Everything in my apartment is in good working order and when the sink faucet had a drip, maintenance came the next day. Rent pricing seems to be comparable to market rates in the area. Washing machines leak a little if you start two loads simultaneously but that is minor. This is kind of beyond the purview of Hornig but I'm also surprised both by how quiet my neighbors are and how quiet the neighborhood is despite its uptown location. Certainly a great apartment for young singles and possibly young couples and roommates as well!

Generally positive experience renting from them. They bought the apartment building when I had already been living there. I had the sense that they wanted me to leave so that they could jack up the rent, but no dice. I stuck it out and they renovated just about everything, and only hiked my rent by about $25/mo. The best part is that their record keeping was shotty and they didn't realize I also had a garage parking spot. As a result, they didn't think to charge me for it until I mentioned that I had it (I thanked them for being so nice about it, not realizing that they were unaware). If nothing else, they are generally fair and professional.

Chad and Mike were great with handling a leaky pipes situation in my apartment! Both were professional and helpful, answered questions I had and let me know what to expect next. Chad was quick to respond to my initial call and also helped me move some furniture to avoid potential water damage. I appreciate it!

This company is undoubtedly the best apartment man...

This company is undoubtedly the best apartment management company I have had as a tenant. They are always responsive, communicative, and friendly. I have lived in apartments that were gracious hosts to prospective tenants, but immediately disregarded tenants after they were locked in with a lease. This company has continuously shown that they care for residents. I appreciate how they are always quick with maintenance, shoveling, and responding to tenant questions. Absolutely wonderful!

There was a really quick turnaround between the prior tenant and myself and maintenance has been responsive about getting the apartment ready to go. Chad and Mike have been fixing the bathroom plumbing in my unit and the units below and have been great to work with. Repairs are being made quickly and they've kept me up to date on how everything is going.

This company never provided us with a copy of our lease. Now that our lease term is up, they believe we are renewing.

Never knew about the 2 month renewal/cancellation deadline due to the fact that they did not provide a physical nor digital copy for me to view.

Now they are expecting me to pay through the nose.

Unorganized company. Terrible timing for servicing the grounds.

All around awful.

Hornig has a very professional and helpful staff, I had a great experience renting from them. They also helped me with an Xcel Energy issue after I moved out. They have easy online rent and bill pay and lots of great properties to choose from!

I am Hornig tenant for 8 years. I like the building and the management.
Yes, sometimes maintenance is not extremely fast, but if it's real emergency they react quickly. I would recommend Hornig for renting to my friends.

these people are crooks. Impossible to get in contact with, charge ridiculous fees before even getting past the screening phase of application. Easily the worst experience I've ever had with a potential renter, will never live in a property owned by them. I suggest you avoid it as well, at all costs.

overall, i liked that my building it's quite, my building manager Tony (36th & Grand) is reachable via text message always, other residents are respectful of others, you can pay rent online, i also love my closet space and contacting maintance is really easy via e-mail, website or phone and they usually visit with in a day or so.

My dislikes would be old washers and dryers, electic sockets are 2 prong very out dated and that the carpets dont get washed before renting the place. my major dislike would be my 1960's bathroom....is literally a urin yellow...its take a few years to adjust my eye. lol.

Fairly good. Generally slow to repair maintenance issues. I live in an older building so wear is expected, but even so it's succumbed quite a bit and anticipatory maintenance doesn't seem to be a priority. Not worth the rent increase. The landlord and location is great, however. I've rarely seen a bug and haven't had a rodent issue (besides a bird...) so that's wonderful.

The management is quite possibly the worst I've ever experienced. At least 3x a month, I curse myself for not taking the unit from the private landlord I was also offered.

They do zero upgrades. They nickel and dime you. The staff at the Hornig main office is HORRIBLE. They are rude, unresponsive and unprofessional. Do NOT move to a Hornig property!!!

I've lived in a Hornig Apt. for about 3 years now. I've found they are very prompt with maintenance issues. The location is great, and the apartment building is very pretty and historic. I've also had positive experiences with management when I needed to sub-let the apartment for several months while I was out of the country. The place is expensive, but I think it is comparable to other apartments in this area of Minneapolis.

