From the beginning all the fees were disclosed to us via email and via phone. We were receiving responses after-work hours and even late on weekends. Homeriver, however, has always been extremely professional and expedient in every work scenario that I have been involved with. Recently, I have had the opportunity to work with Tiffany Davis, one of Homerivers community managers, and she has made every job worthwhile being on. She has always been quick to answer any question I had, and is always willing to do whatever it takes to get the job done to the benefit of the homeowners involved. Don t trust this group ever they are not doing any kind professional jobs lazy they only need money from the owner and renter , they never ever do any work order in timely manner or any consideration of series work even water leaks take one month to fix the water leak . They didn t give my deposit and ask extra charges for there issues and they reported to credit .

House was filthy with bugs in cabinets. yard not managed. charges a monthly rate for air filters that you have to remind them to provide to you. monthly rate is 10 dollars and they give you one every three months. appliances in the house didn't work. condition of the house was poor. refrigerator broke within a week of move in and we lost all of our food. the peppery manager didn't seem to care and implied that we were lying. I will never in my life rent from this company again. if i could give negative stars I would. once this lease is up, i will be renting with invitation homes again. I'm sorry that i ever left them.

I live out of town, and she helped coordinate renovations on my property and renting it out. I wish I had known about their services sooner. Highly recommended if you have property management needs!

Horrible service. I had heard from others that HomeRiver group was great to work with so I was excited when I found a property being managed by them. However had nothing but disappointments. Every time I schedule a showing the lock box code does not work and the listing realtor never returns calls. All I get is run around and never a straight answer from anyone, as to why the property is miraculously unavailable.

I moved into a Lennar Subdivision and Kevin Perkins was our Property Manager from the beginning, I never had a problem at all with getting any requests handled in a timely manner. After the property was turned over to the HOA Kevin Perkins has stayed as our Property Manger and I work with him as the President of the HOA. He is honest, fair and will tell you what he thinks if it is not in the best interest of the community. We have worked together as a Board and Property Manger to get control of our street parking issues. Kevin Perkins has been very attentive in our community to help us keep the neighborhood thriving!

Not only was he personable (which always helps) but he was extremely professional, which made me feel safe living a lone. If you're looking for a diligent and sharp-witted negotiator, ask ONLY for Ruth Wood. She's one of the best realtors I've had the pleasure to work with, and I've bought and sold a good number of properties over the years. She got us a beautiful country style home in Plant City that was EXACTLY what we wanted. FURTHERMORE she got it for us at $16,000 below asking AND we were able to close on it in less than 10 days.

Even in a seller's market, somehow she was able to negotiate with the seller in our behalf. I give all the credit to her charming personality and her profound knowledge for the real estate market here in the Tampa Bay area.

We have not heard from HRG since before the Pandemic of COVID19. No emails nor any updates for residents and tenants to know about billing or any concerns. The only email received was confirmation of the rent getting paid.
I think they need to work highly on their communication skills with their tenants.

Home River (formerly Home Encounter) has managed our rental properties since 2011. We have had numerous property managers during this time, but none of them compare to the professionalism and responsiveness that we have experienced with our current property manager, Nichole Jones. She is always quick to respond to any inquiries or issues that come about. Recently, Nichole was on vacation when an issue arose. She still texted and emailed the appropriate people to make sure our problem was resolved. This speaks volumes about her work ethic and dedication to her profession. It has been a pleasure to work with Home River Group. Our neighborhood association hired their services about a year and a half ago. In that time, we have been able to streamline many of our Association s processes and improve the aesthetic value of the neighborhood through proper vendor management. Their staff is knowledgeable of Property Management and got up to speed with our neighborhood s documents rather quickly. I am not sure how this company is still in business. They are unprofessional, sketchy, rude, manipulative. We worked with Kyle and he was just a horrible human being overall, which says a lot about a company who would consider hiring someone as awful and unprofessional as him. They make-up charges, say they didn't receive a check when they did. Definitely would not recommend.

