Although they may have great perks to living there...

Although they may have great perks to living there like a free haircut or getting your nails done once a month is great, a lot of their amenities weren't available. They had the girl who did nails and cut hair leave and we had no one for a month and a half, the pool and hot tub were closed and no one told anyone they were closing they just shut them down, all summer. Their tanning beds are broken and old and they never fix them.

I liked my roommate, well the one i hung out with , so it was alright but living there sucked. The furniture in our apartment was also old and out dated and nothing matched, we had 4 different kinds of dining room chairs, the dresser and desk were so old and beat up that they would be sold for basically nothing if they went to a thrift shop.

I think the thing i hated the most was how things were ran there, they use a system with RA's, which works great for the dorms but when they RA's don't ever have contact with you or anything it sucks. My AC broke one time and they said to put in a maintenance request and talk to my RA, well she didn't answer the phone or txts for 4 days. My countertops were so outdated they were pink. In the bathroom the paint on the wall started to peel back and you could see inside the wall almost, they came and patched it and repainted but did a crappy job that the next week there started to become a bubble behind where they "patched" the wall.
Another time the pilot light in the furnace went out in the middle of winter on a Saturday night. Well emergency maintenance didn't answer their phone, the RA once again didn't answer her phone or txts and the office was closed. So we had no heat during a snow storm till Monday afternoon because the furnace is locked up in your apartment where you can't get to it.
The system just sucks.

I also hated how the parking spots were so small that my car door was always getting dinged, and then if you come home after 8pm good luck finding a parking spot during the school year until at least after 1am. They require a parking pass to park there over night after midnight. So anyone can park in the parking lot up to midnight, which is nice for guests but not for people who actually pay for the parking pass, they could require them to park in a specific area for guests or something.

They advertise that you get cable too when you move in, well the free cable you used to get from Comcast is no longer a free cable service so you don't get that either.

Oh but they do offer free cookies and hot chocolate in the office during finals to entice you into thinking you enjoy living there.

This is a great place to live the staff are very helpful and friendly. They have really gone above and beyond for me. They have tons of events that involve free food. The amenities are great. I've been getting free haircuts here and have been very happy with them. It's very cheap. I've had great roommates. It's a great place to live.

The Branbury is an older complex, but they've put a lot of money into renovations and upgrades over the last few years. It's nice to know that the owners are willing to spend money to make the apartments better.
Most of the issues people seem to have are with charges. I have to say, as long as you take a few minutes to actually read the contract, and stay within those guidelines, you shouldn't have any issues with charges. Just expect that if you punch a hole in the drywall, you're going to be charged for repairs. Also, I'm an avid fisherman, so I love having the Provo river and the walking trail so close.

The management helps out however they can. However they don't do cleaning checks before you move in so it will be nasty when you move in. The people are generally nice and social. So that is a plus. You get what you pay for here. The pool is sweet also.

It makes me sad to see a lot of bad reviews for this place, because I had a great experience here. The staff is super friendly, maintenance is way fast, and if there's an issue with anything the staff is very flexible in trying to work with you. Great amenities, great location. The only reason I'm giving it 4 stars is because the apartments could use some updating, especially since it can be pricey. But even still, I had a great experience living at The Branbury.

Honestly save yourself the trouble and don t live here. I was charged a $100 Move in few and when asked what that was for the worker said it will go toward your next months rent and then the next day I was charged a full amount for rent. They didn t do a single thing to help me move in or anything and my apartment was a mess when I moved in so still don t understand why I was charged $100 on top of the rent to move in. Also rent is higher every month than stated on your contract. Not to mention the apartment is crappy and not worth the money spent. The rooms are the size of a shoe box and kitchen appliances are all old and gross. I ve seen nicer apartments for cheaper in Provo so save yourself the rip off and poor living quality and bad management and move there.

DO NOT MOVE HERE!!! Most frustrating, incompetent and unaccommodating management EVER. A management that is disgustingly greedy and will charge you for every little thing. In their responses to reviews they come across helpful but my calls to the front office have been the exact opposite very rude and very short with me.

