T. Wright Properties was very helpful with my adult child being a first time renter. We checked into several rentals in town, but they were not friendly to first time renters. Within a week of applying for a property, we were helping our youngest move in. After four weeks the drains in the bathroom were not draining properly and the rental company was contacted. A plumber came as soon as possible and there were no hassles. I m not sure why some of the reviews say the rental company is not helpful and uncaring. That has not been our experience. Thank you T. My husband and I rented from them for two years almost 6 years ago. We now own, but every time i see there name somewhere I want to burn their sign. We gave a 1200 deposit that they would not give back because they said we left dust on the fan and blinds and they had to repaint. Now let me explain, when we first moved in they didn t have anyone clean the townhouse at all. It was disgusting so we had to. I am a very OCD clean person and i cleaned this townhome and had the carpets professionally cleaned when we left and they said one of the reasons they were not giving us our money back were the fans and blinds. Another reason is they said the ac vents were dirty and we had not changed them before we left. I gave them the receipt for the vents showing we replaced them within three weeks of leaving they just argued with us. Now about the paint. I m in real estate so i know never paint a rental unless you have permission. I got this permission and was told it was ok as long as we kept the paint colors. When we moved they didn t even tell us they were having someone come in and paint over our paint. They just did it and said it cost them 800 to have someone do it. State law says they have to give us the right to look for someone cheaper or do it outselves if there was an issue like this. They didn t care. A week after it was re rented i went over knocked on the door to talk to whoever was going to be renting it. Guess what i found? A paint brush in her hand. I said you know they won t let you paint and she said oh they said it was ok, but she also told me she kept the colors downstairs the we painted because she liked them that they only painted the upstairs. Money hungry isn t even the word for this company. They will get what is coming to them though. I totally believe in karma. We fought and fought and fought with them. Terrible terrible people. We have great credit, we make good money, we fix things that are broken and we follow the rules and they screwed us!!!! Do not rent from them.

One of the worst landlords to ever deal with. Lived in a condo for almost 2 years. Went all summer without air (with my two small boys), in the winter, I had no heat. Had other issues that needed to be fixed and the only thing they did was come turn off my bathroom toilet (it had been leaking and my water bill was highly outrageous). Gave my notice to vacate and spent quite a bit of money replacing light bulbs, covering the holes in the walls from nails, etc. so that I could receive my deposit back. 8 months later and still no deposit....you live and you learn. Hopefully others read these reviews and make their decisions then..

Tried to charge my roomates and i the same amount 3 different times first claiming it was for water, then electric, then we were short on rent . They have good properties but don t know how to manage them or treat the customers. The siding of our house is filthy and needs to be pressure washed. Asked them to come do it in August, they agreed to along with doing the same for other houses they own in the area. It is now December and not one house has been cleaned. Also tried to change our lease by making us add co-signers 4 months after the lease had been signed. Guess they don t realize it s a legal document. Just all around very unprofessional group of people. Do not rent with them.

These people are the most unprofessional realtors i have worked with EVER! I have been living with squirrels in my roof and walls since day one of living in the property that i rent from them, this problem has still not been fixed. Never did the initial walkthrough with me. We sent paperwork to them about the problems and never fixed any of those issues but one, and that was garbage disposal, and thay took 3 months to fix. Sent a man that was handicap to say the least to fix something in the middle of the pandemic woth no mask. SLUMLORDS! Are what they are.

If I could give a zero star rating I would, this is the best company in the world when it comes to something on your part (late rent/grass or yard) but maintaining the property is last on their list of priorities, we resigned our lease almost 2 years ago, had a walk through to list any issues needing to be addressed now since we had been already requesting some work be done the list was kind of long. He took pictures and everything. Now 2 months and about 15 phone calls later with messages we still haven't heard from them on any progress we call and are assured we would get a call back but never do. To top it off my bathroom sink was hanging off the wall and leaking for so long I had to fix it with the understanding I would be payed for doing so but guess what? I wasn't. I don't know what to do. Awesome experience with these guys. I originally met with Shawn Wright who showed me the first building. I liked it but it wasn t my vision. Shawn asked me what my vision was and when I told him he said that he knew the perfect place. It was the perfect place. From there I worked personally with Taylor Wright who s the owner. He worked hand in hand with me from start to finish. He made sure that they accommodated my personal preferences in the building. He kept in contact with me and went out of his way to make sure that I was satisfied. This is the epitome of great customer service. I would highly recommend T Wright Properties and Century 21 Wright to all who are looking to lease or purchase real estate. You just don t find good, genuine business owners who have a heart to serve there customers anyone. This is the way business ought to be done!!!

