Trying to relocate from state to state is very stressful these days. It was great working with Mr Jim Jones at KRS Holding Co. Mr Jones was able to find me exactly what I needed and he found me exactly what I wanted. He also provided excellent and safe tour options of the properties during this pandemic. I m renting a beautiful house with the amenities I want and the space I love. Thanks Mr Jones for taking care of me and my family.

Our first experience at KRS Holdings turned out to be a great time. Due to Rosemary Salinas. She was able to give us her full attention and I knew right off the bat, that's she's diligent in her work. My partner and I appreciated that and her kindness. Kudos to you all at KRS Holdings.

I am currently a tenant with KRS Holdings, and have had the pleasure of working with both Gregoria, and James Bristol. After literally looking for a place for over a month, I found great richmond rentals, and KRS. I spoke with James on the phone, after sending in my application and it being approved. He was honest, and straight to the point. He knows his properties, he knows his business. The rental I was looking at applying for was unavailable, but, after giving James my criteria, he offered a couple of other properties to me that were even better than the first! We went to see the location in person immediately, and signed paperwork the next business day. I met Gregoria in the office while waiting for Mr Bristol to finish up with another client, and she is wonderful. She answered all of my questions, and if she didn't have an answer, she took the time to find the correct answer. I am very pleased with my experience, and I look very forward to doing business with this company, and these genuine folks for a long time to come.

Coming into this uncertain season with rental income being disputed by renters because of COVID-19. I was so glad to be connected to KRS Holdings. They were able to get me over $16,000 in rental income thru the Mortgage Relief Program. I did little to nothing, KRS took care of it all.

I m up at 5am Friday, July 12th, 2019 thinking I ll make breakfast, eat, then go on a jog for some fitness all before the sun is up. First I have to do the few dishes in the sink - wrong, the sink is stopped up. No problem because I m very handy. I get the plunger and go to work trying to unclog the drain - again wrong. After 30/45 minutes of plunging I realize it s getting worst and worst... the water is black and stinking and nasty. Fine, I m handy, I ll try the pipes under the sink. After taking the pipes off and noticing they aren t obstructed and putting them back together and on to no avail I concluded it has to be the drain pipe leading out the house to the county sewer line. It s 6am now and my wife is up for work. I asked her to call the KRS emergency maintenance line and tell them we need someone out here to snake the the drain line. Nine hours later we get a call back - nine hours! So we missed that and apparently KRS and plumbers are off on Saturday. Sunday is the sabbath. Now we re looking at going 3 or 4 days without a kitchen sink. Washing dishes out of a garbage can. I hope KRS has that same nonchalant energy when we re late on the rent.

Worst customer service I have experienced. They want to make multiple applications for a single property and will not show you available options until they run your credit and take 40 dollars. They offered the open house option to where I drove 2 hrs and due to traffic showed up 30 mins late and the open house was over. I showed up to the main office and I was turned away to a lease agent elsewhere. This lease agent was very dismissive and even called me a liar. If they treated me like this in my military uniform, I'd hate to see how they treat others as well.

We gave 30 day notice when we bought our new house. Although they want 120 days notice. We moved out on time and after we reminded them (later in this review) the inspector released our deposit because we took care of the house.

Two weeks later we never heard from them about the deposit and I had to remind them that we had moved out because the grass was nearly waist high at that point and I did not want to pay an extra two months rent when I knew I would have to cover whatever my deposit didn t already for Sept.

Then I received a call saying that we would be responsible for unpaid rent until the term of the lease or until it rented again which I knew. Also, KRS stated that we could pay another $1000 for the pleasure of subletting the house ourselves. I was not able to pay an extra thousand dollars when the market had houses renting in days of being listed. I told them that there was no way I was going to pay an extra thousand to sublet and that I would be happy to pay whatever our balance was, when the house rented, which it did, a few days later. However...KRS did not advise me of that. I had to reach out to the agent that rented the place to us to confirm the rental date.

The next word I get from KRS is a summons to appear in court. No mention of my deposit or ever any attempt to allow us to pay or notify us on the balance.

