This company took over a community in Central Flor...

This company took over a community in Central Florida that was doing well, flourishing and has ran it into the toilet. The laundry facility on property has about 10 dryers and 12 washing machines; only 3 dryers and 5 washers work. since June of 2017 I have asked why these have not been fixed- it's excusesville each time. The pool had lovely cabanas with couches and sufficient loungers for guests as well as tables and chairs. Cabanas are gone, destroyed by the awful residents and the neighboring community's residents, loungers destroyed, only 6 left and in bad condition. I asked about getting new pool loungers and such and was advised the owner was going to get them in time for the summer.... in June I asked again and was advised the owner wanted the already stretched thin employee to visit various resorts in the Disney area so she can purchase the items second hand at a lower rate. August ends this week and the pool area has not been fixed. There were 2 grills at the pavilion and those were note maintained and eventually destroyed during Hurricane Irma- never to be replaced. the neighboring community is worse yet those residents like to cross the yard with their dogs, walk them and not pick up after them - there is literally dog poo everywhere from them and our residents. A fence was suppose to be placed between the communities, however it has yet to happen - the fence talk has been happening since July of 2017. Artcraft took over management and fired the staff of 7-8 maintenance folks and left the community with one who they made a manager and then added another guy. 2 people to handle hundreds of apartments! The manager is never in the office as she managers another property. The other poor girl left to handle this complex is in need of support. support from a full staff and support of real management.
As for the tenants who are new to this community- i cannot believe these folks passed the background checks. Most lack common sense, common courtesies and do not care to keep the community clean. One guy runs his barber shop in the hallway of the building- who does that... in the hallway. Office cannot do anything about that and other ridiculousness as they cannot catch them...well it is because they leave early almost daily. office it to close at 530 or so and by 4pm most times no one is around. I don't blame them- this place is awful to work in, no resources, no support, no wonder they are stressed out and no wonder the good residents are unhappy.

I just brought home my newborn and had a cesarean that was in expected. He was 4 days old and the air conditioning unit in the apartment was going bad. I called it in as an emergency 3 days in a row being told they would contact our emergency maintenance man on sight and the office as it was Friday night and over the weekend. The air completely died and it was well into the 80 s. For a regular person that s ok. For a few day old baby that should be in temperatures 68 to 72 max that s an emergency. I called over and over begging for them to contact some to fix it always same answer. So I buy a standing air conditioner dropping a few hundred bucks after giving birth and stuck in one room of the apt. Come to find out their contacting emergency help for the air was to send an email to our closed office as a non emergency. The emergency maintenance man came by after I spoke with the office Monday and he was on sight Most of the weekend fixing a few plumbing issues and a water heater and they never even called him. Not only did they endanger my child s life and I have to spend hundreds of dollars a day after being released from the hospital and surgery but apparently my kid isn t important enough to call the man on sight. But a toilet that s clogged is.

Now it has been two years that we have lived here. It has changed management companies once and Office managers 3 times.
Vicky has a very unprofessional nasty and very rude disposition. The corporate lady i spoke with was no better. Vicky argued with us over 62.00 about when the keys was to be turned in. She would make you want to leave. She stated she don't like children. She comes off to be racist. Our experience living there wasn't very pleasant prior to our exiting. We paid our final fees as we exited. We received a statement with more charges (trumped up charges) that is ridiculous. My opinion too expensive dont let the glamour fool you. Artcraft is a nasty and rude management company. We would never go back or recommend it.

7 years later i find out that my time at this property still comes back to bite me i lived here while on active duty and when i got pulled back to the barracks due to a demotion i was bombarded for a letter which i delivered from my command. That i was no longer able to live off base. This company cant treat servicemembers like this it aint right

