Moving on Fort Benning has been a breeze! We live our house in Patton and the over all convenience of location. The elementary school is within walking distance, is brand new as of 2018, and has a terrific staff. I have never waited more than 3 business days to have a maintenance issue address, more often then not, it s the next day that I hear from someone. Pest control is a huge plus! I just submit a work order for bugs and they re usually out that week and monthly after that. Absolutely the best decision we ve made to live on post, especially with my husband being at Benning for Drill.

This is the second time i ve lived on post in fort benning and it s been great. maintenance is super quick to respond to needs and the ladies at the housing office are super sweet. makes for a great living experience.

House was great. Any issues were taken care of. Patton village is awesome and quiet neighborhood. I will begin clearing here in a couple weeks, we will see how well they get rated after that. All in all I would recommend to live on post to other Soldiers. Late nights made it better to have a 10 minute drive home.

This is our 2nd time to Benning and we absolutely prefer to live on post in the Villages of Benning. It's a supportive community, quiet and clean and safe. We've never had any issues with maintenance or any other problems with housing staff for that matter. It's a great place to live!

I just moved to Fort Benning with my husband, and we moved into the White Elephants on-post. We have thoroughly enjoyed our experience and would definitely recommend The Villages of Benning to incoming military families. The staff has been extremely friendly and helpful, and we love living in the historic area!

We have lived here for about a yr now. This is our second duty station. First i would like to say everyone at Villages of Benning is absolutely amazing and professionally while i was trying to get a house while husband was away. Secondly maintenance will go above and beyond to get the task done. Third, granted to choose the lower rent, my hopes in the future from these homes will be that they be better kept up with. Im sure that they will probably updated later one. But over all with the service and the people i absolutely love it and would recommend them to friends.

Worst experience I've had in the Army, and that's saying something. Yes, the houses are in terrible shape, but the real issue is with the women that work in the East Main Post housing office. They're conniving, disgusting people that have no problem gossiping about residents and even joking about disabled veterans. My wife wouldn't even communicate with them after only a couple months of dealing with their unprofessionalism.

Small review will update through out the years we live here. Application process was easy and got me going as soon as I found out I was on drill sergeant orders. Didn t take long to get a house ( drills have priority on housing so I can t really comment on the wait. The move in appointment was quick and efficient, she has very thorough with her inspection before we even got there. The house is one of the nicer on post housings I ve seen in my 12 years in the army and 18 years as a army brat.

1 year later: keep up the good work villages of Benning. The place isn t bad and management is great.

Living on post at Fort Benning has been a good experience for me. The work order requests I've submitted have all been completed, although the wait time could be improved (my just be due to COVID-19). The more newly renovated homes only cost ~$100 more per month, but it is very much worth it.

From beginning of this process last year to now we have had 0 issues!
We had a wonderful move in coordinator.
Pest control and maintenance are an extreme plus!
Neighborhood is clean, quiet (for the most part) and pool is within walking distance! The new 21st century school is down the street as well!
Has been a great experience so far!
We live in Patton Village and enjoy the space within our home!
Overall I cannot come up with any reason not to give 5 stars!

Personally we have had a good experience but I think it is important for people to understand that there are A LOT of families that want houses on base and the wait can be very long. We moved on after we were already here so the wait was fine for us. We kept in contact with the office and made sure that we were on the same page with information. We did get incorrect information a few times from the receptionist but if you speak to your housing consultant they are very helpful and knowledgeable. Maintenance is great they are very nice and come out quickly. There are roaches here but they are everywhere down here. We make sure to call maintenance monthly to have pest control come out and spray to keep them out. The houses are nice but nothing fancy. We are glad we made the decision to move onto post to be closer to work and in a better school district. Everyone we have dealt with in housing and maintenance has been helpful and kind.

I've been with Benning for several years and they always made my work orders a priority especially with heating or AC repairs. The staff is friendly and professional. Only negative thing to say is the wait time to get onto post.

Beautiful and quiet community. The home that the Villages provided us was in great condition! Clean, maintained, and freshly painted. Looked like a new house. Also, great 24/7 maintenance and friendly staff. Enduring the wait list was worth it for us.

I ve had a good experience with The Villages of Benning minus a few exceptions. I felt that the initial move in inspection should have been more thorough and the breed restrictions on pets is a headache and pets should be determined off of interview basis. It also deters people from moving on post because they want to keep their pets. Other than that they ve been really responsive and helpful.

The Villages of Benning has been the easiest housi...

