Chad and Andy were awesome when they came to replace my ac unit. Once they determined that it wasn t working they identified what probably had caused the only 3-year old unit to fail and fixed that installation error when they installed the new one.
The new one is working great and I m very happy!

I have lived in a Hornig Cos. building for over 3 ...

I have lived in a Hornig Cos. building for over 3 years now. As a former commercial-investment real estate broker, I know how challenging it can be to manage multi-unit residential buildings. Quite literally, if you are a weak or poor manager, the business will eat you alive. I think Hornig Cos. does a better job managing their properties than any apartment building owner I have ever observed. My building is modern, quiet, clean and Hornig Cos. responds quickly to my complaints. Their service people are highly skilled and very friendly. Nor have I ever had a problem with any of the tenants in my building, who have always been friendly and courteous. Only after I was a resident for a few years did I begin to realize how many buildings Hornig Cos. owns and manages; and yet, they operate very quietly without a lot of overt promotion. In the commercial-investment industry, one cannot rise to that level of performance without mastering the trade. I highly recommend renting from Hornig Cos.

Lived in an apartment building for 5 years with this company. Responded to concerns and maintence requests in timely manner, returned most of my deposit; rent increased a bit each year but still affordable and less increases compared to other places. Easy to pay rent and communicate via online on their website. No complaints on my end for the company!
I will say if you are looking for modern, updated, amenity filled apartments, these are not for you; but they have old fashion charm and character if you like that type of style.

Brian did an excellent job installing my new A/C unit. He had the whole thing taken care of in less than hour. Impeccable service. The unit is brand new and works like a charm. I couldn't have been more pleased.

My experience with Hornig Companies has been quite satisfactory. Upon moving in, they were quick to fix a couple problems inside of my apartment and the few maintenance request I've had since were responded to promptly and fixed even quicker. Highly recommend.

I've had a good experience with Hornig so far. Their online payment system is easy to use and it's easy to get in touch with maintenance staff either online or via phone. Chad from maintenance was helpful when installing a new AC window unit. He did a great job, was very responsive, and put it exactly where I wanted it.

Thank you to Chad and Mike who came to fix two maintenance requests today! They were very efficient and knowledgeable. Made the requests and within 24 hours responded to it and took care of both in under 5 minutes. Great service!

The maintenance personnel are the best. Always quick to respond and professional. I want to especially call out Mike K., who went way beyond my expectation. I had a handheld shower hose break, which caused water to leak in the space below (a laundry room, no damage caused). This was due to missing caulk around the shower faucet. Mike not only caulked this, but also caulked around the whole tub, soap dish and floor area!

I have lived for Hornig Companies for 2 1/2 years ...

I have lived for Hornig Companies for 2 1/2 years now and have a very good experience with this company. There are 24/7 on-call caretakers that also live on-site. For a single female this includes helping me replace light bulbs and other maintenance around my apartment that I just wouldn't be able to do on my own. Its very nice to have someone to speak with right when you have a problem. Requesting maintenance can be a somewhat slow, but for the most part if you have an emergency maintenance issue, they will come over within a couple of days and fix the problem. If you have further issues, Hornig doesn't mind if you stop into the office and there is always a person you can speak with face-to-face. This is not like other places I have rented with.

The greatest thing about Hornig is that residents end up living there for many years, some even 15 years or more! This builds a great community of people who care about where they live and residents want to get to know each other. I am now moving apartments but staying with Hornig Companies because of the service I have received.

I lived at a property in uptown for 2 years. I had mice in my unit the whole time and would occasionally find dead mice throughout my apartment. I eventually moved when the mice got fleas and bit me constantly. The landlord said because it was not bed bugs I would be financially responsible for an exterminator.

This is one of the worst businesses I have ever seen. To start off, Hornig, this is not my real name because I am giving you an honest review and am a current tenant.
The application process is incredibly biased and arduous. Not to mention there is a 51 page lease, so get ready to get evicted if you so much as even sneeze. Tracy B and Kim are nearly impossible to get ahold of to ask questions.
The Hornig Website is by far and away the worst website I have used in the past 5 years. It is difficult to even find how to apply. They need a course in user experience. Get ready to fill out forms multiple times as the website has a mind of its own and redirects you places without saving. The payment part is a joke. Be prepared to get frustrated. Oh ya, and Horning tell you that paying by credit card is acceptable. Just don't forget they will not tell you they charge you 3%.
The buildings and living conditions are a joke. I ready previous reviews and thought that everything would be ok. It isn't. All the positive reviews must come from employees or fake accounts.
Overall, I wish I would have listened to the other negative reviews and taken my business elsewhere.
Fool me once, shame on me..... fool me twice, well I don't get fooled twice.

