There are rooms for improvement, management appears to have multiple miscommunication between themselves. I hate that there isn't a set time for clean checks (10am-7pm sometime) since I don't like people in the apt when there isn't someone home. We're missing screens and the set up of the apt is very dark. The construction has been obnoxious at taken a long time.

BUT the apartments are well looked after, whenever we've had a problem and contracted maintenance, they've responded quickly, either same day or the day after. The location is amazing, several different bus stops within 10 minutes of walking. You have two grocery stores within walking distance. I haven't done too much with the amenities since I'm pretty busy working, but the hot tub is lovely and the work out room looks really nice. They also now have a TV you can watch sports on if you don't have cable in your apt. I'd hate to know what I'd be paying for an apt like this in a different city. I was paying about this much for a shared room back east that wasn't nearly as nice.

I lived here for a year. I hated it here! especially trying to move out! They have that marriage guarantee which is a joke. I got married the first week of July and I had to pay for the whole month even though I wouldn't be living there. I moved out the last week of June and they still made me pay. You also have to give them a copy of your marriage license. They lost it the first time I gave it to them. Also I was out of town for one of the cleaning checks, which I didn't know they were having one and they charged me a cleaning fee even though everything was clean, but because my name wasn't on the sheet they charged me. They are very greedy with money and will try to take it any way they can. DO NOT LIVE HERE.

Worst place to live in all Provo. They do not enforce the BYU honor code, they charge you for any little thing they can, they will sale your contract to someone else without asking if you want to renew, it often smells of weed and on 2 occasions I saw someone drunk and puking in the parking lot, the management just left him there for his friends to deal with. And they make you sign a contract saying you'll live up to BYU standards but I could hear the people next door having sex often, they did nothing about it and no they were not married.

This is my second year living here. The apartment...

This is my second year living here. The apartments are clean and the staff are helpful. Need more parking or they need to not charge so much for the permits. (already have to buy one for school as it is) It is in a good location, close to grocery stores and just a couple minute walk to byu and stadium if you go to games. Prices aren't too bad for the conditions of the rooms. Overall it is a nice place to live.

The branbury has been such a great experience for me! There's always so much to do like swimming at the clubhouse , playing basketball, pool , and endless activities the RA plan. There was even a volleyball tournament that was so much fun!! Looking forward to renewing my contract !

My wife and I both lived at the Branbury (different years), with generally good experiences. Although the complex is older, they have done a decent job of upgrading furniture and keeping it clean. The parking is tight but decent, and the staff seems to improve each year. Christine Turner, the current manager, has done an amazing job of improving resident experiences and making the complex more livable. The wards are great, and it is a great place to make friends.

The closing cleaning check is basically a final let s suck all the money we can out of the tenants . YOU WILL NOT PASS THE FINAL CLEANING CHECK! if you go in they will wave the fees because they are just scamming you! Do not live here!

The Branbury is great! It's my favorite apt complex in Provo too. I like that they've given us new tables, chairs, tv stands, desks, and dressers. The management is great and the apts are nice.

I would be very careful about renting at Branbury. They had our daughter pay rent for the full month of Aug even though her last day was Aug 12th. When I emailed management the response was, " All rent payments are equal installments, that is why she paid $353 for August. Everyone pays an equal installment regardless of the move out date". Not pro-rate, therefore the get two payments of rent for the same room. Ethically something isn't right about that.

This is the very worst place I have ever lived at. I was shown excellent living conditions and upon moving in there were fumes from it being painted less than an hour before, urine stains in the carpet from the dog that resided there before, and toe nail clippings scattered throughout the apartment. The furniture was all different from what was shown in the model apartment, and there was no lighting in the living room of the apartment at all even after talking to management about it.

Also pay close attention to what they put in the contract because they will say anything to have you sign. But once you have signed the contract, the things they have promised you will be disregarded entirely. Even after talking with management several times, things were not fixed to our satisfaction. No one should live in the conditions that we had lived in or be treated and misinformed the way I was. I don't recommend living here, it is not worth the hassle.

