If you work in a place where providing customer service is the main task, then I would expect you to be cordial, friendly, inviting, respectful, etc. but the team that works at their apartment complexes are the worst!

Our office at Rolling Brook has completely botched repairs from a broken water heater that gave out in the unit above us. The property manager and maintenance supervisor thought the entire carpet should be replaced because of water damage, but the ceiling should just be painted. Really? The ceiling cracked and almost caved in some spots, but I'm sure some paint will fix any damage and cure any mold growth. On top of that, they let maintenance and 3rd party contractors into our apartment without any prior notice, then lied about contacting us to approve it. There's no accountability and the people in charge of staff are out of the office more than you'd expect. I'm definitely not comfortable in my own apartment and I can't wait till our lease is up.
Absolute garbage (mostly the service). I lived in reids prospect - lake ridge when I first moved to VA as a temporary solution while I shopped for houses throughout the year. All was fine as I NEVER had to deal with these idiots...until move out time. While technically not wrong, it was an absolute WEASEL move to charge me a pro rated "day-by-day" rent fee ($200 total) for not notifying them that I would be leaving SIXTY days prior to moving out. Luckily I caught this scam clause in the move-out packet that was left at my door right at day -60 from move out (didn't see it until three days later as I was out of town). Potato bugs littered my apartment all spring and every time I called the office I got the "the exterminator doesn't come for a few more weeks" response....for weeks at a time. Lastly, my move out date was November 11th (supposed to be November 8th until they automatically extended my lease and payment dates for notifying them on day -57 as opposed to -60) and I still have not received my security deposit refund check (Full refund - promised it would be no later than 5 weeks). Overall I'd say you make the decision to stay. The building isn't the worst at all just make sure you're always on your game when dealing with these people or they'll try to beat you around every corner.
Since they have taken over they have become the worse. Every damn day there are notices on your door with bullshit and last minute. I am 6 months pregnant and they sent a notice to clean out everything in your kitchen and bathroom sink by a certain day or your account will be charged 100 dollars. I have less than 2 days to do this. When I did it they did not come in on the right day. The people went in my home and stated they had there days mixed up. I am glad someone was in my home that day to see who came in. I was pissed, because I am under the impression they had been in already. Had my daughter been home alone after school there would have been an issue. You just don't switch days and not inform the tenant.
I also have been trying for several weeks now to speak to the property manager and each time there is an excuse. I am so irritated. The current property is Lancaster Mill Apartments in Woodbridge, VA. Since they have taken over it has en such a mess. Everyday there are different faces in that office. How the hell you expect for your tenants to feel when nobody knows the damn property with having to change everyday. This is bullshit. I was previously working with the other company as the messed up on my renewal of my lease. Lvinig there 3 years and not once had an issue until this company and the last property manager took over. I having been working with them before Gates Hudson took over and over and now they are telling me it's nothing they can do. So I am having to pay a full months rent and not even be living there. I know one thing for certain I will never refer anyone to the community if they are still the managing company.
Used to work for Gates Hudson and I am proud of having them on my CV. They certainly deliver best in class Property and Real Estate Management services in town. Zulfi was my idol :). Great job guys! Keep up the good work and wishing you all the best.
Don't expect to get your security deposit back. It's best viewed as a sunk cost. I contacted the company with questions about charges levied against my deposit in August (it's now December), and over the course of 20+ emails back and forth, have received nothing productive back from them. I'd avoid.
Don't ever try to get them to fix anything or respond to any calls. They will hung up on you, but they will make sure tyne get every penny they can deserved or otherwise. Avoid anything with their name on it.
After living at Monroe Place Apartments for almost 7 years, which was owned and managed by a class act organization Bozzuto Properties, the management company from hell named GATES HUDSON took over. After the Gates Hudson takeover, our quality of life at Monroe Place Apartments in Herndon, VA took an immediate nose dive. I could not get ANYTHING repaired. The hallways were always filthy. Nelly and Hermer, the managers, were so unorganized and I feel, they were quite greedy. It was unbelievable how a legitimate company could operate like this.
We went from living in a respectable, clean, apartment complex managed by Bozutto that prided itself on operating with integrity. Once gates hudson took over the contrast was starling. The immediate disrepair and disorganization of the place was obvious. I would NOT recommend Monroe Place Apartments any longer under gates hudson management. I believe they are out to gouge people financially as much as they possibly can. One star is too much for gates hudson.

