I DO NOT recommend renting from ANY of Grady Management properties. We all deserve a responsive, mistake-free, clean and well-maintained living environment and you won't find it with Grady Management (please see details below for both Oct. & Nov. 2015 posts). Compare reviews on Yelp, Google, BBB, Facebook, etc., of all of the properties in the area you are searching for housing in. Grady has either no reviews or mostly bad reviews.
UPDATED POST (November 2015): As you will see below, Grady Management responded to my first review (written October 2015). What is curious is that I have been trying to contact them for WEEKS, including calling the number they posted below and also submitting a complaint to the email address they listed below. THEY HAVE NOT responded AT ALL until I posted this review. DO NOT TRUST this management company. They are just posting a friendly response to look good to the public. Trust me.
ORIGINAL POST (October 2015): I agree with all five previous reviewers and have had similar experiences. In fact, when I read the reviews I was really SURPRISED and relieved to find I wasn't alone. Statistically, there are many more of us.
You will end up being burdened by their mistakes, and lack of maintenance of the property. After several months or more of living at a Grady Management property, you will regret your decision. I know housing is tight in the DC Metro area, but try as much as possible to find other properties, even if they cost a little more. The cost of living at a Grady management isn't worth their deficiency in amenities, the continuous harassment of notices on your door, the yearly rent increases although NOTHING had improved with the property and amenities or staff accountability. It is exhausting and not worth your hard-earned money.
We all deserve a responsive, mistake-free, clean and well-maintained living environment and you won't find it with Grady Management. You will also be responsible for their lack of communication and mistakes, their last-minute requests and changes that are always being posted on your door. I recommend properties managed by The Towers Company, Equity Residential, and Charles E. Smith just to name three that have better amenities and competent staff.
After many years of apartment living in DC and nationwide, I would say this is by far the worst property management company I have experienced and they get away with it. I encourage residents who have had similar experiences to spread the word and save others from making the same mistake -- encourage tenants to write reviews, file complaints with BBB and with MD government based on where you live, and use social media (Yelp, Facebook, etc.).
