I have been renting from Hornig for a few months and have been extremely pleased. Buildings are well maintained and kept clean. Maintenance requests are met almost immediately. Friendly caretaker and office staff.

I have been livng in a Hornig's apartment for less than a year, and it is a positive experience so far. I am very satisfied with the maintenance. The apartment is comfortable, it is a vintage one and I appreciate it a lot. The caretaker is very responsive, and the neighbors are nice and quite. The location is great (Uptown) and my only concern is about the old fridge, which is really noisy.

Living at Creek Terrace has been a GOOD experience. When you put In a maintenance request, you can depend it will be attended to with in 24 hours, and repairs are done with high quality skilled
(ISSAC) Maintanence man's name. Good attitude, light hearted, and has a clear understanding of the tenants needs.
Any questions are answered with accuracy, with no issues, "can do"
energy. Creek Terrace is run with experienced manager, attentive, pleasant,and interested in tenants
needs,communication is always there.
Creek Terrace is a clean,quiet great place to live. Our caretaker Angela Albright, one of the BEST conciencious,
efficient, diligent, polite caretaker you
would ever dream of having,she has possitive energy that is contagious.
Thank you to ALL... for a wonderful

My building was acquired by Hornig during my secon...

My building was acquired by Hornig during my second year. Holmes apartments - 1435 W 31st St - an older building that is a great value for the size of the apartments and location.

Maintenance is very quick to respond requests - usually coming the day after a minor request. The toilets in my building were replaced, and the new one left a large gap between the wall. I was home while the maintenance man was present and mentioned that a shelf there would be nice, next day one was put in!

There are a couple things I would like improved, but some may have fallen with the previous company.
-The previous company required that 75% of the floor be covered by rugs. Not just furniture - all by rugs. The living room is very large, 19' 6" x 17', and I'm of the opinion - why have beautiful hardwood floors if you have to cover them! I understand placing guards underneath furniture to prevent scratching, but that is just too much. If you do not have them covered within a certain time frame you are fined, which my roommate and I were. We felt the treatment through this was a bit extreme.

-The new company has online payment, which is great! I set up automatic payments so I do not have to remember each month. However, I once paid a separate payment for a new storage key that must have put this off cycle. I did not notice that my monthly payment went through, and received a physical note that if I did not pay within a few days that I would be evicted with court charges. Woah! A phone call or email would have been much better, I sometimes travel for work and may not have received that in time. I made a transfer direct from my account and all was fine, and let them know the best methods to reach me, but that could be handled better.

-Sometimes they will leave notes outside doors, etc. I do not like this, because it shows if I have not been home in a while. While the building is secure, I do not like a flag showing that I'm not home. Typically notes are slid under doors, but a few times they have left folders and other things out, like frisbes to let us know of the new card operated laundry machines (kinda cute)

Overall good management, I would recommend and live in another one of the buildings they manage.

i just moved in recently this year and is very disappointed and upset at how my unit was very dirty, dusty and not clean at all. i had to deep clean everything as well as moving my stuff in. there are also pests in my apartment and it seem like they really don't care about their tenants! they're unprofessional, doesn't email or call you back after a few requests or calls. i do not recommend this place smh

Chad and Mike came over right away after I called and they fixed the leak in my bathroom within an hour---and they fixed the loose flapper in the toilet too. They were polite, friendly, and helpful!

I have been living at a Hornig Companies property ...

I have been living at a Hornig Companies property in Lowry Hill for about a year and a half. I have rented a slew of apartments in my past and I'd have to say that Hornig Companies is my most favorite so far.

My apartment is very, very small. It's really not that nice either, but it's cheap. I hate the old carpet, the layers of chipping paint, the old sinks, and the cheap cabinets in the kitchen. But I've managed to make this place my own. I have never found another apartment quite like this. Most apartments of this size and quality are $100+ more. Hornig Companies did raise my rent $20 in the last year that I've been here, which didn't make me happy because I truly do not believe the apartment I am renting is worth what I am paying...not at all.

