We called to qualify for a VA One-Time Construction to Permanent Loan. After several minutes of navigating a phone tree, a voice answered on speaker phone. It was difficult to hear him and he moved closer to the speaker, which helped. After telling him what we wanted; he told me the seller would have to accept the lender's terms. He never stated or elaborated "the lenders" terms. I ask further if they allow draws during the construction process and attempted to explain our needs. He said they allow 5 draws and proceeded to tell me the 1st would be 10% of home cost the 2nd would be the remaining 90%. Not sure what 3, 4 and 5 would be. Since the math on draws wasn't adding up at a loan company, I was already deciding it was unlikely we would use them. However I was relieved of the decision, when the rep recommended I contact a credit union. We're already involved in another bank that's far more competent, so we'll go back to them. Their only fault is a slightly higher interest rate than I was expecting.
