Based in Melbourne I was looking for a development opportunity in Perth. I placed a lot of trust in using Momentum Wealth services to find a development site and provide finance strategy to obtain a loan for purchase & construction during one of the toughest period in 2018. After purchasing a site, development team chose the best builder (won small builder of the year), managed all the DA approvals and the development was completed on time and within the budget initially set out. This achieved a better than expected valuation from the bank and end profit was met. I highly recommend the Momentum Wealth team as they work together as a team to achieve best outcome for the client being from WA or interstate.

Finding a good property can be difficult at the best of times. Fortunately with the help of Ray and Lisa this process was simple, informative and smooth. We were able to find a property that we were 100% happy with. Each week they provided us with numerous quality properties as well as their own thoughts on why they thought this would a good property for us. They are patient, courteous, genuine and very professional.

Would definitely recommend.

Margarita at Momentum wealth has been managing both my properties of which i brought through momentum wealth five or so years ago now.
She has gone above and beyond in every aspect of her job.

Terrible service, terrible communication and won't answer your calls if they think you're complaining. I only had an enquiry and wanted to speak to someone. Didn't happen.

In reply to the owners reply, privacy ruling was never discussed or "previously explained" and doesn't even apply in this situation. Assuming why I was calling is another error. As mentioned, I called to make certain enquiries. Everyone has just assumed I was complaining and gone on high alert and keep making assumptions as to what was happening not what really was happening. I've never dealt with a business that is so quick to go on the defence and make so many assumptions when I have only spoken to the receptionist. I was informed that I'd receive a call the next day - never happened. Definately wouldn't invest my money here.

Really unpleasant experience for two years with Momentum Wealth. Unreliable agents out to get your money They really are crafty with how they encourage owners to make house repairs from tenant bond money.

Avoid renting from this agency at all costs. Absolute shambles of an organisation.

We rented with them for 4 years and never had any issues. They've been great from the first day to the last. Whenever we had something that needed to be done on the house it was actioned swiftly. I ve been using momentum wealth for the last 6 years. I havnt had any problems with momentum, property managers have always been prompt with reply s and worked in my interest... I have however read a lot of bad feed back recently, I personally see that as bad land lords and shouldn t be a reflection on momentum wealth.

Don't show up to property inspections and ignore texts/calls.

Momentum Wealth was referred to us by a colleague and they did not disappoint. We were extremely happy with the efficiency and professionalism which Sebastien, and later his team mate Jack, provided.

Unlike our last property management team, they were pro-active and readily accepted suggestions from us. A tenant was secured within a short space of time.

Communication was excellent.
We look forward to working with the team and have no reservations in recommending their services for anyone looking for a truly professional property manager.

If only i could give half a star to them. Being based in Perth for last 10 years Momentum Wealth are the worst one to come across. Applied for a property and got a call back advising that they would like to proceed with our application however took them over a month just to do the reference check and finalize the agreement. Should have turned them down at that stage and saved myself a year worth of hassles. They have the team of most Rude and obnoxious property managers who should be sent to TAFE to study Client Servicing. We had our property manager changed not once but Thrice. If they need something done from our end, they would give us an ultimatum of 24 hours and if denied would send you legal terms and condition however when you need something fixed or repaired on the property they took months to reply.

We have 4x properties managed by MW. Recently, Sebastien How entered the team and has exceeded our expectations securing long term lease agreements with quality tenants at or above the asking price. Highly recommended.

Our Property Maintenance team have been working along with Momentum Wealth for some time now and they have been great. Friendly, organised and very professional. They are easy to deal with and always go out of there way to ensure Clients, Tenants and Contractors are looked after.

Not flexible or easy to get in contact with for inspecting, unreasonable to discuss breaking leases aswell. Will not rent or buy through this company in the future.

We have dealt with many property managers in the past 30 years and would say with out a doubt that Momentum Wealth are the best.

They acted as our Property Agent when purchasing 9 years ago and we have stayed with them because they know their "stuff".

