I rate this company less than 1 star. I am currently renting from ERA Port Charlotte. This is our second year with them and if it wasnt for not being able to find another house at the time of our lease being up we would not be renting from them anymore. This year when our lease is up for renewal I refuse to resign with them I will take my family to my parents house and stay there if we are not able to find another house right away. They have the worst customer service I have ever seen and Caroline has been nothing but rude and nasty to us and accusing us of damaging the house when actually the house looks 10 times better then when we moved in. we have used our own money to improve the house when we have requested for things to be done and got no response from ERA. when we moved in the house was trashed and we had to go behind their "cleaning company" and reclean the whole house . If we put in a service call no matter what it being it takes days for any kind of response and it takes us calling multiple times to get anywhere with them. i will never refer anyone to them they are the absolute worst company to rent from!

We have beem using ERA Advantage Realty's Property Management Services for over 9 years and are very pleased with them. They handle all aspects of our rental property professionally and handle any problems that come up quickly. I wouldn't think of using anyone else.

In my case I went to rent they were very good and kind and when I decided to move they were rude and lack of professionalism and liars and lack of ethics. even being a good client and I never made my late payments. I was also imbued with excuses and lies so as not to return the security deposit. (They literally steal the money from their customers) and (CAROLINE) is the bad and rude of all.The reason I broke my lease was because I bought a new property and I talked to CAROLINE about how I was going to move and she told me that the only thing they were going to discount was the last month and everything else was returned to me. and I cleaned up that property and took care of it as if it were mine and nobody went with me to walk the house to check it so that now they are charging me $ 110 for cleaning when I know it is a lie and charging me 100 dollars for a small window in the door Someone broke to enter the house when I was not in it and for that you have insurance and charging me 500 dollars to rent the hause They are abusers. I am in the process of buying two new houses and I spoke with some of you but i'm not going to do busineswith you.you lie to the tenants

We inherited property that needed to be sold as soon as possible because it had a reverse mortgage on it. Carmelina (Millie) responded very quickly and handled everything from removing unwanted items, cleaning, repairing, and hiring services for us since we lived nearly 1,000 miles away. We found a buyer within a month, and she stayed in close contact and walked us through our closing process. It was the easiest real estate process I have ever been through. We found her to be so wonderful and by far the best agent we have ever worked with. Her experience, attention to detail, and a great working relationship with sellers make her one of the best real estate agents in Florida to hire!

My family and I have rented from ERA for the past 8 months or so. They are fantastic. The home was clean and the staff has been very easy to work with.

My husband and I used ERA for two years to manage our rental property. They were great! Our tenants ended up leaving a month early and they did everything to help us get the property ready to sell in a timely manner, working close with our realtor. We couldn t have asked for a better property management company. They went above and beyond. Bill, Diane, and Caroline are great!

ERA Advantage Realty has been wonderful to us! The owners and all their employees are very nice,dedicated, handle everything right away and are right on top of things! My parents are renting a place through them, the whole process went really smooth and easy, and they both are extremely happy with the place they are living in and everyone from ERA!! If there was an option to give a negative score, that's what this joke of a realty company would get. After completing the whole process, giving them money for all the fees not including the cost of moving from out of state I now have to evacuate due to an h.o.a that the realtor FAILED to mention. So now I'm homeless and jobless due to THEIR mistake. You would think that they would have some kind of solution or any sort of idea to remedy this situation besides calling to ask if I've moved out not even hours after learning this information. This was my situation that I hope doesn't happen to anyone else that might not be as fortunate as me. Luckily I still have a residence that I can go to....hours away. The "pit bull" is a specially trained ESA which I turned in the paper work as well on the same day as I signed the lease and the only ones confrontational were the HOA so I don't know where you got that from

I worked with Holly for a year. She was absolutely great-from getting me into the house quickly since I was in a time crunch, to getting the repairs done, to getting my deposit back. I would definitely rent from Holly again!

They have represented my landlord for more than a year. They have been easy to deal with, unobtrusive and responsive to issues that needed to be fixed.

We have been working with Bill Russell for ten years. Bill has helped us rent our house in Port Charlotte several times. In addition, since we live on the East Coast of Florida, he has gone above and beyond to help us out if we had any issues. After a hurricane, he was kind enough to go by and check out our property and report back damage. I would recommend Bill and Era Realty (we originally purchased the house from ERA).

The folks in this office are great. I've dealt with them on 5 condo units on the west coast of Florida for more than a decade. I live in NYC. One of them gave me her home cell # & had her husband do an errand for me. Many times they call me with tenant issues & will not spend my $ until I verified that the workers have given us the best price possible. They have a list of really good workers for anything that goes wrong in an apt. I highly recommend them !

