Update one month later. Noise in gym not resolved. After suggesting a 25% reduction in rent for the remainder of lease I receive a letter from an attorney telling me all concerns with the property should go through his firm. This company does not care about the customer. I have emailed all the way to the top of the company with no resolution. Time to find a new place to live. Do not move in to this property.

Original review-North Park built a gym next to my apartment which creates unbearable noise all times morning and evening. People drop weights which In turn creates a loud thud radiating across my floor. This wakes up my family including my one year old daughter. After two months of calling, visiting, and emailing there is no resolution. North park is very good at standing there with their hand out and continuing to collect funds regardless of the circumstance or condition. Don t move here.

With the beautiful landscape they have, I moved here again for the second time, but only to realize that this corporate only cares for their own way and don't care if they're actually doing a good service. Leasing office staffs are exact reflect of how the corporate treats them, careless.

The grounds are well maintained and the neighborhood is safe. Gym facilities are great, multiple pools, maintenance staff respond quickly and are helpful and experienced. On the outside everything looks great. Prospective residents and visitors are always impressed.

However, the management staff has been either unwilling or unable to deal with real problems. For example, I have a neighbor that has been consistently letting his dog peeing and defecating in hallways and stairs, and lately right in front of my apartment. I complained to the management office. They sent cleaning staff to clean it up. Then it happened over and over again. We showed them pictures and yet it keeps on happening. It has become a public nuisance and a public health issue. There are kids living around here and yet the management is still letting it happen. I told the management that I would make a complaint to the authorities and they didn't seem to be concerned at all. North Park has all sorts of house rules, including specified colors of curtains. And yet they are okay with having dog excrement in hallways and in front of people's apartment.

Wow.

I would be lying if I say this is a bad place to live. We currently live in Pines building 2 and enjoyed our time last year in pines building 1. However, I suggest you don't move into any building where the construction is gong on. We learned our lesson, but hopefully this review will help someone not make the same mistake as we did. Because, you get concession on your rent only if you have scaffolding outside on your patio or in front of your windows if you don't have patio. Other than that no matter how dirty the apartment building is (And trust me it's a big mess), you will be responsible for your full rent which I think is not fair considering you can move into very nice new apartment communities close by with the same amount of rent or few hundred dollars more per year. Leasing agent did tell us that we won't get any discount once the scaffolding is taken down. And we were fine with it because she told us, that would mean end of the construction in part of the building where we live. But what she didn't tell us is, there will be construction going on right outside of our main door for almost a month which didn't start until a month after we moved in. So I hope people reading this review don't make the same mistake as we did because once you sign the lease, there is no way out until your lease expires or if you are willing to break the lease which is costly.

I signed a new lease this month, and have been trying to contact the leasing office via email. 4 emails and still no reply over a span of 3 weeks.
Left a voice message for their leasing office and still no call.
Very disappointing customer experience.
I guess they are only responsive till the time you haven't signed the lease.

North Park Apartments was really beautiful! We did not chose to live there because we found another apartment that better fit our desires, however this was to no fault of North Park.

The service provided by Gabrielle Gabriel Gutierrez was second to none. So many people were seeing the apartments, yet Gabriel took the time to hear us out and understand exactly what we were looking for. He gave us his utmost attention and was so pleasant.

Thanks for the great experience North Park Apartment homes!

It's a nice place to live overall.

It's a nice place to live overall.

There's a central pool available within most apartment buildings.

There's a good trash, security and parking service available.

If you are looking to rent, a 2 bedroom apartment here is gonna cost you around $3000.

P.S. don't get ink on your carpets, it doesn't come off easy!

I moved to Oaks a few weeks ago. Everything in this process was very easy and simple. Osazee from leasing team replied every single email that I sent in an hour and he was always ready to help me!

The apartment itself was extremely clean when I first moved in.

Would give a 0 if possible.