Our property is in Perth, we live in the country, making it impossible for us to keep an eye on things. A couple of years ago a mini make over was in order as nothing had been done to the townhouse since it was built 15 years ago. New paint, carpet, window treatments, carport roller door, replacement of some light fittings and lots of other work was required to bring the place back up to spec. Amber arranged everything, including helping with colour selection! She then went on to find us a wonderful tenant. We can't thank her enough.

Our tenant ran into financial difficulty, again Amber to the rescue... she helped us navigate an agreement between them and ourselves to allow them stay in their home and us hold onto our wonderful tenant.

We have recommended Momentum Wealth to several of our friends and would have no hesitation in recommending them again - they go above and beyond.

Working with Scott and the team, over an extended period of time, to find and secure the right home for us was made all the more simpler by dealing through Momentum Wealth. No question was left unanswered and they were answered in a manner that was understandable and timely. What was also refreshing was that there was no pressure to move quickly - Scott was fully understanding and supportive of our needs and timing requirements (we took nearly 24 months from initial contact).

As rental agents they have been fair and decent, and stuck to the letter of the law in their dealings with us. They have responded immediately when we have had an issue. In general they have been a very good agent to rent from.

The Property Management Team is severely lacking in communication and basic customer service skills.
I have been renting through Momentum Wealth for 18 months now and I couldn't even tell you who my Property Manager is as I have no idea. I have spoken to about 5 different ladies within the Property Management Team as well as Admin as it is always someone different who phones back or replies to emails. Usually takes around 5 business days to get a response to an email and I have once waited 9 business days for a returned phone call. A maintenance issue we reported 7 months ago was completely ignored, without even the decency to advise that the owner did not want to do the maintenance if that happened to be the case.

Coming from someone within the same industry, I find this absolutely appalling and could not think of a less professional agency that I have dealt with in my years in Real Estate.

I am dreading the vacate when we do decide we have had enough.

My partner and I cannot thank Ray and Lisa enough for the assistance they gave us in purchasing our first investment property.

Not only was it our first investment property but it was also our first property. We were very nervous about investing so much money into one asset but Ray and Lisa were always there for us.

To add to the complexity and stress of our first purchase we live all up north around 2000 kms away from where we wanted to buy.

Each week Ray and Lisa would send us a list of recommendations which were always spot on to what we wanted. These places had all the information we needed to know but probably would not have asked if it weren t for Ray s knowledge.

I had a very good experience through out my tenancy with Momentum Wealth. During the tenancy all my queries and maintenance issues were resolved on time professionaly. And the porperty vacating process was handled professionaly.

Appeared to be an upper market and professional service initially. Although one of the administrators or account managers seemed to have lost her ability in customer service along the line, if she had any at all.

I called the company up three times regarding an e-mail I hadn't received, it wasn't until I physically went into the office, that I acquired the paperwork I was requesting. This was after she proceeded to blame me for not giving her the correct e-mail, leaving my mobile number and for not having my contact details in their database.

Used these incompetent morons 5 years ago to purchase a property for me as I was time poor. 13 K they charged me for a property that is now worth 50K less than the purchase price, have had no gains only losses, can t re finance or sell. The whole idea of using buyers agents is to purchase the appropriate property at the right time of the cycle, these dead heads have no clue. The only thing the owner here cares about is lining his own grubby pockets. Stay the hell away from these clowns, they have no clue.

Have been a tenant with Momentum Wealth for around 3.5 years in the same property. Amazing service from Ladda and the team, really can't fault them. Inspections have been friendly and easy and any and all issues with the property have been fixed almost instantly. Would highly recommend!

My partner and myself couldn t be happier with the experience and service that we received with Ashleigh at Momentum Wealth with the process of buying our first house. Being our first home the process was all new to us but Ashleigh went above and beyond to make the process as smooth as possible, making it easy to understand and keeping us well informed throughout each step. The service we received was excellent and made the whole process a pleasure to do, would highly recommend both Ashleigh and Momentum to anyone.

RENTERS BEWARE... I rented a property for 5 years from these people. Never a days rent late or a problem on 3 monthly inspections. What they don t tell you is go over the property condition report with a microscope because we will try and get you for every little spec on the way out, your fault or not. Deliberate attempt to keep my bond. After final inspection and receiving 4 x A4 page list of repairs and cleaning to attend after a bond cleaner had already cleaned, a for sale sign went up to subdivide and demolish the property. How low can someone go?

