A WASTE!!!! I would most defiantly recommend sleeping in a box rather than staying at the Branbury. I've called them several times for the past 3 weeks to lwt them know that someone was taking over my lease and to figure out other things and even left messages but nothing and now I have all of these late fees. I could honestly care less about the late fees and charges. The apartment was hella old and there was always something wrong or broken, it's ridiculous. DONT WASTE YOUR TIME.

This place is really amazing, take every bad review with a grain of salt. There is so much to do here it's unreal - volleyball, basketball, a pool and hot tub, a full size gym, it's great! They are always having fun activities and stuff too. I love that management cares enough to get new furniture and amenities for everyone, and that every time I go in to the office they are so helpful and friendly. I have lived here a long time now, I pay my rent on time, I respect other people, and I haven't had a single problem or charge from management whatsoever. There's a lot of people living here, and so things happen sometimes, but management is always quick to respond and does their best to help us out. The Branbury has the most amenities and fun of any apartment i've ever lived at. I LOVE IT!

If I could give a whopping huge "Zero" rating, I would.
Branbury is by far the worst place to live.
The management doesn't care about their
tenants at all. They selectively discriminate and persecute
against person's with disabilities and those
who have service animals and or emotional support
animals. They discriminate on age. They discriminate against
Black tenants. They discriminate against women.

And if you stand up to them, and the sub-standard
management that runs the place, they
threaten you with an eviction notice.

DON"T BOTHER LIVING AT THE BRANBURY!

This is probably the embodiment of of below average. You get what you pay for. Its below average compared to most other apartments. My biggest issues with thos place is the fact that there are no cameras outside the apartments. Everywhere else i have lived has had them. Within the 1st 2 months of living here my car was hit twice totaling about 3000$ in damage.. and my bike was stolen.
Also I was charged for not returning items I had returned so when I called to get it corrected they said they wouldn't be able to help me with it because they had too many files to look through.
In short not the best place to go to live

The staff are all super kind and hilarious if you ever talk to them. The club house is the best to hangout and chill. The locations is super convenient with school, grocery shopping, and anything else you could want or need. Maintenance has never been a problem for me, they always let me borrow tools and help out if I need it. The only downside to this place is the RA s. They only help you if it s an emergency. Also, this last cleaning check I was the only one who cleaned in my apartment but they failed me. So watch out for that.

They will squeeze every last penny they can out of you. In an attempt to do so they refused to verify important contract details until I asked for a mediation with BYU Off Campus Housing Office, after they verified and found they were in the wrong, I received a very unenthusiastic message stating that they would honor their contract terms. However, once I moved out because I got married they refused to pro-rate my rent even as they had a new resident move in on the same day I moved out. Instead of having to go through another big hassle, I paid the full month and let them double book my room. They kept my security deposit and then billed me for more. I didn't let them push me around and still got the short end of the deal. Paid for a yearly parking pass and they refused to pro-rate that either. Office staff is moderately nice but unaware of policy or common sense. Headache after headache with The Branbury. The office staff will most likely respond to try and save face but after speaking multiple times on the phone and in person it is clear that they are only working for their own benefit and don't worry much about their residents.

I know everyone says be careful about the positive reviews, So trust me on your terms. But I love living here. My roommates are amazing. I love my room. There is tons of storage in the apartment. And Parking is nice if you live in building 1 as I do. The apartments are not in the best shape. In fact the could all use a re-vamping, But the maintenance guys are super fast to respond to and requests. Its cheap and there is easy access to Walmart and both schools. The wards are fun and the amenities are amazing. So it may not be a 5 star place, But I call it home.
It's the greatest place ever. I've been here for 3 years. The management is great!

I enjoyed living here, the apartments were good and I was able to get a room with a full sized bed. The staff are very friendly and are more than willing to work with you on things that may be negatively impacting your experience renting there. If it's your scene, there's a lot of events in the complex's clubhouse and many amenities you can take advantage of. The apartments themselves are adequate; there were a few things that went wrong or were odd, such at the limited water flow in the kitchen sink, but nothing that was unreasonable, and maintenance is able to help to the best of their ability.