This house was spotless when she moved out..blinds were damaged when she moved in and there were no valances on any of the windows. Her dog did not have any fleas upon moving but yard was infested and she constantly had to comb and bathe him. She moved in with me and her dog doesn't have a one flea on him. It is absurd what she is being "charged" out of her deposit!

Great property management team here! They found wonderful tenants. The staff were helpful and quick and responsive to any issues with our property. We are selling our house now and it is in BETTER shape than when I turned in over to ERA to manage five years ago !

Always very professional and cordial in person to person meetings. Reliable maintenance was provided for our rental when needed. All in all was a pleasurable relationship with this company, especially Bill Russell. Looking forward to renting from them again!

On a recent visit to ERA I was greeted immediately and felt very welcome. The staff was courteous and ready to assist me right away. They are very knowledgeable about the area, and their professionalism and services are top notch. Thank you for a great experience!

I'd give this company less than 1 star ("Hated It") if I could. While I can't speak for the sales team at ERA, the rental department was an absolute nightmare to deal with. Apparently Caroline, the department's head, is the only one who knows anything--ever. If you call and speak with a representative who is not Caroline, you can expect them to respond to any of your questions or concerns with something to the tune of: "I'll have to consult my supervisor on that." And that may be preferable to the alternative--talking to her--because she was nothing but smug and nasty with me in any of our conversations. However, my biggest issue with this company is Caroline's handling of the deposit reimbursement. She obviously didn't do a post lease walk-through herself; if she had, she would have known that the company she hired to clean the home we rented charged her--and therefore, us--$100 for the clean-up that me, my wife, and better than a half dozen of our friends, already did. For example, I wash windows for a living. I washed the sliding glass doors inside and out as well as all the windows on the inside. It is standard to wipe down the window sills before moving on to another window. Upon receiving an itemization of what the cleaning company--REO Detailing, who, I learned through a simple Google search, is actually an automobile detailer--claimed to do, enumerated cleaning window sills. This is just one example. We cleaned this place top to bottom, spic-and-span. It is stated in the lease that the tenant must have the carpets professionally cleaned--which we did--and provide ERA with a receipt verifying such--WHICH. WE. DID!!!; but, for some reason, this cleaning company felt the need to vacuum the carpets and charge us for it. I could go on and on about how poorly they handled our entire stay at 2773 Barry Rd and their exit policies. I would rather be homeless on the streets with my wife, my 2 year-old daughter, and my second daughter who is due in June, than ever have to do business with this company again.

Cheryl Culpin from ERA is one of the best real estate Agents in SW Florida! Cheryl has genuine concern for her clients and gets an A+ in all areas of the home buying and selling process. Cheryl is confident, puts forth a 100% effort and gets results! I would definitely recommend Cheryl and ERA to my family and friends.

Hi this is Jeff Malucci I have a used your advantage since I had a problem with my old real estate agent my house was destroyed and I had to hire them to come help me fix it and with the help of her bill Russell was able to put it back to renting state so that I could rent again. They did a great job and I d recommend them to anyone.

From a tenants perspective: Poor follow-up when calling about issues at the rental. Tried to charge me for leaving the rental dirty when I moved out. HOWEVER; the owners were local and went to the residence when I vacated, BEFORE ERA went there. They fought on my behalf and I did get my full deposit back. Bottom line, be careful, ERA is sketchy.

Bill Russell has put together a great team of agents. As a landlord, I appreciate the hard work is hates to find good tenants . They are thorough,professional and courteous .I have been with them for 5 years now and all my tenants are trouble free and a perfect fit for my business plan.

ERA has been handling our rental property for several years now. We have found them responsive, communicative, and generally good to work with. We also find their fees reasonable, well worth the work they do for us. We plan to continue to use their services.

Steve Kidwell was very professional and responsive, despite difficulty amongst my family s dynamics. He maintained communication; and was able to keep the situation under control, through the sale of our full of memories parents home. On the day of closing; he physically helped with a last minute situation and saw that to completion, averting a last minute derailment! Highly recommend Steve, and ERA Advantage! I have used ERA for 8 years to lease multiple properties. I have always found them to be professional and responsive. Bill, Diane, and Caroline are my go to people and they work hard to be fair and honest for everybody. This is a hard business to manage with multiple pitfalls for the unwary and ERA makes it seem easy.

This is the very first business that has screwed me out of my security deposit. Me being a past rental agent myself. I actually know what and how to get my deposit back. These people actually royally screwed me out of my deposit and charged me for things that were already like that before I ever moved in. I will never recommend this realty company to anyone!! They charged me 444.00 for two small sets of vertical blinds. That were that way When I moved in. A few of them don't turn with the rest! 444.00 what a joke. I also put in 100.00 indoor outdoor carpet on the lanai and a 30.00 solar spot light out back and left it. Not any charges for cleaning because it was spotless. But charged me for every cotton picking thing else that they could! Never ever will I recommend this rip off outfit! Be prepared to be ripped off!!! And I'm taking them to court unless this is rectified. I will post updates!!!!!! Those blinds were missing those parts when i moved in. And I have witness to that.

