I just have to begin by saying, out of all of the surrounding area apartments/property management companies(Asheville, Arden, Hendersonville, Black Mountain) these friendly folks(Kristian and Will) are the most accommodating and simply the very best! I have been the most annoying person trying find an apartment/home because I have had so many questions. A single young lady that knows absolutely no one in the area, I was very nervous looking at different places. From the very beginning, Kristian made me feel right at home. I have been offered a great job and I am moving to the area from Raleigh and have had a difficult time making my decision. Throughout this process, I visited the area for almost a week to narrow down my top contenders for my future home. My top apartment option from the very beginning was Hawthorne Southside (phase 3). The square footage for the two bedroom is the best value I could find for the price and trust me I have looked EVERYWHERE! Everything is like brand new and the washer/dryer is even included and not for a fee. More than anything the service Kristian provided was the best service I received anywhere. She even gave me a cup and some hand sanitizer with their company logo and I did not commit to be back or anything. Her follow up throughout this process was impeccable. Have you ever had someone promise to follow up with you and they never do. It's so aggravating when you are trying to find a home when they don't and this happened at multiple places I looked. Let me just tell you, she will make you feel right at home..and will even answer questions you forgot to ask before you even ask. She is absolutely on top of everything! Her hospitality and the apartment being perfect is the reason I chose Southside to call home. And as my cup says I'm going to, "LIVE IT." Go See KRISTIAN and you will be delighted with the experience. Thanks HAWTHORNE at Southside. I can't wait to move in!

I enjoyed my stay in Asheville back in March. The leasing agent Brady Greathouse made my stay so enjoyable. His knowledge of the property and hospitality customer service was so pleasurable . He directed me on attractions and all the amenities, with a contagious smile. I stayed at the townhouse at the Hawthorne at Southside. It was so clean and quiet on the property. I was hasitant to move into an apartment complex (...

I was hasitant to move into an apartment complex ( Ive only rented houses). I am thruoughly impressed.
My one and only complaint is that I was mislead into thinking that the studio housing was going to be updated. After living in the studio, I have quickly over looked that concern as I ve made it my own.
I ve only encountered one problem with the place, maintenance was here within minutes and fixed it!
The community is lovely, as I have made friends, but also gives me the space to find solitude when I need to.

I feel like we have been treated very poorly at the Hawthorne at Southside leasing office. The apartments are beautiful, but no one seems to care about the applicants. My wife and I were so excited about moving to Southside, and we were very dedicated to completing all of our paperwork perfectly to lock in our apartment, but we were carelessly misled into applying for an apartment we didn't want (it was an ADA apartment, but we weren't told that), and then no one was interested in helping us out of that situation. In fact, we never even received a simple verbal apology.

Terrible place to live .
I lived there 3 years ago and I had to pay damages when moving out , that was fine ... I payed it . Now a collection agency is trying to come after me for these charges that I already paid ! Extremely disorganized place . Only move here if you want to throw money away . They will try to take advantage of you if you let them

We moved in during the pandemic, in May, and I did...

We moved in during the pandemic, in May, and I didn't know what to expect because we were moving from out of state and never saw the apartment. Alyssa created a video walkthrough of our exact apartment for us, even showing us the view from the balcony. She worked with us as we changed from 1st floor to 3rd floor, and answered our millions of questions. Moving in was pretty simple, all things considered, and we didn't have any problems at all.

We DID have problems with hearing our downstairs neighbor throughout the night- he'd play old sitcoms, and his dogs would bark early, and we'd hear them running around or him talking on the phone. But we spoke to him about the tv and he kept it off at night, thankfully.

We couldn't use the amenities at first because of the pandemic, understandable, but it was nice once they opened. It's one of the only communities (besides I think Forest at Biltmore Park) that has 2 pools and two gyms. They even have an indoor basketball court, which I don't think you can find anywhere else- my bf loves to play, and it would've been convenient for him if they weren't renovating it while we were there.

The pools are nice, the gyms are small but very nice and updated with great equipment. Very few apartment complexes have such nice equipment. There's always a lot of parking spaces available and there's never towing issues (like our last apartment where the tow truck was there every night towing guests).

We'd only stayed 6 months because we went overseas for a couple of months to visit family while his job is on hold due to the pandemic... We tried to get back to Hawthorne upon returning to the states but there weren't any available, and that's completely understandable.

