I would read the reviews. I can only speak on Turnberry Isle as a property with issues.For one the hot water heaters and AC units are not up to date which has a direct effect on efficiency and Bills. My gas bill sky rocketed in Sept to close $300 and my electric was $240 for an 2bed/2bath apartment on the first floor. I had no option but to pay it being I was 7.5months pregnant. I explained to the manager at the time about my problems. she notated everything on a post it note. She could not give me any documentation of anything I was requesting. Turnberry told me to contact Atmos and Atmos told me it was not a gas issue. It wasnt until I told Turnberry that the apartment was not safe for me at 7.5 months pregnant to stay in that they finally looked at the issue and resolved one problem.The hot water heater was NEVER TURNING OFF. but they never fixed the AC unit which continued to always run no matter what as well. The AC issue which continued all the way to the time I was ready to move out. Lease was up in July, they finally fixed the AC in June and guess what my electric bill went down! So for a whole year with a newborn baby I have been paying for an issue that was out of my control and Turnberry's problem.
In addition to not being able to use either one of my bathtubs because they needed to be tore out and replaced.I was asked not to use the bathtubs.Again, this was all in the beginning of me moving in, so the manager Cheryl took note of it on a post it and when I asked for documentation of it she stated it was against gaines policy to give a copy of the work order.
So I was paying for a 2bed/2 bath but not able to use the bathtubs in either bathroom, only for a shower with no type of refund or reconciliation or offer.And trying to break a lease with this company I can imagine would be a nightmare.
Not to mention when I moved out they charged me and sent me to collections for $304 for drip pans, carpet cleaning, 2 light bulbs and general cleaning. I left my apartment immaculate. I actually left lightbulbs in the bathroom drawer along with some cleaning supplies.
And the only stains on my carpet were from when maintenance replaced and dragged my refrigerator.
And the only holes in my walls were from curtains which I was charged for as well.. and the one wall had water damage so the rod pulled on the sheetrock.
The pool is never clean. The fitness room is never clean and the equipment does not work. The gates do not work.
I have never been late with Bills in my life or had a collection call my phone ever.
Turnberry Isle owes me money for the money they cost me because they did not fix the main components in their dwelling before it was rented.

I have been very pleased to be working with such a great company for 2.5 years now. Gaines truly listens to each associate and values their opinions. This is the best Property Management Company I have leased from by far. I ve lived in several other apartment communities, and at no point was I able to speak with someone at Corporate, let alone have an issue resolved by someone that works at Corporate. I don't understand why other reviewers are saying it was difficult to get a hold of them, I called and they picked up right away.

Lisa Bates and the management at Gaines are problem solvers and solution oriented. Professional and polite, they promptly respond. I am very impressed with the changes that have taken place since Lisa has stepped into her position. The two positive changes she has made was selecting Jenise who is the manager at Country Club at Valley View and Assistant manager Lynn. Great people to work with evident by the satisfied residents of the property.
Keep striving for perfection because it does pay dividends in customer satisfaction.

I am trying to reach someone via e-mail at Gaines, but I can't find an e-mail anywhere, so, hopefully this review will get to someone.

Management at Saddle Brook Apartments (Dallas, TX) never reply to my e-mails, and their 'Contact Us' form is broken (but then, they never replied when it was working...) I then tried submitting a comment to the Gaines Contact Us form, but got no response. But what's worse, the Regional Manager said she'd call me back a week ago last Monday. And with all this, I've not heard a word from anyone.

Short Premise: I moved in to Saddle Brook Apartments in Aug 2013 under the verbal guarantee that my roommate would only be a co-occupant (guest) - I asked this numerous times to be sure. We were told that only a background check, and either no credit check, or only a generic check would be done, but there would be no rental history or the likes, because my roommate has a bad mark on her credit. Roommate moved out in March (I've no idea where and I have no way of getting in touch). I moved out in November.

