We leased an apartment from this agency on 10 th of June which has internal laundry facilities but the washing machine is not working then we tried common laundry but the switch is not working as well and now it's 18 th of July and we are still struggling to contact agent and we are paying the same amount for no facilities. I'm really upset with their services.

We've been renting through this agency since December 2019. Orazio has always been great. I am very impressed with his prompt response time. We moved due to our previous landlord being atrocious so we've been very happy to get such great service from Orazio.

Terrible experience. Absolutely rude and lazy rece...

Terrible experience. Absolutely rude and lazy receptionist. Property manager who doesnt contact you at all after signing a holding deposit even after 7days.
If you ask the receptionist to leave a message be prepared to be told "its not my job".

After phoning them, the two receptionist were speaking about me loudly in front of customers in the office using my name and personal details, my partner who was at the office overheard them and their bitching about me.

Ive given the principle Phillip a chance to clean up this mess, but no hopes here.

If you want total unprofessionalism and utter uselessness look no further than Ray White Maroubra

2 stars for being fair minded. We rented a property for 9 years. We have had our Bond refunded in full. How? Ensure you document and scrutinise every entry on your Entry Condition Report this is easy to overlook in the excitement and stress of moving into a new location.
This document is an extremely important part of your lease. You will need proof of the condition of the property when you moved in. Focus on when you move out - You Want Your Full Bond Refunded. Document, photograph and print ALL of your correspondence. This will help you when you exit the property and will provide the documented evidence that you need to get your bond back. Argue Fair Wear and Tear all the way. Most Landlords perceive Your Bond as their little sweetener when you exit the property. Don't let them be the only ones with "evidence", arm yourself with your own. Apply to the Bond Board yourself for your bond to be refunded, you don't need to wait for the Agent to do it. Good Luck!

Everyone needs to be aware of Ray White Maroubra's poor conduct.
I went out to inspect a property in Rosebery - & let me tell you, I have never experienced such unprofessional treatment, yet alone behaviour. The agent was no where around to greet me upon arrival, so I proceeded to enter the premises - as I was perusing and taking note of the rooms - I then was greeted by the agent with "I'm about to close up" to which I replied "Yes, no problem, I am aware you will be ending the inspection in 3 minutes." I kept it very quick and looked at the house and backyard with urgency while also taking photos. The agent then offered me an application form - but I politely said "I'm good thank you." Hurriedly, I then asked the agent where the bathroom was located to which he responded "please leave". This was a surprised me, as I did not understand where that would have come from. He then proceed to tell me "You are very rude, you rudely did not take an application form and you haven't told me your name." I then told the agent "I'm sorry I wasn't trying to be rude - I simply didn't want to take much of your time, as I am aware you'd be wanting to close very soon." I then proceeded to the the front of house. The agent continued to say I was rude and kept telling me to leave. I was very shocked by this, and told the agent that he was being very rude. The agent was behind me as I said that, but what came next left me very distraught and shaken. The agent yelled at me - he was yelling profanities towards me. As I was completely shaken, I left in a hurry and decided to call the office of the agency to report him - I wasn't able to speak to anyone in charge, and was given an email. I also didn't have a pleasant experience on the phone when it was answered by the office. An experience like this is not one to let slide. To leave a house shaken and distraught / to experience such appalling behaviour is not ok. I have already reported this to Fair Trade and will also follow up by calling the office again. I should not have experienced this while trying to find a home. I am very disappointed in Ray White Maroubra's conduct and will very much find it hard to go through Ray White realestate agency to find a home. Absolutely disgusted in the treatment I received.

I never refused any info nor did I withhold. I was offered an application form. The agent didn't ask for my name nor my number. He greeted me with "I'm about to close up."
Other inspections I attended that day - An agent greeted me politely and asked for my name and number. This is the 3rd time now I've tried to contact your office.

It's been 5 days of still no contact from the Office of Ray White in Maroubra - absolutely disgusting and unprofessional. I would steer clear from this agency - this agency has now been reported and their conduct is being reviewed.

Ray White Maroubra's property management team has looked after my property portfolio for many years. I have found Anthony and all of the property managers to be very efficient and attentive to my needs. They have very good lines of communication with all stakeholders and fantastic back office support.