I have lived at 3030 Irving for 3.5 years and it has been a wonderful experience. The apartments are kept up well, they re-did the kitchens and they look beautiful, and the rent is a very reasonable price for the location. Hornig is very quick to responding to maintenance issues; it has never taken more than 24 hours for the maintenance to respond and stop by. Jon Benedict has been a wonderful property manager. He's so easy to work with and so friendly. I couldn't be happier. If I wasn't moving for school/job I would have stayed here even longer.

He come an fixed and replaced all the major components within a reasonable time. People like him get trust and respect knowing they are doing their best to ensure comfort in your living space.

Before I rented from Hornig, I was nervous because of the reviews this company has gotten. I was pleasantly surprised when I found out how easy it was to contact them and work through any issues I had. Their maintenance people have always been very timely, usually coming to my apartment the same day that I submit an issue. I have been very pleased.

I have lived at 11801 Zea st in Coon rapids for 3 years,
Pros:
children's play area.
Nice caretaker @ 11801, I'm not sure if she is still working there
Cons:
The manager assistance, Charlotte is really rude
The parking lot isn't safe for cars, my car was broken into 2 times and my laptop and other stuff were stolen.
Old appliances, carpet and cabinet
Smell of rotting garbage in the building

UPDATE:
We just moved out and realized that they billed us $100 for 2 hours cleaning while I did a dip cleaning job and spent one week to clean every single thing in the apartment! I even replaced the blinds and windows screen; YES, I did took a bunch of pictures because my friend who had lived in here suggested me to do that, so they charged me a $30 for a set of drip pans which you can buy them for about $11 , I'm going to sue them not because of the $100 , This Fraud Must Stop and anyone should beware of their fraud!

Thank you Hornig for fixing the water leak in my bathtub faucet. As of today there are no leaks and the water is a continuous steady flow. One thing I will always say about maintenance, you are always quick to come and resolve repairs. Your work is greatly appreciated. Thank you for all that you do to keep my home intact with great repairs!

Hornig and the Creek Terrace Apt staff have always been very helpful and responsive when it comes to its residents and their needs. We have always had our maintenance requests fulfilled asap - just this evening, we had an on-call maintenance tech come by at 10pm from 45 min away to snake our drain to prevent potential flooding and mess. Chad was friendly, knowledgeable, and quick to fix things up for us right away. In other instances, our building manager Eric, and building maintenance tech Isaac, go above and beyond by scheduling work orders around my night-shift lifestyle and coming by later in the day, when necessary. Their flexibility means a lot, and really shows they care for their residents. We really appreciate the dedication and hard work of the maintenance and caretaking staff at Hornig and Creek Terrace Apartments.

I woke up this morning and discovered that my kitchen sink was overflowing with water. The floor was completely covered with water and I frantically began emptying the water into the bathroom. I contacted the caretaker (Ryan) and he immediately contacted Chad (the weekend emergency maintenance manager). Chad contacted me and informed me that he would be dispatching David - a subcontractor that works closely with Hornig on a will-call basis; that he was near me and would be right over. David arrived within a half hour and worked diligently for over 2 hours in order to assess the problem and provide a solution. He was very personable and obviously knew what he was doing. Chad showed up at the end of Dave's work to wrap things up. He scheduled my bathtub slow drain problem for the following morning. I appreciate the fact that from the time I contacted the caretaker until the problem was solved everyone involved was focused on doing their jobs well. It's always a good experience when, as a renter, your requests for assistance with whatever the problem may be are taken seriously and addressed in a timely manner. All of these things happened this morning and I feel extremely satisfied with this experience (as opposed to the laundry room excess loudness issue which, sadly to say, has NOT been a satisfactory experience at all). So, thanks for the professional weekend emergency maintenance experience.