Looting money at move-out. Will not deny that carpet needed minimal cleaning at move out, but the bill came back for 980$ citing full replacement.
I had actually requested for a move-out walk through. No one showed up. Upon calling them up, they said leave the keys at the counter and leave. Did that.

A month later, a 980$ bill comes up. NO WAY the carpet was fully clean when I moved in.

Just stay away!

Don t ever lease here, even though it s a great location and the amenities are great, resident services office will make your life a hell. My own personal experience of staying there for 2 years.

Unless there is a magic change with resident offices this place is a strong NO for leasing.

Do not rent here. By default they will charge you around $600-$1000 while moving out. They are required to complete a move-out inspection, send inspection report, have an agreement on move-out charges and then complete move-out process. This won't happen. For the sake of it they will conduct a move-out inspection, on purpose will not follow-up and after moving out will send a huge bill for costs in reality they should be covering. If you ask them for a proof, they will show you a report with blurred images of damages which are hard to see even with a magnifying glass. After moving to a bigger house we felt that we paid more on electricity charges when we were in North Park. The overall experience of renting here was a headache. You may live closer to your work but believe me, you pay much more in addition to the exorbitant rents.

The resident services is no good, you have to keep trying to contact them until they respond.

I broke lease and they left me without instructions on how to pay the lease breaking fees (the amount didn't show up on my portal unlike other fees) and later making me rent responsible.

When I left the apartment they charged me heavily as part of cleaning fees in spite of me having had cleaning done by a cleaning services company.

The community is fairly nice (I like the central park) and was lucky to get a renovated apartment (at the Pines) - the non-renovated apartments are not worth it and are really substandard given the price you pay. Parking isn't an issue if you are a resident, though guests will have an issue though. Also my place supported AT&T fiber Internet. You get 1 star for that.
-----
Okay, now for the negatives, the really really bad stuff. Hopefully, It'll get the attention of the owners/corporation. 4 stars removed.
Main issues:
1) Lack of professionalism
2) Lack of communication
3) Cutting corners
4) Safety and Noise
5) Fees

Would have to say that there are corners cut in terms of maintenance, construction, and the dreaded issue with trash - particularly with their parking structures and the various parts of the community. If you are looking for a quiet community, I would pass as it's pretty noisy, esp. given the size (there are thousands of units in the entire complex) and the amount of kids around. Also the walls and ceilings are paper thin, which allows for noise to propagate. Safety is not good.

The staff, residency services, and communication is just terrible. It's impossible / difficult to get in contact with them (and the parent company - Irvine Company). Maintenance is slow (had issues with the AC and lighting). It took 5 days to fix. When it's related to new business (making $), they are responsive (the leasing agent). After numerous calls and they finally pick up (they won't follow up if you leave them a voicemail) you are likely to get a rude response. There's no feeling of importance or priority for the current residents.

The next issue is safety. There have been quite a reports about car break-in, in a secured garage which is disturbing. Definitely don't leave your valuables, but I think security could be improved. Another issue of safety are the main roads and drive ways. People speed through and there are plenty of blind spots. I've seen 2 people get hit by cars and of course many close calls. It might be a good idea to have speed bumps. The street is also quite narrow and lots of people tend to park wherever via hazards lights on, thus partially blocking the road.

Following safety, it's quite a noisy complex. I thought being in a corner unit would be quite, but you can hear the neighbors, esp. the screaming kids around you and running around. Again, the walls and ceilings are thin and not very well insulated from noise.

Lastly, I recently moved out and the cleaning fees are stupidly high, even if the apartment is in excellent condition as they do a flat-rate fee rather than variable. There was a fee for carpet cleaning, even though my unit doesn't have carpet. The deposit is $600 and the final move out fees end up being about the same. You will not get your deposit back - other reviews say the same.

Pictures below are of my actual apartment unit that was renovated at The Pines Unit. It's nice, but definitely not worth the market price and the other hassles. Again, non-renovated units are not that nice.

