I absolutely love the Branbury! Management is always so accommodating and always there when you need them! Whenever you come across an issue, the office takes care of their residents to the best of their ability. I love that! I absolutely love the new workout room, pool, hot tub and free hair salon! I never leave reviews, but I figured everyone should know about the Branbury! I will be staying here for a long time! The location is perfect for BYU and UVU students. Oh, and the price is incredible!

I think it is not possible that so many people are...

I think it is not possible that so many people are giving 5 stars in their reviews. So here goes my review, I hope that it is helpful:

Building:
1- Floor was coming off when I moved in.
2- We had an ant infestation (for about 3 months).
3- had another bug infestation (for about 2 months).
3- My door didn't shut.
4- I didn't received a key for my room.
5- old furniture.
6- Garbage disposals are not very close for building 2.

location:
1- 25 - 35 minutes walking from BYU (not that close).
2- Dangerous zone ( My roommate got his bike seat stolen and some other friends had pieces of their cars stolen not to mention all the times that someone was arrested in the nearby area)

Parking:
1- Very narrow parking spots ( cars often receive doors dents from other cars that are close )
2- If you are 1 inch out of your parking spot you will get a ticket.

Apartment management:
1- They try to charge for everything
2- They tried to charge me for not getting back my room key ( which I didn't receive to start with)
3- They tried to charge me $30 dollars because they were fixing stuff in my room and my laptop was a couple inches too close to where they were working and they charge you $30 for moving it.
4- They don't distribute cleaning responsibilities equally (I had to scrub the oven/microwave, kitchen and hall walls, clean and mop the floor, throw the garbage while my roommate only had to clean the dishes or the restroom).
5- They came and put some new floor in the apartment and polished it. The problem is that polishing it left a heavy layer of dust all over the apartment including my bed and personal belongings (computer and clothes). I ended up cleaning everything up. Oh and the worst thing is that it was the day that cleaning check was due prior to us cleaning the whole apartment.

Extra things:
1- They made me pay full rent the last month even when they make you move the 12th (not even half a month) and they will make the new resident pay full rent too when he moves in.
2- When they do remodeling they take quite a few hours. They took about 4-6 hours to change the bed frames and left without putting the mattresses back (they piled them up in the living room ) and one of our roommates didn't even received a mattress so he didn't had where to sleep.
3- They came on finals week to remodel and they came very day for the whole week from 10 a.m. to 4-5 p.m. (sometimes even 6)
4- Expect to come back home and see people in your room when they are remodeling, and don't expect them to leave soon.

My personal advise:
don't live at Branbury. They might be getting "new" furniture (which is not that great to begin with) but it still not worth it. All my roommates are moving out for the same reasons that I wrote in this list. Also all of my girlfriend's roommates are moving out. I'll ask my roommates and friends to leave a honest review of the apartments, I hope this review helps!

This was the worst place that I have ever lived. When I first moved into the apartment it was absolutely disgusting. Nothing had been cleaned from previous tenants and none of the appliances worked properly. It wasn't until after all of my roommates and our parents complained that anything got done. Dealing with management was a complete nightmare. Every time I talked to them they were rude and condescending and nothing ever got fixed unless I had my parents call and talk to them. There is a huge gender bias there.

The community at The Branbury and the amenities were the only good things about this place. The apartments are sub-par and when I moved out they went ahead and kept $85 of my security deposit for "failing my cleaning check." About 300 other residents had the same experience. It's my guess those other residents deep cleaned their apartment the entire day before check out. They are over-priced for what they are and the management is cheap. If you plan on staying somewhere temporarily I would suggest looking elsewhere.

Terrible housing, don't live here. It's a TRAP! Moved in after my mission and the apartment was filthy, including my new room, which is interesting considering the white glove check. This is probably due to the broken vacuum that is here. I filled out inspection upon arrival, and noted a few things for their famous maintenance team, but at last check (10/13/17) it had still not been reviewed, more than a month later. I ended up fixing it myself at my own expense. My roomates now have another pending fix of a broken cupboard. My roommates are all older. There is a big split here between UVU and BYU students. This carry's over into the ward. There are a lot of amenities here, I haven't been able to use them too much though. Their "free" beauty parlor thing requires tips. I would never recommend to live here. I've lived in several apartments, and this is definitely the worst one yet.
A lot of their positive reviews comes from a give away contest that the Branbury had. Notice that all the reviews with high stars are by people with only 1 review.
This complex is a scam, stay away. Dishonest management.

