Hornig, you won't find me in your directory as this is not my real name.
I've lived on a Hornig property for several years and was satisfied with day-to-day life. I used to love it here. On site laundry and parking is very convenient. I recommended Hornig to friends who later moved into one of their buildings.
Not anymore. Rent has increased $100/mo since last year for a 1 bedroom flat. Not cool. In the last couple years they started charging residents for water (~$25/mo), raised the cost of laundry by about $1 per load, and had already raised rent. This is not San Francisco. What exactly are you doing with that extra cash if not investing in this building?
The workmanship on their "remodels" is unskilled, and the materials are substandard. I've had two different "remodel" faucets replaced since I moved in. "Remodeled" kitchen drawers broke and needed repairing. They used splintered/broken scrap wood along the seam between the kitchen cabinets and floor, and the floor itself is lumpy and warped at the corners. The heat elements on my "remodel" stovetop are bent so that pots do not heat/cook evenly. The tile in my bathroom was cracked by whoever installed it (since repaired).The painters got paint on my carpet, kitchen counter and floor, and the bathroom counter, floor, and bathtub.
Maintenance is very fast, usually within 24 hours, and the crew is very friendly. However, for my plumbing problems I've needed to call them back at least 2 times before the problem is actually fixed. Multiple times now the plumber they sent forgot to put a piece back in for a repair, and pipes/fixtures leaked. Once, the "master plumber" (as his partner described him) forgot to connect two pipes under my kitchen sink. They were aligned but not screwed together.
If they could hire remodel/maintenance crew that get things done the first time, maybe they wouldn't need to raise rent.