They charge outrageously for what you get with your small room and amenities that are wrongly marketed. You can spend the same amount of money and get a better apartment with a nicer room and cleaner amenities and better management as well.

This place is not true to it s hype so just save your time, especially your money and don t move here!!!!

I have family living at these apartments. They were shown an apartment and it looked pretty nice and the apartment they were given was nothing like the one they saw. The floor tiles were broken and missing, there holes all over the walls, mold under the sink and in the rooms along the ceiling and everything was dirty. When they approached management about it the manager response was, "well I live in a crappy place too."

Management wasn't willing to work with until BYU Housing got involved. They ended up giving them a livable apartment in the end, but only because they were being held accountable to someone else. Like most apartment complexes in Provo the property owners don't care about providing reasonable housing options for students only the profit that it provides.

I lived there for a good year and some. They hire unprofessional contractors that ruined a lott of my things in the bathroom. I was charged a lot of money for "cleaning fees" even though after talking to a staff member for several weeks and it was decided that I should be refunded ended up with half the amount they owe me. I would not recomend this place unless you literaly can't find another place in provo.

I don't ever leave bad reviews, but this is seriously the worst place to live. I lived there almost a year ago and I still shudder ever time I think about it. Car was scratched from parking, apartments are outdated and old (we had nasty green carpets in mine). Upon move in, my room was seriously disgusting! I didn't want to make a scene so I just cleaned it up myself. Upon move out (I used the marriage guarantee), I had to forfeit my deposit ($200), pay some dumb move out utility fee ($75) and still pay for the month of March even though I was getting married on the 6th of March ($333). That's $608 that they made off of one person for moving out. I was told that the $75 dollar move out fee is for them to transfer the utilities unto someone else name after I move out, however I remember paying that same $75 when I moved in so I bet you the bottom dollar that they charged the next person to move into my apartment a "utility fee" as well. I scrolled through the reviews and noticed that a bunch of people who give them 5-star reviews are actually RA's who used to work there. And while I lived there they would give incentives to people for leaving positive reviews. Just the worst complex I've ever lived at.

The staff is helpful and friendly. They are making significant improvements all around the facility which make what you get well worth what you pay. The location is centralized but tucked away so that there is not a lot of traffic. It really seems that most people that live there are chill and down to earth. Its a perfect place if you are going to school and want to live with your buddies.

It's alright, the two main downsides are: the wifi is slow and can barely handle two people on it at once, and the laundromat is expensive, expect to spend at least $20 extra per month on laundry.

The place is fair enough. I was a resident for 3 years, so I know them pretty well. The best things of this place are the price, the maintenance department, and the location. They also have fun activities, but I didn't go too often. If you are Mormon, you will live in a YSA environment, which is pretty cool for dating and making new friends. Downsides: they don't have renewal benefits as other places. In the first year, they gave me a $200 cash back, but nothing in the other two years. Their security is pretty lax: my bike was stolen in their property, so you better store your bike at home, not outside. They are also pretty lax with the cleaning checks, which will bother you if you like cleaning. Finally, they will bother you with apartment remodeling and maintenance works more often than you think. I didn't like they do that great stuff by the end of summer, when you are leaving and other residents are coming in. Anyways, I give them 3 stars because it is still a fair place to get a private room and focus on school.

This apartment is the second apartment I have found so far in Provo that will give your deposit fully back ! It's so great ! The cleaning check is about every 3 months, and very easy to pass, maintenance is fast. The Branbury will hold public party about every 2 months, you can go and have free food. Provo river is just beside the apartment, it's great to walk along the river. Finally, I got my deposit fully back ! The Branbury apartment is so great, a nice place to live!

