I have lived at Tiger Village in Columbia, MO for almost 2 years now. The first year was ok, it started with neighbors above me who would play war games from 4pm to 4am. It took a while to get it resolved, but as soon as the noise stopped everything was great.

... Then they moved out and moved in someone who stomps around his apartment and throws things on the ground all night long. He started by playing music and shouting the first day he moved in. I contacted the office and it took them almost a month or more to finally contact him and ask him to stop. So, he did stop playing music and shouting, but instead he started playing video games and yelling at his kid. Plus he would leave his dog inside for all but 15 minutes a day and it would howl and tear apart his apartment. When I asked them to talk to him it took a few months for the dog issue to stop. Then the stomping began, and he will off-and-on play music or movies so loud that I can't hear my own TV. He continues to stomp and just be an inconsiderate neighbor all night long.

I asked the apartments what I could do about leaving my lease early since they don't have the ability, or maybe the guts, to do anything about it. They're response was "pay us for the months you have left... or tough it out." Sounds like total BS to me, and from what I've read on this issue, if an apartment cannot take care of a noise issue that has been ongoing for almost a year then it is considered a "constructive eviction".

Also, every time I try to call the corporate office in St. Louis no one is ever there. I leave a message, very detailed, with my name and my number. No one ever calls back. I will never rent from anyone so unprofessional ever again. If I didn't call people back at my job I would probably get fired... chances are I will be taking Mills Properties to court, and showing the judge all my emails to which there are no replies, and listing all the problems with dates/times etc..., as well as sound recordings of my neighbor.

In addition, they do not have respect for your privacy. They will give keys to your apartment to any of their affiliated companies to unlock your door while you are asleep in early mornings.

I lived at Pavilion Apartments for over 2 years and I loved my apartment! The management and maintenance staff were very professional and super attentive! For reasons beyond my control, my husband new job started and we are moving closer to his work. If I ever have the chance to move back, I will most definitely move back to Pavilion Apartments! Really loved the location. Thank you for the pleasant living experience!

The absolute WORST complex I've resided in run by Mills-Kirkwood Bluffs. Place is a joke and from what I'm reading all of their locations are. My first 3 weeks into my lease they "forgot to turn my hot water heater on", I've had THREE leaks from the ceiling, faulty equipment which lead to a broken door braking my thumb leaving my hospitalized, with torn ligaments and damaged nerve, I have reached out to the HR department and Corportate office and so far not a peep. I think they know they may have made a couple of wrong decisions lately. In the past month there have been 4 evacuations due to fauly fire detectors. Any damage done to property you are blamed for. In 2 months of residing here there have been 4 fires or false alarms and i feel something should be done to make up for this down right awful experiece. I have spoken to MANY people and I am form them of the business you conduct. I have also spoken to a legal counsel as well as reported to the BBB. But I have already read your reviews from them as well and they're already not looking too good either.

The staff is rude, stuck-up know it alls, they LIE like it's their job & get upset with you when you questioned him on it Or catch them in a lie.

Donna is judgemental & one of the hardest people to please I've met to date. & she is the "manager" & shell never let you forget it. This place and staff sucks. Maintence is creepy, half ass the jobs, all a joke.

NOT TO MENTION NO HEAT,CARBON MONOXIDE LEAK AND internal damage to apartment!!!!! 0/10 recommend

Just moved,, disappointed,, who inspects these buildings ?? Burn marks in carpet, trash in furnace closet, paint on floors, cracks gaps between wall and ceiling connections,, paper thin walls and flloors, can here most neighbors around me. Constant trash in stairwell and entrance. Sometimes i think someone is inside the apt, its so loud much of the time.. Didnt get to view or walk through until after all monies were recieved.. Even police said move in only if you have to... Unfortunately, i had to...

Ghetto staff members Tom and Cassie were extremely rude. I contacted the property to confirm that they had received a request from another apartment complex and they were very very impolite and even hung up on me. I asked Cassie for corporate contact information and she declined to give me that information and suggested that I go to Google to look it up. I asked her what the correct spelling was of her name was and she said that I didn't need to know all that. When I asked to speak to the manager she asked me what my problem was(?)and she also mentioned that her manager does not take calls from people but I can leave a voicemail. After searching for the information on Google as I was rudely suggested to do, I found nothing except a local phone number. I contacted the number and only got voicemails, so I'm not sure if this is a legitimate company anymore. If indeed it is it legitimate company, I would suggest no one ever rent from the Mills property because of their lack of customer service and not to mention the properties are unfavorable.

