It took over 6 months to do a refi. I would go weeks without hearing from them, calls not returned, my file was passed around and no one could give me updates, even supervisors. I have bought at least 10 houses in my life and this refi was a nightmare.

We called to qualify for a VA One-Time Construction to Permanent Loan. After several minutes of navigating a phone tree, a voice answered on speaker phone. It was difficult to hear him and he moved closer to the speaker, which helped. After telling him what we wanted; he told me the seller would have to accept the lender's terms. He never stated or elaborated "the lenders" terms. I ask further if they allow draws during the construction process and attempted to explain our needs. He said they allow 5 draws and proceeded to tell me the 1st would be 10% of home cost the 2nd would be the remaining 90%. Not sure what 3, 4 and 5 would be. Since the math on draws wasn't adding up at a loan company, I was already deciding it was unlikely we would use them. However I was relieved of the decision, when the rep recommended I contact a credit union. We're already involved in another bank that's far more competent, so we'll go back to them. Their only fault is a slightly higher interest rate than I was expecting.
I'd consider losing a toe before I would ever deal with this company again! I don't know why but I stuck it out through the loan process which was incredibly rough. Then, after 1 year afr sold my mortgage to another bank and this other bank raised my mortgage for absolutely no reason as my escrow amounts stayed the same. Shame on American Financial Resources!! Oh, and last but not least, the agent that was such a nice guy during this entire debacle would not even return my calls when I first closed on the mortgage. (I guess he figured he hooked another one.) I left message after message and even tried him on facebook...what a scumbag!
This company offers specialty products like DPA and One time close but they have no clue how to underwrite these files. There are too many hands in the file one doesn't talk to the other. One clears them then the other adds them back. They just about denied a VA loan for disabled veteran at the point where they should have been issuing a clear to close and after a lot of pressure on them finally approved. It goes on and on...... I do not recommend this company and I have been in this business for 25 years and never seen such incompetence across the board.
The team I dealt with at eLEND made my somewhat complex transaction (relocation), simple and straightforward. My loan was transferred to this company after I closed. Everything seem to go fine until I wanted to refinance and that's were the unorganized nightmare began. In the middle of refinancing my loan, my taxes were paid, which was a shortage and nobody caught it. So, I went from $200 in closing cost to $3K+ in closing cost and lowest they could get it down was $1,800+. Needless to say, I never refinanced. I'm afraid to give it one more try.Nobody knew that my taxes would pull at the end of November and there was a shortage amount. eLend did know what American Financial Resources was doing and/or visa versa. I walked away feeling jolted. I forgot the only person that was trying so hard to make things work for me was Nina Morales. If I could, I would give her 5 Stars! She felt my pain and tried every avenue to make it work.
This company bought my loan and they have been great. lowered my rate by more than 15 and have always answered any questions that I had promptly and professionally.
The employees of this company have no clue what is going on at any given time. They breach contracts, do not follow federal guidelines with FHA loans, and do not take responsibility when they make an error. I ve contacted the Better Business Bureau and the Chief Compliance Officer to no avail. Due to an accounting error, they gave away $4000 of my money to the wrong party and refuse to make it right! I would NOT trust this company with your money. The employees and the company s Executives lack any moral compass and can not be trusted.
The closing took 5 hours today. Too many cooks in the kitchen, a deal that would normally take 6-8 weeks ended up taking over 12 weeks. I represent the seller and I felt really bad for them. The buyers were also very patient. The mtg company, disorganized, kept asking for paperwork that was sent to them months before, issue after issue. Would never recommend this company.

I NEVER HEARD FROM RONALD GARRETT AGAIN. FINALLY AFTER ANOTHER DOZEN OR SO PHONE CALLS I REACHED ONE OF HIS ASSOCIATES AND SHE SAID SHE NEVER RECEIVED THE PAPERWORK FROM RONALD GARRETT AND SHE HAD NO CLUE WHAT WAS GOING ON. DEAL IS NOW DEAD BECAUSE THE LAND WAS SOLD. THE HOME BUILDER I AM DEALING WITH WAS READY TO GIVE ME A DISCOUNT TO USE ANOTHER FINANCIAL INSTITUTION BECAUSE HE SAID HE HAD TWO OTHER HOME BUYERS DEALING WITH RONALD GARRETT AND WERE TAKING EVEN LONGER THAN MY DEAL WAS AND HE ALSO SAID THERE IS A COMPLETE LACK OF COMMUNICATION WITH THIS COMPANY AND RONALD GARRETT. We closed on our house in Florida three years ago with AFR with no problems. Since then I have had no problems communicating with them or retrieving my monthly statements from their website. They notify me every month by email when they receive my mortgage payment. I recommend them to everyone.
