Stay away. They took over the community where I live at. They never answer calls or emails, but they are sure to charge you if you re late paying rent. The office managers are rude and not helpful. Feel bad for the leasing agents because they are nice, but the people in charge are rude and never available.

I ve been trying to get these people on the phone since June. Previous resident at one of there properties. It s impossible to get them to return any calls. The woman Indu never returns your calls. She rude and unprofessional. She one worded me, never answered any of my questions. Stated she would call me back and has not. I ve called her 4 fours since June and my issue is still not resolved. I would never never refer anyone to rent from this company. Please go somewhere else!!!

My roommate and I applied to one of their properties and was denied. That is not why I'm giving them a one star.

Two months later I receive a bill for $60 for an application fee. I call them several times to get this fee removed because 1. We paid the application fee when we turned in the application along with the holding fee of $99. 2. They wouldn't have processed an application from us if we hadn't paid the application fee. 3. They wouldn't have refunded our $99 holding fee of we owed the initial application fee.

I called last month and spoke to two different people and was told that the problem had been rectified and cleared from "my account" (why do I have an account as a resident WHEN I DONT LIVE THERE!!!)

Last night checked my mailbox and found a "final notice, account significantly overdue" and threatened to turn it in to collections. The rental property NEVER answers the phone when I tried calling before and I'm working during the hours that they are open. Grady only answers Monday through Friday so now I'm forced to go to the property on a Saturday to see what can be done.

If I was told this was taken care of, why am I receiving a bill threatening to send it to collections, decreasing my credit score, and having to take them to court to fix this matter.

Do not rent from anywhere managed by this misogynistic organization. An employee of the complex I rent called me trash and a skank in front of numerous residents and he is still employed by them. Ladies we should not have to put up with this kind of bullying. If you have suffered the same kind of abuse report it to the housing authority. I am single by choice and am not going to pay for the privilege of being bullied and called sexually explicit names. Management my big fat arse!!!

We moved out of Hunt Club into our new home. We dropped off a check on November 23, 2018 for the remaining balance due, and it still has not been deposited by Grady Management (Silver Springs corporate office), as of today, December 14, 2018. We have called over 15 times since November 23, they only returned one phone call. They require a phone call to arrange payment of due balance, but they do not return phone calls, then threaten to send balance due to collections if balance is not received in 15 days. When living in our apartment, we suffered the loss of personal property (family heirlooms) from underground water seepage and heavy black mold, and were not reimbursed for damages, nor compensated in any way. The leasing office at Hunt Club is professional, but the corporate office in Silver Springs, MD is not. Our rent during the last lease contract went from $1,540/month to $1,605/month for a lease that was less than a year. This was one of the least expensive options. We decided to buy a home to get out of our rental situation with Grady Management. Grady Management is unscrupulous, they have questionable business practices. Beware the accounting office at corporate headquarters, they are difficult to do business with. They were vague about when they received payment; they promised they would deposit the check on Monday this week, but the check has still not been deposited; and still they do not return phone calls. We made sure that we received a payment receipt to prove that Grady Management received payment even though they have not cashed the check. Beware.

I have never been contacted by Grady Management before and since they eventually cashed my check. Grady Management are unscrupulous and cruel landlords. They are a sign of the times, when greed and deception are the ethics of the day.

Worst apartment in Silver Spring.Worst Management(Grady Management) in Silver Spring.I stayed there for 1 year and as soon as I left the apartment they charged me $800 as carpet charges,where as there was no tears any where,only issue was a tea strain on the carpet that would have washed out in a single shampoo wash.When I protested to pay,they used the language as "We will force you to pay through Collection Agencies".I don't have kids,we never strained any thing or any damage.We cleaned in and out before leaving the apartment.Still they charged me.Same thing happened to my colleague in Yorkshire apartment under the same management.I have all proofs,if any one want I can post it.They are fraud management and cheats common people.

The worst company ever... if your offered a position *Do not work under Lisa W., she s the worst regional. Not sure how she continued in her position all of time years, she should ve been fired. She makes this company looks even worse. Grady s the lowest paying management, I wouldn t go back there if they paid me 100k. They deal with you according to how they feel & not professionally. All they want you to do is *Do your keep b & don t question them *corporate* about nothing or your fired...See for yourself.