I love 1192 California drive the people in this building are also nice and helpful I love my view out the back I don't love the water in my storage unit for the last 3 years but hopefully my stuff's OK and not ruined and maintenance guy that just came was so nice should be proud to have him at your company

On a negative note besides the water coming in the storage Room and flooding in our basement I have been towed once, the day I was signing my mom into hospice came out my car was gone had to cancel my meeting with hospice. I was moving my mom out of her apartment until midnight I had all kinds of boxes in my car so my permit fell off I still had a pay $80 to get my car back and I live here! and my fiance got towed he came to pick me up we were going out but he was in here for 10 minutes and it cost him $360 that part I hated. Still makes me angry we had to pay over $400 for nonsense. So changed from 5 stars to 4! ! Lol

Dave and Joe fixed my mystery bathtub leak super quickly and were professional and courteous to me (and my tiny dog)! Hornig is a lot more prompt than many of the maintenance teams I ve dealt with at other property management companies.

I have lived in a Hornig apartment for three years...

I have lived in a Hornig apartment for three years. In that time, my toilet overflowed flooding my floor with poop water, three times due to the horrible plumbing they refuse to fix.
I had a leaking pipe in my wall which flooded my kitchen floor and caused the maintenance people to come over and cut four, square foot holes in my kitchen and bathroom walls looking for the leak. When they found it, they put a temporary patch on it, and then said they'd be back in a few weeks after it dried out to actually fix it and patch the walls. That was a year ago, and they have not been back despite my MANY calls. But the fearless mice have sure found that these holes allow for perfect access to scamper around the whole place leaving evidence of their presence wherever they go.

I have not had any sort of adequate heating in the living room since I moved in. The warmest it got in the winter was about 55 degrees; and when it was really cold, I was forced to run two electric radiators AFTER putting plastic over the windows and it was still too cold in there to not wear my coat. I was told, every time I called, that, "there's nothing we can do, the boiler is at capacity," while my neighbor's apartment was tropical and I was freezing.

There is water damage all through the walls in the bedroom, which has caused water to pool on the carpet numerous times. Their "fix" for this was just draining the water and then covering up the plaster damage with masses of patching.

There is steel wool stuffed into every open crevice; apparently their attempt to keep the mice out.

I was told by maintenance, that the reason there is a new floor in the living room area is because the flooding got so bad some years ago that they had to replace it, yet the three instances of poop water seeping into the tile and warping it in the kitchen and hallway have apparently not called for their replacement.

Last time they came to "fix" a plumbing issue, someone knocked a tile next to the toilet loose, and beneath it was just solid, damp, black, mold which stretches all the way under the tub.

I had to wait a whole year for someone to come "fix" water damage done to the plaster and paint on the ceiling after an upstairs neighbor installed her AC incorrectly. When they finally came, they just sort of patched it up, but it looks just as bad as it did before they came.

There's mold on the living room walls in the corners just growing there on its own.

All of those maintenance issues I reported over and over and over since I moved in. I contacted Jon Benedict and Kevin Mulligan (who are higher ups in the company), and still nothing was done. Lots of words, no action.
A few months ago they sent out a notice that they would be upping the rent by $25 a month, and that was when I realized I had to get out of there.

In addition, the caretaker of my building is pretty...intense. On numerous occasions he left me these passive aggressive (or just down right aggressive) notes accusing me of things I didn't do, and is all up in everyone's business all the time. Also, dude sprays the hallways down with two bottle of Febreze twice a week since they can't seem to get rid of the water damage/rot smell that lingers due to their negligence. I requested this not be done since I have lung damage and asthma, and walking into a cloud of Febreze immediately closes my airways, but this was also ignored.

And now that I gave notice of my move, they gave me a list of things I have to do to get my deposit back. It is TOTALLY unreasonable and some of the things are impossible considering the state and age of the property.

I don't understand the negative reviews. They have like 3,000+ units so I guess you are bound to have some negative experiences. Everyone I talk to agrees with me: they do a good job, we like them.

I moved into a Hornig Property almost 4 years ago....

I moved into a Hornig Property almost 4 years ago. Since the time of move in, I have had multiple issues and still no real solution. I have had my bike stolen out of the garages twice, and after pleading with management both times to put up a camera to deter theft, both times I was met with incompetent management that either wasn't authorized to make changes, or just simply chose not to do anything.

Recently, the building I live in has decided to start charging for outdoor parking. $80 per month to park outside. $130 per month to park inside. I think it is reasonable to make someone pay for indoor parking, but to pay for outdoor parking is asinine.

We were also told that each vehicle, motorcycles and mopeds included, would need to have their own spot. No sharing of spaces, even if a motorcycle and a moped fit easily into one spot. You also are not allowed to park a moped/motorcyle and a car in the same spot.

Rent has also increased at least once yearly, and amenities have not changed. In fact, everything has regressed. The front railing has been rotted out and leaning over for the better part of 2 years. The lawn has been without grass for around the same time, and looks terrible. There is a leak in the unit above us that causes our bathroom wall to wither away and rot. They have "fixed " the issue twice, just to have it come back weeks later.