My sister and brother in law moved into their "The Gardens on Timberlake" Property in Lynchburg Va earlier this year when they relocated back to the area. They were so excited to find a nice, gated, clean place to live at a relatively affordable rate. My fiance and I had also moved away and discussed possibly moving here as well when we returned to the area. YEAH NO! After the experience they have both had this week with management and my brother in law's car being towed in the middle of the night on a SATURDAY when the towing company is closed the next day (for those of you that don't know you have to pay a fee for someone from BeeLine Towing to meet you when they are not open in order for you to get your car back or they will charge you $200+ a day for your car to sit there if you don't want to pay the fee for a Sunday retrival- it was well over $200 for him to get his car out on Sunday) was just the tip of the iceburg. It seems like every week it is something new going wrong with the property management or even the buildings themselves and they're having to shell out more money to fix things that were not their fault to begin with. For a recently married couple, trying to start their lives together, constantly having to come up with more money you weren't expecting to pay NOR did you agree to paying to begin with, is just ridiculous and frankly awful customer service. The parking issue is a huge one but I know there are also many other issues as well. Very disappointing to say the least. And to top it all off, any time anyone tries to challenge the property manager or even ask a simple question, they are met with threats and utter disrespect. Have you all forgotten that your residents PAY YOU TO WORK FOR THEM? That's how the industry you are in works. I would never bring my business here and I hope no one else does either.

I have resided at Eastwind Apartment Homes since 2005. We have been through 3 management companies since then, and I am happy to say that this company has made the most changes to the property for the better. We finally received new windows and the sidewalks were corrected that were uneven. I look forward to seeing what they have planned for the future. The staff at our location is professional, friendly and helpful. They understand that we are real people and provide the best help they can when a situation comes up or happens in our lives. The maintenance performs requests quickly and they are also super friendly and trustworthy. Our family feels more like living in a community than just renting. We enjoy living here and will til we make the move to owning our own home.

Horror, complete horror and I lived with this for the last 3 months of my lease. The management claimed my carpet had to be replaced in order to take my deposit, full disclosure the apartment was not cleaned to standard but I was forced to live in an unsafe environment at Bella Terraza in Jacksonville, FL. Bella Terraza means Beauty Terrace, they should change the name to Muy Feo

Iv only lived here for 2 weeks first they wouldnt let me do a walk in on the apartment which i know why.. Water stains...rusted nails that are sticking out plumbing issues that I wrote on my move in checklist..all the door knobs are different colors. To top off I told them about the shower they told me its been broke for years and would not fix it..now i have water leaking downstairs into my apartment all over my computer printer..they came and did an inspection with corporate where in front of corporate he promised to atleast fix the rusted nails poked out and noone has come..all while theyre closing service tickets that have never been finished dont rent here I can already tell this is going to be a horrible leasing expirence. They close out my tickets without even looking at anything. I do property maintanence at another property this is the worst I have ever seen...they charge you 9.50 every month for a fee they didnt tell you about.

ArtCraft has consistently ignored my emails, sent maintenance into my apartment without informing me, and double charged me for rent and premiums. The Suites at Port Warwick used to be a good property for CNU students and other young people in the Newport News area. Now, I would never suggest that anyone move here. It has gone completely downhill since ArtCraft bought the property.