Wish we could return, but we'll have to try again some other time.

Just moved here and with all the COVID precautions, you can imagine how difficult it is to move (sight unseen) to another place let alone a new state! Found the Hawthorne Apartments at Southside through word of mouth and all the apps out there and am truly grateful I did. Jessica G. was so patient, understanding, and helpful. Jessica went above and beyond with helping me and made it possible for me to move in on the date I needed. The space was clean, virtual walkthrough was super helpful, and the staff friendly. I am glad that I can call this place home for the time being. Looking forward to explore the area! :)

My family and I have lived here for 3 years now and it s a great place to call home. The complex is always clean and the staff are friendly and helpful. Interacting with neighbors is always pleasant and it really feels like a community. My kids love going to the pool and my wife and I get great use out of the work out room. I would recommend these apartments to anyone.

If I could put NO stars I would. I lived in the town home w/basement for two years. within the first few months I had a whole yellow jacket nest inside my bedroom wall. Put in numerous maintenance requests for the water that was leaking into my basement through the sliding glass door frame. Never fixed it! Now there's black mold growing in the basement. Maintenance team doesn't know how to work on stuff properly and doesn't do any preventative maintenance except for air filters. its not worth the money or the headache. No one at the office is on the same page. The windows and doors are original (probably over 30 years old) and are not energy efficient AT ALL!!!! Good Luck trying to cool/heat 3 different levels. 3rd floor was always HOT!! They didn't replace the carpeting after I left - just cleaned it! There's nothing luxury about it! The new phase is nice - over priced but I guarantee within a few years of the lack of maintenance it will be just as bad as the older apartments. I have video of the water damage/leak.

Love the staff, they are all wonderful and support...

Love the staff, they are all wonderful and supportive to the residents. There are several events every month that help us get to know our neighbors, as well. Maintenance is always prompt. Our Luxe apartment is beautiful and very cozy.
Only real complaint I have is that the dumpsters by our building are always overflowing and cause a major stink in the air during the week.

Hannah Metcalf is awesome. She bent over backwards for me for 2 straight days to get some things cleared up that were not the fault of her or her company. Regardless, she took it upon herself to go the extra mile and do what it took to get me cleared and I was able to sign a lease the very next day. I would highly recommend this community and Hannah to all of my friends and family

I'm really not sure where to begin with Hawthorne ...

I'm really not sure where to begin with Hawthorne at Southside. My initial experience with the onsite staff was positive, they were very friendly and willing to help. The real problem came on move-in day, I had reserved what appeared online to be a 3 story townhouse with a finished basement (according to all information online), however upon receiving the keys I was incredibly disappointed to find that the unit was in fact a 2 story in desperate need of repair. After this incident I was offered the ability to switch to a larger townhouse, still without a basement, to which I agreed. Upon inspecting the unit it appeared as though it had not been maintained since it was built, presumably in the 1980's. Due to the age of the townhouses I was not expecting a modern appearance, and was willing to live with that. However, the unit I was given had dozens of holes in the walls that had been poorly patched, was missing carpet and trim in many parts of the unit, smelled as though it had been smoked in recently, was in desperate need of a cleaning (as though it had not been cleaned prior to move in), and best of all was infested with cockroaches. After bringing the roach infestation to the attention of the leasing office they simply nodded in agreement, seemingly used to the issue. Their only offer to rectify the issue was sending an exterminator out later in the week. In short, if a townhouse in desperate need of repair, that isn't as described online, and is infested with cockroaches seems like a good place to reside, then this is the place for you.

The only positive here was the office staff, they were accommodating and willing to take whatever steps they could within their power to make it right. At the end of the day I chose other options due to the false advertising on Hawthorne at Southside's website. If you're looking to move here be sure to explicitly ask what unit you're getting as the online application systems makes it seem as though all townhouse units are 3 story with finished basement, and I was informed that the only way to tell the difference is by the square footage differences which is not disclosed during the application process.

My advice to management is to request that their website be updated to reflect the different variations of their units, otherwise I feel that these issues will continue. After reading other reviews it does not appear that this is the first time this has happened.

