Mana has played a role in our life to possess our first dwelling . The documentation , meetings all was scheduled and was prompt. We were coordinating with Shirisha from the CRM team from day 1. She has always been helpful and patient to answer and provide clarifications for all queries in Foliage and made us feel comfortable with the association with Mana.
I have bought the flat in Mana Capitol . Overall experience was good with sales and agreement process. Thanks Sachin and Shirisha for helping on that. One thing which really bothered me a lot is the documentation quality which definitely needs an improvement.

Apartments are okay but management and services are bad. We are facing bad smell of water in washrooms since a month now, they don't have proper process to filter water for reuse which creates too many problems. Also shortage of water is also there. Manager kennith is not helpful, we want a manager who takes ownership and good in resolving issues
I took some time out to explore some properties around Sarjapur along with my parents.My mother was glad to see the apartment had made a provision for private backyard garden. Good amenities for kids as well along with lush greenery.Worth while considering as its a win-win situation for all family members.

I visited the MANA tropicale project in Sarjapur road. It has amenities for each and every age group to spend time leisurely. Unlike other projects, there are various amenities like Nirvana (meditation)zone , tree house,open to sky gym ,1Km nature walk , which highlights the specialities of the project.
Being a resident of Uber Verdant phase1under mana projects,feel like we r in our village life,lots of issues coming up these days...to be precise 1.sound & dust pollution due to construction work of phase 2 going on,they don t spare Sundays as well.No sound proof glass was provided. 2.Power fluctuations frequently,with DG backup not working automatically for most of the flats,everytime we need to call electrician personally. 3.Most disappointing is stinking STP water being provided in flush tank since 20days now,everytime we use washroom it feels like puking,totally unhygienic.Now no water at all is there in flush tank for 2days in a row. There is absolutely no one to listen & resolve these issues,no centralised management. I would never recommend my friends & family to buy property under mana projects.
Flats are good.. but pathetic in maintenance. They will cover up Mismanagement by asking high maintenance amount from owners. No ethics or professionalism

Guidance from seniors are very good specially at the time of joining. One can learn and gain good experience here. Job security. Good working atmosphere and timings are the best. There is always the salary is on time. Best platform for beginners to learn. Back to back projects, job continuity, timely appraisals and revision in compensation. The developers have planned to convert every nuke and corner of Mana Tropicale into useful amenities. I fell in love with the property and was glad to know that there will be Tree bridge and houses.
I was happy to see know an upcoming amphitheater, which will be of great help to me to host and practice theatre performances. Mana tropicale has got a wonderful landscape.
I can t imagine the after sales service of a project can be bad at this level. Sheetal Ojha and Nadia as CRMS have made my life a living hell. I ve been running around them over multiple mails and calls with absolutely zero response over the car parking which I ve not got till now
The idea behind mana uber verdant 2 project is awesome, closer to main road still away from noise and chaos, decent pricing, entire project is convered by greenary.
Marketing team is very responsive. Mana referral is a good program using which we can decide our neighbor by referring our friends and relatives to buy home in mana project and get a referral bonus.
I can peacefully unwind myself at the upcoming meditation zone just to rejuvenate myself during stress. Good to know there will be a tree house at Mana Tropicale. This property's landscape reminds me the estates in Kerala.
Most of apartments at Mana Tropicale has got an alternative floor plan. This is not available in most of the cases. Good options to choose from various options. Nice to know provisions are made for many outdoor and indoor games.
It's been a year since I bought an apartment at Mana Tropicale and it's been a couple of months since I moved. Comparing the other nearby projects by leading brands I chose this project because of the green space and the concept they put on together to utilize the already present trees within the project. Below are points I considered while buying the apartment despite many other shortcomings like the location and connectivity issues, *. I'm convinced on the pricing per sq.ft and for the lush green space it's offering. Not a great fan of other fancy amenities although they have all that a typical Bangalore community would have. *. It's close to my work place and even if I decide to change my company later, this project is well located connecting all major IT hubs. *. I'm fairly okay about the quality of the building and the materials used. *. This was the only project that was holding a OC ready even before buying the house and thereby some savings from GST. *. Sales and Operations teams were professional and I can't remember any bad experiences with them
Having said all that there are other trillion teething issues that any community would have. I'm touching wood now, that there won't be any major problems and wishing Mana's ongoing and upcoming projects stand the test of time.