I lived at the Branbury for four years, so I know what's up like a soldier knows war. Actually war is an apt metaphor for living at the Branbury because that's what you'll do with the management when you inevitably leave. I'm almost positive that they have no intention of ever giving you your deposit back, so they try their best to fail you on your final cleaning check, consequently taking whatever money they can get from you. Also, they don't pro-rate you for your final month, so when you move out on the 14th you still have to pay a full months rent (double screwed).

There are worse places to live, to be sure. But renter beware!

The Branbury is a swell place to live. As long as you abide by the contract, you won't get any surprise fees or any trouble,w which is the way it should be. There are a ton of fun activities that are available where you can meet some pretty neat people. The ward I went to was brilliant! The apartments are being renovated and it's really nice - they really become your home. And I love the gym and the lounge with the piano - it's so handy. If you come with the right positive attitude, you're going to have a swell time!

Branbury is a great place to live. My apartment was new a clean and the staff is super nice. It's pretty clear their honest intentions is to make sure that you are happy. They even remembered my name! The work orders also came in a timely matter. STORY TIME! The work people were there replacing the baseboards in the kitchen. I opened the fridge and my a jar on dip fell out and broke on the floor. The work guy stopped and helped me clean it up, and I kid you not he went a bought us a new dip and brought it over a few days later. I honestly don't see why the Branbury has such bad reviews. I love living here, and plan on living here for the rest of college.

They stole all but four dollars from my deposit. The whole place was full of black mold. My bed had its boards coming out of the bottom of it. They tried changing me an extra $50 because the apartment wasn't clean when I arrived. The apartment flooded once and the workers who came in covered my food with feces tainted drywall. My roommates drank coffee and smoked. This is not BYU worthy housing. You will feel like a disgusting piece of trash living here.

I love it here at the Branbury! I've lived in some pretty crappy housing, and the Branbury is definitely not one of them. I don't know why people complain so much. People are lucky to live here, compared to some of the other places to live around Provo lol. It really is relatively cheap for how nice it is here. The amenities and location are the best part I think. There's a pool, volleyball and basketball courts, a gym, a couple rec rooms, a study center, fire pits and grills, and even a free tanning bed and salon. I like the location because it's so close to the beautiful mountains nearby, and it's also right next to a pretty trail by the Provo River. You're also really close to town, so you don't have to drive too far for grocery shopping or going out. The management is also very nice and tries their best to take care of you. All in all, a really nice place to live.

The branbury is a joke. Ive been trying for weeks now to get my toilet to work and they just don't want to take the time to take care of it. Oh and don't bother trying to call them, they WILL NOT answer. They just let the phone ring. I went in the office one time and there were plenty of workers and no one in line and they were STILL ignoring calls. And every time you get in contact with them they say there is a new fee you have to pay. All they care about is your money. Also my apartment is discusting. Don't bother with this place. Take your money and RUN.

This place is the worst! They will suck you dry. My room was almost 200 dollars more than some of the men's rooms here. You are charged a fee if you don't clean the apartment "enough". I had to pay 18$ more just to pay rent with a visa and you have to pay online! Then after I moved out they charged me 120$ because I didn't check out "right". They don't help you find someone to take over you contact at all even though they say they will. I will never live here again.

I lived here for 2 years before moving to another apartment complex for a few months, and I just moved back! The location is pretty good, even though it isn't the closest to BYU the shuttles make it very nice. The people here are just fantastic, it's so easy to make friends. It's a very social place with lots of fun things going on all the time. If you are LDS then you have to know the wards here are the best that I have ever experienced. It may not be the newest, ritziest place, but you get more than you pay for. I would highly recommend it!

