I ve lived in Sir Charles Court for two years and have had many problems since, but not with management. The managers are friendly. But I think they need to do a better job of processing and vetting who they rent to. At one point there was what seemed to be an entire fraternity living in the apartments and for several weeks straight they would gather in the middle of the street and chant...at 7am. But other than that, I share a lot of the same problems as other people, thin walls, cheap materials, constantly having to call maintenance for failing amenities, hearing the details of my neighbors person life, non residents dumping at all hours of the night. There s a group of teenagers that walk and ride their bikes around at 1 o clock in the morning shouting and blasting music on Bluetooth speakers. It seems like Washington County Deputies are here every night. But the thing that really pisses me off is the drivers. I ve been hit by cars on two separate occasions and almost hit another because people speed through here disregarding stop signs and the 5mph speed limit on their phones and just not paying attention and it s scary because there are a lot of children that live in neighborhood. Security and the contracted towing company are useless. So it s safe to say I will not miss living here and if you re looking at Sir Charles Court or any other CTL apartments I d keep looking. Until the company does some massive and drastic reform I will not be recommending.

This company will say anything to get you in the door, and will change their story once the lease is signed. As a aelling point we were told they were very kid friendly and we could wash our cars and grill outside our garage. Now we are being told we cannot. The hook up for the hose is actually in the garage so where am I suppose to wash it? Now we need to grill in the garage? Really, open flame in an enclosed space? Seems unsafe. Now kids can't play in the back alley? The flyer we all got admits there is no designated play/recreation area and any person is prohibited from playing or loitering. So residents who pay north of $1700/month are considered loitering when in their driveway? Really? This is how you create a feeling of community? Stay away if you have kids, a car, grill, or any sense of freedom.
CTL Management asked nicely for a review, so I suppose I can give one to them. :)
CTL manages the apartment complex in which I live in Sacramento. Their people are the BEST and most FRIENDLY office staff I have ever encountered. They are knowledgeable, helpful, and genuine. I enjoy living where I do so much, and CTL is a huge part of that. I have never had an issue. Five stars for all-around great service.
They still charged me a late fee even though the postmark confirmed that the mistake was the post office's. I took a several minute video detailing how the apartment was clean. Any differences were wear and tear, not damage. I was still charged over $200. Be wary of any apartments from this company.
I have been leaving voicemails and calling for the past 3 weeks. Nobody has called me back. I never received a move out statement and now it shows I owe them on my credit report. I'm just trying to remedy it but nobody is responding. Uggg.
They take terrible care of their complexes. Todd village is nothing but terrible management and ways to try and squeeze money out of you. Lived there for 3 months? Get ready for them to start demanding walkthroughs of your apartment. Better take a day off of work or get ready to put on a 5 finger discount sale at your apartment. Within the first month they towed my vehicle from a spot that had no indication it couldn't be parked in while they offer the worst parking situation you could imagine I've never had such a terrible time with an apartment complex.
I don't even want to waste my time rewriting what others have already written. Everything others have said is true. They will charge you extra after moving out for "not vacuuming enough" and Lesile will not return your calls. I do not recommend living here just based off the upper corporate management. I plan on writing reviews on every site involving them because I think it is BS that I even had to pay this amount.
I lived at St Mary's Woods for almost 12 years and when I moved out they charged me $120 to clean the apartment that I and my family members spent 6 hours cleaning. What' s funny is they were going to have to pull out all the carpet and linoleum as well as paint the apartment before the new tenant could move in. I finished cleaning the place about a week before the final move out and when I came back to do the final walk through, the toilet had been used and smudge marks were on the closet door and mirrors and I got dinged for that. I am sure they had shown the apartment to someone and had maintenance in and out of the place that week. I sent a letter to CTL asking why I got charged almost three weeks ago and still no response, email or call. I am going to keep sending letters until I get a response. I am glad I am out of the apartment life and not having to deal with this company anymore.
The worst property management! We live in Cornell Woods apartments, the manager here will not respond or record complaints. The property is trashed and has very little parking to tenants having to many non moving vehicles. Again the manager will not do anything about it. Maintenance does real bad work. Example... they have opened the ceiling 11 times in 10 years, the problem still isn't fixed!
I have been a resident of The Landing for one year and have found it to be an excellent place to live. It is very quiet, friendly, and clean. The management is helpful and responsive. Maintenance requests are always handled quickly; most of the time within an hour of my submission.
Same as everyone else. I asked for a final bill and a list of charges when I moved out. I followed up twice through email. They said they sent a final bill. I responded saying that they did not. I called and left messages with no responses. At some point I received a single yellow slip that informed me of collections of some sort but still no bill. I once again tried to get a bill with charges included and yet again received no response. I figured that they may have sent it mistakenly and went on with my life.
