I have rented an apartment in a Bozzuto managed property in Pennsylvania.
This is one of the worst management companies I have encountered. I find it unbelievable how this organization could have been awarded any commendations.
When you contact the toll free number, there is a recorded announcement that no one is available and to try again later! This is extremely UNPROFESSIONAL!
Would not want to have to rent in another Bozzuto community if I can help it!

Now that a new owner and manager is taking over effective 12/19/2018, and I am moving out, I received a letter about vacating the premises which is totally absurd! The letter says they might be willing to charge me and my 87 year old mother cleaning charges (including Cost and Labor). I have lived in multiple dwellings before and have NEVER received a letter like this. All picture holes are repaired by the maintenance and I am NOT responsible to putty the holes!!!
I have called the management office 4 times with NO answer! Absolutely, THE WORST!!!

As every apartment complex you have your pros and cons. Bozzuto probably has it's worst cons. I live in The Daley Apartments and they are in the middle of selling the building. With that customer service in my complex went right out the door.
When it started to get warm out my complex's whole first floor became infested with millipedes. Guess where I live, the FIRST floor which means my apartment is now infested. It has now been over 2 month since my unwanted roommates (millipedes) moved in that I now have to buy pesticide to kill them because the cheap exterminator that they have is useless. When I talked to the office about it I was told that they can't treat the building for bugs beforehand because they don't know what is going to show up and it is because of the amount of rain we have gotten along with a bunch of other excuses.
I moved from Florida which is one of the insect capitals of the world where it rains a lot. I never had any issues with bugs in my apartment complexes because the complex treated the property regularly.
Some of the office staff is great while others blow you off and make excuses for the problems. In stead of being proactive and looking for problems they would much rather wait for the resident to tell them about the problem and deal with the bigger problem instead. Your customer service can be proactive or it can be reactive which is the worst and that is how this complex is. I will surely be thinking long and hard before I move into a Buzzuto Property again.
This Bozzuto group has to be the worst company ever known to man! They refuse to own up to their negligence on a matter. They lie about their fake servalence on the contruction site because they refuse to pay for their mess ups. Beware and think twice before renting or buying from these crooks. I hate them and I m going to make sure I let the whole world know what they did to me and several others
I am a U.S. government employee, similar to the military, and I was assigned involuntarily to another country. Bozzuto normally allows active-duty military to break their lease if they are re-assigned, but not others. I was very impressed More
This review pertains to the Arbors at Broadlands in Ashburn VA. This complex used to be top notch when it came to service and competency when dealing with service issues. After three attempts of trying to fix AC system and 81 degree inside heat at 0530 am (photos), I will hire my own contractor to properly diagnose this issue and fix it. Until then, I will say in hotel. For the amount of money paid for rent one would expect knowledgeable technicians to fix this.
If your apartment is managed by this company do yourself a favor and find another place to live. Save yourself the hassle of being lied to repeatedly, them telling you they are going to correct issues you bring to their attention and they do nothing. At our complex in Maryland I've been contacting them regarding continuing issues going on in our community. They say "oh were emailing this person and following up with that person" and absolutely NOTHING is actually being said or getting done. Then they pull the whole "were sorry you are having issues... feel free to contact us".... a great management company or any company at all actually contacts the parties who are having issues to try to resolve the problem because FYI I've already contacted you numerous times regarding the issue and it's clear nothing is being done. So remind me again why I have to contact you yet again? It is an absolute disgrace and I would strongly recommend never living in a place that they manage.
My brother paid his fees, signed a lease for a move in date this month. Made moving arrangements, set up utilities and I booked a flight to go and help him move. After all of that, they called him and told him that he had to change his move in date to next month (no options on another unit, no accommodations offered, no sorry...only "You need to change your date). All because the current residents will not be out on time. Thats not his fault. You offered the move in date and he signed the lease
What? Are you serious? So now the flight i booked can't be used, he has to stay in a city he is unfamiliar with spending money at a hotel until the apartment becomes ready. This is insane, unprofessional and not a good way to do business by breaching a contract after it was signed. You could have at lease offered an accommodation for him or another unit instead of treating him like anyone especially after he already signed the lease. Please contact me if you have any questions
Hopefully they pay all of their other vendors better than they have me. I have been chasing down money owed for 8 months and still keep getting a run around.
During my time as a resident I have experienced the following:
- Concierge staff unlocking my door to allow people into my residence without my consent not once but TWICE. To this day my unit is the only one with a dead bolt top lock installed for that reason.
-For at least a year a external door was broken it was either unlocked or locked and the key fob would not allow residents into the building.
- 2 years of AC issues. Going without air for 4 months in the summer. I still have the portable AC unit when I was restricted to one room in my apartment.
- Lost/mishandled packages
-2 years of astronomical water bills due to the property management s negligence. My Bill went from approximately $25 per month to $80 per month. I complained and was told the cost of water went up. Only to learn the meter in my unit was broken and the seal in the tank of the commode was worn causing a leak.
-Pet owners are allowed to use entry ways, side walks, flower beds and the parking garage to walk and relieve pets. I have had to step over urine and feces.
-The elevators constantly go out, sometimes for days at a time. People have gotten stuck in the elevators.