Do not i repeat do not rent from this company! My husband, two roommates, and myself rented a 3 bed 2.5 bath from T Wright. We can't afford much and this was in our budget being all college students and happened to see this house while driving around town. When they showed us the home (609 cason) we were amazed at how big it was for just $1375, it had quite a few problems already but we were told the bigger problems would be taken care of before we moved in so we signed a lease. And as soon as we moved in we started realizing how bad this company was. Nothing was fixed and most of the lightbulbs didnt work (the lease said they would all be new before move in). Come winter we found the heat didn't work. We called several times and no one ever tried to fix it. The floor in the kitchen was already bubbled up (apparently from the old dishwasher floodind) and after about a month the laminate started pulling up we were told it was too expensive to fix. Neither of the doors locked properly and could easily be shoved right in not to mention every single window had its own problem of either being cracked,wouldn't open, would fall out if you tried to open, ,wouldn't stay open, or wouldnt fully shut. 2016 summer we realized the A.C. did not work at all so i called, they sent someone out only to find that whoever turned the garage into a den had the a.c. input sucking straight from the co2 output of the water heater and said he was amazed we hadn't gotten co2 poisoning yet. He tried to fix it spent almost 2 months trying to "fix" it beacuse on the days he was supposed to come out he would just not show up no call or anything then when I would call him he would constantly come up with excuses. By the time it was fixed it was already getting colder out so it didn't really matter. The next summer the a.c. didnt work again so i called multiple times with no answer as to when it would be fixed a month later I called again and demanded to speak the the head of mantinence only to be told they never got any orders for broken a.c. units when they sent someone out this time it was an actual company who told us both units were beyond repair. A week later the dishwasher broke and a guy from t wright came out to bring me 2 portable a.c. units. 2 for a 2,300 sqft house with 3 bedrooms. Ridiculous. While there he tries to fix the washer by trying to use a shop vac to get it to drain. He spent an hour and finally fixed it after completely flooding my kitchen then leaving me to clean it because quote "i have other houses i need to get to today so you got it from here right?" He didn't show up in the first place till 6pm. By this point the floor got worse and sections actually started falling through from chair legs and such. We were so done by this point we wanted out. We ended up cutting the lease and leaving a month early. We cleaned the inside as well as possible other than carpet cleaning because we had to switch the electricity to the new place and had both trash cans outside full because we had to move out before trash day and were not ganna pay to bring it to the dump. A month passes and we hear nothing about our deposit. When I called i got told i would be sent an email. By this point in already mad because the lease said they had UP TO 30 days to give us our deposit and it has already been past that with out any word at all. I get the email and they charged us over $500 for things we "didn't do" including a full home cleaning fee even though it was cleaner when we left than it was when we moved in. Branch removal wich we had nothing to do with because the city came by and cut away from power lines not cleaning up after themselves not sure how thats my problem, floor cleaning which I understand, $50 for new light bulbs because we took ours out and put the ones the had in back in, $75 dollars for 2 toilet paper holders not being on the wall (We kept them how we found them and even bought ones that hung from the toilet which we left for them), a mowing fee even though we mowed 4 days before move out, and more but im out of room. Point: DON'T!

