do not buy from kingsley management corp. they are slum lords who think they are God and you their servants. Our park went from top rated only 2.5 years ago to a drug park, dangerous

The Sugarberry Mobile Home Community in Tomball, TX has got to be the worst run property in which I have ever lived. The management tactic of addressing complaints is to simply ignore them in hopes that the complaintant finally gives up and handles the problem themselves. The management will never deliver what/when they promise. The "rent to own" scam is nothing but that... A scam. Management convinces lower income residents that they can own their home. What they don't tell these residents is that after five years, only a portion of the rent paid is applied to a down payment to be made on the inflated purchase price of the home. The resident is responsible for ALL maintenance and repair of the home during this period. Here's the kicker: EVERY HOME IS RENT TO OWN! Which means stay away if you're not a handy-man. I feel for you if the air conditioner goes out in July. I didn't want rent to own and I didn't want any part of maintenance/repair, but I got stuck with it anyway.
This is just an awful place. There are many more things to mention and I've only lived here a month. Had I known what I was getting myself into, I would have never signed the lease.
This place is the worst place to live specialy the mountain view in salt lake city. Management is very bad the lady is racist . when trying call corporate they never answer don't recommend it!!!!!!
Have lived here for two years and it has gone down hill every month. Electrical problems that are not being fixed. Had to go to a motel one day because it was one of the hottest days of the year. Water was off for two days on another occasion, had to go stay with family. Management had palms trimmed, debris was left in our yards for three days and then charged us for the job. Common area, e.g. dog walk area full of trash and dog excrement not cleaned up by management or dog owners. Pool not open at scheduled hours. I believe management is not living up to the contract they signed with the residents. May be many months before electrical problems are resolved. In the meantime residents (many elderly and home bound) are suffering. Would advise anyone to look elsewhere.
My friend lives in one of Kingsley 's parks in Illinois and I have visited there just recently. The management has recently been replaced with new managers and with talking to him and his neighbors, I can agree with all of the negatives I have read here. I can understand them wanting to have a nice looking community, BUT, why demand that the residents HAVE to have their outside lights and furniture what KINGSLEY considers the proper and demand that the residents HAVE to have certain shades in their windows and not have plastic on their windows even on the inside ( do they realize that some of these mobile homes are not draft free) in the winter. It appears that this company has the idea that they have a giant "POWER" ego and believe that all the residents should and will become clones of them, no individual rights are allowed, you have to be like a mass produced robot and have no pride in what your yard looks like - no in their opinion excessive flowers, no outside comforts and enjoyment, etc. For an example, do not leave your kids playhouse set up, put it up and let the kids play, BUT it has to be taken down and stored at the end of everyday. NO screen houses are allowed, just sit outside and let the mosquitoes feast, not their problem. People there are either afraid to talk to management( due to possible eviction or harassment) or sick of getting no responses and they also can not afford to move out of that boarding school/ gestapo environment.
Friendly Village of Orangewood in Phoenix, AZ is a great senior park to live in Kingsley has kept this place in good standing over the years. I enjoy living in the park nice and quit and clean. Kingsley is a great company and so are their mobile home parks to live in, Not everyone will enjoy their experience so you may get a couple bad reviews but overall the good out ways the bad !

I have lived in the front range park for five years and as soon as I have the chance I am leaving. I live here with my blind father and they pick and choose who they want to target to get people out of the park. In the last 6 months the crime has gone up hugely. A man swinging his sword at people by the pool. Cops in the park daily and I don't mean to do a drive thru check. Don't move into this park or any Kingsley park. They hire crappy managers after firing decent ones. And they don't want to contact you back when you file a complaint or request for contact. Cant even give it zero stars. Bullshit!!
They took over two manufactured housing communities in Illinois and since they took over it has been a night mare. They are looking to fine you for weeds. not taking your trash can in with 24hours, kids bikes or toys left out- no no verbal warning and fines range from$25 and up and up. I cannot stay here and was happy in this community until Kingsley Management took over!!
I had the pleasure of working for Kingsley management if this place is managed the same way sugarberry place was I would highly recommend living here and buying a home from neighborhood homes five stars and up way to go York