Most recently-A April rent overpayment resulted in the need for a credit to be issued. I was informed by Desmond Cross - Asst Manager he would issue a credit to my account. May invoice (no credit), June invoice (no credit), July invoice (no credit). Each month I remitted my rent payment along with a note to correct my account. Not only was no credit issued but the outstanding amount continue to increase above and beyond my monthly rent. On June 24th I called the office to report my hot water was out (a ongoing issue where a part STILL needs to be replaced). Because Brian Belsky-Property General Manager answered I mentioned my account. Brian stated Desmond was out but upon his return he would follow up with me. I never heard back from Brian Belsky as he promised. I received a non payment email on July 19th for July s rent I called the office immediately. Once again Brian answered, once again Desmond was out of the office and apparently operations depend on his presence. Brian told me that there was a non payment of June s rent. I corrected him that I remit my rent payment every month so it is not a non payment issue. Perhaps you lost or misplaced my payment. I offered to call my bank to see if the check cleared. I asked if he could let me know something before close of business because this has been a ongoing issue and I didn t want to go into the weekend with the issue outstanding...that s when Brian informed me that he was off at 4pm and it is now 4:15pm. Brian committed to follow up with Desmond and call me on Monday. On Monday Brian did not call, rather after 4pm I received a email indicating non payment of June s rent and a erroneous account ledger. AGAIN I called the office , when I spoke to Brian he had a attitude. He became irritated that I questioned his email and why he continued to use the term non payment when I had already advised him that I remitted payment. Each time I spoke He would yell over me. I ask that he not be rude, disrespectful ...he has had months to correct this issue and has failed miserably and the very least he can do is allow me to complete a sentence without yelling over me. He continued to be unprofessional and nasty at one point he stated I didn t loose your payment, YOU DIDN T GIVE IT TO ME!
I escalated to Tom and Toby Bozzuto and Lucretia Kumah to inform than I would not be interacting with Brian Belsky going forward as I found his conduct not only unprofessional but discriminatory based on his tone, attitude and comments. I got no response, instead I receive a warning letter from a law firm of violation of my lease. Well needless to say I have not violated my lease. This was a malicious act of retaliation and a intimidation tactic.
I will be exhausting my legal recourse on this matter as I have done nothing but live here, pay my rent on time and expect Bozzuto to live up to their contractual responsibility.
A prospective tenant was living in one of their properties and it was very difficult to speak to someone to confirm the new tenant was living there and paying rent on time. After the prospective tenant called and gave complete permission to them to speak to me, they were very uncooperative and super arrogant - the guy's name was Louis or Lewis. Stay away.
If I could I would give them negative stars. I moved out and paid all bills, including damages at Broadstone at Brickell and they reported me to the bureau as a write-off. Now, I need to spend ours proving that I paid everything. On top of it, they don't even return my calls or email. Additionally, during my stay at Broadstone at Brickell I witnessed fights, drug use, bicycles stolen, and so forth.
The building I live in is Beautiful, and the staff is nice, though not always helpful. The retail space below my building was supposed to be filled by the time I moved in. A year later, they are just beginning construction, and the noise is horrendous. Vibrations from jack hammering are so bad pictures fall off walls. The noise has been so bad and so constant (6am-11pm some days) that my dog does nothing but cry and shake. Last week it was so bad he jumped off our second story balcony. I put in a maintenance request to have a lock installed on the door (something I thought should come standard?), and they told me I would have to pay to have it put in, and any damage to the door from the installation would come out of my security deposit! This past weekend it was so bad that I couldn't stand to be there either. I took the dog, got a car, and drove to my moms for the weekend.
I have sent half a dozen emails over the past few months, and left twice as many voicemails (no one EVER answers their phone). The only 1 response I got was very apologetic, but the woman told me if I ever had another problem to call her (she gave me a phone number) or email (she gave me her email) right away to catch them in the act. Today the noise was so bad the dog walker took my dog home with him because he felt too guilty leaving him there alone so anxious because of the noise (despite the puppy Prozac I am now paying a small fortune for to try to keep my dog non-suicidal). I called the number the woman gave me, and it was a generic number answered by someone who had no idea who she even was- I was sent to a general voicemail. I tried sending her an email and it bounced back, twice.
I called Buzzuto corporate and demanded (after being sent to another voicemail) to talk to a real live person. That person told me she couldn't help me, but she would call me back when she found someone who could. That was an hour ago.
This is only the most recent in a long series of incidents of terrible customer service. In addition we have had to deal with: Our second floor apartment flooding 6 inches (try to figure that one out) not once, not twice, not even 3 times, but 4 times; we had our in-unit washer break, and maintenance said there was nothing wrong with it- the next time I used it there was SMOKE; I had to send 4 requests for a copy of my lease before standing in the main office until they gave it to me- in the mean time, I was charged a late fee when they sent me the wrong bill that was paid on time and in the full amount requested(it was a transition month between leases), but they insisted that I should have known that I was supposed to pay a prorated amount for the 6 days that were covered by the new lease. The only reason I won that argument was because at that point (3 weeks after signing the lease) I still didn't have a copy- so how could I have known that I had to pro-rate? (btw- that stipulation was not written anywhere in the lease contract).
The staff that I have dealt with a Buzzuto from my building through corporate should be described as nothing but incompetent. The way that they lie to residents, and avoid responsibility for other tenants, and even for their own mistakes, is so consistent that I almost wonder if they are told to behave this way to simply drive anyone who would complain so crazy that they simply give up and move out.
Bozutto recently took over the management at Parc Huron in Chicago and so many people are so dissappointed in Bozutto and moving out because of the mismanagement. Dogs are free to roam around without leashes, I actually sent an email on May 5 to "management" to ask them to curtail the dog without leashes habits and I was ignored. I have a special needs child who is afraid of dogs but Bozutto doesn't care. They recently told me I could move out because the manager was not going to honor any agreements. I want to move, but my lawyer has requested that Bozutto pay for half of the moving expense but they are super cheap and they don't want to pay. They think their ghetto management is my problem.
They had fruit bars for the residents but now the doorman told me no more fruit bars for residents, the fruit bars are for people that are touring Parc Huron. I guess the managers want to provide a fake facade that Bozutto is nice and generous but once you move in, it's a very different experience.
My handicapped 82 year old mother lives with us and she is allergic to dogs and we live on a non dog floor. Now Bozutto wants to put dogs on our floor. They are doing this to make more money. I guess they want to chase my poor mother out of the building. I don't know why else they would do this.
If I see anybody touring this property, I'll be sure to tell them how residents are treated after they move in. Hopefully, I can help people avoid the nightmare that everyone else is living at the Parc Huron.