My previous review noted that I felt that, at move out, my charges were unfairly given for small easily fixable things and that I felt there was no avenue for recourse other than posting a review. I was especially irked that I had been charged $50 over my security deposit. Since then, I have been contacted by management to reconcile the charges placed on my account. Specifically, the account manager helped bring some perspective on their side and allowed me to provide my own insight from my perspective. I was able to work with them to reduce the charges and I made a suggestion for them to have clear and easily accessible guidelines for cleaning. All in all, my negative experience was made right by the management and I am thankful for that.

As with any apartment, I would make sure that tenants know to document everything from move in and at move out. Other than that, the complex is more than willing to work with any issues that arise for tenants. I'm glad my negative experience was flipped positive by the staff there.

Super friendly staff and nice amenities. Their leasing agent Jen helped me with all the questions that I had and she was always ready with an answer to anything I wanted to know. The events that were held pre-Covid were fun and very social. I enjoyed the movie they showed at the pool. The office staff is very willing to help resolve issues when you re kind to them. I would recommend to anyone!

I moved out from here over a year ago, left for a variety of reasons. The laundry is expensive, we got screwed over when they switched over to a new system. All the money that we had put on our old laundry cards was voided and they wouldn't refund us. Parking was a nightmare, but most places in Provo have terrible parking, so it's par for the course. They kept raising rates without doing any improvements to the apartment. You have to pay a lot, and not get much in return. I have lots of good memories there, but not because of anything the Branbury did. More like I have good memories in spite of them.

The bran is amazing. Lots of parties and lots of amenities. The employees are great. Josh Daughetee is the best leasing manager ever (and one of the greatest human beings ever). He ll be your best friend and do his best to help you in anyway possible. Clean apartments. Nice look on inside and outside. Not too far from campus and not crowded. Nice to be away from south campus!

I wish I could give the branbury zero stars.
They're the absolute worst. Management doesn't care, RA's don't care. No one there cares. Throughout the year they do "cleaning checks" which is basically the ra coming in and looking for one second and saying you passed. The apartments are disgusting. Mine had mold at the edge of the carpets. We asked them to come shampoo our carpets and they didn't. They say they did, but the carpet was just as disgusting as it was when we got there. Our heater broke in November and no one came to fix it until May. We had to all lay in the same bed with tons of blankets so we didn't freeze. Anytime you need something in your apartment fixed, you may as well just forget it. It won't get fixed for months. They decided it was a fantastic idea to do work on the swimming pool in the middle of summer, so we couldn't swim. And the swimming pool was one of their main selling points when I first decided to move in. The laundry room is a joke. The washers don't even wash your clothing, they come out the same as they went in. Oh and it's BYU approved?? Really?! My roommate had a guy sleep over once and I told management and guess what hey did. Absolutely nothing. They said something like "did you see them do anything" I told them no and they said "ok. Well if you didn't see anything happen then we can't do anything". That's funny because that doesn't sound like BYU standards.
Even if your desperate and this is the last choice you have, DONT MOVE INTO THE BRANBURY. They charge way too much for the disgusting crappy apartments they are. And the apartment they show you when you do a tour is NOT how any of the apartments are!!! When I moved in there was garbage under my bed and hair and cobwebs all over the place. Then when I left I deep cleaned everything, scrubbed the base boards and made sure it was spotless. Because I didn't want whoever moved in after me to have to deal with my mess like I had to deal with the girls before me. Then they send me a $100 bill saying I failed my cleaning check. It's ridiculous, they're so desperate for money they'll charge you for anything.

Sure, the apartments are nice enough but how about being charged $40 for a parking pass for an apartment you already live it. The laundry center is a disaster. So many machines are broken and if you ever ask management for help, they just tell you that they can't help you because they don't own the machines and tell you to try and get it fixed on your OWN by calling the company (??? where's the ownership and responsibility for them choosing this company ???) Also, be prepared for random price hikes on your rent. Random $15 charges for an internet upgrade? The rent constantly gets higher. You'll never pay what they tell you that you will. It's just ridiculous. Maintenance requests? Forget about it you might as well just call a broken appliance forever dead because no one is ever gonna reply. I get it, I'm frustrated in general with the charges this place invents to steal your money, but it truly is nearly impossible to work with the employees at this place.

When I first moved in it was good then they have switched office managers two times and it is going down the drain. Management is horrible with several residents. They have changed my friends contract without telling her. They are trying to move in a cat into the same room with people who are allergic to them. The prices keep rising and not much has changed as far as redoing the rooms. They have taken forever to renovate the apartment. Parking is a problem during school. I failed a cleaning check and they charged me for it when they didn t check the right room. Stay away from this place at all cost even if you have to pay more somewhere else do it.