Wish I could rate negative stars. They lied to us every step of the way. We did everything they asked for and they would always come up with another reason we could not close. We have lost $1500 and are now homeless. The president of the company had to step in to finally get it clear to close. Then all of the sudden we needed a survey which was never mentioned before so we got it done was another $675. I kept asking for the final disclosures and never got them as they always said they were still working on them. I got to the title company on the day set to close and they finally told me closing cost were going to be $2000 more than what I was originally told. They said part of it was due to as now they could only allow the seller to contribute 3% after the seller had already agreed to 5% and had already signed off on everything. We now have no where to live at including my mother who is 62 and disabled.
The experience with the eLEND team was phenomenal. I was able to close on time even though I encounter major hurdles with the property I was purchasing. Really excited to have chosen eLEND for my financing needs as I was able to experience our process from a consumer standpoint and felt very confident every step of the way that my loan was being worked by top notch professionals.
I wish I had read these reviews before doing business with this company. I implore anyone who reads this to NEVER DO BUSINESS WITH AMERICAN FINANCIAL RESOURCES. JOEL YOQUELET is either the laziest or most incompetent person I've ever dealt with...and I mean EVER. He doesn't return phone calls or emails and shows no interest in getting things right. Similar to others, my loan processing was slow and painful. I wanted to refinance two homes, no cash out, 50% loan-to-value...should have been simple. It took three months to close, underwriting always needed "one other piece of information", which was never needed from me, always from some mysterious underwriter within the company. When we FINALLY got confirmation from AFR that they were ready to close, no one followed up to set a closing date/time. Instead, I get a call from the title company at 8:45 am saying they received funds on one of the loans and apparently we had an appointment at 9:00 am to close...the title company was just as surprised as I was. When we got to closing, the loan documents did not reflect a credit that had been agreed to previously and, even better, didn't include me as the borrower. Even though I had been the only person dealing with the company for three months, only my partner was on the note. All of the paperwork had to be redone, re-signed, etc. and, because of all the hassle, we closed without the agreed upon credit with the assurance from JOEL that we'd be made whole after the closing. We are now nearly one month later and the credit has still not been resolved. I've started emailed JOEL on a daily basis and will do so until I have a check in hand. This is a long post, so if you go this far, I will reiterate...unless you want to lose every hair on your head trying to get a deal done with these guys, avoid AFR like the plague.
I'm a Realtor, so I have plenty of horror stories regarding difficult banks and stressful closings. When me and my husband finally purchased our own home, it was financed through this company (whom I had never heard of before). We got a notoriously difficult loan to suit our needs (Fha 203K), and it took exactly 3 months to close. It was the most complicated deal I have ever done, but it wasn't because of this bank, it was just the type of loan. The loan allowed for a certain amount of money to be paid to a contractor at close for repairs on the home, who had 3 months to complete the work, and then would be compensated the rest after an appraiser signed off on it. Bad weather held work up a little longer than anticipated (but not for too long), and we were diligent to stay in communication with this bank over every hiccup. Every time I called, I spoke to a real person, who didn't make me go through minutes of account verification. Surprisingly, they seemed to always know who I was just with my first name. The loan itself is not too great (not this banks fault), so we're refinancing now that the home qualifies for VA financing condition-wise. I couldn't locate a mortgage statement quickly enough to send to the lender who is helping me refi, so I called this bank to see if I could get a digital copy. The number I called to do this did require some account verification, but within minutes of talking to customer service, I had a digital copy in my email, which I responded with a "got it, thanks!" and he responded with a meme of the guy who plays God on Bruce Almighty with his hands outreached and the caption "you're welcome." I don't know, it's just little touches like that which compel me to throw my review in the mix to counter all the bad reviews this bank seems to have on google. They deserve a higher rating. They have far exceeded my expectations.
American Financial Resources is a Shoddier, one of the worse places to try getting a mortgage loan. They do not understand FHA Guidelines, consequently causing me to lose thousands of dollars without getting a mortgage.

The most frustrating company I have ever worked with! The phone loop is rediculous and if you can get someone on the phone chances are they won t be able to help you.
MONTHS after our mortgage was bought by another company, they have yet to transfer our payment to that company (who is now threatening us with foreclosure). Each time we speak with customer service they swear they're on it and it will be taken care of very soon. Each time of many. We're filing a complaint with the Consumer Financial Protection Bureau.
