Bay Area Property Management is best described by one word - Professionalism. As a realtor and a tenant, I have dealt with so many Property Management companies but after moving into my current home, I instantly realized that they were in a different league in comparison to all other companies. They are responsive, very thorough and work efficiently. No matter what the issue the tenant may have, they have reliable companies that think highly of them and ready to take on projects at any time. A good example would be when I had problems with the water heater, though I reported it later in the day, Bay Area Property Management called their contact/company to fix the issue right away. Unfortunately the workers of that company already left for the day but the owner personally came out that same evening to fix the issue. They are always available to help. I would highly recommend their services. You won't be disappointed!

I first used Bay Area Property Management in 2004, and have been a very satisfied client-owner for over 12 years running. One consistent face-to-the-owner has been BAPM s Executive Property Manager, David Kushner. Dave and his team always find qualified tenants quickly when the property is vacant; and they field all the calls from tenants who are requesting repairs; minor, or major. He always contacts the owners first, to discuss any recommended services PRIOR to acting on anything that would take dollars out of my monthly income. He is courteous and patient with tenants, owners, and service contractors, alike. Patient, but not a push-over, he stands firm and knows the right call in any situation. As a renter we have been with Bay Area Property Management Company for almost 10 years and although I have had my ups and downs with them over the years, when I was out of work in 2008 and was in a difficult position financially David came through. I will never forget that. I am thrilled with the online pay system instituted in 2015, they send me a monthly reminder with a link to pay. I also have it linked to my checking account no additional fees are deducted. I am also pleased with the maintaince link. Brett is on it, most small things are covered and the maintenance company comes out within a few days. On the larger things they contact the owner and work with him.
They transferred a lease of a pour unit to me without any inspection or check list in purpose not to return my deposit after the lease, I ve called them to perform a site visit and to inspect the property, they denied and sent me a check list to fill by myself and I m not a professional on that. My lease was ended after three years and ended up by returning me 200 & out of 1500 $ for a property was never maintained or even cleaned for over 9 years. And started to act rude upon my request to return me my money after deducting reasonable amount for cleaning and my 3 years usage. My advise not to keep any deposits on that place as you will never see it back better to keep away from dealing with them.
I own a house but I did not have the experience to deal with the tenants. My partner introduced me to Debra and she took care of everything. Debra is very friendly and efficient. She was in charge of coordinating all the repairs and maintenance that my house needed before renting it. My house was rented quickly and at a very reasonable price. I called inquiring about a rental property but recently I had an eviction wrongly put under my name and I am in the middle of disputing it but when I asked if they work with people in my situation the woman nicely said "unfortunately we do not" Then just hung up in my face. It was kind of hurtful the least they could have done was end the call properly but I guess since They can't get anything out of me I was useless to them and they weren't going to waste another second on me. Very upsetting.
I have been a property owner and customer of Bay Area Property Management for several years now. David, the owner, is always very responsive. The team is always courteous and ready to help. I have been very happy with the tenants that they have matched us up with. In terms of home maintenance, they are responsive to the tenant's needs and are quick to give me an update if there are problems. I know can count on Brett if I have questions or concerns that need to be addressed. They are focused on what is best for the property owner while still make sure we have satisfied tenants. We completely trust Bay Area Property Management. They have managed our Pasco County property for at least 7 years. We have a tenant who pays on time, keeps our home clean and has renewed her lease every year for about five years. We receive emails from the management team regularly so we are well informed and we know when to expect our monthly rent check. This is the best management team you could ask for and you will be happy if you choose them to handle your real estate needs. We decided to sell the rental and Shawn from Bay Area Property Management was our Realtor. He did a great job. We live out of state and Shawn filled out much of the paperwork for us. We signed it and returned it. A few weeks later we had a great offer, accepted it and the closing papers took all of 25 mins. to fill out. We used the notary at the local UPS store, used the pre-paid label and overnighted the papers back to the title company. Everything went very fast. The process was easy. So we highly recommend BAPM for Real Estate sales as well as property management. Another plus was that they gave us a break on the Realty fees.

My experience started with having my rental managed for several years by Coolidge. Trouble Free! We had the usual gambit if tenants with the typical issues. Coolidge has the staff and experience in managing that made my work load non-existent. Thats what it s all about for a landlord!
When I went to sell I needed to upgrade the house for sale, This is where Coolidge really shined! They supervised the entire process for me.
From managing, updating to the final sale of the house and closing the Coolidge Team nailed it!
