If I could give it zero stars I would. Literally horrible place to live. Rent is super high and the place is not worth it. Car theft is common, no customer service from the office, CONSTRUCTION EVERYWHERE. I do not recommend you living here.

Cheap construction. Noisy apartments. Black mold. On-site security changes 2-3x a year, not sure if to save money or to replace incompetent guards. Theft and break-ins are common. Drivers are reckless, pedestrians need be extra vigilant here (speeding is common, stop signs are ignored, have witnessed hit & runs against parked cars). Parking is terrible if you have more than one vehicle. No accommodations for moving in/out (not enough usable space for moving trucks and building access is poor). Gyms are poorly maintained, broken equipment will typically stay broken for months on end. Gym in general is hot and poorly ventilated. People don't know how to use the trash chutes. Garbage piles up inside the dedicated rooms, ultimately results in rats/cockroaches and inability to access the trash chutes. Paint in apartments is cheap and incredibly easy to damage. Dog areas are poorly maintained, urine build-up, nobody picks up poop (not even the on-site staff)... heck it isn't even just the dog runs, literally dog poop hiding in most grassy areas. Smell of curry is very pungent and a regular presence, if you are sensitive to that it will make living here difficult. If it isn't the curry that gets you, it will likely be the public waste plants up the street. Just a mile or two north of here is not only a landfill but also a sewage treatment plant. Strong winds coming in from the south bay wetlands make it a constant reminder.

So yeah... living here sucks and will cost you $>3K a month. Unfortunately The Irvine Company has done a great job of infesting the South Bay real estate market and has apartments and commercial properties everywhere.

This community, at first glance has all the making...

This community, at first glance has all the makings of a 4 star community, or even a 5 star community. Good pools and gyms, good quality construction, and good staff. However, it is not possible to give it more than one star. The reason is safety. Car breakins happen all over California. However, here, even in the gated area with fob access, you have one breakin a day on average. Bikes get stolen from inside the complex inside key fob only accessible areas. When your life is in danger, no clean pool or gym can help. This is a high crime dangerous apartment, and you should live here if you do not own anything which is worth getting stolen, and drive a beat up beater car so that you do not mind the window breaking. In our parking lot 5 cars over 5 different days had their windows smashed. So for such an unsafe community, the rents should be about 25% lower. Go somewhere else

Location and amenities are great, but I took stars off because:
1. Resident services office never responds to your calls, once you re a resident. You re on your own for most part.
2. They need to figure out their parcel delivery system. I ve lost so many packages that have never showed up in my mailbox, it s ridiculous and a big hassle. And of course, you can never get help from the office, because THEY NEVER RESPOND.

Resident services are run by rude, unprofessional staffs. No one ever picks up the phone, nor gives a call back. My package was stuck in one of the lockers. I made multiple visits in person to the resident services as no one ever picks up the call. The first day, a staff told me she would get the package out and give me call afterwards. She never called. The next day, we went again to the resident services and the same staff told us she doesn't have the time to do it and she can't help. She literally has the keys to the locker and need to walk 50m to open it. However, she didn't. My package is stuck in the locker since the last two days. I guess, I will have to get a crowbar and open it myself.

Their job is to provide quality service for the residents. However, their attitude doesn't reflect this.
Irresponsible, rude, improperly trained staffs.

This place is huge, there is a lot they hide when they show you the complex before you sign the lease.

As it is ran like a giant corporation there are plenty of frustrating hurdles to jump through any time you have an issue, however they offer convenient methods to pay rent (not a groundbreaking feature in 2019).

They do not clean the complex enough, and do not encourage residents to pick up after themselves. The place is very messy as plenty of the other reviews already mention. Any time there is a Holiday weekend you will not see anyone coming to clean for 4-5 days.

Although there are noise restrictions they are not followed at all and the complex is consistently noisy throughout the day and night. I don't really mind the noise personally, but I could see this being a huge issue.

Once my lease is up I do not plan to renew and I would advise anyone considering rent to stay far away.

I wish I had a better experience because upfront it seems great and with the right Support and management I could see this being true luxury living.