A complete and total nightmare!! My loan officer chose this bank, we all wish he had not. My realtor has never seen anything like this in her 28 years, constantly putting us off, asking for off the wall information and docs, and then taking FOREVER to get back. Currently at 10 days since last time they asked for more information and still have not heard anything. Very typical. Contract has been extended 4 times and if they don't get their stuff together, it's going to be 5 pretty soon. Don't know if the seller will extend it again, this company may cost me my home.
No exaggeration, being completely honest, but truly the worst company I've ever had to deal with, and the only thing they seem capable of doing is constantly finding new ways to screw up. Completely 100% incompetent on every, single solitary level. Satirical, almost. Every time I think I'm done with their incompetence they keep finding new ways to disappoint me.
Where do I begin. My husband and I were matched with AFR through a Broker that we trusted 1000% so we knew this would be a quick and easy process just like our experience with the Broker had been on a previous property. Well boy were we wrong! Our loan got to 191 days, for something that was supposed to close in 30-60 days. We provided every single document requested, we were told on the 191st day by the broker that we would be cleared to close within a week. That week passed and nothing, meanwhile my builder has decided he no longer wants to work with my husband and I because he no longer trusted our financing (how embarrassing). So at day 200, we requested that the madness had gone on long enough, and we asked to withdraw the loan. Went with a local bank the builder suggested CLOSED IN 30 days!!!!!! Never heard back from AFR until day 228, and it was a letter denying our loan application HOW?!? and we withdrew the loan. I have never in my life dealt with such poor customer service and continuous dishonesty. I should have read these comments before I was involved with them but it was too late! Whatever you do, DON T DO iT!!!!! I have never cried so much in my life.

I refinanced two other mortgages and purchased a new property in less than 60 days while there still asking for documentations to refinance my mortgage. This company is soo horrible I miss out one house and lost money because of them they wait until the last minute for unnecessary documentation then dont ever want to answer they have made my 1st time home buying a living nightmare not only stressful and be pregnant full of tears and worry because I might lose another home so this will be my second because they are taking to long to clear to close or even reapproved something I have meant every challenge they gave me and still they take there time when its effecting me and my family so they take there time please people stay away from them you will not close on time and will lose money.... !
This was my first time buying house in US and I was not very much aware of procedure for getting house loan. While browsing online I found Eland and they immediately called me to provide all the information.
I am glad that I chose them and today I was able to close the loan.
I had a good experience through eLend. John Vega was very professional and always answered my questions very quickly. Earlene Williams was my processor and she was very nice and responsive. Admittedly, it was frustrating at times but what loan application process isn't? I closed within 45 days which I think is reasonable. The trick is to stay on top of it, email your loan processor on a daily basis (squeaky wheel). Stay in front of them, ask questions. Yes, they kept coming back asking for another document but that happens in most places. The underwriting was my sticking point but once I satisfied the underwriter with the documents they required (some requests were quirky), it fell into place pretty quickly. I have yet to make my first payment to them since I just closed two days ago, but hey, it's mine now and I'm happy. I would use them again if I ever buy another home.
What a Joke this lender is!!! My score is in the mid 700's and the forced my appraiser to drop his appraisal price by thousands of dollars and in the end they decided not to do my refinance unless i refinanced only what i owed on my home.
They blocked me from taking any equity. The government says the banks are free'd up and the economy is turning around, YEA RIGHT!!!
Background: I've lived in my house for 6 years, and have known for the past 2 that I should refinance and get a better rate. When we decided to get a pool for that back yard, it was time to go ahead and refinance and get cash out for the project.
I started out working with Mark Amelio via eLend, and was quickly approached by my existing mortgage company (the bank with initials WF, claiming to be Number 1 in lending). I decided to give my existing bank a try (and told Mark I was going elsewhere). I ended up getting a non-workable appraisal, far below other values in my neighborhood for smaller homes, and other challenges with the bank, thus killing the deal with my bank.
I went back to Mark Amelio, and picked right up where we had left off - even able to keep the original rate lock where it was. In fact - they were able to adjust and do better than what my bank had offered. I paid for a new appraisal, and 3 weeks later, we closed without a hitch. I never had difficulties getting Mark or anyone else from their organization on the phone. They were very responsive, called when something was needed, were exceptionally professional, and did what my bank couldn't do.
Keep in mind - I fully understand that certain things are out of the control of the original bank, but as a client with years of paying my mortgage on time, exceptional credit, and the goal of reducing my payment, one would think a bank could do more for an existing client. Oh, and the lack of returned calls and other engagement - that came from the big bank.