Six months later my credit score dropped 55 points and CTL collections showed up that I owe 997.00.
I have worked very hard on trying to raise my credit score these past couple years because I want to buy a house. CTL s collections practices are causing people real world harm unnecessarily and CTL suffers no consequences nor do they care that they are causing harm.
Move in was smooth thanks to Chris at Sunstone Parc Apartment. He is so nice and knowledgeable. Takes his job very seriously. Couldn't recommend enough!
BIshop Court is decent place to live but the worst management one can find specially Jenine Manager she donot even know how to talk to the customer. I am wondering how can somebody hired her as Manager. The same experience my friend had with her .Poorest Customer Care
This NASTY company or manager at the time (2013), sent me to collections after they received my payment on time for an amount they billed and I am not agreeing I actually owed them because I left the place VERY CLEAN. The manager at the time in the Portland office was a very NASTY. They charged me $100.58 for the last bill and I did not even know why they charged me that and I paid them $100 deposit when I moved in. I left the Studio VERY clean and they charged me for cleaning and painting so that would be $200 on their pocket they stole from me. This place was not a nice place in University Place, WA at Chamber Creek apartments and CTL is not a good company, stay away from them. If you are looking for a place to live, please do yourself a favor and look where CTL Management does not manage the property. After 4 years, I am still trying to have the credit agencies remove that from my credit report. This company should be sued for sending people to collections for no reason.
Very expensive. My rent used to be $800 within two years they moved it up to $1,300 for a 2-bedroom 1-bath 900 square foot apartment. I asked them why and they said "because everybody else is Raising there rent" (not cool)
My experience for the last 1.5 or so years at The Landing Apartments in Oregon City has been great - high quality buildings, consistent upkeep of landscapes, paint, etc., and very friendly and helpful staff!
Worst place to live. Manager, Liz will do anything to get tenants in. She will lie through her teeth and bend over backwards to make you feel a part of the community.
We went without heat, in the middle of winter for 4 days. Our house got down to 54 degrees. The solution? Go buy space heaters, oh and we will not reimburse you. Stay at a hotel, oh and we will not reimburse you.
They promised us that our children would be able to play and we could BBQ. Last week, managers approached our children (not us) and told them to say in the garage and they couldn't play in their own driveway. When the kids told me, I called and the answer I got was....."I live in a place with a fenced yard for my child to play". Really? The management is horrid and now has a newsletter saying we cannot stand in our own driveway, that we pay out the A$$ for? She even said we should BBQ. Seriously? I'll BBQ in my garage then! Hows open flames for you?? NEVER EVER LIVE HERE!!!
Completely inept, lazy property managers. I had been waiting for a package for Xmas. Most UPS deliveries go to the office and you either get a slip in your mailbox or someone will call. Unfortunately that never happened and was sent perishable fruit. I got called to pick a few other packages by the amazing weekend leasing agent and lo-an- behold there is my package...with perishable stamped all over it. For 2 weeks it was on the office. Nothing like molding strawberries to brighten up your holidays.
Cornell Woods Apartments has literally become a trash dump. In the back of a set of apartments there is garbage strewn way past the porch and it s been like that for 6 months. It is literally like a trash Grenada exploded in the back of this apartment. On some days it even expand on the side of this apartment up to the walkway. parking is nonexistent at night. Stay classy CTL.
Hathaway Court hasn t been the worst place I ve lived, but surely isn t the best. My unit is right outside the pool area. It s less than 15 feet from my back door to the pool. The management has done nothing all summer to keep the pools hours that were changed for some reason from last year. I guess 9 isn t late enough to swim, so they moved it back to 10. I am completely fine with kids swimming till 10. Hearing the splish splash is nice. If that s all I heard..... Kids WITHOUT supervision will scream and yell, creating sonic booms by hitting the water with pool noodles way past the curfew and even harassed my wife when she asked them to be quiet. Some are respectful others are not so much. We first tried by asking the kids to be respectful. Then we talked to parents. Still nothing. So we talked to management about it. The said they would deal with it. Guess how it was handled? The put a paragraph in the monthly news letter asking people to be respectful of people living by the pool. Nothing has changed, my neighbors and myself are doing managements job by keeping the rules THEY set for the pool. If you want feedback, then have some at the pool at 10 to enforce the rules. The kids won t. The parents won t. It s not the tenants job but when it effects my life then I have to.
The are cheap apartments that aren t updated at all, but the only affordable ones in PDX. This provides a perfect place for low income people to be crammed into as many units that will go for $1300 for 2 bed 1 bath 900 sq ft apartments. The price is the going rate but I feel the value is exaggerated because they obviously don t have issues filing the apartments. In 2017 my rent began at $1065 a month. Now they go for $1300. What happened in 2 years adding $135 per month in value to my apartment? Nothing. (Now the can only raise it 7% annually in OR thanks to a special session of the state legislation). What would make the state legislators feel the need to do such a thing? Perhaps landlords playing keeping up with the Jones with other apartment complexes over rent prices.