We spent the next three weeks trying to pay the bill or even just find someone that would be available to speak with, but we were hung up on, disconnected , and frankly....ignored.

We even had the woman who inspected our home try to get in touch with them and got nothing from it.

Today we have to take off work to go to court.
They are looking to get $1544.63 from us. No mention of the deposit...we actually owe $117.13 which is the balance of rent owed after deposit is calculated.

This company is the absolute worst management company I have ever dealt with. I am a real estate agent. I have rented so many places and have never seen such mismanagement, unresponsiveness and complete and utter disregard for other people s time. I would not have given them a star at all but was forced to by this system.

We have lived in one of their properties for 3 yea...

We have lived in one of their properties for 3 years now and every year gets worse. We are located in hampton and we're thrilled when we were notified that KRS was opening a hampton office for convince! NO ONE is EVER at the office or answers the phone. The neighboring offices confirmed they have never seen someone show up to work there. Our house currently has been without AC for a week. I have a 3 year old who won't stop crying from this heat. The "technician" said they had to order a part that will take another week to come in. We have had gas leaks in our house and KRS refused to look at it. We had power surges when KRS said it was nothing to worry about but we confirmed with Dominion who told us we needed to evacuate immediately because of the danger hazzard! We have mold coming out of every vent in our house, crawling up the walla and all KRS dud was give us a bottle of cleaner. Our front door does not shut fully and the dead bolt doesn't lock (the ONLY lock on the door) but KRS said it's up to the home owners and they can't do anything about it.
It's not just our house, it's the customer service people who don't take detailed messages and therefore send a handy man for an electrical issue or an electrician for a plumbing issue! We've had water leaking from the ceiling into the kitchen and the person they sent to "fix it" just painted over the water mark!
This company is pure laziness and REFUSES to let anyone speak to anyone higher up than they are.
My family's health and safety is at risk everyday and when we are told someone will come out today to look at an issue, we are lucky if we see anyone within two weeks!!

Very Shady business! I worked with Kelly Esslinger, he would only respond thru text. He claims he was always busy with a client although it s COVID-19 happening. Property was 15 Saxony in Hampton. This company is credit driven and although they say they will work with you ... It s a Lie. Credit must be 600 or better. They want you application money. Or will charge double deposit . This property is not worth it. Horrible location on King Street and the pictures on Trulia and Zillow show the carpet that is NASTY ! And they refuse to replace. There was a fire in Kitchen cabinets are burnt. Don t fall for the Video! Please look at this property before wasting your money !

Ive been renting from them for 3 years and they got new management thats here to help you in your tough times. Mrs. Matthews helped me with my rent during this covid 19 pandemic. I was behind due to covid 19, Mrs. Matthews set me up with a rent relief program and got my back rent paid in full. Thanks alot to them they made getting out of this hole alot easier. She did everything for me all i had to do was show up. Great people to rent from they are here to help you

Whatever you do, please do not rent from these people. I had the absolute worst experience with them, and I didn't even pick their company. I used to live at the Villas of oakwood, they purchased some apartments which included mine. I was not fond of this because I was in the middle of my lease and had no say in this. When they took over it was a inconvenience because I could just go to the rental office at my community to pay rent or needed something, now I had to drive 30 minutes to do the same thing. They are very rude and told me that my rent will be going up and that I will have to provide my own washer and dryer in the unit. Mind you, the unit came with a washer and dryer, which the previous landlord removed because of new ownership which the new owners was supposed to replace. Well, they weren't going to replace it and I went 3 weeks without a washer and dryer and had to threaten to pay my rent in escrow. Oh yeah, they only gave you a washer and dryer if you complained and harassed them. I told them they have to abide with what's in my lease, and a washer and dryer is included. I had one within a week, such crooks!!! If that's not bad enough I had a leak in my apartment which started off small and I informed them. Nobody never came to look at the ceiling and it got worst within 2 weeks literally covering half of my living room ceiling coming down the sides of the wall. Hmm, you would think they would come and fix it right, yeah no. Then I spoke to Alex Harris, would never forget that name. When I explained that if someone came to fix it the last time further damage could have been avoided. He cut me off and said that it didn't matter. To hell it do, as it relates to the current situation of having a moldy ceiling. They said someone would come and no one ever did. Two months in, and no one. During this time, I paid my rent in escrow and they were sending me late fees, and unlawful detainer notices knowing fully well that I was paying my rent to the courts. Very shady people. Also, make sure you know who you are renting from as they conceal the owners information and refuse to give it to you; They even refused to give this information to the judge, which lawyers had to be involved.. Seriously! KRS just maintains the property and states the owner does not want to have contact with their tenants. If you don't want contact from me then you don't need my money. Long story short, I took them to court and the results were favorable. Please, save yourself the stress, look elsewhere. This place is favorable for landlords not tenants. Even the workers complained about how shady this place is. RED FLAG!!!!!!!!