LACK OF COMMUNICATION: My bank autopays my HOA fees every month and continued to make payments to the old management company, Legum & Norman while they told me they would "send me a letter with instructions". I never received ANY COMMUNICATION from either GHA or Legum & Norman. I watched as my monthly payments continued to leave my bank account only to receive a letter in MAY 2013 from Legum & Norman letting me know they did forward prior checks but that I should send checks to GHA directly in the future. I never heard from GHA even one time although they did have my phone number and email on file (I know this because they contacted me regarding other matters quite fine).
I looked up contact info for GHA and gave them a call. They would not speak to me regarding my account because they close the account after one missed payment. They sent me to a collections agency. Again, they never tried to reach me even once before doing this. There was no way I could pay GHA because my account was closed.
I contacted the collections agency and paid my account to get current for all checks which were never applied to my account and had to go through a process of canceling a handful of checks with my bank.
UNREASONABLE: GHA refuses to take any responsibility in this matter. They have charged me $25/month of late fees for checks they know I have been sending them, but got lost in the shuffle of moving and their transition into my building. I am sure this nightmare is to be continued, because to this day I still have not received any information on how I can make future payments.
I wont recommend this to absolutely anybody. They do not respond to requests of any kind from property maintenance to verifications from professional agencies. STAY AWAY!

One wonders how a business so poorly organized and managed could possibly stay afloat. There's basically no excuse for the poor service, unnecessarily complicated processes, and genuine lack of quality to be found here. Unbelievable.
I live at the Reston Glade apartments and just wanted to show my appreciation for their leasing office employee, Noura. She has made my experience with our apartment complex very pleasant. She is always there to help whenever I need. She is always kind, respectful, and always patient when hearing me out. I just think she deserves an A+ for everything related to customer service. These folks are a top notch commercial & residential full service real estate management firm. They are excellent at what they do and have a very talented staff. Many of the original younger founders are still involved in daily operations of the firm. They are good honest people in a business where that is a rarity!
I have had nothing but negative experiences since I moved into their properties back in August. Now the issue is with their payment system. I paid my rent on the 5th and yet they have failed to collect it. I am not sure what is going on but it needs to be fixed.
I made numerous attempts to contact a representative of this company after having a serious disagreement with the leasing staff in the apartment complex I was living in. I never got a phone call or any other type of response. Very unprofessional and disrespectful. Will never do business with this company again.
they manage my association and they are really bad. They don't respond to anything, when they respond 2 months later, they respond to something else. My association manager changed like 7 times in 1-2 years. They are very unprofessional. Their employee gets in to the units without any notification, or a note before or after. Repeatedly. The association had to enforce new rules to him after many complaints.

I have the nosiest neighbors ever. Not loud music or anything like that, a constant dropping, bumping, running and sounds of a freaking carnival. The first issue is the complex renovating and installing hardwood floors and then not informing the tenants to do some sort of sound absorption, like a carpet. What engineer, architect or consultant/subject matter expert approves hardwood w/o a sound barrier and then puts a family of small children in there. The next thing is the neighbors are simply inconsiderate. The tenant also works for the company go figure. I have attempted the nice approach with the neighbors. I placed a card on the door, welcoming them to the community and politely acknowledging the noise issue. I went up there nicely a second time a month or two later. Recently or the last time, still my approach was friendly. That last attempt failed miserably. I have reported the noise to the rental office on several occasions, NOTHING! I called the police, to have the report on record. After the calling the police, I reported it to the leasing office again. I was told they would speak to management and follow up. NOTHING! I have been living here close to 10 years. This is the 3rd management company and the largest and by far and the most unresponsive. I will not renew another lease here!!! I will not refer anyone here.
Recently I had an issue (nothing major just small things) within our neighborhood of Huntington Ridge III and I reached out to our management company for assistance. The 'call for help' was picked up by Eric Townsend within the communications dept. I explained what was going on and he was able to either solve the issue or find the right person to get my issues solved. As a bridge for help, I couldn't have been more pleased with his knowledge and dedication to helping me out. Every one of the things I needed help with were dealt with in a timely manner. I could not have been happier with the results that I received. Problems solved! Thank you Mr. Townsend :)
Very hard to deal with. I own a home, not a renter, and Gates Hudson apparently is in charge of our HOA as far as collecting fees, managing parking passes, landscaping, etc. I have had several experiences with them not returning calls, both when I spoke to a live person, and when I left a messages on voice mail. When I finally reached a live person again, I asked why no one had returned my calls. She said they had lots of employees and departments, and she had no idea who I'd talked to or where my messages ended up. Not very professional or responsible. I always feel like I'm annoying them by calling them. They don't seem to appreciate their clients. I'm leaving 2 stars instead of 1, because at a few points in the past I have dealt with nicer people there. They also are good about getting the common areas mowed. They seem to have a very high turnover rate at their offices, which is often a good indication of a poorly-run company.