Next time you are apartment hunting and you see CTL management as a landlord don t take an apartment by the pool, and realize their emailing tenants asking for help salvaging their online image. Seems like it s been a wash of good and bad reviews.
This place works for me at the moment, but definitely leaves me wanting more.

The apartments are nice and management is decent to work with. Rent prices are high but they are with any complex you look at. Some issues with neighbors but management can't be blamed for that. Overall the experience is okay.
CTL Management has some serious issues with their collections department. Instead of receiving a bill after I moved out, I received a collections notice. I attempted to call the number on the notice, but was always met with the voicemail for Leslie. Despite my numerous voicemails, I never heard back. This notice is now showing on my credit report, which is a problem. I called CTL again, and again left voicemails for Leslie. This time, however, I received a call back from Leslie. When I asked how we can get this collection notice removed, she refused to discuss this with me, and refused to remove the false report. Leslie then took it further, advising me that she will no longer communicate with me over the phone, but hung up before I could find out how I should continue my investigation of this issue.
I've since filed disputes with the major credit reporting agencies.
I can't describe in words how stressful the move-out experience has been. I secretly recorded the move-out walk through inspection and have the assistant manager on tape telling me to falsify portions of the document after the manager refused to see me for the inspection we scheduled. I'm now stuck with a bill and despite having video and pictures of the move-out condition, have yet to receive a call back from anyone at the corporate office, or the portfolio manager. I'm taking them to small claims next week.
We have been living at autumoaks apartment for 5 years now and the community is great. Management has always been very attentive and responsible when we request any of their services. Looking forward to stay living here for a while. I recommend Autumoaks any time.
I witnessed a shooting there and had to testify in court. Then three months later there was a break in four doors down where a child was assaulted and they still would3let me out of my lease. Can I give less than one star?
This company does not deserve a star. This company is horrible, shady and untrustworthy. They will scam you every chance they get. When I try to contact them about my bill their voicemail box is full. DO NOT EVER RENT FROM CTL MANAGEMENT, that includes Cornell Woods, where I live, the disgusting mold filled apartment I pay way too much for. There was a fork left in the dishwasher from the past tenants, they also smoked inside the house and the property management did not replace the carpeting before we moved in. I did not do my research before looking for a place to live and that was my mistake. Everyone out there looking for a place to live DO NOT EVER RENT OR LEASE ANYTHING FROM CTL PROPERTY MANAGEMENT.
CTL Management cares about their tenants and the community. Any time I had a concern or needed maintenance in my apartment, they took my concerns with care and a sense of urgency. I love being a tenant at Hathaway Court Apartments.
We have lived at the Rocklin Gold Apartments for about 3 months and we have had a great experience so far. The staff is very friendly and extremely helpful whenever we have asked for their assistance. We love the amenities that are provided, such as the pool and 24-hour gym. The neighborhood is quiet and our neighbors have been friendly thus far. We are very happy to be living here. :)
Autumn Oaks has been the perfect place for us to call home while we re between houses. This apartment complex is conveniently located and the grounds are beautifully maintained, with plenty of trees for shade. We ve especially appreciated how quiet it is here, considering how many residents there are. Each apartment comes with a washer and dryer, which is an added bonus. Above all, the office staff and maintenance crew have been more than accommodating and are on site 7 days a week to make our stay here more comfortable.
When living in an apartment, the maintenance staff can make your experience comfortable or not. Aaron Martin at Delta Point in Sacramento, CA should be recognized and accommodated for Excellent Customer Service, with a professional work ethic and a through, fast response time for apartment repair/assistant!!j Our family has been a resident here since 2012 as it is a great location, close to freeway, grocery store and gas station. I have rented 2 apartments at Cornell Woods, and both of the times they charged us for a full paint job and took all of our security and pet deposit when no paint job was needed. This company scams BAD. Don't expect any money back for security deposit.
First of all, we lived in the apartment for a year and renewed our lease because we liked it there. Well, one of my roommates said he signed the lease but didn't. Because of that, they moved us to month to month WITHOUT TELLING US. THEN we got a notice a week later giving us 30 days to vacate the apartment because of a late payment. When we moved in, we were told we could pay on the 5th and wouldn't have any troubles as long as we paid the $75 late fee. And so we did, every single month. I went to the manager to try to figure out what happened and she was so incredibly rude and standoffish. She basically said there was nothing she could do and to get out of her office.