The location of this place is great and I love all the amenities! The pool and hot tub are great. The leasing agents are all really friendly especially Katherine. If you are looking for a fun/nice place to live I would definitely recommend the Branbury!

DO NOT LIVE HERE! If you want to see what the apartments really look like go knock on a door! They are not very well kept up! The show apartment is a lot nicer than what you actually get. The Branbury was an AWFUL place to live. Their management is so disorganized and unhelpful. They tried to tell me I didn't pay my rent one month when the money was automatically was sent from my bank. I went into the office upset and they said that they were having problems with their system (not my problem). I told them they probably shouldn't send those notices and cause people undue stress without knowing. They nickel and dime you for EVERYTHING. I lived here for over 2 years and I still have no idea why!

When I moved in our apartment was filthy! We had mold that they would just come paint over and the paint was bubbling because water would get underneath the paint. The Branbury did nothing about it! They did nothing about it. Maintenance requests take MONTHS to complete. The activities that Branbury puts on has low turn outs. When you move out don't count on getting your deposit back. They have so many fees that are so unnecessary and that they don't tell you about. DO NOT MOVE HERE!

So far I ve been very pleased with my experience at the Branbury! No apartment complex is perfect, but I can tell that the management cares about their residents. The apartments are nice, I LOVE the amenities, and management has been very responsive when I ve reached out with issues. This is my favorite place I ve lived in Provo!

I really like living here :) The staff is super helpful (especially BRETT) It's a great location, the pool and clubhouse are wonderful, maintenance is prompt, and the activities are fun :) I'd recommend it!

If I could give it a 0 i would. So get this, parking passes are like $50, although what they do not tell you is that you are not promised a parking space becuase they just hand out the passes without counting how many spaces they have. It is 9 at night and I can not find a parking space for the life of it. I see one space and it is a handicapped space that has not been used by anyone with a problem. I see other cars/trucks there all the time. So I park there. Car towed...you could not have givin me even a warning!!! If I'm going to pay $50 dollars I'm going to park my car.

The rooms and facilities are wonderful, but they management team is extremely difficult to work with and contradicts what they say in a day-to-day basis.. if you ever come to an agreement have them PUT IT ON PAPER

It is my understanding that properties in Provo had to release the students from their contracts due to COVID. Branbury did not and I have been paying rent (476/month) for my daughter every month who checked out back in April. Very frustrating. For all I know they have filled her spot and is accepting rent for both. Such a joke

I haven't even moved in yet and this place horrible. Seriously, save yourself some money and don't live here. Anywhere else is probably better, heck the cardboard box chillin on the street is probably better. There are so many "fees" that they don't tell you about UNTIL you're getting ready to move in, which I'm currently trying to do but no one answers the phones. You also HAVE to pay your first payment on the EXACT day they need you to, oh and don't bother trying to pay online, because you CAN'T. So if you're out of town or don't move in on that exact day they make you pay over the phone, and then they charge you another 3% because you're not there in person and have to pay with a card. Money orders and Checks are the only "acceptable" form of payment if you don't want to pay that extra 3%, which honestly isn't that much but clearly these people just want your money. DO NOT, I repeat, DO NOT GET STUCK LIVING AT THE BRANBURY. I literally haven't even moved in guys, and I'm already having this many issues? Not worth it. NOT WORTH IT.

The Branbury is a pretty nice place to live. I have enjoyed living here in my private room/4 person apartment. Though the kitchens may be in need of a freshening up and the rooms may be considered small to some, the amenities are great. There is a heated pool and hot tub, a nice little gym, entertainment rooms, a free tanning bed, and basketball and volleyball courts. The staff at the leasing office personally have been really helpful and awesome to me. And I've also put in a couple service requests and they were fulfilled so no complaints there. I've used the laundry room a few times as well and had no issues and as long as I am back by a decent hour parking isn't a problem. So no complaints here about the Branbury!

The Branbury is Cool. The price to live here is good. The office staff is cool. If you ever need anything done with your apartment they will help you get it done fast. The apartment living is nice. The rooms are pretty good size. I like the gym, they have brand new equipment and have a good amount of room to work with for an apartment complex gym. Cool game room also. Cool indoor/outdoor pool with a hot tub. You might see me out there some time this summer. Full court basketball and volleyball courts if you are in to that stuff. It has a salon where you can get your hair cut for free, also get your nails and feet done all up nice. They have a tanning bed. The people that live here are cool. They aren't all weird.. Well atleast the ones that I've met aren't haha. But yah this is cool place to live.