I was then sent a deposit reimbursement check made out to both me & my old roommate. I can't cash it without their endorsement (I tried). I'm now being told my roommate was a full lease holder, and that there's nothing anyone can do... and that their hands are tied.

I sent Saddle Brook Apartments an e-mail last Tuesday, and asked they forward it to corporate. I then sent a follow-up/reminder e-mail yesterday, for which I thought I might hear something back today. I also forwarded an e-mail I found from Saddle Brook Apartments management, from when I moved in, in which they acknowledged the apartment was mine, and that my roommate should have never been on the lease as more than a co-occupant. They apologized for the mix-up and said they would fix it. This was in August 2013.

I will continue trying to get what's rightfully mine, but until I can reach someone by e-mail (because I was told anything told by phone or in person can't be proven - and yes, I was told that over the phone), it would seem I need to look to other approaches.

And just to note, the anxiety you're all putting me through with this bait-n-switch royally sucks.

Move in and find out your worst nightmare plummimg,maitenance issues constantly every1 smiles treat u like a valued customer once sign lease u see real value of a tenant if u complain about the ability maitenance doesn't know how 2 fix simplest or they don't care your stuck 4 yr. or landlord reliation daily but they accept your check without a sign of what is happening without a conscious orl thot they wouldn't tolerate thier treatment where they live don't depend on city Inspectors money & power will always win over morality human decency its always ok 4

We had an extremely poor experience in escalating an issue after a failure by local management. We were sent to five voicemails of various leadership and left messages. No one has ever called us back. Finally spoke to Dudley Was, the controller, and was hung up on. Stay classy Dudley.

I would give them a zero if that was an option for a rating. I have rented properties for over 10 years and have never been charged for anything additional. Previous renter at the Bentley Place in Plano TX and they have invoiced me to pay $60.63 on top of the already paid deposit of $250 for resurfacing of the counter tops in the kitchen and bathroom. This is FRAUD. They want me to cover the cost of them having to make fixes from normal wear and tear and something that was not done intentionally or by accident but by the use of cheap product and a way to cut corners in upgrades. The advertise that these are luxury apartment living, and nothing there is luxurious. Maybe luxury back in the 1980's. I have copied the email I sent to the property. If this is how you all treat your residences then I am very happy that Kyle and I decided not to renew and will NEVER rent with a GAINES Investment Property ever again.

Have been a resident in two of their communities in two different states (Texas and now CA), I moved from Dallas to the LA area a little while back and am happy I stayed with them, their buildings are in pretty good shape and they take good care of the residents. Rent is reasonable too, but CA is an expensive place all around.

I have sent two emails over the last month and left a voicemail with no returns. The property that I am leaving is charging me a termination fee which is understandable, but there is a safety concern at the apartments along with so many other issues. Since day one the gates do not work, and are never closed. (Why else do people move in to gated communities? The sense of safety is my thought.) The model I was showed which is what I based my decision on to get the apt was completely different. I was told the layout was going to be different which I wanted, but that the counters and fixtures would be the same. I was hugely let down and surprised on move in day, the counters looked like they had a "marble tape" on them which looked hideous. It was around the holidays so I had no choice, but to move in at that point. My garage door has not worked properly since day one, and "attempted" to be repaired at least 3 times. It still has issues, it seems like it is probably the original garage door opener since day one which would be fine if it actually worked. I was given excuse after excuse even though the sound is so loud and the chain is rusty.

The kitchen light did not work properly since day one, and on the third attempt to repair it was actually was fixed. I understand things do break, and somethings are harder to fix than others. It should not absolutely be the same for everything that needs to be repaired!