There are alot of negative reviews but here is a positive one. I can tell Oak Park is really trying to clean the place up. Mills Manangement Co has always been my favorite in St. louis. It takes time to update apartments and clean them up. Period. It takes time. To be honest, Before moving to oak park I saw many negative reviews and was almost afraid to move. However, my husband and I couldn't find a better special anywhere else. We have a 2 bed 2 bath almost 1200sq ft with fireplace apartment and we pay only $630 including water sewer and trash. We did have a few problems but the maintenance team and the girls in the office responded in a timely manner. One issue was plumbing, we called and they sent someone out the same day and gave us a time frame of when it will be completed. One thing I will say is that if you want some work done email Mills directly and then they will contact Oak Park. A few things I've learned dealing with any apartment complex. Learn the tenant/resident laws of Missouri, and use that verbage when dealing with complaints; put everything in writing. Be professional when dealing with a professional establishment, and you will see results. We love our apartment and plan on staying until the Lord tells us to move.

They are thieves...I am so glad that I was advised of their business etiquette prior to signing a lease. Upon deciding to withdraw my application I was told it would take 2 weeks to get my money back. After not receiving it after two weeks I called back and spoke with Tom Collins, who continued to put me on hold, telling me he was speaking with his manager. When I finally got an answer, he now tells me it is 2 to 4 weeks and I would receive it in a couple of weeks. I am now looking at 6 weeks and still no receipt of my money. So it looks like their business practices are as shady as I have been advised. I am very disappointed and I have been very patient. But my patience has run out. I would like to receive my $300 and really soon. Even if I have to take a visit with the police.

And in order to post this, I am forced to give them a star that they are not deserving.

Absolutely worst company I have ever encountered. On July 17,2020 my apartment flooded due to the negligence of the property manager ensuring that the sewer was working properly. Neighbors and maintenance staff mentioned that the unit had flooded several times prior to my tenancy. I was never reimbursed or compensated and the property manager has lacked any assistance during this pandemic. On top of that I am a single parent. I am STILL in the same unit and I have been coughing. They did not even have the decency to change the carpet out. When I say personal items have been destroyed, but I will not be silenced. Currently, seeking assistance from other organizations. RENTERS BEWARE they are CON ARTIST.

we stayed 6 yrs. in one unit. how many 6 yrs. paid each month on time for 6 yrs. there is something called wear and tear after 6 yrs. carpet which was not given new to us and then we stayed 6 yrs. on it and still they want recover money from us. same goes with countertop color. after 6 yrs. they want countertop same as 6 yrs. back. in our previous state also we stayed 6 yrs. in one unit and management said after 6 yrs. you have paid so much rent we can not charge anything more! almost everything is wear and tear. but here management is so rude that after 6 yrs. staying they want to recover more money. last few months we started with leaked roof on top floor. top wall was so wet that it was turned blackish. we have all photos to prove. had complained lot of time but no one came to fix. over 6 yrs. this place is gone very bad. seen three managers here. Sara , Julie and current manager. After Sara its gone bad. current staff is most rude. now they have increased deposits also. be cautious as nothing will come back. if after 6 yrs. they charge 300+ imagine how much they can charge after 1-2 yrs. of stay as in 1-2 yrs. they can ask money for everything because as per them after 6 yrs. also there is no wear and tear. they literally said we don't change carpet even after 6 yrs. heard only in this complex. this is straight from Google - Inexpensive, apartment-grade carpet will typically last anywhere from 1 to 5 years. we have explained all this to manager already. lets see.

Please see response below. after 6 yrs. they want to charge people for wear and tear. they should thank to stay for 6 yrs. and paying everything on time. 1 month vacancy in 6 yrs. is cost 1000+ and now they don't want to refund out deposit. who in the world can give back carpet and countertop in same conditions after 6 yrs. there will be some repair needed for sure and landlords are supposed to do that after 6 yrs.

Also if they rented apartment without replacing carpet (as its said below they repaired it) its shame on them after 6 yrs. btw if they did not really replace carpet they should thank us because we used it so nicely that even after 6 yrs. they did not need to be replaced. instead of that they are charging is to repair it after 6 yrs. anyone in entire USA use carpet for 6 yrs. and does not expect any repair? Please note that there is a particular reason I chose to leave a 4 star review for this Company. If I had not read all of the other comments before this, I would be leaving a 5 star review in accordance with how I have been treated so far. Here's the breakdown:
1. I am brand new to this company, but as of now--they are treating me great. I have been in search for a residence for the past few weeks and I have visited several other properties. As of now, the CityView Apartments in Downtown STL has impressed me thoroughly given the price range we are looking at.
2. While the other reviews do, in a way, concern me--I understand that most people leave reviews out of frustration rather than rationality. That is a problem-but not Mills Properties problem. That is something Google needs to figure out someday.
3. The level of customer service I have received so far is beyond my expectations. In particular, Nicholas Bowens--the leasing manager for the apartment complexes across from the Union Station has supported me in all areas in my search for an apartment. Not to mention, this has even led to a potential employment opportunity. Daisy has also been a great help.
4. If Mills Properties continues to deliver in the way they have at this point, I will update this review to a 5 star in a couple of months.