I've just moved in to one of Hornig's properties but it's like night and day compared to my last renting experience. The caretaker for my building, Savita, has gone above and beyond to answer my questions, and even checked in be sure that the maintenance requests we did on my move in day were completed (they were!).
I have also had a great experience with the maintenance team for my building. They are always super quick to respond to my requests and follow up if there are things they can't do right away. Shout out to Mike and Chad for their great work!

When the maintenance person, Chad, called me in response to the issue, he let me know that he should be out to my site's place within 30 minutes. He arrived within that time and was efficient at fixing the issue at hand and even helped secure a loose hook and eye latch back on the apartment unit's other front door.

I live in the 50th & France neighborhood, a great building that is kept up. Hornig responds promptly and quite politely to requests for issues with the apartment or building, though I have not had too many. Rents are due by the 3rd of the month,
everywhere I have ever rented gives you through the 5th, sometimes that extra 2 days would be nice but that is my only heads-up to anyone considering renting from Hornig and it is a small one. Happy here for over 3 years now :)

Maintenance items are handled very efficiently and promptly. The latest example is our bathroom sink not working correctly. Chad from maintenance showed up much quicker than expected and was incredibly helpful, skilled, and friendly. Thanks Chad!

I lived in a Hornig-managed property for one year. I would've stayed much longer but for the opportunity to live with my partner. From the building caretaker to the building manager, I had an exceptional experience. Hornig is a local company whose size balances perfectly the relatability of a small business and the administrative capacity of a large one. All maintenance issues were promptly fixed. Reasonable complaints were responded to graciously. The quality of the building and its cleanliness above average. I am very happy to leave this review and hope you enjoy your new digs as much as I did mine.

Terrible maintenance. I love my apartment though but they really don t care to invest in anything.. like new windows. As much as I love the 1920s feel, the windows also being from 1922 are woefully inadequate. One of mine cracked simply from shutting it, their solution? Put some clear tape over it! Lmao what a joke. My bathroom window had the rope pully snap so now it doesn t stay open anymore. Their response? We can t fix it. Pfft
Edit: it seems their maintenance is getting better now. So I changed to 3 stars.

First off, I'm a local delivery driver. I've seen how every management company handles their properties and Hornig is consistently the best. Not only do they take the best care, but they're the only company I've seen have their caretaker's name and phone number posted on a large, noticeable sign usually by the mail boxes.

The prices, I consider to be just. They're not dirt cheap, but they're also never "too high."

Their maintenance is phenomenal. The employees in the group are very personable. My brother, who has been with Hornig around seven years, has never had to wait longer than 48hrs for even a low-priority request to be attended to. I, myself, upon moving into a unit which had been vacant for a couple months, ran into a problem where the toilet seemed not to be flushing. Maintenance was there in under an hour. It ended up just being that it hadn't been used in so long that it needed to be flushed a couple times to get back into gear, so all was well.

I cannot list a single complaint about this company and I always recommend them to anyone moving into the area.

I have lived in a Hornig property for a year. They are by far the best rental company I've been a tenant of in the cities. They are friendly, very communicative and their rent prices are reasonable. When I had a tight window to move in they were flexible and helpful. The maintenance staff is really superb - every time I've put in a work order they've responded quickly and efficiently. They haven't done shoddy patch jobs and I've never had to ask them to come back to fix it again. I've been very happy with my experience renting from Hornig and recommend it!

Me and my wife rented 1 bedroom apartment at Fremont Ave for over a year (2016-2017) and overall we are happy with our accommodation there. Reasonably priced. Maintenance was pretty fast and hallways were kept clean, neighbors were quiet. Our only issues were parking and delivered packages. There was only limited number of parking spot, free for tenants and unassigned at the time. For that reason finding a spot was not easy. Later they assigned and started charging for it. Some of my packages at the front door got stolen or few times opened by someone. I hope they fixed it since then. Would I rent with them again? Yes.

My experaince with Horning has been fine. The building manager at my property is very helpful and on top of things. My biggest disapointment was the increass in my rent. When I rent my apartment Horning had dropped the price becaues it is very small and a garden level. The increass in my rent this year is silly because of the lack of space in the apartment. I am looking for other apartment options becuase of this.

these people are crooks. Impossible to get in contact with, charge ridiculous fees before even getting past the screening phase of application. Easily the worst experience I've ever had with a potential renter, will never live in a property owned by them. I suggest you avoid it as well, at all costs.