I hired Home Encounter (predecessor to HomeRiver Group) in our gated, deed-restricted Tampa community several years ago when I was President of our HOA. Best decision I made! They are professional, responsive and great at handling the issues the Board doesn't want to. They run inspections very professionally, which has resulted in reducing neighbor-on-neighbor tensions associated with Board-led inspections. They also run the Secretary and Treasury functions very well. Highly-recommend!

I agree with previous applicants in regards to dealing with Realtor (Maurice Thomas), however he is a liar and very misleading. He will communicate in a professional way before signing a lease then after signing a lease he presents other fees associated with the monthly rent such as paying a $10.00 monthly fee for an air filter you suppose to receive every month so he says, only to find you receive the filter every 3 months and you have to request it then. The apartment wasn't move in ready and it was filled with insects on top of that he charged me an administration fee after signing a lease. I asked for my money back, to no avail, I haven't received anything. This company is money hungry and not very misleading with potential tenants. I am currently seeking legal advise. I WILL NEVER RENT THROUGH THIS PROPERTY MANAGEMENT AGAIN AND ONCE MY LEASE IS UP, I AM OUT!
Not to mention, rude Samantha Zanoti, she's another hassle.

Changed my mind after a previous good review after renting through this company for a mere 5 & 1/2 months. I guess it depends on who is your property manager and if the actual owner is cheap or not. Nice older house with very minimum renovation done to it. Could be so much better with nicer renovation. Greatly, I appreciated the responsiveness of HomeRiver Group Tampa Property Mgt; they listened to my issue and responded. In this day and age, that is rare. They were GREAT.

I had a 2 bedroom house in Tampa with Home River Group for a year. Shortly after moving into the home the plumbing completely seized up. No functioning shower, nor toilet. After an inspector came out and dug up the septic tank, they discovered that the owner had previously done a makeshift patch on the tank (With roof shingles!), and it needed an actual permanent repair. (which the owner was not willing to pay for). The toilet and shower did not function for about an entire month. I demanded my money back for the month rent since my pregnant wife and I had no functioning bathroom (why would we pay full rent for an uninhabitable home). They fought with me and only ended up returning a measly $100 for the month. At the end of the lease, they took $200 out of my deposit for two blinds that were outdated and already in terrible shape when I moved into the place. They were extremely cheap, small roll down blinds that couldn't cost more than 15 to 20 dollars. Home River Group is just like most corporations, money hungry and indifferent to the needs of the customers. Unfortunately, as renters we have less and less power over our housing options. If you go with Home River, I hope your experience is better than ours!

This place is a smoke and mirrors . I have been trying to contact Keyanna about a property in Tampa, all she did was send automated messages through her email . Fast forward two weeks later , a property right in my city , Bradenton comes up for rent . Not even knowing this was the same company , I contacted Maurice to ask a few questions before my scheduled viewing - he was is a super loud place . He was kind of short with me and told me that he didn t even have the key in the lock box for that property and asked me to text him my information and that he would schedule my viewing that way . Soooo, I texted him the info . He completely ignored me . I got an email saying to reschedule so I did. Then I got an email back saying that showtime was not available . This went on the entire day . Fast forward to right now , I m on my way to finally view the home at 9:30 am and what happens? I get an email stating that they cannot show me the house . Haha this is crazy . People please don t waste your application money . What a scam !

Home River group is the property manager for my co...

Home River group is the property manager for my community. This group has done nothing for our community. The community is 3yrs old and is already run down. Dying grass, yards are full of weeds, half dead trees, people parking wherever they want, trash cans out all week long, trash lying around, uplands have been destroyed etc etc etc. None of the community standards are enforced and they prevent some owners from trying to improve their lots at their expense . They promised that all issues would be addressed and taken care but yet they have done nothing. Home Rivers along with the HOA board of Directors play favorites. Be careful if you move into a development that is managed by Home Rivers because it will end up being a dump!