After we moved out, I gave them my forwarding info and never heard from them again. Then I found out that they took me to collections for an unpaid balance of $1400 that I knew nothing about, years later. When I tried to contact them about it, i had to call 7 times before I got a call back. I was told they could not tell me anything over the phone and had to mail the info. I gave them my address and never heard or received anything from them again. I had to call over a dozen times over the course of 3 years for them to finally call me back and the lady I spoke with (Lesley) was unbelievably rude. Needless to say, I will never ever recommend this management company to anyone, and am warning people away from them. They are shady and rude, and good luck getting any sort of contact from them before they RUIN your credit.
Hello,I have been living in one of their apartments (King;s Court,Beaverton)since 2015.The maintenance guys are very prompt .But my concern is about the management team who are very rude in addressing any of the concerns.It is only When I had issue with washing machine,dishwasher for a frequent number of times,they agreed to replace those.Before that they were of the attitude that you go to hell with it.Now even after replacing the washer with new one it stopped working before 5 days and they are very lazy to give us a solution .Each time when I call they say,use a private laundromat instead,we cant assure you when will the washer will be replaced.They were not even ready to offer the cost of the laundry which will be done outside.But they are very strict about adding 75$ extra if we fail to pay the rent by even one day after the due date.Once we had an issue with leaking water heater and we cudnt sleep in our apartment due to the foul smell for one week.We have asked consession in the monthly payment or atleast a free carpet cleaning since we went through all these ,but they were no ready to do any of these.They are of the attittude,If u want live here else go die.I believe atleast the new people will notice this and stay away from these guys.
Never Deal with these Greedy and Dishonest People! Stay Away! I checked out of their property in Citrus Heights, CA 95621 on May 17, 2020. I thoroughly cleaned hiring professional cleaners before handing the keys. However, the property manager Patrece Cornelius refused to refund my deposit stating that the apartment was not clean, that is not true. It was cleaned like at the time it was rented to me. She is not only greedy and dishonest, but also very rude female. Stay away from her and this company. Thank you!
After receiving a response for my review on 06/08/2020 Did you (CTL) guys ever tell me when was the final inspection? and Did you invite me to be part of it? Why did you not let me know in advance? Whatever justification is given by the management is complete white lie!. These CTL guys work together to lie in an organized manner. Patrece is a well trained professional lair and other people as well in the CTL. I have been running a business of half a million $ a year turnover. I have no reason to project these CTL people as false without any reason. I have stayed in several locations in several cities. This company is nothing but greediness and dishonesty and somehow they will swindle the tenants' money unscrupulously. Watch out your wallet tenants!
As a new tenant I have been working with management to remedy a serious mold issue. Since moving in my children have experienced severe breathing difficulty and have been diagnosed with asthma. After the third official complaint, the management team blamed us for the mold. I thought that reaching out to the manager Jacleen Kasserman to explain our situation would help, but I was dead wrong!! Jacleen is very mean. She refuses to take any responsibility for her staff and also blamed us for not asking the technicians to inspect all areas of the apartment. In her own words she said, you moved into a 44 year old apartment complex in Oregon- what did you expect. When I asked her to put this statement in an email- she refused. She was the rudest, most disrespectful, condescending, and nastiest person I have ever dealt with both personally and professionally. I am at a complete loss as to what to do for my family.
With all apartment management companies you will find negative reviews from people whose rent got increased or other stuff which made them bitter to the company and then rag about any problem they come across. I have only interacted with them about 3 or 4 times since living in an apartment managed by them. First was to get a site tour of a potential apartment which they were very helpful (5/5). Second was to provide miscellaneous suggestions to make the apartment smoother run or better for the tenant. All of my suggestions were taken with the upmost courtesy (5/5) but have not been implemented yet (2/5). One in particular was to post rent amount due online (varies each month with utilities) prior to the 1st of the month. Currently the amount due is posted and due on the 1st so that only gives you one day to receive the amount and pay. Lastly, rent changes I believe are dictated by the management company in accordance with the owner's final decision. This year the rent increase was nearly 10% (roughly 8% for returning tenants). You will note that this is much more than the standard 3-5% rent increase. It is actually just under the maximum allowed by the state (10%). For this I would rate (1/5) because it does not reward returning tenants enough who have been loyal and plan to continue being loyal to their company. All this together gives them a 2.5 rating in my opinion, but to compensate for the purely negative reviews I brought it up to 3.
Scammed me out of my money when they used my deposit to renovate an apartment that hasn t been touched since the 60s; claiming things like rust on handles was a result of me living there for 6 months. They ignore my calls and never return them because they know when they re being shady. Not long before someone takes them too court.
Maple Pointe Apartments is an awesome place to call home . The apartment manager and maintenance staff are always friendly, easy to approach and quick to respond to all our needs. They always make sure that the aesthetic view of the complex is gorgeous, well maintained and cleaned. Indeed a great community to be part of and an excellent neighborhood.