Now I can't speak for any other person but myself and my own experience here.The People who work for the Branbury have always been good to me.The leasing manager Amos, has been very helpful with any issues I have had recently. They seem to be reasonable people, if you let them know whats wrong. In the few maintenance that I needed to get fixed in the past It did take a few weeks to get to, but I'm sure it was just because they have so many other people who put in maintenance that they were busy trying to catch up. If you ever find yourself needing urgent maintenance just communicate that to them and they'll send someone as soon as possible.

Quite honestly-this is the worst place you could imagine living. The management doesn't care. They will undercut you at every turn. I paid a $224 for my application and 'deposit'-which was only supposed to be $99 due to an online deal at the time, but they didn't honor it. I paid for my brother to live here and paid for his deposit and application fee and got NOTHING back for his deposit. He passed final inspection and was supposed to receive his full deposit back. When I asked the people in the office about it (trust me, this is a joke because no one who is employed there has even the tiniest clue as to what is going on) they forwarded me the account manager. After over two weeks of arguing and asking for his final statement from them, I looked at it and it had a $100 'fee' on there. No specification as to why that fee was there or what it was for. I asked them multiple times and sent more emails than I should have asking for clarification and nothing got resolved...so if you want to know how they have all these 'awesome' activities, it's because they are perfectly ok ripping off everyone they can. I also was promised a $150 credit to my rent due to resigning on a certain date. Never saw that money either. And if the fact that these shysters are money hungry lazy jerks doesn't steer you away, there's also the crappy ventilation (my roommate had to ask them for over six months to fix her window which leaked water onto her bed every time it snowed and rained and my other roommate literally has a hole in her window that they told her was 'unfixable'), the tiny tiny parking spaces (i know a girl who got her car towed the other day WITH A PARKING STICKER ON IT!), the creepy people that they just let live there, and the cleaning checks that rarely happen in the time period allotted and when they do happen, you might fail for no reason (last month the guy didn't go into my room and the month before I failed for 'not cleaning' a job that wasn't even on my assignment list.) In other words-don't bother. This places sucks your soul almost as fast as it sucks your money.

After me and 2 friends payed our security deposits and got ready to move into our apartment, we were told on our move in date that they had sold the contracts for 2 of the rooms and didn't bother telling us until the day we were moving in. They also said the security deposit refund for the rooms wouldn't come for about a month.

I see a lot of complaints about this place, but I don't get what any of them are talking about. It is definitely not luxury living, but for this low of rent, it is great! There are a couple things I could complain about, but none of them debilitating. Really it is a pretty laid back management if you aren't doing anything stupid. I have loved living here so far.

Maintence is quick to get everything done and they are also very kind! I absolutely LOVED living at the Branbury, great parking, the BEST amenities, super social environment, great staff, located near UVU and BYU, and beautiful apartments!

I have had an overall positive experience at the Branbury Apartments. When I initially was planning on moving in, I was going to move in August. When I came in and wanted to move in for the summer, they were willing to go through all the effort to change my lease to be longer and also helped me find an apartment that perfectly fit my needs. I have also submitted a few work orders, and maintenance has gotten to them in a great time frame; sometimes that day and sometimes within that week. They are awesome! The leasing staff are always ready to help us and are willing to bring us goodies to our apartment just because! They are really here for the residents, and that is something I will always remember about the Branbury. ( Along with the gym and hot tub where you could potentially find your significant other ;) )

The apartments are nice, my roommates were awesome...

The apartments are nice, my roommates were awesome, and the complex does have some amenities that many other complexes don't have. However, they were constantly doing construction which was a pain. Loud equipment, parking spots taken, and our water was shut off several times; usually for 6-8 hours, right when everyone was trying to get ready for school/work. There was a couple times it was shut off without any warning. Granted it was only like 20-30 minutes these times, but me or one of my roommates was in the shower when it happened and that was very annoying.
Also beware that they will make you pay a full months rent the last month of your contract, even if your contract only goes to the 12th. And don't expect anything back from that or your security deposit. I left the apartment looking better than when I moved in and only received $10 back. I talked to multiple people too who had the same story.