We moved out of Celtic Crossing. The neighbors were horrible parking in handicap spots and having aggressive bully breed dogs. During our stay here we counted at least 3 aggressive breeds on the property, making it unsafe to walk our small dog and the dogs defecate all over the grass. Hint to management. buildings 800 and and 700 have some dogs you may not want on property to avoid being sued.

I live at Bonhomme Village, which is a lovely community. The premises and indoors look nice, good location, good amenities, rent is reasonable, the neighbors are quiet, maintenance is responsive, and the office staff is nice. You do have some staff turnover, and maintenance usually leaning toward surface-level rather than source repairs, but I've lived in many apartments across a number of states, and thats how it works everywhere, so no fault of theirs. Overall, I really enjoy living here and recommend them!

Major issue is the smoke that seeps through the walls and has ruined my clothing and furniture. I ve mentioned this via email to management several times since February. Only to find out they requested maintenance to come in a close my bathroom vents, like that was supposed to do something! My allergies and migraines have continued to flare because of it increasing my medical bills and cleaning expenses! It s absurd!! The orange building already stinks horribly so to have my individual unit now be affected is NOT OK! My lawyer suggested holding half my rent until the issue is addressed but I decided to only deduct Cleaning cost of $100. I d like to remain hopeful that they address the issue or compensate me for the inconvenience before pursuing alternative solutions!

I noticed reading the reviews that someone posted that the BBB was cautioning people not to rent with any Mills Property. I wish I had read this before my experience. I will admit I feel behind on my rent. They have on my records an eviction which no eviction took place now I can't rent another property. If I had given them the rent and attorney fees I wouldn't have that on there. They put that on casenet to hinder me from finding a new place to live. When you rent from them if you are a few days late, you get a fee of $50., then a few more days another $75., then two weeks are you turned over to an attorney and assessed another $250. and taken to court if you don't pay by the end of the month. (cityside...the manager is not a nice person at all....she will pretend very well though). They could talk to you and try to work with you but they have no interest in being human or compassionate in any regard. A friend of mine did some painting work for the company and he said he had a difficult time getting paid! They sure want you to pay them on time though. Every one I've spoken with during my stay there and since that has ever dealt with the Mills Group says they will never again deal with them!!! There were no updates to the buildings at cityside at all and they would not deal with the noise level in the building from other tenants, and did not have anyone to adequately clean the stairways and hall. I mopped my own landing all the time! The maintenance staff was always nice and quick to respond to any issues I had so I will give them that. The office staff was helpful except the manager and asst., manager. I do believe in God and His word says that vengeance belongs to Him but I just wanted to warn anyone that may be looking for a place not to move in any Mills property. Thank you. Please avoid them if possible. They operate in an unscrupulous manner.

I have tried being patient with this company however I am fed up. We first lived at the Brentwood location and things were fine. I guess. Except for the fact that the basement right below us that contained the only laundry at the facility had multiple robberies occur and the only reason we were alerted to this was when the police came knocking on our door one evening to see if we had witnessed anything. We transferred to the Bonhomme location two weeks later. This place was fine until move out, we inquired about breaking our lease a month and a half early and were told it would cost us more to break the lease ($1500) than to simply ride it out. Once I realized how much we ended up paying to "ride it out" ($1800) we would have saved $300 by breaking it early. Additionally, we were charged a full month of rent for our last two weeks even though it should have been a prorated amount. When I called to inquire about this I was assured my refund would be provided as soon as we turned in our keys. Upon going to turn in my keys I was told it would actually take 30 days to return our money and that we were having $150 taken from the refund automatically for "unpaid utilities when we first moved in" which we were never alerted about. When I asked why I was told I would get it right away they said they listened to my recorded phone call and that was not what I was told. I was never even alerted that my calls were being recorded, but fine, I was just ready to be done at this point. I waited patiently for the refund only to get a refund check that was HALF the amount they took out. All I received was a check with NO explanation of why money was taken out. Over $300 was taken with no explanation. When I called requesting more information I was told we would be immediately sent a move out statement via email. Still. Waiting. Do not waste your time, money, or safety with any of the company's properties.