I have never written a bad review until now. This is hands down the worst place I have ever lived. I moved in and within two weeks I was expected to white glove clean even though no one was moving in or out of the apartment. I went to pay rent and noticed that I was charged almost $200 for cleaning services due to a failed clean check. I went into the office to resolve the issue and was told that they would not take off any of the charges or do anything to resolve this matter. This is just one of the many hidden fees that i have been charged since living here. I will never live here again and will warn others to do the same. I am incredibly disappointed and surprised at the lack of customer service and communication involved. Please if your considering living here think again.

Management and maintenance at Branbury is terrible. They remodeled the floor of my apartment, while I was still living there. The only notice given was a sign on the door saying to move personal belongings to our bedrooms. In remodeling the floor, the maintenance guys tore down the front door, and the doors to our bedrooms and bathrooms. We were not warned that they would remove our doors. They also removed the baseboards on the walls, and didn't replace them. They didn't put back anything they had moved. They also left the apartment extremely dusty from all their work and didn't clean it up. They didn't cover anything in the public areas or tell us to cover anything in our bedrooms to protect it from the dust, so my sheets and laptop in my bedroom were covered in dust, and so was the new floor, and all the dishes and furniture in the common areas.

Hell on earth to live with when you consider the management. Was given the wrong key when we moved in, had to wait a whole weekend to move in the next week when school started. They charged us $50 for no reason which took - no lie - 10 months to resolve. They also screwed up our move-out date and threatened to dump our stuff out on the grass when we were visiting family elsewhere and had to drive back. Finally, they have absolutely terrible parking. Waayyyy too close. If you're okay with denting your car and scratching it up pretty good, then this is the place for you!

This place truly is the one place I felt like I was home away from home. I lived here for one year and then moved out because I got married! Why i love this place> its close to food, entertainment, neighborhood walmart and campus. This place provides FREE printing, FREE hair salon and FREE tanning. I like anything free! The management is great as well as the maintenance! Over all I really enjoyed living at The Branbury!

The Branbury is a nicely kept apartment complex. It has tons of amenities and lots of "Extras" that other places don't offer. They have a super cool pool and a salon available to its tenets. The leasing agents are all really friendly, and there are always freshly baked cookies in the office! It would be a great place for anyone live!

LOVE the Branbury! Management is great, the leasing agents are super chill and helpful, and the maintenance guys get their work done quickly! They even go above and beyond, helping with car troubles that have nothing to do with the complex but everything to do with the resident. The Branbury really cares about the people who live there! Not to mention their awesome amenities like the gym, great parking, free haircuts, and super fun events. I'd recommend this to anyone!

I lived here four years ago, but then I moved out of the country. Came back just recently because it really is one of the best place to live in Provo. You can't beat the location (walking distance to DI, Walmart, and Denny's!!), the landscaping is soothing (from Washington, so I love tall trees), and the office people are very accommodating. Also, did I mention free cookies in the clubhouse?

Do not be deceived by the 4 or 5 star ratings. From time to time the Branbury offers their residents monetary compensation for writing positive reviews so they can hide their incompetent, shady, and lousy business practices. From what I've heard, this is the exact apartment complex that lost their BYU Approved Housing back in the 90's because of things like this. To their credit, they did gain it back in the early 00's, but it seems to me that history will be repeating itself in the near future. It is also the place where there have been a couple of rape attempts along their side of the Provo River Trail within 2-3 years ago (the apartment still hasn't provided sufficient lighting or security cameras along the trail as they have promised to do).

That said, everything the 1 to 2 star reviewers are saying are spot on. They charge $65 to each tenant, not each apartment, for utilities. The RAs are condescending, self righteous, and laud their power over us. Its all about money for management, trying to fine you for every little thing they find wrong. Maintenance "fixed" my A/C unit by just putting coolant in it when it was obvious that the whole HVAC system needed to be replaced. Plus, my roommates. Two of them are so high and mighty, entitled, condescending brats. I even got served a Honor Code Violation notice just because a roommate decided to complain about a "dirty kitchen" during White Glove Checkouts instead of doing his assignment of cleaning said kitchen. This included absolutely no verification by anybody as to if this claim were true or not. I got it revoked, but they still charged me $50 for a notice that took 2 minutes to be stuck on my door. The combination of all this has made my life a living Hades living here. DO NOT SIGN UP HERE! EVER! Don't make the same mistake I did. It'd be better if you lived on campus than here.