I would say please avoid this place, it's overpriced (15-20% higher than market for "luxury apartments") and don't give them your business. The non-Irvine apartments treat you much better and with better value. This is not the right way to run a business when residents come last.

Echoing other people comments on vandalism. We just had our car stolen a week ago from the Sycamores "secure garage". Our bikes were also stolen and our car broken into at other times during our 3 years tenancy.

Check crime reports for this immediate area and you will see the majority of them are occurring in the North Park complex, including the Sycamores.

Also check out other review sites and its the same story over and over. No security, they just don't care because they are not responsible for stolen items. Even their responses to reviews are so canned and corporate its not even funny.

We are going to be moving out at this point. The apartments are not worth it and management does not truly care about residents.

This shows in many ways, but I will start with the nickel and diming on everything. For example, our move in experience was atrocious. We had to fight to have our move in date just a few days after it was listed as available.

The previous tenant moved out April 30th, 2015 and the apartment was listed as available on May 5th, 2015. To move in for the listed price online, you only get 5 days that starts the day after the last tenant moved out. We could only move in for the listed price until May 5th which was the day the apartment was listed as "first available". Those days after the previous tenant moves out are taken up by them cleaning the apartment for the next tenant so the apartment is not actually even available during that time.

We set up a move in date tentatively over the phone in March for May 7th. We realized the next day that we needed to move in on a weekend and thats when we were explained this "rule". Apparently we were given the 2 days "for free" because of their error, but asking to move in on the 9th was not a possibility. We were told multiple time that they were being "very generous" by letting us move in 2 days later with no extra charge. What this all means you have no possibility of negotiating a move in date at all unless you fork over a ton of money. To move in on May 9th would have been $55 more A MONTH, so $660 total a year for 3 days.

I really hope they have gotten rid of this policy, however, it was still a policy at one point with no wiggle room that we had to put up with and move in to the apartment in the middle of the week. The response from management on everything is constantly "we can't do this because Irvine says so. We have to wait for Irvine to allow us to do this. etc" which means NO flexibility on anything.

Besides that you will be paying out the nose for 15+ year old apartments that weren't even built correctly. The reason they are "renovating" the Pines is because they chose the lowest possible bidder and then sued them to fix it when they realized it wasn't water tight and the foundation was cracking/rotting. The balcony collapse accident in Berkeley that killed 6 people and injured 7 last year, that same builder built the Pines and the Pines has the same issues with water intrusion.

You seriously can get much better deals at some of the newer nearby apartments that seem to have actual security. Save yourself the headache and just avoid Irvine. They honestly were an amazing company a few years ago and greed and corporate policies seems to have taken over and ruined it now.

They spend all their efforts on landscaping. Management is by far the worst I have seen. Trash everywhere, break in to parking and apartments every week, giant bugs all over the buildings, old inside and nothing works the way it should. For the price their charging you, you can find a nicer place in downtown San Francisco.

These guys will cheat you in every possible way.

These guys will cheat you in every possible way.
1. I wanted to have a look at the unit before finalizing it. So, I placed a hold request at 10 PM, In morning I went to see the unit. However, they increase price in the morning and did not honor price on previous evening even after placing an hold. In fact, seems like they increased the price just because I indicated interest.
2. Construction if going in several blocks. Living here is pain due to noise. After paying very high rent compared to other nearby communities, all you get is horrible noise. They won't tell anything when you try to book the unit. They will secretly add so called "construction advisory addendum" when you sign your lease.

So, consider North Park, San Jose considering all this.

I would give zero star if there were such an option. Reasons:

Terrible service.
1) Resident's calls are rarely answered. When they do answer, they rudely hang up before I finish talking. This happened multiple times.
2) I complained about Noise upstairs, but no action was taken.
3) Cutting corners: Blind shades broke in one week after being repaired.