Waiting on my lease to be up! Do not recommend anyone to waste their time here! I ve reached out to corporate multiple times and haven t gotten an response back! I ve asked for the door that s up front to be fixed for literally 5-6 months! Not really understanding the problem but don t rent here!

My family and I have lived in a Mills Property for 12 years. Understandably management has flipped because of staff moving about through the years. However, this year has been the worst year for our living experience. We have asked multiple times for our carpet to be fixed because it is coming up and they do not want to fix it. Additionally, I am currently injured in my left ankle and have to use the rear entrance of my building when I come home from work. The exterior lights in some of the buildings have been out for months in addition to the interior hallways. They neglect to change even upon request.

Do not ever rent from mills properties. I am completely disgusted and disappointed in the lack of care for residents and security of the property. We had leased for a 16 month lease. At 10 months the apartment we were at was flooded by plumbers that came to replace our working toilet with an eco friendly one. During that time we had a baby living in the home and the way the situation was handled we felt not only unsafe to stay in the apartment but shocked by the way it was dealt with. A complete lack of communication, a complete lack of concern and thought and a complete lack of safety. The manager at the time did everything she could to make it work for us and we were placed in a different unit which at the time we were grateful for. Prior to that incident we had multiple issues occurring that we disregarded because we saw them as isolated and thought the best of the apartment complex. One being, contractors coming unannounced to our unit and doing work without any notice prior putting my wife in an uncomfortable situation with our infant son to have no where to sleep which would ve been avoided if otherwise prepared from a notice. The contractors were smoking cigarettes outside our apartment door with the door open while allow that smoke to enter. Cigarette smoke has been know for causing sudden infant death. Another incident, we had for the third time issues with our dishwasher (still doesn t work we ve had to hand wash for 12 months now) and the maintenance people employed by mills came in to check it out. They seem unskilled and unprofessional in there manner. One of the individuals had a bush beer can (full) in his pocket. My wife, again, was very uncomfortable to see that these workers are drinking on the job.
Now, we enter into the new unit and have a new manager in place who is very cut throat, cold and rude. She disregarded all of my wife s concerns about the flooded apartment and was very inappropriate in her manner of tone and speech. But besides that, we moved forward.
While in this unit late at night my wife had gotten home with our son to put him to sleep. Moments after getting him out of his car seat and racing in the home to lay him down our car was stolen. For a complex with 412 units you d think there would be some level of security and even cameras to monitor the complex. But no. The apartment made no efforts to ensure our safety and concerns about the incidence and never once reached out to even say they were sorry for our experience that left us feeling very unsafe to be living at this complex.
Lastly, we are in the middle of a pandemic. There s been a lot of concerns and uncertainties within this climate that we are alllll experiencing. We were unaware of this 60 day notice for vacating as we were under the impression that once our lease was up, it would be ended unless we stated our renewal otherwise. My wife gave about a 45 day notice and let them know that we would indeed end our lease on the day it has been recorded to end. We were told we would still have to pay past our lease date regardless. We even asked and tried to compromise to find a middle ground as we had experienced a tremendous impact from this pandemic and seeked some understanding from our management here to allow for reason in this unfortunate circumstance. Same manager, same awful and cold hearted response of no. No. No. No. they refuse to be flexible, they refuse to be understanding, caring and reasonable, they refuse to take care of there residents. They will NOT work with you, they will NOT care about anything other than what makes them money. Our hearts are completely disappointed and disgusted in the lack of care and quality of service. We are the residents, we are the customers. We were not being unreasonable in our ask. We were willing to pay through our lease and even vacate 20 days early so they could have the unit earlier to sell quicker. And again, a no. So, if this is how you view and treat your residents and how you conduct business then I will never be back again and I will never recommend.

To any future and current tenants who rent a Mills...

To any future and current tenants who rent a Mills Properties apartment complex. If you current rent an apartment, please read the following. For those who are considering one, do not rent from them. In reading the review from Kristen Koch, it is clearly evident that Mills Properties are still illegally using the security deposit for paying any outstanding "utilities" (ie..Water, Sewer, Trash). There is a Missouri Statute, 535.300, that strictly defines what the Landlord can use the security deposit for, and they are as follows:

1)To remedy a tenant's default in the payment of rent due to the landlord, pursuant to the rental agreement;

(2) To restore the dwelling unit to its condition at the commencement of the tenancy, ordinary wear and tear excepted; or

(3) To compensate the landlord for actual damages sustained as a result of the tenant's failure to give adequate notice to terminate the tenancy pursuant to law or the rental agreement; provided that the landlord makes reasonable efforts to mitigate damages.