TL;DR - Unit I rented was not as described (no basement), was offered the ability to switch unites to one that was infested with cockroaches. Online portal has no way to tell if units actually have a finished basement even though all townhouses appear to from the online descriptions.

I was only given a 3 days notice before I was relocated to Asheville. Needless to say I had no idea where to search for a place to live. I was recommended Hawthorne through some friends and since then, Hannah s been incredibly helpful getting me settled on a quicks moment notice. Seems to actually care about your moving in process rather then just trying cut a check.

I don't usually leave reviews but my experience was so awful that I thought I should. By far the worst company I have ever had to deal with. We always paid on time. We were good renters. Then when they needed to fix outdated/broken equipment (a hole half the size of the stove behind the stove, broken water heater that flooded our entire apartment) they didn't. They left the soaking wet carpet, wet baseboards, broken water heater, and then tried to tell us that this was all fine. We moved out early, in fear of mold growth since it was still wet a week after flood, paid everything even though we were not legally bound to do so anymore and they still are causing problems for us a year from move out date. I definitely do not recommend this company. Try finding litterally anywhere else in Asheville.

One of the best apartments I've lived in. I'm in one of the new phase 4 apartments on the 3rd floor. Two bedrooms. Spacious, well thought out floor plan. Everything works and I rarely need to contact maintenance (unless it's something I messed up myself).

When I do contact the office or maintenance, my requests are handled by next business day. The staff on all levels are friendly.

Amenities are pretty nice, including the club house, gym, and dog parks. I wish I could comment on the pool, but I've been too busy to use it during the warmer months.

Renters beware. The pictures online of the remodeled units are not a true representation, we are moving to the area from out of town. We made a special trip up to see the unit/sign the lease. The leasing office tried to get us to sign the lease prior to seeing the unit and then we were charged a administrative fee that was not suppose to be charged to us unless we signed the lease. Needless to say after seeing the terrible condition of the remodeled townhouse we did not decide to lease from this community. Do yourself a favor & just look somewhere else.

Staff is very rude. The apartments are run down and decaying with no plans for repair. Hardly any apartments have washing machines and dryers, but they have some by the office that are always broken. Do yourself a favor and go some where else. Where the staff is friendly and the apartments are worth staying in.

The wonderful lady that showed my fiance and I the apartments was very knowledgeable as well as professional about it. Her name was Hannah I believe.
It has a car cleaning station and, my favorite, a nice gym. Great water pressure and clean. Big trash area and plenty of parking.
We've been looking at other places such as Kensington place, but Hannah sold us on this one. Glad we got to meet her.
We are definitely going to move here next month!

Convenient location, friendly office and maintenan...

Convenient location, friendly office and maintenance staff, but poor plumbing construction. Twice over the course of my first year of residence, two different water hoses had become disconnected in my unit. Don't misunderstand; they did not burst spontaneously: It's that they are so old, the PVC fittings have become brittle. Be _gentle_ using your kitchen sink spray nozzle. The bathroom hoses are exposed; be cautious. Striking or bumping into them is all it would take to crack the fragile fittings.

Advice to new residents: Upon move-in ASK where your water main is located and ASK where the fusebox is. KNOW the number to the main office, or have it visibly posted on your refrigerator. You do not want to figure this out when your unit is flooding uncontrollably and you need to turn off everything.

To their credit, it appears the maintenance staff has been expanded with the addition of the third phase of the community. The response time is much improved.

Finally, there are two additional shortcomings with the now-larger community after Phase 3: (1) The central dumpster is insufficient. It is often full and over-flowing by the weekend. Sometimes this happens during the middle of the week. (2) There are lots of dog owners here and, unfortunately, many residents choose not to pick up after their pets. At the time of this writing, my immediate part of the community has a persistent problem with pet waste. It is no longer practical to walk on the grass. There are several pet waste disposal stations throughout the community, so access is not the issue. I would consider this reality if you are looking at a ground-level unit or you have children who like to play outside.

Place is good just don't count on using laundry facilities. Currently four of the ten washers are out of service. I think I've had some issue with laundry as many times as I haven't. Always say same thing, "Sorry, we use a third party company..." Time to either not use a third party or get a better one.

And now, five hours later when I tried again, four washers still out (but one looked fine but didn't drain my water) and two of ten dryers "no response from machine." Why do I even try. Time to find another place.