The Villages of Benning has been the easiest housing company to work with so far in the 3 duty stations we've been at! The staff is SUPER friendly (even towards my kids), the wait time for our house was quick, and it's so easy to get answers to any questions I have! My community office is local, and it's so easy just to walk in and ask the staff on hand any questions! They make it such a comfortable experience! Also, LOVE they family events The Villages of Benning holds!

We have lived in un-renovated Davis going on 5 years and we have never had an issue with maintenance orders. Our water heater broke and we had a new one installed the same day. They always come right away if it s an emergency like an issue with the heating and ac unit .. They always send pest control the next day when you call for an appt. We also enjoy the activities they plan throughout the year, especially their decorations contest .

Be prepared to pay a huge move-in fee if you PCS and plan on moving into Indianhead. This is our 4th station. This was the only place that made us pay the prorated rent up front of 979.00. Its not worth the 1100 BAH you pay. The only good thing is Wilson Elementary School.

We moved in yesterday. We spoke with Village of Benning for 3 months over the phone and through email because our PCS had been delayed. It was such a smooth process! They understood our situation and tried to make it work for us. We appreciate the flexibility. Especially, Thanks to Ms.Jordan. She was able to find a nice house for us!

They were so helpful during our holiday PCs. Was doing everything possible to try and get us a home. Staff so friendly and helpful. Maintenance is on top of it. Getting things done within 24-48hrs of a request. Couldn t be happier with the staff.

Villages of Benning has been a pain in the butt since I have moved here. They are always complaining about something. I have lived here for 4 years now in old Custer and Upper Davis. At both communities they have had horrible attitudes for customer service. They dont try and work with you with anything. It seems like if you fix one violation, they find another violation to write you up on and they are real quick at reporting you to your unit. One thing that Upper Davis community needs badly, is speed bumps. There are so many people that speed throughout the neighborhood, but they dont do anything about it. There are multiple communities on base that have speed bumps already, why can't Upper Davis? I have been to multiple bases in my career and I have to say this housing management is the worst one I have ever dealt with. Which is sad because the base has been great for my kids and I. I would highly recommend NOT living on base, your life will be a lot less stressful not dealing with the b/s Villages of Benning management puts you through.

Recently moved here. Homes are extremely nice. Community amenities are wonderful! When we moved in the process was easy and seamless. We pointed out a simple few things that needed attention (window screens) that were taken care of immediately! Staff has been nice and inviting. We are excited to make this Home.

They don't make your housibg request active until ...

They don't make your housibg request active until after signed off clearing papers are given to them. It should be based on report date or something not clearing papers. They tell you once you clear it could be 6-9 weeks before receiving housing! There's been people waiting for 2.5 months for housing and that's before Covid. Residence of the Villages at Benning are reporting several empty houses on their blocks. Maybe hire more workers to get empty homes ready? I dont know all the answers but it sounds like this company needs to make massive changes to their policies and all military families who are being screwed by them need to contact their garrison commander and make ICE complaints. They are terrible at returning calls, or emails. The office people are terrible at communicating. It would be a lit quicker just to live off post, buying might even be cheaper than living on post plus you won't have to deal with the nonsense of these people who are doing a terrible job.

Every place has there ups and down. I am PCSing but Patton Village was quick with maintenance on my end when dealing wth them. Housing are decent. Parks for kids need to be better but they can work on that. The people are great on the patton officecwgen dealing with issues. Was here prior to moving to Ft. Benning. Staff is good at answering all questions. Easy to get initial appointment set, but if you live far away and are driving back, be warned appt to get keys is not as flexible. There are many pros and cons to living on base. We have lived on and off base at different army bases before and this particular circumstances we chose on base. So far we have not had any major issues. The neighborhood management staff is always nice. Google maps did not take us there correctly, we had to call for directions.

We lived in one of the white elephant homes and absolutely loved it. It was my most favorite post housing of any of the posts we've been too. Lauren and candy in the office was always great and helpful. We have since moved and I miss that house alot!! Never had issues with maintenance or housing. Our move out was smooth and easy. We have lived here for a little over a year. Overall it has been a great experience. The neighborhood is quiet, clean, and has playgrounds within walking distance of our house. Sometimes it can take a while for maintenance to show up for small things but when it is something that needs to be taken care of that day they are usually here within a few hours. Lawn care is very hit or miss. A lot of times the grass is cut very uneven and they don t weedeat the outside of our fence for weeks at a time. We have never had any issues with the staff they have always seemed to be nice and helpful. The one thing I wish would change is the waiting list to get housing. Its crazy that you have to wait until you completely clear your last post to get on the waiting list instead of when you receive orders. The house we are in now is nice but we feel like we have to pay to much bah on it where as if we could of gotten the waitlist sooner we would have had a better chance at getting a house that s more equal to his bah. We just couldn t afford spending endless weeks in a hotel with two small children and pets so we accepted what was available first.