I found a unit that they had listed on multiple platforms. I fell in love and went through the application process. The person I was working with was Maurice I asked if their were any other applicants interested he stated no and i seemed to be a bother each time I spoke with him. I was advised that it would take 2-3 business days for my application to be processed, I applied on a Saturday then told to resubmit some documents on the next Monday and didn t hear back so I reached out to Maurice on Wednesday afternoon and again seemed like I was his last priority. This was very frustrating seeing as I advised to him the importance of the time frame I was working with, again not seeming to be his problem. He didn t answer my call and sent me a text saying that the property manager was reviewing my application and would reach out to me that afternoon for sure and that two other applications were also submitted, I then received an email at almost 11:00 at night on a Thursday 6 days in and 4 of those being business days in the email it said that they decided to go with another applicant, at this point I was confused since I asked if their was any other interest and he told me no. The email did say that they were willing to refund my application fee. I would sure hope so after all the frustration and brush off I got from the rep. Being late I couldn t speak with I m until the next morning and when I spoke with him and asked about the other applicants and why he I had already told me that no one else had applied, his response was that he does not like to toe up with kids that other people have applied because it seems to deter them from submitting your application I had already told me that no one else had applied, his response was that he does not like to toe up with kids that other people have applied because it seems to deter them from submitting your application. At this point I could care less whether I was approved or declined from them I just wish that there was more honesty and transparency and that I was treated a little bit more understanding in my situation. I feel as though I ve wasted my time and Put me in a tough Position to find something else at this point. it s great that they re refunding that application fee but I explained everything to the agent and asked questions so I had a better understanding of what the scenario was for me to decide whether to apply or not and I feel like the information I was given was not correct and would ve deterred me from applying just as the agent stated I m frustrated with this company and I do not recommend using them. And when I received the check for the application fee and the bank needed to call the verify it Maurice refused to verify the payment so again no help and obviously not his problem

After I applied for a home I got approved and now she tells me unfortunately my time to turn in the deposit for the house I applied for is up . It should be first come first serve on whoever turns in the deposit for the home . Smh and doesn t want to send my application to anybody else .

Recently, I submitted a request to remove/trim back some evasive brush and dead tree limbs coming very close to my front door and causing mold and mildew issues on my walkway. The management company kept me abreast of the process and timelines and this is currently being addressed for removal. The POC, Blake Slusher has kindly been updating me and checking back with me to make sure this has been completed by the landscape company. Makes working with this management company a pleasure.

I have rented woth home encounters now home river group for 3 years now the price I have paid for rent is on par with the area. This company is next to impossible to get repairs done with. They do not fix things even after being asked multiple times and jumping through all thier hoops. They have fixed the majority of things when leveraged against not signing a new lease or things of that nature. I still have a malfunction stove, broken fridge filled with roaches, and non existant microwave. The microwave was melted when my stove malfunctioned and almost burned down the house about a year ago. Only one of the four burners work right if at all. One sparks which caught grease on fire while i was cooking. I have fridge they replaced when the 1st one died was infested roaches. The guy who is our contact named Kyle is a young kid who rarely returns texts or calls. They use some good contractors and some very rude ones. This place you would think would want to keep the tenants happy especially long term tenants. I mean a fridge without roaches , a working stove , and microwave wouldnt be more than 300 dollars used. I sent them a certified letter putting them on notice to make repairs but more than likely I will have to do myself and deduct from rent. The fact they would solve the pest problem instead of continuing to pay pest control that is in effective by replacing a fridge would seem logical. This is kind of a long rant born of frustration. In the end the management company is frustrating and doesn't yield results unless you hound them like a credit collector and then you still wont get everything done. They tend to have cheap properties but mostly because they cant get a premium for them because of thier customer service and lack of follow through.

I can t say enough about Richard Schrutt. You wouldn t believe the rats nest that our community was in prior to when Richard became our property manager. He s an incredibly hard worker and is always on top of everything!