Do nooooot go here if you don't like getting ripped off. They'll find any opportunity to charge you and are a rip off for what you get. You pay for the whole month even though you stay for half the month. They're basically getting double payment for a room that someone leaves. You have a ridiculous down payment to pay, and you only get half of it back. You have to pay $10 for a laundry card. Not to have money on the card, just to have the card. If you can go somewhere else, do it. Staff is nice enough, not worth the cost.

I lived here for 2 and a half years and LOVED it!!! The wards here are amazing! Institute every week so all you do is have to walk across the parking lot. The Branbury put on fun activities weekly, with prizes, food and music. They have a sand volleyball and basketball court right next the awesome pool! As well as a hot tub that every Tuesday is Hot Tub Tuesday which I went to and made some great friends. If you ever have a question or concern the staff here are always so willing to help fix it. The rooms are great to live in, and the roommates I had were amazing! Rent was a low price but you got a spectacular room! I found my wife here at the Branbury in the YSA ward! The marriage guarantee works!! I recommend living at the Branbury if you want a fun college experience!!

A terrible place to live, don't move here only if you are ready to share your space with bugs day and night(see picture), also be ready to pay through your nose because they will charge you for anything, some of the staff are not helpful,I got a charge on my deposit and called them different times in 3 days no one picked the phone, I went in to the leasing office to lay my complaint only for the staff to tell me she can't really help me but i should send them an email. Although, this might not be the fault of the staffs but I feel the place is not safe because my car was burgled so good luck sleeping with one eye open.

I would never live here or recommend this place to anyone. Fees for everything! I really cant believe how I was treated when moving out early. I was not able to sell my contract and was paying double rent. After something went wrong with my automatic payments I did not receive a call or anything from anyone letting me know that I was just racking up late fees. It wasnt until the late fee limit was reached I finally received a call. I understand that I was late but I do not understand why I did not receive a call after the 1st month of being late.

They also threatened to send me to collections I am glad they finally called me before that happened but still all in all a pretty crappy environment to live in.

When moving out I was told that I need to do stuff that RA's get paid to do and when questioning about it I was threatened with yet another fine if I didn't do it.

When I moved it I bought a contract from a student near the end of the semester. Since the Branbury makes you turn in your parking pass when you leave (or you get a fine) I was forced to buy another one even though the person that I had purchased the contract from already paid for a parking pass and should have been part of the take over. I wouldnt have minded but the parking pass was not pro rated or anything so I had to pay full price for a parking pass for about 3 weeks.

Halfway through the year our AC unit was turned off due to using it too much. It took me about a month to figure out that they had literally flipped a switch on our AC unit so we wouldnt use it. I guess 200$ for utilities was too little.

Couple thoughts after 4 years of living here:

1. Staff: most of the office staff are married students who live/work there in exchange for slightly cheaper rent. They are poorly trained and even less helpful when asked to answer questions. On the rare occasion that they do answer the phones, the answer to most any question asked is I don t know and my manager isn t working today. The staff who are in charge are the strictest most unbending people I have ever met. Completely unwilling to make any concessions or admissions of fault even when it s their employees or system that have messed up.

2. Moving out: Be prepared to fail your move out check and be charged for it. In the 4 years that I lived there I haven t seen a single roommate who hasn t been charged extra regardless of how spotless the apartment was left when they moved out. I ve had conversations with multiple RA s who have told me that they were instructed by the main office not to pass hardly anyone moving out. They will wring you out for every penny you have when you move out.

3. Condition of apartments: Mediocre at best. These apartments are advertised as recently renovated. While most of the apartments have had the floors redone, the walls, baseboards, bathroom sinks, toilets, heaters, air conditioning units, and kitchen cupboards are all original from when the complex was originally built (1980 s I believe) are in poor working order at best and are constantly having to be fixed. While works orders may be submitted, they are slow to respond and only about 50% accurate in resolving the actual problems.