Unnecessarily expensive cost:
1) Expensive common area water charges; Note that no one is using the swimming pools etc during pandemic
2) Very expensive cleaning charges upon moving out, after living there for just only 4 months. That used up all my $700 deposit. I have never see such expensive move-out charges.
3) Not sure if they are honest. Here is the story: I broke the lease for the above reasons. They provided two options. 1) pay 2 month rent as lease breaking fee before move out. 2) Continue pay at current monthly rate till the apartment is rent to someone else. That means, if someone rent your apartment before you move out, you don't pay. I took option 1 as the apartment wasn't rent to somebody else the day when I left. However, it was immediately rent out after I moved out. Such a coincidence, quite suspicious, isn't it?

Dirty, the maintenance does not do anything with fixing broken doors that protect the residents property and cars! There has been a gate in the garage that's been broken for 3 months. I also caught several maintenance people drinking and smoking in the community room. Also the electronic keys don't work half the time and there are several break ins.

- Unprofessional staff
- Won't give back the deposit
- Unreasonable amount of move out charges

I lived for over a year and now that I moved out, I realized there is common pattern that they don't give you any deposit back plus they charge unreasonable amount of money on the top as move out charges. When asked for explanation, nobody responds. I tried calling, emailing, there is no response. They are prudent to send mails with a statement of few thousand dollars as move out charges though.

Won't recommend this community. No wonder they have to offer 2 months off to get the tenants. At the end they cover it all up under "move out charges".

We stayed @ North Apartments for year, and left the place feeling extremely tired & angry with the management there.

First lets get the good part out of the way - the facilities (gym, swimming pool, basketball, park) at North Park are great! Well maintained and well taken care of.

Now for the downsides -
1) Management. The management folks are the worst I have experienced in my 8 years in the bay area. Very unresponsive to issues. Many times complaints will just get ignored (perhaps because of the large community) When we decided to move out, they made it deliberately painful in very menial ways.

For for a single instance - we had set the rent up on auto-pay & ended up paying an extra $1000. They flatly refused to return the money back. After we moved out they sent us a bill for $800 (cleaning services et all) & a $200 cheque. Infuriatingly bad ethical standards. I will have think hard before staying at an Irvine property again.

2) Parking is extremely limited. On average I spent 10mins everyday looking for parking, somedays 25mins. Huge pain!

3) Houses aren't the most modern in the market. We found better houses (larger by 200sq ft, modernized) less than a mile away at lower rents. We love the current community's management.

Poor management is an avoidable pain that is recurrent. Just my 2 cents..

I am only at the tour stage. And have yet to do the walk through.
I have been really excited about the thought of moving there.
However, I must respond to the reviews.
And, excited is not the feeling I am now left with. How disappointing. To think I would be paying, what I would call high rent for a 1/1, at $2,495, I would have to make a few suggestions. One, if In fact I would be living where construction is a ' have to' Live through. Such noise can cause stress & litteral malcontent. Being a counselor. For several years, this is not a minor adjustment one must make.
I would suggest, until the apartments that are exposed to such misfortune, I feel rent should be reduced until the claims of 'living on vacation' is a reality. From the ads, comparing these reviews, I must say, I am feeling sadly disappointed.
And a dark and cold feeling, is not what I am looking for. Not AT ALL.

If you like living with cockroaches, this is the place to be. Management here is absolutely terrible. I enjoyed my first 18 months here but then construction began and it was like the bugs revolted and started moving in. I had to "bug" the resident office for almost a month for them to do anything and had to wait almost a week without the use of my kitchen. They finally sent Terminix but that didn't help. Cockroaches were back within a week. The maintenance staff are friendly, some resident services staff are okay but others could care less. I asked one if I could get someone to clean the balcony and she said to pour hot water on it myself. Poor craftsmanship and paint jobs in the units. The new carpet they installed must be super cheap material because I was itchy for like the first month. Appliances might look new but most are over 10 years old and barely function. The pools are nice, gyms mediocre, basketball court okay, but not worth living with the couchsurfing cockroaches that need to start paying part of my dang rent!