Sorry I ranted there, but the fact remains that this is an awful place and needs to go the way of the dodo. Save your money, your time, and your sanity. Find somewhere else.

I want to write a subjective review on The Branbury... but if I am to be completely honest with anybody you should know that this is not a place you can expect excellent customer service. That's probably the biggest problem with the place. There are many negative things I could say from personal experiences I've had with the staff and management, but suffice it to say you should probably look elsewhere for a better living experience. Sometimes I get the feeling their whole staff is in school so the people that work shifts don't really care about questions and concerns residents have b/c they're either doing homework, or just waiting to close up or finish their shift.

Save your money, and your time.

Lived here until I graduated. Graduated during COVID< and they refused to allow me out of my contracted EITHER for graduating, OR for COVID despite the contract clearly stating that both are perfectly legal and viable ways to get out of the contract sense it is BYU approved.

These people are sleezy, they lie, and they will take you for every penny they can even during an international pandemic. Then they will threaten you with collections if you can't pay them due to lack of a job due to COVID.

Honestly, I regret ever signing up with them. They are terrible in every way possible. The apartments themselves are okay-ish, but extremely over priced for what you get.

I love living here! I was suprised to see the negative reviews. Im sure its just people unhappy with themself. The wards and bishoprics are awesome and the leasing staff is awesome! Nice jacuzzi. You might see me chillin in it sometime. They are renevating and giving out all new furniture. Its pretty chill.

Ok. So the Branbury has been one of the most delightful surprises of my career as a BYU student. I am a senior, and honestly this place has been perfect for me. I love the 24 hour gym, the pool, and the shuttle services that are LITERALLY right there to take me to BYU. No more long walks to school! The office staff are great - not just personable, but they get stuff done as well. I've never submitted a request that hasn't been responded to within 24 hours. The Branbury is also in close proximity to grocery stores and Walmart, which is super convenient.
Just make sure to pay rent on time, report anything amiss in your apartment, and take advantage of the many amenities, and you'll love it.

When my new complex called to verify my living there, they called all day for two days and never got a person on the phone. They even tried emailing them and never got a response. Don't count on them to respond to anything you send to them after you move in.

I have known friends living at the Branbury for a really long time and am currently living here, and I am pleased with what I have seen. its your average college housing, obviously not a princess' castle but its pretty sweet. Management has been good and fair to me and everyone else that I have seen them working with. good parking... even though the parking spaces could be bigger. but all in all it's a great place to be. Can't beat it. Also, the real game changer here is the price.... I don't think you can find better housing for a lower price in Provo.

I have lived at the Branbury for 3 months now and at first I had no problems. There was move in discounts and such things but they never gave me a user name and password for their online access. Which I did not know I needed unless I was paying rent online which I had heard was a bad idea from many other people because they tend to charge your account. I worked alot the week rent was due so i decided to pay online just once I had to go down and tell them they gave me a new user name and password. ( Finally) and I proceeded to look up while i was at work they charged me 65$ for a parking sticker. ( I don't have a car) and so I called and asked politely if they could remove it since I don't have a car and I didn't ask for a sticker. they told me that their accountant was not in and that I would just have to pay it and that they could put it towards my rent. I think that that is just ridiculous. it was their wrong doing not mine so I should get a full refund. I now cant buy groceries for 2 weeks. also our shower has been broken for a week and they haven't fixed it. we don't have a fire extinguisher and our fire alarm doesn't work. our 100 year old vinyl flooring has cigarette burns and is coming up our carpet is dirty and our bath tub is permanently yellow/brown. I love my roommates and that it is close to everything but I am seriously disaointed in the service and condition of my apartment.