4. Amenities: Pool area is nice and the clubhouse is usually clean. This was one of the few bright spots in my time living here. You can almost always access the pool and it s usually kept clean. Credit where credit is due. Laundry on the other hand is a mess. They only have one machine where you can load money onto your laundry card and that s in the clubhouse. I recommend not loading more that $5.00 at a time as the cards/machines will often charge your card but then not work. If you ask the staff for help the response will be along the lines of we don t own/operate the laundry machines so we can t help you. I lost over $25 once due to loading my laundry card and then having the chip malfunction. Good luck.

5. Parking: By far one of the worst aspects of living here. Parking enforcement is outrageously strict and extremely inconsistent. Sometimes they enforce at midnight, other times they enforce at 2:30 AM or later. I ve had multiple friends lose hundreds of dollars due to this inconsistency. Not a single person can tell you when for sure parking will be enforced because they contract with University Parking Enforcement (another debacle of a company) and neither side will take responsibility for missteps and mistakes in enforcement.

6. Roommates: for the most part my roommates were all great. However if you have any one single roommate complain about an honor code violation, even if it s a lie or unfounded, you will be either fined or evicted without a chance to explain yourself. I know of 3 individual cases where this is the case. In one situation, a young man was kicked out for having his date in the living room past midnight. Having been there myself, we both left at 10:30pm that night. The roommate lied, my friend was evicted. End of story.

Sadly, my experience living there for the last 4 years was not great and a constant frustration. I do not recommend living here.

I ve lived at the Branbury for 6 months now and have been very pleased with both the management and maintenance! Every work order I ve placed has been completed within 1 day. There s cleaning checks once a month and as long as you actually complete the list of cleaning duties you ll be totally fine! They also have all these random amenities like free haircuts, tanning beds, gym, pool, and other clubhouse-like spaces. If you re responsible then you ll have zero problems here:)

All these fake reviews made me want to post a real review: will update this review if anythif changes.
I ve had a drunk guy try to break into my apartment, another guy broke in while i was on the couch (older homeless guys). Homeless frequent the area, my bike was robbed (lock was cut) my carpets are stained with 100 years worth of bad foot. If you have a daughter here, im sorry. There are no cameras, no security, tiny parking spaces and frequent toeing and the complex will not help you out with that. Will update if the complex ever does.

The Branbury is awesome! The apartments are clean and have great furniture. The service team fills your service request the same day you submit it. My stove wasn't working and I submitted a request and they gave me a brand new one! They renovated their clubhouse and it is so nice. The weight lifting room is really usefel and has everything you need to work out. Ping pong table and nice pool table. The Jacuzzi is open all year round and it's outdoors. I have lived here for over a year and the Branbury has treated me so well! I recommend it to anyone!

0/10 do not recommend. I hated my life while living here. Everything about the place is terrible.

Just look at how many 1 Star reviews there are...

First off, when I moved in, my room was trashed. It was disgusting. I spent over an hour cleaning my room and over two hours cleaning the bathroom (the bathtub looked like it hadn t been cleaned for ages). When I moved out, I cleaned everything on the cleaning checklist. I failed the cleaning check for reason: BEDROOM . I m assuming it was for the blinds?? I spent at least 30 minutes cleaning them. When I moved in, they were all blackened... It s completely unacceptable that they will charge so much for a cleaning fee, but they won t actually go in and clean anything...

For the other white glove cleaning checks, I worked my butt off while some of my roommates did the bare minimum. (One never did anything and he always passed.) The people doing the checks would just pound on the door and immediately walk in. Then they d look at a few things, and then leave without even filling out the cleaning check form.

When you first move in, they make you pay for a laundry card even if you don t want to use their facilities. But there is no money on the card... when I filled my card for the first time, I put in a $20 bill. The machine misread the bill and put $1 on my account. I told the front desk people and they did not believe me so I had to call the people who operate the machine. It took a week or so to get my money back... on a separate card they gave me.

The washing machines are terrible. All of my white clothing has black stains from the dryers. The washers only have warm and hot, but no cold setting. They are incredibly small, but charge a dollar for the washer and a dollar for the dryer.

My apartment was covered in holes and it took maintenance months to finally come in and do a crappy job to fix SOME of the holes.

There was no lock on the back door so anyone who knew this could come in uninvited. There is a lock on the bedroom doors, but you have to specially request getting the key to your room.

The walls were super thin and I heard every thing the guy above me did. Including the sex on the weekends... so there s extra free entertainment if you are into that...