I love this place! They got to my maintenance request within two days. They feed us steak and salmon dinners as a welcoming gift! They have cool events that the branbury AND UVU conduct at least 4 times a month. They RECYCLE!!! They just recently remodeled the club house and office, looks fantastic with a beautiful gym. I love this place. They really care about their residents and their wants and needs A++++++

The Branbury is not bad for the price. You are not going to get a better deal. I love the location. I can literally walk anywhere. Restaurants, grocery stores, and Lavell Edwards stadium all within walking distance. The pathway leads to Provo canyon and Utah lake. Great running path. It is BYU approved student housing so you will have to sign the honor code and get cleaning checks once a month. The cleaning packets tell you in detail what to clean, and when cleaning checks are so you have plenty of time to do it, and fees for failing. So there are no "hidden" fees. No surprises. R.A's are pretty chill. I haven't had a problem with them. I love my ward. The bishops office is in the same building as where I live so that's convenient. Branbury offers free shuttle to BYU. And for UVU students there is a bus stop right up the street. It will take you to and from campus. It will also take you to the front runner station. The apartments themselves are nice. They are fully furnished. They also come with nice closet space. I don't know why people give them a bad ratings. I've lived here for awhile and haven't had any problems.

I really enjoy living at the branbury, my apartment is extremely nice, and I feel at home here. The only downfall is the price, when I was first signing my contract I was misguided about the amount I would be paying monthly it was a huge miscommunication. And I feel like I've been hit with many hidden fees and that my rent is steadily increasing. On the flipside I live in a very nice apartment and so the money I'm paying to live here is definitely worth it

I lived here for 2 years. The apartment itself was ok. We had issues with maintenance a few times, and the staff often seemed friendly, but not very willing to work with you as a tenant. Their agenda seemed pretty clear in just making money. As a previous property manager of other BYU housing, I was not very happy with how the management dealt with their tenants. I mainly moved here because of friends and not for the place itself. If I had the choice again I'm not sure I would live here.

I love both the gym and the rec. room! The people are what makes Branbury a great place to live at. The complex is friendly, and there are a lot of different events and activities to participate in! I would definitely recommend to those looking for housing that go to both BYU and UVU. Great location!

Worst apartment complex I've ever lived at. They d...

Worst apartment complex I've ever lived at. They do not fill service requests in an orderly manner, or ever. Our heat was out for three days before they came to fix it. Then they come in for clean checks and threaten to fail our apartment for five socks that were on my floor. I kid you not. The apartments are dark and dingy and do not look like the model they show possible residents.

I've submitted maintenance requests to them for the spiders in our apartment, our garbage disposal, and the FIVE washers that have been out of service in the laundry room for three months and they have done nothing about it. They just write a note and say they'll give it to the apartment managers.

Don't be fooled by their "marriage guarantee" thinking that you can get out of your contract at anytime if you're getting married. What they fail to specify is that you have to live here for 6 months before you are covered under their marriage guarantee.

This has been one of the worst apartment living experiences I've ever had. They treat their residents like crap and hire people to work in the office who could care less about the residents which are the reason they even have a job. Any complaint you have, they will try to turn it around on you like you'd done something wrong. It's not worth it. Just walk away.

Lived there twice- once as a single student, once married. Both times everything was fine until the move-out. Moving out of this place is like trying to pull teeth from an angry hippo while juggling knives and performing open heart surgery on the Queen of England. We sold our contract, paid the $75 move out fee (outrageous) and gave them everything. They informed me that I would receive my deposit and the extra rent within a week or two, when the envelope arrived they informed me that I owed them $5 (they actually owe me over $900 in deposit and extra rent that I had paid). Upon looking at my account online, they just took the extra money as "charges." Of course a leasing agent is only available to talk to like once a year, so I have to sit and wait while they keep my money in their bank. This has now happened twice. Don't live here, the move out is just not worth the hassle.

I love it here. It's a little far from campus but there is a free shuttle that goes between here and campus so it isn't even that bad. The management has almost always responded quickly to service requests and has been very easy to deal with. Parking can also be a bit annoying with the tight stalls and sometimes I need to park away from my building but there is enough stalls in general. The apartment is clean. Overall I think it is a great place to live. I really don't know what other people complain so much about.

I really don't like the Branbury at all. Don't let the new renovations fool you. Yeah, they are putting in new flooring and furniture, but they're not fixing things that really matter. Our A/C is barely chugging along and their solution is to turn it off and open the windows. Um no. Their laundry facilities suck. I've tried many of their on site laundry rooms and my clothes always come out of the washer partially dry. It's disgusting. My clothes are questionably clean, but do I want to spend another dollar on every load and wait even longer to finish my laundry? Not really. I've had to take my clothes home and hand wash them. Sure, I could find a friend who lives in an apartment with a washer and dryer, but that's a huge hassle. They're updating things to look nice on the outside, but on the inside it's really not that great. They spend our money on activities instead of making changes to things that matter. I have brand new flooring in my apartment which is nice, but our baseboards are coming off and our dishwasher doesn't work and our sprinklers and shower heads are coming out of the ceiling and wall. I'm definitely moving far, far away from here.