Do not recommend them to anyone who is sending their child out of state to college. I should have known it was going to be a problem from day 1. Had to pay rent on August 1 for the full month but my child couldn t move in till the weekend of the 17th right before classes were starting. Definitely not convenient when you live 8 hours away, and not to mention the house still wasn t ready. They were replacing carpet while the kids were living there. 5 people living in the house they give us 2 keys and we had to pay for the keys. It took threatening with lawyers to get them to return phone calls, emails, and work orders. Every month we had to call for something, but could never get a call back. When Ann would call back it would be at 830 at night in the hopes she would get your voicemail so that she could be rude and disrespectful. They did not want to return our deposit when my son did not renew his lease, but wanted the new tenant to pay him the deposit. They are an absolute joke, do not waste your time or energy with Ann, Courtney, or the rest of T. Wright Properties.

I am currently renting from T-Wright Properties. In the beginning when I tried viewing one of the properties listed, the office staff constantly gave me the run around with inaccurate information. Even the Realtors had DIFFERENT information than their own office staff. The person who was in charge of my application called me a few days after I emailed it to her saying she didn't receive it. While she was on the phone with me I told her to check her email as I sent it two or three days prior. My application was delayed because of her incompetence.
Upon moving in, a few days after I started getting bit up by something. Another day or two passed and by the 5th day of living in my new residence, I found bed bugs crawling all over the walls, in my kitchen sink, kitchen drawers, in the spaces of the separating wood floor, on the window sill, between the baseboards and the floor... the list goes on and on and I even have pictures documenting all of this including a picture of a bed bug with DRIED PAINT ON IT. Mr. Wright tried insinuating my boyfriend and I brought the pests in. After dealing with more miscommunication they finally brought super industrial heaters to heat up each room to 120 degrees (Which will be in my name and I will be getting reimbursed) for and hour and a half per room. This issue was known by a few of T-Wright employees but yet they still allowed my boyfriend and my PREGNANT self to move in to this nightmare.
I DO NOT RECOMMEND using them. The communication between office staff and their Realtors is terrible and you can never get a hold of them in a timely manner. The only person who did what they said they were going to do was the maintenance tech. Ron. Props to him.

My wife and I registered with twright and we were approved for a $1300/month property. We found a townhouse they have for 1175. We wanted it but they said someone just leased it. So on our search we kept seeing this same townhouse for rent. We stay around the corner from the townhouse so we drive by to see and it wasn t occupied. We email Megan Watson on July 27, 2017 and asked if we could lease the Middleborough. She replied back on August 2, 2017 and said someone leased it the day before. We didn t like anything else so we decided to just renew our lease and stay here. As of November 11, 2017, that townhouse on Middleborough is unoccupied! I think they were trying to save it for someone in particular and it didn t pan out. Either way the whole ordeal was very unprofessional! I m upset that I had to give them at least 1 star to write a review. And we have not even heard from a twright agent since. Got our application fee and never reached out to us. It s almost like it s some kind of scam going on

Boyfriend and I called to set up an appointment to look at a house for rent. We showed up 15 mins before our appt, and waiting for 45 minutes on someone. After them not showing, we call the number on the "For Rent" sign. A woman answers and says she is so sorry, but the realtor had run over in a meeting. He could be there in 30 minutes. (No biggie) We agree. She calls back about 15 minutes later and says "I am really sorry, he is still in Murfreesboro and it will take him about 45 minutes to get to Woodbury. We were a little annoyed, but went and got something to eat. When we get back, there is another family there to look at the home, talking to the realtor! We are MAD at this point. The family and realtor turned around and we're staring at us. The realtor shouted "WELL COME ON!" to us. When we got to the door I didn't even look at him, and my boyfriend gave him a halfa** smile and we walked right past him. THE PLACE WAS DISGUSTING! Looked like it hadn't been cleaned since the last family moved. The walls were brick, like a grammar school bathroom. And had the awfulest smoke smell (and we smoke cigs!) but this took your breath away when we walked in. Obviously annoyed that he was late, then has another family looking at the property the same time as us!? (So unprofessional) the realtor tells us he has another place we can look at. Being a bit more hopeful, we agreed to check it out. We pull up and the realtor just has a snobby attutude. (OH! By the way, he "ran over at a meeting" but decided to introduce us to his "lady friend" in the car. That must have been a fun meeting.) We ask which apartment it was. "The one with the light on?" boyfriend asked. "NO! THE RED DOOR!" "OKAY SO the one with the light on!?" "Oh my gosh no, I am pointing right at it. The red door!" There was only one apartment with a red door. It was the one with the light on.... Smh.
Second place wasn't too shabby. New bathroom and floors, but no central AC/Heat. We told him we liked it, but would like to discuss it more. He then starts trying to hustle us for money! "Well the application fee is $50 a piece. So that will be $100. Whatcha got right now???" Me and my boyfriend just looked at each other confused. "Look I will put you at the top of the list if you can give me cash for the app fee right now. i cant guarantee this will still be here come Monday." (It was a Saturday.) We told him we dont carry cash, and he just kinda scoffed and lead us on out. Never will I EVER call them or look oat one of their proprieties again. I now live at a different apartment in Woodbury that was bigger than the home he had showed us, and about $200 cheaper! DO NOT WORK WITH THESE PEOPLE! MONEY HUNGRY AND WILL TAKE ADVANTAGE OF YOUNG COUPLES.