The parking... where do I even start? The spaces are so incredibly small. Your car WILL get dents and scratches from other people. If you work a job that gets out late, good luck finding a spot. Some cars would park halfway in the next lane and wouldn t get any notice. Some cars would barely park on the line and would get booted. It s completely random. I never got a boot, but that was because I was too nervous any time my tires were too close to the lines and would re-park.

All in all, there is so much more I could say. If you are debating whether or not to live here, save yourself and find somewhere else. It is not worth it at all.

This place sucks! Just got charged a $70 fee for not returning my laundry card when moving out when I know for a fact I did??? Also I thought it was only a $10 charge for that? Not to mention the weeks of not being able to get into my apartment because the lock on my door wasn t working for my key! But hey, didn t get reimbursed there! If I didn t have family here I literally would ve been homeless but okay. Only liked this place for the tanning bed and gym. Pretty sure the hot tub or the pool gave me staph. Also, make sure to lock your doors or your roommates will steal your $150 Hunter Boots and other clothes. It s fine I m fine! Save yourself and don t live here!

Terrible, do not live here! Carriage cove just across the street offers cheaper private rooms than branburys shared. Branbury will try to get every penny out of you. I had a terrible roommate and the Branbury refused to do anything about it, and then fined me for the mess my roommate left. Depending on the building your apartment will be in terrible disrepair. If you can live anywhere else, DO IT!

I love it here. If you are a social butterfly you'll enjoy all the activities. The pool is always packed during the summer with friendly people. The office always plans activities which are pretty decent. Maintenance will stop by sometimes asking if we need anything fixed.

While I did have my problems here, I really enjoyed my roomates, and the apartments are really nice looking. I had a problem getting out of my contract because of graduation, and the manager was extremely helpful towards me and my situation, I really appreciated that. Overall I think the Branbury is a very nice place to live.

Already impressed with the management of this company. It's a nice change. Many college housing companies will take advantage of students. The Branbury is an honest company and will make sure payments are fair and honest. The management is friendly and on your side. Thank you!

I wanna give 0 but never mind, do nooooot go here if you don't like getting ripped off. They'll find any opportunity to charge you and are a rip off for what you get. You pay for the whole month even though you stay for half the month, for the cleaning is another amount. They're basically getting double payment for a room that someone leaves. You have a ridiculous down payment to pay, and you only get half of it back. You have to pay $10 for a laundry card. Not to have money on the card, just to have the card. If you can go somewhere else, do it. Staff is nice enough, not worth the cost.

Honest review after living here for 2 years:

It s sub par student housing, especially for the price. Student housing generally sucks, BUT, you can live somewhere in the same area that s very similar for $100-$200 less per month, do yourself a favor and live somewhere else. If money isn t a concern, go pay the same price and live somewhere nicer. The maintenance guys were super nice, but honestly that s the only positive thing i have to say. Everything else was average or below average. Office staff wasn t ever very helpful, the pool was usually dirty, and the model unit they show you on tour is like 5x nicer than even the newly remodeled units. The bathrooms have permanent stains everywhere, and the cabinets in the whole apartment are old and impossible to clean. I got fined for my roommate across the hall not cleaning her room for a cleaning check (literally laundry everywhere, grocery bags, books, random stuff everywhere) , but she didn t get fined, because the RA mixed up our rooms. Lots of spiders if you live on the bottom floor, not sure about floors 2 & 3. Creepy guys in the hot tub- they just hang out there to hit on girls. Also, if you re trying to lay out to get a tan, guys will take pictures of you and/or office staff will come tell you that you need to wear a one piece (even if you re in a relatively modest two piece, because belly buttons drive away The Spirit ). The piano in the club house sounds like it hasn t been tuned in 50 years. I got fined $80 for not passing my move out cleaning check, after cleaning for HOURS, and i had already been basically moved out for like 3 months. (I m pretty sure the RA just looked at the nasty walls that never get clean, even after i wiped them down multiple times, and failed me without checking anything else). I ve heard that the guys apartments are in worse conditions than the women s. Also, mail takes like 2 extra days to be delivered for some reason, and if you get packages the size of a shoe box or larger you ll most likely need to go to the post office to pick them up. It s also impossible to sell your contract because no one else wants to live here and unless you re getting married or have a chronic illness to send you home, they won t let you out of your contract.