Gates Hudson cashed out a check that was submitted for a fob and NEVER gave us the fob. They took the $100 and said that they can't find the fob - which would have been nice to know before wasting a trip to their office. So unprofessional and unethical. We sent several emails and escalated the issue but still don't have our fob after 7 months of moving in.
This is a very unorganized and unprofessional company and they are rude! I've had no heat for two days now and I've called for them to come fix it. My daughter has asthma and had to take her in to the doctors for this reason. The on call lady was very rude when I spoke to her. The first time I called for someone to come in he said the noise it was making was normal and it wasn't bc none of us couldn't sleep throughout the night and then he said he didn't know what it was and that I had to wait till Monday for the other guy to come in and check it out. I called again on a Sunday and they said they couldn't come out bc it was a part that they were waiting for that needed to be replaced which I was unaware of. And today they supposedly came to replace the part and I still have no heat and my daughters asthma is acting up now. Ever since Lancaster Mills in Woodbridge changed to this company all I hear is complaints from my fellow neighbors.
Very good company. She lives at Chelsie Esquera with my mom, they treated us very well. the green-eyed girl is cool. I would rent again in the future when I marry my morrita. Five be!
These people never answer the phone, when they do they transfer you to voice-mail and never return your call. Keep looking for a better management group.
If there was a zero I would pick it. I have been trying to get these people to call my back for 4 months. They took over my Home owners association and NEVER contacted us. Now the account has payments due. Unreal! I'm contacting the better business bureau.

Gates Hudson is not the best place to work and they can be dis-organized and there is what seems to be a lot of nepotism in that company as a whole procedurally wise they are not very good they're on organized or at least that was my experience the people that they have managing for them we need help they do not do enough of supervising their own people that are supposed to be in charge
This is the absolute worst property management company I've ever encountered. I am still trying to understand why exactly my building switched to them, as they are completely unprofessional liars and don't have a clue about what customer service actually is.
That goes for Rachel, Paul, and whoever answers the phone. Don't ever use this company. If I could give a negative score I would, along with everyone else.
This company is the worst of the worst. My bad experience began last summer after they purchased the Shenandoah Village apartments. They would try to add on late fees although my rent was paid on time. I have mailed, emailed and dropped off bank statements to show where I paid my rent. Once that was cleared up, the months of late fees were added back onto my account AGAIN because the company cannot keep a property manager. I have called the corporate office several times only to get the run around and to never receive a call back. Apart from this they came up with some mysterious amount of money that I owed, they lowered it down to around $200 because they found a "credit" they cannot explain. Fast forward to March 2020 when my lease ended. We had inspection on the 15th and were we told that everything looks good. We were due a full refund on our deposit. Now is almost two months later, not a penny has been sent to us. Keep in mind the WV law to return a deposit is 7 days, not 45. My daughter called this week to check on the status of our check. She was told that the company is keeping over half of our deposit, but there's no explanation why. They bathtub liner was coming up a bit, that is not our fault and that can be easily repaired for far less than $400+ dollars. Apart from that everything was left clean and in excellent condition. My next step is to contact a lawyer and the BBB if this is not resolved.
Disorganized, slow and inefficient. I made an appointment to pick up passes, having had a bad experience before. They made me wait a half hour, couldn t find the permits, and front desk was rude. No one seemed to know what was going on and kept sending me to a different person. It s a shame the HOA dues go to an incompetent company.
Trying to get someone on the phone or getting a call back is like trying to get a glass of ice water in Hell. No one ever answers or returns calls. Only if you keep calling. The management doesn't check on the properties. There was a 32 inch tv on someones townhouse lawn for 7 months. Broken down cars sit in parking lots for months with no up to date registration, inspection, or tags. The property is a dump. The way they do the garbage is disgusting. People just put their trash out any and everywhere. There's no certain trash location or dumpster. The traffic light at the entrance is long to make a left out and no one says anything about it. There is a weird vibe throughout the neighborhood with the people that make up the community. I think it's the weirdest in Fairfax. The neighborhood is not for young people or people under 45 . There's no fun about it or social for young adults. The parking is not the best. It's not in order Only two parking spaces or you can park on the street entrance if your address matches for the sticker. Yes their online payment system sucks for HOA. You can't go in to see if payment has been applied. You just get some garbled email back after you submit it.