I can say both good and bad things about T Wright....
I can say both good and bad things about T Wright. From a property management perspective, they are doing a pretty good job. Everyone is very nice, though difficult to reach at times. As a broker, the experience was somewhat of a nightmare. The property seller deserves some of the credit here, but T. Wright could do a much better job of keeping clients informed, and could definitely be more proactive during the purchase process.
If you are renting, there is no error for payment debacles. I had the misfortune of a check and deposit timing, which lead to us only being permitted to pay via cashier's check, money order, or online pay. In this particular instance, even with the check issue, they were still paid on time. They are protecting their home owners, and I get that, but if I pay on time this shouldn't be an issue.
We chose to move closer to my wife's work. Again, the management company was very polite and agreed to, "work with us." We had to break our lease, but were not charged or held to the original contract as long as the house was rented when we moved out. Otherwise, be prepared to pay rent for as long as the house is unoccupied. Totally understandable. They were very nice about the final walk through, and we were told we would get the full deposit refunded. It took a month, and a mess of emails, but I did finally receive the check and a release of liability letter a month after we moved.
Now the not so good....the brokerage side. The extent of them "working with us" on our lease was predicated on us using them as our realtor. This seemed simple enough, and everyone would be a winner. I explained to them where and what I was looking for, and also about our financial situation. I was sent a couple of houses to look at several days later, but that was it. No other "for sale" houses were ever presented after these two. So, I decided to look on my own. I spent a great deal of time looking at houses online, and found several to view. T. Wright employees were at least fifteen minutes late to every showing, though apologetic and still very nice. I eventually found a house, and we decided to place a bid. Here is where the trouble really began. It took a couple of days for them to get their affairs in order to finally place a bid on the house I wanted. I sent multiple emails, few of which were responded to. Eventually they did finally manage to get the bid in. There was a bunch of negotiating that needed to be done because the seller was very difficult. I found myself sending email after email to T. Wright without getting any response. I sent texts and received silence. I finally deployed the tactic of involving Mr. Wright himself. This tactic worked, as he was very responsive to our troubles. The trouble is, they changed our closing date without our authorization. Because they failed to respond to us in a timely manner, and take care of the business of selling, the purchase nearly fell through. Our realtor with T. Wright became very sick, but time is critical in home sales, and it would have been good for them to make sure someone could respond in a timely manner. I would honestly say that one out of every 5 emails was answered, and one of every five texts. They will get the job done, but you absolutely must stay right on top of them.
In conclusion, these are really nice people and very accommodating. They are very poor communicators, and lack quick follow through. I am glad I rented a house from them. It was nice, clean, and the price was very fair for the market. As realtors, they get the job done but only if you are all over them like a cheap suit. Would I rent from them again? Probably. Would I use them again for realtors? Not a chance.