I've been living at the Branbury for the last 6 months and I love it! There are always activities going on which makes it easy to meet new people. The Branbury has free tanning, a pool open year round, a racquetball court, a gym, free zumba classes, and fresh cookies in the clubhouse :) The apartments are in a convenient location - close to the grocery store and shopping. In the five years I've lived in Provo, this has been my favorite place!

They're only helpful when you want to live there, any chance you want to back out of your contract? No can do unless you want to lose hundreds of dollars. Their contract says you will get your full refund back and apparently I didn't apply to their contract as well as 2 other friends of mine. BUT when you confront them about how their contract is a scam and doesn't hold up to what it actually says they ignore you and scam you anyways. Do yourself a favor and don't live here. The management clearly has some issues.

The amenities are great, the apartments are also pretty nice and comfortable. They water the grass A LOT and depending on when you come and go you may just get caught in the sprinklers whem you come home at night and when you go out in the morning. Other than the excessive watering, I have loved living at the Branbury.

I lived at the Branbury from August 2018 to April ...

I lived at the Branbury from August 2018 to April 2020.

Price for parking went up 10 bucks every August I lived here. They have a special zoning so there are more spots but they are VERY narrow. Park carefully and be mindful of who you park beside.

Rent went up by 100 dollars the first August (2018) I lived here. I moved down in July in the midst of what seemed to be a mass exodus. The majority of my roommates I had during the summer left before the rent hike took affect. I stayed and adjusted to the change. The next August wasn t so dramatic. Rent was increased by 10-15 dollars.

Laundry rooms were renovated while I lived here. The price per load was raised. You use an app to load money onto your laundry card and you pay through there.

Grounds are well kept. I noticed consistent effort to beautify the area. I also saw Branbury staff regularly picking up litter.

The amenities are nice. There s a pool, hot tub, tanning beds, and a computer room with access to a printer. There is a gym but it s very small. The Branbury also has a salon. Residents can receive some free perks. Some services do require payment.

The Branbury is located right on to the Provo River trail and it s also very close to the Neighborhood Walmart and Target. It s not far from bus routes and there s a shuttle that runs regularly for BYU students.

The apartment complex varies with regard to new renovations. I moved in August 2018 and my apartment had carpet and title kitchen floors. It received new vinyl floors in October 2019.

The office staff were nice. I never had any issues communicating with them. Cleaning checks occurred every other month and were reasonable.

absolutely despised this apartment. After 3 months of them draining me dry with tons of fees and charges i was never made aware of, it ended with them not giving me my security deposit back due to a white glove check before the end of the lease. I cleaned that crappy apartment for days to pass the check and get my deposit back. in the end they held $75 of it. There was no explanation of why i didn't pass regardless of my asking. Just a "sorry bud." There is plenty of more accommodating student housing out there that will realize you are a student paying for college and that wont cheat you out of your money.

Sent in multiple work orders over the last 6 months for fixing lights in our apartment. Never got any word back. Any time I had questions, the office never called back when I reached out to them.

Office was very inflexible with understanding my financial situation caused by COVID-19. Overall, just not a great complex. The office doesn t really seem to care about its student renters.

Additionally, SO many ridiculous fees. Rent is advertised as 375-400, but I typically ended up having to shell out 475.

Giving it a 2 instead of a 1 because I liked the full-size bed, and that s about it.

I never leave reviews, but I feel so strongly about these stupid apartments, I can't help but warn the internet. DO NOT LIVE HERE!! I have never been more frustrated by student housing. Services were awful and I constantly had to leave my own home to study elsewhere because there was ALWAYS construction noise from the pointless renovations. They charge WAY too much considering how terrible it is to live here. I've never been so excited to move out. I repeat: DO NOT LIVE IN THESE APARTMENTS!!! It's definitely not worth it.

I've had to revise my previous review, so here it is:
The Branbury tries very hard to have fun events and activities, but other than that, I've yet to see anything impressive. The apartments themselves are okay, the grounds are nice, the pool is nice, but really, management makes or breaks an apartment and in this case, it's quite broken. I wish I still loved living here, but I can't honestly say that I do, and that means that this girl will be moving out as soon as possible.