It s a coincidence if you re a resident and you re moving out you will fail the cleaning check because they always do that, 3 of my friends that moved out they all failed. Before i told my roommate that I knew that they would do the mark my cleaning check as failed and they did!.A while back i put a complaint about a problem i was having in my apartment and they said they would monitor my apartment and they never bother to do so. Save yourself some time and don t look here.

I lived at the Branbury for about 8 months and I absolutely loved it! I moved here on a whim because a friend of mine was in need of another roommate. The move in process was simple and went over smoothly. I felt that everything was priced very reasonably.

I met some great people when living here! They hold events every couple of weeks to encourage everyone to get out and meet each other. The central location of the Branbury was perfect because everything you need is just a mile or two away! The drive to UVU was a breeze.

My roommate and I took very good care of our apartment and we got all of the money back that they promised us when we moved out. The staff at the front office, specifically Josh, was always very helpful! We decided to move out and in less than 3 days everything was taken care of and we were on our way!

I had a very positive experience when living here! I would definitely recommend the Branbury. :)

We spent a lot of time comparing housing and prices for our daughter. This was the best bang for the buck. The apartments are kept up well and the office and other facilities are very nice. It s convenient to get to either UVU or BYU.

Where to begin.. Well one if you're looking for a place to live, GO ELSEWHERE! The leasing staff is ok, but their maintenance crew is a joke! They charge you for some of the most stupid things, and they never FIX anything?! Example, my apartment had no lights working in kitchen or bathroom. I had to buy lights for the bathroom, and I just used kitchen in the dark. Also their Hot Tub. They mention it's closed and that "We'll have it fixed ASAP"... Well it's going on 3 weeks now!

Highly do NOT recommend!

The apartment I lived in was fairly nice and easy to clean. They replaced the floors from carpet to laminate halfway through my contract which was really nice. The maintenance also responds to issues really fast. The pool and gym are really nice, too. However, it is unnecessarily expensive. There are a lot of apartments comparable to the Branbury closer to either BYU or UVU campus that cost way less. The cost of the set utilities is extremely high and isn't prorated when you don't live in the apartment for a couple months due to COVID. Overall, The Branbury just really wants your money and that's it. Also, I had married couples below and above me and I could often hear their activities at night. It was really uncomfy and when I complained, management wouldn't move me and said that they were following BYU standards because the couples were on different floors than me and were RA's, even though we were in the same stairwell.

Also, when I moved back in after COVID I walked into the office and they just gave me the key. They didn't ask for ID or anything. I didn't even know the people working there, so they didn't know who I was. Security is a big yikes.

Why have ye forsaken the holy pools of the branbury for the septic wastewaters of other complexes? Let us no longer droop in despair. Let us no longer walk after the pride of our hearts and let go down to the office of the Branbury, for they have raised a standard there. And let us graven our signatures upon a contract and enter into the rest of the Branbury.

Warning! Document everything with pictures and in writing before you move in to this complex. They will take your money and never return it. The apartment was not clean when moving in and the AC was not working. Management took their time fixing it. Management will tell you that you passed your cleaning check, then send you a letter that you did not pass and charge you. Do yourself a favor and don't move here. Find a place that has integrity and is honest with their tenants.

I know that finding a place to live as a student is Provo is hard due to a number of extremely terrible management companies out there, and the Branbury is no different. It is far from campus, the buildings are maintained sub-par, they charge for anything they can come up with off the top of their heads, the rooms are ridiculously over-priced, maintenance will come into your apartment unannounced at 4:00 am, parking costs an arm and a leg and to top it all off they will send any final bills when you move out to the apartment you just moved out of, and when you "refuse" to pay because you never received it, they threaten to send you to collections with a phone call 4 months later. Overall this place is just another joke of a student housing complex, that is out there to squeeze as much money out of each student as humanly possible. Do yourself a favor and find another place to live!

I love the grounds, the apartments are nice enough and they are doing tons of updates, the amenities are amazing, the residents are the greatest, the wards are the best, and the maintenance team is FANTASTIC! Management is good. Rent is low and the BYU shuttle and UTA bus stop is right there! Seriously the best place. I love the Branbury!

I've lived here for close to two years and the only reason I am leaving is due to getting married. The only issue I've ever had was internet when I moved in during August 2014. It's not perfect but the location is great, price is great, ward is amazing, pool is the best I've been to in the area. I've never had a problem with management. My apartment is clean and well managed. Parking can be hard to find during fall semester but every other months is great.