We have loved living in "The District" and have only good things to say about the building and the staff. All the staff have been friendly and helpful and accommodating. We particularly love Tening, Brenda, and Chiclozee Otigbuo, who has gone way out of her way to be helpful and is always cheery and kind. I highly recommend the District!
Don t waste your time. Management is worthless- Great property and the leasing AGENTS and concierge team are great but the MANAGEMENT is horrible. There is no customer focus or care. Not only have I not been able to enjoy or use any of the amenities that I pay handsomely for but the management has been extremely careless and rude with the way they are handling the lack of and amenities. I ve only been here a few months and have had to evacuate 6 times due to false fire alarms IN THE MIDDLE OF THE NIGHT. To top it off- they put BEE HIVES into the courtyards? BEES EVERYWHERE? I want my money back.
Ive been a renter at the Atlanta GA Perimeter Flats apt for about 2 1/2 yrs. It use to be owned and manage by Amli then Bozzuto took over a couple years ago. I have nothing but good things to say about our managment and maintaince staff. They are very responsive and get things done fast. They always try to go above and beyond and make you feel important no matter how small the request or question is. Other places that I have rented from usually answer questions with something that will stall for a few days and hope you forget about it by then. I only hope that they buy property to build homes here in Atlanta or Alpharetta so that I can benefit from their home buying advantage program.