Looks like staff has changed, no more good customer satisfaction.

Very laid-back attitude !!
Customer satisfaction Index has dropped !!

I would not recommend North Park any more, rather please try out some other communities like "VENUE APARTMENTS", which is again near by North Park Apartments but much more better than that.

I am currently leasing at Laurels, and was promise...

I am currently leasing at Laurels, and was promised no construction near the house while signing the lease. Past few days, construction has started right outside the house with heavy drilling noises around.
Secondly, maintenance folks left heavy machinery running unattended after 7 pm inside the house and had to call emergency but no action taken.
Relations Manager responses are very late and inaccurate with reason always being Out of Office.

I moved here last year and absolutely loved it. I had rented a renovated 3b2b unit in Oaks. The rooms are very specious and has good amount of sunlight coming in. Didn't have to put many maintenance requests and whenever I did, the maintenance team sent someone within 24 hours to look into the issue.

I just leased an apt for next year as well!
would highly recommend this place.

This review is to give acknowledgment to two maintenance crew members that I have found to be the kindest, friendliest and most helpful in the North Park complex. I came in contact with Ruben and had some questions regarding an issue inside my apartment. He was very helpful and friendly and made sure if I needed further assistance he would be happy to help. Rueben is very outgoing and friendly and in this day and age when customer service is not as prevalent as it should be I value positive interactions. I also want to acknowledge Carlos. Carlos has the biggest smile of anyone I know. Carlos has also been very helpful when I have an apartment issue. I really value that he is always happy and takes time to say a quick hello. Carlos brightens my day with his smile and warm hello.

While the place is good to walk around and has amenities like gym and pool. The security is apalling! Parking lot break ins which can be avoided by tightening security have happened over the weekend.

Very bad security. Look at the images I have posted. Someone keeps the door to the garage open with a wooden piece. My car was broken into inside the garage! What kind of security does it look like if a car is broken into inside the garage???! Very disappointed.

This place is not safe at all, no security. There were 8 incidents of car glass breakage theft and 2 incidents of theft by pointing gun to the residents in the parking area. This place used to be safe 2 years back but not now. Lot of theft cases I am hearing these days from community people.

If you like to live with rats and sleep with black spiders, live in the North Park....!
Rats running around in front of my apartment every night, even in the 4th floor. Big spiders all over the place even in my bed.

Old windows and door frames with huge gaps doesn't provide required isolation to prevent dust and insects from getting in to the unites.

Whasher/dryer doesn't work properly and they tried to fix it but it worked for a short time. Customer service did not replcae it although it is an old one.

The apartment doors don't close properly and need to be replaced.

Inside the building and corridors are always dirty and customer service is very slow....!

I wish I could post some picture of the rats and spiders here.

Do not lease here (The laurels, north park). Outside the apartment it is dark and dusty. No body came to do the cleaning. Even after I filed a request. And WAHT'S MOST IMPORTANT, the construction is upcoming. And it will last for 2 years! Don't believe you will get a discounted rent during construction unless they write it into the lease! If you choose to live in North Park, Choose anything else except the Laurels and redwoods.

Do not live here! Vandalism is rampant! In the Two years I lived here we were vandalized three times INSIDE THEIR SO CALLED SECURE UNDERGROUND PARKING LOT. Bikes stolen, truck window broken and contents stolen and car window broken and contents stolen on MOVING DAY! The last happened at 10:30 on a Sunday morning. We are sure it was an inside job but of course cannot prove. No security video. In addition to us, three other neighbors were also vandalized in the garage. One had their car stolen...TWICE! Another had car window broken. Another had both cars severely keyed in all four sides. Management (Irvine Company) does nothing except say that they have the same security there as all of their properties. Therefore I would also stay clear of all of their properties. Run, don't walk from this place.