Grady Management is aweful. I have been living at Winexburg Manor for the past 5 years, and it has been on a steady decline for the last two years. Currently, there is a big issue going on in their high rise apartments. For years, I have seen them bust down walls and ceilings due to pipes bursting, which is a clear indication of things going wrong (*old rusted pipes). Last Week, things hit the fan. The entire building flooded. All floors are a mess, both elevators are out, all laundry facilities are out... This has been going on for the past week and they have no clear remedy. Their whole handling of this situation has been piss poor. I do NOT recommend moving here. If I could give the 0 stars, I would. It appears that Grady Management is running nothing but a high-priced slum at Winexburg Manor. Stay away from here and stay away from this management company.

This company's properties are unresponsive, irresponsible, and extremely poorly managed. I would highly advise against renting from any of them, but especially Parkside Terrace Apartments. Ultimately, it is the management company's fault when an insect infestation isn't treated for TWO WEEKS - because the buck has to stop somewhere.

Too be honest they don t even deserve half a star. I live in cider mill apartments and the management group before them at least put the effort into making things right. But this management group doesn t answer the phone, they don t attend to ER calls nor to having black mold in my apartment, and the list goes on and on. worst of the worst.!

I live at Portabello Apartments, and we're planning on moving out as soon as possible. The management is absolutely terrible at the simplest job: keeping their maintenance request.

It's been a month since I've submitted my first request on June 23rd about a broken kitchen drawer. I've submitted the same request FIVE times over the phone AND personally, by visiting the office. They mamaged to lose ALL OF THE REQUESTS. Our kitchen drawer is still broken today, July 24th.

They also lost our ant extermination request twice. Extermination guy finally came today after waiting 2~3 weeks.

Im still disgusted with Grady 2 and half years aft...

Im still disgusted with Grady 2 and half years after moving out of Belle Haven Towers. Their final year managing BHT was such a disaster that i gladly paid a penatly fee so I could terminate my final lease and move out couple of months early. In fact Grady was fired as property manager and their entire staff was booted by new management right around the time i moved out.

Whats sad is that from when I moved into BHT in mid '05-the end of '09, Grady did an ok job managing the place. Sadly at the begining of '10 Grady completely restructured their BHT staff. Competent leasing office staff were replaced with a bunch of dishonest snakes who screwed up in every way possible and treated honest & decent long time residents like myself with seething contempt. Grady's final year at BHT was defined by security cutbacks & a subsequent explosion in crime on the grounds, dishonest advertising, the buildings becoming squalid, the complex being over run with lowlifes, and the leasing office ignoring complaints about the metro shuttle service they hired and it's driver who endangered residents safety with his reckless & careless driving. THere was an also an incident that I would decribe as " the straw that broke the camel's back":

A few months before moving, my car was in the shop and i was in a rental for a few days. when i checked with the leasing office, the woman i spoke with gave me false information about recent changes in guest parking rules. As a result, when i parked exactly where she told me to park, my rental was towed, costing me almost $150. Needless to say I was furious but after i took some time to calm down, I called this woman and I as calmly as I could told her I expected an apology and an offer to refund my money. Instead she responded by copping an attitude with me, lying to me about what she had told me the previous day, and hanging up the phone on me. I then went to the leasing office and calmly pressed the issue face to face. When I identified myself as the long time tennent she had spoken too on the phone she walked away from me mid sentence and disappeared into the back office like a coward. As she walked away she said actually said "i dont answer to you"...apparently Grady employees don't answer to the tenants who pay their salaries.

Anyways I decided to file an official complaint but because I did not want my security deposit stolen, i waited until i moved. A few months later, once i'd moved and my full security deposit refund cleared, i drafted a detailed complaint letter to Grady's corporate office about her (and a few other things). Before I could send it though learned Grady had been booted and this woman had been fired alogether by new management :) and figured it was pointless to send it in. Looking back my one and only regret about terminating my lease early is that i wasn't there to see her get thrown off the property.

In closing - Grady managed to squander 5 years worth of goodwill from me in barely more than a year. About 6 weeks after i moved out, i heard grady had been fired and their staff had been booted by new management and was not surprised. In hindsight, its almost like the grady staff knew they were getting fired, and were vindictively trying to leave as much of a mess as possible for their successors. Avoid Grady's communities at all cost.