There is no clause for any Landlord or Property Mgmt company to use the security deposit for "Utilities". Other conditions of the statute that the Landlord must be in compliance are detailed that must be followed. I was a tenant of an apartment complex owned/managed by Mills three years ago. Of my security deposit, there was a portion that was used to pay for the utilites. And the email that I received regarding the damages was not detailed regarding the damages to be in compliance with the statute. The tenant has the right, if the Landlord is not in compliance with one or any part of the statute, to collect damages not more than twice the security deposit. I was able to petition for this after several months of you can call "litigation" with Mills.

It is clear that since my incident happened, the practice ot taking the utilites out of the security deposit is still being done. Grounds for a class action lawsuit? Quite possible. But it is clear that the senior management team, along with Kirk Mills (the current CEO), that Mills still has not trained it's staff on the existence of 535.300, and that they must follow it.

Renting from mills has been the worst experience i have had . I was so excited about the townhome until move in day. Nothing was ready, carpet was filthy tbo they said it had been cleaned, the manager was helpful getting some things done. However there were squirrels in the walls, then a swarm of flies so bad i had to stay in a hotel. Just not worth the stress.

My fiancee and I moved into our apartment in January and we love it here. Our neighbors couldn't be better and our apartment is free of outside noise (besides a few foot steps). The staff here is great and is more then happy to help and maintenance quickly fixed things when requested. We plan on renewing our lease when it's up, keep up the great work.

Do not be fooled by the visuals of the properties. While the apartments are appealing to the eye... The lack of caring about the residents is on full display. When I first moved in I had 4 noise complaints against me and my family because of our obnoxiously loud 2 year old. After 4 noise complaints we were notified that one more would result in being evicted. We were able to get our son calmed down and the complaints stopped. A year later we had neighbors moved in. Same issues. The kids are obnoxiously loud. My wife put in a noise complaint. One month later we haven't heard a word from management. The neighbors are leaving trash all over the deck. While throwing their empty boxes off the 3rd floor balcony because they are to lazy to walk them down. So I decided to go have a chat with the property manger. The property manager always has an attitude towards me. She is very rude and seems to dislike her job very much. Why would anyone take a position working with people when you have no clue how to be cordial? So she goes on to tell me they have came into the office and told her I threatened to have them kicked out. Which I told them ill keep putting in noise complaints till they get removed after she was so bluntly rude to me when I had had enough and went to speak with the lady since the office wasn't doing anything. Then the manger tells me she hasn't had time to respond because she's been by herself for the last 3 months. So I bring up the fact that I keep getting emails for surveys for the property but she has no time to respond to my noise complaint. I would not recommend the celtic crossing apartments simply due to manager being a stuck up prune.

These people are greedy! A $100 balance that I disputed and now they charge $50-$100 every 4-9 days accrual on top of that $100! Now up to hundreds owed from a balance that I am still disputing! No lates in almost 7 years & now off to court with this company. It is ILLEGAL to create a rule that is NOT in your lease and this is NOT! Also it is illegal to charge these kinds of outrageous fees in Missouri; hence why banks aren't even allowed to do so any longer. My apartment became roach infested & I am so ready to leave anyway so this couldn't have come at a better time.

Pavillion sucks the manager Maggie is horrible she doesn't move from her desk. If I could give them a zero rating I would. The hot water tank in the unit above me was leaking into my apartment for a while and I didn't know. because I don't go into the utility room in my apartment. But after discovering BLACK MOLD in my bathroom and in my master-bed room closet I submitted a maintenance request I waited for 3 days and no one came. So I called the office and they were like Oh we will try and get someone up there today. So maintenance did show up and went upstairs and fixed the hot water tank above me but this was on a Friday. So I had to wait till Monday for the painters to come and replace the dry wall with the BLACK MOLD. My children have sever asthma and allergies so I had to relocate them because couldn't risk the mold trigging an attack. So when the painter came out on Monday to replace the dry wall they noticed that the hot-water tank in MY unit was leaking so they had to wait until the maintenance staff could come and remove it and replace it so this delayed this another day. Remember there is still BLACK MOLD growing in 2 rooms of my apartment the master bed room closet and the bathroom closet. Next day the painters come and replace the drywall in the utility closet and bathroom I guess he got tired because he was like I'm leaving and I will come back tomorrow and finish and I said OK. He did come back the next day and did some work and left. I go check out the repairs and the there is still BLACK MOLD in the closet where all of my clothes and shoes are and the bathroom door won't close because it was swollen by the water and there is still BLACK MOLD all over the door trim and inside of the closet he only replace the try wall in the utility closet. I've called the office and sent in multiply surveys saying that the work in incomplete. They sent the maintenance man to my unit and he looked at the BLACK MOLD measured the doors and said they would order the parts and replace them nearly a week went by I heard nothing. Did another request online saying the repairs are not finished and I'm really pissed off at this point. So the send the maintenance manager he knew nothing about the leaky hot water tanks he didn't know that one of his staff and already been up to my unit a week earlier and took measurement of the doors and promised to get everything fixed. So he saw the mold and the wet carpet and stated that he would get right on it and have the drywall replaced in my closets and the doors replaced with the mold on them and haven't heard back from him either. This is going into the 4TH WEEK with BLACK MOLD in my apartment and on top of that the carpet is still wet in the closet, and has been for a month so it smells horrible and I'm sure there is mold growing under the carpet as well. This so sad to have to live and this conditions for this amount of time and they want to receive their rent on time and will give you late fees after the 3rd of each month and start to evict you after the 15th of each month if you don't pay. Maggie the manager here is a slum lord and bully and harasses you for no reason but when you have a problem or issue you won't hear from her.