I have lived in one of the KRS communities for 6 y...

I have lived in one of the KRS communities for 6 years and they have been great, especially during these hard times. I lost my job due to covid and they assisted me in applying for the rental relief program. I was approved in just a few weeks and it has been a huge help. Justin was really communicative and made the process really easy. I am extremely grateful for all the help and it truly made for a great Christmas season. Rebecca also followed up to make sure all my questions were answered and that I was well informed on program. Thank you KRS for everything you have done. Merry Christmas

Very nasty people, they add unnecessary fees. The maintenance is horrible. They don t follow the law they just try to get money out of you any how.. I had to get rid of my service dog which is bs because they said we aren t allow to have pets. They said I had to pay $500 which I did and still had to get rid of my dog.. I wasn t allowed to have people over unless they was on the lease. I will be talking them to court. Nobody should rent from them.

The absolute WORST EVER i just moved into my apartment witch WAS NASTY AND DIRTY all my blinds were destroyed my STOVE is dirty the maintenance guy Anthony was nodding off as he was changing my light as if he was on something. All my closet doors were off track My a/c do NOT WORK. I ve been requesting for another stove for over a week NOW these people are horrible and will ignore you. There were DEAD roaches on my floor they did a RUSH JOB ON CLEANING MY APARTMENT. I m angry about my stove. I still have this dirty one in my apartment witch had dead roaches under it!!!!!!!! Who the hell would cook food in that everytime I see Anthony he lies and say he s going to get me another I m SICK OF IT I JUST MOVED IN MARCH 30 2018 and I cannot wait til my lease is up

Craig Wise was great to work with and very accommodating to our needs when we needed to terminate our lease. We were not happy with our apartment at all, but I would recommend Craig as a leasing agent if you do decide to rent from KRS. He definitely quelled the stress when things came up and when erroneous notices were incorrectly sent and was quick to fix them. Craig for the win!

I have had nothing but positive experiences with KRS Holdings. I had to move out of my home on short notice, and they immediately started showing my home and rented it out in a couple of weeks. From the leasing agents, to the maintenance department, to the client service specialist, they have always responded to any phone calls and emails promptly and with were able to resolve any questions or concerns I had. I recommended KRS to my wife when her long term tenant moved out of her home and they took care of her property quickly as well. I would recommend this professional, efficient company to anyone interested in a property manager.

I live in the place for over 3 years never once asked for maintenance which is rare cuz everything worked perfectly. They always show up in a timely fashi, Tony in particular is one of the best representative i ve ever worked with. His customers service is on point. Communication is phenomenal and to top ot they are really all about the client satisfaction. Krs Tony is a true asset and whoever in charge or raises needs to get on that. Went to an opening they had for one of their rental properties. The agent James Bristol accepted a $200 check deposit to reserve the house. Even though he mentioned it'd be illegal for him to hold on the check rather than deposit it immediately, he accepted then check, did not cash it and thus multiple applications for the same property have been processed ahead.

After waiting over two weeks we're still waiting and when we requested more information from James he simply replies that it's not his department.

After having been declined in the background check they then deposited the check which was supposed to be refunded if we were declined.