We have a fantastic caretaker who lives in the apartment. He has helped me with a lot of things, one being an issue I had with mice during the winter. He set up the traps AND once the mice were caught he got rid of them for me too. It was very much appreciated. He is always a text away and I appreciate how prompt he is with his responses.

I also had a issue with water leaking under my bathroom's floor and it caused a lot of damage without my knowledge. They maintenance men and contractors were able to tear out my entire bathroom floor and replace it with some lovely new tile within about a week. They kept me posted through the entire process and were kind to my cat throughout the problem. They even replaced the old, giant, gross toilet with a new water efficient toilet. It was a nice surprise! I think if I were to ask for something else to be replaced in this apartment, and it was within reason, they would do it no problem.

So, long story short, you cannot expect perfection unless you are really willing to shell out the money for it. You cannot expect the most beautiful apartment for less than $700. Considering the price I pay, Hornig Companies has really provided me with a great little home.

The maintenance folks here at Thornton Place particularly Pete and Mark are fantastic: courteous, neat, and skillful. Whenever we need something done, we simply tell our awesome building manager, Kristin Sundmark, or enter an online maintenance request, and any problem or project gets promptly addressed! We ve never had to nag ir remind anyone to get excellent service.

I am currently living in one of their properties and I don't even want to give them one star! I have lived in the building for 6 years through 2 or 3 managements and this is by far the worst. Say if you have an issue and you need to have one of their people to call you back right away...forget it cause no one will unless you choose not to pay rent for a month or two then that is how you get their attention! I'm not kidding!

I have lived in one of there properties for 3 years thru 2 different landlords. There slow at getting back to you when you call them the receptionist NEVER answers the phone. I have emailed John in the past about a few problems & it usually takes him a few days to get back to me. Sometimes there will be results other times nothing will happen. There has been problems with the pipes during the winter it takes maintenance 4-5 visits to even figure out how to fix it. Sometimes they will fix it right other times they end up leaving a note under your door in the early hours letting you know the water will be shut off. You rarely get 24 hours notice. If I were you I wouldn't rent from Hornig at all.

I have had an incredible experience with Hornig Companies. Bill, the portfolio manager for my building was seriously the most helpful person during my in-house move. He answered my many many questions, always responded promptly, and I can't thank him enough for his help. Shawn, my property manager, has also been so helpful during my move. He is an awesome and super friendly guy and I am happy to be his neighbor. He is always on top of shoveling in the winter and maintaining a beautiful courtyard that makes all of my visitors jealous.

I can't be more thankful for Shawn and Bill, they have created an incredibly easy experience and I look forward to living many years to come in my lovely apartment.

This is for their building at 1595 Millpond Ct., Chaska, MN. I am in the process of moving into my new apartment there. Hornig Companies bought this property earlier this year from an owner who did not get good reviews and didn't seem to care much for the property, but Hornig is doing a great job getting me settled in! They really do seem to care about doing a good job managing their property and taking good care of it, and they've been super responsive to every little thing from me. There seems to be a backlog of little things that need to be done everywhere because of the previous owners, but Hornig is turning things around. Highly recommend based on my experience so far! (P.S. Chad is awesome. So is Art.)

I've been living in a Hornig apartment for two years and have had a great experience. All of our repairs are handled within 48 hours (usually 24), and they've taken multiple steps to sprucing up our building (new carpets throughout hallways, all walls recently painted, etc). Not a single complaint to share!

I absolutely loved renting through Hornig! Rent was reasonable, the building was well maintained, and the maintenance crew was very responsive to all issues.

My building also had an awesome caretaker, Scott, who made sure all the community spaces were well maintained. Of particular note, he made our back patio area into a little urban oasis which was easily one of my favorite spots to hangout in the summer. Scott was not just a great caretaker, but also an awesome neighbor. He saved my life one snowy week when I was out of town and my car was parked on the street during a snow emergency.

Maintenance is always great. This is the second time that Mike D has come to fix some stuff and he s always great, friendly, and explains what he did. Mike D and Chad M came To fix my shower fossett and they were both very friendly and fixed it in a hurry!

As long as you don't mind that your caretaker is n...