I ve had a few issues in my apartment recently, after two years of living there. I listed all of them as low priorities but to my surprise maintenance responded and resolved each issue within 24 hours! They also did a wonderful job of communicating their progress and how the issues were fixed. I m so pleased and grateful.

Really enjoyed living at my two hornig apartments. Maintenance was great, very easy to write stuff up. Hornig was also very accommodating to my needs when it came to moving into a different apartment. They even upgraded my stove.

I have really enjoyed working with Hornig Companies. They are always responsive and quick with any issues I have had while living at Highcroft Manor. The building itself is a great place to live. Angela and Bill (at Hornig) have both been very helpful. I will miss living at Highcroft!

I just moved into my apartment a few months ago, and have had an excellent expereince with Hornig Companies so far. Maintence is quick to respond, and the building is well taken care of (pretty courtyard garden and preventative care as well--they re-did the roof of my building this summer). Management is always responsive to questions or requests, and are pleasant to deal with! I cannot speak to any winter maintenance (shoveling, de-icing) yet but will update if there are issues.

Well as you know that today is really cold day in MPLS. I got home from work and noticed my heater was not working very well. I pick up my phone and call the Hornig Emergency Line. I was able to talk to someone nice on the phone who sent my message to the maintenance department. This gentleman call me and said hi, to me very nice and polite. We both have few words about what's going on and my address. He said he will be with me in 30 to 45minutes. He was the nicest guy. He got my heart running with a big smile. Though it was a very cold day but he is out here, Taking Care of us. Pls give him a Big Thanks for me He is the best. ( Ayo)

Don't. Just Don't.

**Read this review and keep it in mind as your read the several reviews below written by people whose buildings were bought by Hornig in the last year. We were all bought at the same time, and these reviewers had not yet received their first water bills when they wrote their reviews.**

1. They will keep important information from tenants (like there have been several burglaries in a building , that they have a description of the people breaking in, and that they know how the thieves are getting in; or that a pipe burst in the basement and waste water was gushing out of the ceiling on to tenants' bikes and flooding the bike storage room.). In the first case a notice was only put up AFTER 3 burglaries and at least 2 attempted burglaries; in the second case, no one was notified by the management company at all.

2. The water bill is shady. First, it is not just water but sewer you will pay for. But ON TOP OF THAT THERE IS A SERVICE FEE charged by the 3rd party who Hornig contracts water management out to. YOU ARE PAYING FOR A SERVICE THAT ONLY BENEFITS HORNIG. HOrnig is also supposed to pay 10% to cover general building services...however as far as I can tell, nothing is put in by ANOTHER 3rd party contractor for the the laundry machines. Yes, you will pay $2 to do laundry and NONE of what you are paying is going towards the water bill.
I've heard that YES Water Management is also owned by Hornig (but I have, as of now, not verified this). Needless to say, you must figure in at least another $20-25 per month for water. FYI: WATER FOR A HOUSEHOLD OF 4 IN A PRIVATE HOME IS ONLY $50 - $70 PER MONTH.

3. They will not take responsibility for damage their negligence has caused. A handyman installed a new dishwasher in one unit while the tenants were away for a couple days. The handyman turned it on and left it unattended to go through its cycle. When the tenants came home a couple days later, their apartment was completely flooded. Luckily they had renters insurance. However, there was still a deductible and not everything was covered (the insurance said somethings were the responsibility of Hornig to replace). Hornig refused. And they refused vehemently. Luckily, one of the tenant's sisters is a lawyer and began serving Hornig with legal notices. Then Hornig coughed up the money to cover the damage not covered by the renters insurance, despite the fact that the damage was their fault.

Before you rent, think about how the owner is able to drive a Mercedes Crossover, his son a Porsche 4-door, and his daughter (I believe) a new Range Rover. It is because they are charging TOP of the market rents and making tenants pay for all utilities.

This apartment complex is the best we have ever lived at. The staff is amazing and super helpful, fixing any problem almost immediately. Our apartment always gets tons of compliments. Being close to everything including the trails, schools, grocery stores and lakes, and downtown is one of our favorite parts.

Today we had a problem in our building and apartment almost no heat and water leaking in the building I called the Hornig company about the issue and they send the maintenance person who was so nice cheerful and fixed everything in no time thank you so much and I think his name is joe very good and hard working person glad to meet him.