Branbury may claim to have great perks for their residents but the bad far outweighs the good here. Their fitness center doesn't have working AC and smells like feet and the equipment is nasty.

Management completely screwed me over when I moved in. I was meant to live with my close friends to avoid living with multiple strangers but they didn't even put any effort into trying to put us all together. They wound up putting me in a completely separate apartment building from the girls that I should have been with. The roommates that they gave me were less than ideal, they were dirty (not messy, straight up dirty) and rude and stayed up all hours of the night watching LOUD television. They eventually threatened reporting me to the office for asking them to clean up after themselves so I threw the towel in and payed the $100 transfer fee to move in with another set of strangers. Branbury doesn't do monthly cleaning checks so if they stick you with dirty roommates then your stuck with a dirty apartment for the length of your contract.

When you request a pet free apartment due to allergies they ignore you and put you in a pet friendly apartment anyways.

When I moved in I had mold in my apartment, the lock on the sliding door was broken and we were on the first floor, the kitchen was overrun with bugs and they wouldn't respond to my maintenance requests. I had to break down and have my dad call the leasing office like a child in order for them to finally come and fix the multiple issues.

No one enforces the curfew rules so if you live next to the pool and basketball court, good luck getting to sleep. People party at all hours of the night here. The RAs are supposed to be the ones to regulate the noise here but that never happens.

All of your mail will get lost. I ordered $200 worth of something and the post office delivered it to another apartment thanks to the confusing numbering system. I never saw my stuff and the leasing office made no effort to retrieve my stuff. There are 7 of whatever number your apartment is and the leasing agent told me to go around the complex and ask everyone if they had my stuff. They are completely useless.

Not to mention, they don't care about the BYU honor code. I've had friends at the Branbury who had roommates that would have guys over all hours of the night, they could hear them having sex and Branbury would do nothing about it. When I moved into my apartment there were beer bottles everywhere. This should not be BYU contracted housing.

0/10 would never recommend. Pay the extra money to live anywhere else. I had the worst experience I will ever have at the Branbury.

The staff is so friendly! The maintnace guys are very prompt at fixing things in your apartment when you ask. And they are good at it to. I would recommend this place. That's all I have to to say!!!!

The only reason I am giving 1 star is because there is no option to give no stars. I read a review awhile ago (before living at The Branbury) that said "I wouldn't recommend this place to even my worst enemy." I pondered the harshness of this review many times while living at the Branbury and have came to the realize the truthfulness of this fellow's statement. I feel like it is my moral obligation to warn people, DO NOT LIVE HERE. Take your money and run. Find a troll under a bridge near provo river to live with, because I guarantee his service and hospitality will be better than what I received at the Branbury; and living conditions would be comparable. Hopefully you will not make the same mistake I made; reading reviews, not listening to them, pondering their truthfulness, and then hating every day I had to live at the Branbury while kicking myself because I knew I should have lived somewhere else. If you don't want to get your wallet molested, and have your mood dampened daily by the dreary apartments (not what they show on the tour), I'd recommend you live somewhere else.

BEST APARTMENT COMPLEX. I had the best experience here. The staff is so nice and very understanding. They also have great services for you (like a free full time salon and tanning bed laidies!!). The apartments are super nice and you get a private room. I highly recommend anyone to live here!

The apartment was never clean and they never care to clean the apartment before new resident comes in. My room was full of dust and bathroom was filthy when I first moved in to that apartment.
However they WILL CHARGE YOU for the slightest dirty spot under the name of 'Cleaning Fee' every time they do the cleaning check and when you check out of the apartment.

If I could give a zero star rating I would. Apartment doesn't care one bit for anything but their bottom line. Moved us out of our apartment on 2 days notice to put wood floors in on the first week of school despite us saying we didn't want to leave. Didn't clean up everything after. Maintenance and RAs come in unannounced all the time. they break nearly every landlord law in the state of Utah and use BYU housing as a cover for why they can (they actually can't)
It's a shame management is so terrible because this place actually has the amenities to be nice. I would stay literally anywhere but here. Heck, under the I15 bridge might he better than here

Management is not helpful at all, they just want to take your money. Parking spots are almost too small to fit your car in, your doors will get dinged for sure. Seriously have had a great experience everywhere else I've lived in Provo, live anywhere else if you can. So not worth the drama.