The way they manage the waitlist here is ridiculous. My husband found out we were moving to Benning and recieved an RFO in September 2018, actual orders in January 2019, we arrived June 18th 2019, with clearing paperwork for June 16th. The waitlist is best case scenario 2-3 months from June 16th. We've been on the "inactive waitlist" since January 2019. Our leading agent doesn't actually have notices to our place on the waitlist which she refused to specify despite me asking directly what number we are on the waitlist. I asked if there is priority for the family if the service member gets orders to deploy and I was informed there is not and people are deploying within a month whose families remain in temporary lodging or hotels. I asked about other waitlist because according to their website there are 2-4 waitlist we should be eligible for (their website says different things on different pages...) and was simply told the waits were longer and this was my best option, which definitely didn't answer my question or respect my family's right to be decide what the best option is for our family.

We have lived in Davis Hill for over a year now. We love the convenience to everything and since my husband is a Drill sergeant he is still close to work. The Housing itself is very well maintained. Any issues we have are resolved quickly and professionally with the 24 hr. maintenance. Lawn care is included during summer months unless you have a fence. The wait time for signing for our home was relatively quick we signed for the house the day we saw it and got the keys right away. Management team is very diligent in helping residents with any issues and very professional when helping with the renting process. Overall we have had a great experience living on post. Would recommend to those looking to be close to work and wanting to be safe in Columbus. The only reason I gave 4 stars is because we don't like that all of our BAH is taken.

Came here to leave a review in response to their 24/7 maintenance. Our AC went out and we gave the Villages of Benning a call. Within 20 minutes they had someone dispatched to come and help. A man by the name of Doug was extremely knowledgeable and kind and was able to fix the problem quickly. I was happy with this housing previously, however having staff such as Doug around to help makes the housing that much better. Thanks again!

Way too expensive compared with like properties in Columbus. My family and I are in Old Custer because it was all that was available at the time on base. We should have shopped more because for $1000 to $1250 we could have got a way bigger and nicer 3 BR 2 BA house with a garage. All utilities and trash are less than $100 average too or included in the rent like Villages of Benning. You only get one choice for internet and cable.... Spectrum.

We have had a really good experience for our first time living on post! Our maintenance concerns have always been taken seriously and in a timely manner. The only thing I would change is how the painters work inside the home because we got ours with paint splatters all over the hard wood floors. But we love the house, neighborhood, and amenities!

I actually love living on post at Benning as compared to other based. I live in Patton village, e6 and above and it was surprisingly nice housing. All utilities included and mantinence is super responsive when I have called them. It s right down the road from where I work so that s super convenient as well. Well worth it to live on post, would do it again if I come back to Benning

Cant beat the location if you are stationed here. My spouse can come home for lunch every day. 24/7 maintenance is always on top of things. But regular maintenace can take a while. Slightly overpriced and the lawn service is awful... but definitely worth the location and security for a safe home.

I live in Indianhead and love it here. Since we live on post, my husband doesn t have to wake up too early for pt and he can come home for lunch. The gym, dog park and pool is right around the corner so it s really convenient. Also when my stove or sink was broken, they come and fix it in the same day. I ve been here over a year and have no plan to move anywhere else.

This place is ran like an over rated ghetto. Patton Village has so many residence who do not follow guidelines and housing doesn't reinforce proper yard care. Whenever I've gone to ask questions the manager is always on a "family emergency". This place is in need of better leadership that wants to work.

If you think just because you are move on Ft. Benning, that the service will be top of the line.... You are WRONG!! Let's start with Cathy Barry who is the director and Cindy.. Horrible customer service and may I add they are liars. I moved here about 3 months ago.... It's the worse move I've ever made. A brand new dryer..... Fresh out the box had to be fixed, because of electrical issues. I have pictures to prove a screws was inside the wire. They not only lied but tried to COVER UP the mechanical issue.... They also were unwilling to replace the dryer. Good thing it was under warranty.... I was able to receive a new one. Next.... The refrigerator went out.... I had to throw away FOOD. Cathy Barry was asked previously NOT to call my phone but she did anyway..... To tell me they wouldn't replace the lost food. She said because I didn't call maintenance when it happen. BUT I TOLD HER THAT I WAS OUT OF TOWN FOR THE HOLIDAY!! So pretty soon here there will be a civil suit. Just sad and of course I had to report to the police about the harassing calls from the Director Cathy Barry. Whrn someone ask you NOT to call their damn phone..... DON'T CALL THEIR PHONE!! Some of the employees have no knowledge about the process. I'm so ready for next July......so that I can MOVE. Ask for ADRAINA if you decide you want to move here. Awesome customer service and very down to earth!!!! Stay off Benning if you can help it.

