Our mortgage was handled by Edward Mosahib and his level of service and attention to the details was outstanding. Terrible lender, dont ever go with this lender , they first gave us preapproval and after told us they are not working in the area which was a lie, and after they have said they dont want us as their clients. You really suck

If I could give CMLS a zero star review, I would. I've been using banks, obtaining loans and mortgages for over 15 years and this was by far the worst experience I've ever had. They must be the worst financial institution in Canada. The only reason we ended up with CMLS was because we went though a mortgage broker after some recommendations from friends.
First off, I started an application for a HELOC through CMLS, and the agent went on holidays and completely dropped my file! I filled out forms, sent dozens of requested documents and did everything that was asked of me. So after a month of no communication or responses to my emails, I called head office and got in touch with a different agent. He apologized on behalf of the first agent, and said he would pick up where the first guy left off before he left for holidays. This agent also disappeared without a trace! So I emailed the first agent back and explained my frustration of not getting any support or response for a couple of months. I also asked to speak to a manager or his superior so I could explain how these agents were treating their clients. It was at that time that the agent explained to me that during my application, CMLS coincidentally cancelled their HELOC program so there was nothing else he could do for at this time. Still, I never got an opportunity to talk to his superior or manager. I responded to this email by telling him that I'd like to know my buyout cost so I could switch my mortagage to a new bank. He then responded by telling me about this "brand new HELOC product launching tomorrow" that I could apply for. Are you kidding me? I felt like I was dealing with a scammer because everything he said seemed completely made up and made absolutely no sense.
I went to TD and within 2 days I was approved for a mortgage and the additional HELOC I had been trying to get from CMLS for months. TD has now been calling CMLS everyday for 2 weeks trying to get the buyout price so I can switch my mortgage, and they never get any response. Literally, their incompetencies are still hindering my ability to move on with my life!
It is shocking that this company treats their paying customers this way, then has the ability to handcuff their customers by simply ignoring information requests from other banks.
If anyone at CMLS reads this and cares about how your company treats your customers, please contact me so I can finally have some resolution to this horrifying experience.
I have dealt with CMLS for two mortgages. My experience has been nothing short of exceptional. I have dealt with the big banks in the past and they can't come close to the service CMLS provides. CMLS offers fantastic service, they are easy to get a hold of, they are extremely knowledgeable, and offer fantastic rates. I would highly recommend CMLS.
We purchased our first home in 2016 and was designated to CMLS for our mortgage for 5yrs, during that entire time we have never had any issues every call that was placed to them there was always a professional, helpful, courteous person on the the other end. CMLS agents listen to your questions and concerns and go above and beyond to accommodate your needs. We are now in our renewal process and dealing with Dharma has been the most stress free delightful experience. She is such a knowledgeable compassionate individual even with having to call her multiple times to inquire about options she never made me feel like I was a bother or ever rushed me. She is very patient and kind not to mention she knows the market and her job flawlessly (very impressive). I wished everyone could have the same experience I have with my mortgage company especially in this time of uncertainty and having that support means a lot to myself and family. We have been with CMLS Financial for the last 7 years. We recently bought a new home (Condo) during the pandemic, which Kelly Gariepy was fantastic. I think they are a great group of people. I have applied for two loans with them and the service was exceptional. I did not proceed with them because I never won my bid to buy the properties, but they were great.
CMLS Financial mortgage terms are terrible in experience. They look for every opportunity to charge you fees. It claims to be an "A" lender but apparently, given my experience with them, you are better off with a "B" lender. Except you absolutely have to use this lender, please stay away.
My unpaid mortgage was due on January the 3rd 2016, early in the morning on the January 7th, 2016, I got a call one of their staff threatening to send my file to the solicitor. This is despite the fact that I informed them earlier that the January 3rd was not good for me for the monthly payment. They just refused to make life easy for me. He threatened to escalate the case, get the lawyers to deal with me and so on. They charged me $75 for stopping the payment on the 3rd as opposed to the $45/$48 that A lenders typically charge or even waive altogether.
I will DEFINATELY NOT recommend this company even to an enemy. If you need a mortgage that will give you peace of mind, please check the big banks - RBC, BMO, BNS, etc. Stay away from CMLS Financial. STAY AWAY, STAY AWAY AND STAY AWAY.
I'm in the process of renewing my mortgage and it's been a complete headache, if I could give less than one star I would. My mortgage renewal specialist is impossible to get a hold of, her phone doesn't seem to take voicemail, she doesn't reply to emails and when I get the call centre to leave her a message to call me back, she never does. The time I got a hold of her, we agreed on a rate and due to covid-19 she said she'll email me my renewal papers..... One week later, I'm still waiting.. I'm going to attempt one more time come Monday, if not ill just take my business else where.
Been with them for a year now. So far so good. No issues. Update: Been with them 2.5 years now. No issues. Just early renewed my mortgage, easy breezy. They even matched the most competitive rate out there. Happy to lock in for another 5 years, couldn't be more please!

1st mortgage with CMLS. Rates are great but customer service is horrible. I wanted to do a refinance or secured LOC. I needed advice and directions; all I got was " An agent will return your call within 24 to 48 hours" 8 months after I'm still waiting for a call back.
After refinancing only a few month ago I came into a situation where I could pay off my mortgage. With the help of Eamonn and the rest of the team at CMLS they help me REDUCE the penalty of early payout. I will gladly use them again in the future. :)

I myself work in the mortgage industry where we personally deal with upwards of 20 different lenders each year. You quickly get a taste of a company by daily communication with the Regional Managers/Underwriters. CMLS Financial has never let us or our clients down. The underwriters are efficient, easy to deal with and their customer service is impeccable if changes need to be made for our clients. Great service and competitive rates for the win!