Absolutely love living here! Compared to my last place that was only $10 cheaper, the Branbury is spectacular. The amenities were a huge selling point for me, and there are always activities going on throughout the complex. The staff has been nothing but helpful and willing to do whatever they can to make your stay the best. A lot of people complain about hidden fees, but as long as you thouroughly read through your contract, you will be fine. Maintenance has been amazing! Every time I've put in a request, it has been fixed either the next morning or within three days. The only reason I am hesitant to give it 5 stars, is because our cupboards, countertops, and some of the molding could use some replacing.

If I could give this place 0 stars I would. This was probably the worst place you could ever live at. They had so many hidden charges, charging you too much money for "failing" your clean checks even though the apartment is clean and tidy. It has the worst management possible with employees who just happen to not know anything about what's happening with your money. The people who live here also suck. My first roommate would smoke weed every night, and even when management came in to do cleaning checks and could smell the weed throughout the apartment, they never did anything. It took two written complaints for them to finally do something about it and kick them out. When they were redoing the pipes in the wall of my room, they broke my mirror and never reimbursed me for it even when I confronted them about it. The amenities don't justify living here and they are usually "under construction" or closed anyway. Don't live here, please spare yourself!!

The facilities and management at the Branbury leave much to be desired. The staff are condescending and unhelpful, which I may have been able to deal with if the Branbury didn't try to so hard to create a false image that they care about their tenants. First of all, I was very displeased with the lack of attention to maintenance issues; for example, our heating system broke seven times during the month of January, and every time they sent a maintenance guy to come fix it, it would break again after a day. Each time, we had to put in several requests before they came. Also, I lived there for one year and not once did they come clean the carpet. However, they had the audacity to keep $71 out of my $100 "deposit" under the pretense that the funds are used for "carpet cleaning and maintenance." Other apartments I've lived at actually clean the carpet for you while you live there, and they only take $10 from your deposit. This place will nickel and dime you for absolutely anything and everything. They will fail you on cleaning checks just so they can charge your apartment $100, but then they won't do anything to improve their facilities and living conditions when problems arise.

I have live at the branbury for 3 semesters, plus two summers, it is clean and the staff has been nothing but nice and professional. They have made a lot of improvements in the last 8 months to apartments(new beds, couches, tables, desks) and to the club house. I have lived in two different apartments and both where clean with walls painted and carpets clean. In fact in one of my apartments the carpet was cleaned 3 times in less then a year. I have always passed clean checks, because my parents taught me how to clean, it is not that hard. I spent a few hours each clean check to clean, which is not that long. Maintenance is on top of things, I have never had a problem with them not fixing something. I had never had a problem with "hidden" fees, because I read what I was signing, and I paid rent on time. Just like dealing with any business or person when you are nice and understanding things just work out better.

Hi, I have lived at Branbury for about a year and a half now. I renewed my contract right before everything started getting awful. I absolutely and completely regret renewing my contract. Ever since these new renovations have been happening, strange and ridiculous fees have been showing up. Let's start with going online to pay rent. Did you know that you only have the option of paying with a card, or some cash payment plan. For a visa, there is a not so convenient "convenience fee" of almost $20. Now, you of course can choose the cash payment, but you have to take your cash to a certain location. I know, convenient right? I just want to pay my rent on time with out any hassle! Next fee, moving out early fee. This is no joke, if you want to move out early then you have to pay. Not only do you have to pay, but you have to pay $150 to the Branbury to sell YOUR OWN contract. They don't help you, they just take your groceries and gas money. I think that the Branbury is running low on money from the renovations or something, because these charges are so unnecessary. This is supposed to be STUDENT housing. What is one thing everyone knows students don't have? Money. We don't have money.
Lets talk about the water that seeps down our walls and creates bubbles in the paint. Not only that, during the renovation, a crack was put in our wall. Maintenance came and looked at it, said they would be back to fix it, we have yet to see them. There is mold in the bathroom's that grow, which is so bad and unhealthy! For all of the dumb extra fees we have to pay, its surprising how awful the conditions are we live in.
Please don't live here. If you still choose to, you have been warned.