As long as you don't mind that your caretaker is never around, never answers their phone, and can't enforce any sort of parking rules, it's fine. As long as you never want to make any maintenance requests and are comfortable living with centipedes coming into your apartment on a near daily basis, it's fine. As long as you don't expect the company to do anything a landlord is supposed to do, it's fine. If you're okay with your deposit check being sent to an address no one on the lease has lived in 7+ years despite giving them explicit directions to send it to your new forwarding address, you'll love them.

If any of this sounds like a bad thing, you should avoid hornig.

I've had nothing but a great experience renting apartments from Hornig Companies! I'm in my second apartment managed by them in Prospect Park, and couldn't be more pleased with everything. The managers are helpful and super friendly, the buildings are well maintained and clean, and the maintenance staff are always prompt and pleasant. Mike D. and Chad M. came to my apartment to do a repair on my stove fan yesterday, and they did a great job -- the job was done efficiently, and they were both nice to chat with. I'd highly recommend Hornig Companies to anyone looking for an apartment that also comes with fantastic staff!

Just signed another year long lease at Thornton Place Apartments because living here is easy! Kristin manages the building like a boss - clean, safe, welcoming. I really feel like she cares about resident happiness and safety. And the maintenance staff are outstanding - especially Pete!! I could write y all a novel about how quickly he responds to repair requests, how efficiently he fixes any issues, and how polite and kind he is the entire time (i.e. he tolerates my incessant babbling and endless questions about tools and projects). Not to mention, he s got countless photos on his phone of crazy things he s pulled out of drains and emergency repairs he s made over the years in different buildings - just ask him - you won t be disappointed. Pete! Pete! Pete!!! In closing, I guess the only thing I d say Thornton Place Apartments could improve would be to clone Pete.

I was pressured to pay a deposit AND sign a lease a month or so before move in date, in order to hold the apartment. My new job brought unforeseen expenses (having to buy my own work truck and tools). I couldn't afford to move in. They played hard ball and sent my lease to a debt collector AND kept my deposit. Now years later I still get letters from a collection agency saying I owe thousands of dollars. My credit is over 800, I know when debts should be paid. This is clearly not an ethically run business. Hornig's business strategy is a zero sum game and WILL profit at the expense of others.

I have lived in a Hornig Companies building for over a year now and have had a pleasant experience with them. My building manager is awesome and keeps the gardens and outdoor space very beautiful all year round. Whenever I've had maintenance issues, I've just used the online maintenance request form and received a response fairly quickly. Every time I've stopped by their office, their staff have been friendly. I accidentally brought bed bugs back with me from a trip to Mexico in January and the Hornig staff I worked with super nice about it, and I didn't pay a dime.

I have to say that one of the best things about li...

I have to say that one of the best things about living on this Hornig building are the maintenance men. In particular the gentleman with the full beard, Joe who is generally the one who comes to my apartment. This gentleman is always cheerful and in a good mood. His colleague David is also wonderful! Both of these men are great. In this day and age where we tend to complain rather than praise, I am here to say that I appreciate them both.

I have a dog and they greet him as if they've been friends forever. I give them both a ten if I could. Service with a smile which in this day is almost unheard of!!! Thank you!

The one issue I have is the caretaker who doesn t do what he gets free or discounted rent for! His caretaking is inconsistent but generally below par. Too bad. The building is beautiful Art Deco!!!!

I've lived in my studio for 1 year. I've been satisfied with the maintenance personnel that have helped me in terms of the quality of the repairs. I had a pipe burst and it was a complete nightmare. The guy who came to fix it was kind to me in a stressful situation, and the problem was solved more easily than I thought it would be.

I am not planning to rent from here after I find a new place - my apartment is constantly too warm. My studio is above the boiler room and there is nothing to do about. Didn't have to turn on the heat ONCE during the winter. I called the manager of Hornig and he said he would get back to me about the issue. I didn't hear anything back, but instead had a maintenance guy knock on my door without me knowing he was coming. Once we learned it was the boiler room and nothing could be done, he said he would follow up with the manager of Hornig again. I didn't hear anything back, so I called management and had to leave a message. in the next day, I didn't get a call back but another maintenance person at my door asking to look into a heating issue when someone had already done that. It made no sense. They didn't communicate or prioritize my problems at all. Ultimately I was stuck with a hot apartment. I can't sleep very well like that. And the rent is being increased 25 dollars. I am not satisfied.

