I see the reviews posted are all very low due to horrible customer service. I pay very
high association dues compared to other condos in the Irvine area. For these high
fees I have been trying for over 2 years to get our pool area in a safe condition. Our gates have a key to enter and a latch to turn to leave. Every day kids and teenagers and people who do not have a pool come and put their hand over the fence and unlatch the gate and use the facilities our association dues pay to use. Some of the people bring beer and booze and make it impossible to enjoy the pool and relax. All other pools in our complex have taller fences and key to open and key to close. They do not have trespassing like we do. I have talked to Diane C. at Sea breeze and other board members. They tell me just call the police. MY answer to that is I am not the pool monitor and they should fix the situation. I have taken pictures of all the other pool gates in our complex and they have key open and key close. The upkeep after 30 years in the pool area has been terrible. Why we use Seabreeze was a board decision that was a disaster.

Rude, condescending, unprofessional, unresponsive, lack of follow through, by far the WORST management company our HOA has ever hired. I ve read many of the other reviews, and they are right on point. Our complex is poorly maintained, there is trash everywhere, and we pay for a Seabreeze employee to provide janitorial services.

Really horrible management company. They say that they drive the neighborhoods and look for violations which they don't. If you have an issue and call them you always get a voice mail and they never (not almost never), they never return your call.

The WORST! They do not advise Boards, and allow decisions for expensive legal services--rather than take action to remedy problems. They do not move quickly to help homeowners when vendors damage homeowners' property--or address serious fire and mudslide hazards from neglected vegetation. They allow Boards to carry on negatively with homeowners with whom Board members have personality conflicts. Awful. Avoid.

i would hope for an option to allow for no stars. Rude, indifferent, unprofessional ..and that's the good news concerning their 'guest services' representatives. None of them are responsive or attentive to those of us paying a fortune on their subpar properties. Stay away from their properties for them alone.

We rented one of their properties in Dana Point. We travel frequently and rent a number of properties in the process. These guys literally managed to screw up every single part of our stay. Mistakes happen, therefore we reached out to management 3 times in an effort to correct situations. Each time promises were made and each time nothing happened. I literally cannot figure out how they manage to stay in business. I will specifically make sure that any property we rent in the future is not under their care. Never have I needed to do that in the past. Everything they managed to screw up was a first for me. Stay far far away.

So far they have been patient with billing issues, and now they have been awesome in deploying a plumber. I called for help and was called back in 20 minutes. Now get rid of all the spiders in the trees dangling over head in the walk ways and I will bump it up to 4 STARS

They operate just under the bare minimum of caring. Incredibly slow to respond to emails or phone calls. It s easier for them to ignore you & hope that you just give up on your inquiry. Will never rent a place under their management again.

Can you give negative stars? This company is garbage, they don't do their jobs... They are billing me for a car that was parked in front of my condo and they hold the list of registered cars for the neighborhood. They made us all register our cars with them (Plate to House #). They told me that the tow company ran the tags and it came back to my house. I called the towing company and they stated that they don't have access to the California DMV and they simply told the HOA what condo it was parked in front of. They lie and deceive the residents in this neighborhood. I recommend voting residents on your board and firing this HOA. Dishonest and immoral people exist, and they work at this company. Good luck!

I would give them zero stars if I could. They routinely lose my payments and try to blame me. I can send checks across the country and they get processed an applied a week before these jokers
I tried to pay on their website and they want to charge an $8 fee! Do they think they are ticketmaster or something?
Get out of the 1980's Sebreeeze! Every other company accepts electronic payments.

Seabreeze is a poor excuse for a HOA management company. The employees are unprofessional and lazy. When inquiring with them to enforce HOA rules that are clearly written they will literally mis-quote there own guidelines to avoid having to do anything. When the issue is brought up to upper management they forward all issues to the same local representative who is too lazy to do anything. As you can imagine this low quality work ethic has resulted in a lot of negative criticism towards this company and the local representative within our community. Seabreeze has recently taken steps to try and silence our local community in what appears to be retaliation to negative feedback.

I would NOT recommend SeaBreeze for community management or for anything in any shape, way, or form.

Well... Unless you harbor some form of hatred or resentment for the people within the community... if so, than yes this business will fit your need. Would be a nice fit to manage communities in North Korea.

It's takes a lot for me to think I'll take my time and go online to write a review. With that said Seabreeze Management is the WORST property management company I've ever dealt with. From the customer service agents to the property manager of my association they are ALL lacking in the ability to handle issues. No need to spend MONTHS on a simple fix it issue. The lack of accountability by their CS agents and the manager as well is deplorable. 13 years at my property and maybe four times I've needed to call upon the association and EVERY time it's been nothing but a frustrating experience. A very incompetent group. I can't imagine anyone with something positive to say about this association but the 1.6 rating speaks for it's self does it not.