Circle woods is nasty and the people are complacent. Try making a left at the light quicker than 5 minutes. The light is long and no one says anything about it. The property manager said she didn't notice that it was long. Yes, the state handles it, but it takes more than one person to get it fixed. Fairfax needs to start motion lights. They only do trash 2 times a week and no one says anything about that. I had never seen rats a day in my life where I have lived before I moved into CW. They don't have a neighborhood dumpster, they just have you put your trash outside on Monday and Thursday night so overnight the critters come out and eat off of the trash. The new place that I moved to picks trash up everyday. The HOA for CW never answers your calls. The other reviewer is correct, people leave cars unregistered, out of state tags, not inspected, and broken down cars around in parking spaces and on CW drive. I've seen cars with flat tires, no registration, or inspection left in parking for 1 year. The only reason the property manager did anything about it was because someone told her. There's this drunk African guy on WB Court that thinks he runs the neighborhood. The guy has no job and is always there in other people business. Like what does he think he is running. He's probably using our tax money to live off of and buy alcohol while he's being a pest to others. If he speaks for CW then there's a bigger problem. The guy is always drunk and you can't understand a word he says. His eyes are red and he smells like he swam in alcohol. It's a terrible place look elsewhere. It's always random people walking around to. I know the metro is close, but still.
I am coming back to edit my last review after I was contacted by Gates Hudson regarding the direct debit program I applied. Nina Walter was very professional and proactive, and I am happy about the result. I wish I didn't need to take it to the social media to voice my frustration about a simple and standard request in the first place. Everything is good now, and I hope GH will keep the good work.
I been living Cosmopolitan Reston town center more than a year. Since last month there's strong smell of marijuana coming out from my vent and in hallway. I complaint manager 4 consecutive times and he didn't take any actions so finally I had to call cops and they did their best but they said at end it's in hands of management to take action we can't knock every door at night. Officer told me he been at this building before and he smelled it but couldn't figure out where it's coming from. This is not the way you guys treat your tenant.
This management company is absolutely ridiculous from maintenance to filing evictions for rents that were paid. I moved and upon me moving at the end of my lease and all money was paid and current I was informed that Gates of Hudson filed motions for evictions during my 2 years there. When I was trying to move potential landlords were calling because the credit report shows there are no monies due or no delinquints and they never returned their calls to verify. Jennifer from the HQ never returned my calls and I think sickening that they are so inconsiderate and persistent at trying to destroy peoples livelyhood. This company needs to be shut down!
I don't have extensive involvement with this company, but they are the ones I pay my association dues to. It is the most convoluted and antiquated system I have ever dealt with. They issue statements quarterly. If you make a payment anywhere in the quarter, it is not reflected until the next quarterly statement comes out. In 2019 to update account activity once every three months is unacceptable. They use a third party to actually handle transactions, so that convolutes things even more. The Union Bank interface is equally difficult to use. At this point I'm locked out of my account for getting my password wrong 3 times. I guess when they want my money they'll pen it up again. I've been using their system for over three years now, and I could not hate it more.
Oh, I forgot to mention, as difficult as it is to make a payment, it is exponentially more difficult to see what their outdated data shows as your balance. The only way I can find that info is by using a three year old email that has a link to it. Can't find it anywhere by navigating their website.
They don't do anything for me as a resident except take my money.
Don't communicate.
1. They have yet to return any of my calls for months about my bank needing proof that the HOA has a property insurance policy. This amount has to be payed by me if the HOA does not provide proof they are insured.
2. In over a year of calling them, they have only once returned my call (leaving a vm) in response to my request for financial audit information. I still do not have the information I need on the HOA and where my dues are going.
Also, I only intermittently get bills and other communications from them (like notices of board meetings), yet they are all too prompt to make sure I get billed for late payment fees. I have since switched to automatic payments because I was tired of their BS games.
I don't know why our HOA pays them so much money since they do pretty much nothing as far as I can tell.

Horrible Service. Washing machine in my apartment has been down for 11 DAYS and no answer when we call the leasing office. You can call 10 times in one day and no one picks up. Leave 4 messages and NEVER get a call back. DISGRACEFUL.
Like the others, I would give them a zero. Their customer service is horrible and our representative is never at her office and apparently hasn't heard of cell phones. Leaving her a message is a waste of time and oxygen.