The Grady Management is awful. I have been living at Montgomery Club for the past a half year. I would like to move out earlier than the lease date and also ask they how to do. They said give them a notice (what is a notice they didn t say) when we decide to move out in 60 days and pay one more month. Yes, we told them in December last year, we would move out in 60 days. When we decided to move out at the beginning of February, they said we needed to sign a document or send an email and counted 60 days from February! When we decided to move out, they said we needed to sign??? OK, it doesn t matter to pay one more month rent. So I moved out and paid the rent for March. But they said I also need to pay the rent for April !!! Why? Because they cannot make sure they can find the tenant in April. How funny ! If they cannot find the tenant until next year, I also need to pay the rent for a whole year??? I do not recommend this company.

I hate living at Vista White Oak in Silver Spring the assistant property manager is rude and she had this attitude towards people that she just choses who and when she wants to do her job I agree with alot of people but when Natallia managed this property for the short time everything was in order and in time now she gone and its back to where it was when Sunny was manager the worst property ever I complain to grady management about the on going issues with the assistant manager nothing is done and I cant wait to move I am currently looking for other options a shelter would be better than living here and there is a ongoing non stop mice problem here no matter what or how you live as soon as I moved into my transfer not even a week I heard baby mice trapped under the dish washer oh and damn everytime i move into a apartment its only been 2 the dish washers do not work they clog and the water do not drain out. Save your self and shop around Vista white Oak works for most people but I came from a complex in PG where everything was fine I lived there 5 year (2012-2017) with no problems not even a roach in sight but I know it didnt work like that for other people sometimes you have to see things for your self. I could live and remain here for years if the assistant manager wasnt so nasty and rude the mice are here and there not every day amd not every month so it do able but the management smh...they switch out the property manager so much its crazy we have had 3 since i moved here 2017 and we dont have one as of right now. They need to work on better staffing Jackie is good no problem but weeeeee chile I cant wit the other one.

I DO NOT recommend renting from ANY of Grady Manag...

I DO NOT recommend renting from ANY of Grady Management properties. We all deserve a responsive, mistake-free, clean and well-maintained living environment and you won't find it with Grady Management (please see details below for both Oct. & Nov. 2015 posts). Compare reviews on Yelp, Google, BBB, Facebook, etc., of all of the properties in the area you are searching for housing in. Grady has either no reviews or mostly bad reviews.

UPDATED POST (November 2015): As you will see below, Grady Management responded to my first review (written October 2015). What is curious is that I have been trying to contact them for WEEKS, including calling the number they posted below and also submitting a complaint to the email address they listed below. THEY HAVE NOT responded AT ALL until I posted this review. DO NOT TRUST this management company. They are just posting a friendly response to look good to the public. Trust me.

ORIGINAL POST (October 2015): I agree with all five previous reviewers and have had similar experiences. In fact, when I read the reviews I was really SURPRISED and relieved to find I wasn't alone. Statistically, there are many more of us.

You will end up being burdened by their mistakes, and lack of maintenance of the property. After several months or more of living at a Grady Management property, you will regret your decision. I know housing is tight in the DC Metro area, but try as much as possible to find other properties, even if they cost a little more. The cost of living at a Grady management isn't worth their deficiency in amenities, the continuous harassment of notices on your door, the yearly rent increases although NOTHING had improved with the property and amenities or staff accountability. It is exhausting and not worth your hard-earned money.

We all deserve a responsive, mistake-free, clean and well-maintained living environment and you won't find it with Grady Management. You will also be responsible for their lack of communication and mistakes, their last-minute requests and changes that are always being posted on your door. I recommend properties managed by The Towers Company, Equity Residential, and Charles E. Smith just to name three that have better amenities and competent staff.

After many years of apartment living in DC and nationwide, I would say this is by far the worst property management company I have experienced and they get away with it. I encourage residents who have had similar experiences to spread the word and save others from making the same mistake -- encourage tenants to write reviews, file complaints with BBB and with MD government based on where you live, and use social media (Yelp, Facebook, etc.).

Me and my daughter got an apartment at Monmouth Woods and everything was good. But I couldn't afford the rent last November. We moved out on the 16. We called the company to make payment arrangements, no one has called us back. It keeps going to voicemail. If they want their money they better get in touch with people.