This apartment complex does not care about helping students problems at all. I've had multiple issues but the most recent one has to do with cleaning checks. I did everything I could to make sure everything was extremely clean for my portion of the cleaning check. My roommates were not so thorough and a lot of the parts they were assigned to clean were not up to standards. I got my cleaning check paper back and it said I passed but when my rent came around I had an extra $25 fee added on for a failed cleaning check. I thought it would be a simple fix so I went into the office and wouldn't help me at all it taking the fee off. I even showed them the paper stating that I had passed which was filled out by one of the RAs. They said they had different information and because my roommates didn't do their part I am stuck paying for it. Very disappointed they would not help one of their residents who's been living there for over a year. They obviously don't care about the individual student.

WORST place ever. I lived here about 4 years ago. I left before my new contract started. Up to this day in 2020 they are still trying to get me to pay the $5,600 for a room that I haven t lived in for at least 4 years. This is theft and wrong in so many levels. I am basically double paying them for a room that someone else is living in. ABSOLUTE IGNORANCE.

So, the office staff is nice, they will tell you how much you will love living there, and, yes, there are cookies in the office. What you won't know until later is that the units are not maintained well, the carpets are so gross you won't want to walk on them in bare feet, if you have plumbing problems you will be told there is nothing they can do about it, and when it is time to check out they will find all sorts of interesting ways to keep your deposit money (utilities set up they never mentioned, remaining rent money even though you paid in full each month, etc.) There is plenty of competition in Provo/Orem. You can do better.

The only good thing I can say about this place is ...

The only good thing I can say about this place is that I really liked the staff. The internet constantly had issues, parking was impossible during the school year, constant construction, and having to leave our apartment for issues. We had two floods while there, and they made us pay a full month of rent for our last month even though we moved out half way through. On top of that, a box elder bug infestation in the fall, mice infestation in the winter, and spider infestation in the summer. The walls are super thin, and the neighbors above us would seemingly pound their feet even though they were walking softly (bad floors), and the whole time I was there, I could hear mice in the ceilings at night. As a guy, it's also worth noting that only 3 of the 7 buildings are for women, so all activities there will always have more guys than girls. The laundry machines are pretty rough on your clothes compared to other places, which is a common complaint I heard from people while there. My rating wouldn't be so bad if the price was less. You can pay a couple bucks more to go to places that are much nicer.

My sister and I were really not impressed with our time here; the apartments were fine. We found that management was the toughest part to live with. They sent us a ton of bills after we left and claimed they told us, but never did. The area is kind of sketchy because of all of the harassment and attacks on the Provo River area. If you can find somewhere else to live, I really recommend it.

I would not recommend living at the Branbury to anyone. I lived there during Fall 2017 and Spring 2018 semesters. To begin with, they advertise to UVU students yet follow the BYU calendar which meant I didn t have anywhere to live for the first week of school. When I took my tour of the Branbury, the model was clean and bedrooms had large closets with built in organizers but the room I got assigned to was run down, disgusting, and the closet was half the size of the one they had shown me. The whole apartment was not well maintained. Parking was also an issue. The spots are very narrow and unless you are in building 1, which has the overflow parking lot, it is hard to find a spot. They are extremely slow to respond to maintenance requests. I submitted one the first week of living there and it took them 6 months to contact me. They also do not enforce honor code or quiet time, so if you are a serious student, it s probably not a good place for you. One of my biggest complaints is the way they do their pricing. All 4 girls in my apartment paid significantly different amounts with one of the smaller bedrooms paying the largest amount. It is more expensive than many of the other places in Provo, especially for the quality you are getting.