Seabreeze has poorly managed our property for a few years now don t even know where to begin. It took finally suing them to get them to fix anything. They left my home a disaster, brought in vendors who were never qualified or allowed in our home, they completely ruined our bathroom and refused to pay for damages. Court of course won in our favor. The property manager NEVER returned phone calls or emails, we had to get their owner involved and a lawsuit for them to lift a finger. It s absolutely disgusting that companies like this still exist and will gladly take your money and poorly mismanage your community to the ground.

We just left a condo in Newport Beach on 46th St that was really misrepresented by this company. The place was run down, we had construction in front and back for two weeks, we had to park streets away from condo as there was no garage available, dryer was broken as was so much in the condo. Called the company to help us and could not get a call back. Don't go with this firm.

Absolutely worst customer service ever. Repeatedly left messages with no return calls from the "account specialist" (Amy Hallas) nor the assistant. Finally got in touch via email where they brought my profession into the conversation. Amy has been extremely unpleasant and unprofessional to deal with and made more issues out I our conversation than we started with. Seabreeze hires people with no experience and only self praises themselves which can be seen on their company fb.

They are great at one thing though. Saying no rather than finding solutions!!!

I feel robbed being forced to give them a single star!

This company is the WORST! Let me count the ways.....

This company is the WORST! Let me count the ways...Our property has been under the dirty stronghold of nefarious management for years. Back when I bought my condo, it was the most beautiful place. But, it has become a roach motel ever since. Why? Because that s when they took over. There are years of dried up dog feces in the stairwell. And we were assessed close to $2,000 for repairs, which were highly ineffective. Nothing s been updated, and the things that have, are total zeroes when it comes to style and continuity. And the front lobby is an embarrassment, to say the least. It s just nasty.

The walls are also dirty. And there are cheap signs posted that contain incorrect information. This company breaches its responsibility of its fiduciary duties on a regular basis. And the VP himself said this to me, and I quote: We work only for the board. That s the way it s always been done . And I say this to you, you and the board are causing our properties to be diminished in value by about $15 to $25K LOWER than any comps around.

The building has become a travesty. And without question, Sea Breeze Property Management is a take the money and run operation. And they should be ashamed of the havoc they ve caused to hard working homeowners lives. In fact, I think that every Sea Breeze employee should have to be subjected to the same trash, pet feces, roach infestations, and the harassment that I and many others have dealt with over the years.

And THE BUILDING S CURRENT BOARD PRESIDENT IS ALSO A FRAUD. Posting on Yelp that the company terminated the problem employee who was the real "issue." Not true. That employee RESIGNED!!!! The only employees who were fired were a security guard who was used to obtain private information that was then leaked by members of the current regime, as part of a successful attempt to bring down the previous incumbents, via anonymous letters that were a critical component of a smear campaign to rig the election!!!! Then, the board president conveniently got rid of him once he no longer served his purpose. They also relieved a former property manager that had to spend countless hour wasting our money looking through video footage for a resident doing push ups! When that employee was ultimately canned for questioning indiscretions he discovered in various documents and bills, that he felt, painted the current regime in an unscrupulous manner.

Now, an example of what got leaked brings us back to LISA DALE; (the owner of Sea Breeze). Because, one of the things that was uncovered, was that the prior governing board had removed Sea Breeze because, as I ve mentioned, their work was unbelievably substandard. However, in order to effectuate that (due to an egregious contractual arrangement) it cost us $25,000. Oh, and it gets better. See, once the new board took over, Lisa then hustled and muscled us again, by creating yet another ridiculous arrangement with the newly elected board, to use her position of power of having just fleeced us for 25 grand, by agreeing to rework her deal, in order to get a new one.

So, what are we left with? A management company whose service is atrocious, and an ethically challenged governing board with incentives to continue providing us with minor league performance. Bottom line: they win. The residents lose. In every possible way. Which, in my opinion, is white collar crime. And it s despicable.

I'm located at Escala apartments. Yesterday, 10MAY, I left my phone on the treadmill. We searched up and down, but no luck. Fortunately the gym has security cameras in each corner. We called the after hours number to discuss the lost phone and request a look at the cameras. Christie Villarreal, the general manager answered and per my wife, was abrupt and rude. None the less she requested we come in at 0900 this morning when they open. Once the door sign turned we were in the office. This is when i got to experience first hand what my wife had also spoken of.

This person should not be in a customer service role. She had no empathy regarding my lost phone or the to the situation. It was clear she had no desire to helpand expounded that much more by her irritated smirk and lack of providing a solution.

I'm not the best at explaining people, but she should not be in a customer service role such as she is in. Particularly not the general manager. She offered to review the tapes around 3-4 pm, stark difference from wasting my time and requesting I come in at 0900.