Waited over six months to get a house due to "key ...

Waited over six months to get a house due to "key and essential" bumps and Villages supposedly going above and beyond when "turning" these houses from tenant to tenant (this was before COVID, by the way). Wasn't worth it at all.

They take no better care of these houses than any other installation and in some respects do a far worse job. We've had work orders out for simple fixes that are still waiting after months. They've closed down many amenities and perks that they consider advantages of living on post, but haven't reflected that in the rental costs or value (ie. pool, bulk trash, activities, etc.). Maintenance turn over is significant and the good ones quickly leave to find better jobs elsewhere, hence a lot of "band-aid" fixes that don't last or are not done to standard.

We've lived here multiple times in different neighborhoods and it's been nearly the same experience each time.

We ve lived here almost 2 years now and have only ever called maintenance for minor issues like a ceiling fan not working. Overall it s a great community feel and each neighborhood has its own leasing office and pool. The girls at the leasing office are always happy to help.

We got here at the beginning of PCS season and although the time line for housing was a bit vague and lengthy, the staff did their best to keep us up to date and informed. They also helped get us into a house sooner rather than later by offering a home typically not open to my husbands rank. Villages also has a ton of family friendly activities throughout the year that keep us busy which is great with my active 2 yr old son!

Horrible Experience!! My husband left for drill school early July and we immediately put in our application for housing. After speaking to Kayla Chouccoli she assured us that we would have a home when we arrived early October. After being in contact for weeks she offered us a home September 19th but we were not scheduled to arrive until October 9th. After explaining that we were still at Ft. Carson and my husband was still in the process of clearing she then told us that we would need to sign for the home within 24 hours and if we were unable to she d have to give the home to the next family on the list. Well we were obviously unable to sign for the home but we re assured that a 4 bedroom home in McGraw would be available upon our arrival and that we were number 1 on the waitlist. Oct 3rd I called to speak to Kayla to confirm our waitlist status and was told she was unavailable so I was transferred to Courtney. I informed her we were scheduled to leave Colorado in two days for Benning and again was told that a home would be available and to go straight to the housing office when we arrived. Two days later while packing up the moving truck and four kids we received a phone call from Kayla and were told that they got my husbands clearing date mixed up and that we were no longer number one that we were number 14. So because of a mistake made on their part we had to unload the uhaul, return the uhaul, purchase a storage unit and stay with a friend for the next few weeks while we wait for a home!!! This whole situation has been such a mess! To top it off we were told Friday 10 minutes before they decided to close early for the Columbus holiday weekend so by the time I was able to tell my husband he was not able to contact anyone until the following Tuesday! Kayla was so insensitive about the entire situation which only made things worse. YOU messed up so instead of taking accountability I was given an attitude and told we d have to wait another 8-10 weeks for a home! It s bad enough not having a home but having a family of 6 in a hotel room for that long is absolutely ridiculous!! This is our 5th PCS and we ve never experienced anything like this! A complete nightmare!!

Overall this is a nice, safe community in which to...

Overall this is a nice, safe community in which to live. There are lots of open areas and playgrounds for children to play safely.
The rent is somewhat high considering what little is done for residents and in comparison to other places we have lived. Though rent is high throughout Columbus, surprisingly, compared to all the places we have lived. There is no longer a recycle program and bins are not made available within the neighborhood. Trash cans are often left full and overflowing in general areas and trash littered throughout the neighborhood is seldom picked up. The lawn service utilized destroys the grass by using dull blades and too short of cuts. They scatter debris throughout the lawns, driveways, against cars and the front of the house making it difficult to maintain a kept flowerbed. This is a term of the lease and residents are penalized monetarily if their flower beds are not maintained. We have tried to opt out of the lawn service but have been told this is non-negotiable.
The interior of the house is nice, though poorly crafted. They make sure you do a walk through in the beginning to note any damages so you are not punished for them. If you are not picky, you will be pleased with the hard wood floors and surface appearance of everything. If you have an eye for detail and appreciate a job well done, you will notice unfinished edges of floor bases, improperly hung doors, paint flecks on windows/doors, wall tacks coming through and other signs of poor workmanship incongruent with the cost of rent. In the older houses, someone thought it wise to wall off the hot water heater within the 'garage' limiting an already small space. It's a 1950s era garage and might be able to fit a mini-cooper if not for the hot water heater. The newer houses have 2 car garages which are open, however the cost is higher.
When we have needed maintenance, they were prompt and fixed our AC. They did not fix our fence as requested but passed it off to the lawn service as they were the ones who ran the mower into it. It's been 6 months and the fence is not fixed.
Good points: the housing is comfortable, convenient, safe.
Bad points: costs more than it should for what you get.