This place has been crazy to live in. Ever since these so called remodels have been happening since basically the first of the summer it's been nothing but construction noises and loud landscaping Mexicans outside to the absolutely terrible and inefficient job for the furniture remodel which they said would be done WEEKS ago... there's just too many different things that are a stark disappointment. And as of late the parking has been a COMPLETE joke. They leave all the storage compartments out front of the complex and do nothing to get them moved promptly so us the PAYING RESIDENTS can find parking. And speaking with ryker in the office about these issues he's done nothing about it except apologize. And the property manager Christine obviously doesn't care about the residents at all as far as this remodel goes or shed have either hired a different company or closed the complex completely to get it done.seriously considering selling my contract and moving... so either the staff needs to do something fast to change their reputation or I'm gone. And when and if I decide to move if they charge me for a full months rent they're not getting a dime. Quality service hasn't been here period.

I got a year contract and have never regretted anything more. Our heater broke multiple times during the winter but the maintenance guy was pretty good at coming the day after our request to come fix it. Parking spots are VERY tiny and depending on the time hard to find. I don't recommend living here, you can find a better place at a cheaper price.

Two stars only because they do have a gym, pool, tanning bed, and a free salon called the Retreat (though service quality is iffy). Management is good overall if you don't have to sell your contract. They are very cheaply built apartment buildings. Kinda noisy due to thin walls. Nothing is amazing quality but it's great when you take into account it's student housing (ie, of course, there's no real hardwood or granite). The paint is what bugs me most, they just layer it one without washing walls. Having worked on houses before I see a lot of little faults in the quality and craftsmanship but if you're looking for a place to stay where you don't have to do anything to upkeep but has hotel-like amenities then sure. Just know every parking "infraction" is a bootable offense, not matter the violation (Ie double parking or without a permit). The parking lots are smaller because of a city approval so no one can actually park next to each other with out hitting the other cars (my car has been damaged at least twice with each damage valuing over $1000).

The apartments are crummy, the floors can have 2-3 inches of difference along one hallway, the management fines as much as they can, and the party atmosphere is a fascade.
I left a negative review months ago, but removed it because I was stuck living here.
My contract finally expired, I cleaned very thoroughly, and I was fined $75. The floors were filthy when I moved in because the Branbury doesn't provide a vacuum. I brought in my own vacuum, but I still was fined.

I had written a comprehensive list of all the reasons this place sucks but Google decided to delete it. so fast version
1 Marriage guaranty is a sham, All other apartments offer a better one (especially those without it)
2 I am being charged currently over 500 dollars in rent for a small private room (so much for cheap)
3 2-300 dollars of move in junk fees including deposit (none of which is refundable)
4 half month of renting = full month of renting price
5 Cleaning checks they are monthly and can range anywhere from stupidly specific to a pulse check.
6 did I mention the fees? this place loves them so be prepared to spend ALL of your parents money just trying to keep yourself afloat.
7 scumbags they do everything they deserve to get 1 star reviews but because the culture of provo is to blindly believe BYU approved standards, they will never go out of business unless they get their BYU approved status permanently revoked.

Skip this place it seriously is the worst

Honestly the worst place I ve ever lived. The new furniture is very unappealing. The plumbing in our bathroom was faulty and had to be fixed 3 times. After the third time, they told us if it happens again they would charge us. When I finally sold my lease, they DID NOT notify me of a deadline as to when my paperwork had to be turned in. This resulted in a $100 fee taken out of my $150 deposit. I contacted management on several occasions, sending them our emails as proof that there was no deadline outlined. The lady who emailed me the paperwork literally ONLY said get this back to me as soon as possible . And that I did. So no, I wouldnt reccomend this place to anyone. The managements a joke.

Readers I hope it helps you decide where to stay.

Readers I hope it helps you decide where to stay.