I am currently a bozzuto apartment resident and have yet to find answers as to why the TVs in the club rooms do not work. It's going on a year of me being here. They are already going up on the rent and I have yet to use 100% of the amenities that I pre-paid for. I'm an avid sportsfan and can't even entertain or watch sports in the club room and I thought that's what it was for*
although the apartments are nice they are very small New York style and not easily able to entertain. I really love my luxury apartment however they need to take more pride and fixing the amenities i e TVs and other things in the club rooms.
Worst place I've worked, inexperienced employees (myself included), the standout exception is Carrie Anderson, former General Manager of Flats 130 now at the O Street Market property. My opinion - The Bozzuto Group has expanded to quickly thus hires unproven Resident Services Managers and concierges resulting in an inferior customer experience.
Need to hire more honest and responsible staff who are more humane and receptive to constructive feedback rather than just putting on a show.
Senate Square is not well managed. Bozzuto should look into it.
Bozzuto is a fantastic company, with great service, that really stands behind its values. In only 25 years it's grown to become one of the largest apartment management companies in the Mid-Atlantic. I'm continually impressed by how well they run the communities they manage, as well as work with both owners and residents. It's not surprising that the company and its people are at the forefront of their field in every way.
My previous review was deleted. The apartment is nice but the mail room is a disaster. Incompetent management team that's never in the office, maintenance that takes forever. We have sent emails and heard nothing for weeks, promised phone calls that never come. Not happy.

I have moved out of Ascend Apollo and after two weeks of calling and emailing About my security deposit they are just now looking into the situation with TERRIBLE customer service. As an active duty service member I had to reach out to a JAG just to help me get a security deposit back. Since they took over Ascend the experience has been terrible. I asked to make a formal complaint again ascend leasing management and was never granted that.

Be careful before renting, management is poorly trained, corporate is non responsive to resident concerns and practice environmental irresponsibility with property maintenance mold treatment and resident safety. I had to file complaint about unit mold, because property managers refused to act and corporate office ignored mold complaint too. Very poor example of corporate responsibility for a developer asking for trust and opportunity to build brand. Very poor.
So far my and my fellow owner's experience with a brand new "luxury" Bozzuto building has included walls that are "paper thin" so there is no peace or privacy, a building roof that leaks because it was not installed correctly, a storage room whose temperature exceeded 120 degrees Fahrenheit because the HVAC system was not installed correctly, a garage door that made horrendous noise because it was not installed correctly, and numerous other issues Bozzuto continues to deny any responsibility for.
I had a very bad customer service experience at North Bethesda Market apartments (Whole Foods app). I made an appointment to view the apartments few days in advance. When I showed up today, a little late because I spend good 15- 20 min looking for the leasing office which is not clearly marked and not easy to find, the girl at the leasing office informed me that they are not taking any walk ins anymore because it is 30 min before they close the office at 4 pm. Well, she did not know that I had an appointment. When I informed her that I did have an appointment she said that I am too late! It is just an unheard off treatment for prospective renters of their apartments. I have not experienced anything like that before anywhere. I am not coming back because if they treat prospective customers like that I can only imaging what they do to tenants. I do not recommend this place to anybody.