First of all, let me start by saying I m a Realtor in Ohio and have closed over a hundred real estate transactions with dozens of different banks and AFR was by far the worst experience I ve ever had, period. I regretfully used them through a broker in my local area to purchase a manufactured vacation home out of state, because my regular bank would not lend on this type of property. They missed deadlines, made me pay for the most expensive appraisal/application fee I ve ever seen and the employees were generally confused and incompetent throughout the whole process. Their communication amongst each other is terrible, and neither myself nor my mortgage broker could ever reach them when we needed an answer to a question. Because of their incompetence, mistakes and missed deadlines, I nearly lost the property I was buying due to the seller being fed up with waiting for our closing. Stay away at all costs!
The rates are low and my loan officer from AFR Ginny T was very kind and patient. I appreciate her hard work will be closing today. AFR may be slow but they are thorough to make sure it gets done right. Also Rachel C from Florida credit union was my broker for this purchase and we were on the money quick with what ever was needed. I recommend not going it alone with just AFR having Florida Credit Union s help was a life saver.
Harikleia Triano was awesome to work with! She made it quick and easy. I would highly recommend her and American Financial Resources. By far my best experience.
My experience with this company so far has not been a good one. They do not follow up or follow through with what they say they are going to do. They say they will call back with answers or they say they will have a manager call back and it never happens.
This company is absolutely horrible. I am convinced that the customer service department doesn t exist. Sat on hold with customer service for over a half hour listening to Mozart, without ever getting to speak to a human. Your call is very important to us. BULL.
If I could leave 0 stars I would. As the sellers, this lending company is highly unprofessional and has delayed closing twice with poor communication. Our agent contacted them 24 hrs prior to latest closing and the best they can say is stop bothering us we will let you know when it's clear to close.
I recently purchased a house in NJ. As we know the process can be very daunting. American Financial Resources/E-Lend made sure the transaction went smoothly. Joe Amelio worked with me explaining my options and was able to make sure I received the best possible rate. The exchange of documents was easy and the communication along the way was great. I would recommend using American Financial Resources/E-lend for your mortgage needs.
First home buying but this cannot be how this works. I've fought with them for a whole month if not longer on gettin appraisal approved. Worked very slow and also very rude. I wouldnt wish this company to my worst enemy when buying a home

Don't use them. They keep charging my account for payments, even though they transferred the loan to a bank. Now I am going to get a run around to get my money back.
I was having a very difficult time finding a bank or finance company to finance my home purchase due to the large piece of land and the fact that it had a single wide mobile home on it. I was turned down by at least 4-5 different companies and then I found Elend on a web search. It started with Renee who answered every question I had and had to re-explain a few things too me on a few occasions. She always responded either by phone or email in a timely and very professional manor. As I progressed into the loan process, Kelly began to be my primary contact person and she too was very prompt with my realtor team and myself with getting all of the paperwork and inspections done. My realtor was amazed from day one with the customer service and speed at which the loan process took place with Elend. She has had some bad experiences with out of state lenders but she told me on several occasions how impressed she was with Elend. Thank you for the great customer service and I will tell others about your company!!
I'm really having a hard time understanding how this organization functions. It has taken them 2 weeks to process conditions that should've taken 2 days. NEVER do business here. May this company go out of business ASAP!
I refinanced with AFR (eLend) and I can honestly say it was a pleasure to work with them. Lowered my rate, cut a few years off my mortgage. They were super helpful during the process. If I needed them, they were available for a call, but mostly done online (which was very easy to navigate and convenient). Highly recommend!!
Closing was supposed to be today. Yet it got pushed back to 2wks, because the person handling my file did not process it on time, made mistake and continue asking for unnecessary papers and the same papers over and over. False expectations and hopeless at this point.
Had them working on our loan we are $2600 into this thing and still can seem to close. It's been 5 months. My lender can seem to get these asshats to return calls or emails in any thing shorter than a week, absolutely zero punctuality and they could give a fk less about you, save ur time and ur money.
I am a Realtor in South Carolina and AFR was the worst lender I have ever worked with. They are extremely slow at getting back to you, and if you need a home to close on time DO NOT use them. They will delay your closing, and most likely cause it to fall through. Very unreliable, unprofessional, and I wouldn't recommend them to my worst enemy. It honestly seemed like they did not care about my clients at all.