All-in-all my experience here was alright. The apartments are in alright condition. I personally never had issues with management except when I moved out and the mailed me a $10 deposit return and didn't tell me where the other few hundred dollars went. They WILL nickel and dime you! If you like a social atmosphere DO NOT live here.

If I could give this place zero stars, I would in a heartbeat. I was at Branbury for two months, and that was two months two long.

When I first moved in, the blinds in my room were broken and wouldn't open, the fan in my bathroom wouldn't turn on, and the dishwasher hadn't been cleaned in who knows how long, so when you ran it, the entire apartment smelled like rotten eggs. I submitted work orders on the bathroom fan and my blinds the day I moved in (I was able to clean out the dishwasher with vinegar, it fixed the problem), and it took maintenance a month and a half to get into my apartment and fix the problems.

I was in an "extra-large" private room, and I paid $418/month for it. That's not bad, but for the same lease length my roommates were paying less than me, and the only difference between my room and my roommates room was that I had a full size bed and they had a twin. The deposit I paid was $285, and $100 of it was non-refundable. Cool, that's fine, until I only get $110 of my $185 refundable deposit back.

I moved in with a friend from high school, and after a while we started having problems. So I decided to talk to the people in the office, and I had the unfortunate experience of talking with Josh. I told him what was going on and asked if I could just move into another apartment in the complex, and he told me "did you talk to her?" After I said yes and it only made things worse, all he told me was "well, there's nothing more I can or want to do about your situation, so good luck." That was the straw that broke the camel's back. I could not believe how rude and awful management was to their residents. I

THERE ARE BETTER AND CHEAPER PLACES TO RENT IN PROVO, DO NOT FALL INTO THIS HELLHOLE. THEY WILL TAKE YOUR MONEY AND HANG YOU OUT TO DRY. The only reason I gave it one star because Bridget cared about my situation and empathized with me on it.

I have lived here since August 2015 and have been trying to sell my lease ever since I signed up with them. I even moved to a house for four months and was paying two rents because it was that bad. The apartments are ghetto, management charges you for random fees, they went paperless with paying rent but then starting charging another $18 for rent for paying online and there is no way around. DO NOT LIVE HERE. It is a terrible place to live. Also I got roomed with a 30 year old woman for my first year of college and it has been terrible. No one else wants to move in our apartment because of it. Try your best to avoid living here.

I love the Branbury! It feels like home now. The location is perfect for both UVU and BYU students (I have gone to both) and I love the view of the mountain and Provo river. I have made great friends here and have enjoyed using the gym, piano, and pool. Good staff here too!

i had a situation where i had to move out a month early, but paid everything in full. 5 years later, a collection agency contacted me saying that I owed them over 1,000 dollars! This is absolutely untrue, and now I'm stuck in this huge mess. I hope anyone who reads this will save themselves a huge headache and never live here!

I was looking late in the summer and pretty much every where else I looked didn't have space. Therefore I signed up at the Branbury. There was mold all over the ceiling in the hallway and into the bathroom. It was partially fixed (the wall board was just ripped out) sometime after we first put in the request. But the hole in the ceiling was there until the month before I moved out. The worst part about my entire stay there was the apartment flooded. The Branbury responded quickly to suck up the water but the apartment smelled disgusting for weeks and of course management refused to even clean the carpets. I finally gave up and stayed with a friend for the duration of my contract. Anything to be out of that apartment. Now that I have moved out, I haven't gotten a penny of my deposit back and the apartment seriously was cleaner when I left than when I found it. I would never stay here again and I always tell everyone I know don't stay there if you have ANY other options.

I have lived here for at least 5 years. Overall, what they present and what you really get is completely different then what you expect. If you just need a room there are much better valued apartments around the area. The extra price you pay all goes to fix the club house and the outside of the buildings. Requesting simple repairs like light bulbs or drains rarely get fixed unless you throw a fit. BYU housing, yes, but barely. Branbury has a long standing reputation for housing people with questionable morals. I enjoyed living here. But so many come and go with a bad taste in their mouths. I just moved out again and this is the second time they have charged me some made up cleaning fee.