We've lived at a Mills Property since Aug 2016 and we love it. The unit has nice new upgrades, the property has great amenities, the staff are friendly and helpful, they're pet friendly, they occasionally do fun things for the residents like handing you breakfast through your car window as you're on your way to work, and all at a great rent rate!

Was very excited about the West End Terrace apartm...

Was very excited about the West End Terrace apartments but extremely disappointed upon move in. Our apartment was in no way shape or form "move-in ready". There was SUCH a long list of things wrong with it. On top of that, whatever contractor they used for putting in tubs/showers/sinks and painting were very obviously the cheapest they could find. There is bright yellow glue, caulk, paint splatter, etc. EVERYWHERE and it all looks terrible. With so many things broken and so much TERRIBLY done work on the appliances, it has thus far been a huge disappointment. Maintenance has come to fix some things timely, but other things I have had to submit requests multiple times. One of which is that our apartment is filled with bugs.

A Mills manager reached out to me over phone and left a voicemail, however I called back on multiple occasions and left a voicemail and have been ignored. Extremely disappointed in the apartment state and the company overall.

-Grounds look very nice.
-Apartments modern, roomy, look good.
-On-site staff is friendly.

Cons:
-Constant staff turnover. Maintenance can take a long time to happen because sometimes there is only one staff member. People get hired without experience and can t properly fix issues.
--Amenities can t be used after hours or on Sunday due to Covid restrictions. Complex won t offer lower rates to make up for this. Most people work during the hours they are open.
-No assigned parking for your unit and garages cost extra.

I ve rented quite a few places over the years, with this one being the most expensive. It could be a great place but after talking to other renters, employees, and from my interactions, it seems the higher corporate office (Mills Properties, Google Review average of 2.1 stars) only cares about getting you to sign up. After that, there is little concern for the renter and fixing issues in community areas and your apartment in a timely manner. I would give the management 0 stars if I could. They are horrible at correcting any complaints/issues. I lived in shadow ridge before they were the management and it was fine. We moved to Dutch Hollow when management changed and have had people stomping on the ceiling on purpose, neighbors smoking weed causing my apartment to smell,blasting music in the parking lot and next door. We have been living in misery for almost a year and a half, management doesn't do anything about any problems but let you not have your rent. We try to just get through each day without an incident. A few of the neighbors let their bad ass kids play in the parking lot and they bust my sister's window out. I can go on and on please don't move here, you'll regret it more than likely.

Bennington Heights office staff very very unprofessional, Lisa Rook is a bully, pest, nosey manipulator. They want you to give them their money but they do not want to fix or update anything, you will wait for months before maintenance shows up to fix anything. The leasing office is the only investment the property has made just to get people to move in. When i first moved in the apartment was so bad maintenance came over 11 times before everything was liveable which ahould have been done before move in. They do not care about residents they care about the check.

Village Green Apartments in Chesterfield used to be a premium community with doctors, lawyers and engineers at the turn of the century. It was a well-funded, thriving place to live when Berkshire Hathaway managed it. In the past decade plus, Mills has managed to destroy it from lack of investment, causing it to turn into a death spiral where they needed to lower rent to match the downward spiral in quality. That complex is widely regarded as the worst, most run-down place in all of Chesterfield now. I lived in that apartment complex before and after Mills management/ownership and was shocked at the slow deterioration of what was once a nice community. When was the last time they redid the tennis courts there?