GHA has also redefine the word "interest". They apparently don't understand that "interest" is the cost of borrowing money, as they are now charging interest for late payments. This "interest" payment is in addition to the late fee that they charge.
GHA is also redefined the word "re-schedule". For the second time in six months, our trash wasn't picked up on our scheduled day, even though no holiday fell on our trash pickup day. I called the first time about the failure to pick it up and I was told that our pick (Tuesday) was "re-scheduled' for Friday (our regular second pickup day). I asked that my HOA bill be decremented for missed, not "re-scheduled" pick up, as I am not in the habit for paying services that haven't been rendered. I was told they couldn't do that.
This week, neither my trash nor recycling was picked up on Tuesday, I can only suppose the New Years Holiday on the previous Thursday is the excuse. I can't say what the actual reason is because I can never get in touch with our representative. Her voice mail states that she is on vacation until 30 December. Today is 9 January.
GHA is just a horrible company. They are a monopoly and treat their customers as if we are here to serve them.
I am seriously considering legal action against them.
Update: Was told to contact corporate 2 weeks ago and did, and still have not heard back so do not be fooled by the fact that they responded to my review.
Original: This community manages my apartment complex in arlington virginia and stopped their security camera / monitoring contract 3 months ago without informing the tenants. I only found out after my car was broken into and I asked for footage and they said they are still "in the process of getting an estimate to replace the monitoring contract." This is infuriating and feels like it should be illegal for taking so long for them to replace, and for not telling tenants. Never trust complexes under this management company if you are looking for safety.
These people are still saying I owe a balance when I left their property 7 years ago. Also I left Virginia for 6 years now and I was enlisted. Yet still telling a collection agency they want over $7K to be paid in full. Statute of Limitations in VA is 6 years and I left their property 7 years ago.
Gates Hudson exudes professionalism and collaboration within their organization. Impressive that a growing company still can focus on the small details and create memorable experiences for it's employees and residents alike!
They're very unprofessional. The leasing office will never keep their promises and give you responses to your questions. No explain, and no apology. They will delay everything until the last minute.
Gates Hudson has failed to provide me any parking passes but continues to tow my car away. I spoke to the rep named Casey and she was no help. Told her I would defend my property if they tried to take my car again and she asked me "if I would shoot the driver" (tow truck driver). She is rude, useless, and unprofessional. I can see by the other reviews, I am not the only one that feels this way. As of today, I still do not have parking passes.
I've lived in a Gates Hudson property for two years. At Lee Trace, the staff is super nice and supportive and capable. The property and apartments are well-maintained.
During the pandemic, my community began scaling back their maintenance services and amenities but continued to charge full rent. I'm sure this was a corporate mandate for the safety of their employees which I respect; however, as an essential service, they should've been able to accommodate their staff. We were also notified that rents are going up this year. Those incidents in tandem left me with the impression that Gates Hudson just wants their money.
As a vendor for a once obligation, I d rather work for other folks. I d rather eat rice with chop sticks than waste my time working for these empty vessels
This company does not care about their residents all they care about is the money. The community I live at has had a MAJOR problem this summer with the ac breaking constantly! This summer it has broken about 8 times!! I have a newborn and expressed my concern to upper management (spoke to Jennifer Paige) and they offered no solution. All I was told was these things happen . Yes these things do happen once or twice but 8 times is RIDICULOUS!!! I asked for leniency on the lease break fee but was told no because these things happen . This company does not care at all.
They don't treat all of their properties the same. I'll give you an example: Raleigh Court Apartments. We know why tho! Just pull up the address. The take away from this company is this, if you live in a white neighborhood, the property is taking care of, if you live in a black area of the city, not so much!!!
Update: They did reply to my review extremely quickly and within 24 hours the situation of the late fees has been resolved. The money goes directly to the bank, not them, as I now understand it, and the woman who told me they did it misspoke. They were, however, unaware of the situation with my reimbursement which I do find weird, but they have put someone on the case and I do have faith they will fix it.
AWFUL company... my community uses them and are trying to get away from them. I've been charged 2 late fees because as I was just told... if THEY don't put my checks in by the 15th I get a late fee (her words no joke)... So I can get my check in on time but if they don't put them in... it doesn't matter ... hmmm wonder who benefits from them not putting my checks in on time. They also OWE ME about $500 in reimbursements.... but I don't get to charge a late fee. So backwards, but I guess you can see all they care about....$$$ My property manager has done everything she can to get it from them.... so where is it guys? I also asked about that since I was on the phone with them... the person who would cut the check (Lisa) has NO idea about this issue.... disregarding in hopes that you get to keep your money is NOT the way to run a business.