First off...I never write bad reviews, I believe you can handle most situations with good communication...however, that takes effort from both parties....Staff are only willing to be nice and helpful when they know you're about to sign a contract! If you are looking to leave a son or daughter in an apartment while you are out of state do not leave them in the hands of these greedy people...They will manipulate them with a smile on their face while they fine them, change their room without notice, cancel their contract without warning, and won't do maintenance work until the floor is flooding and going to ruin their carpet. They have updated the outside but don't be fooled, inside it is OLD and GROSS. They just put "band aids" on things. The bed frames you are forced to have fit so awkwardly in the rooms some won't even fit normal sized mattresses. Management is rudely passive aggressive and if you have a disability of any kind do not expect them to accommodate in any way. They say they will help and understand but it's all a lie. Do yourself a favor and move anywhere else! There are brand new apartments for the same prices close by. They are SO unorganized here that they charge different prices for the same rooms and more expensive prices for the crappier smaller rooms. But hey if you're not comparing prices with other people in your apartment complex then you'd never know! They lose contracts and paperwork all the time...which means they lose your money and just charge you again. They find any way to screw you it's really a shame. This place just needs to be re vamped in every way.

I just needed a place to stay for two months durin...

I just needed a place to stay for two months during the summer and thought $200 a month would be good. However, I ended up having to pay $380 to move in (none of that was refundable and it was a shared room), and another $205 for only half of the next month. In total I lived at the Branbury for 1 month and 15 days and payed $585.

NOT a good deal. Especial for cheap summer housing.

Here are a list of the extra fees you should know about if moving in for summer:
-Application fee $20
-Non-refundable deposit $75
-Utility setup fee $40
-Prorated rent for moving in two days early $20 (but they wont prorate your rent in your favor when the semester ends and you have only lived in the apartment for 15 days of the month. -You have to pay full months rent)
-Convenience fee -$2.50 (they charge you for making it convenient to everybody by paying online)

Just make sure to listen to what the people are saying when you sign up. The Bradbury isn't a bad place. I just have a hard time saying anything good about an apartment complex that cares so little for students in this kind of situation. They will not work with you.

After sending my daughter to school and having a bad experience with her first apartment complex, we moved her up to the Branbury in hopes to have a better environment. She lived there two years and absolutely loved it. She made great friends and loved the environment and location of the community. If we had to do it all again we would ve sent her to the Branbury in the first place. Would recommend it!

Let me paint you a picture-
You live in a dungeon. Your living room is deprived of light. Your water is randomly shut off multiple times throughout the semester (what a waste of a utility setup fee). The rooms are monochromatic- a dull grey. What does this sound like to you? Prison, maybe? Possibly your in-law's?

Now I tell you that it costs more to live here than any other place in Provo.
So now we know it isn't jail or your in-law's. It is the Branbury Apartments in Provo, Utah. They tell you "spots are limited," or "Sign up while prices are low!". I have found both of these things to not be true. Also, it is right on the river which can be shady, as proven by some incidents easily found in old Provo news stories.

1-star for the hot-tub.
1-star for free food every once in a while.

I've lived at the Branbury for a few months now and all I can say is the Management here is incredible. Ryker Call, Ashley, and the others have been just amazing. They are open to helping you with anything they can. When there is a issues with a room the staff gets there as soon as they can. They leave notes about what's happening or with what they fixed and it's just a great place to live. Being able to get new roommates and hangout with new people is always a plus to! I would recommend The Branbury!

Let's start with the good and end with the bad. Keep in mind that prices are going up everywhere else but I do not agree with the Branbury's prices, especially raising them for residents who have been here for two years or more. This review is primarily weighted on price (like it should be because we are college students).

GOOD:
The bus is nice because walking would not be fun and the apartments are good. I can't deny that. I didn't give this place a one star for that reason. Don't get me wrong, I like the student staff like Josh, Bridget, and Riker who just left, but at the end of the day I judge the upper management (Horizon) who makes the big money decisions that ruined my opinion of this place. Maintenance guys are nice and do a good job.