This place doesn't even deserve 1 star. On May 7th 2018 My boyfriend and I applied for a house in Woodbury through T.Wright Properties. Both paying the $50.00 application fee. We never once got a phone call or email telling us whether we were able to get the house or not. So we took it as we couldn't get it and moved onto other houses we liked with other companies. As it was, we qualified for several houses with higher down payments and rent. And I know every company has a different set of "standards" and such to qualify for their properties. But all this peaked my interest. So on Tuesday July 3rd 2018 I emailed T. Wright Properties and stated that we had applied for the house and asking if they could tell me why we weren't able to get the house...cause we loved the house and the location. The guy informed me that it was actually still available and that he would look into it for us and see if we could still get it. He said he would get back to me asap most likely early the following Thursday which would be July 5th 2018. Well Thursday comes and again no calls or emails. I give them more time before I decide to call back understanding that they could be busy. On Monday July 9th I emailed them asking if they had heard anything? They respond back with they should know that day and they would get back to me. Well, we never heard anything back that day or the next. July 12th I get an email where they proceed to tell me that the owner of the house had pulled the house from their management. And he had no answer as to why that was. He tells me that the owner of T. Wright Properties would refund our money totaling $100.00 and they asked for our current addresses so they could send us a check. I give them our addresses and He tells me they will get the refund to us asap. A couple of weeks go by and still no refund or any contact from the company. August 1st 2018 I email them again notifying them I hadn't received it or any new information about it. They email me back apologizing that they haven't gotten back to us and that they would talk to someone in the company and get back to me yet again ASAP...well here it is October 1 2018 and I have yet to get an email, phone call, or the refund. Now that is 6 months with very little effort on their parts to contact us and notify us of what on earth is going on with the property and our refund. How does a company not know that an owner has pulled their home out from their management? And what kind of company takes application fees on said property and proceeds to not refund money for it knowing it's not even their's do be doing business with? Now I know $100 is not a lot of money to some people but to someone who is trying to find a home $100 is quite a bit. I have gotten an apology here and there when I contacted them but still.....this is not professional.

Living in a T.Wright properties rental was one of the worst experiences of my life. When the real estate market took its last crash, I lost a ton of money on a home I owned, and wound up selling at a huge loss. After that, I said I'd never own again, and was going to stick to renting. That was, until T. Wright properties.
I lived in the place for 3 years, and took excellent care of it. I even completely redid one of the bathrooms, installing a new sink and treating the grout and seals around the tub to eliminate a mold problem that came *with* the house. The room was the worst feature of the whole house when I first moved in, and after I fixed it up, it looked great.
The entire time I interacted with T. Wright, they never *once* arrived at an appointment the first time. Even the day they came out to show the house, the first time, no one met me. The second time, they met me, and then said they didn't have a key and had to reschedule. I should've seen this as a red flag, but I'm a patient person, so I just figured they were having bad luck.
I was wrong. It was like this *every* time I had to interact with T. Wright properties throughout three years. Every time they said they would show up, they didn't. Sometimes I just gave up and would have to perform a repair myself, but other times it was a large enough problem that I refused to put my own money into it.
In addition, the most damaging thing done to the entire house was done *by* T. Wright properties. One of the repair jobs was done on the downstairs ceiling. Not only did the repair guy T. Wright sent *completely* ruin the ceiling, and the light fixture (which never worked again), but they also splashed paint all over my roommate's clothing, and only agreed to pay to have the clothes cleaned after he began proceedings to start a lawsuit against them. Still, to this day, that room of the house is ruined and looks worse than before they "repaired" it.
I loved the property itself. It was a beautiful home. But interacting with T. Wright properties was so consistently, unbelievably awful that I had to just finally leave. At one point during the second year, when I called and spoke to the owner to complain, he said to me, "I'm sorry you've had a bad experience, but I assure it's just bad luck, we value customer service and being on-time above everything else."
After he said this, *still* for the next year+, they did not ever *ONCE* show up the first time for a meeting or repair appointment, no matter what method I tried to use to report it. The last three repairs I tried to report over the last year, *NOTHING* I did could get someone to actually come out and take care of it, even at one point when there was a black mold developing on one of the walls, and I knew this could be incredibly dangerous. I ultimately had to call an inspector to come out and take care of it on my own dime. Fortunately it turned out to be a harmless type of mold, but T. Wright had no way of knowing that, and frankly didn't care *at all* whether or not there was any danger to the safety of their tenants. If it had been dangerous mold, they would just as soon have let it kill me as bother to send someone out to inspect it.
I have been moved out for over 30 days now, and still have not received my deposit back. T. Wright billed me for a bunch of trumped-up charges to take off nearly 1/3rd of the deposit amount, which I expected based on other reviews. But I still have not received a check for the other 2/3rds. I suppose I am going to have to call and threaten to take them to court again one last time.
If you are in a situation where you are thinking about renting multiple places, and one or more of those places is managed by T. Wright, mark them OFF the list. Avoid having to deal with this unbelievably awful company at all costs, and your life will be better for it.