Recently Grady Management replaced the former Management @Evolution Town Centre Apartments in Laurel MD(Wood Management was great and did no wrong in my eyes by the way). The below list of items are just a few issues we are dealing with. FYI Management PLEASE don t respond to my post with heartfelt words of sympathy followed by telling me these things will change because it s all for show and nothing has or will change with this company. Complaints have been made since you stepped foot on our property last year so don t blame COVID-19 on your short comings.

Not responsive
Roaches all over the building and in apartments.
Intolerable noise
Very rude
Unresolved maintenance issues
Cleanliness is not a factor for this luxury apartment
Overpriced for the living conditions your forced to stay in.

Received the worst experience at the 322 Baldwin Odenton location. I showed up for my 10:30 am appointment and there wasn t anyone around for 10 minutes. The front desk person was very confused why I was there. I told her I made an appointment. She was extremely rude. I walked out. I won t allow myself to be treated that way. Hire employees with better customer service

Management is unresponsive. I was in contact with Sharon Holland, a regional manager, concerning a rental issue as a current tenant. She said she would review my concerns and get back to me within a week. It has been two months. She has not followed up or returned an email or phone call. Very disappointed in this lack of professionalism.
Rent increases are also excessive at their properties. At least 5%. If you decide to move to one of their properties, be aware of them increasing the price excessively at lease renewal.

I moved to one of Grady Management's apartment complexes in Waldorf; CetenrPointe. We have the best Maintenance crew; Prosper and Pat who are about their work, they are very humble, professional well-mannered gents. These guys believe in keeping their tenants happy and keeping their units in working conditions; anything broke, it won't be for long(*_*). I've submitted (2) work orders since I've been living there and each time, I come home from work, the work is done, with visible maintenance slips, with detailed explanation as to what was done. Ms Tenina, the office greeter and "Our" Assistant Manager, treats all her tenants with passion and tender loving care, at ALL times.

We can live anywhere, but when you live in a community where people are sincere and care about your well-being, why live anywhere, when you can live at CenterPointe Apartments in Waldorf.

I do not recommend renting from a property managed...

I do not recommend renting from a property managed by this company. Although some positive parts of my experience has kept me a tenant for 2 years, the negatives have forced me to look elsewhere. Two major problems include the way in which the contract is written, Grady Management, can change the renter's experience significantly, without notice. After a year into my contract I was forced to accept a new pet policy that allowed pets in the building. During the same time I was forced to accept a new parking policy the required permits, limited parking spaces, and more stringent parking rules. I would have never moved here if I knew about these policies. When I signed the lease, I was agreeing to the policies in place at that time. This is not what I agreed to pay for. Apart of the parking policy was a fee of $100 for someone that lost or damaged their parking sticker. Most recently, I had a bug problem and they quickly attempted assistance, however, the staff only squirted liquid in a few areas of the apartment, which had no effect and the bugs remain. Because of their corporate culture, tenants are expendable i.e. if you are not happy they do not care about it too much.

I will NEVER live under any apartment that is owned by Grady management again. The employees in the office of Vista at White Oak have been rude and unconcerned for the past 8 years. You barely can ever contact the office. Their hours of business do not align with their availability for their tenants. I don t know how many times I ve wanted to get out of character because of the disrespect I received from their employees, but I am not one to do so. I would never recommend this management or community to anyone that I love, simply because they don t care about you. As I type, my family is dealing with one of the MANY unfortunate situations of trying to get ahold of a maintenance employee because our heat is NOT WORKING (though it s 41 degrees outside) and they don t even have a voicemail for us to leave a message. We called Grady management & that number also disconnects after it rings a certain amount of times and it s freezing in our home. This is just another incident to add to the books! Not a big surprise. Shaking my head. Never again.