Had very bad and emotionally draining experience renting through this agency. Lost heaps of money too. Try to avoid if you can, but unlikely the situation will change while the demand for rental properties lasts.

Don t believe their words, document all the actions. If you have any issues rise them asap. Remember, they are not your friends, even if you are paying always on time.

Know your rights. Very useful to contact Eastern Area Tenants Service (EATS) for free advice and support if unsure what to do.

Hopefully these kind of reviews will make them to appreciate not only the landlords, but also the Clientele who are paying the rent.

Note: This review only for this particular agency not the brand as a whole. This location can change the franchise name anytime. Usually when high demand, agents become lazy, ignorant and arrogant.

I lived in a property managed by Michael Guirguis for roughly 3 years and have to say he is the best.
Very responsive, friendly, understanding; and ultimately the perfect middle man between us, the tenants, and the property owner.

Always had a smile, and extremely reasonable. Not an easy thing to maintain in 2020!

I have been working with koxan for many years. I trust my property to be managed by him, he is very responsive, helpful, professional and what i appreciate the most that he is a proactive agent and will act in your best interest. My property has been looked after well and i can have peace of mind even when i was overseas for long time.

I moved into a cockroach infested studio in Mascot...

I moved into a cockroach infested studio in Mascot back in 2016. Paint was flaking off the ceiling and walls and the small kitchen was discusting old timber, still had beers and old food in the fridge. I sanded the walls, ceiling and repainted then installed a new kitchen, curtains, shelving etc all out of my own pocket. Come time to leave I had to move in a hurry so payed my full rent and handed back the keys. Lost my bond due to a "musky smell" which was from a small amount of water from the fridge defrosting and got on to the 1950's carpet which amplified the smell.
Would not recommend Dennis or Ray White Maroubra at all, you would be better off taking time and getting someone decent.

I will post before and after photos when I can access my old phone.

I recently attended an open home for a property that was listed as sale by auction. Upon leaving the open for inspection i advised Steven Falkiner and Nader Hotait that I would be putting through an offer upon receiving a copy of the draft contract of sale which they agreed to send through that afternoon. When I called Sunday morning having not received the contract I was advised the property had been sold for well under market value and for well under what I was willing to offer. Would not recommend selling a property through them as they are clearly not willing to take the time to ensure you as the vendor are receiving the highest offer.

Hi, I am from unit 12/38 Brittain Crescent Hillsdale 2036 NSW ....My issue hasn t been fixed since 1 month. Ever since I moved washing machine isn t working. When I came to inspect property, property manager said everything is working and I couldn t checked in because property manager said power is cut off and when I contacted to AGL to connect electricity before I move in they said it is already connected.... so she lied to me right. But I didn t think much about it but now I know why you intentionally cut off power on inspection day. We believed you and you decide us. I am trying to contact property manager but since last month she is saying strata is in process to fix laundry but it s still pending. I asked to leave strata aside and replace washing machine in kitchen or atleast tell me what landlord is saying but I haven t got any reply from her on this matter...I came to your office as well and asked for legal advice if I can hold rent if problem hasn t been resolved in one month...they said we don t know if it is legally allowed or not but if you do you will end up losing your lease....I even showed you how dirty my clothes were....Please help me if anyone responsible person from raywhite see this post......