I was told the construction discount would be 25% at the time of lease and just one day before I move in they said the apartment has a water leak and I have another choice but the construction discount is 20%. I told them that was what communicated to me earlier and they just apologize which really didn't help me. They wouldn't change the discount. I can't take the lies. All of this happened just one day before my move in.

One of the worst leasing experience I had in bay area!
Everything was fine till four days prior to my lease start/ move-in date.
Suddenly got call from Leasing office that they found some problem in my apartment and it wont be available for another month.
I requested to cancel lease for leaky apartment and move me to another one with same area and price. Leasing agent I called was helpful in finding me another one but since price was slightly higher (few USD), he had to take management approval before signing lease.
Management took another 2 days to reject this request.
Hence, long story short two days before my move-in date, they left me with no option but to select apartment with less area and higher rent.
Thankfully, I found another apartment community in same locality who were quickly able to get me apartment in one day with all leasing procedures done.
Please stay away from this scam.
On separate note, even before lease start date these guys were quick to charge me for my first month's rent. Also, leasing agent mentioned that I will be getting security deposit waved off (due to corporate offer), however there was no procedure to move ahead without paying security deposit. I was promised that if I cancel lease (after leaking incident) then I will be refunded total amount but still waiting for same.
Really unpleasant experience resulting in stress and overwork for me.

Update:
After a year of living in the noising unit, I switched to a different unit in the same building. This one is on the 3rd floor, and not next to any electrical room. I have been living in this unit for 6 months now, and so far I don't have any problem living here.

Earlier review:
Score 1/5
The unit I stayed in is very noisy. It is on the top floor (AC is installed above the top floor) and next to a electrical room. Because of that, there is a constant electrical/mechanical noise in my unit. The staffs were never able to fix the problem.

The amenities and transport access of these apartments is great. But please be mindful that the low construction quality and the unmindful neighbors can make this not a place worth living in, we lived in different apartments for 3 years (Pines, Oaks and Laurels) and always moved because of noise issues - children jumping above your bedroom, people putting on washer/dryer/vaccum at odd hours of the night. This year we moved for good and got a much better deal looking to rent directly from landlords. Consider your options of renting from landlords than Irvine, you will get a better deal and peace of mind (only if you can make adjustments with a smaller park, pool/gym and not get besotted by Irvine's glossy brochures and swanky offices).

Apartments are well modeled and up to date. The pricing is very decent for what you get. Jonathan who is part of the resident services, was amazing and kind. He gave a very well detailed package of the different apartments that met our needs and a good map to help us find them. Horrible place to live. Cars are always getting broken into and so does the market on site. Management can't release video of break ins...so good luck getting any justice there, and they could care less about the owner of the market. I was told I could have 4 gate access keys, but only got 1, since I was planning on
having roommates. They said i could have the keys, but once i signed my lease...they refused to give me the extra keys. Then management
played good cop/bad cop and I was being
transferred, put on hold and promised call
backs that never came. I was harassed by the main pool and was threatened to have security escort me out if I didn't sign in like a kindergartner (even though they knew I lived there.) I was late on rent 1 time over the holidays...absolutely no humanity, lawyers and letters threatening to sue if payment wasn't received within 1 week of due date. But when it came to returning my deposit, I still haven't received it. I called to update my mailing address 3 times. So three consecutive weeks I had to call them, find that they didn't save the new address, cancel the check and they had to issue me a new check...3 TIMES now. I have yet to receive my deposit and am wondering if I need to call and update my address a 4th time or if I should just drive to Irvine, Ca to pick up my deposit in person since this company only has the ability to issue money from the Irvine location. I would take the obscene amount of money they charge here and find a different company if I were you. I will never...ever work with this company again.