This company is all about money. I lived at one of their properties in Tualatin and when I moved out they stuck me with a costly extra cleaning fee despite cleaning the apt top to bottom. Being a disabled college student it s not viable for such an large amount to be owed , especially when living and moving costs so much . I disputed the amount immediately and they to date never receive the dispute including my second one that I faxed in. Unless you go to their office in person and they are receiving money , they are not easy to get ahold . I do not advise using CTL Management.
I am moved out of a CTL Management property. I was always on time with payments and we never made a fuss about all the issues in the property being that we were only planning for a one year stay.
However, we made multiple maintenance requests to fix our sliding door latch. The maintenance staff would make a repair and the door latch would act up a 1-2 days later. We lived in a downstairs unit and there was a perpetual mud patch that was disgusting. Landscapers avoided the mud patch and trash, leaves, etc. would gather in the muck.
The apartments feel cheap in almost every way: white walls with beige switch and socket plates, cheap slider doors, corroded sink fixtures, flimsy cabinetry, and the like. The walls were thin enough to hear the details of our neighbor s sex life. We heard the entire family stomping around from 7am-10pm. We don t hold anything against our neighbors. However, I asked the office staff if there was anything we could do and they said we could talk with our neighbors. The staff could not do anything to change the amount of noise. Most people I talked to in the apartments mentioned having the same issues.
Twice we have had issues with they re payment app Resident. One time we were charged a double rent check which took more than one week for CTL to reimburse.
AT LONG LAST, we moved out and we re expecting auto-pay to withdraw only the amount that we were prorated. Instead, we were charged the full cost of rent. I have spoken with the staff at the apartments, sent an email with necessary documents proving we were overcharged, and we have not been reimbursed. We are waiting and CTL Management owes us money.
The staff at this particular complex is very friendly, but they have their hands tied and have been unable to help. I was given the number to collections but calls go directly to a voicemail. I recommend that anyone looking at a CTL Managed property reconsider.

We have been at Hathaway Court Apartments for over a year now and have been extremely pleased. We didn't have a great experience at the last company we rented from so we were wary about how CTL Management would be, but we have nothing but positive things to say about all of the staff and accommodations. We are grateful for the care and effort the put into the property to make it look nice and feel safe. We truly feel we are seen as individuals and not just another number. They are upfront and honest and kind. Even when they have asked us to change certain habits, they have been so nice and respectful about it. We really are happy to call this place home!
Stoneridge is a great place to live. It is a quiet residential apartment complex that has a great staff and good sized apartments that meet your family or self needs. The apartment complex is well maintained and kept clean. Staff and maintenance is fast and responsive when you need work done to your apartment. Overall, I highly recommend this place and will not regret living here.
Extremely noisy low life tenants. The management company staff at the Landing where I live aren't to blame it's the CTL management company that charges high rent and delivers a very less than asctetic. No flowers virtually zero amenities. You expect more at at 1200 price point. Would never recommend this site.
I have lived at Canterbury Downs for 8 years. I love my apartment layout. Staff has always been very helpful when I have had a problem. I hope to live here for many years.
Horrible company. Couldn't get my security deposit back because one room wasn't vacuumed to their satisfaction. I was only there for 2 months. My first experience with any company in Portland after I moved here. Good luck all!
I renewed my lease at the River Pointe Apartments in Sacramento, CA on 6/4/17 then I received a notice on 6/6/17 to vacate in 3 days if we do not promptly pay the $100 increase via another method not used on their website to pay rent. The fact that we are charged $100 more per month this coming year is ridiculous since all the appliances are old, there's mold, and it takes forever to get maintenance. What keeps us there is the neighbors, school district, and mature trees on the property. That aside, can you really not come up with another form letter to thank people for resigning for another year?
I lived at a CTL management location in Washington state a few years back (Kent). I would sometimes pay my rent for 6 months in advance, hoping for no problems, but that was not the case. Management was always hiring and firing and no one ever knew anything.
I lived on a ground level unit and had my apartment flooded 2 times from the faulty toilets in the above neighbors apartment. I inquired about replacements for items ruined in these floods and was brushed off. I ended up having to purchse a shampooer and clean the mess made myself. It was toilet water.....
Neighbors would have parties and park in my assigned parking spot a lot. I worked 12 hour hospital shifts and would return home at 3:00 am with no parking spot. I would try and be nice and ask nicely for them to move their cars, instead of calling the tow companies. I once had to call tow, after these annoying teenie boopers taunted me instead of moving out my my spot. They then put nail polish on the hood of my brand new car. Management lived on site and never addressed the parties.
There was never parking and so my guests, that rarely came over, would have to park around the corner in a sketchy grocery stores parking lot.