Keep residents informed. Place 'out of order, seeking maintenance' signs on out of service machines. This eliminates the need for each resident to come to that conclusion then inform you. Also it reassures us both that something is being done in the present and that management is aware of the extent of issues overtime.

I'm glad to hear more durable machines are being considered as this is my third suggestion - document the frequency of down machines in order to evaluate if steps to improve service are warranted. I think you'll find they are.

When looking for a place to live in Asheville, I k...

When looking for a place to live in Asheville, I know it can be confusing when you see a property like this with the one star and five star review bars filled. It's contradictory and makes it hard to decide which are true. The important thing you need to know about Hawthorne is that they are soulless. They have no interest in appealing to you as human, they just want you to sign their contract and pay them money no matter the service they provide you after your signature is on paper. If you get lucky and get a good unit, that's great, especially in Phase III of Southside. If you get unlucky and get a bad unit as far as location and neighbors, there is no help for you unless you want to move to another unit and take your chances again. I have left two of their properties early because of noise concerns. To sum up a very long, painful story... I transferred my lease from the Bear Creek location to the Southside location because of the sleep deprivation I suffered from a screaming AC unit outside my bedroom window that they refused to fix for months, and also because of the lack of insulation in the old buildings. I could hear everything my upstairs neighbors did (from using the bathroom, to the first time their kids feet hit the floor every morning at 5 AM). Upon transferring to Southside, we asked for a quiet unit in the back, which was granted. Everything was great for about 5 months. Then construction started at the industrial building that apartment building 1500 backs up to. My downstairs neighbors were loud and young, so there would be many nights where they wouldn't go to bed until 3 AM, then the construction would some times begin as early as 4:30 AM. When I complained, they said they could move me again. I wasn't willing to take the chance anymore so after months of waiting for construction to wrap up, I finally gave up and moved away from Asheville all together. The manager at the Southside office has been aware of my issues throughout the entire time, saying he can't do anything about the construction noise, but to hold on and they should be finished soon. If you've ever been that sleep deprived, you understand the toll it takes on health and the ability to cope with stress. I understand that since Asheville doesn't have noise ordinance, Hawthorne cannot enforce the time construction can begin next to a residential area. However, the major point that goes unspoken is that Hawthorne made the decision to build next to a major industrial warehouse and knew the chance of noise issue was high. They chose to build there anyway because they only care about money, not your comfort or right to sleep in the apartment you pay them to live in. If you can live anywhere else, do. This is not a good company to be associated with. I only chose to live at Hawthorne properties because I have 3 pets, and many of the rental properties in Asheville cut off at 2. I went as far up as the regional manager, but she still explained I was bound to my lease because "[their] lease is specific that [they] cannot guarantee noise-free living environment due to multifamily living". I'm not sure how that applies to construction noise, but that was the excuse I received. Bottom line is: If I cannot sleep in my apartment, I cannot live there. Beware of Hawthorne and take those 1 star reviews seriously, because that could and likely will be your story. Please learn from my mistake.

Below is how I felt after just a week, now I see that they only care to get you in here. Once they are getting your money, they stopp caring altogether. I could write a book, but read the reviews by everyone else. I feel the same.

I've only been here a little over a week but so far this place is amazing. Every single thing they promised is available and exactly as described. We live in a 3b townhouse and although it's older, it's great! Nice neighborhood, great response time to requests, the kids love it, the dog loves it. Happy family :)

Before we moved in, we were shown the exact apartment we would rent according to them. Move in day comes around, and they give us keys to a totally different apartment and said there was a miscommunication. We also would put in maintenance requests and it would take WEEKS to get them to show up. Finally, upon moving out, they kept all of our security deposit saying that we messed up the carpet and sent a $500 charge to collections without informing us. We found out about the debt FROM the collection agency. When we asked for proof, they couldn't provide it. I think they did it in retribution for us breaking the lease early to ship for the military.

The apartments themselves are really nice though. If you can deal with sub-par management, losing your security deposit for unverified issues, etc, stay here because the buildings themselves are really pretty.