I loved living at the Branbury! Don t listen to the low ratings because they re for reasons of their own doing. The Branbury sends lots of emails to keep all of the residents up to date about everything. With COVID, they gave payment plan options to all of the residents who were hit hard. The maintenance crew always showed up promptly when a request was sent through. Plus, the office is really helpful!! My apartment was renovated halfway through the year and it looked so much better! The AC and heat worked great and the amenities were killerrrrr! I seriously had such a great time at the Branbury and I was so sad to move out. DEFINITELY RECOMMEND!!!

Great place to live but I ended up paying over 300 dollars in fines and fees, including 150 dollars for a failed cleaning check even though the place was spotless. Just factor that in when you are doing the rent because there is no getting around it, they are going to charge you if they can. I recommend watching them do any cleaning checks if possible.

I have lived at the Branbury for about a year and a half now and overall it s been a pretty good place. The apartments are old but they are going through and renovating all of them. The price is competitive especially for the quality of the individual apartment and the apartment complex as a whole. It s relatively far away from BYU or UVU campus compared to some other housing but there is a shuttle during the school year that takes you to BYU. They ve got a pool, hot tub, gym, piano, pool table and a couple other cool things at the clubhouse. Everyone is really nice in the office and if you re persistent they ll usually help you out and work with you! Make sure when they have cleaning checks that everything is absolutely clean because you get charged if it s not and it s pretty pricy. The Branbury is not a perfect place by any means but my favorite part is that they are open to feedback and suggestions and they are actively working to make it better. I ve enjoyed my stay and I would recommend it to my friends.

Jun 10, 2010 and Feb 23, 2011 both saw Branbury residents raped. Also, in 2003 until 2005 the complex lost it's BYU approved status because of contract violating activities that went ignored by the management. The showroom is way nicer than the actual apartments. Hint: knock a door and ask the current tenants if you can see inside, and what they actually think of the complex before you sign the contract. Slow maintenance.

Great place to live with amazing amenities and activities. You will have tons of privacy and your apartment will be up-to-date and cozy. Sometimes rooms can get a little expensive though, but they tend to be well worth it.

I bought a contract from a girl and wasn't able to move in because they have no clue where the keys went and the key master won't be in for a few more days. They failed to tell me this after I wrote them a check for rent, utilities, and parking. What a joke.

I love living at the Branbury, the staff is always so helpful! My apartment is spacious, and I love making use of all of the amenities! I highly recommend if you are looking for a beautiful home, community, and gorgeous views!

The Branbury has great amenities and has a great location. It s centered between BYU and UVU and is away from the crazy traffic of south of campus. The people in the office are very friendly and helpful, be nice to them, they work hard to make the Branbury a great place! Parking is better than south of campus, just try to get home before everyone else, otherwise you ll have to park by building 1 and walk to your building. The pool and hot tub are great, so is the sand volleyball court. To make your experience the best, move into an apartment with your friends and you ll have a grand old time! :)

Pros: My room has its own balcony! I love how much light my room gets, and how refreshing it is to have your own space outside. Also, there are balconies in the kitchen and living room areas. The grounds are well kept, and beautiful. We have a pool, exercise room, and recreation area in the main building. There is a free shuttle bus which takes me back and forth between BYU and the main office (M-Th 7:20am- 8:47pm; Friday 7:20am-6pm), which means no dealing with on campus parking. Hallelujah! I also get 2 free spa treatments at the on-site spa location. Utilities are a flat rate which means no trying to stretch a dollar come winter time. Basically, I love living here!

Cons: Laundry is located downstairs, but it's nice I can do 4 loads of laundry at the same time. The shuttle doesn't run Summer/Spring Semester. Parking spaces tend to be on the small side, but there is plenty for everyone. Laundry requires laundry card you need to put cash on (1$ for wash and 1$ for dryer.)