There was also a long stretch where I was unable to use my back patio due to bees. After notifying management multiple times, months later, they finally sprayed the bees. They never removed the hive that was bigger than my head though....
Upon moving out, the kitchen ceiling retained water from another leak above. I took photos of everything. It was eventually cut out and they removed part of where the leak was. Toilet water on my kitchen items. I still thoroughly cleaned my apartment, took photos, and made sure multiple times that it was more then acceptable than when I had initially moved in.
I recently looked at my credit report and noticed a bill. I have called and called to never get anyone. It always went straight to a message for Leslie in collections. I left multiple messages but never recieved a call back. I called again and finally spoke with someone who was very nasty. I explained to her my situation and that I didn't understand why I should ever recieve a bill (a bill that never showed in the mail, but magically appeared on my credit)... I was told that if I chose to pay, rather than dispute, that I was accepting respinsibility, and she not speak of my bill any further, only payment. I was not happy with her lack of customer service, but chose to initiate paying because I don't have time to play phone tag with them, as they have never returned any of my calls and are hard to get a hold of in the first place. I wanted it off my credit report. As I was giving my information for payment, I had to repeat myself multiple times. I did so, and the woman became extremely defensive unnecessarily. At that point, I explained to her that our call was being recorded, as I record all of my calls, and that if she could not help me, that she should transfer me to a supervisor. She then transferred me back to Leslie's voicemail. I left a message and still have yet to recieve a call. All the while, she must have heard me just find because 15 minutes later, I recieved an email that she charged my card. How when she couldn't hear me? She never confirmed that it was OK to charge my card after her tasteless interaction with me and transferred me to a voicemail. I am very dissatisfied and am contacting the better business bureau. That is fradulent! I have never been treated so poorly in my life and she needs to be fired. I would never treat anyone that way. If she does not get fired, it says a lot about this company. If she is not fired she needs retraining and demotion. Better yet a different position, not interacting with customers/ clients on the phone.
After reading these other comments, it is sad to have done business with CTL. I would not recommend this company to anyone and have been asked multiple times about my experiences at the location I lived at by prospects. My response, avoidance at all costs!
I wanted to rent a 1Bedroom apartment at Kings Court apartment, Beaverton but in spite of making $130K+ per year and having 820+ credit score they wanted me to have 1 month deposit. I asked them the reason and they said that I do not have enough rental history. Even though I was willing to give them my owner's phone number they wanted to see a copy of previous lease agreement, which I did not have. On top of this, they insisted on speaking to my supervisor at my employer. I told them that they can verify my employment at the company HR, but they insisted on knowing my direct supervisor's phone number. is this even legal to do this?
Hello,I have been living in one of their apartments (King;s Court,Beaverton)since 2016.The maintenance guys are very prompt .But my concern is about the management/staff team who are very rude in addressing any of the concerns.I vistied office for enquiring about nternal apartment transfer, one of the staffin person expained that i can transfer anytime by paying $250 as current lease cancellation fee and make new deposit for new aprtment. The rents will be calculated on pro-rated basis on both the aprtments without giving pre-notice as 30days in advance.
Next day again visited to start my paper work this time there anoter staff came and when i discussed the same she said no, we have to give 30 day prior notice to current aprtment of i iwated to teansfer to another apartment. She simply said that is the policy. I accepted that and given 32 day notice and booked another aprtment start with after 32 day abd submitted all my pay stubs and requested them how to pay the lease cancellation fee and new deposit. They responded we have less staff now we are working on it and we will get back to you. after 1 week they sent a mail how much i should pay for my current aprtment. I visited again How to pay the lease cancellation fee and deposit, They simply responded through login or either check. I don't have checks available i tried to login online and did not found the options to pay for lease cancellation fee and new deposit. Finally i paid deposit amount as check and lease cancellation fee again visited and asked then they added the lease cancellation fee to select online pay.
after 1 week i got mail that need confirmation for movin schedule with staff date. I visited office and requested i would like to schedule checup in previosu day of my actual movein date and any possibilities to get the keys at previosu day end of the office business day of my actual movie in day because i wanted to move in early hours at 6.am withj aspious hors time. They simple and rudly respondded you have to pay 1 day extra ampount for new aprtment. They should response the same in differen manner by explaining the company plocies. They simply responded we can not come and open office at 6 am due to your aspious times who will payu to staff if we come early hours and open office.
Then i felt very bad about their response and replied that Ok I wll come and collect my keys onactual given day by 9.ama but i will come and complete my paer work and apartment walkin chek with staff on previosu day at 3.pm. They sasid sounfds good.
But again next day again they send me a mail that new leasing singning document by adding extra 1 day amount and mentioned tha my movie in day as previous day.