( Josh I appreciate the fact you want to talk about things. I wish you would have acted faster when I had issues within the apt & requested aid. Now that shipped has sailed. Thanks tho! My issue wasn t that you didn't approve (1) day more on check out since I still have classes. The issue is you guys don t tend to the tenants & I understand you have to worry about several! When it came time to add fees & scrum a little more cash from us we then turned priority #1. I m not one to throw fits about not getting what I want. I would just like people to know a realistic view of this place. Whoever it may concern ask about every fee they include & know that there is much better quality of living elsewhere.)

This complex isn't terrible but it's not suited for many! They do have great ward activities & the secretaries are very helpful! They have several activities for the tenants maybe not large enough to accommodate everyone sadly. The cons: The Maintenance takes an awfully amount of time. If you submit a request prepare to wait or resubmit the issue. They charge fees without notice by that I mean they tell one tenant (verbally) & pass on no paperwork to the rest of us. The kitchen appliances are quite old & so is the furnace & boiler at least in my APT. Now it doesn't take a rocket scientist to know that a leaky boiler & a rattling, 20 year plus old furnace causes health issues or may start fires. The parking isn't suitable for many. If you drive a truck you have to be picky about where you park. The lots are much smaller & there are no cameras for security my vehicle has been hit before .(be careful) Now the ppl who patrol the lot patrol it to boot the cars without a permit. They are frankly quite harsh on their words too I've seen them go about it.
I could go on & on but in simple words, I would suggest you find a different location to rent. I have several friends who have private rooms & pay much less than I do & for a better quality of living.

Everything everyone ever said is true. My two biggest complaints were that the people who worked in the office were completely incompetent (no one seemed to know anything, and one person tells you one thing, and someone else tells you something completely different) and branbury will nickle and dime you. Trying to get your deposit back is a huge fight, but I did get mine back after several months and several calls to their accountant. Save yourself the hassle and just move somewhere else.

Very upsetting. My sister and I applied for housing for April 2019. We were not informed of the refund policy and the 72 hours that we had to cancelled the application. Perhaps, this was my mistake for not confirming the policy before hand.

However, the upsetting part was that we told Bridget about wanting to move in April 2019. She confirmed that there were available spots. It took a couple of days to complete the application because we needed a cosigner. On the day that she informed us about needing a cosigner, which was before the 72 hours, she did not tell us about April housing was no longer available nor about the 72 hours cancellation. We cancelled after everything was completed and on the same day we were informed that April was not available. We did not know about the policy until we received an email in regards to our cancellation and getting a refund of $100 back only after paying $285! Ways to cheat students of their money...

As a courtesy, the complex should have refunded us back $250 for not giving us completed information. Although, I do want to compliment on their fast replies to my questions; however, I am not happy with their honest dealing. When you know that you have a client who wants to move in on a certain date, you should be responsible to give them full information and not vague answers!

I will not recommend Branbury to anyone who asks me for student housing, and I will only share my negative reviews.

Take note for anyone who wants to apply: Make sure that there are available spots on the day you want to move in and cancel before 72 hours if you no longer want the place!

I wish I could go lower than 1 star! This place deserves a NEGATIVE 100 for the absolute crap I've had to go through while living here. It has been nonstop problems from the day I moved in until even after i moved out. Do not believe the 5 stars reviews because they are untrue. I have had questions unanswered, fees come out of nowhere, and a lack of respect and legality when it comes to my lease/ contract. Save yourself the trouble and do not live here. Those who work in the office have no clue what they're doing and ONLY WANT MONEY and more money. If I would've know that I would have to deal with poor management and moving drama, I would've taken myself elsewhere. I will call BYU Housing and be adamant about shutting you down.

I'm grateful for those who work in the office! They have been incredibly helpful when it comes to transferring apartments. They are very personable, and I know that if I ever run into issues I can go to them for assistance.