I have lived on property for almost 6 years at one of the KMC locations, it is a company that really cares about it's residents as well as the cleanliness of the park. Clean and Green! Please don't listen to the bad reviews from the people who have been evicted! They don't tell the whole truth. Living with and in a community that actually cares is such a plus! The parks do not allow thugs or drugs! Every place has their crowd that moves in and gets evicted, it's life. Let the experience be your own! KMC really does care about you!
Please don't take my word for it. Before you move into a Kingsley Management community, take a few minutes and Google them. Look at the complaints, the court cases, the news articles. Then look a little bit deeper. They are under investigation in several states, and laws are being passed specifically because of their actions. In Colorado, we fought to have legislation passed to stop them from taking peoples homes, and from making the lives of the residents so utterly miserable, that people are actually committing suicide because they're being bullied by Kinglsey. They broke the laws before the ink was dry passing them. More of their managers end up being charged with embezzlement and fraud than I thought possible in any company. If you truly value the health and well being of yourself and your family, before you sign anything, before you set foot in the office, go knock on a few doors in the community and ask the residents themselves. Just go knock on 3 doors. If you find a single Kingsley park that you don't hear the words "Hell". "Prison." Nightmare". Please let me know. You won't find one here in Colorado.
We moved out of Lakevilla community in Oxford the end of June and did all the things asked of us when preparing to move like send our 30 day notice, give a forwarding address, and leave the keys for them when we were out. I continued to receive bills, so I called in and was told by Rene that I was all set...it was a mistake on their end but they knew I was moved out. I STILL got bills so I messaged them and told them I was still receiving bills. After 30 days, I still did not have my deposit, so I called in AGAIN to find out how long it is suppose to take. Barb informed me that I owed for July because they didn t realize that I moved out....I told her I have proof of all of the conversations with Renee stating when I moved, where the keys were left, what I did with the mail keys, and Renee responded to this emIl. In the same breath, Barb states that there was tons of damage (which is a lie) to the property....but she just said she thought I still lived there...interesting. I am so BEYOND frustrated with this. Never have I dealt with such unprofessional behavior and my husband and I have always rented. We have never had a negative response when we have left a home. My husband called again today, September 1st, and they have in their records that we moved out August 1st..so I still have no deposit and they still seem to not know what the heck they are doing. Tried to call corporate a few times and left messages and voicemail boxes are full or they never have anyone to answer the phone. Please stay away from this company and communities owned by them. Read the reviews. It is a terrible experience!!!!
I've lived at Front Range Mobile Community my whole life. Management has changed a lot. Ever since I submitted a complaint with the manager I have been harassed by employees. Also they have been finding any little thing to nit pick at. Employees are rude and never follow the park rules. Many employees have vehicles with expired tags (over 9 months expired) and their cars are never towed mine was expired by 1 day and I got towed. Many residents feel like they can't even submit their complaints to Kinglsly management because they never get back to us and they usually back up the manager 100%, even when there is proof.
The management at Friendly Village of the Rockies is racist twords her white tenants. She has got a lot of complaints from other people who live here and nothing has been done. The manager needs to be fired asap.