Again i called them up and explaind. every time they are not readyor patiently to listen what the tenant is asking. They alsway sasy we have less staff we will come back to you.
My request here is the staff should friendly nature , some times they talk very rudely by saying no
I ve lived at Autumn Oaks beginning my third year this October and I have enjoyed it the whole time. The staff has always been pleasant and efficient and if I ve ever needed anything they ve always been very helpful. Thankfully I haven t needed many repairs but when I did they were fixed right away. A painter put his ladder through my front window one day and about an hour later it was completely repaired. I would have given five stars but for an ongoing problem with tenants not picking up their dogs refuse-this really isn t the staff s fault because they furnish doggie bags and disposal bins all around the grounds. Otherwise the grounds are nice with large mature trees, flowering bushes and lots of grass. This apartment is so well designed that I have been able to get a lot of furniture in a small space comfortably. My apt home here is just what I needed and I m very happy here.
Worst experience with a property management company ever. Worst experience with property managers and staff ever. Would not rent from them ever again or recommend them.
Great location as it's close to grocery stores, shopping centers, freeway & gas station. It's quiet and I feel safe here. Staff are always polite, friendly and courteous. Cara by far is the most helpful and will do what she can to assist with any situation. When I've requested assistance with repairs, maintenance is always polite and thorough. The only thing I would change is how the rate increases are determined.
The place is a scam for sure. They tried to give us noise complaints when neither of my boyfriend and I were home. On top of that we had a meeting with the manager to explain this misunderstanding, she was rude and walked out on the meeting! She has professional issues, and makes you feel very uncomfortable. It is not worth it here, and they try to get every last cent out of you. The fact that she is a manager is very disturbing, and she is just plain crazy.
We lived in kings court apartment for three months . I have to tell it's the worst experience we had.
Apartments are not insulated properly , so you will feel cold winters and high electric bills.we got around 350 $ for 800 sq. Ft apartment.
The window glasses , locks and blinds are of very cheap quality , we should be very careful to handle them or else they charge heavily for damaging that.
The worst experience I had is upon move out, they charge heavily describing painting charges, carpet stain removal etc. When I moved in they said these stains were there already as it is an old carpet. The lady who showed the apartment noted them and asked us not to worry about it. They charged 200 $ for stain removal and100$ painting the wall above the kitchen sink for the water marks.
Speak very well with the management and take pictures prior to move in . How ever they make sure they will use all the caution deposit you have given.
Only pro I felt is the maintenance respond immediately but every day you need to call them for one or other reason.
I've been here a year now & have enjoyed the complex a lot. The Canterbury Downs staff have all been very friendly and caring that everything is working and clean. I intend to stay here for many more years.
Have lived here at Hathaway Court for about 8 years and hands down has been best apartment community I have lived in. Staff are great and their service is excellent. Amenities are awesome! Great Clubhouse and pool. Grounds kept very clean and manicured. I have and will continue to recommend living here to anyone who is looking for apartments life.
SCAM ARTIST Upon moving out we were told we HAD to put in a 30 day notice before they would send out any info on our immaculate rental history. Terrible COMPANY. They also never fixed anything and left the place in horrible shape when we moved in. When there was Poop water coming from the upstairs we were forced to stay at a hotel on our own dime. When they were done fixing the interior of our apartment the illegals who fixed the interior left dry wall texture all over our doors. Horrible company. Places look nice but the creaking in the floors will make you feel like you nice SHADOW HILLS APT is in NY. Our dryer has made a terrible sound since we moved here we asked for them to fix it and they do. (wd 40) No kidding. I watched a guy spray wd 40 in my washer machine 2 weeks later the sound came back and worse. I just gave up. Upon putting looking at moving in to a home so my daughter can actually sleep at night we began to apply for other apartments. Oviously we put down shadow hills on our apt. We did not give shadow hills notice yet because we were not accepted. They said to our new landlord "WE CAN NOT RELEASE ANY INFO TO YOUR NEW LANDLORD UNTILL YOU GIVE 30 DAYS NOTICE" wow what if we were not accepted in to this new house. WATCH OUT>
Do not rent from anywhere that is run by CTL management. Make sure to read thier reviews on Yelp and the Sacramento location. The only the way this company can get a good review is if they discount people's rent for a good review. It was the absolute worst place I have ever lived and the worst rental company on the planet. They raised my rent from 700 to 1100 by the time I finally moved out. The cost of water from them was more expensive in a 609 sq ft apartment than the 1100 sq ft house I'm currently living in. I will be checking these reviews and will keep speaking out so others don't make the same mistake I did . CTL management should be sued and put of business. Enjoy your reviews .
The management is overwhelmingly unfriendly. They will charge you additional monies when you move out. I moved in to find the door handle was broken and never repaired. When I moved out, they kept my deposit and charged me for a new door. Beware!!!!