We have been renting our home since February 2013 through ERA Property Management and good not be more happy. Whether dealing with Bill or Diane who handles the renters property concerns with great follow up, we could not be more pleased in our dealings with ERA.

It is true we are blessed with wonderful homeowners, but the property management side of the equation has enhanced our experience. We referred a friend and one of the largest area professional painters to ERA for their rental homes and they have been well pleased. In fact, after building a new home in the NP area, they listed and sold their old home through ERA. Trust is important when doing business with an entity and we have a great deal of trust with our ERA office.

If you are a prospective rental don't get fooled by negative renter comments when on their website. Please understand a renter signs an extensive contract with a lot of do's and don'ts as well as having an annual inspection that leads to a forfeiture of some or all of your security deposit if you break the rules of maintaining your home and trashing it before leaving. Treat your rental home as if you were the homeowner and you are proud of your home. Remember that there are penalities beyond losing some or all of your security deposit where your credit is concerned for future home rentals or purchases. Be smart.

I wouldn t even give them a 1 star if I didn t have to. When I moved out I made sure the lawn was mowed and weed whacked the day before I left yet they charged me $100 for landscaping. House was cleaned thoroughly yet $240 for cleaning. Then they through the price of $1075 for damages without giving any explanation to what the damages were. They do what ever they can to consume your whole security deposit. The house I was in had unfunctionable shutters and now they re gone so that s what they re trying to pay for. Small claims court here I go

Absolutely horrible people to work with. When renting a house the realtor was 30 minutes late to the meeting. During renting the property we were never late on a payment. After the hurricane they never called to check on us or the property, which were thankfully all okay. After moving out they called multiple times and threatened us with a full months rent charge if we didn't turn in keys THAT DAY even though our lease was still good for another 10 days. When turning the keys in they questioned us on where the garage door opener was...which we never received with the house. Then they said "if you don't have a garage door opener then where did you park your vehicles..." to which we responded..."the driveway"..and they told us we should not have done that? Glad we don't have to work with these unprofessional people again.

We recently rented a property from Theresa and the whole experience was great! She was always available to answer our questions and was very knowledgeable. She really worked hard for us and helped us a lot. I wouldn't go anywhere else! Thank You Theresa!

ERA handles 2 rental properties for my husband and myself. We are very pleased with how they look after our properties and the professional manner in which they facilitate any communication between the tenants and ourselves.

We are in a renewed lease for a 2nd year for a properly in Englewood managed by ERA. I have to feedback from the owner's perspective.

The service has been more than fair and responsive, with AC calls same day, and all issues addressed.

The staff is fine; no issues.

Cant believe what dirt bags these guys are . YOU WILL NOT GET YOUR DEPOSIT BACK EVEN IF THE PLACE IS SPOTLESS. EVEN MORE IMPORTANT YOU WILL GET CHARGED FOR STUFF THAT IS ALREADY BROKE WHEN YOUOVE IN.AND YOU WILL NEVER FIND ME IN YOUR SLUM LORD DATA BASE. YOU NEVER HERD OF FRIENDS?

ERA is a great real estate company. I live in Connecticut and have used ERA to manage multiple single-family properties I own in Northport Florida for over 10 years. Bill and Diane are the best! They take so much stress out of being an out-of-state property owner and make it down right easy. They pride themselves on their professionalism and quick and honest communication with me and the tenants. They respond quickly to tenant needs and have a great source of maintenance contractors who are readily available, reliable, and reasonably priced. I have and continue to recommend ERA. We've been renting for over a year and have had a very positive experience. Today, (Saturday) we came home from shopping at 3pm and found our a/c was not working. By 6 pm, ERA had a tech from Four Seasons Air Conditioning at our home and the problem was fixed by 7 pm. Couldn't ask for better service. Thanks, Josh, for making it happen!

We have been dealing with ERA for over four years now and Bill Russell and his team are first rate and a real pleasure to work with! We live 1500 + miles from Punta Gorda however we sleep well at night knowing that Bill and his team really work hard to find great tenants who truly take care of our properties like their own.

A beautiful home and the property managers were very professional over the phone. Unfortunately i was told they don t take cosigners and don t do roomates or combine income. So if you re looking to move in with a friend or family member, too bad. Two people can t sign a lease together. Unless you re married and/or make well over what minimum wage pays in the state of Florida, good luck. Very disappointed.

Only retain their services if you want poor communication, and loss of revenue. This company cost me more than $6,000 in lost rental income. Unprofessional is an understatement.