Can't really understand the bad reviews. The management have rules that we all should follow. The reason why? Because as a community, we all want to live in a safe, clean and beautiful neighborhood. So, yes, rules exist and they are and should be strict about them. Beyond that, the management before and now has been very very friendly and helpful. I couldn't disagree more with the person who said this is the worst place to live or buy a mobile home. When you look out your window or come home from work, you feel like you are in a regular neighborhood...cozy and well taken care of. Estefani is a wonderful and friendly manager. Thanks for enforcing the rules and thanks for making Casa Estates a great place to live.
I live in the Community Brentwood Southern in Mesa AZ. I do not recommend anyone living here. The water, sewer, trash and rent are the highest in the Valley. You can count on the rent being raised each year. The clubhouse looks like a dump incredibly outdated. The pool was recently refinished - all I can say it's about time. The Company they hired to trim the Palms trees - which you are charged $25 per every Palm tree on the Lot you rent from them damages people's patios, car ports and roofs. And of course no one is ever accountable for it only the homeowners. I am very concerned about the background checks they are doing a man moved in and was drowning cats in the community. I personally brought this to the Managers attention AND SHE DID NOTHING to remove this man from the community. This is supposed to be a 56 and older community how can we feel safe when people who commit felonys live here!
Independence woods new management curses you out regularly and as soon as you bring it up to kingsley they start to harass you and nit pick everything
I would give this company zero stars because they are very bad at communicating and getting back to you when you leave a voicemail. Not only that but management is never around to take care of stuff. Very disappointed with the company.
The managers of our park try as hard as they can, but Kingsley Management keeps raising rent more times than should be allowed (or is stated in lease agreement), has started charging for things that should not be charged for, and keeps on tacking on charges for things most communities provide for their residents. It is a bit frustrating because the place is run down and there are NO amenities (like pool, clubhouse, gym, etc.). And if you rent, they say you are responsible for all and any repairs needing to be done on the home you are renting.....
This is a very poorly run company as you can clearly see from reading all of the other reviews. I am currently residing in their Clarkston, MI run park.
There are good people working here who really sacrifice a lot for the communities they serve. Although not every resident is happy, I can assure that the management gives their best to help managers and residents receive the best housing that is available within a reasonable price. I see it first hand. Customers are on the mind of the executives here.

Jeff wiebold property manager and his daughter asha wiebold real estate agent for the park used there positions at front range trailer park in broomfield to sell me there home in as is condition. At the time of the sale the home was not up to park standards. Then they instantly started harassing me to fix there mess i tried to sell in dec but jeff told me to wait till spring. Now i want to sell as is just like asha did but they won't let me until i fix the front awning. But it was fine for asha to sell it to me five months ago without fixing it. Before you think of buying a home here read the reviews for frontrange, kimberly hills and friendly village of the Rockies all parks are owned by kingsley management and they all have horrible reviews.kingsley management has been indited in multiple states for bad business practices and everytime they get in trouble they shut the park down and kick everybody out. Then they do it again in a different park in a different state. These people are deplorable and should all be in jail! Why would any self respecting person want to work for a company like this?

Lake Haven Estates in Lake Dallas TX (owned by Kingsley Management) is a wonderful place to live. We pride ourselves in being a safe and secure environment to raise your family. Kingsley does have quite a few rules and regulations that we have to abide by, but it is for the health, protection, and welfare of our residents. Lake Haven has a minimum of 4 safety patrols a day by the local Police Department which helps to keep our residents protected. As on-site resident managers, we are available at a moments notice for emergencies. Lake Haven Estates provides an on-site laundry facility, exercise room, and coming up in March 2019 we will have a completely repaired pool to begin the Summer of 2019! We care deeply for all of our residents and aim to maintain a wonderful relationship with each and every one of them! Kingsley is a wonderful company!

Does not no how to treat people. Hangs up on you. Manage ment don't not ancer the phone or return your calls. Don't no what they r doing or how to fill out the papers. Then want to change u a lite fee of $50.00the day after u move in and gave them all the money they ask for then won't take it off the late fee. And the rent is ridiculous. The main off naver ancers the phone ther in box is all ways full.
I do not know about Kingsley Management except that the managers of this park in Phoenix, Friendly Village of Orangewood are rude, never friendly and always seeming like they are being inconvenienced if you have a problem. Michelle and John are the managers. Personally, I have had no issues with the park that did not get resolved. But I know many others who get treated like garbage, and if the mother company does the hiring, I blame Kingsley Management. There are too many good people, one I know that has been at this development for 18 years, never paid late, never, ever did he have a problem. Now, this latest management is ironically exactly what you DON'T want managing a park like this.
You need friendly outgoing people, who put out fires when they happen and reach out to resolve problems with it's residents. Instead all these 2 do over and over again, is put gasoline on a fire, threaten litigation and bully, yes bully it's residents. It is very sad. Yes there are some bad apples. But management needs to discern who these people are.
