by far the worst property management company in all of Florida. I have been dealing with PM's for years and I have never been treated like nothing but a number from these completely-unprofessional associates. They overcharge for application and when they decline you after 3 days they REFUSE to elaborate on why you were not approved. When attempting to submit a 2nd review I was informed by Chelsea to NOT WASTE my time. Im sorry, but this is the last thing an applicant wants to hear after losing $350 (OVERPRICED) for an application fee. DO YOURSELF A FAVOR AND FIND A DIFFERENT COMPANY TO DEAL WITH!!

When I call Exclusive I have the option to talk to an actual person, not a recording, if I so choose. These are courteous people who have the answers to your questions. This is in stark contrast to my experiences with our previous management company. I also met our property manager, Mara Carter who happened to be outside with a couple of our board members and was happy to hear that she had immediately started working to resolve an issue with one of the owners in the building I live in. And hopefully, in the not too distant future, myself and other owners can live in peace and not have to put up with the destructive behavior of this person.
They seldom appear at our monthly HOA meeting each month and when they do they say they will take care of certain problems and then don't. And just try to get a hold of someone they never return calls. We were promised a website where we could get copies of our monthly meetings or problems we might have and this still hasn't been addressed. I would definitely NOT recommend this company!
Quick service, knowledgeable and very hely I called on behalf of a mutual customer about needing an ARC form and the girl (. I think Jodi) was so incredibly efficient, knowledgeable, knew exactly what needed to be done and was so kind and helpful. If she s this kind to the roofing contractors I can only imagine how wonderful she is to homeowners

This company recently took over the property management duties in the association in which I reside. We had several issues, prior to their takeover, which had nothing to do with them. However, they immediately came in and started to add "processing fees" to our monthly payments. They have further complicated matters with their vague and poorly worded communications to owners in the community.
During a recent HOA meeting, it was asked how these "processing fees" would be handled if unit owners made lump sum payments on the special assessment all owners are required to pay ($100 a month for 24 months). The fee is $5 additional per payment and we were told, even if paying in lump sum we would still have to pay the fee for the payments (one owner asked if paying $500 would they pay the fee once and they were told the check would need to be for $525). Talk about creative accounting. It seems funny that in the ten years that I have lived and owned my condo, we never had to pay "processing fees" prior to this.
And management, please don't respond with your nonsense, self generated response. This isn't for you, it's for the people out there that may be unaware of the nonsense your company will try to pool.

Terrible company, do not let them into your community. They will systematically raise all of your monthly payments and your votes will not matter. Since your votes don t matter they also will hit you with at least 2 assessments per year. To make matters worse they will send you random letters with fees and payments that you have missed . Don t bother trying to reason with them either, it will get you no where. I wish I could give less than 1 Star. Criminal company.
Excellent service! Ms. Skinner received my email first thing this morning and went to work immediately supporting my concern. The communication was clear and completed in a timely fashion. I am extremely happy with how she was able to support me during this time, concerning my property.
I can truly say that Exclusive Property Management, treats Residents with very scant regard, they do not return your phone calls, they don't respond to emails, and they even refuse to give out any number for the Property Manager or anyone in authority, nor will they allow you to speak to any Manager. After more than 6 months I've been trying to get a copy of the Key to access the Pool since they changed the Lock.
They have refused to even return my mails or calls. Finally Today the Property Manager responded by simply saying, I heard you are not living at the Property, so why should I get a Key. Shameful, totally disrespectful of the Residents. I'm now wondering if this treatment has anything to do with the colour of my skin. I really hope it isn't so.
Chelsea goes above and beyond to provide great service. She is always on top of things! A million thanks.