We just finished our rental 2 weeks ago. Payed always on time until the last day of the leasing, we returned the apartment cleaned and in excellent conditions that received, and obviously with all the keys given the stipulated day.
After one week we received a message from the property manager saying we didn t return the post keys, and for that reason the bond was holding. 1sr Lie.
After that we complain with the director and he gives the order to pay the bond.
They didn t payed.
After that they send another e-mail claiming missing money . They had wrong in their system, because in the past never actualised a tentative to increase the rent. The landlord wanted to increase the rental but we claimed fix issues in the appartment promised never done in the beginning of the lease. After that finally they fulfilled the promises and increased the rent.
Other part of the missing money (according to them) was because we leave the house one day after finishing the last week payed.
At what time we supposed to return the keys at 12 pm the last day of the week?
We returned the key the day after at midday, when the office was open.
Summing to all this awful and almost embarrassing situation yesterday we received a post letter in our new appartment from the agency dated one week after we leave, claiming one week rental plus the error of their system plus the add day the claimed from us.
Yesterday after a number of e mails and more than two weeks finally they refound our bond fully.
Who pays all the time missing dealing with this people?
Who pays the bad moment trying to prove to this people they where wrong ?
I don t believe the had wrong on their system, from the day 1 they tried to play with us with the lies of missing keys, they send and post letter claiming one week that they already received.
One advice, keep all the receipt, put All on write and keep all the mails and written agreements.
These people from day 1 after our finished leasing wanted to keep money from us.
NEVER will rent, buy or whatever with this unreliable agency anymore.
I will try to avoid companies like this, nice image outside but totally inefficient and unreliable.
This is my recently experience haded, it s all true.

As you can see, even the risponse is automatically, and they say don t recognise me... But reconoced my husband account!

Landlords and Tenants alike, beware. I've just taken up a new lease and the Agent knew that the state of the property was unacceptably FILTHY, yet the condition report was filled in as if it is spic-and-span clean. I couldn't unpack or have basic access to the kitchen or bathroom when I moved in. I corrected the condition report and filled it in correctly and accurately and paid for the place to be professionally cleaned. I was finally able to unpack a week and a half after I'd moved in. There was a 3 week lead time from the date I signed the lease and when I moved in. Yet not only did the Landlord leave the place in a mess, but the Agent at no point indicated that the place would be given to me in this condition, even though he inspected the property the day before the lease started and saw the filthy dirty state the unit was in. This agency has extremely poor property management services, and Michael abuses his power to bully and not uphold rights of tenants. I finally had to settle the matter by pushing to have the condition report I submitted to be accepted. Just because it was finally settled, it doesn t change the fact that Michael performed his duties as an Agent poorly and aggressively. In the end, the matter was resolved after I escalated the issue with the Director and threatened action through Fair Trading. For me to have to use these measures should never had to be an option.
I would strongly NOT recommend any tenant start a lease with Ray White Maroubra / South Coogee.
As a landlord myself, I would strongly NOT recommend any Landlord to take up the property management services with Ray White Maroubra / South Coogee.
Any 5 star reviews suspiciously short and may be referring to sales. However, All lower star ratings seem to echo similar and consistent themes. If only there was a 0 point rating.

I had a bad experience dealing with one of their Senior Property Manager who started a negotiation, not being transparent at all, after approving my application for a tenancy and taking my holding deposit.
I got my money back and I had the chance to clarify the situation with a Director of the agency (and that's why I'm not giving 1 star), however, at the end of the day I wasted my time and I'm pretty sure the landlord and the agency wasted their time and money due to that unprofessional behaviour.

Phillip and Anthony and their team are a pleasure to work with. I recently sold a rent roll to them and they made all their staff and office available to me in order to make the transition very smooth. Every time I visited the office everyone made me feel welcome as if I was one of the staff and team. The vendor was extremely happy with selling their rent roll to Ray White Maroubra.

I have leased a property from Ray White Maroubra for six years and my experience has not always been positive with a very lazy former property manager. However, since Paul Savignano took over the management of the rental property I cannot fault his service at all. Paul has great customer service skills and has been a pleasure to deal with during the time I rented a property from him and during the exiting from my rental property. Paul responds to calls and emails promptly. Paul also went out of his way to make the process as stress free as possible and also accomdate me when I was ill during the process. If you are looking for a great Property Manager to manage your property or lease a property from I highly recommend Paul.

Had my property managed with Ray White Maroubra. Totally disorganised, following up certain tasks relating to property and calls take too long. I think they delegate tasks to any employee there and no one knows what property needs to be addressed to. I might as well managed it myself.
I'm not one to write and bother bad reviews, but I just don't want anyone to have the same experience.
Bottom line, look for agents and property managers that will treat your investment like it is theirs!