We have been renting through Momentum Wealth for 3 years and have never had an issue. Ben Morris is a personable, professional and friendly property manager and queries are always taken care of quickly and with ease.

First time engaging Momentum Wealth to find a property. Had a great experience with Mark Casey and his team. Thoroughly professional, great knowledge and insight of the market, clear responsive communication the whole time. I wasn t having much luck in the market during the year, in the end, it took only 3 weeks to find the right property. They assisted with inspections, due diligence checks, coordination of tradesmen and also finding a tenant for the property. Special mention to Sulyn Nagpal and Sebastien How for their help throughout. Would definitely recommend.

They're pushing for positive reviews from owners to bury their previously poor rating on Google. Just want to add from the other side to try and keep them honest. They're a shamble of a company from the tenants perspective. Always dodging calls like an expert dodgy car sales man when all you want to know is why the engine light is on if you know what I mean... Go back about 3-6 months to see what other renters have to say about this company. I'm glad I didn't end up with them having read those reviews in retrospect. I know you're all probably desperate in this market, but just avoid these guys at all costs. Don't even apply if you can help it.

EDIT: Can't seem to respond to responses. It's a cute attempt at trying to deflect from the actual issues. Make note of how they try to frame themselves in a good light for prospective owners, but they clearly don't give care about their tenants (prospective, current or ex). They seem to think I am a scorned prospective tenant who doesn't understand the market (worst in 12 years) and is sad that I didn't get a property. I'm not upset we didn't get a property through Momentum. Quite the contrary. I made sure to wait a while before leaving a review to ensure I was not just feeling something due to the unfortunate market conditions.

Momentum was by far the worst company we dealt with in the process of finding a place. What is a reflection on their team is taking weeks to give a result of our application multiple times (every other place returned a result in two days without fail) and rude interactions in the process. Yes, I do understand the market is challenging. That means the least you can do is respond quickly rather than keeping prospective tenants holding out in false hope, and be polite in the difficult process of finding a new home. Tenants, remember that just because you might be having to downsize because of COVID does not mean you have to sacrifice quality of service and allow you and your family to be treated with contempt. I will say I do not fault the property managers. They were lovely each time, and seemed like they knew their hands were tied due to terrible management processes.

Absolute shambles of a company.

My last email to the property manager:

Hi __________ [name removed for review],

Do not take the email I'm about to send personally, however the poor management of this absolutely disgraceful. We have been outstanding tenants over our tenure, never missing a payment and always responsive to emails and issues. We have been severely let down by Momentum Wealth with their lack professionalism throughout the whole bond release ordeal.

Our frustrations can be pin pointed to the fact that to receive our $1920 bond we had put in, we paid for 700 worth of cleaning and $638 for a maintenance guy to liase with you guys to fix all issues, however you guys failed to tell him about the shower screens which have been invoiced to us. Maybe we can blame miscommunication for that one, however it can't be excused for the following transcripts.

When told about vacating our property in January (more than 30 days notice), on the 21st of January, an employee named ___________ [removed for review] quote: "Your final date of tenancy will be 13/03/2020. Rent is currently paid to 29/01/2020, with a total of $2484.70 being due up to and including your vacate date."

As good and abiding tenants we were, we paid the amount over the following 6 weeks, only to receive an email from _________ on the 3rd of March, quote: "I am not sure what figure ______ sent you as she no longer is employed here." (hmm)
"The system is saying that there is still $234.50 due up until the end of the lease."

A little frustrated we obviously met and finalised the amount, and happy days you would think that that's the last you hear from that.

Then _______ [name removed for review] emails us on the 8th of May, our bond disposal with is being hit with $129.50 rent deduction?
Unbelievable..
As we highlight the discrepancy, ________ explains that there was a reading error and apologised, that the payments were up to the 11/03.. that is nice to hear.. considering all transcripts above state AMOUNT OWING UNTIL END OF LEASE.

Have you ever gone to a shop, seen something advertised at the wrong price, get to the check out and they change the price twice.. higher both times? Unbelievable

You would think next time we wouldn't bother with cleaning and maintenance and just allow the bond to cover it.

