If there were a negative star I'd select it. There was a burst water pipe that started on the roof at their Hermosa Beach property that affected three condos (4th, 3rd, and 2nd floor). This water breach was due to work from their approved vendor for plumbing, they were to service a boiler on the roof. That vendor turned the water on full blast and left, instead of letting the water slowly re-enter the system. This blew a pipe on the 4th floor and flooded all three units for almost an hour. The association by-laws state when two or more units are damaged that the property management company is to take care of the issue. No one even returned calls or emails for almost two months. The water was shut off by a tenant calling the fire department because LBPM agent didn't return calls or respond (even the emergency number). Bottom line... they didn't admit fault, they didn't handle the repairs, they stuck the owners with paying the damages and awaiting to see if they would be reimbursed or not. Tenants were out for SIX MONTHS. Homeless for SIX MONTHS due to inaction and lack of responsibility by the LBPM property management. Total fail...