I rented an apartment, Unit 8, 95-97 Mason Street, for 4 years until moving to a house early August. I am so glad I have moved out. Even my neighbour next door were praising me for making the right decision. The house flooded twice in the recent two year. I don t want to recall the details, but I do have the memory of the desperation calling a plumber in the middle of the night, with the unknown, smelling flood coming out of my floor, only to know that the plumber can only come mid day the next day. You feel the torture? That s what I mean. Neither time did the landlord appears, nor contributes anything. Yes, by that I mean I would have to contact with strata, the agent, and plumber myself. The first time I called, the plumber even refused to come because he didn t know who to bill. And, after all, how far would you guess the land owner lives? Two blocks away from the property.

Being a easy going citizen, once it s gone, I let it go. I pay on time and I don t create trouble to others. When I moved out, I spent 460 dollars, and a total day, to hire a professional cleaner cleaned the unit. However, I only got my bond, less 200 dollars, yesterday, 7 weeks after moving.

What happens in the 7 weeks, and to that 200 dollars? Here is the story. After landlord inspecting the unit, I got an email from the agent, Natasha, about a few items to be further done: 2 bulbs replacements (yes, those 75 cents bulbs from Coles) and dumping the remainder garbage the cleaner left. I immediately implemented all these, realising one of the bulb failure was due to the construction issues (again).

The last one is somewhat beyond my understanding. The agent managed to attach to me a photo of the backyard, on which there are two little unknown trees. When I met her, I questioned about the time when the photo was taken, and why didn t the landlord point this out in previous inspections over the 4 years. (The landlord does show up every year after the troubled water) Natasha was not able to answer any of these questions. Despite neither of us know what trees they are, she stressed that the landlord wants the two trees replaced. Then, the following sketches our email conversation.

I: I don t think the landlord informed me about those trees, if he did, then I would have urged him taking it away. No one can afford an unknown plant in his house.

One week later

I: Any updates?

N: The landlord want you to replace the trees, they are palm trees, wood chips and weed matting.

I: Ok, so they are palm trees. They need care, and I am not a gardener. Why didn t the landlord let me know at the first place?

One week later

I: What happened?

N: On the contract, you have the obligation to keep the backyard as the situation when you moved in.

I: I am not sure when the photo was taken. Be it as it may, I am not sure whether it is fair to impose this obligation without a proper care instruction. The landlord should hire a gardener instead of hiding it in the contract. I will enquire with Fair Trading. I will also ask their opinion about the two floods.

N: By all means, go ahead! You are living in the unit, so the flood didn t affect your living. If you trigger a tribunal case, it s more costly than replacing two trees.

Enough been said. I finally got in contact with their manager, Micheal. It takes another 4 weeks for Micheal to eventually charge me 200 dollars for replacing those trees.

I didn t get Faire trading involve, because 200 dollars doesn t make me poor, nor does it make the landlord rich. I have been living there for 4 years, and the last thing I want is to ruin the good memories there with these disgraceful ones, so I don t make any comments either.

I document my experience for the precaution of those potential renters. If you are one of them, stay away from this apartment and this agent.

If you are already living there, be minded there will be flooding or construction failures today or someday.

And please, say hi to the trees in your backyard for me and take good care of them. I don t mind, but the landlord will be watching them.

As landlords after being dissatisfied with customer service we received from another real estate we decided to move the management of our investment property across to Ray White Maroubra. At the time our investment property had a tenant who had decided to stop paying rent and was neglecting the property. Neither of which were being addressed effectively by the previous managing agent. Tim Psaltis has taken over the management of the property in the middle of all of this, which I would imagine is quite the challenge. Tim has effectively communicated with both us and our insurance company to help with the claims process. Over the last few weeks he has taken the appropriate steps to remove the tenants, and has organised to have the appropriate clean up and repairs made to the property so we can advertise for new tenants. Thus far we have found Tim to be personable, efficient, professional and well organised.

This is by far the worst Real Estate Agent I have ...

This is by far the worst Real Estate Agent I have ever dealt with!

Not only are their reception staff extremely rude and unprofessional, so are their property managers. In the year we were renting a property with them, they were nothing but trouble to deal with. They don't reply to emails, don't return calls and have been an absolute horror to deal with.

We are extremely thankful we are now renting with a different agent!

Stay away!