Do yourself a favor. Find a different place to live. There are plenty of other options in the neighborhood which have better management and amenities for similar pricing.

I'm not sure which owner of Hornig needs a new Porsche, but raising prices and charging for unreasonable things are not the way to do that.

Overall, I had a very good experience while living in my apartment. I found that every maintenance issue (within reason) was dealt with in a timely manner (often times on the same or next day). Yes, they are sometimes slow to respond but I never had a problem if I called the main office during working hours or called John specifically. The manager of my building was very helpful during move-in, making sure I had the necessary phone numbers to transition smoothly. They also allowed me to re-rent my apartment when I wanted to move before my lease was up.

I lived at Farmington Family Townhomes for close to 3 1/2 years, and I could not say enough great things about the property manager Michelle, and Brad (the maintenance staff who lives on site). I went through a couple horrible life experiences while living there, and Michelle was always completely understanding (she deserves a raise!). Although I owe Hornig money after moving out, I felt as though Michelle, Brad, and Hornig in general ALL deserved a huge shoutout for everything they have done for me. I was actually super sad when it came time to move. Thanks for a great 3 1/2 years, Hornig!

I have lived in my apartment for 2.5 years and I've had a very positive experience thus far. John is responsible for my building, and he patiently responds to all of my inquiries (most of the time within a few hours over e-mail). He took time out of his schedule to drive me through Uptown after I moved here from the South, and has gone out of his way to make me feel welcome. The apartment complex is very clean and tends to be quiet. I live in a beautiful and safe environment and my rent is very fair and affordable, so I likely will not move until I leave the state. I would recommend Hornig Companies to anyone who is looking for an apartment.

I ve rented around the twin cities the past 9 years, and Hornig has by far been the best experience. The caretaker for my building is also the most helpful and nice person who s always willing to go out of his way for any of the residents. The online resident portal is super efficient for paying rent and requesting maintenance. When I put a request in, its done by the time I get home the next day and they do a fantastic job!

I had no hot water at night when I wanted to take a shower. Not good. However when I called the emergency maintenance line, they got someone out very quickly to fix it. The maintenance person was great and communicated with me before and after the job was done. Great service.

Great place to rent from so far, we have been here since May and everything has been quickly fixed by maintenance. The water bill is alittle high and you kinda pay for it twice with the card operated laundry. Everything else has been great.

Maintenance rarely calls back or replies to reques...

Maintenance rarely calls back or replies to requests without multiple phone calls or, most often, actually going down to the office and forcing them to acknowledge you.

Mice in the building is a common problem that ,according to maintenance, "they have traps to prevent them from coming in". Um, the mice have thwarted your "traps". Again took multiple calls and finally going to office to get someone to actually acknowledge problem.

Online payment is great, however, neither of my roommates were ever able to get online payment to work for them and no one has ever returned their calls for help with this issue. Also, if one person brings in a check and Hornig hasn't credited the account and the other person pays online it won't let them pay their half and instead gives a message that full payment is due. So frustrating! This will require a call to the receptionist which I am sure will A) not be answered, B) not answered and no call back in an appropriate amount of time (meaning before rent is due) which will then cause a late fee or C) a miracle will happen and someone will answer and this issue can be resolved quickly and with minimal gray hair.

Don't waste your time, energy or money on this company whether you're a renter or someone looking to manage their property, there's better out there (spoken from experience).

This company has NO customer service. Lived in their town homes for 6 years and they decided to not renew our lease. Completely unexpected and no reason was given. Been calling the Horning office to talk to the one person they said that I can talk about this. It's been 13 days since I first called and left messages for Mrs. Bernadette. She has not tried calling back to any of my messages. Never answered either. They have no one at the front desk to handle the incoming calls. The only conclusion to why they do this is for money. They are renting the town homes for almost $200 more now than we pay. This is the only reason. More money for them.

We are not the first they have done this to. I saw a woman going ballistic and yelling to everyone she saw to not live here. Yelling they will just throw you out! I thought she was crazy. They did it to her!! 30 days with no warning to put out a family like that! I get that mother now. Saw it again to another family and told myself this could happen to us I think. Oh how I wish I would have listen to those moms. Because here I am trying to pack and find a place in 30 days. Just because we can give a 30 day notice to move out doesn't mean it's right as a company to do it to your tenants.

And the whole thing was sneaky too. We signed a 12 month lease in April for it to start May 1st. They held our lease with Only our signatures for two months!! And then said, "Well the lease is not valid since we didn't sign it!" Disgusting business tactics!! I will never recommend Horning companies I hope I save this heart ache for another family!

