I am an interior designer for about 7yrs now I seen fair share of good and bad property agents which this experience I will not share as it's commented by my home owner experiences. And I am just there to listen to their rants. (Mostly about PropNex)
Unfortunately for me. My family has fall into bad situation and we finally manage to agree on selling my place in woodlands.
My mum is the first owner of the flat while I am the second owner. The sandwich guy that mother can't get along with wife and I honest have no choice but to sell my home which I have spend over $100k renovation on to start a new life with my wife and child.
So my mum has engaged Alvin Lau PS R014811G/L3008022J - (9006 2246) (without my knowledge till he contact me)
My mum as signed the exclusive form with him. As I have been waiting for this day to finally be able to start sell the house I was simply overjoy at the time. But little did I know I am actually going to waste 3mths of my time.
7th April - When I meet him over at his place at Bellewoods. I was very firm in telling him what is the finale sales price I wish to achieve and will be willing to bring it down if there is no demand in the market. And also shared with him abit of a financial problems me and my mother are facing (I am unable to communicate well with my mother purely relie on Andy to pass the msg, I also firmly ask him if he is confident to sell the price that I am asking of cause the reply is yes)
For the next 1mth there is basically no updates at all from him. Untill 1 day I decided to him a call to ask for an update. But all he can give me is more excuse to lower the price down. Showing statics that has nothing to do with my units.
I have did my own research on the area and I strongly believe that the amount I intend to sell is fairly reasonable.
But all he can tell me is to sell at a ridiculously low price so that he can close the deals without much effort.
He knows the situation we are in and intends to use it as a game. Wasting our time, bring a few people in just for show and tell you that the price you are asking is too high and you should lower your expectations.
I became aware of this matter as I don't see him actively trying to update me always have excuse to tell me.
10th May - The last straw for me. Since the signing of the form (number of ppl that view my place less than 5. During this period I never check on him) I firmly told him another month to show me some effort. At this point I already start to get annoyed by the lack of response and always busy attitude.
3rd June - Finally he came back with the offer but it is the ridiculously low price he has prepared himself to sell. I told him off this time to "stop wasting my time if you are getting me this kind of offer. If you don't have the confidence to sell the price I am asking be a gentleman and don't waste each other time."
15th June - no response no update. I decided to engaged another agent that helped me brought this home 5yrs ago.
19th June - I inform him to take down his post since he can't achieve what I am asking for.
25th June - I told him to remove the post again as my other agent told me he is lowballer the price. His exclusive agreement lasted till 9th July (Wish to use the remaining time to distrup) After much agrument he agrees to remove then post after mocking me about my family matters. I did told him I will drop down a review if the post is not removed by 0000hrs
Lesson learnt
1) Dont share so much personal matter with agent as might use it against you
2) Dont sign exclusive unless you are confident
3) Tactics of sales (Waiting Game) - wait till you cannot wait
4) Bring up statics that doesn't link to your unit to confuse you
5) 101 excuse of lowered your asking price to close the deal easier.
6) 15years of experience. Honestly don't feel it is true.
7) Seems to work alone as there is no team