Lastly, I live in Texas and while the weather is unpredictable it is usually hot no matter what time of the year it is. When my air conditioning went out, I had to call the emergency number because it was a Saturday night. The answering service was probably the most delightful experience I have had at this specific complex. They had the "on call" maintenance man return my call. Even though he was on call, he did not want to come out. I guess he did not believe me. Two and a half hours later when he did arrive, he found that the air conditioning was broken outside. Luckily, he brought a portable air conditioning unit that night. With in two to three days the air conditioning was repaired properly. It has been the only thing that was repaired properly the first time at this complex. I was truly grateful. Three weeks later after me reminding the office twice, they finally came and took the portable air conditioning unit.

I am definitely not a complainer which you can not tell by this review, and I usually do not write reviews. If this review can help anyone, it was totally worth my time and just maybe someone from Gaines Investment Trust will actually contact me!

I recently joined Gaines Investment Trust and have been so impressed with the organizational structure of the company and the strength of the Executive Management/Owner. They are forward thinking and really value their employees. They offer extensive on-boarding and ongoing training which is a priority at every level. The management software is integrated and easy to use. They offer competitive compensation packages and a lucrative performance bonus potential that is paid monthly. Co-workers are professional and the working environment is friendly and helpful. Open communication is encouraged and welcomed. I'm enjoying my work here and the people I work with.

Not sure what these bad reviews are, probably people that didn't pay their rent. I have had only good experiences with Gaines. Good maintenance people and I never really had to complain about the rent going up too much each year. I lived at one of their buildings in Oklahoma for years and never had any problems. I was going to lease with them again as I thought I'd be moving to Dallas but then that fell through.

I recently had an outstanding resolution to a situation with Gaines Investment that began with my own stupidity.

I lived at Woodlake Apartments in Escondido, CA for seven years and moved out-of-state in the summer of 2009. For whatever reason, I overlooked that they sent me my security deposit back. I was packing to move into a new house in June of 2017 when I wondered what was in a shoebox. It was a bunch of stuff from 2009 and I almost died when I opened up an envelope and saw the uncashed security deposit check. Yep, an eight-year-old check that silly me never cashed.

So I contacted Gaines Investment through their website to explain the situation - yes, it was highly embarrassing sending that initial correspondence - but once the process began, it was unbelievably awesome. No corporate stonewalling, no statute of limitations talk, no nonsense at all. Danielle Miller in accounting was investigating my claim and I knew things were on the right track when she asked me to mail her the uncashed check. I mean, she wouldn't ask me to do that if her protocols hadn't revealed the check was never cashed, right?

The very day she got the check, Danielle emailed to tell me they were cutting me a new one. And yes, they did. And yes, I was extremely thankful, which is why I wanted to share the experience because I think it says a TON about Gaines Investment as a company and the type of ethics it possesses.

And before I forget, Woodlake was a great place to live. Nice and quiet, no hassles, all the managers were great (heck, one retired and a few years later she saw me in an airport in St. Louis and was thrilled to see me). So if you like living in Escondido, I recommend Woodlake as a place to check out and see if it is a fit for you.

Again, I appreciate my recent dealings with Gaines Investment (Danielle and Carmen Suggs were the people I emailed back and forth with). I made a dumb mistake in 2009 and it gets resolved EIGHT YEARS LATER in a highly professional manner by Gaines Investment.

To me, that is simply amazing!

All i have to say is i live next door to a meat hoarder. The smell is so gross and the flys are awful. This will be our 2nd summer here don't know if my health will be able to survive.

Wish I could leave 0 stars been a resident at one of there properties for over 2 years and just spoke with the Tulsa regional manager NICOLE about a screw up they made that I am having to pay for. She then told me not to pay my rent and move out early. Oh yeah and then hung up in my face!!! I won t stop until I talk to the owner of this company. I ll leave a review every single day!

Ps she refused to give me her bosses name or number. Dead giveaway that she knows she screwed up....