Overall, our experience living on post for four years has been positive. Our maintenance issues have been resolved to our satisfaction, and our Village office is easy to contact. There are lots of amenities and convenience living on post! Our house is not the best quality but we do love mugging in it!

Villages of Benning is great. Everyone was very pleasant, helpful, and informative. Once we got a house everything was smooth and easy. Every time we have something wrong, I call in a work order and they come the very next day and fix things quickly.

Since we have moved in, we have been pretty satisfied with our house and our neighborhood. While it does take all of your BAH, you also don't have to pay any other bills per month. (After all is said and done, we paid about the amount we pay now or sometimes more when we lived off post.)
When we had a maintenance issue, they were very responsive and took care of the issue quickly!

This is our second time here living on post. The wait lists are long but it is convient to be close to my husband s work. Some of the villages here have amazing pools in walking distance. Our house is renovated and we enjoy it. Wish the fence was taller so our dog could not jump it.

We ve lived on post for the last going on 4 years and haven t had any huge issues. Maintenance Has definitely improved from when we first moved in. I personally feel safe. Definitely recommend living on post!

Location is great, but would live off-base if I could choose again. Roaches, bats, asbestos, lead paint crisis, basement floods, 70+ work orders in a year, and maintenance response times over a month make for un-nerving Family life.

We have been busy trying to settle into our beautiful historic house and make it our home. We were also offered a home in new Custer but my husband loves the beauty and space of the historic homes on east main post. Unfortunately, it has been an absolute nightmare. In my opinion, the ultimate problem is that housing isn t making sure homes are ready for families before having them sign a lease and move in. Having a family of four move in to a dirty house with no heat, water leaks, and rats isn t acceptable.

I was understanding of the dust and grime upon moving in, as it s obvious no one has lived in the home for a long time (although I do feel a simple dusting and wipe down would have been common curtesy.) The first evening in the home (Monday after Thanksgiving) the heat quit working. As our luck would have it, Georgia had a random early freeze. Calling maintenance gets a response, and they are always so polite and courteous, but it is not timely or effective.( I feel as though the reason is that they seem to be terribly under-staffed. ) We called first thing Tuesday morning, no one came until we called a second time that evening. It took two days to fix the heat. The second night the housing atleast gave us two space heaters... Not enough to keep us warm, but better then nothing. Once it was fixed, we didn t have any trouble with the heat again.
Next, we discovered the bathtub upstairs leaks into the kitchen. I called emergency maintenance immediately and they called back asking if they could come at 11 pm. I kindly asked if someone could come in the morning. I called housing again to check on the work order at 4:45 pm and they said he will be here today but there have been other emergencies. Which I do understand, but no one seems concerned about the damage the leak has caused or may potentially cause. No one has even asked the severity of the leak. By 8pm a very kind gentleman came and added a gasket and the second 2 day issue was solved.
As icing on the cake, while doing laundry the next day, a huge rat ran past me. It took an entire week before pest control can and luckily by that time my husband had gotten rid of the rat.
The house is historic so I understand there will be problems such as these, but these are serious issues in my opinion and the home needed these problems fixed before having my family move in. (We also had multiple minor issues which are understandable and we took care of these ourselves) I emailed my concerns to whom it concerned and then put in an ice complaint, both with zero response. I am giving two stars with hopes that things improve while we are adjusting and making this our home.

The ladies at Patton Village has been hands down t...

The ladies at Patton Village has been hands down the best! I ve been seeing them nearly every weekday. Professional and friendly. The gym is tiny but so worth it, when you feel comfortable to go. Brand new school and pick up and drop off has been organized and once it moves... it moves quickly! The layout is ok and I don t care much for the counters in kitchen. But the challenge is making on post home a HOME and we sure have done it here.

Took forever to get a house, even once we were on ...

Took forever to get a house, even once we were on the list I had to call daily (sometimes 2-3 times a day) to even *attempt* to get an update from Nelsyann Jordan. There was always an excuse or she was always out of office. Once we got a house, we ve had draining issues alongside the house when it rains and since it s during this Covid pandemic, we ve been told that our work order is on the back burner.