On the day i moved, none of keys which resident office gave me worked. Neither home keys nor the garage fob. So i had to wait till 9am for resident office to open to get right keys and fob. Once fob was repaired. They took another 3-4 hours to fix home keys.Till that time had to keep my wife and child in car since it was raining. Their elevator always breaks down. Every15 days elevator does not work and they take 3-4 days to fix it. Ohh yea!! And when these guys market it show as if you will be staying on one of the best apartments but let me warn you other apartments are much better nearby than north park. For the money you pay as rent and service they provide is pathetic.

Im a resident here for the past year. I have been having access issues with my fob multiple times where I'm locked out of the apartment and mailroom. There was this one instance where I waited for 2 hours from 10 pm outside in cold weather and nobody let me access into the apartment because my fob wasn't working.

I complained to the team multiple times about this and they say they have fixed the issue, but I keep facing the issue again and again and Im locked out of the apartment and mailroom. My packages are stuck in the mailroom and I'm unable to access them. I have grown fed up of how much they make our lives uncomfortable and unhappy. I can't believe they treat residents like this. My lease is expiring this August and I'm not planning to renew it at any cost. YOU CAN DO A LOT BETTER THAN NORTH PARK - CYPRESS COMMUNITY.

This company is one big SCAM. I lived in The Pines for 1 year. The inspector who did our pre-move out inspection quoted us $800 in damages. Upon questioning some of the charges (to understand how to remedy it), he told me he had never read our lease and these are just standard charges for all tenants. Per OUR LEASE and THE LAW, tenants are not responsible for normal wear and tear, only damage. I emailed The Pines to verify that our inspector performing the final inspection would be familiar with our lease and CA CC 1950.5 (the law) so they can properly determine the damages we are responsible for vs standard maintenance charges, and Steven Tapia of The Pines told me "we will not comply with your request." This is not a request?? This is a crucial part of performing move out inspections in CA. Since the lease and law outline tenant vs landlord responsibilities and the inspector determined our charges, it is obvious that the inspector has to have familiarized themselves with both of these documents.

Stay away from this company, and ALWAYS know your rights - so many people haven't read or don't understand CA CC 1950.5 and that's how this FRAUDULENT company stays in business. This behavior is ILLEGAL. The fraudulent activity is all over the internet in every review you read.

I moved in here in February, 2019, signing a lease of 13 months. And trust me - I hv been regretting my decision on choosing this place to live! The day I moved in, the elevators were not working, which meant carrying heavy boxes via stairs.. and long distances. I don't even know what pre move in maintenance is performed, but here is a list of things that didn't work - bathroom could not be locked, maindoor weather seal broken, cooking range paint chipped off if I clean it with a wet tissue, cupboard door slides broken, tub looked like it was in a construction site, heater did not work, and every day - (it's just been 1.5 months)I find something or the other not working. And mind you I'm paying a bomb for this terribly maintained place. There are still many things to be fixed and my weekend isn't complete without going to the leasing office to follow up. And each time conveniently it's a different person who attends to you, and you hv to repeat yourself like a broken record! And one reason they give is it's an old apartment building. I've lived in older apt buildings and hv never had to face such issues! And a cherry on the top - the other night we find that the ceiling is leaking and that's because the tenants living on the top floor used the tub! It feels like Irvine Company has clearly not kept to its standards. I lived in Verona before moving here and that apartment was well maintained and I never had to go to the leasing office for anything. And this one - Laurels has only been a nightmare. And the leasing office conveniently uses "it's an old property " excuse for truly being lazy and just having bad maintenance. I only wonder if there is any law protecting us against such bad leasing companies!

I give a 1 star for 2 reasons only; my interaction...

I give a 1 star for 2 reasons only; my interaction with Sergio in the office was always pleasant and he really tried to ensure my experience was pleasant and Carlos from maintenance. Outside of that, my experience living here was horrible.

First - in January I pointed out the crack in the tub in the master bathroom and no one came. In March when we were shelter in place, 5 guys showed up because my tub was leaking into the parking lot whenever I took a bath (that is what is took for someone to reach out). I was transferred to a different until and throughout he process they made it seem as if they were doing me a favor and in the end I spoke with my legal counsel to ensure I wasn't being taken advantage of.