BAD:

The Price-
Nice place to stay but not for $533 a month for private rooms (F/W Private Room- $459 + $74 [Internet, R.Ins, & Utilities]) not including the Utility set up fee ($49 one time fee). $533 is the amount they wanted to renew my Fall/Winter contract for because they raised my price for the third year in a row. They generally advertise the prices without including the additional $74 [Internet, R.Ins, & Utilities] so keep that in mind. I started at the Branbury at $433 (everything included) a month for F/W Private. Go to an apartment complex that cares about repeat residents and won't keep raising prices. Horizon (Branbury's management company) likes to raise prices. I've been living here for two years and they don't care that I have been a good resident and wanted to renew with my normal rate. The Branbury will be earning about $2,000 every apartment of four private rooms next year/per month. Monthly house payments are cheaper than that.

Social-
If you can find a nice house to rent or duplex, go for it. BYU housing is something I am extremely against because they create a monopoly and charge students too much. Best places south of campus are, the Village, The Colony, Liberty Square, and any other large complex (Best is stretching it for BYU student housing). I do not endorse any complex but the proximity to campus is worth it alone. The Branbury is too far. College is more fun in those areas anyways, even if you have to downgrade. Go to south of campus because it is more social and the wards are better. South of campus is younger as well, a lot of older young adults live at the Branbury. South of Campus is better for BYU students anyway. Let UVU officially claim the Branbury like it already has.

Safety-
South campus is safer. The Provo river doesn't have a positive reputation for safety. If you don't believe me, contact the Provo Police department for any negative reports in the area within the past 5-10 years. The Branbury is also located next to a lot of government housing which statistically speaking 'could' include more crime (yes, crime can happen in Provo). Props to the Branbury for making all the mens apartment's located next to Provo River, there is a reason for them doing that. Some women's apartments used to be next to the river but that didn't work out too well. Source:Google the branbury and look at the news tab.

Amenities-
Don't fall into the Branbury's amenities trap. They think that since they have a salon that we should care. Cool they have a hot tub, not original nor is it rare. They should include TVs and Cable for the price that we are paying. All other apartments that charge what the Branbury charges include a TV. Anywhere that charges near the Branbury's price includes a personal washing machine, the Branbury does not. The kitchen appliances are old. You should hear my fridge at 1 o'clock in the morning and the broken motor on our microwave rotator. Their price should include granite counter tops. I am not saying I need all of the things mentioned about, but for $533 a month, you bet I expect that sort of treatment.

Negative Experience with:
-One of my roommates (I didn't know him) smoked weed in our apartment and got evicted.
-I got booted in our own parking lot ($60 later). Tinted windows + Sticker don't go together. Branbury did nothing.

Fees for everything, the apartment wasn't cleaned before new students moved in, they never tell us things. They changed rent twice on me, they've come in without nocking and moved stuff. It's crazy here

There is room for improvement in the conditions of the rooms. Nevertheless, management makes a real effort to help and make you feel comfortable where you live. Excellent Customer Service from their managers. Worth living here!

This place is awesome!! The RAs are really nice and are always willing to help. Also, the management team is way cool and really friendly. Plus there is so much to do. There's a pool, gym, rec room, free hair cuts, etc. Would recommend to all of my friends.

I would give The Branbury 0 starts if it was an option. Every time I have called the office, I ve had to call multiple times to get anyone to answer. They also take several days to reply to maintenance requests and messages. They claim they remodeled the apartment but all they did was recover the counters and spray paint the cupboards, which left over spray all over everything (there were also hairs spray painted into the cupboards... ewww)! The hot tub has been shut down a few times due to not being up to health code standards and the pool is NASTY! The parking spots are so small that you can barely get out of your car and vehicles are constantly getting it dinged and hit (mine included). Finally, when you move out (if you re unfortunate enough to live here) don t bother cleaning, because no matter how clean it is they WILL fail you. So you might as well get the most of your money that was paid for a cleaning charge .

I'm very pleased with the Branbury. Happy to live here. only complaints are that I see the maintenance crew here all the time. Not sure if they are actually working, seeing as it takes them forever to respond to anything. Also, the laundry facilities are awful. I've gone to friends apartment complex's to get a quality wash.