<<<RENTERS BEWARE >>>. THIS apartment complex was the worst choice we could have made from the onset- PERIOD !! Our experience there was horrible. First of all they lied to make us interested, selling us on the club house and the pool. After already paying upwards of $1,800 They still expected the tenants to pay to use the clubhouse for functions and or parties. The clubhouse closed everyday at 5:00 so when everyone got home the club house is closed! Unlike the apartment complex adjacent to them (Bainbridge 3200) their clubhouse has 24hr access and you can utilize it for functions/parties for FREE. We had several functions there for FREE !! The staff there is friendlier as well. The staff at Hampton Roads Crossing treated my family and guest so badly I had to contact Corporate Office. Shortly after I contacted Corporate office Vicky appeared and they seem to have whitewashed the front office. I'm assuming that if you change the ETHNICITIES up there things will definitely change-well, WRONG it got worse. They can't even pay the tenants to participate in ANYTHING!! Even with giveaways and free items!! The claims of luxury when all of the fixtures are basic at Best. There is not one thing I'd call luxury there. They moved us in on unclean carpet with hair barretts, rubber bands, pet stains ect, nasty bathroom, nasty stove, you could still see where the previous family had placed all of there furniture. I wrote to them in the beginning to complain about them allowing us to move in on unclean stained carpet. NOTHING was ever done. We had the carpet cleaned and the carpet cleaner left note on the receipt stating that the carpet was beyond cleaning and needed to be replaced. We move out and they send us a bill and charge us for the nasty carpet!! I'm an event planner and at times I'd have to place an item or two on my balcony until the following day of an event. Vicky attaches a note to my door that has inferiorated me to THIS day. The note had a picture of a ghetto with clothes and other items strung along on clotheslines. I was and am thoroughly offended by THAT note that was on MY door. That was RACIST!!!. Just the thought of her searching the internet for THAT pic makes my blood boil. While we're paying upwards of $1,800 we find out that there are families in this LUXURY apartment home complex renting through section 8? What the heck is going on at this place and HOW and WHY is any of this being allowed? That apartment complex was always crawling with cops. They were living in every building. We got so sick of the cops knocking on our door at 11:30, 12:15am and even 1:00 in the morning asking if there was anyone in OUR apartment smoking weed...!!! WTH?? It was like being tortured and having to pay for IT..!! We HATED IT OUT THERE!!! I went to the office three times, starting in December to notify them that we would NOT be renewing our lease and that we would be on month to month after Jan 4th 2017. Each time they tried to make me sign a 60 day notice. I told them it would not benefit me in signing that because we definitely would not need a 60 day notice because the home that we would be moving to would be completed well before 60 days and we wanted to remain on the month to month. What happens? We pay our rent, move out and they send us a bill $798 for the nasty carpet and $3,600 for failure to provide notice. ALL the while they KNEW we were moving!!!-"It's this biggest FRONT and load of lies I've EVER experienced in ALL my life. Needs to be before a judge. For SURE!! WE feel like Artcraft Management definitely owes US. <<< RENTERS BEWARE>>> THAT'S MY OPINION...!!!

We live at "The Gardens on Timberlake". We signed a lease with free parking for both our vehicles. A month ago they changed the policy to where they gave us ONE decal, and said if we wanted 2 we could pay $100/year/car for it. If not, we can either park in one of the "visitor" spot or OUTSIDE THE GATE that we pay a lot of money to live INSIDE of. This is a violation of our security and our rights. Speaking to our property manager did absolutely nothing and speaking to HER boss was even worse. My husband was coerced into signing the addendum by them making it seem like he just needed to go pick up a decal, but when he got there, they told him he HAD to sign or he wouldn't get the decal. This is ILLEGAL. They will not change the policy and they will not let us out of our lease. We are in touch with lawyers and will be pursuing further action. DO NOT RENT FROM A PROPERTY THAT THIS COMPANY MANAGES!!!!!!!

This Review is FAR over due as between a car accident and other family medical situations arising it had to be set to the side. However I don t plan on letting this go and think anyone looking to rent under this management should have all of the information since I know reviews like these are what helped me decide when I was looking to rent. My boyfriend lives in the pointe park apartments at the southside Jacksonville location and when visiting him one morning the maintenance guys lost control of a golf cart that ran into my car and left some pretty extensive damage. When speaking to the office staff they told us they were new to management and didn t have any insurance information they could give me at the time but would call head of manaugement after trying to be understand of the accident and the transition they were in I went ahead and filed a police report after feeling like I was given the run around. I finally within the time span of a month got through to someone who then questioned the quote I got for the damage and refused to pay the amount needed to cover it. Both doors had damage that required them both to be completely replaced and the electric to be rewired. The restoration place I chose was also the only place that still carried the correct paint match to my car and I told them they were the only ones I trusted to do the repairs since I have experience with their service, eventually spoke to someone else who said they would reach out the restoration place and get this settled it s been months with no contact or answer and I m officially done. I will be posting this review anywhere I can. I was willing to take whatever they wanted to settle for just to be done with this mess but they were unable to even do that.