I liked the location of the place and the free parking in back (lots of places charge for off-street parking). The studio was roomy from what I've seen other studios to look like, and appliances worked well. I felt safe there.

I did not like that when I put in a maintenance request it is always unknown when they are going to show up. I wish they gave a time so you could plan when they were coming. I didn't appreciate that management didn't take my concerns very seriously. There are mice and also centipedes.

It's 42 degrees outside and I have 6 windows open, but the apartment is still 80 degrees. I've called repeatedly over the past week and a half and they have been generally unwilling and/or unable to do anything to fix the problem.

I've been living at one of the properties for 1 ye...

I've been living at one of the properties for 1 year and in the past 2 weeks alone Hornig has illegally entered my apartment 3 times. Twice with 0 notice of entry and once with <1hr of notice. Both are illegal by MN state law. After informing them of their illegal entry the first time they did not care and kept entering anyways.

It seems our only recourse against the illegal entries is taking them to small claims court which is both time consuming and costly for us. I do not recommend renting with Hornig under current management.

Edit for clarity: They gave me "notice" before entering which was an email stating "we will be entering your apartment at any time any day for the next 4 weeks." That is not reasonable according to MN state law. I informed them that this notice was not legal and had to be specific about date and time but they entered anyways weeks later.

Come for the cheap rent, leave for the centipedes! Say you have struggled with hit or miss maintenance, then you have a pest problem, and you know it will only be taken seriously if you bug your property manager about it. So you send a few emails, then instead of taking your concerns about pests and what may be attracting them seriously, they try to get you to move out. Seriously though, if you don't mind disgusting laundry rooms, centipedes the size of your hand and dead bugs in your hallway and condescending property managers, this is your best next home!

And let us not forget that the hot water takes at least five minutes to warm up (which is incredibly wasteful, but what do they care, given that they don't pay the water bill). Faucets are leaky (my roommate and I are both pretty strong and struggle to get them shut all the way and seldom succeed) and the lock in the back door of my building doesn't always work. It's a real treat to have to walk all the way around to the front door in Minnesota's unforgiving extreme weather.

Heed my warning: look elsewhere.

I don't understand these negative reviews. I have lived in an apartment managed by Hornig in the Uptown area for 2.5 years and have had nothing but a wonderful experience! The caretaker of my building is so friendly, and all of my maintenance requests have been addressed promptly. I highly recommend Hornig to anyone moving to the Minneapolis area. If I ever move back here, I would love to rent from Hornig again.

I have been living in a one bedroom in uptown for over a year now and I will say I have had a couple of blips -- my apartment was very cold last winter and the radiator clanked non-stop (horrible noise!) for months on end-- and once maintenance entered my apartment without leaving a note..during tax season so my SSN was out. However, I don't think this is a regularly occurring issue.

Despite some negative experiences throughout my time with Hornig, I would say overall it has been pleasant to live and rent here. My building is always well maintained and feels safe and secure. Maintenance requests are addressed promptly and the problems are normally fixed within a few days at most, even minor problems are addressed in a timely manor. Having a building caretaker on site has been great -- I only locked myself out once, but he is always very accessible and friendly. Regarding the lease, it was super nice to be allowed month-to-month rent after my 12 month lease was up and they didn't raise my rent, which was great news for me. Overall, I'd say you can't go wrong renting an apartment with Hornig.

We just recently moved in but have had a great experience! The landlord Chris is great. We have had to call on two maintenance issues,one was a locked door we could not unlock,the other was the spickets to connect the washing machine.Both were handled very efficiently!!

The quality of Hornig s staff really stands out. I live in an older builder that understandably has more maintenance issues than a newer one. None of which is a problem because their maintenance staff is friendly and very quick to fix whatever issues come up. Additionally, my building s caretaker, Benny, is great as well. You won t regret having Hornig as your landlord.

I'm a current resident - it's my third year in one...