I have been living at Bradford Mews Apartments for almost two years I would not recommend this property for these reasons which are based solely on my experience: 1. it is poorly managed 2. Property management has knowingly allowed a resident to violate several rules of their pet agreement, especially rule # 14, which states Tenant shall prevent the Pet from becoming an annoyance to, or source of discomfort or complaints from other tenants of the apartment building, apartment complex, or neighbors. Any and all urine, fecal matter, or other excretions from the Pet shall be cleaned immediately.
I have made every sincere effort to talk to the property manager about the issue and still the results are the same. So, for the past couple months I have been cleaning up after a pet that I do not own. The smell is so gross and disgusting that my family and I are not able to enjoy being outside without fear of being urinated on. Hmm, I think its funny how for couple of months I have not received a follow-up phone call in regards to the situation, but now it s time for annual re-certification; you are constantly calling to get my income verification so you can apply a rent increase. It is very clear that the only thing property management is concerned about is how many people they lure in and then deceive. I regret not reading the reviews, but I hope this will help someone from making the mistake of leasing from this property.

If you want a slum apartment just rent from Grady Management. I lived in a safety hazard apartment for over a year. The last three months of my tenancy turned into a horror from hell situation. Fire hazard conditions with rusting wires in the lighting fixture, door broken so that you could not even lock it. Plus they knew they had a building that had shifted and was causing water leaks, cracked window sills. They also may have caused cracks in the foundation with the paving job they did that caused the building to shake when the paving company did the road work. Stay away from Wellesley Woods. It is just a matter of time before it becomes a sink hole.

I live in Parke Cheverly Apartments. The community is pleasant, clean, safe, and the staff is very friendly. I had no intent on moving out of the community until I was ready to buy again. I am moving because from the beginning I have been having several issues with the neighbors directly above me. These issues have been brought to the attention of management on several occasions, by phone and email. To day what has remained is the noise coming from above. Daily husband and wife are arguing where you hear the wife yelling multiple times during the day. The Mrs also walks as if she is stomping or angry, and suffers from Insomnia. The middle of the night is when she feels the need to move about the apartment loudly mainly in the bedroom on the severely squeaky floors. Her husband does nothing to remind her that there is someone living underneath. I have informed management that I cannot sleep through the night because I am woken up and kept from going back to sleep between the hours of 1:00am though 6:00am, sometimes even 7am because the Mrs keeps going up and down the bedroom moving things, dropping things on the severely squeaky floor directly above my head. I have been advised that this is considered to be normal activity. I would like for them to fix/nail down the floors before a new tenant moves in and has to endure this problem until their lease expires especially in the bedroom because the noise above should not be interfering with my normal activity which is sleeping at night. This has caused my pressure to rise above normal due to the aggrevation from everyday interrupted sleep. The amount of rent charged should come with peace of mind, not frustration. Mgmt has sent several letters asking the tenants to be considerate yet this persists. At what point will they actually take the letters seriously? There is no incentive in place or accountability here. Again this is the only reason I am leaving. These tenants should be moved to a ground floor level. Iou

I was leaving at the fox rest appartments in laurel md. We always had issues with thw first apartment had to relocated after a fire before the one year lease was over after not having where to stay for more than 2 weeks the fire was cause by someother person. Then when we moved put thwy chatge me over 1,000 for a bill of carpet which was not damage if anu case would had need just some cleaning never got contacted before of this issue after a collections agency send me a letter stating it was their second attempt to get to me. Went personally to the silver spring office and all they gave me was a ppaer saying what thwy where charging me for and said that we could do a plan of payment.. So disapointed specially because we had so much maintainace issues at the first appartment and then the last one having a charge for a carpet which we had no kids living with us or over...

This company, is rediculous. Wellesley Woods Staff is never in office during business hours. They fail to notify residents of changes to policies, business hours and lease changes. There preferred method of communication is to shove paper through my door. Sometimes I get it, sometimes it blows out or kids in the neighborhood grab it, but it is my fault I am not informed. They can send me 20 review requests for maitence via email but not the important documentation. They removed the drop box so you can no longer drop your rent or other documents to the office in a timely manner because they are never in office when they are suppose to be so residents can give it to them by hand like they want. So now I have to just pay more fees and use their online system or walk up to the office 50 times a day and hope one time someone will be there to address my issues or take my rent. Rediculous. It is apparent they do not value resident input , concerns, time, or well being. They like to change things at the drop of a hat and then blame the resident for not being informed. Never had to deal with a more frustrating company and the staff say that the changes are all out of their control and all Grady managments upper managements doing. Never had such issues with my previous rental company. So not worth the hassle and headache. Only plus side is that the maintenance team is on point and always friendly and willing help. Sad the same can't be said about the company as a whole.