I wish I could give Bozzuto 0 star. I was living at one of Bozzuto's properties in DC for a year. I paid one month security deposit when I moved in. After my lease was ended, I received the written letter to my new address stating that they would return full amount of my security deposit plus interest WITHIN 45 days. When it came to 45th day, I emailed to the representatives from the apartment building that I haven't received it. They told me that 45 days is only counted on business days. So I waited for another month. I sent the email again one BUSINESS day before the next day was due. The representative told me that the corporate office already sent it and to wait again one more day. So I did. But I didn't receive anything on the due date. I called this number two times and left the email, no one picked up the phone neither responded my email. I am upset in a sense that I was NEVER late for their rent payment while they are late for returning MY money back in 45 business day which they had two months. They are being very irresponsible after you stop paying them. If you need to pay one month security deposit at your contract, consider one more time if it is Bozzuto's property.
Bozzuto is the CATFISH of real estate! I lived at The Fitzgerald in Baltimore for a year and it looks really pretty and fancy but the walls are paper thin. DO NOT waste your time or money. I could hear my neighbors blending smoothies, opening/closing cabinets, and using the microwave. It s horrible - every night I slept with the unit fan and AC on to block out the noise. If you are a light sleeper or get annoyed easily by noise - YOU WILL REGRET living here - STRAIGHT CATFISH!!!!
I lived at The Grays on Pennsylvania in DC for three years. The managers are unprofessional, the stairwells smell like urine and the tenants play loud music all day and night. I recently moved and I am currently being charged for rent. Please DO NOT move here!!
Update: I know this update is late, but I wanted to change my review from 1 star to 4 stars because I feel Bozzuto at The Daley has tried to provide strong customer service to its residence but the staff s hands are tied in a lot of ways. So, I can t fault the property manager and staff. For instance, the old Daley property manager, Brian did more than any property manager has ever done before which is to pick up the phone and call me and hear out my concerns. I really appreciated that gesture.
Also, their maintenance staff is top notch in my opinion and in the mornings, I would bump into the cleaning staff scrubbing the elevators and taking out the trash. There was a definite presence and commitment to keeping the building clean and that s something I haven t found in previous apartments.
Other than the thin walls and overall weak insulation, which is never going to be resolved; I am disappointed to see Bozzuto leave as they re one of the few management companies that does a decent to great job at maintenance and cleaning. No building is going to be spotless 100% of the time, but they did a good job and I hope this new company continues that trend.
Old review: Let me preface this by stating I have never been driven to leave a bad review out of all the rental properties I have lived at. But because of recent staff changes Bozzuto has made - I feel compelled to write this in the hopes Bozzuto will intervene on my behalf because I don t feel safe living somewhere where I m disregarded and ignored.
I still live at The Daley and the previous assistant property manager, Melanie, was fantastic. I don t know why she left or why there were any complaints about her because she answered all emails and was very courteous.
The new assistant property manager is terrible. He does not answer any of the emails that I send. I have sent multiple emails asking to renew my lease and I have not received a single response from him in the last 3 weeks. The leasing staff is even more incompetent. No one answers a single email or follows up. And I have to send a follow up email to even get a response and then they ll resume ignoring me like it s one big GAME. I have a busy life, I can t stop my day and try to go over to the leasing office hoping he ll be there. The property manager has never ever responded either. They all act like I don t exist - is this the way Bozzuto does business?? To disregard and ignore your tenants who PAY to be given timely customer service and assistance? I have the emails to back up my claims and I would be more than happy to share them with a bozzuto representative.
, Bozzuto needs to hire a better construction company because the floors and walls are super thin and it sounds like my upstairs neighbors are about to fall through the floor A LOT of the time. The floors will vibrate, my coffee table and glasses will shake like there s a 6.0 earthquake! I have never in my life experienced something like this, not even when I lived in older garden style apartments. That level of disturbance is called disturbing my peace and safety. Bozzuto would be wise to enforce two choices: enforce stricter rules with your tenants about living etiquette or deal with the fact that your ratings will continue to suffer if you continue to build poorly insulated apartment buildings or don t take any action to reinforce insulation.
This is the worst management company that I had to deal with it,. When it comes to take care of the tenants issues at any time. I just do not know what to do next to get my issues resolve in a timely manner. I guess I,m gonna to complaint with the consumers affair.
I strongly not recommend people to live in places where the Bozzuto's Group is in it.

This is the worst management group ever!! Our entire friends, family children and elders were remove from grilling and using the common area that I pay rent for. They called the police to forcefully remove everyone!! I was embarrassed and humiliated. This happened at The Modern Art Place, do not stay here. Prior to this event, management have been disrespecting everyone!

