the deal will complete smoothly. Highly recommeded and blessed to have Miss Serbina Goh help.

Organizational is staffed with unethical individuals who would spam you with unsolicited SMSes. Even complaining to them and asking them to investigate lest I inform PDPA turns up nothing but excuses. PDPA is also a lame duck that does nothing to even cite the company for these violations. If PDPA is active, do you not think this company would put in more effort to weed out these errant agents?

I am indeed fortunate as a first-time landlord, to have engaged Serene Bah from PropNex, to handle the letting of my flat two months ago.

The letting exercise was quite swift and stress-free as Serene has demonstrated her knowledge right from the start, answering all my queries relating to the letting exercise.

Serene is very resourceful, she screens through all the enquiries and the shortlisted, prospective tenants who showed up at the viewings were fairly good match with my criteria. She does the due diligence of checking that the tenants are legit, as well as my eligibility to let, assuring all parties of an honest and open agreement.

Serene has the technical know-how of the real estate industry, as many agents do; but what makes her outstanding is her soft skills, in my opinion. She is friendly and accommodating, observant and persuasive, these positive qualities she uses them in giving me sound advice. I am most happy to have a pleasant experience working with Serene, and would strongly recommend anyone with real estate needs to engage her professional services.

I wish we had landed on these reviews before, I can confirm it's terrible, we were meant to have a viewing with an agent called Daniel Poh and he didn't show up, did not answer calls when WhatsApp actually showed he had seen our messages asking for where he is.

Later he (Daniel Poh, insisting on the name in case you land on the same) just finds a bunch of excuses pretending he didn't confirm the appointment (when we have a screenshot of it). If it's like this pre-signing of any TA I can't imagine what it must be like once you've signed. Stay away

Agents need to understand that the landlords are the employers while the agents are the employees. Agents are just an extension of the landlords thus the top priority has to be to deliver the exact results that the landlords demanded.

Past achievements mean nothing to me, as your employer, you follow my orders or get sacked. Stop giving excuses when you cannot perform, instead tell the honest truth so that I don't waste my time and you don't waste yours.

Let's be honest, the commissions are undeservingly massive, so the standards have to be higher, else landlords are going to pay a fix rate fee or market themselves for pittance instead. It will come a time when the commission rates drop if the other options become more attractive. It's all about market share.

Been receiving several spam messages about property rental from propnex even after informing them that I do not have property for rent. Have informed them and they say will delete off the database yet still sending same message from different agent. CANNOT TRUST WHAT IS SAID BY THIS COMPANY. Have also informed PDPC of this their lapses.

She used coarse language, screamed at the top of her lungs during phone calls and accused the tenants of many issues already discussed and addressed during the unit handover.

Wrote in to share my experience with my tenant unprofessional n unethical agent.
My tenant terminated e lease 4 months earlier (lease end in Nov 2019) without giving adequate notice and compensation. When this was raised to the tenant agent attention, she alleged that this early termination had been agreed by me, which was not the case. On the agreed day of handing over the flat, she and the tenant did not turned up to facilitate e handing over. There were many damages by the tenant. The security deposit is not enough to cover the repairs, not to mention the loss of rental due to the early termination. I had no choice to make a police report and referred the case to small claim court.

I highly caution against working with Nate Lim - he showed us a condo and claimed they had many units available, but somehow all were taken up within a week and there were no available apartments. He also blamed the landlord for this. We ended up leaving without seeing any apartments, which was a massive waste of our time.

I am an interior designer for about 7yrs now I seen fair share of good and bad property agents which this experience I will not share as it's commented by my home owner experiences. And I am just there to listen to their rants. (Mostly about PropNex)

Unfortunately for me. My family has fall into bad situation and we finally manage to agree on selling my place in woodlands.

My mum is the first owner of the flat while I am the second owner. The sandwich guy that mother can't get along with wife and I honest have no choice but to sell my home which I have spend over $100k renovation on to start a new life with my wife and child.