We own several rental properties in the Tampa, FL area and have used other management companies to handle our properties in the past. Almost 3 years ago we began using Bay Area Property Management and were immediately impressed with their professionalism. The property managers are very responsive to both owners and tenants. They always keep us informed as to any issue with our properties, and are very timely with rental payments, statements, and receipt copies (unlike other companies that hold documentation for weeks and even months, or send receipts that don't show the scope of work, etc.). Everyone has high ethics and works very hard to earn their customer's business.
They work with reasonably priced and reliable contractors and repair companies to maintain the properties; we've never felt gouged by the price of repairs and maintenance. Our properties are a business for us and we appreciate dealing with managers who take their business seriously (and not as a part time "hobby" as we've found others have). We've worked with property managers at national real estate companies, and local, or "part-time" property managers, so we've seen the "good," the "bad," and the ones that don't return phone calls or emails for days (in one case weeks) at a time.
We appreciate Bay Area Property Manager's overall responsiveness, awareness, sense of urgency, and ability to handle situations that arise without having to wait for our approval to proceed. We give them parameters by which to act on their own, and they do so wonderfully (they still keep us apprised as to what's going on, which is really nice). We plan to purchase additional properties in the future and will continue to seek their services to manage our properties.
They also do an excellent job of qualifying tenants, and working with HOA's to provide necessary documentation. Really saves us the headache of having to pull things together, such as leases for new tenants to send to the HOAs. They really do have a comprehensive service, and act quickly when a tenant has problems paying the rent (to determine whether it's a short or long term issue). We appreciate them doing the work up front so we can get and retain long-term tenants. After dealing with other property management companies (over the last 30 years), I just can't find enough positive things to say about Bay Area Property Management. We found them by accident, gave them a shot with one property, and expanded our relationship with them. So very glad we did.
These people are crooks. They took $200 from me to hold an apartment then they told the new property management company that I took off after paying and they never heard from me even though I scheduled a move in date with them and everything. The new place put the property back on the market. Thank God I called the new management company because I would have been homeless. Do Not Trust these people!
This is the current property management company of the home I rent and have lived in over 6 yrs. I have had some horror stories of issues with previous property management companies as the owners live out of state. So I can honestly say Bay area property mgmt is a great company to rent from. They always respond quickly to issues and concerns as well as handling issues effectively. The owner is personally very on top of things and is very pleasant to deal with. I would recommend them to anyone!
I am a home owner and have been working with this company for several years. I own properties in other states and I can hands down say that this is the best property management company I have ever worked with. They are extremely responsive and mostly importantly are truthful and honest. I never have to be worried that I am getting ripped off. They take care of everything professionally and working with David and Brett over the past years has been great. I highly recommend them if you are shopping for a company in the Tampa Bay area...no need to waste your time checking out others.
Rebecca is a very unprofessional lady. This Bay Area Property Management company shorted our company money for repair work that was provided for one of the tenant's residence. Rebecca agreed to pay the amount over the telephone with one of our dispatchers. We have ALL documentation showing Rebecca agreed to the specific amount however she chose to short our Invoice. (Our quote's are specifically priced at flat rates.) We called the next day Nov 24th to discuss the shortage at which time Rebecca explained she was told a different amount however could not provide a name of who she talked with and gave approval to. I explained I could re send the Invoice and she stated she would write a check that friday (nov 27th) for the amount shorted. Here it is December 21st and we have not yet received the payment. I called to check status of the check for Rebecca to cuss me out & refuse payment. No matter of the dollar amount shorted, it's the principal of the situation that matters. CONTRACTORS BEWARE. I will be informing BBB & the warranty company that was involved.
My family and I cannot say enough positive things about Bay Area Property Management. Prior to this, we had never rented a home before so we did not know what to expect. Working with Debra and her team has been an absolute pleasure. I would refer everyone to Bay Area Property Management.
I contacted Bay Area Property Management company several days ago and scheduled a meeting at my residence regarding property management services for one of my properties. Shawn the representative that was supposed to show at 10.30 this morning, calls me 1 hour prior, stating that because it was raining he would not be able to show until 11.30, at which point I expressed to Shawn that it is not good business to let down a potential customer and said this is not a very good start, but went ahead and said yes to meeting at 11.30 anyway. 12.30pm and Shawn had still not arrived at which point I called back and asked where he was. At which point he said he had got busy but then went on to say he thought i was rude to him on the phone when i complained that he did not show first time. Shawn obviously does not know how to deal with potential customers very well at all. I have to say this i the worst example of customer service I have ever received. I will never deal with Bay Area property management again, and I strongly suggest to any landlords out there that they stay clear of this company 100%.
5 years ago I needed to rent my home and was referred to Bay Area Property Management. They have been amazing to deal with. The property was rented quickly and any maintenance issues were handled swiftly. Even though I have decided to no longer have the home as a rental, I have nothing but praises and would recommend them to anyone looking to need a property manager.