I 100 percent agree with the negative reviews on here! If I could give them 0 stars I would and I am in the process of reporting them to the BBB and even thinking to get my lawyer involved, but don't want to waste any more time and money on them. There is something shady going on with them and a lawyers office in Boca. They send accounts to the lawyers without any notification or bills to home owners first and after they were supposed to set up automatic payments for you they don't. Even though they have all your banking information they won't charge you the HOA fees instead they send your account to their shady lawyers! They make every excuse in the book like I had a 25.00 late fee which was waived or the account wasn't at a zero balance at the particular time. It's ridiculous my husband and I were calling for months and they wouldn't talk to us. The manager Michelle seems to hide behind Danielle and won't return calls this company is a racquet! I have had automatic HOA's set up before with other companies with no issues in the past. I have never been sent to a lawyer before for anything like this. If they have your banking information why don't they just stop being ridiculous and set it up and start taking the payments my suspicion is something shady with the lawyers office?! After only speaking to a few of my neighbors they have similar problems with them. If you are a hoa community do not use them stay far away!
Top notch customer service and care I ve had the pleasure of working with Marie and Jessica for several years. I work with many property management companies and no management company compares to the care and dedication they provide for their communities. In addition to their above and beyond attention to detail, they reply to any questions or concerns within minutes and always have a smile on their face. I highly recommend exclusive property management, as it s much more than just a job to them.
I live at a property managed by this company. They're terrible to work with and offer no guidance how to properly manage our community. As other communities opened up during COVID restrictions, our management company offered no direction to our board, but obviously continued to take the same amount of dues from residents. When pressed about why our amenities were closed, they made up another excuse as why everything should be shut. Avoid living at communities managed by this company if at all possible!
If I could give them 0 stars, I would. They do not respond to emails or phone calls, and the time in our condo office is so limited that someone with a 9-5 job cannot even visit without taking time away from work. I am trying to replace my windows and have submitted all of the required paperwork, and couldn't even get an update until i waited on hold for over 30 mins 2 days in a row, as well as emailing several times. Apparently, there is only 1 person in each department at any given time, and when that person leaves for vacation, time stops. And when I finally get a human on the phone, they have no customer service training at all, and proceeded to be very rude to me.
EPM has no interest in serving the community, they simply do the bare minimum to keep the checks rolling in.

If I could rate them a zero I would. They are the worst. The Property Manager especially is a rude, disrespectful and overall unprofessional person. 2 months into an issue submitted to this company, you have to follow up yourself and they still give you the runaround. The manager responds with callous emails (forwarded through a representative) which she puts no thought into because she doesn't care. Her communication skilla is non existent or more like "alway bitter single mother". They take no responsibility for things that occur on there property and when you call to speak to the manager she is clearly there as you can hear the representative on the phone snickering to someone else and laughing in the background because they know you will be getting no where with them. Just know that if something falls on your car and breaks your windshield on this property they are not paying for it...and the reply I got from the property manager via "The Board" is a poor reply and I quote" if someone slashes your tire in the middle of the night, is the board then responsible for it, no the board will not be paying for it". That's the reponse I got. I was reasonably elated for that reply.
Worst property management ever! These people need to go out of business as they are over the top rude and not helpful to residence and owners of the community. They raise association fees and claim they are raising them to help fix certain maintence around the community but that was a lie , nothing got fixed. Every time I call, they hang up and when they say they're going to call back they never do.
If I could give this property management company negative stars I would. Not only do they not return calls when you do have an emergency, but one of the girls there just blatantly hung up on me when I was complaining that no one returned my calls and now I have issues on my property. If I would've known how terrible they were, I would've bought my property somewhere else. The HOA fee is a waste.

If I could leave a review with ZERO stars I would because they don't even deserve the one star I had to give to start a review! I've lived in my development for 16 months now there are numerous problems in the building and ALL my attempts to get anything fixed including things as simple as replacing a light bulb have failed The property manager Stephanie has never even had the common courtesy to return one of my many calls to Exclusive and ones left directly for her. She does not respond to emails either! The fist year I lived here I called constantly and all my attempts at getting things fixed or even maintained have failed The girls who answer the phone are curt and downright rude. There are multiple safety issues that they refused to address even after many calls to their office. The fire escape signs were broken and dangling in the wind hanging by exposed wires. They would not come to fix until I got the Margate Fire Code Inspector involved! Lights are burned out on all the landings, laundry room, storage room and light posts in the parking lot. There are no lights in the stairway. I had to replace some of them myself because I was so disgusted. This should not be my responsibility or expense. Had I gotten hurt they could be sued. There are enormous problems in the building that they just fail to fix. I could go on and on as to why you would not want to live in any property that's managed by them! Do yourself a favor and steer clear of any property under their control!

Efficient and timely response to my request This was my first time connecting with EPM and I must say I had a great experience in regards to customer service throughout my request process. Both written and verbal communication by EPM was professional and pleasant!