So my mum has engaged Alvin Lau PS R014811G/L3008022J - (9006 2246) (without my knowledge till he contact me)

My mum as signed the exclusive form with him. As I have been waiting for this day to finally be able to start sell the house I was simply overjoy at the time. But little did I know I am actually going to waste 3mths of my time.

7th April - When I meet him over at his place at Bellewoods. I was very firm in telling him what is the finale sales price I wish to achieve and will be willing to bring it down if there is no demand in the market. And also shared with him abit of a financial problems me and my mother are facing (I am unable to communicate well with my mother purely relie on Andy to pass the msg, I also firmly ask him if he is confident to sell the price that I am asking of cause the reply is yes)

For the next 1mth there is basically no updates at all from him. Untill 1 day I decided to him a call to ask for an update. But all he can give me is more excuse to lower the price down. Showing statics that has nothing to do with my units.

I have did my own research on the area and I strongly believe that the amount I intend to sell is fairly reasonable.

But all he can tell me is to sell at a ridiculously low price so that he can close the deals without much effort.

He knows the situation we are in and intends to use it as a game. Wasting our time, bring a few people in just for show and tell you that the price you are asking is too high and you should lower your expectations.

I became aware of this matter as I don't see him actively trying to update me always have excuse to tell me.

10th May - The last straw for me. Since the signing of the form (number of ppl that view my place less than 5. During this period I never check on him) I firmly told him another month to show me some effort. At this point I already start to get annoyed by the lack of response and always busy attitude.

3rd June - Finally he came back with the offer but it is the ridiculously low price he has prepared himself to sell. I told him off this time to "stop wasting my time if you are getting me this kind of offer. If you don't have the confidence to sell the price I am asking be a gentleman and don't waste each other time."

15th June - no response no update. I decided to engaged another agent that helped me brought this home 5yrs ago.

19th June - I inform him to take down his post since he can't achieve what I am asking for.

25th June - I told him to remove the post again as my other agent told me he is lowballer the price. His exclusive agreement lasted till 9th July (Wish to use the remaining time to distrup) After much agrument he agrees to remove then post after mocking me about my family matters. I did told him I will drop down a review if the post is not removed by 0000hrs

Lesson learnt
1) Dont share so much personal matter with agent as might use it against you
2) Dont sign exclusive unless you are confident
3) Tactics of sales (Waiting Game) - wait till you cannot wait
4) Bring up statics that doesn't link to your unit to confuse you
5) 101 excuse of lowered your asking price to close the deal easier.
6) 15years of experience. Honestly don't feel it is true.
7) Seems to work alone as there is no team

We knew him from almost 1 year on the pretext
of buying a house. Admist all this , he showed us
many houses most of which were not of our choice. Instead of answering our questions and getting things cleared , this agent is so weak he has a weird habit of blocking on WhatsApp.

Since we knew him for long, we had to approach him instead of other agents. Meanwhile our home loan
did not get approved and for the time being we had to halt the process of house buying . We wanted to pay him for his services, not knowing
Singapore has the " No Obligation Rule". Instead
of rejecting our proposal he took a huge bribe from us. Later when we got to know about the
" No Obligation Rule"we demanded our money back
from him. He never wanted to go legally this time too. We then taught him and forced him to go
legally through a Lawyer and return our money.
He was caught by now. He had no other choice than to return our money back.
We got our money back by using our brains.
But never knew that such a decent looking person
Is a bribe taker from the inside. Wish we had never met him

Very soon you will all see his live video on stomp which I had recorded at that time when he took money from us. I did this as for our safety as proof since he never wanted to give us even a reciept of him taking money from us.

Had a pretentious agent for our rental unit. Arrived late on all 3 times. Handover not done properly with items still damaged and items not cleaned despite more than 6 weeks advanced notice and blamed landlord instead. Made snide remarks that paying rental less than 4k per month don't expect good service. Lodged a formal complaint to the company. Company did not bother to call and investigate but rather immediately sided this so called Branch Director that expectations 'may be reduced for such like rental value'. Wow, I wish I had seen all these reviews before renting this unit under this Branch Director whose service standards and level is dependent upon his remunerations. I guess it's true how an employee behaves is true of the culture and leadership within the company.