Overpriced,under cleaned,I'm very disappointed at the a lot of things.The keep the downstairs looking clean but even during pandemic the same fingerprints on the same glass for months!.A lot of dirty things!. Trash left in hallways,no cleaning going on.Just a terrible experience!.Now I have to pay to get out of the lease!.It's a joke everything!.I wouldn't move anyone I know move here!.A lot of problems.I just got off the phone with the Health department and they agreed with everything I said and are acting.What a shame I knew this was to good to be true.Its awful!.
These poor reviews are not a good sign at all but I am relieved to see I am not alone. Others have felt conned by the "shiny" appearances of Bozzuto only to be let down and dissatisfied after arrival. The policies in place for residents, the staff (especially when management is not around), the hoops you must jump through to get anything addressed, and the price you must pay for lack-luster service is NOT worth it. I too do not understand how Bozzuto has won so many awards in the DC, Maryland, Virginia area. Their quality has gone down tremendously. The company has not been the same since I worked there. Maybe it is because Tom Bozzuto has stepped back from leading the company. His son does not have the same compassion, standards, and macho to lead this company to a bright future. MOVE AWAY
I reserved an apartment at the Spa Cove at the end of July for a move on Sept 1st. The apt showed availability when I applied for it. When I went to put the deposit down, I was told it was being renovated but that it was going to be ready by Aug 25th. Three days before my move-in date, I was told my apt was not going to be ready until after sometime in Oct. However, some manager named Keith Keeland (sp) was willing to put me up in an available apt out of my price range for the time being. Also, of course, I was to shoulder the cost of transferring when my apt was ready as well as having to cover the cost of the move again. This underhanded business practice was reported to the BBB and to their corporate headquarters. I never received any correspondence from their corporate office after I contacted them. I am homeless thanks to these assholes at Spa Cove and they do not care. I know it was only a couple of hundred dollars, but it is the principle that matters. Their bullshit must be stopped.
It has been a great experience for me and my family living here so far! Great workers in the rental office! Ms. Charlotte, Sade & Nicole just to name a few have always been such a big help to me and my family! Excellent customer service! Thanks so much
Bozzuto is good on the outside.
However, the policy changes and the management was very not understanding.
Especially the sudden changes regarding inability to pay the rent with credit card or with any other card. (I am talking about the Daley)
In addition to that complain, my experience living in the Dalay was bad, Garage door was broken every three months. They have failed to fix the garage door in a timely manner. Although we have paid 50 bucks per month for it for each Car
My car airbag was stolen when the garage door was broken and there was no action taken by management. Not even saying sorry.
After that event, Bozzuto sold the apartment to another party and act like nothing happen. So yea, very nice on the outside but broken as you got to know them more.
Moving. I have safety concerns. Too many undocumented immigrants and ex-felons on the Bozzuto staff.
I have lived at The Avenue for over a year and I have loved it's convenience, cleanliness, and amenities. You really could not live in a more perfect location above a Whole Foods Market, steps from the bustling downtown and right next to the metro.
I recently moved from LA and am living at arbors at Arundel preserve with a lease of one year and gotta tell you I cannot wait for the lease to get done. So far there is nothing positive that I can think for boasting them! Value for money, maintenance services so far the worst I have seen, the club room, gym are also not to the standard that you would expect once you really use them! On top of that security measures are just a facade for showoffs. Car theft is a very common happening here and when you demand answers for any of the above from the leasing office, they just have one thing to say: we live in a sad world ! You will be damned if you decide to live in their properties! Even the cops argues for why to pay this much and live here! I hope this helps the prospective tenants!
Wow I really wish I would have read these google reviews and the Bozzuto BBB complaints section before signing a 16 month lease. Turns out these guys make it a practice of turning current residents into collection agencies for minor BS charges .This has recently happened to me and I honestly still have no idea what they are claiming I didn't pay literally since the 1st month I lived there, espcially considering I was paying my balance due for months on the confusing rent invoices they lazily drop off in my mailbox, which, for the record, are usually wrong and indicate that you owe TWO months of rent or more, when you actually paid rent just fine like a grown human adult. Most of the employees I have interacted with have been nice and helpful, but, as a business, they are sketchy... Keep that in mind if you plan to rent from them like me. :/ Sorry for the negative review, Bozzuto, but you could have easily avoided this by returning my call or sending literally ANY form of correspondence before you decided to treat me like a vagrant.
Bozzuto staff in Boston-area apartment buildings are poorly trained, disorganized and unprofessional. Try returning an email and answering a question.
Great apartments, helpful staff, quick repairs (next morning), great location. Best place I've ever lived. Absolutely worth it.
I've been a renter most of my life in large cities: LA, NYC, Philly and have never had a worse experience than at OCP in White Plains. Numerous issues concerning warranty of habitability in our building. Of the 20 months we have lived there, have been dealing with issues constantly. The management team are nice people, but they are not effective at their jobs and they put people's concerns second to trying to fill their apartments (usually concerns go without a response, sometimes it takes them several days to acknowledge receipts of complaints, etc.). Even took it up to the regional VP's level and she has promised to call me for the last week but has failed to do so. Overall a very terrible experience, not to mention the property is far from luxury, definitely much better management company/properties to rent from out there.
Yale West building, 443 New York Ave NW, Washington, DC, "TERRIBLE PLACE TO LIVE", a non-smoking building with continuous "WEED" smelling around.