I'm a current resident - it's my third year in one of their buildings. And there is no chance in hell I will renew my lease here. There's no rent drop box at my location, my apt is so drafty in the winter I can't be in my living area without a heated blanket, my mailbox has been broken since I moved in, and they replaced the debit card use laundry machines to coin laundry machines without any notification being sent to residents in the building. So I go down on a Saturday to do laundry and there's a NOTE saying coin only. This is unacceptable. I pay close to 700 bucks for a studio apt with no dishwasher, no AC, a broken mailbox, and coin laundry. Yet they'll raise it another 25 bucks once it's time to renew the lease.

Had a key break off in my apartment door. Maintenance headed straight over and got the key out. They noticed the deadlock to be old and sticky, so they replaced the whole thing with a new one. Very prompt and polite service.

I like the online pay, easy and convenient. So far maintenance has been good I usually request one on the resident log in and come home after work and they had already fixed or cleaned whatever I had asked.

I like my landlord too.

so far so good, most likely will renew my lease.

I ve been renting for many years, and Hornig is by far the best management company I ve ever rented from. Initially there were some hiccups with things not being finished at move in, but John W got on top of it right away and took care of everything. They have a whole team of maintenance people who are very nice and respond quickly. It is easy and convenient to pay rent online. The building I live in is very well kept, updated, and clean. A bit of a noise issue, but again, John W took care of it immediately. I have never been made to feel bad about needing a repair which is super refreshing.

I m writing this review, because I am moving out of state. I want to publicly express what a positive experience I ve had. As I am looking for another rental in my new city, dealing with other managers and reading reviews, I am quickly realizing that I will miss the service and friendliness provided by Hornig. If I ever move back to the Cities, I will be sure to rent with them again!

One of the best rental experience ever so far in uptown. I have rented with many. I will rent with them only until I am able to buy a forever home. They are super quick to respond to maintenance requests and rent can be paid online. Also, maintenance staff are very knowledgeable and easy going. Only criticism is we need more laundry machines. Units are well kept and updated modestly. Some fees (varying cheap water bill monthly) aren't ideal but I will gladly take it for such great service. My property is so well managed. I am always recommending hornig to family and friends and will recommend to internet people too.

Friendly, responsive, and efficient maintenance staff! Joe got my jammed oven storage drawer unstuck in just minutes after I'd tried for hours. It was a low-priority issue that other landlords might have shrugged off, but Hornig took it seriously. Thanks, Joe!

Changes Changes Changes! I have come to fear the letter under the door! Hornig makes so many changes with little regard to how it will serve their residents. Every time I see a note under the door I think oh no, more money or something else Hornig will require you to comply with! Little notice, changes and money increases with no improvements to the property itself. Save yourself the headache and move into one of the NEW apartments being built all around us... I guarantee the price with equal out in the end.

I just had my furnace go out sometime yesterday discovered it late last night and when I got home and this morning she emailed back right away with some solutions that would get me by until she was able to get touch with HVAC guy this morning. Her sense of urgency in matters like this is appreciated.

Hornig took over ownership of our building a coupl...

Hornig took over ownership of our building a couple of years ago and their upkeep and service response is excellent. Recently, I was having a problem with the 40+-yr old gas cooking stove. Service person Chad was by next day, determined that it needed replacing, and two days later he (and Mike) came by, removed the old stove, and installed a brand new one. Minimal disruption, thorough, friendly. What more can one ask for? Thanks Hornig.

Our lock was damaged on the inside and we couldn't get into our apartment. Chad M was really friendly and helpful, he did an amazing job getting the door open and replacing the lock. He made sure we had our keys and that they knew it wasn't a lock out but actually a damage of the hardware. It was a smooth and fast process!

I moved in to a Hornig run building when I was forced out of my last residence by a sale of the property. I have had a few issues with the maintenance, and increase in rent since I moved in but overall the location and staff that I have had direct contact with are what I expected. Trevor and Lisa at 2001 Bryant are very nice and friendly. The location is between downtown and uptown and near three or four bus lines, and an easy walk to the Walker.