Sara Worley went above and beyond for my parents to get a beautiful apartment on first floor due to my mom's handicap. She was an Angel sent from GOD to help us find our new home at Hawthorne Southside. She is extremely friendly and helpful just like the staff Hannah, Brady, McKenna and management. I highly recommend Hawthorne Southside for new comers to beautiful Asheville over other apartment/townhome complexes for affordability, ameneties, and most of all excellent customer service.

If you want to have a pleasant experience while living here you need to be ok with paying way too much money for a building that s cheaply built, live on the 3rd floor, and pray to god no one moves in beside you. Saying that the walls are paper thin is an understatement. I wish we never moved here. If it seems too good to be true it probably is.

Update: We moved out May 30th and received a letter in the mail stating we owe them $800. They are saying that we need a full carpet replacement that costs over $900 for a small stain in the living room and one of the three bedrooms. Apparently the stain is too deep to clean HOWEVER they made no attempt to clean the stain and they re giving us 10 days to pay the $800 or they re sending it to collections.

All around a complete disaster.

ABSOLUTELY HORRIBLE EXPERIENCE. From the start of me and my roommate moving in there were constantly questionable issues brought about about the management "loosing our money". After 3 months of living there they charged us a bunch of money and stated we never paid our application fees... which we paid before we even moved in. Now that we've moved out we got a letter saying they're keeping our deposit because they're claiming that we never paid our last months rent.. WHICH WE DID. Yet somehow they lost two separate checks for rent and now we somehow owe them... Me and my roommate have called many times and they either just hangup on us or say "they'll look into the issue". Also no response back from corporate yet. So I wouldn't recommend living here unless you're ok with your money constantly being stolen and fake charges being randomly posted on your account.

So far we have really liked living here in the new...

So far we have really liked living here in the newer apartments. We love the location, the unit we picked, maintenance has done a good job of coming and fixing things that we needed fixed, and the perks like parties/goodies that the staff put together. The only downside would be the other residents who do not pick up after their pets. Hawthorne gave every apartment out including ours (even though we don't have a dog) waste bags, and have installed stations. We are looking forward to summer time getting to swim in the pool!

Large Dog owners, re-think renting with this "dog friendly" company. There are several attractive amenities for dog owners, but the high fees and the lousy front office staff outweigh the benefits! We were placed in a town-home next to a man who works at night and sleeps during the day and is a known repeat noise complainant! TWO days after we moved in (On mine and my husband's first days of work) I received not a phone call, but an email telling me I needed to come up with a resolution for my dog's consistent barking within another 3 days. No mention of giving the dogs time to adjust to a new environment, or that the real issue was that my neighbor sleeps during the day, I had to find that out on my own. The description of consistent barking all day and several neighbors complaining have been used frequently since we moved in in March, and neither is accurate. It is one person complaining, my next door neighbor, and the front office has never once validated the complaints, instead they suggested we buy a collar that will shock the dog when it barks or a device that emits a sound to deter barking (a device that does not work!). I know for a fact that they do not bark all day, they bark occasionally when they hear loud sounds. The office is now threatening to charge a fee for noise complaints. They will gladly transfer us from this town-home to another, if we pay the exorbitant transfer fee. Instead these geniuses should never have placed us next to this family! And they also need to validate complaints and work with the dog owners who they target in their advertising! Dogs bark! I hear them here all the time, every day, maybe I should start calling in complaints in every time I hear it! They have made us feel unwelcome, frustrated, and at our wits end with the complaints and with no support on their part! They are sweet as can be while they lure you in, but once you have signed a lease they will treat you as the disposable tenant you are! We cannot wait to leave Hawthorne at Southside!!!!!!

WARNING: After me and my wife got married last Sep...

WARNING: After me and my wife got married last September 2016 we decided to move into the Hawthorne apartments. We call Hawthornes office on our scheduled date to pick up our keys and move in and they never turned in any of our paper work. As a matter of fact they didn't even have a place for us to live. Keep in mind everything I own is packed up in a Uhaul and we've payed last months rents with our previous renters. The manager at the time was very rude about the situation and actually offered to just give us back our deposit for the apartment. Again, they were ready to leave us with no where to live because of their mistakes. After finally speaking with the district manager we were finally able to move into a different apartment that we hadn't planned on. The walls were painted 2-3 different off colors and the apartments looked thrown together and terribly built. Needless to say since day one of living in Hawthorn me and my wife wanted out of there but they had us trapped with a year lease even after they lied about what apartment was ours. Fast forward 10months and we decided we had enough of this place and wanted to do whatever needed to break lease. So now we are dealing with manager WILL BUCKNER. After moving out we were sent a list of very vague items that we owed them for. Of course things didn't add up and we called with questions. Spoke to WILL BUKNER and he assured us that he would review it and somethings didn't look right to him either. He said we had plenty of time to review those things because the payment wasn't due until 8/5/17. Today is 8/3/17 and I just got a collections call saying that we owe the entire balance!? Bottom line is I advise everyone to stay far away from these scum bags! They would rather take your money and have you live on the streets. I've also had conversations with other attendees and they have said they were also lied to about what apartments they thought they were buying. They will say and do anything to get your money.