I live at The Morgan in North Bethesda. Bozzuto is not good at all....property is poorly maintained. Dog mess all over the property. Unprofessional leasing agents, don't tell you when you get a package, don't answer the phones...then if you call the corporate office in Greenbelt, they don't answer either!
We live at the Whitney in Bethesda and this place is poorly run and falling apart. Some staff are lovely and the tenants are great. However it's one problem after another (one elevator out of 3 working, garage door stuck open so random people get in) while they change the light fixtures. Nobody cares!! They are unresponsive and have lied to cover up problems in the building. Likely moving.
I would like to commend The Frasier manager Emily for credit where credit is due.
Emily and her staff at The Frasier have impressed us tremendously. Emily is full of good, positive energy and is absolutely dependable. She makes you feel welcomed and takes care of your needs in a timely manner with a professional attitude. I read many, many negative comments online about apartment staff but let me tell you, Emily and her staff are quite the opposite. Hats off to her for a job well done of making us a happy tenant.
The Bozzuto Group is extremely lucky to have her as one of their Resident Managers. I highly recommend her.

Was considering renting with Buzzuto's Senate Square property. Although I decided to move to a different area in DC, I had a great experience. Mitch from the leasing office was a great help! He was super nice and answered all my questions thoroughly. Highly recommend looking at this property - ask for Mitch!
Bozutto is attempting to infringe on the DC department of health by preventing the legal use of Medical Marijuana in apartment homes. This is the very reason these laws were passed so we don't have to be oppressed by stupid addendum and regulations you make which supersede local health care laws.
In addition your staff lied to me and tried to get me to blindly sign the lease with this addendum saying this lease was the same as last year. I had to comb through it to find out you all snuck this piece in.
My suggestion if you or a family member have to live at a Bozzuto managed property is to not to bring anything of value. After my personal property was taken, an investigation uncovered that there was actual involvement by Bozzuto employees. Of course nothing really was done about it and we actually received threats from the management office if we pursued the matter. Later inquiries with their executive team (Ms. Goldsmith) yet they were uninterested and never called us back. I am appalled by this disgraceful organization.
I enjoyed every single bit of my experience with Bozzuto. We lived for 16 months at the Fitzgerald complex in Mt. Vernon first and then enjoyed another 6 months at Union Wharf, prior to purchasing my home. If you need or want to rent an apartment, you can't go wrong with this company. Best in the Biz!
I am editing my review due to improvements in my interactions with Bozzuto. I had originally left a poor review due to a misplaced check. However human errors occur and I think in trying to reassure me they may have come off a bit minimizing of the situation. Regardless they have more than made it up to me. They reimbursed me for the return check fee and have been more than responsive and helpful since I have moved in. I can only say good things about living here. Additionally when a crack in our window caulking caused a leak they have been more than helpful in providing a time line for a fix and helping us deal with it.
Highly recommend Bozzuto group.
City Market at O is a terribly managed property run by a 22 year old. There's no accountability on their end to get their promises done. A simple request takes days and repeated emails and calls to get done. And furthermore, any email you send to management comes back with an out-of-office reply. Apparently no one is full time in that office, they just "work" there to get a discount in the building.
Tons of issues including rude and curt staff, though some staff are amazing and courteous.
The construction noise and mess of the new building is another story.
Avoid this very high premium place and spend your rent money elsewhere. It's not worth it, and the community agrees.
My brother rents a 2-bedroom house in Fairfield for $2,000 a month- most things included. `I envy him! I thought this was going to be a good experience. I was wrong.
Here rent includes nothing; rent + gas + electric + amenity fees + "Community" fees + mandatory insurance + water + trash removal + parking means you will never, ever have all the bills paid- they just keep coming. This is a joke!
Persons in the front office are not helpful or friendly and will say one thing and follow through on another. No one uses the "gym" because it does not offer any privacy and it is pretty much there for show.
For over $2,000 a month you can still hear what your neighbors are up to through the walls. No different from an apartment in Stratford, Waterbury, or anywhere else. The rent is just higher.