This is the worse management company I have ever seen! We had a water damage causing from the repipe done by the management. It s more than a week that I am contacting them both via email and phones. Yet, they have taken absolutely no action!!! They obviously don t care at all! I wish I could give them a big zero star, but unfortunately, the least rate is a one star!

The grounds, however, maintained by the HOA are in poor condition and are usually in need of landscape maintenance. My condo was severely damaged by a broken refrigerator line. I had dryers for 7 days and then the walls, floors and cabinets were ripped out. I was informed yesterday that despite following procedures exactly under the Rules and CC&Rs I cannot bring plumbers in for 90 days to fix the leak. Until I can fix the leak I cannot repair the damages. I have been living in a hotel. I believe this management company has made my living environment a hostile environment. I breakdown crying constantly. This company has been terrible.

Rental in San Clemente on Trafalgar Lane on VRBO using Seabreeze management company has a huge disappointment. The first two amenities listed are TV and Internet and neither work. Spent time emailing, calling and nothing was fixed. I asked for a resonable credit a day and they basically said just fill out a form. The owner never called and apologized nor did the management company. They take your money and your screwed. Horrible Christmas stay!

They lie, make up information, avoid dealing with issues and in general are dishonest. The owner and management team are NOT transparent and are hiding from the truth. If you are looking for a management company do yourself a favor and look elsewhere.

Worst property management company to deal with. They don't care about anyone except themselves. I live in a condo association in mission viejo and we have had a rat stuck in our walls for over 4 days. We have a 4 year old daughter and are expecting another child soon. We have told them so many times that the rat will die and once its start rotting, it will be bad for breathing but they have been delaying this on purpose. We have probably called them a dozen time and have not gotten any resolution.
Beware of this company and its customer service. Associa was much better than these folks.

I am spreading this in the whole community soon if this thing does not get resolved by end of day today.

Worst management company our Townhomes have ever used. They have been difficult to deal with if you ever get a response from them. No one attends Board meetings because the manager from Seabreeze is Condescending and Rude. We are paying to be treated horribly.

MOLD! You would think that if a tenant has a mold ...

MOLD! You would think that if a tenant has a mold infested wall, verified by the 2 different restoration companies they sent out, they would feel some sense of urgency to get it fixed considering the health risks. Especially since there was a 3 1/2 year old toddler sleeping right next to the wall. But not this HOA. After 2 months of waiting, of taking off work to meet restoration companies and the roofing company, living with half of our living room tarped up, continuous water leaks just making the mold worse and the damage worse, we got fed up and had to break our lease early.

This started in February with the rains when we noticed bubbling in our wall. This leak was caused by a hold in our upstairs neighbors windowsill so it was the responsibility of the HOA, not our landlord. They sent out their contracted roofing company who was horrible, caused damage to our upstairs neighbors ceiling and balcony and didn't even locate the leak. My husband and neighbor finally located it and after getting fed up that with no one coming to help us they performed their own temporary fix to keep any more water from coming in.

We had to wait for the HOA to meet and approve the repairs which they did after 2 weeks. Then we tried to schedule the roofers to come out to fix the leak so that the restoration guys could fix our wall. We had a huge industrial fan in our living room running and increasing our electricity costs. We had an HOA board member actually visit our house to see the wall and within a minute he said "yah, this needs to be fixed immediately". Still nothing happened.

We called and were given the run around. Then we got a new contact at the HOA who assured us we would be taken care of and all would be handled ASAP. Again, nothing happened. Meanwhile all 3 of us have been getting super sick, which could be from the flu/cold season or could be from the growing mold in our wall that just keeps getting worse. Restoration company had to come back out and do another quote because the wall was worse. Still NOTHING WAS DONE!!!

We eventually broke our lease early and moved because I was worried about the health of my little girl. To say that this company was inconsiderate and rude is an understatement. The roofing company came out several times to fix leaks in other neighbors homes but not ours. I'm so thankful we are out of this place but feel very bad for our landlord who lost out on an additional months rent not to mention we had every intention of resigning our lease. Now he has to wait for the wall to be fixed before he can even rent the place out again. HORRIBLE COMPANY!

Unbelievable for the amount of money that we paid we got absolutely nothing. Slow response, lack of professionalism. They gave us a 60 day notice but quit working months after they were hired.
I do not recommend them, totally disappointing, felt they robbed us, and they knew we were struggling.

I think the person who gave these clowns 5 stars works for them. I have lived in a Seabreeze-managed community since 1999 and these people are incompetent at best. Everything, from their clueless telephone people to their high-school-science-project joke of a customer account website, is an exercise in futility for their customers. Most of the time nothing gets done, and when something does get done it's usually not right and requires follow-up on your part. There is a Yelp review out there from a guy who resigned from his HOA board because he couldn't tolerate working with Seabreeze. Yes, even if you're on the inside, Seabreeze has the smell of raw sewage.