Can hear everything around apartment including the neighbors snoring at night. Short hot water time when showering! Very unsatisfied, EXTREMELY DISSATISFIED WITH THIS COMPLEX! AND ESPECIALLY FOR THE PRICE.....A ONE BEDROOM/ONE BATHROOM APARTMENT! Has made my new move not a pleasant experience at all!

This is the worst experience we have ever dealt with as far as an apartment or landlord has ever gone. They told us we could rent a townhouse with a basement and after we paid our $60 application fee the ignored us and didn't return phone calls or emails for over a week. After we finally got ahold of them they told us a basement was no longer available. After we asked for a refund for our application fee they again dodged our phone calls and emails. We would call them and they would apologize and promise to take care of it and refund our application fee and tell us they would call us back later that day. Two or three days would go by with no phone calls and we would contact them again with the same results. I finally showed up to talk to them in person and they looked me in the eye and again apologized and promised to refund the application fee and return a phone call later that day. They never called us back. We called again today as a final straw after three more days of never hearing anything back and they refuse to let you talk to the property manager David. They have our phone number they can easily make things right but they choose to ignore you. Do yourself a favor and choose to live anywhere else except for here! They will blow smoke just to get you off the phone or out of the office and then refuse to help you.

We've been here for 6 months in a townhouse apartment in the older section. We chose Southside because we can have our pets. The staff have been great- and the maintenance people have been prompt in taking care of a few problems that have cropped up due to the age of the unit. We took this townhouse sight unseen (moved from New England), and have been pretty happy with it. Love that it has pools and gyms with newer equipment. I deducted a star because our kitchen cabinetry needs serious updating (reminds me of an apartment I had in '75) and, as it turns out, the units in this building are not smoke-free, so we can't open our windows or enjoy our balcony when the next door neighbors are outside smoking up a storm. I agree with the previous reviewer about the pet waste- there are many pet waste stations, and the bag dispensers are filled frequently, but there are many owners who refuse to pick up after their dogs. I've watched them stand with dogs within several feet of the waste station, and not pick up the waste. I highly recommend carrying a flashlight if you are walking around those areas at night ! All things considered, we're glad we chose Southside :)

A solid 3, maintenance is good and friendly, apartments are conveniently located in Skyland around many amenities, about 10 min (with good traffic) from downtown Asheville and the hospital. Grounds crew keeps the property well maintained, if a tad plain. There could be more trash disposal areas to deal with the level of residents. While the staff is friendly and personable, they're rather disorganized, not filing paperwork or maintenance requests, and constantly changing employees. There's been over 3 property managers for the site since I've been there. Been a resident there for over 4 years.

So far the only issues we've had are with other dog owners not picking up after their dogs in the dog park. But parking is good the walls aren't paper thin we use all the amenities and can't really complain about anything I highly recommend this place. Currently have been living here for 3 months.

I recently moved to the Asheville area. I toured at multiple places, and this one by far felt the most like a place I d want to call home. The staff is incredibly nice and helpful. Especially Brady, he s gone out of his way to make me feel welcome and make sure I ve gotten settled into my new home. Phenomenal customer service. Would highly recommend.

I love Hawthorne. Everyone at the office is great, they're friendly and hilarious. I love all the events they do for the residents and how they send you newsletters promoting these events. I recently just got a little care package with my favorite drink and candy with a thank you card from Sarah, who works in the office. I highly recommend this spot.

It is a safe place,clean and tidy with good neighbors.
Good staff and quick maintenance service with plenty of fun parties in the club house.