A poor excuse for a company. I have lived here a year and they have given away my paid parking spot not once but TWICE. I called to have them fix it and they claimed we didn't sign anything. Even when I looked directly at them when signing the lease and asked if there was anything extra to sign for parking. "oh no everything will stay the same as your old lease" When I had a subleaser they put them in a completely different apartment. Currently still fighting with them to own up for their mistakes and FIX IT.

I've been a tenant of Hornig Companies since 2016 ...

I've been a tenant of Hornig Companies since 2016 and have always preferred their buildings over competition within the Uptown Minneapolis market. They have diligent and respectful maintenance staff, their front end staff also excels with their service. Where so many leasing companies have shady practices, or poor care of properties, Hornig outshines them all. I highly encourage any apartment hunter to check pro in the column for Hornig properties. Thank you Bill, Kim, and Rudy for getting me settled into my third Hornig apartment!

Had to stop in and pay my rent. I find the office staff to be very friendly and helpful. I live in a ten unit Apartment Building in Richfield. Everyone is very friendly we knows each others and help each other any time there is a problem. There is no management on site but they are usually quick to respond if or when we have any issues

I've lived at the 6600 Chicago Ave property for almost 4 years and plan to continue. The location and community is great! Management and staff have been amazing from the time I moved into my apartment back in June 2015.

The management team has always been very friendly and professional with me. Everyone is so responsive and nice and I really do feel at home at this property. I m loving it!

Whenever I've contacted maintenance, they've responded within a day, depending on the scope of work requested, and finished the job very well and quickly.

I really cannot say enough about how impressed I've been with the maintenance staff that service this property. Coming from other apartment buildings where I ve lived, the maintenance staff was somewhat "unresponsive" and slow to address maintenance issues.

The maintenance crew here is awesome! They are responsive, friendly and very good at what they do.
Kudos to Isaac and Chad. Those guys are the Best !!

All in all great experience living here!

If you are considering renting an apartment from H...

If you are considering renting an apartment from Hornig, hold onto your wallet. They will extract every last dollar out of your wallet when you're a tenant. My rent + fees have gone up 53% since Hornig took over the building two years ago. Plus, they recently doubled parking to $130 per mo. and now charge for a whole separate stall space for a little scooter (that used to lean against the wall). Complaints about increases & policies are met with snark. Their in-apartment maintenance is OK, but they cut back on building maint like keeping hall carpets fresh (ours, nursing home smell) or seeding the lawns. Want to leave for one of their less expensive buildings? They ding you with a whole new credit check. Given that they are now charging close to 'new' building rent for some of their 80-year old structures, you can do better and be happier somewhere else.

On one of the coldest days of the year so far, my heat stopped working and I called the emergency line and Chad M. took complete ownership and spent quite a bit of time trying to troubleshoot the issue and was able to solve it so that I can have heat. Very appreciative!

After living in the Purgatory Creek Townhomes, located in Eden Prairie. I became very displeased with managment who comes into your home at times without any warning No phone call, email, or letter. They also never left a note to notify when they were in there home, you would come home at times to them being there fixing something without any warning. Another time when they came in for there monthly coin returns from the washer and dryer (dollar each to use) I came out of the shower and could hear 2-3 people emptying the coins even though they heard the shower on when entering they didn't even bother to come back, they just continued. Instead of them calling you to move your car (because you have to sometimes park right by your driveway because the parking there is lacking becasuse you can only use 16 spots total for the whole communtiy outside your townhome and there almost always full) they'll call the tow company to go get it. I know this because when we called the company to figure out where it's at they said "we don't usually go out there unless were called by the managers". Over all it could be a very nice place if the management went to school for communication. When giving our 30 days notice at the tail end of June we didn't hear back from managment until almost a week later saying no, that notice is unacceptable, because we sent in via email. Keep in mind nowhere on the lease does it say how to give the notice just that they want you to give them a month and a day which is what we did. BUT they said no because it has to be written out, (email can be printed) but if that's the case i understand but when your telling me a week later that i have to wait another month before i can give another notice to me is unacceptable. As managers they should have been on top of there messages, not giving me excuses saying they were on vacation, then maybe they should have a back up plan for those type of situations.
** Forgot to mention they made us pay almost $200 in fees for new smoke detectors!!! Saying we broke them by having the battery out at one point and closing the case without the battery so it broke all of them. Meanwhile when i walked into them repairing it I was told they were also being repaired because the whole 2 1/2 years i lived there they neglected to have any carbon monoxide detectors on any of them, but they still charge me almost $200 for it!