For over a month I have lived with ants crawling on me,after 3 pest control visits I then went to the property manager Corein...Who ordered pest control supplies for me as a resident to pick up and put down?? ...If this issuse cant be fixed they should change my unit At almost 2000 a month for rent I expect better from her as a manager...I also contacted the Bozzuto group and no one has returned my call
Management has only certain concerns like the front building by office . Because the rear building are neglected like step kids for the rent we are paying it is embarrassing.I can't plan on going out after 8 pm or when I come home from work not a single parking spot which I get charged for. Several of us are so discussed with management because they doing nothing.. Illeagaly parked cars all over which is fire hazard unregistered cars,no license plates no registration and of course no parking sticker which u have to pay for . I'm talking about building #13
This place recently took over in the middle of the night from Avalon ...Avalon was a great Community I moved out immediately they're still billing me and they can't get their records straight it's a horrible operation!!

I would like to Thank You for the excellent service and amenities you offered my son while he was a tenant at your Zenith Apartment Building in Baltimore. The customer service, security and all the amenities offered by The Buzzuto Group were top notch. I don't know who hated departing more my son or my wife and I. Your staff was always helpful and the building and maintenance were top notch. The view had me at hello - Camden Yards, M&T Bank Stadium and the Baltimore Harbor what a sight. I would recommend to anyone looking to move to Baltimore.

My daughter moved out of the Wellington complex in Arlington Virginia in July 2019, leaving the apartment in great condition. She has been trying to get her $500 deposit back since then. They have told her it was mailed twice and must have gotten lost. They do not return phone calls and we have engaged assistant from an attorney to try to get a response. Their behavior is despicable!
This review is about the Bozzuto Management at Beacon, Jersey City. To set the context, Bozzuto recently took over from the previous Beacon Management.
I am seeing miscellaneous retrospective charges from three months show up on my account. The leasing office is unresponsive and indifferent. Short-changing the tenants for misc. charges without explanation is unethical. I'd be curious what their auditors say about their accounting practices. I won't be renewing my lease.
I will update my review if the matter gets resolved.
So happy to see others with a bad experience. I thought I was alone, that s how I felt when I talked to the office. I feel shady practices and it s not a stand alone business but a nationwide company. Beware
We live in a property that was formerly managed by Bozzuto. Management was ok, but they changed management companies and gave the residents a same day notice of the change. We were saving to buy a new home with Bozzuto and we have never received any information about our money in escrow. We are not too happy with them at this time. We love the neighborhood.
I visited the Bozzuto Group headquarters in Greenbelt recently and was blown away. The three most striking elements were the continuity of the interior design, the views from the top floor meeting suites and the flow of the floor plans, in particular the kitchen and waiting areas.
I also loved the staircase. It makes you want to forgo the elevator.
All they do is buy buildings, "fix" them up, and flip them. We've had so many property managers I can't even keep track of their names anymore. And no, Bozzuto does NOT believe in notifying it's residents in any changes of staff or policy. If you do live in a Bozzuto "community", be sure to waste all of your time on the surveys they send you. They don't look at any of them. Each time I have requested a phone call or an email, and have heard nothing in return.

At bozzutos indigo301 property two strange gun-toting men harassed then assaulted a resident in middle of lobby. The property employees and Bozzuto corporate couldn't care less and did nothing.