They will rake you over the coals to get money out of you. If you are buying somebody else's contract - $250 because "It's harder" if you want to sell yours - $150 because "it's hard to post it on our website" Overall you just don't get what you pay for. Staff is unhelpful at best so don't expect to walk out of their office smiling. Plus side - my actual apartment was decent.

Living at the Branbury has been so great. My husband and I have lived here since April and its been the best place we've ever lived. The maintenance and management teams have been wonderful and the amenities are so great. I get my nails done once a month and my husband gets a haircut. If you can get in to a married apartment here take it! You wont regret it!

I love living at the Branbury! The staff is super helpful and the activities are a lot of fun. The fitness center is nice. You might see me in there sometime. The pool is nice and jacuzzi is open all year. They are renovating all the apartments and putting in all new furniture. Its super nice!

The apartments are okay, the location is great and...

The apartments are okay, the location is great and the social life is solid. Only bad thing about living here? Working with the administration. Unless you are financially 100% solid, do not try to live here. For what you get, again other then location, they are over price and they will charge you something in the ball park of $80 for being a single day late. On that single day, even if you have signed a promise to pay note they will begin the eviction process immediately. You WILL get a 3 day pay or quit notice on your door even if you make arrangements with them. This happened to me because school funds don't come in until the first week of school... you think they would work with students because of this. I'm on a scholarship program and those funds get passed out the same time as loan payments. So basically the first month of every semester living here will jack up the rent by $100. In order to pay them on time I had to dip into my savings, money that I had set aside to have a minor foot surgery done in like three days. I had to reschedule because that $100 is not something I can afford. They WILL NOT work with you, even if you are hospitalized. Found that out last year when that happened. My bishop had to step in and my ward basically paid all their stupid fees.

They take advantage of collage students, and even though the front desk and front facing admin people are really nice and professional sounding? They can't do anything for you. Or rather, they won't do anything for you. Ever. I have reached out to them several times to try and figure things out and every time they screwed me over. One time I even had to go to BYU to get them to back down on one of their stupid cleaning check rule (which happen every month, with no ability to reschedule in case your schedule doesn't fit with theirs, just FYI).

I have lived here for two years, only reason I haven't moved during that time is it would be way more expensive to do that in the middle of my masters program. The second I can, i'm out of here.

Didn't like it. The apartment and the residents were great, but management was a problem. They were inflexible and unhelpful, and there was a seemingly constant stream of extra fees tacked on to my rent for things no other complex charges for. Wouldn't recommend it. Don't trust the positive reviews, the management offers people money for writing good reviews online.

Overpriced and poor management.

Just one example. Our electronic key starts working intermittently, we put in a work order. three weeks later i cant get in to my apartment (at 2 in the morning on december 20th (its cold)) because it completely stops working... I calle dthe emergency maintenance and they told me to call the RA. I call the RA and he says its "not his problem" and told me not to call him back. Ended up having to crash at a friends place.

Our water heater went out... took a week for them to fix it
Flooding in the apartment... came that night, said they would fix it in the morning, didn't come back for 2 weeks after numerous phone calls and visits to the office.

They finally said they would give me a $50 dollar refund for all the problems (which didnt at all make up for everything) but it never came... i went to the office to ask them about it after i had moved and the manager said that the accountant had "deleted it from the system" and I couldn't get it. After lots of effort i did finally get it.

Parking is terrible and they oversell the permits so there are not enough spots at night.

I would recommend finding a different place to live. There are plenty of other options in Provo/Orem that are better for the price

I hear some people have had problems here, but I've never run into anything bad myself. Any problems I've had I was able to talk to the office about, and they helped resolve everything quickly and to my satisfaction. They're super nice and they work really hard to make things better for everyone who lives here. The wards are also amazing. I like it here a lot.

The people who work in the office are rude all the time, and they are not willing to work with people. If I could get out of my contract, I would in a heart beat. They made promises to me and roommates that they did not keep. Terrible place to live, and NOT worth the money you pay.
