This hotel has a lot of potential. If I was interested in investing in hotels, I would ask the owner her price. It's sited on the edge of a rock cliff face, with dramatic views of the ocean and the Karon beach. Close enough to Karon to reach it easily, it has enough space between it and the town to maintain its elegance.
The grounds, rooms and restaurant were well thought through and are in good taste, taking advantage of the area's natural beauty and picking up on the traditional thai aesthetic without being slavish. The staff are friendly and gave us a room upgrade.
Unfortunately the hotel seems to be poorly managed. Communication between different staff groups is poor, and results in a fragmented guest experience. For example, we made a dinner reservation at the front desk that never made it to the restaurant, and we had to wait 1.5 hours to get into our room after check-in because of bad communication with housekeeping. In addition to the poor integration of staff and inadequate investment in their training, small things like too few towels, too little complemetary water, an underwelming breakfast and a pool that needs maintenance all point to a management that is focused on a short term return at the expense of a long term investment that could give a much better yield.
This is a nice hotel with kind staff, and a good value - but plan on patience and go out to eat.