The worst closing I have had with a bank in my 20 year career as a loan officer. They took 4 months to close my customer's loan. They kept saying they needed docs that were clearly seen by us in their website. They pressured me to lock my customer and if I had, the lock would have expired due to their dragging out the process and the customer would have had a higher rate. Once all conditions were sent in they decided at the last minute to add two more conditions that could have been asked for earlier in the process and that caused the loan to take another 10 days to close. The account rep was rude and defensive and took forever to get back to us. Internal staff just as bad. Ugly and embarrasing experience. Stay away; whether you are a loan officer or a customer!!! If I ever have another loan that would have to go to them because no one else offered the program, I would save myself & the customer the frustration and pass on doing the loan. A two year old could have done a better job on this loan than they did !!
We refinanced with them 4 years ago and our property taxes come out of escrow but every year they can't get them paid on time. They are less than $30 a year and every year they pay the first installment on time but they never can get the 2nd paid. I started calling in October when they were due and to this date they still haven't been paid and have increased 10 xs the amount they were supposed to be. I have called every month trying to get them paid. Very incompetent people working there.
AFR does refinance mortgages through a marketing subsidiary ELEND. The company does not provide good service to the applicants. In Sept'16 we applied and in Dec.'16 they withdrew their mortgage rate of 3.22 to raise to 4+. The employees were so incompetent that the loan was never completed. Very slow, poorly trained, etc. We suspect that ELEND realized that mortgage rates were rising and wanted out of our refinance. Unfortunately the BBB of NJ can do nothing and AFR refuses to reimburse us the $500 out-of-pocket expense for an appraisal. BTW, couple has 800+ credit scores, no debt, etc. Avoid this lender.
I hate this place they change my insurance to 2500 for no reason changing my payment from 860 to 1130 they are now keeping my money its gone forever I will refinance as soon as possible months I have been fighting this so feed up
Worst customer service ever, I would not recommend this company to anyone. Please do research on them, they will bend over backwards for you in till you get the loan then you can't reach anyone on the phone and when you do they are lazy and don't want to help you.
Absolutely awful company. I had surgery that put me out of work for 4 months. Being proactive I asked to have lessened or deferred payments. They said during the review I would not need to make payments and after two months we were allowed to make half payments which we thought was very nice of them. However they then reported us to the credit bureaus as having delinquent late payments and when I was able to return to work the increased our payments from $600 to $1600 saying we had plenty of disposable income. We explained to them that we had 5 children so there is no disposable income especially for that kind of increase and their reply was our numbers don t care how many kids you have. Do whatever you have to do. But I can say I fully regret ever refinancing with this cutthroat company

Highly recommend!!! Bill Carroll and Kelly were extremely helpful through this entire mortgage process! They were both always available any time we had any questions (even if it was after hours). There was a point where we almost lost the house of our dreams, but Bill brainstormed ideas and came up with a strategic financial plan. He went above and beyond to ensure we did not lose our home and we greatly appreciate everything they both did for us! This is the second purchase of a home for us and we are disappointed we did not use Bill and Kelly the first time, but we know we will continue to use him for any of our financial needs! We saw the difference in customer service with Bill and Kelly and we will continue to recommend them to all of our family and friends! You will not be disappointed!
This place is awful!! They keep delaying the closing by requiring something new needs to be done. It shouldn t take over 4 months to refinance. They don t answer their phones either. We called from a different number and then someone picked up. The guy said he has over 60 closings in the process. Then why don t they get to work?! He doesn t know what he s doing, that s why. If I had that much work to do and then took this long, I d be fired from my job. Can t they get competent people to work there? I ve read many of the same complaints. They say they need another document, signature, form whatever they can think up to stall. Come on people, get your rear in gear already. They were supposed to start the process back in FEBRUARY and didn t until MAY, it s still NOT DONE and it s mid AUGUST!!
I am a contractor who was engaged by a customer with AFR to do a 203k loan renovation on a foreclosed property they represented. After four months of multiple requests for paperwork that had already been sent, rewriting the quote for work 12 times to comply with their ridiculous formatting request and putting off my subcontractors again and again because of their delays eventually they pushed the closing date out so far that the work had no chance of being completed on schedule. Still they pressured the buyer to put down "unrefundable" deposits to "hold" the property when I'm certain they knew the project wouldn't go through. This company is predatory and they will take everything they can from you with no regard. I can't stress highly enough if you are a buyer looking for a mortgage stay clear of these guys, if you are a contractor don't get involved, I wasted 4 months of my life trying to work with these people thousands of dollars of my time only to watch them torpedo every effort