Worst rental company ever. Unprofessional. Treats tenants like crap. Never returns phone calls. To get anything fixed at your place, is like pulling teeth. Will not call you back if you have emergency issue, such as your a/c not working. Called on a weekend (Saturday), left a message 4 times and didn't hear from them until Monday and only because I called them as soon as they opened. When I moved in the place wasn't cleaned. The carpet was nasty and covered in someone's hair. The paint job was terrible and the "cover up spots" didn't even match the paint.This place is not worth the rent. It's covered with ants and I was told that it was my responsibility to get rid of them. Last time I checked it was the law for them to handle those things. I would never rent from this company again and would never recommend them either. STAY AWAY!!!

My thing is if you say your going to do something do it ! Been here half a year and still have the same issues in my home that were suppose to be fixed immediately after i signed my lease. My water is included with my rent and i have came home multiple times to nothing. Made a arrangement for pass due balances they agree to it then turn around and take me to court 2 weeks after we agreed on something. The attorney tbey hire is the collections lady best friend so at the end of the day you have no chance ! The attorney missed my appointment and tried to turn around on me ! Never have i ever met such awful human beings who literally don't care and talk to you like trash , as well as all the old man in the office trying to hit you ! Doesn't get better then this !!!

Let me preface this by saying I never write reviews; this is a special case in which I ve been treated so poorly as a customer that I have to warn other people.
While I lived in one of their houses things were okay. We never really heard from them, but when we needed help with anything maintenance wise, it never came. When we moved in the home was filthy; there were pubic hairs in the master bathroom drawers and the bath drain was clogged. The laundry room floor was destroyed. I had no choice but to fix everything because a semester of classes had just started and I couldn t wait on them. The only thing they handled was the laundry room floor.
Every year they raise the rent, totally understandable due to inflation and other factors. They raised it, we signed, then there was an issue with the lease. They printed another one and when they brought it back, the rent was raised again. We disputed it and they said everything would be taken care of. Every month for six months they harassed us saying we were underpaid, and every time we explained to them what had happened. They would forget the next month and they eventually threatened litigation. It wasn t until I directly spoke with Shawn (this appointment took weeks) that it was settled.
When we moved out, they assured us that within 30 days we would get our deposit. Not only was the home spotless and we had to negotiate from nearly 60% deposit retention, it has now been six months and they are still giving reasons they haven t paid us our deposit back, despite comepletely agreeing on a new amount to be returned civilly.
Excuses ranging from people traveling for funerals, to busy schedules, delayed flights, it s endless.
These people know exactly what they are doing, and fully intend to take advantage of college students whom they believe will not fight back. It s robbery in its purest sense, and I cannot stress enough how terrible it has been dealing with this company.

Ive rented from the gang at T Wright before and honestly found them alot of fun and easy to work with, in the pastwhen I rented I recieved my entire deposit back no issues and they held up their end of things as promised so came back 3 years later (after dealing with a truly horrible unlawful landlord in that time). This house they manage is gorgeous with just a few slight problems they have been fast to fix. Shawn bent over backwards when i called to get me the house fast as i was in a 2 week window to move. Forest with maintenance is a blast and works hard to make sure he does an amazing job. Wayne Wrights a trip to talk to and gets it all under control and done. The girls in the office are awesome as well....only thing they need to ask people to be placed on hold lol, they are very busy and when they answer "T Wright please hold......." They remind me if Lilly Tomlin doing the operator SNL sketch lol. Its all good though and they get to you fast. Kudos for becoming an amazing firm and pleasure to deal with!!!