I've had 2 mortgages with CMLS and they've been excellent. Was previously with a big bank with no issues, but the service and rates CMLS provides cannot be compared. Very happy with them and I'm actually surprised to see so many negative reviews. They are so responsive any time I need anything!
I dealt with Alykhan at CMLS and he was excellent! He always answered my phone calls or emails promptly, and went to bat for me with his Manager to get me the best mortgage rate possible. This was for a mortgage renewal with CMLS and I must say that for the last 5+ years that I have been with CMLS I have always found their product and service to be exceptional. I highly recommend them (and don't understand why anyone would post a negative or 1 star review). CMLS is 5 stars all the way!
I was contacted by Dharma Bhaduri, who advised me that there were good rates at that time for the renewal of my mortgage agreement a few months later, and I could sign immediately to get the convenient rate. I spoke with her over the phone and she was very prompt in sending me the renewed agreement and to address satisfactorily all my questions, also after i had sent in the agreement. She was courteous, knowledgeable, and efficient.
Had verbal approval, then at the eleventh hour, the day before subject removal, they say they don't insure log homes. They knew from the appraisal done the week before that it was a log home, but only bothered to check their info at the last second. Now we are scrambling. Every major bank insures log homes, credit unions too (although possibly with a higher premium). Hell, even CMHC insures log homes without penalty. But these guys are bush league. Go elsewhere for your mortgage lending needs.
I will give zero star if there was one, applied to them several weeks before, after sending all required documents. Signed commitment mortgage letter. 1 week before completion date, I got a response that the income was not high enough. Why the hell did you give me pre-approval in the first place and no objection in the following days? Worst they do not respond back to your emails. Now I have to pay thousands of dollars for not meeting the deadline. Screw CMLS, totally not professional.
I will write a more detailed review later. But in short, do your research and beware of B lenders that make all sorts of promises in their pre-approvals only to pull the mortgage in the final hours. The perceived savings in these rates will actually cost you more like some of the posters here who had to pay for double moves and hotels as they scrambled to find new lenders in the last hour. Buyer beware... there is a reason you never heard of this company and the reviews here are true. Stick to a traditional bank you will be thankful you did.

I have just renewed my mortgage and literally can not get a hold of anyone. When they say they will call you back in a day they really mean five days. Not impressed, thinking about switching companies. Horrible customer service when every single time you call their contact centre you get no one.
Worse experience ever, if I could give them -10, I would. We were approved with CMLS for a standard mortgage, a couple of days before closing they sent our lawyer the instructions, we signed all pertaining documents the day before closing, left in trust our down payment, in other words everything one does for closing. On the morning of closing the underwriter for CMLS decides to request more documentation that we could not possibly get in only a few hours, they therefore retain payment and we did not close, once they had what they wanted asked for more. A nightmare is an understatement, we had to leave our apartment due to the fact that our landlord were we were living had already rented it out, we paid the movers twice, 10 days of storage, hotel bill of 10 days and luckily the sellers didn t sue us. We finally ended up closing with another lender. I HIGHLY RECOMMEND YOU STAY AWAY FROM CMLS!! They can be a box of surprises.

If I could give this company zero stars I would. Our mortgage was up for renewal. We had previously used a broker, who ended up getting the mortgage through cmls, this was painless as the broker did all the work. now comes the renewal. when our mortgage was up for renewal we were in the middle of renovating and needed more money than we had to complete them. We informed them of this and wanting to switch to a month to month until the renos were done so we could refinance (through them). We were told better to renew now and were assured that once the renos were done and an appraisal could be completed we could refinance and they would waive the cancellation penalty. We what to you know 6 months from starting our refinancing progess after getting document after document over and over (see other reviews this is trend with this company)and being reassured again this wouldnt be an issue two days before closing we find out that they wanted a $7,500 penalty on our $60,000 refinance? And not once did they mention it and hid till the last moment hoping it wouldnt be noticed. When I told them about thinking it was a mistake they said too much time had passed and things had changed, interest rates etc. The funny thing is our new rate was .5% higher! I could say more, alot more but i dont have the time.

Very unprofessional and very slow. CMLS had my application for over 3 months before closing date. On the day before closing they finally got to asking questions which they arguably deemed me to be self-employed and therefore could not qualify me for a mortgage unless I pay over 80% downpayment on my home. So much unnecessary stress to deal with them.
I just called in and spoke to the best agent I've ever had... her name was Dharma! The survey at the end of the call didn't work but I still wanted to contact you to give her the recognition she deserves. She was kind, efficient and gave me great information to answer my inquiry. Thank you Dharma!!
CMLS should stand for "can't make life simple". When I got my first home 3 years ago I went through a good mortgage broker so I didn't deal with CMLS directly. Now that I am renewing they are horrible. Sent me an offer by email, I replied letting them know I had found a better rate which I invited them to match/beat, and they did not respond. A few days later, I received my renewal in the mail and rate was even higher than in the email! Bait and switch! So I go through all the rigmarole of signing up with another lender, and as soon as all the documents are signed, bang! I get a call from CMLS offering me a stellar 5/100 of 1% lower rate. What a joke! I know I am small potatoes compared to some young up-and-comer who is going to be mortgaged for 100 years on a million dollar urban shoe-box, but I think I deserve better. If you want to be treated like a valued customer, get your mortgage elsewhere.
