I want to compliment the EMB team for timely response to recent roof leak and siding repair issue. Regina is an excellent and effective property manager who promptly addressed the issue given the urgency of the situation. The EMB on-site technician Brennan was skilled, on-time, and communicative. His supervisor Jay, routinely followed-up with me to ensure the work was getting done as planned, and the issue was being resolved. Raphael and his team did an excellent job diagnosing and fixing the roof leak, for which the cause was not easy to determine. Overall good job EMB team! And keep it up... :)

We have been on a good streak with EMB, since around the first of the year. This is the direct result of a top management shake up in the region and we ve got anew senior leader and a great account manager Nancy.

I think it comes down to the individual manager and her/his workload, which is driven by both their competence and their management structure. In Nancy, we have an outstanding community manager.

Pro s:
Large firm with national resources (they are not going away overnight)
Good understanding of the legalities of managing a multi-unit complex.
Current team in SEA, is attentive and does a good job managing complex projects
They use TownSquare as a community portal which enables board and resident communication.

The account manager is the key and if she leaves or gets overloaded things can quickly go down hill (as they had in the past)

EMB Management has overseen our HOA for 3 years now. It has been a pleasure to work with them and specifically Kara. As board President, I am in constant communication with Kara. She is always quick to respond, provides great support, and schedules all our maintenance needs quickly. Not to mention keeps all our bills paid, records kept and accounts in order. I am glad we made to switch to EMB, and glad our association has Kara.

This company is the worst! We have been trying to get a refund they owe us for 4 months. They will gladly take money, but wont give it back. Still no resolution. Our agent has called them at least 10-15 times wasting her time. Claim they sent a check and nothing ever shows up. Absolute worst customer service.

Update * shortly after writing this review the President of EMB reached and resolved our issue. It was greatly appreciated.

As a resident of White Swan condo, I have been extremely satisfied with Lisa Siegler's management of our facility. Our community was helped by another company previously who failed to do even some of routine jobs and things were piled up unfortunately for Lisa. She has been resolving these issues working closely with our HOA members. She been the most efficient, patient, responsive, and attentive manager we could have asked for. We cannot thank her enough.

As an exterior cleaning company we work with many different property managements & managers. Lisa Siegler from EMB Management has been great to work with! From start to finish she is on the ball, anytime I have had to call her she either answers right away or calls me right back. When we work with her on different properties she goes out of her way to make sure everything runs smoothly!

I am really thankful for the after hours help from Michelle Saulina. We were hit with a storm at 2 AM which resulted in a tree hitting the house and power loss. Michelle answered the emergency call right away the moment I called at 2 AM and contacted the contractors for evaluation of the situation. She made sure that I was kept informed by following up with me several times during the incident. The contractor arrived at the property first thing in the morning. Because of her prompt coordination, the contractors was able to reprioritize and relocated to our property to remove the tree, despite the fact they have many incident calls throughout the day. This fast coordination also allowed another contractor to tarp the roof before the next rain hit.

After the storm, the property owners had concerns with a leaning tree that might become a safety concern in the future. I called Michelle the next morning and she was already aware of it and was on the case to. This type of ownership is just impressive.

If i could give EMB/Associa negative stars, I would. Thank goodness our Complex is done with them! All I can do is to advise you to check the BBB's over 500 complaints; and the yelp reviews.

EMB charge us $260 a month without doing anything. Monica is the rudest person I have ever seen. We are not even allowed to speak in HOA board meeting. Hope we can fire this company next year.

EMD asked condo attorney put a lien on my acct but they did not give me any notice that I have missed one month HOA payment. they let condo attorney sent me $3k bill with a fake a ledger that show I missed couple of months payment and I owe thousands of interests and later fees. I guess EMB and condo attorney shared the profit so they taking such extreme legal action for a small mistake. That is why they don't send me a notice and did not know any information about my acct. I have lost a lot of money by hired a lawyer fighting back.

We are very happy with EMB management at this point after some growing pains when we changed management companies . The responsiveness and attentiveness of the account Manager makes all the difference in the world. If you can click with that person taking care of your property, they are responsive and gets the things done that you need, and also being proactive on issues, that is what a board needs in a property Manager. We have that in Lisa Siegler.

Community Association Manager Michelle Saulina and Maintenance Manager Jay Vickray have been great in helping the board manage our community here at Crossroads Condos in Bellevue WA. Both very experienced, they have been particularly helpful in guiding us through dealing with our many maintenance challenges that we have with our buildings that were constructed over 40 years ago.

Gloria has consistently gone above and beyond in a timely and professional manner with any task that has to do with taking care of our community.
Covid 19 was, and continues to be a daily challenge for our community and we thank her and EMB for all the communication and extra attention.

We are very pleased with the progress we have made since Michelle was assigned to our account. She is organized, knowledgeable, and detail oriented. She instituted reporting to track projects/tasks to ensure timely follow up and ultimately completion. Due to changes at EMB during 2017 we had a back log of major projects, Michelle has helped us whittle those down this past year. She is the best!

I lived there from Oct 2017 to Sept 2018. In the beginning it was such a nightmare. In early 2018, EMB restructured their team in the office, bringing a new staff, everything started to work so well. Michelle was the person who came to manage our complex. She moved from Arizona and did a great job.

EMB deserves negative stars. EMB refuses to engage in the HOA, does not fulfill their contract, most of the staff is rude, and does not respond to requests from the HOA except to provide excuses for why they can't do something or were late. Do NOT use EMB as a management company - you will have nothing but headaches and frustration and upset owners. EMB is a waste of money.