This company has been a headache from day 1.. When I moved in, the place was not well cleaned, the stove was not attached, blinds were not hung up, and they didn't have an extra key made for me. I had to borrow their master key, get one cut for myself, then return it.

Since moving in, I have had multiple things break, and maintenance rarely fixes the issue the first time. I have given up putting in maintenance requests and now just resort to calling my handy friend.

The responsiveness is horrible.. I have been trying to get in contact with someone for 4 days now. I sent two messages and have called multiple times. I have a simple question about my lease, but I can't get through to anyone.

Positive feedback, I think my apartment is cute and has character. Also, I find their online system convenient for paying rent, submitting maintenance requests, and reviewing signed documents.

I was locked out of my townhouse. My key fell off my key chain and I knew it was inside on my kitchen table... Joe from Hornig Maintenance came and let me in.... on a Friday evening, during his dinner. Arrived in under 30 minutes from when he called so I could take car of my puppers! 5 stars from me! Thank you so much. Joe is so kind and personable. Thanks a million.

Had a screen that needed repair. Called it in. Hornig came same day and put in a new screen. Haven't had any difficulty when attention is needed.

I decided to add some comments not related to maintenance service. My husband and I have been at 2635 Girard Av S for two years. We love the old building. Shawn is a wonderful on-site manager and overall caretaker. We love our apartment for the most part with a couple exceptions: 1. the kitchen in our 1-bedroom apartment has some bizarre white "pebbly" cheap peel & stick covering on the countertops; extremely difficult to keep clean and sanitized, a real pain 2. we've been told by Hornig that the sinks are "charming" and that renters love the look of them; possibly true if you're not over 5 ft tall. Anything taller and you'll have back issues if you spend any length of time in the kitchen 3. very short on counter space for modern cooking equipment, an issue that could be addressed with some appropriate cabinet reworking and competent construction help. Aside from those shortcomings we love the area where we live, the ease of access to everything, and the overall quiet of the building.

Short version:
Hornig is one of those companies where they aren't doing anything that's particularly awful, but all the little things add up until you realize that it is awful. I will not willingly deal with them again.

Long version if you want more information:
Hornig took over management for the apartment we rented partway into our lease. We were very happy with the previous management, and were sad to see them go, but thought Hornig would be okay. We planned on moving in 8 months anyway, and figured it wouldn't be that bad.

Biggest issue? No communication. We could almost never get a hold of the office, and they frequently neglected to notify us of important things. For example, the water would get turned off (on several separate occasions) without any notice or communication. We'd realize it was off when we'd go to use the water. We'd call the office, and only get the answering machine. Other tenants mentioned this happening too.

They repeatedly hired the cheapest option (I can only assume), that was sub-par. The plow company they hired was not equipped to handle the parking lot. Hornig would require us to have the cars removed by 8am, but then the company didn't show up until after 5pm (so...when exactly could I park again?). When they did plow, they didn't get nearly everything, and they moved the snow to illogical places. One of the entries started getting blocked (this wasn't our first winter in this building, we know they had other options). For several snows in a row, there were multiple parking spots that simply didn't get plowed and couldn't be used by anyone.

They installed new washer and dryers, but then left the old ones in the laundry room for months before getting someone to haul them away.

By far the most disturbing thing that happened was right before we moved out. Another resident had noticed they hadn't seen one of the elderly tenants in several days. Usually they spoke with her daily. They tried to get a hold of the office or management and couldn't. They called the police for a wellness check. The police couldn't get a hold of anyone either, and finally had to break down the door to check on the resident. Sadly, she had passed away and been dead in the apartment for an unknown period of time.

While that isn't directly Hornig's fault, the fact that they were unreachable is inexcusable to me. It is part of a pattern on their end of not caring and simply treating their residents poorly.

We left without having any direct confrontations with Hornig Companies--we aren't disgruntled tenants who have unfinished business. We caused no issues and got our full deposit back when we moved out.

For us, an apartment's management is as important as the apartment itself. Good management you rarely have to deal with, but when you've got bad management it keeps getting worse. We didn't choose to end up with Hornig, and now that we've moved out, we certainly won't choose them again.