I lived with KRS Holdings for two years and they were decent as a rental company for that point in time. Almost every time that we put in a work order, it would be forgotten and we'd have to call and remind them. However, it would eventually get done and the maintenance team was always very nice!

The real sticking point for us has been our horrible check out process. When we first moved in, there were nail holes all over the walls and the yard was a disaster. However, we were reassured time and again that as long as we documented this on our move in check list, there would be no problems come our move out date. When we finally did move out and completed our check out inspection, we were shocked to find that they were going to charge us to repaint everything. I called them and chatted with the customers relation team who coincidentally was unable to find our move in check list where this was all documented. Luckily we had it saved in an email that we had sent to them.

Despite reassurances that they would get this settled and they would get back to us, they have failed to reply as promised. Instead, it has taken hours for us to continually call back, only to hear that "they are working on it". I understand this is a difficult time consuming process. However, I expected better customer service and a higher level of professionalism from such a large company. The least that this company could do is at least be accountable and communicate openly with their tenants.

Worst 3 years of my life!! If you are looking to turn your house into an investment property, look elsewhere!! I have spent more money in management fees than I have collected in rent. If something breaks there is a $75 trouble call fee + whatever they deam necessary. they do not disclaim why it cost so much. Had to sell my house because I was so tired of dealing with it!! Stay away.

Contacted them over 5 times for the last 6 months saying that at this time I am not interested. This morning I am still receiving emails. If they cannot respect, honor and still ignore my requests, I fear when I am ready to work with a rental company the requests from me and the tenants will be ignored as well.

Dealing with this company was a complete mess. After being ran in circles, I had finally found a home, got approved with a co-signer and signed the lease to the house only to be called days later and told that the house was being sold after I had already signed a lease. Then, the woman I was working with said my approval would be valid for 90 days and to look at other homes available through them. She gave me the name of a man to contact for other properties. When I contacted him, he told me they don't do co-signers for single family homes AGAIN despite previously signing a lease. Moving on, I saw a property I liked and set up a time to see it. That day came and just before the time to meet I was called saying the meeting was off... Days went by and I kept trying to get an update and was told I would eventually be called with one. A few more days go by and now apparently the current tenants can't be contacted. At this point I needed somewhere to live so decided to just give up on this company.

KRS Holdings is the management behind "Great Richmond Rentals". They do not OWN our building (we have no idea who does) but they do "manage" our building. While the lady who seems to manage their maintenance department is very nice, she doesn't do a very good job actually getting maintenance done.

You see they do not have their own maintenance technicians, they employ a collection of 4th party contractors who sometimes know what they are doing, but most of the time not. Last winter it took them 3 months to get our heat turned on, each time they sent someone out, they sent a new person who started "troubleshooting" in the same place the last guy did. Smaller maintenance tasks seem to get ignored a lot. They have a website where you can submit maintenance requests, but they'll often close the request the same day it was submitted, then not do anything about it.

I sometimes wonder if the owners of our building know how bad KRS Holdings does things. We've been looking for a new place for a while now, primarily because of KRS Holdings' poor maintenance and management. Unfortunately, it seems a LOT of apartments in Richmond are managed by them, and whenever we find an Apartment that gets bad reviews, the chances are good it's a KRS Holdings managed property.

I called James Bristol to ask for a 4 bedroom house in a decent school district. He immediately directed me to a beautiful house in a highly rated school district. The application process was painless and he was responsive to questions. We're moving in this weekend! I'd definitely recommend James Bristol to anyone looking for a new home.

If I could give 0 stars I would. Our daughter and son-in-law just moved into a townhouse that is managed by KRS. Neal Gallagher is the man at KRS who rented it to them. Upon moving in this past weekend, we found the carpet to be sopping wet in the corner of the living room due to a roof leak. Our daughter called Neal immediately and he said 2 people would call her back - no one called. Neal will not answer his phone or respond to her texts. Called the office in Richmond, and the receptionist would not let us speak to Neal's supervisor - or anyone for that matter. Do NOT rent from these people or trust them to do anything they say they will do.