We have lived in the Laurels for 6 months and have really enjoyed our experience. It's very quiet and we have felt very safe living here. The management are always incredibly polite and helpful and they really try hard to make this a great place to live. They put on great events every month for residents and bring in food trucks to the park on weekends. My favorites have been the Yappy Hour for dog owners and their dogs. There are also lots of great places to sit outside and relax, and all the pool areas are open to all the residents. So if your closest pool is too crowded or if there are screaming kids you can go to another pool that may be more quiet. We also really enjoy the hot tub in the evenings. It really is a great place to live. And it's very dog friendly! Two negatives: there are very few neighbors that are friendly and there aren't a ton of places to walk to in the area.

The place is nice however the management runs this place like a business instead of where people live. Leaving the office/locking doors before the office is supposed to close, changing rules/ payment terms without communication to the residents, etc. I suggest finding a community that treats their residents as residents instead of like paying customers. The rent price for renewal continued to increase even with amenities closed and construction increasing. I called the leasing office every single day for over 2 weeks and the phone was never picked up and no one ever called back. They do not care about current residents period. If you want an apartment to care about you. Don't choose this place.

Not a place you should live if you value peace and quiet. Thin walls, sirens and alarms going off all the time, and my personal favorite: their big metallic doors are designed for maximum noise to crash upon themselves and adjacent walls.

I've been living here in North Park for 5 years. I tried different communities here like Oaks, Redwoods, Cypress and Sycamores and to me the best one is Sycamores which is the newest in NorthPark.
Enjoy the resort style beautifull architecture by Irvine comoany.
In my last move in, I met Judith Serrato, she is one of the best property Consultant I've ever met.
Judith has a very nice attitude, detail oriented, hard worker and passionate about her job and responsibilities. She showed me many options with patience and helped me to find the best available option.
I noticed she is busy everyday with many customers but she try her bests to make everybody happy with thier experience in North Park.
I recommend North Park to everybody who wants to live in San Jose because this is the best apartment community in San Jose.

We had two burglaries and two subsequent attempted burglaries at the Redwoods. The reason I am writing this review is not because of the burglaries but because we were surprised at how management handled our case.

The San Jose Police Department (SJPD) actually caught one suspect (arrested in possession of my iphone) and requested management for the video footage as evidence for the burglary case. I still don't understand why management refused and instead had its legal department request the police a court order. SJPD has only 2 detectives doing paperwork so the SJPD was unable to submit the court order in a timely manner. As a result, the suspect was soon released with minor charges for possessing stolen property (because of this, the police was only able to get our iphone back). We thought it was in the best interest of management to help its residents, but they just made it more difficult.

I spoke to the manager and two officers from Diplomatic Security at the State Department traveled from San Francisco to speak to management as well. The State Department informed management that they were submitting the court order request to help with the arrest of the suspect and protect the integrity of my family. Once again, Irvine's legal department responded by saying that it was SJPD's jurisdiction, and refused to give the video footage to the federal authorities .

To end the story short, we saw a person of interest in the nearby premises, informed the SVSP and they never showed up. I stormed into the leasing office telling them about the situation and the person from the Redwoods Leasing Office was just looking at the clock ready to leave the office, which she did. We never heard back from management.

I have never before felt this disrespected . We tried terminating the contract early and even under our circumstances, the Redwoods made it very difficult to do so. We heard that four neighbors had burglaries as well that same day and two days later, we saw those apartments empty.

On the very first night we moved in, a bike was stolen off our porch. After moving out, we had to leave our dolly behind in the parking garage because the car was too full - returned to it find it stolen. Moral of the story: don't leave your stuff out around here because it will get stolen.

Also:
- people double parking on the narrow streets
- black stuff growing on all window frames
- poor storm water management, got flooded several times
- oven triggered the carbon monoxide detector the one time we used it
- ice cube maker in the fridge looks nasty
- friends won't want to come over because there's no parking
/rant

Though the apartment was pretty big and was a good price when we got in (doesn't look like a good price anymore). Having the park right in the middle was nice too. It's got EV chargers in the garage.