My mother is passionate about gardens and nurseries. While checking out the apartment in Mana tropicale, my mother was glad to see the apartment had a plan for private backyard garden. She was excited with the imagination as to how she could use this beautiful area in creating a mini garden with her favorite collection of flowering pots & plants.
The building quality is decent, but the Builder is not transferring the corpus amount taken from the owners for more than a year. and the builder is not paying the maintenance for the unsold flats because of which the owners are facing a huge loss month on month. will be sueing them shortly
I have got good experience with MANA Foliage. From booking to registration, it was very smooth. I am really very impressed with Shirisha Reddy's work. From the day 1, she was interacting with me for the entire process. She was very quick in responding the mails/queries, she is honest. She has got all details. Even if she didn't have answer to my query, she made sure to connect me to the respective person. I really appreciate her dedication towards her work. Mr Sachindra who is the first person I met at Foliage, who helped me know Foliage better. He never got tired of my tons of queries before and after purchasing a plot. He was the one who finalized the plot and helped me picking nice plot. I still contact Shirisha for my Queries. Thank you Shirisha and Sachindra. You guys are awesome!
Hi, Good Day to all of you! It has been 3 months i am working in Mana Projects as Jr. Graphic Designer. I found little difficult & tensed in the beginning as i was not having much intermediate knowledge in graphic software that required by the marketing team. Later i discovered that its not about the knowledge what we gain but its all about the immense support, motivation & time given by the managers and by my subordinate to learn the exact rythm & pitch of the software. Now i am glad to see my deliverables are being accepted by my head and the designing team. So far, i never expected i would get this kind of environment in this busy corporate world. Mana Projects is one of the best supportive company in all aspects. They really do care about the employees and maintain the culture too. The most interesting part is that, Mana Projects keeps boosting the employees by providing knowledge, information, statistics & strategy by PACE programme which really worked well and fine. In his programme we employees are free to share our problems as well, which will be rectified by the superiors in the right time. I got a call from them, and i first came and checked the reviews. I must say, they should work on their existing projects, resolve customer complaints and concerns, then only they can get the attention from new people. They should know, people these days are very much active with the reviews, so it is very much important to keep your customers happy with your business throughout.
Never keep their promises, greedy builder. Not returning the corpus fund back to owners .. Advice to new potential buyers is that they should visit recently completed projects and get feedback from owners ..

They are really worst builders ever seen , My whole house is Cracked . Multiple times They are trying to fill it up but they are themselves helpless .After moving to Mana Tropicale my life is hell .I think they have structure flaw somewhere which is causing these problems.Big Doubt on there quality.
My Whole wood work charm is gone and they are not agreeing to give me compensation yet.Sent multiple mails had meeting personally but nothing in writing .
I have been supporting them for 3 and half months making me and my family in mess and but there is no written assurance from them