I'm so disappointed in how the proceedings have played out and will advise anyone to not go with Momentum Wealth, please process the bond so we can be rid of all contact with this organisation.

Of course I received no reply to this, they re lucky they came across 3 young working class men in their 20s who couldn t care less about 100 bucks but it is the principle and the unprofessionalism of the whole thing.

Very disappointing bordering on criminal. On the property management side of the business and from a tenants perspective; there was mismanagement of accounts, unauthorized debiting of money and poor communication. This is the first time I have ever written a review, but it is very frustrating to have unauthorized debiting because of their incompetence. As an investment property owner myself, I would not use or recommend their services.

WARNING TO TENANTS!!


If you sign up a lease with Momentum Wealth be aware in the fine print/additional paperwork that a $12 bank fee will be charged for Direct debit. They will charge a reinspection fee of $88, the tenancy act has been updated that real estates cannot charge admin fees or reinspection fees so this company does it through additional paperwork that we signed. You should absolutely refuse to sign this paperwork as it s not in the tenancy act.
Make sure you go over the property condition report with a fine tooth comb & make a note of absolutely everything that u have noticed that isn t on there within the 7 days of receiving it, as they will try to blame you for everything.
Our property manager would organise for trade people to come to the property without providing us with any notice, they are legally supposed to give us 72 hours, this did not occur on a number of occasions. knowing that we weren t home they would allow their contractors to jump the fence to gain access to the property & when I communicated via email to the property manager regarding this the response I would get was oh didn t think they would do it so soon , regardless we should have been notified. Absolutely our right for peace, quiet & enjoyment of the property was breached.
Upon vacating the property the property manager organised a prearranged bond inspection time as per my request but in fact went to the property before the arranged inspection & started the inspection without us being present, she pulled things apart, moved things & then tried to blame us for the damage!!! After the final inspection had been carried out it took the property manager almost 2 months to send through the bond paperwork & wouldn t reply to my emails, she only gave us 48 hours to respond, I did respond that afternoon saying I would be getting advice from a tenancy advocate but couldn t get an appointment til the following week, the property manager wasn t willing to wait. The property manager tried to bully us into giving up all our bond money & tried to charged us extra for damages to the property that were already on the PCR, that was stated on PCR as untested & the owners renovated their property ready to sell it then they try to charge us for it. We didn t agree with the amount, she had absolutely no hesitation in filing a form 12 to go to court & was unwilling to negotiate on any of the items. My advice is see a tenant advocate to get all your advice & rights, highly recommend Midlas in Midland -Taryn Benn is fantastic.
It has taken us 5 months to go through the court system, but we did respond in magistrate court & we won!!! Don t be afraid or bullied into anything with this company, communicate with this company only in writing & stand up for yourself. Better yet, my advice is, just stay away from any properties connected to Momentum Wealth!!!

I had a great experience renting from this company. Specifically our agent Ben was quick, efficient and helpful in responding to any issues or queries we had during our tenancy.
I have rented from a number of different agencies and some of them felt like they viewed our emails/problems as an inconvenience, where as with Momentum Wealth we always appeared to be the priority. Definitely a trustworthy company should you be renting/buying with this team in the future.

I have been a client of Momentum Wealth since 2010 (Buyer's agents, Finance and Property management departments), and over the last two years they have managed a 6 unit development for me. I had no previous experience in Property Development and their expert advice during the initial feasibility and planning stages was really valuable. Obtaining finance was quite difficult and took quite a lot longer than expected, but thanks to their perseverance and contacts in the industry they were able to find me a really good loan that saved me a lot on interest. During construction they regularly monitored progress, always keeping me informed and handling negotiations with the builder very effectively. Most importantly they were able to keep additional costs to a minimum. The development and property management teams started working together effectively towards the end of the development in order to start advertising for tenants as soon as possible. The development team also handled the final negotiations with the builder very effectively, and their experience in finding defects during the final inspection (and pushing to get them fixed promptly) was invaluable. Their understanding of the titling process was another important factor that helped save time. Unfortunately some of the people who handled my project have now left Momentum, but I would like to commend Kate, Kelly and Zac who handled the last stages very effectively, even though there was a staff shortage at the time and they were quite overloaded with work. They are still following up a few loose ends and will be handling negotiations with the builder if any defects are detected within the first six months after completion.