It is nice to deal with real people who actually care about your concerns and your happiness. I can tell you first hand that ALL the negative comments about this company are true. The responses from Matt Bernstein and Tracie Watt are lies to do damage control. Gaines Investment Trust owns many properties in the southwest United States. This company is like a modern day carpetbagger. DO NOT rent from one of their properties because they will rip you off when you move out. They prey on people to syphon off as much money as they can. In my case, they continued to charge me rent AFTER I moved out. When I disputed the charges, they hired a collection agency to harass me. They called my employer and threatened them to try and intimidate me. They are very aggressive in stealing as much money from you as possible. They are bullies. Unfortunately for them, I stand up to bullies and bloody their noses. I had to sue them in court to get my money back. In the end, I hurt them pretty bad. I cost them way more money to litigate, than they tried to take me for. So, justice was served. BEWARE!!! Read the negative reviews. Don t fall into the same trap. Look elsewhere. These people are crooks.

I rented an apartment at Riverside Park in Tulsa in March of 2017. In June of 2017 my employer said he had to cut my pay by 35% which would have made it impossible to afford to live in the complex. I immediately went to the complex manager Donna Watson to see my options, I had signed a No-Compete agreement which is very common in the Dental Laboratory business which stated i Could not work at another lab within 150 miles. The manager asked me to file a Notice to Vacate letter and asked for two month notice which I agreed to and stated that if she could rent the property in that time I would only be responsible for any time it was vacant. (41 Okla.Ann section 129) Donna told me later that she had a contract on the apartment starting when I vacated. I left the apartment spotless and the new people were able to move in immediately
..I take a job in Missouri and get an apartment no Problem. Now I have taken a job in Florida and am not able to secure an apartment because of a $5395 bill they did not try to collect, Just sold to a collection company. I was contacted by them one time and after I explained the Oklahoma Law, Never heard from them again. As you can see by other complaints it's only money with this Company

I have worked for Gaines Investment Trust in the corporate office for 9 months now and it has been such a great experience. Great location in the heart of La Jolla and they provide parking for their employees. You also hear from the owners regularly both about work and checking in to see if you need anything. My last company in downtown had no parking and in 5 years of working there I spoke to the owners maybe twice. My coworkers at Gaines are all amazing and the pay is great! I have also toured several properties of ours so far and they have all been beautiful and well kept.

I would like to make a comment about about Gates De Province, Dallas Texas. I have lived in this apartment complex for 5 years and it has been a pure pleasure. Our new Management staff are so kind and always helpful. The property manager Tracey always makes sure that the facilities look there best and takes care of any of our requests for repairs very promptly, she also makes these really great cherry treats and hands them out to the residents as they come by to see her.

This by far is the most heartless money hungry company I have dealt with. It is apparent by the way they treat their employees as well as their residents that they are only looking out for their financial bottom line. I have been a resident at one of their properties for the last three months and have seen four property managers quit in that three-month period. After talking to the VP of Operations myself, it is apparent why these four personnel have left the company so abruptly. They were clearly under management of a cold and heartless manager who lacked is showing any management support.

After having a long discussion with the VP of Operations myself, I quickly realized her intention is to look out strictly for the financial benefit of the company and not the betterment of her employees or residents. After having my safety jeopardized due to the harassment and assaults of my neighbors I was told by this woman that she does not get involved in domestic affairs . I informed her that due to the high turnover of on-site staff, the situation has not been address properly and the company has officially breached their end of the contract. Never was there any responsibility taken for their breach in their contractual agreement but when I requested to leave I was told that I would be in breach. I was informed that I would have to pay a hefty fee in order to leave. Never at any time did this heartless person care to find out the severity of the situation because she clearly did not care for my well-being or safety. She did however care to inform me that if I did not pay the fee to leave my contract that a collection agency would be hired to collect on any unpaid payments.

At this point, my safety has been compromised and no one at this company seems to care. The county police have been called to assist in addressing the situation however due to the closeness in proximity of these residents I have no constant protection. I am just asking to leave my contract so I can feel safe but the executives of Gaines Investment Group don t care for my well-being, they only care about the amount of money I can place in their pockets.