A very pleasent experience. I own two apartments on building 5 at 2202 S Cypress Bend Dr. I deal with Jessica and Marie, several times and I just have words of praise for them. They are very helpful and very polite, every time. I will recommend Exclusive Property Management over other management companies without a doubt.
My retired parents are long standing owners of a unit in Palm-Aire, and EPM manages the property on behalf of the Association. In my numerous dealings with the EPM representatives, I've noticed that there is nothing malicious in their intent, it's based on pure and unadulterated incompetence.
I will refrain from providing specific names or examples, but they are very disorganized, they lack professional decorum, and treat customer service as an afterthought. I recommend putting everything in writing, because the endless "on hold" calls are never resolved. Yeah sure, leave a message.
I blame the Association more than I do EPM, because we continue to accept this behavior. If it was me, I would terminate the contract immediately, but alas, I'm limited to this review. Caveat Emptor.
They don t trim trees Any more .The root starts to grow under my property and they are saying they are not the ones who plant the tree it s the Developers.

Best service ever! We had just gone through a horrible experience with a property we were planning to purchase. The management company was rude , uniformative, and very poorly run.My lender advised us to find other options to purchase because it was a not well funded, poorly managed community We were devastated. Our closing date was now super close and we had already given notice to our leasing department! We were super blessed to find an amazing property managed by your firm but were super stressed out by the short time we had to get this accomplished. My awesome experience began with sweet, super paitent Heather at the front desk who personally went through our encyclopedia size packet with me and answered all of my questions. She also checked it for me when I returned it like a good mom woulLd:) Then I reached out to a superhero at EPM named Chelsey Vinson and explained our situation. She was amazing, kind and diligent in processing our application in only two days!!! I really am stunned with the royal treatment we received by you guys. You should all be VERY proud!!!

Exclusive Property Management does not answer their telephone.....this is my third experience and I am just holding on! I asked a question via email and instead of responding, I was told to come to the board meeting to ask questions. How ridiculous!!
Absolutely terrible! This company is suppose to be prestigious but it s the total opposite. I had an incident happen with my community gate in Riveria Isles, where the gate came back down on my windshield and completely cracked it. The community admitted fault due to the guard pressing the wrong switch for the gate. This incident happened on December 1st and i m still waiting for them to authorize a check for my windshield to be repaired. There was no sense of urgency for my situation. Every time i called i was told nothing new came up regarding my situation. Today is December 20th..... almost Christmas and i m still waiting for feedback from this management. This situation has been emotionally draining, from calling everyday to the terrible customer service i received from this company. They do not even deserve 1 star.
DO NOT USE THEM! Property managers do not call back. no one knows anything about properties. They will only give out information if you pay them for condo questioner. Horrible company!

Excellent Service!!! As a Realtor, I definitely have had tons of experience dealing with Associations and Property Management Companies. Most of those experiences have left a lot to be desired......until now. What a breath of fresh air EPM is. I have contacted them 3 times in the past 2 weeks, and every single time they have been polite, competent and extremely efficient. I am so impressed with this company. Very unhappy with my customer service experience with Veronique Skinner. She was very rude, unhelpful, and didn't even want to give me her name which is very unprofessional. I had to call back and speak with another associate to get her name. I have a matter that needed to be handled pretty urgently and she was very careless with the situation and tried to brush me off as if it was not her problem. Employees like Veronique Skinner make dealing with property management teams very difficult and is why they have such a low rating. VERY disappointed.

I'm not sure their managers have even read Florida Statute 718. This company, Exclusive Property Management Group just started managing Skylake Gardens #1 in North Miami Beach. The first time I was introduced to our manager he was wearing a t-shirt. He seemed as if he were drunk as he slurred his words, and walked around the complex with an angry demeanor.
Ms.Jody and Ms. Heather we're so kind and professional answering all my new homeowner's questions, I just was making sure my application was done correctly
But Ms Dee should not be in the front desk, not so kind , it seems my questions seem to bother, or It was just ME, it's a shame she was so unkind, I will pray for her!
Ms. Carol the property manager helped me so much to get my approval to do my construction fast ,she is so sweet and professional yet super effective . I already am greatfull to her and Hoa board members to help me out fast as I needed very much love the community best best
This management company would not allow my out of State seller to pay for condo docs over the phone. They would also not accept any form of payment other than a cashiers check. I had no choice but to pay for them using my own funds (on behalf of my seller) & then pick them up them in person. How hard would it be to send the seller a pdf. file? Get with the times already & thanks so much for you non-existent co-operation !!!
Our community signed with EPM June 1, 2016 and they have been phenomenal.