Good luck finding a parking spot for your moving truck.

In my most humble opinion, I ve never lived in a place that treated their residents so poorly. You can tell management doesn t value the employees because they are reluctant to help in any way. I had to call the Resident services office many times just to get my final move out date, they never answered. But when I called leasing they answered immediately. (They will be responsive to getting your money but not responsive when you need them)

$3K rent for old moldly apartments that they bleach down before you move in to make look nice and then months later the mold grows back. When you move out they will charge you for their mold problem.

My car was broken into 3 times in the secured garage . After telling the staff about it many times they did not. So as a solution I started to park by the leasing office because that s where security would stand. Then the office started calling for tow trucks to move my car. I ve spent thousands on car repairs and towing fees.

Tons of construction, no where to park and the hallways are dirty.

I would not recommend anyone to live there.

Beware before you put your application fee:

Beware before you put your application fee:

1. You would smell strong sewer. This community is near Zankar road which has sewer underneath and has recycling facility closure. They will disclose this at the last step of your application
2. At some buildings construction is going on until 2022.
3. Read other reviews about the community before you decide

I wasted my application fee and got to know all these mandatory disclosures at very last step of the application. They said won't refund my application fee but only apologize for hiding this important information, I am trying my best to save your fee. :)

Top notch customer service from the staff at The Laurels! Katie G. and Judy C. made my move to and from that complex very smooth and even enjoyable. Moving can be very stressful and with their help they made it seamless. Everyone I encountered who works for North Park was very friendly and accommodating but Katie and Judy went above and beyond in every way and really stood out. The grounds and common areas are kept up very well too. I would refer anyone I know to this complex.

I am currently living in one of the apartment complexes by Northpark, there are a lot of theft activities happening including somebody theft my shoes twice right from my front door, no security cameras installed anywhere that gives more scope for theft activities around the apartment complex even though they are gated.

North park is an amazing apartment community. I ha...

North park is an amazing apartment community. I have been living here for close to 3 years now. I would have rated it a 5 for the community, maintenance team and cost.
But for the resident services I have to deduct 3 stars, that is how bad an experience I have had over the last 6 months.
Instance 1: I was looking for a new lease in North Park. I found one I liked and booked the apartment online but was confused as to if I had to pay the application fee since I was a resident so I did not go through with it online and decided to visit the office the next day to clear the doubt. When I went in the next day the rent for that apartment had increased. All apartment complexes I have dealt with honor 24 hour pricing but they refused to do it. Once I showed them that I was still getting the previous lower price online they still would not honor it and I literally sat in their office and filled out the remaining form online on my tiny phone screen because the sales manager was not ready to honor it. This was just cheap.
Instance 2: My parking spot is far away from my apartment. There is a shorter route between them but the gate does not open with my FOB. I can see that the gate opens with other residents fob and my fob opens other gates. It has been over 3 months of constantly emailing and calling them trying to get this fixed. When I walked in and told someone at the resident services that I want that gate (or my FOB) fixed they replied back really snarkily saying I should use other gates. I have even got the leasing office to email residents services but with no avail.

They have a very incompetent team. I would suggest others look at neighboring apartment complexes(there are plenty around)

I just want to write about Jose Hernandez at the North Park leasing office.
I recently moved to this area and Jose was amazing in helping us finding us a place during this COVID time.

The thing surprised me is, there are only a limited staff working at the leasing office during COVID and though he was occupied with many new leasing visits he was super articulative, patient, and empathetic throughout our time to help us find a right sport.

Thanks a lot Jose :)

I am pretty disappointed with the service we have ...