Second - in April someone got into the "secured" garage and smashed the windows of 20+ cars, mine was one. We don't know how long the cars were sitting like that because no one from the office reached out (although our cars are registered in their database). When I called to ask what are they doing to ensure this doesn't keep happening, they were quick to point they aren't liable and I should contact my insurance company. Until the day I moved out, they still only had 2 security patrolling the entire complex.

Third- I moved into our new unit on the 1st floor and the nose upstairs was unbearable, the 3rd floor residents would sweep dirt/water down on us from their balcony. AND the cleaning crew did the same thing when they were cleaning the vacant apartment above. When I called the resident office the words of the lady who spoke to me was "I'm not sure what you want me to do"...

Third - I was given the option of a pre-move out inspection, I waited for the 2hrs on the day, no one showed up, no follow-up, no apologies, I called the office and they rescheduled another, same thing. I've moved out without a pre-move out inspection which would have given me the chance to rectify things on my own. I've seen a lot of stories about ridiculous move-out bill, so I'm keeping my fingers crossed.
I WOULD NOT recommend North Part to anyone until they get their act together.

PS. I posted a Yelp review around May and someone from the office commented saying they are going to reach out. I'm still waiting.....so don't be fooled when you see a response from the office to a post, they don't care and they won't reach out. Unfortunately

I lived at redwoods for a year. These are the problems I had:
1- repairs are slow. it took them more than a week to repair an elevator
2- A/C makes a lot of noise. Specially the heater. It would woke you up.
3- I had problem hearing noise at Saturday when people party near pool. No sleep during day.
4- The took 400$ out of my 600$ at move out. It pissed me off. My house was pretty and neat at move out.

Lot of mid nite parties and noise, weed and smoke in so-called smoke free community. You can't open window, all smoke fills in the home, even if you open it for five minutes and then it stays as there's no cross ventilation. Reached out to management multiple times and security parole. No response.

I would not recommend this place to anyone who wants a midnight sleep or wants to open windows during the day for some fresh air

I would not recommend anyone to lease this apartments as the leasing office doesn't respond to any of the queries you may have as residents and are very rude.

We had issues where our roommate was smoking in the appartment and complained leasing office and there was no action taken even though its tagged as "Smoke free community".

Secondly, we have vacated the place 2 months back and there was no email sent on the removal guidelines. In fact, i walked to the leasing office myself during the Covid just to be standing infront of leasing office where people are sitting inside. But don;t want to open the door to assist the residents.

They never responded us back about the deposit refund. So, i assume they just are not going to return anything. They do not respond to your emails and calls.

I wouldn't recommend leasing this place as the resident office people sucks and there are many hidden fees which they do not disclose while signing the lease.

They apparently made an accounting mistake and realized it after 3 months and they are not even sorry for that. Was not aware that making mistake was part of their job. As if this inconvenience wasn't enough, although their 'revised account statement' email clearly mentions 21 days for making the payment, they sent it to the collections agency within 8 days and I got 'extortion' calls and mail from them. Basically, they can take 3 months to realize their mistake, but expect the customer to pay up the unplanned amount within 3 days. Again, they aren't sorry for this as well. Looks like their main job money extortion, real estate is just a front face.

our mailbox got vandalized in early March of 2013,
someone purposely stole our mails (me and my roommates) and filed tax reports on behalf of us. (we have the proofs, and reported to the police)

I am more worried that this was an inside job among the northpark management, because soon after our mailbox got vandalized, I got a tax return check to the same address. (someone vandalized mailbox first, and knew he could still have the access to residents' mails)

I wouldn't suggest any of my friends to live there, I hope I could do something good out of my own experience.

Crime has gone way up over the past 2 years, have witnessed multiple cars with broken windows and glass both outside and inside the garages. Mail has been stolen from our door entryway, also in the past 2 weeks the USPS mail boxes have been broken into 4 times, possibly 5. There's a leak that's been leaking for almost 2 years in the Oaks 1 garage. It's not a small leak, it's enough to leave massive puddle that never goes away.