The BEST management company our community has hired in the past 10 years, maybe more. I was president of the Board when we hired Exclusive Property Management (EPM). We had a horrific company prior to EPM. Our association attorneys recommended several companies to us and EPM was one of them. We grilled them hard prior to hiring them. I didn't want to choose the wrong management company again. You have to remember you can't please all the people all the time, EVER. I am no longer on the Board and I see how EPM has COMPLETELY turned this condo association around in a positive way. Everything is clean. Taken care of in a timely manner. Things that have been neglected for years and years have been fixed, painted, updated, etc. EPM has worked hard with our current Board to get all of our finances re-created (we were left in a horrible situation from the previous company) and budget completed. We have a fabulous property manager, the best ever! The owners of the company are available when needed. Do we, as people tend to blow things out of proportion at times? Yes. If you are considering hiring another management company, do yourself a favor and interview them. I HIGHLY RECOMMEND Exclusive Property Management (EPM). I could go on and on, but 5 five says it all !! I would hire them again and again.
If I could give this company zero stars I would. They are hands down the worst property management company ever! They do NOT answer to emails, calls, or even respond to voicemails. They are responsible for the exterior of our building; however, haven't done a single thing. The landscaping is poor, the buildings haven't had a paint job for years! The stairways all look filthy, the roof in my unit still haven't been repaired, I can go on and on about the poor quality of service this company offers. Stephanie Cathon, who is supposedly responsible for handling all our concerns needs to be fired! Not one person in our building has gotten their emails or calls returned. Just do yourself a favor and look for another company, no matter what price they offer you!
Friendly group of staff from the front staff to those that work in specific areas that I had direct contact. They listened to my concerns and showed genuinely concerns. Made my experience as comfortable as possible.

They give mixed info on what s going on with accounts and blow you off when you give them facts. Now I see why we interviewed 3 new property management companies on the 1 of oct. do yourself a favor and look else where. Let me also add we have had 3 diff reps at our club house in the last 7 months. They can t seem to get it together!!!!

Worst management company I have ever had to deal with. Nobody is ever available to talk on the phone and it takes days to respond to emails. Over the past 6 years they have not grown from their mistakes and improved in any way.
Working with HOAs is sometimes a challenge. Getting responses to emails is almost impossible for the most part... but not Chelsea Vinson! She is great.. extremely responsive and provided all the information I needed effectively, efficiently and professionally. Managerial Leadership!
Being a former LCAM, license 0127, and a 37 year resident of Cypress Bend, I am very happy to relay to you that our Manager, Marie Josephs, is doing an outstanding job. She stays on top of each situation and works hard to nip problems in the bud, and correct ones that have already come to light.
As you know, a Property Manager must possess knowledge on many multi-faceted subjects, in order to provide effective leadership for an Association.
Marie Josephs can and does provide that leadership for Cypress Bend Condo II. With an excellent grasp of our documents and Chapter 718 F.S., guiding Board Members and residents is very important. Super customer service, when questions arise, is second nature to her, as she works hard to give them a satisfactory answer. When I send an email to her, concerning a maint. issue, she sets up a work order and always responds quickly. Posting Association news releases, along with the meeting dates and agendas, etc., keeps all residents up to date, in addition to using the fine EPM website.
We are lucky to have Marie here, and EPM, I am very sure, is so proud of her, as she represents them in the best possible light. It's easy for her to treat all owners and guests with respect, while dealing with new challenges, which are difficult and demanding, but she always does it with a smile on her face. Marie is a five star Manager and we are lucky to have her. Cypress Bend has never looked better or been managed more efficiently!
The future is bright for her in Property Management, or in any other business endeavors.
My best wishes for her. She has my utmost respect!

I have complained about illegal parking in my neighborhood (to be specific, in front of my home and similar homes to mine) for almost four months and this HOA has not been able to resolve the issue. The only action I have seen taken is a sign placed saying "No parking, tow away zone" which is not effective because they is no number on the sign for a towing company. Vehicles park next to and close to the sign during the day and overnight. Poor property management!
Update on my initial review more than a most ago: I contacted the person who responded to my initial post (Lisa Deherrara) right away, I was told nothing can be done until the board approves new measures to enforce the parking regulations for the community. As of today March 6, 2019, the problem still exist. One of the neighbors have a vehicle parked daily in an area which has a "No Parking, Tow Away Zone" sign. Other residents park in the no parking area next to the "tow away" sign because they know the HOA does not enforced parking regulations.
This management company SUCKS! Their open hours obviously don't mean anything. They never answer their phone, and they're rude; they will loose your paperwork and penalize YOU for their mistakes. My only recommendation is STAY AWAY.