Wish I could give them 0 stars !

As a resident of a community manage by this company I can say I am not sure what kind of assistance/service they provide. They are making tons of money from HOA and no one knows what services they hardly ever provide meaningful reply to resident needs, never show up on requested meeting, do not provide information requested. We will try to get the HOA board to replace them

There is a loud dripping/thudding sound above my ceiling; to me this sounds like a water leak. I first noticed this sound last week. I have sent at least five emails to Seabreeze, which manages the condos in my HOA, and as of today, my ceiling is still making the same sound... I have not heard from any property manager. Frustrating part is the HOA is $395 per month, and this leak is in an area above my ceiling I believe I can't drill into... This could very likely cause damage in my unit that I would be responsible for, as water damage can quickly escalate... They do not seem to understand nor care

Dealing with Victoria Frades has been a nightmare. I have emailed her on multiple days asking for what time the next HoA meeting was and never received a reply back. Highly unprofessional, I do not recommend working with this company. I also emailed their FB page and didn't receive a response, despite being a paying customer for many years.

I just moved into one of their associations and I had so many questions from over night parking to my payment. I called the Customer Service number and spoke with a delightful you lady who was so helpful! She was able to answer so many of my questions and gave me the suggestion to set up for E-Statements, since I travel a lot. Was she was unable to answer a question, she transferred me to my associate manager who was just as helpful! I'm not sure how all these people have only negative things to say, because my experience was the exact opposite!

I suppose their common maintenance of the properties is adequate, however their service toward individual home owners is absent. We put in a request to have a light bulb changed on the outside of our house, which requires a special tool, 4 months ago! I have heard NOTHING in response after several attempts to connect. My neighbor went through the same thing. She ended up asking all her neighbors to ail them on her behalf so SOMETHING could come from her request. We shouldn't have to do this. We pay them too much money to go out of our way in making so many requests to constantly be ignored.

BEWARE OF THIS COMPANY

So disappointed that our association has decided to award sea breeze management the contract. I have had 3 interactions with them and all have been more like them trying to just pass on the responsibility to the homeowner. I just had a leak in my ceiling and when I got a call back from property manager I was told this will be my expense. The property manager wanted me to say yes before she would even dispatch the plumber. She was not willing to send a plumber till I said yes and I understand.

They don t even deserve a 1 star. I just didn t have a choice to put down zero. That is what they really deserve.

I've called and left messages with our issue's with no returned call either times. Just called again and left another message. I don't think I'll hold my breath! First the panels blew off, then the maintenance crew Duck Taped the panels to the B.B.Q. Now the B.B.Q. will need to be repainted! Then you have to give a STAR in order to Post....Wow!

HOW do you not have the master policy on file for your tenants.... how do you charge them for the doc if they want it sent, how do you not send to the mortgage company holding a loan..., WHAT DO YOU DO for 400 bucks a month?

They are terrible. They take foreverrrrrrrrrrrrrrrrr to call back and always say they're in meetings and can't talk. They play word games and make it difficult to get anything done. Most frustrating conversations i've ever had with ANY company. Do yourself a favor and find out if they are the property management over your HOA before buying!

Customer service is geared towards the property owners and not the renters in my experience. Letters they send out is not honored regarding dates and prices and will even be sarcastic with them. Thumbs down!

The onsite employee of Sea Breeze is not only feels this is "her building."She also feels entiled to outright brawl with uniform vendors. From the Fed Ex carriers to Sparklettes. They enrage her to have access to "her"building. Now from her threats to FED EX there is a formal complaint against our property. The vendor told me they will be making it special instructions to come to HOMEOWNERS units. Due to the outburst of getting in the FED Ex drivers faces.

Thank you Sea Breeze for this employee on MY Property a HOMEOWNER. She brightens everyone's day. Leaves people uninformed with move ins and deliveries. And now wants to have a boxing match with any vendor who dares steps foot on Her Property.

I see she is quite comfortable in that office. This onsite manager chooses to leave used forks and half eaten food in lobby on a regular bases.

Thank you Sea Breeze for this quality of life. Protecting us from all those criminals trying to deliver the mail and other packages requested by homeowners. What would we do without this obstruction! I know would of loved if she just got out of my contractors way when repairs to my unit needed to happen. And didn't argue professional reports.

Next time Sea Breeze a fit like this is thrown I will be calling the POLICE!

This is substandard below board management and NO WAY TO MANAGE A PROPERTY.

Definitely the worst property management company t...

Definitely the worst property management company that only cares about money and charges excessive and hidden fees. The local property manager is racist, judgmental and rude at the Oceanview Terrace in SF. The customer care line doesn't provide any support or information. The bullying to the residents and homeowners is real and there's no solution or follow up on the complaints.