David Hall was my BA at momentum Wealth. We looked at properties from the southern suburbs to the northern and everything in-between for a multi-lot build and retain. We eventually found one in Burswood that has already bear fruit in terms of valuations and the project is half way through. So I am very pleased with the outcome. I can say however that it is important know what what you want to work with your BA to achieve the best outcome.

My wife and I rented a house in Wembly through Momentum Wealth, the service was very professional and efficient, I would higly recomend using Momentum wealth, Tayla and Remy have been very helpful throughout the whole process.

Worst property managers ever! I am a property owner and they did not turn up to the scheduled inspection for new tenants. I had to show the prospective tenant through myself, then I got an email from them saying they conducted it! Then they tried to say they were there out the front and didn't see anyone? I saw the inspection lady walk into the grounds half an hour late and she turned around when she saw me and left. I also had to ask three times in writing to be provided with documents that I own. If you want competence and wealth then go with someone else...

As contractor carrying out work for Momentum isn t a problem and dealing with Amber always makes things even easier. Thumbs up from me .

We have been renting through these guys for about 8 months now and the property management team are awesome. Every maintenance request has been fixed and all by professional trades people. They are efficient and reliable. Great to see there are still great restate companies out there.

I first met with Warwick (mortgage broker) in March to look at my finances, budget and buying price. Being a bit of a picky house hunter, it took for around 8 months to find 'the one!' Warwick was available at any time for me to talk to him, even sending me property reports sat night or early Sunday morning before heading to home opens. His professionalism, communication and knowledge on the market was outstanding. I managed to seal myself a wonderful rate at a big bank and had such a wonderful experience as he took the stress out of everything and was optimistic and enthusiastic with my negotiating.

I will not be hesitating to promote Warwick s services to anyone that will listen, as he is an outstanding mortgage broker.

The women property managers are all clones, and dont even know how to listen to someone .Please rent with another agent ,they might have a heart. I would rather negotiate with the TALIBAN!!!!!!!!!!!!

Dodgy people to deal with. My tenancy application was kept on hold and was being used as a backup while they kept showing the property to other prospectives. And all my followups were ignored until they realized they aren't going to find someone better and only then reverted to me. And this entire saga went on for nearly 2 weeks. Can't appreciate..

Amber Gillett has been a great property manager for us. She communicates very well with us (vital, as we live overseas), and in person, comes across very professionally.

I had been searching for the right property for almost three years, spending much of my weekends on the road with no success until a family member introduced me to Ray Chua. It has been a very interesting journey since I met Ray. He found me the property that suited my needs from purchase to rental. His associate did a good job with the quick and efficient rental agreement not to mention that their strategies on marketing and advertising got me a renter who was willing to pay more than was advertised.

I ve had my property portfolio managed by MW for 8 years now. I can tell you from experience that the grass is definitely not greener when you are paying a cheaper fee at another real estate agency.

I ve learned that cheap fees get you a tenant manager. MW s fees will get you an investment property manager. I ve also received feedback that my tenants are well looked after by them.

Unprofessional and unreliable. Attended a property that was arranged by the property manager for inspection, only to realise it was cancelled without being notified. Tried to call their office (Went to answer machine) and emailed the agency, (No reply). Pretty dissapointed.

I was looking for a long term investment property in a market facing a downturn. As such I wanted to be sure to find the best property I could. Using a buyers agent was logically the best way forward, and there are several to choose from. I have previously used an agent but never went ahead with a purchase, as the property presented did not meet my brief or expectations. Ray and Lisa followed my brief and even presented extra properties which also had great (or better) investment potential. In the end it was one of these properties which I purchased off-market at a fantastic price. I will use Rays services again, and would definitely recommend him to, family, friends, or colleagues.

These guys are big looters in this Industry. One of my friend(Tenent) has been cheated by these guys by deducting his 80% of bond money without his acceptance.