I am pretty disappointed with the service we have experienced over the last year. The office staff does not know enough about the services guaranteed in the literature. For example, no one could tell me where I could find each building's business center. I had to go walking around to find them because nobody knew. The exercise equipment is fine but there is no reception in any of the gyms and their wifi for the gyms isn't working most of the time. Office staff have more than a half dozen times, misplaced ups packages. I would often walk in to the office to retrieve a package only to have an assistant begrudgingly wander back and then return empty handed. The UPS system note would say the package had been delivered to office! Today was the latest example. I am waiting for a replacement insulin pump. My med device company has a note stating device had been delivered to office. Lady at office told me over the phone that there was no one there to look for package. It costs an ungodly amount of money to live here and it doesn't get you anything. Consider yourself warned. Btw, maintenance guys are awesome, friendly and genuine. Also, it really does smell like poo 50% of the time. If you're okay with that, then cool.

Have been living here for more than 3 years now and I highly recommend this place if you don't want to worry about maintenance issues. Nearby many offices and excellent park if you have parents visiting over. Also the swimming pools are heated and super clean.

Thanks to Pam(Resident services) and Manuel(Maintenance) for all their help!!

Very unprofessional when it comes to the moving out process. They wouldn't respond to our mails after we moved out but charge an insanely high amount as our move-out charges. Had to deduct 3 stars for this. It would have been much better if they showed the same professionalism they did when we moved-in!

North Parks was a good community during our stay there. The amenities is good though during COVID-times some of the services were closed. Its a safe and gated community with ample amounts of free space for recreational activities. The residents are considerate enough and respect personal spaces.

Just before our move-out, I was thinking of recommending North Parks to my friends but the move-out experience completely ruined my liking for North Parks. Hope someone from the admin team at least sees this!

Pros -
None

Cons -
Rent is very high
News about Jewelry/car theft has now become ordinary.
The safety of residents is considered casual. No actions by the safety patrol/management!
They will keep all the deposit (which they collect at the time of signing lease) even if there is little to clean/paint etc.
You have been warned!! Seriously, if you can read this, AVOID this place.

Resident Services is a disaster!

Resident Services is a disaster!
- Unavailable Any time of the day/week
- Don t even answer residents emails
- They changed the original parking spot assigned to us in the lease to a spot too far from our unit, too small, next to a cement wall that we can t even park our car.
- Public areas, even though only used by few people by appointment each day are not cleaned, a picture of the pool.. we waited one week to reserve a slot and here s what we got!

Three words: Don t move here.

Three words: Don t move here.
Don t get me wrong, the apartments are nice, in a good location, and the exterior is maintained.
But god forbid you need something taken care of on the inside, especially if you have a pet.
When we did the initial walkthrough, there were at least 5 things wrong. It took three weeks and 4 maintenance visits before all those items got fixed.. We were told it would be done before we moved in.
We have a dog so we need to be home when maintenance is done. Even though we take off work to be there, no one shows. This happened at least 6 times and we had to reschedule each time.
We went away on vacation for 3 weeks and someone stayed at our place. They came home one day and stuff that was on a closet was now on the back of a chair. We called our resident services office after our return and the maintenance guy said he came by the day before, someone answered, he asked if he could come in the next day, and they said yes. Straight. Up. Lie.
So he came in our apartment the next day with our dog wandering around. If she bit him, we would have had to put her down. All because the maintenance team is so terrible.
We bought cameras after this so we knew if maintenance decided to come in our home without our permission again.
This leads me to the resident services team. In one word: AWFUL.
You try calling them and get the voicemail runaround. Because it s 100x faster to go there instead of leaving a voicemail and hoping someone calls, you have to wait around for 15 minutes before one of them decides to help you. I watched two people, both of which saw me walk in, continue to type on their computers without even saying just a minute or something to that effect.
There are at least 6 people in the office we dealt with and they are, by far, the worst team of people you could ask for.
It s no wonder I got a text saying refer a friend and receive $500! then an hour later get an email saying refer a friend and receive $1000! People must be leaving in droves, rightfully so.
Now that we re moved out. They ve even started to say we didn t do things right and we re going to owe more on the partial rent we paid.

Don t move here.