We have lived in Waterford Manor for almost 2 years. We had issues with our AC unit in our first until that could not get fixed, it kept overheating. Frustrating BUT when we asked to move to another unit, the maintenance helped us move and they reimbursed us for a hotel stay while they got the until ready. Whenever minor maintenance issues come up they always fix them, and Laurie and Kristen are great and friendly all the time. I recommend Waterford Manor to anyone. We love it here!!

I stayed in Cityview Apartment Downtown St Louis from March 2013 to July 2016. I vacated the apartment after paying all my dues and was waiting for my security deposit to be refunded. After two months when I inquired they informed me I never paid security deposit and I have to provide them payment proofs for them to consider my case. I provided them my lease document which clearly shows security deposit they hold with them. Now they are not honouring their own lease document which was prepared and signed by them.
This is cheating to forfeit the security deposit on grounds its not in their record. I would have been satisfied if they deduct or forfeit my deposit on basis of any false damage to their apartment. But this is Scam. I feel sorry staying there.

Mills properties should not be trusted and they will blatantly lie to you. I recently tried to rent a renovated 1 bedroom unit at West End Terrace for 900 dollars that it was advertised for. When I tried applying I was given the price of 1100 instead. When I called the managers of this property about the price of the advertisement on craiglist, the Manager named Sarah said that they could not honor the price of the advertisement as they have no idea who put up the advertisement at 900 dollars and that they're craiglist account got "hacked". People do not have craiglist accounts for people who are not familiar.... After the call when i refreshed the advertisement i already had up, the price was changed to 1100 so clearly they knew who put up the ad. It is not the price change that bothers me, it is the lying that shows me that these are not the people you want managing where you live. With a military background, I take situations like this very seriously cause it shows big flaw in character. From reading the other reviews it seems like you should definitely look elsewhere.....

The Pavillion suck!! Before I moved here I lived in Bennington height everything was fine for two years. I moved here after a month they found a bed bugs in my apartment that I have no idea where this things comes from. Never have it before!!! Now they want me to pay for the pest control bill over 600 dollars. I dont believe i own them anything because I moved directly from there to here. They have regelur pest control in Bennington hieght, they never find any bed bugs in my apartment this is in their records. I sent e- mail to their office regarding this issue try to resolve it explaining my stituation they dont care just want my money!!! I do alot of research show that bed bugs could live in place for year without feeding. Who know it could be in this apartment before i even moved it. If this happen to me i could happen anyone of you. This place dont care about their resident no matter how long you been with them. I am thinking i should called channel 5 and try to get this out so people can be awear of this issue. We should not have to pay for things that they can't confirm 100% that the resident cause it to happen.

I am staying at one of Mills' properties right now. My local staff are kind, but the apartment has some shoddy work. I believe this is due to the mills corporation and less upon my local site. You can tell they only pay for the cheapest labor and supplies when working on properties.

Update: Property manager called once and the call was missed. Never replied to calls and messages there-after.

I currently live at city view apartments in downtown St. Louis. Our hot water boiler went out in our building and our management did not notify anybody of the situation until the next day despite the management office still being open and me having recently spoken to them. Mind you I just finished working a 12 hour shift at the hospital and ran my water for over two hours trying to get hot water before I just gave up. When I called back multiple times within the office hours they were unable to take my calls. I ve had to go without hot water completely for a week, as a essential worker in the hospital I come in to contact with a lot of different things and this has been very stressful for me seeing as I am not able to shower properly in my apartment. After four days the management finally offered to let people and some unknown location in the management building which is two blocks away from me. However that did not seem sufficient for me due to they re poor cleaning of the regular maintenance inside the building. I wanted to avoid sharing showers that may not be cleaned with 13 floors of other people without hot water in freezing weather. The property manager Raven was rude and dismissive of my concerns and spoke over me the entire time after 2 days of avoiding taking my call. I wanted to go into the office but I am try to be considerate of covid precautions and I potential risk I pose to others but I ll definitely need an in person meeting. When I inquired about a credit to the rent seeing as this is the middle of a pandemic and people are expected to pay rent on time and in full despite circumstances outside of their control or be threatened with eviction. You would think the same grace would be granted to the tenants. I have contacted the city of St. Louis to file a complaint as well as lawyer. I really wanted to avoid taking this to small claims court but I have also contacted the corporate office and they have also not returned my calls. My lease is up soon and I will now Actively be avoiding any of the 27 Mills properties in the St. Louis area because this clearly seems like a systemic issue within their company. I will NOT be recommending any Mills properties to any of the nurses or students that I know who are now currently looking for apartments just because I don t want them to have to go through the same struggles I have. With the shower while taking 15 to 30 minutes to heat up BEFORE the boiler broke, the garbage in the hallways, the police being called the floor multiple because of noise complaints, the constant influx of random people into the building which is probably how my mail was stolen. the constant gunshots( someone was killed on the property earlier this year) $65 parking minimum if you want avoid city parking. I support no breed restrictions but The massive amount of dog feces and urine on the sidewalk ,in the lobby and in the elevators is constant.the elevators are down regularly in the parking garage and the building. the have broken laundry room washing machines and dryers that ruin your clothes. The affordable price tag and location are a disguise to lure you into being stuck with some MAJOR CONS. No place in perfect but you would definitely do yourself a disservice by renting with them.