I enjoyed living there even though I lived in one of the older units in BLDG 1. Didn t mind that because, when I reknewed, I kept my old leasing price and saved heaps of money. Since there s a decent gym and pool and a little upright piano, I was happy.
I felt like the front desk was phenomenal at handling situations and just made people feel comfortable as best they could. There was a girl who I lived with who seemed good at manipulating people and tried to get the other roommate kicked out of the complex, itself, because she got tired of the roommate s dog (which bothered me, because we all signed an agreement about the adoption and the roommate was very concerned we were all okay with it). But she seemed to exaggerate and lie to the desk about the behavior of the dog and the roommate hoping to throw them away bc she can t be bothered to transfer. And was all sunshine like everything was fine to the roommate s face as she s doing this, not giving her a heads up she s trying to ruin her reputation. (When the roommate did nearly all of the cleaning because I counted and the other was lying about her part too) Horrible. Anyway, the front desk gave her a look like, Oh, another of these tenants again, behind a professional smile as the girl s ranting about poor, poor her. Got her to transfer. I think they helped me realize how toxic she was.
And I sound like a little old lady complaining over perhaps commonplace stuff to people with superb social skills. But if you re worried about life among awkward, I think they re here for you. The one time I saw something sketchy in the neighborhood, they d give me a number to call and a guy would come out and check in the his golf cart like he was a security guard. Even if that time there was a weirdo guy who started singing while you were already in the piano room practicing and refused to acknowledge you were there, and you were too utterly confused about this, you could get the front desk to talk to him kindly about what s going on with him and work something out ... I don t know I think they were epic! ... You have to be careful about cleaning checks if in the new apartments and weed whacking may start at 8:30am? earliest, is all I can think of sort of cons. I think it s like your money goes towards an HR team! Maintenance within 1-3 hours on my average. All that s just my experience. But thanks for being genuine and supportive!

The apartment was filty when I moved in. It was supposed to have been cleaned when prion residents left but was not. There was rotting food left all over the place.

They are asedio to work with especially the manager. If you go to them with an issue about the apartment they basically tell you to pay outrageous fees to have their help or that you have to suck it up.

Prices keep going up each year and they keep adding random fees to their rent.

I have lived at the Branbury for over a year now and I love it! My apartment is nice and rent is low for what you get. The service team is awesome and responds really quickly. The outdoor jacuzzi is nice and is open year round. The free tanning is also super nice. The leasing staff is super friendly and always willing to help out!

I booked my son here last year as he was on his mission at the time. I do regret it and he has since moved. Staff has been very unresponsive about charging errors and I know he has been frustrated with their inability to resolve issues.

To put it this way; if any other appointment building was my own child and the branburry was my adopted son, I would love my adopted son more than my own child. Also they're employees are great and Claire is always the nicest one to talk too when you go into the office!

I liked how they respect non LDS and doesn't have age discrimination. The manager is really respectful. You should talk to him if staff are not helping.
It was the best place I have ever lived in Provo. They are not picky about the cleaning check.
The only downside of it is that they don't have covered parkings.

Buildings are falling apart, management doesn't really care. Watermain for an entire building went down and management didn't inform anyone until late after complaints flooded into the office. Water was down for over 4 hours and management said it would be another 4-5 hours. LIVING IN PROVO WITHOUT RUNNING WATER

There's always stuff to do, activities, a nice pool, game room, piano! (I play the piano so this was great) laundry room, computers, for me a separate room with a balcony, bbq area, basketball and volleyball courts.
Maintenance came quickly to fix faucet and lighting.
The staff is always nice, and ready to help answer any questions. There's always random free cookies at the front desk you can steal.
it's pretty nice considering what you pay.
There were other places that were this much but they didn't have any of the cool stuff this place has. It basically just paid for a room. lol
so this is much better than that! :)

The complex is spaced really well, parking is ok, and I like flat-rate utilities because I like to just crank the heat to 90 degrees and then sit in a cold shower for 12 hours every day while pretending that I'm on a tropical island during a rainstorm. I also liked having a balcony... for what it's worth.

The community is bizarre, I wouldn't let a girl walk through the complex alone at night because I honestly don't trust most of the people that live there. I could always smell weed, like any time during the day. And the apartments aren't nice, but I guess they aren't completely trash either.

I wouldn't recommend this to anyone.

This place is awesome!! After reading all the poor reviews, I was a little uneasy about moving into the Branbury, however, it has been one of the best moving decisions I have made. It is a very social place! I find myself meeting tons of new people out on the sand volleyball court, the basketball court, at the pool, and in the weight room! Another awesome plus is the free tanning. Also, we made a request for maintenance a few days ago and I was quite impressed with how quickly they responded. They were over at our apartment doing repairs just the next day! The Branbury does everything they can do make your stay here enjoyable! I definitely recommend the Branbury!!