Excellent location, terrible experience. The resident services office is unresponsive and almost feel incompetent as it takes forever to get a resolution on any issue. Parking availability is bleak at best and the management doesn't seem to have any intention of addressing it. The sales team does not clarify any of these issues upfront, at least not until you sign the lease.
The only saving grace is the maintenance services team which goes out of their way to help out whenever they can. Its a hassle to reach them though since the requests go through the black hole that is the resident services office.

Be aware of this company! They are making millions of dollars but were trying to cheat on the inspection paper and charge me $100 more! When the guy came for inspection he said the unit does not need painting and we signed that. When I left after couple of months they charge me for full painting and after few weeks going there and calling them finally I forced the inspector to bring back the paper that we signed. It took them half an hour and after he came first they went to other room talking secretly with the manager and show me a copy of my inspection paper. What they did was adding one line to that paper that it needs painting, copy of it and they didn't even gave me the paper. They were showing me from 1 meter away and telling me to look! Totally SCAM!

Let me start from the beginning of my journey with...

Let me start from the beginning of my journey with North Park -

Move In - There was construction going on and the entire corridor to my house was elevated a foot above the ground with scaffolding and narrow allies. It was very difficult to move the furniture, but I managed. The leasing center didn't inform me about this work before hand during the days of my move.

Lease terms - I was to get 2 parking spots with by 2 bed/ 2 bath. Upon moving in, I received just 1 and I was to pay $75 / month for the other. They gave me a gift card to make up for it and I paid the monthly premium for an extra parking spot. I was utterly disappointing with this.

1 year stay - Didn't have any problems during the stay. For the stay alone, I would give this place 4 stars. Good upkeep, good facilities.

Move out/End of lease - Our new lease terms increased our rent by 5%. That plus the $75/month made it a tad too expensive for me. So I decided to move out. I requested a move out inspection. But on the day (a weekend when I was at home), no one came. I went to the office and they mentioned someone already had a look and this wasn't true at all. 21 days later when I received my deposit refund I got back only 25%. I understand the utility bill, but they overcharged me for unit cleaning/carpet cleaning/wall painting ($400 for all that). I have stayed in the unit for 13 months and taken great care of everything in the apartment. It was in excellent condition upon moving out and if the inspection was honestly done, they would have observed that. Terrible terrible experience. In all my past places I have gotten back 80-90% of my deposit.

This is a callout to the management to contact me and resolve my issue with the deposit. What you have charged me is not reasonable at all!

All current/future tenants moving out of north park, please be aware of this and make sure you are being charged a reasonable amount when moving out.

The management of this apartment complex is really bad. The apartments are tiny and cramped. The leasing office is completely uncooperative and cancels lease anytime before move in date. The management makes sure that you pay hire that the actual quote for apartment in the end. Please choose any apartment complex\.

Did your career limit you to the South Bay? Are you disappointed that you never experienced the struggles of SF parking? Then look no further... North Park is for you!

In all seriousness, the parking here is horrendous. Also, they're performing renovations to some of their buildings which means even less parking for paying tenants (the construction workers take up the street parking).

Today I saw the apartments' employees stanchion off the future residence parking spots, to leave potential tenants a place to park. It makes perfect sense from a business stand point. But when you apartment hunt, sometimes you don't factor in things like that.

Food for thought. Just trying to provide another point of view for potential tenants.

The property is nice, no complaints on that. Maintenance follows up on service requests quickly and satisfactory. This is the reason why they still get 2 stars. It is a large property, so there is always construction going on. The park in front has been in renovation for almost a year already.

My biggest frustration here is dealing with the leasing office. Several times when I needed something or had a complaint, visits to the leasing office resulted in promises to get back to me that were not lived up to, I always had to chase multiple times and on several occasions I only received a response after I contacted their headquarters (Irvine Company). When they need something from you (making a sale), they are quick to reach out, but after that you have to put in a lot of effort to get anything done.

Apartment management was not helping and not taking right actions.

Too worried every night to mark my car. According to the management they are not responsible for the theft inside the parking garage.