I recently worked on a repair project with Michelle Saulina and the experience was great! We were able to get in and handle all of the repairs quickly, she was able to communicate to the board and the owners frequently on the progress of repairs, and invoices were paid in a timely manner. I highly recommend working with Michelle if you can on any condo repair project!

They don't make it easy to to pay your bills. They have inferior technology and try to add fees if you can pay by check. When they send out incorrect information the do not send retractions or corrections.

I am a board member at White Swan which is managed by Lisa Siegler from EMB. I am very thankful for all the things Lisa have done for our building in the past 6 months. She is very professional, knowledgeable, responsive and patient. Before Lisa and EMB, we worked with another property management company which was extremely bad and failed to meet even the most basic requirements. Soon after switching to EMB and working with Lisa, everything started to change in our building and we are tackling problems one by one. Don't even bother trying to call the property mana...

Don't even bother trying to call the property manager. Office lady says they "don't know" her schedule, or if she even knew if the manager was in the office or not. I'm not sure why we even pay for this type of service.
And I love the way EMB keeps saying 'sorry for your experience, email us' bullcrap feedback.
If you're not going to pick up the phone, why should you even get paid?

Oh and Erik Rivera, who gave 5 star here to boost up the average, is a comedian. Look him up, it's a joke.

You know what's funny to me, working in a business...

You know what's funny to me, working in a business where reviews are a major focus for the last 5 years? When I review the submissions for the business I work for they are fairly evenly spread out over 7 years. Which begs the question, how in the world did suck a high percentage of the positive reviews for this business just so happen to be submitted 'about 4 months ago' as of this review? I have had issues with EMB for years, and I've seen and posted these reviews on my HOA community page in the past. Amazing that 4 months ago it seems a ton of people decided to turn to Google to proclaim their love for EMB, all at once, after nothing but boor reviews prior... Remarkable.

The first review I saw referenced a timely response, which made me laugh. I've been flat out ignored, and then had a community manager lie to my face in front of my board saying I hadn't made any attempt to contact her after mailing and emailing a dispute for a violation that was agreed to be removed from my ledger, yet 2 years later I am STILL dealing with this matter and may have to turn to litigation to resolve it.

Violations for waste receptacles where the violation date listed was a collection day, this wasn't the issue I had, but I've seen first hand that's the service you can expect from EMB...

We have had a great experience with our CAM, Lisa Siegler. Our community is new to property management and she was super helpful getting us educated and transitioning our association. She visited our community, met with all of us and got to know our situation. We joined at a time when we were taking on a big community wide repair project and she helped us get through that on top of all the normal things she helps associations with e.g. operations, collections, outreach, meetings, etc. Lisa is easy to work with, and its been really great for us. Our HOA has been using EMB Associa through its many incarnations, this last one was roughest yet. Over the past 6 months they seem to have gotten their bearings again and have hired some really good people, refocused their customer service, and commitment to their clients. Floryn Edwards out of the Bellevue office has been a one of their best additions and a solid voice for our HOA. Assoca and Lisa have helped us get on track financially and they just make running the association so much easier for the board. Our experience with Associa EMB Management has been exceptional. EMB Management took our newly formed HOA through a difficult transition with our previous management company and helped us create a HOA that any community would br proud of. This included new reserve studies, 2019 - 2021 budget preparation, revised policies and procedures, tax audits, dues billings, accounts payable and legal counsel. Simply said, EMB Management has been a part in all of our daily activities. For the homeowners, Townsquare is a real bonus and for the Board, having real time information available on line for all our accounts is perfect. In closing I would like to say that Lisa Siegler, our Community Association Manager, has been absolutely fantastic to work with. What I appreciate the most is the timeliness of her responses combined with her knowledge and "Let's get it done" attitude. Terrible, terrible property management company. Delayed communication or no communication at all. They don't return residents' calls and have horrible customer service. Paying your HOA fees could not be more difficult. If you want unhappy tenants go ahead and use their services.

My recent experience has been a challenge. The lack of follow up and communication is frustrating. Although I speak to the several people answering the phones who are verbally pleasant (except Joy - poor attitude), no one seems to pass on the information (as our property manager is never available and never returns any calls). "Someone" will always get back to me, but it takes several more calls (to still not be able to reach that someone) and deal with whoever answers the phone who is usually limited in their ability to assist. Problem not resolved.

I've not had to contact EMB for much in the past but I now agree with my neighbors and others who also have EMB, we need to change management company.

I have had the pleasure of working with Michelle for the last year as a service provider for some local PNW Homeowner Associations. Though I do not live in a community she manages, I have certainly seen the professionalism, thoroughness and pride by which she conducts her daily activities as a Community Association Manager for EMB Associa. I can only imagine that the residents of her managed communities have experienced and witnessed similar positive traits.

Samantha to the rescue! After working for approximately two months to get an answer to an account question, sometimes waiting up to three weeks between replies from another EMB representative, Samantha stepped in and fixed everything. In my frustration I abandoned emails and cold called this office. Samantha answered the phone, understood my frustration, explained the account discrepancy, and closed a related ticket - ultimately fixing my issue AND saving me $50. She is friendly, knowledgeable, and perhaps most impressively? She received my request days before her vacation and remembered me and my question after returning and jumped right back in to wrap things up. Thank you!