I live in the Australia and was looking to buy a property as an investment. I was glad to witness the standards that have been implemented at Mana Tropicale when compared to properties out in the AUS.
The quality of their build is below average. Bedroom and hall walls have seepage issue, Bathroom tiles are not done properly in my Flat. We have raise this issue with site engineer and management twice. They would do some thing temporary but nothing permenent. You have to go after the site engineer to get your things done. Am not happy as a Buyer after a year of occupation.
Mana project has good work environment and culture teamates supportive and the management is transparent and company policies are good appraisal and they give good salary and bonus every year .... Best company to work with flexible in timmings.
Mana Management is pathetic, highly unprofessional bunch of ******. There is no hierarchy and everything is chaos under their management. There are n number of old and pending issues for which some 100 folks have mailed them asking for resolution but either they are super arrogant or have have taken everything for granted. No transparency - Future buyers please reconsider your thoughts in case you are looking for any MANA projects. We are already suffering and at a loss and dont wish to see others suffer as well.
Being a vivid book reader in open-air, while exploring Mana Tropicale , I was surprised to see how well the property has planned every possible space to make it into an available utility area for people to reads books in open air.
Hi guys, I contacted Mana for Mana Tropicale project and you won't believe they came with a new price every day. I am sure they might be having lots of customers residing or whoever has bought the house. But, being too head weight because of few customers don't fetch anyone success.
I first spoke to Mr.S(Name not disclosed) on 15th Oct 2017 inquiring about the price for Mana Tropicale and he told me that it s approximately around 70 lacs for a 3bhk. In fact, the same was conveyed to me over the chat on the official website of Mana.
I was not fine with the price for that location and requested to quote me A discounted price and then he came back with the price of Rs.4500 per square feet and all-inclusive even including the GST quoted around 88 lack for a 1634 approx square feet while I was still feeling it quite high and requested him to come back with a discounted price and then he came back with a price which is RS.4900 which was, even more, higher than whatever was quoted before. On asking the reason for an increase in the price within a day he mentioned that it is a premium apartment well I still requested you to come back with a lower price and yesterday he quoted me 4500 Rs.
I told him that this is not a game played over here and wanted you to come back with a final price and today you mentioned the price at Rs.4700 and I felt he must be joking.
It is only been a week since I have been communicating with him and I feel how irresponsible is the management and how pathetic it would be for me to go ahead with a project like Mana who is uncertain and unclear in their words.
I feel very disappointed to have thought of buying a flat with Mana, but the only reason I thought of being a mana family is I am a nature lover and I thought to be in mana I can be close to nature, unfortunately, I feel mana is only about making money out of emotions. I escalated this and then the EstateOne guy called Mr.V contacted me and he started playing tactics.Mr.V from EstateOne called me up to clarify all the confusions that were created. Well, I thought of giving him a chance to correct everything and assured of giving us the best price that we cannot refuse.
When I asked him to tell the price he kept playing Hide and Seek and sent us few apartments to finalize. The attachments did not include any of the flats that Mr.S had sent us before. Also, even on asking multiple times he never sent us the breakup cost sheet nor disclosed us the price per sq ft.
Today 22nd Oct 2017 we had a telephonic conversation and the price he came up was no different from the one that was quoted. On asking the breakup cost all Mr.V had to tell is as per RERA he cannot disclose. Well even I am aware of the RERA act and its nowhere mentioned that the cost shouldn't be disclosed. In fact, each and everything component's break up should be transparent. However, we noticed that he is trying to sell the unit that he has blocked for himself.
I have a friend who has already bought a flat in Mana Jardin for a decent price and also they are paying less maintenance. Mr.V has quoted us a maintenance of around 1.3 lacs wherein my friend is paying hardly around 10k quarterly basis.
Even after our friend gave us some cons of the Mana builder we still wanted to inquire about the project and give it a try and we did so hope for a good deal and a good customer service.
But, I am very disappointed and unhappy that Mana is losing its name even before gaining one in the market.
EVEN, THE TOP BUILDERS ARENT CHARGING THE PRICE AND MAINTENANCE THAT YOU ARE TRYING TO CHARGE US THAT TOO IN THE AREA LIKE THAT OF TROPICALE.
I booked a flat in their Mana Capitol project. The project work is yet to be started so really can't comment on the quality yet but heard good reviewers from my friend who is staying in their other project called Uber Verdant. But till now, I have good interaction with Nithya from Sales and Sirisha from CRM team. They are really helpful, polite and accommodated all my requests. Specially during agreement preparation, I made the mistake in the info but Sirisha handled it well and got the estamping done for the new info on no time. This shows that they career for their customers.
Hey all ! I have got a flat in MANA PLACIDO constructed my MANA PROJECTS, I am totally satisfied with the amenities, environment & the way the flats are designed & constructed. Management is highly responsible in considering the queries of the flat holders.
It is a good place to live at. Feels like, nature is at your door step. Away from city crowd. It feels like you are staying in a resort. Mana people are in the process of building amenities whatever was promised from them, quality of the materials used in bldg and amenities are also good. Overall very good experience with Mana Team and special Thanks to DINESH from sales team who showed us all the available apartments in mana as per our need and helped us in making the process smooth till we finally shifted to Mana. it's an excellent place to live in with mother nature.
The idea of the project is awesome, trees covering the whole project and near by lake. Construction quality is good. As of now there is no proper drive way to the project which is the caveat however hope in near future that will be built. Overall worth having the property in Mana.
I was planning to buy an apartment in and around sarjapur road and i have started searching other projects on sarjapur road,then i have concluded Mana projects are the better one compare to other builders. And also i have visited couple of Mana projects,they are constructing with different concepts by project to project.They are following different types greenery concepts. Before visiting the Mana projects i have gone through the google reviews,i found some negative reviews, even though i have visited and convinced by their projects. My best suggestion is Mana Project is worth for money.
The apartments are good but the mana management is horrible. Once the handover is done they don't bother to reply to the emails or resolve issues. The stp in uber verdant is not working from a month and there is no solution. They automatic irrigation system is down from a month, which is suppose to be the key highlight of this project. They are only bothered about phase 2 construction. There is no solution to our issues even after repetitive mails sent by the owners.
If I could give zero stars I would've, they took the money and they didn't build the house, and now the bank is asking for repaying the money. They are frauds, and the company is not authentic.
I have been staying here for the last couple of years and I have never witnessed such a poor maintenance or management. To be frank I would recommend to consult people staying here before you waste your hard earned money