Now the new deal is that they fine you $75.00 even if you paid electronically and were unfairly fined because they only take out a partial payment, so when you go to pay the rest the next business day you are already charged the fine. I paid $805.00 on Oct 4 (that is what their crummy software was taking out of my checking account because it was not obvious how to adjust it for the two rental increases they gave me) and then I as I normally did for the last two years went to the portal to pay the balance on October 6, and by then they hit me with a $75.00 late charge. It is unf**king believable how greedy ctl management is. I think they should be fined themselves for being the most heartless bastard slumlord management company ever.
I'm giving 1 star because these low budget high rent apartments owned by them actually charge if you pay your rent on line or your water garbage. Come on it's 2016 there's no reason to charge 3 dollars for paying online that's ludacris.
My experience is the same as previous reviews. I was there from Sept 2014 - April 2015. I was charged to replace my living room blinds and for full paint. I have pictures of the apartment proving otherwise. I sent 4 dispute letters to Leslie, left about 5 messages on her voicemail, and left about 3-4 messages w/ the main office for her. She sent me to collections without response besides the generic paint charge form every new tenant receives when they sign a lease. Even though in my dispute letter I said I was WILLING to pay once we discussed the extra charges. On top of this, they wouldn't let me see the apartment before I signed stating it was "not available", the carpets were HIGHLY stained w/ red and yellow paint from previous tenant, the master bathroom tub had a golf ball size hole in it, the screens were not properly secure they could be pushed out w/ barely touching them, the walls in the second bedroom were horribly patched, the kitchen drawers were dirty, amongst many other issues. I cried when the staff and I did the walk through it was that bad. When I asked to move to a different apartment I was told I couldn't. So good job CTL Management for ruining my credit and running a business that is unethical. I already filed a complaint w/ the BBB and disputed the charge on my credit report.
Never renting from this place . My son lived there for two years and when he was moving out They come and inspected the unit and said its good to move out . My Son really did a lot of cleaning he even rent a carpet cleaner at Walmart and clean the whole place . But later when he move out they email him and said he need to pay for cleaning. My son send email to them saying The man came and inspect the place and said he is good to go so why he has to pay??? They never responded back And later when we tried to get auto loan it was disapprove because they put collection on him for $147.00 They mess up our credit score I had really excellent credit and now because of this bad company i had to rebuild My son stay for two years paying rent on time and they do this !!!! We have lived here for about a year, the apartments are really nice, ours came with a wood chimney, the kitchen is pretty decent sized and the restroom/bathtub space isn't too crowded. The management so far has been great, they changed recently over the end of the summer, but we hope it would be just as great. Whenever there is an issue or a repair needed, the repair guys are on top of it and fix it within the week (usually the next day or two) We love that we can pay online and request services or repairs through their portal, and for online payments it only charges you a $1 fee to use it, which is not too bad. The area is really safe, we live close to the police station in junction so there is plenty of police doing rounds. the community is pretty quiet as well. If i had to mention a Con, it may be that it is not exactly the cheapest, and rent goes up substantially after your lease expires (45-100 more each month) but then again, its a convenient spot close to many things, and we love living in Roseville, near the old town, the mall, and their event center (which you can walk to) where the city plans multiple events throughout the year. Overall we have had a great experience, yes it is a bit pricey, but the apartments, the area and the city make it worth (I still hope that rent didn't skyrocket every year though).
Moved out 9 months ago. I received a bill for $971.00 stating they needed to replace all carpet and paint all the walls. The carpet was cleaned a couple months prior by them for signing a new lease. They never said anything about damaged carpet. They said the walls look dingy. Its the same paint on the walls when we moved in. Absolutely no cracks or holes in any of the walls. I was expecting to lose maybe half my deposit for a deep clean of the kitchen but instead my deposit was taken and was slapped with a $671.00 bill on top of it. I called CTL Management and left 2 messages. I wrote a dispute letter the same day i got the bill. I never heard back from CTL Management or the actual apartment complex. I am now moving and I just recently ran my credit report to find out it had been sent to collections 8 months ago. I have contacted CTL Management 6 times in the past 2 weeks and still haven't got a call back to resolve this issue before I move. Its amazing what some businesses get away with now days. Straight Hot Garbage! As for the response below by CTL, you never resolved my issue and I never got the opportunity to express my concerns. The only answering line that worked was the one I called to pay the balance. So like i said before STRAIGHT HOT GARBAGE of a management company.
This is a great place to live. They keep the property and units nice and regular maintenance maintained! Staff is all friendly and eager to help when needed. We love it here!
A bit of challenge of getting hold of the debt department but its doable. Maintenance was always on top the game and the apartment I lived in was worth the cost.