I live at one of the properties managed by Artcraft called The Gardens on Timberlake in Lynchburg Va. They are the only gated community in the city, the rent is over $1000 month - yet the complex can't afford to allow residents to have 2 parking spaces without "charging" tenants $100 per vehicle per year fee when you have more than 1 vehicle as of June 1st 2018 or they will have Beeline Towing company tow your car for a $240 fee. You do have the option of parking your car outside the gates but why do this when you pay to live in a gated community. This was NOT part of the lease agreement i signed in March. I spoke with Ashley today at Artcraft who told me that they COULD change ANY part of a lease agreement without your consent as long as they give you a written 30 day notice, and that Artcraft stands behind what the complex is doing. I watched as at least a dozen of my neighbors vehicles were towed from inside the gates this past weekend, where we think we are safe. One lady chased after the Beeline Towing Co truck as he took her car away yelling that she lived here and what was he doing when she was parked in a space. I have 8mo until my lease is up/ there are a lot of tenants who will be moving when their lease is up. This is a horrible management company and the apartment complex has horrible office employees. I do not recommend anyone move to a complex managed by Artcraft Management.

She gave me the website and number and I was able to leave a voicemail for their office. I will most likely be moving into one of their properties based off the experience I received today.

Best, most responsive management company I've ever dealt with. It called a couple of times because they noticed unusual things like a window that was in a jar or my door that was open because I was out checking the mail and got distracted. They've been very proactive during the covid-19 crisis, constantly communicating with us. They maintain the grounds and the rent reasonable.

The people you choose should maintain a level of professionalism when dealing with the residents and the one i just spoke to needs to be retrained along with their staff so they can represent Artcraft Management in a better light...

I have never experienced worse customer service than I have with Rachel Snoddy at the Overlook at Stone Spring. I was charged fees that were NOT outlined in my check out agreement provided BY the property management. I replied to her with questions regarding the charges. They were not only ignored but then she proceeded to escalate and send the charges to collections without ever responding to my inquiries. A repulsive lack of customer service.

I currently reside in Avalon Townehomes here in Hampton Va. & I must say this has got be the most expensive Government (The Projects) funded development I ve seen... I pay over 1200 a month for rent and I have to beg for things to be fixed in my unit.. they don t have any say so what so ever on the street parking ..example; if your neighbor decides to house non lease tenants ,the lease paying tenants won t have the extra parking for themselves or guess..which is very unfair for the amount of rent that s paid..also it s very hard to get maintenance in your unit it s always a different excuse (1200 a month)...& don t be short on your rent because you receive threatening letters about eviction or some sort of court process..I have received letters for 25 cent due immediately...but I still can t get anything fixed in my unit....As of right now I ve contacted Fair Housing on a couple of things z... so I say that to say this if your planning to move to Avalon TownHomes in Hampton Va , be prepared to be stressed and bullied....

I needed to post this review to save anyone looking to deal with this management company, or rent any of their properties, as they treat their tenants like complete garbage with zero care about anything, other than money. The complex we lived at was poorly managed at best. We moved into a new building nearly a year ago, which constantly had leaks & countless other problems. Halfway through our lease we got neighbors above us which kept us up for over 350+ hours, between 12 Midnight- 5 A.M., in a 5 month span, to the point we were completely miserable here. When it wasn't our neighbors keeping us up, it was the creaking pipes that would wake even the deepest sleeper up. When brought up to management they said there was nothing they could do about it, even though they never even tried to look into the situation, never tried to look at our documentation of hours lost, and videos taken of the noise. They could care less about the suffering the tenants go through as long as they get their paycheck. It got so bad we had to move out of this place before our lease was up, and management & ArtCraft has fought us every step of the way, with zero regards for our situation. They will try and hold you to your end of your lease agreement, all while breaking their end of the agreement every step of the way. Some of the practices of this company are illegal at best. I would never recommend this company, as a tenant you will be miserable with how they manage, as someone looking for consulting, this is the last company to go to, as they cannot even build, yet alone run their apartments in a decent business-like manner. This is just one of the MANY problems which we will be posting reviews about.

I had a wonderful experience with the office staff. Quen was absolutely amazing and very helpful in showing me an apartment and explaining all the move in details. I felt very welcome and excited to think this could be my new home. I highly recommend this apartment complex to anyone who is searching for a new place to call their home.