While our community might have had issues, EPM was hired to help get things back in place and the owner promised he could do just that at the interview meeting.
Through the 1 year they were our management company we went through 3 different property managers. One of them was due to the manager not replying to emails and the board asked for a new property manager. The other 3 property managers EPM removed them just as things were starting to get moving and the board had to basically start all over again working with a new manager.
No would not recommend this company.

The owner himself came to our property and what a great salesman he was. He promised good communication, fast turn around time, drive throughs of our community and sounded wonderful.
Once they became our property manager the PM never had enough time to do a complete drive through of our community (we have less than 300 single family homes in our development) so nothing ever got followed up on. They kept changing property managers so any issues one might have had they had to start all over with again. They paid vendors for work to be done that was never done. No follow through what so ever.
I would be willing to bet most of the 5 star reviews recently are not actual reviews and are paid for. Scroll back a little more for some real reviews with words to back their reviews. Also check the reviews on Yelp for this company as well.
And they will nickel and dime you like crazy!!!

1/11/18: Originally a 1Star Rating, and today I received a call from Chelsea who did advise me that I was going to get a refund for the unit that was taken off the market per owner. I appreciate her assistance and help with this.
12/28/17: Refused to refund my application fees when their owner decided not to rent the property. Poor customer service, lack of professionalism, and disregard for other people time and money! Do not rent from anything associated with Shakerwood Condos.

Our condo HOA recently changed management companies that can be a hassle with stopping the old direct bank payment and coordinating that with the starting of the new company charging correctly. I had a communication with Heather in the new management office who got back to me right away to clarify that my payment for the first month had been received and that the ACH agreement had been processed correctly for future months. Fast and efficient, the way I like business matters.
All of the dissent is accurate. Exclusive Property Management does not return phone calls or respond to emails. If they contact you, they block their phone number. If at all possible, do not give them your business.
Can some body in that office get calls, they never answer or return phone calls.

I am always gotten great customer service from the girls at Exclusive PM. I have dealt with Heather a few times and she has always followed up and made sure that all of my concerns were addressed.
I paid my managment fee and they claim the check bounced. I have a copy of the cancelled check, copy of my bank statement showing the check posting and a letter from my bank saying the check was cashed.....and they don't care....they insist it bounced and i should pay that month again.
I will first complain to the Department of Banking and Finance and to the governing body of property managers....STATE OF FLORIDA
DEPARTMENT OF BUSINESS AND PROFESSIONAL REGULATION... and see if they can assist me with correcting the mistakes from the incompetence of either: EPM - or their bank ... Banco Popular.

Heather was extremely courteous and helpful on the phone. She had documents prepared for me before my arrival. Heather greeted me very pleasant and took my other documents, promptly scanned and sent correction to my contractor. Neatly put my documents together after making copies for me, Explaining everything to me. I was pleasantly surprised at the level of service provided to me by Heather and exclusive management team including Karen who reviewed documents to make sure everything i needed was there for my architectural review.
Poor online service; poor communication; overall a stereotypical poor PM experience. We had the unfortunate pleasure of being tied to EPM for 2 years by our community. After inflated cost, and poor management our community decided to end our servicing. It was not uncommon for payments to be deemed late when sent without postal tracking (implying that they would literally hold checks until past the 5th to invoke a late fee). When question about this practice they said it was because it arrives to an intermediate postbox... unacceptable. Would you like to know the status of your account? Your payment history / ledger? Their joke of an online payment portal might as well be a money drop off box. They accepted a payment after their contract ended with no notification. They do not show payment history or account status on their site. No issue... give them a call? Oh yeah you get a machine that prompts you to email them instead of a human. Overall this is a poor company to do business with. Even when you pay online they charge you a fee for a checking account (checking accounts don't require fees because their is no processing tool behind the scenes, unless they opt to use a third-party.. which of course they do). Do yourself, your household, and your community a favor... stay away.
Great effort... very well done in all aspects My name is juscelino da costa I have a wonderful communication with the manager was a great experience very professional well spoke with all the conversations ... especially with all details with have over all the situation to taking care ..She is very helpful and happy to give me all direction necessary to be on top what is necessary .