I put in a maintenance request to get my a/c unit fixed. Chad and Mike came and did the job! Friendly, great customer service. A/c unit is up to date and works great. Even comes with a remote. Thanks guys!

Edit June 2019: I'm thinking about moving out of state and am actually incredibly sad. This has BY FAR been the best rental company i have ever worked with (that's about 6.) They respond to emails/phone calls within a few hours. Everytime I have ever had a maintenance problem they are there within a day (one time they showed up the same hour.) Everyone I've talked to is very friendly. The price is super affordable for uptown and you couldn't ask for a better and safer neighborhood. If I ever move back to Minneapolis, this is the first company I am calling or will consider renting with.

Late last night I noticed my kitchen sink was star...

Late last night I noticed my kitchen sink was starting to back up, we notified maintenance first thing this morning, Hornig staff had someone sent out within the hour of sending the request! Chad was our maintenance tech, he was very efficient, knowledgeable, friendly, and CLEAN! He explained to me what the cause of the problem was and finished resolving our clogged sink in under 15min. Chad even managed to clean and wipe down the entire sink and counter top! :) Thanks again to Chad and Hornig Companies for resolving our issue in such a quick and timely manner! -(Duluth Street Flats)

I have rented an apartment from Hornig for just ov...

I have rented an apartment from Hornig for just over a year now, and I have wanted to move out since the day I moved in. I live in their building at 26th and Bryant, which is an older building, so a certain amount of wear is to be expected. However, when I moved in, it was obvious that no one from management had even bothered to LOOK at my unit. It was DISGUSTING. The previous tenant didn't even so much as use a Clorox wipe--all of the surfaces were dusty and/or grimy and sticky, there was old food on the floor between the cabinets, there were tons of nails still in the walls, the fridge was dirty, and when I grabbed the handle to open it the first time, the handle detached and came right off in my hand. What's more, the caretaker at the time (whom I believe is no longer a caretaker) was shockingly rude about the whole ordeal, and did not bother to do one bit of cleaning as promised. When I first began moving my stuff in and saw how disgusting it was, I notified him and he promised to "have someone come in and clean it." So, I stayed elsewhere for an entire week waiting for this to be done, which it never was, so I came back and did it myself. Aside from the cleaning issue, there are a number of fixtures in my unit that should have been replaced long before I moved in. For example: one of the light fixtures in the kitchen area was literally taped together, the sliding closet doors constantly detach, the cabinet in the bathroom looks like it's about to fall off the wall, the medicine cabinet is rusty and gross, the carpet should have been replaced YEARS ago...and the list goes on.

As for the building, there are only two coin-op washers and dryers for the entire building (which probably has more than 30 units), and they barely work. The parking lot has no lighting whatsoever, so sometimes I don't even feel safe walking from my car to the door at night. I have heard that several neighbors have had their cars broken into, which does not surprise me, given the lack of outdoor lighting.

I will say that since the move-in, my experiences with management and maintenance have overall been very good. However, my move-in experience and the overall poor upkeep of the building have completely soured my experience.

I can imagine that residents who can afford to live in some of their nicer properties (although they already charge way more than the units are worth in my building) might have a better experience, but if you're a student or otherwise on a lower budget, I would not recommend renting from Hornig based on my own experience.

I really like living in a Horning Apartment. I've heard horror stories from so many other rental companies, that I'm grateful for where I am. Yes, I've had things come up from time to time in which maintenance is needed, but management and maintenance are always on top of things. Kudos to Jon Benedict (management) and Chad (maintenance) for making me feel like the stress of my recent situation wasn't as bad as it could be. I really appreciate the fact that they take the time to care and get back to you about your questions. I will continue to refer friends and family to this company. I'm going 9 years strong as a tenant and hope as long as I'm renting it's in a place managed by them.

These guys know what they are doing. They care for...

These guys know what they are doing. They care for their properties, their tenants and are flexible on all the things that can come up living in an apartment. I've had to contact them for miscellaneous things over the past year and responses have always been prompt and complete. It's been a good experience here and I recommend Hornig to anyone looking for nice, affordable rentals in decent areas.