Mills properties is not a property management company you want to rent from. Don t not don t not rent from them at Bennington Heights. The customer service is horrible, the cleanliness of the community is horrible. I attempted to rent from this community twice the 1st unit I was supposed to get was dirty so I requested that it be cleaned, I waited for another unit to become available which the second unit was dirty as well, I requested that the second unit be cleaned up and I was told that they had to wait to see if my request could be met which they made the cleaning request seem like it was a special concession. A clean apartment is standard when moving in. Don t waste your money moving into these apartments they are the slums of Creve Coeur, save yourself the headache and acknowledge the reviews. The leasing staff also will arguing with you and hang up on you when discussing issues. If I would have read the reviews before attempting to move here I would hv saved myself money and the hard inquiry on my credit. If I could give this place zero stars I would. One if the lowest worst communities in the area. If money isn t an issue don t move here.

DO NOT LIVE IN A MILLS PROPERTY! I have been living here for over a year. There are ROACHES, DISRESPECTFUL TENNANTS, and nothing that needs to be replaced gets replaced. They owe me 200$ for lost food due to their fridge breaking TWICE, yet no one will call me back,or give me info. Its been MONTHS! corporate never calls back. The carpets in the halls have dog feces smeared into.them and are never cleaned or replaced! People fall down the stairs due to the carpet coming up in areas, and all they did was put GLUE on it. There is MOLD and they just PAINT OVER IT. My air conditioner hasn't been working properly since I moved in and I have yet to see anyone work on it. Its caused my bill to skyrocket!! They claim someone does city inspections and charged me for it, but when I moved in, there was exposed wire and a leak above it right under my SINK. that's a fire hazard! Its dangerous! I am contacting a lawyer as soon as possible because the state of this place is just SAD!

Extremely dysfunctional and unorganized management. I lived in an apartment with my ex and I signed off on the lease I thought. I was emailing the property manger of the apartments I stayed in and she told me that I was still listed as a current resident. I am not sure what they did with my paperwork stating that I am taking my name off of the lease I am not sure why I am still listed as a current resident. The paper work stating my name would be removed from the lease was signed in August and it is about to be October. I am currently still waiting for a response from the property manger. During this process management has misplaced paperwork , they have delayed progress, and all around just dysfunctional.

Impossible to talk to the landlord of Park Clayton Apts. We were asked few days ago to move out (3 of us, one baby and a cat) after 4 years that we have been living here, pack all our stuff and furniture, so they will put new pipes for a new washer and dryer. The worst thing is the manager didn't tell us for how long!!!

From Facebook reviews, it sounds like my complaints are VERY common at The Pavilion.

My apartment flooded FOUR times before the problem was fixed. Black mold started to grow and I became very congested because of it.

2 months AFTER I moved out, they asked me to pay $1735 because I talked to 2 different ladies, (Shelly and Sarah) and they couldn't get on the SAME page about my lease agreement, therefore I was the one that was screwed. They don't listen and feed you lies on lies.

I had maaaany brown recluse spiders and at least 30 crickets in my apartment. There's obviously foundation problems. Because of this, I asked to have the exterminators come every Friday (since they're already there) but I had to bug the office (no pun intended) each time.

They don't take any actions before snow is coming OR after. So be safe out there.

I watched some woman from corporate (what she yelled) in a brown suv berate one of the dog owners who was going back to pick up another waste bag. It was completely inappropriate, and uncalled for. The owner of the dog even informed her that she was getting another bag after her dog had already used the ones she had (I had seen her throw them away) and the woman in the suv just continued to yell. I m visiting my daughter for the holiday, but after witnessing this altercation from your staff I plan to help my daughter apartment hunt when her lease is up. The poor dog owner was doing the right thing by cleaning up after her dog. I m not sure how you stay in business with such a poor public display from someone who s supposed to represent you.