Clearly none of these reviews are helping... and clearly the top one is BS as they nice and promptly replied that they were thankful for such a nice review.... wonder if they will reply to mine in their "hopes" to fix it. If they do and it does get resolved timely, I will update this!
Very poorly ran company. No one knows anything when you call, and they dont return phone calls. It starts from the top, no wonder why my property is being ran the way it is, there is no checks and balances.
This company sucks. They do nothing but take your money. They hire incompetent people to plow. We have a 4'-5' thick x 4' high snow bank now in front of our cars thanks to these losers. We shoveled snow before the plow came through and all they did was make it worse. Hire someone to come actually move the snow to the open areas you losers.
Very unprofessional. No online capability for homeowners to view or pay their HOA account. We tried to get online payments set up when our penny pinching HOA changed management companies. 5 months later we received a notice that no payments have been received. Unbelievable. I will be lobbying to find another company to manage our HOA.
This is a great organization if you want people who get paid big bucks for doing nothing. They do know how to get dead grass planted, and get dead trees inserted in the ground. I've only been trying to get these issues resolved for a year and 6 months, but hey, there's no rush, their contract will be over soon and they will have done nothing to deserve their ridiculous monthly charges. New management company for my HOA. Payment is 20 days late and can never get a return phone call or email to see if they got my direct debit form. The WORST customer service I have ever seen.
Terribly unresponsive management company. I have called and left messages and no on has ever responded. I live in a townhome managed by this company and I own and rent a condo managed by this company. I left my mailbox key out of town on a trip and could not access my mail but for the kindness of the mailman. I called no less than three times, begged for a call back but received no response. At my rented condo, I have tried to contact them several times over the years and no one has ever called back.
Our garbage disposal system has been in need of repair for 43 days! Gates Hudson recently took over as property managers of our apartment community, and so far, we've been very dissatisfied with the lack of service we've received. We first had a fridge leak (which started when the previous property managers were there), that we reported. It took a few weeks before it was "fixed".
We then had something stuck in our garbage disposal and called for service ON AUGUST 28 2018. We heard nothing back. We called several times to followup, and event went to the rental office to inquire about the repair. NOTHING. The garbage disposal leaks when the dishwasher is ran, and so we have some damage happening under the sink, and always have to keep a towel on the floor to keep the leak from spreading. To make matters worse, the fridge that was "fixed" is now leaking again, causing some of our food to spoil, and being a great inconvenience. That is not only unprofessional, but poor service and unsanitary.
We finally just got a call from someone to schedule to come in and look at it...43 days after our maintenance request, and after several attempts to get ti fixed. If we as tenants were to go 43 days without paying our rent, I wonder what would happen? This is unacceptable!
The worst customer service I have ever encountered!!! They constantly transfer you you over & over just to get you off the phone. They don't even deserve the one star!! NO STARS!!!
DON'T HIRE THIS COMPANY!!! While their sales pitch is quite impressive, their execution gets very low scores, if not negative scores. Very inexperienced property mangers (PMs) and unusually high turnover caused very poor management & unnecessary costs to our HOA. PM's rarely visited our property. They did not oversee contracts or contractors. PMs did not respond to owner inquiries. PMs had to be prompted to solicit contracts for repetitive annual services. During our 3 yrs with GHA, we were assigned 5 PMs. Poor, poor, poor financial oversight & budget preparation. Two years in a row they provided annual budgets based on 6 month old financial information, not to mention they neglected to report 60k in income from special assessments!!! - very unacceptable. There was no consistency in our financial reporting when their CFO walked out without notice, as did several PMs. They rate a negative for management of our assessments and collections, even neglecting to assess late fees as per our docs, & send late notices. Under GHAs contract, our aged receivables climbed from $1000 to nearly $20,000!!! They attempted on multiple occasions to pay bills which belonged to other HOAs. Once they prepared a $23,000 check for signature when it should have been $2300 & nobody at GHA caught the error. Despite what GHA says, they do not have financial controls in place. They badly botched year-end reporting because they were unfamiliar with the irs requirements. Senior PMs who supposedly "manage" the juniors & are supposedly available when problems arise - don't manage & are not available to resolve problems. Senior management at GHA are either unresponsive or provide no more than "lip service". DON'T HIRE THIS COMPANY or you will regret it.
