Essentially a slum lord

If it were possible to leave zero stars, I would. I've had to deal with with the manager of this company, Boon Sim, regarding a rodent infestation in my rental unit. My messages went unanswered for long periods of time, and he managed to find a pest control company as incompetent as he is, who wasn’t available for weeks to come and deal with the rodents. When I requested he contact a different company he was condescending, rude, and uncooperative. In the end I had to go directly to the owners of the house, and after making one phone call I was able to accomplish what he couldn't (or wouldn't) do in three months. There is a ridiculous amount of turnover, and after dealing with Boon, I understand why. Boon is essentially a slum lord in a suit. I would strongly recommend anyone looking for rental management services look elsewhere.

She s friendly, helpful and provides great advice. For any urgent issue, she quickly follow up and let us know. She s knowledgeable, patient and professional. She is a reliable strata manager and I m glad to work with her.

Pretty horrible experience with them- they could hardly maintain the cleanliness of building and garbage room (really bad!)... main contact was Sarah Lutz who was often either not answering calls or curt, unhelpful when she called back. Thought at the time it's the norm with PM companies but there are much better ones. Avoid!

I have always had helpful and prompt assistance provided to me by the Ascent Property Manager working for me. Time and time again, I have been able to rely on her to help me with situations that relate to my unit as well as educate me on other properties that I own. The Ascent property manager continually comes through every time I reach out. For example, last night at 9:00 I sent an e-mail to her attention regarding my tenants advising me that the neighbors damaged a tree on the adjoining property. She got back to me in 12 minutes. Not only does this make Ascent Real Estate Management look good, but the response time allowed me to get back to my tenants immediately making me look efficient as well. She consistently gets back to me in a timely manner and regularly exceeds my expectations thanks to her vast knowledge, skills and ability.

The manager working for me is a credit to Ascent and has proven to be an extremely valuable asset to me. I even tried to get Ascent hired in another new complex.

Don't understand the reviews I read. Ascent property management managed my very first home and I found them knowledgeable, patient, professional, courteous, & well informed of the ever changing Strata act. After reading some of the reviews, I conclude these comments are just from angry owners/residents that don't understand how managing a multi-development/residential building operates. There are so many variables & factors that a strata company can or cannot control and frankly, some people who are on strata councils are absolutely ill-suited for the role and its more for a title or power trip. Sorry, until you actual have worked in property management should one ever comment -- respectfully, I would rather work in a fast food restaurant than to have to put up with what some property managers do. Ascent Property Management is one of the most pro-active in both productivity & efficiency & I've worked with other companies including: First Service Residential, Quay Pacific, Vancouver CO-OP, Centre Pacific Development and Rancho Property Management.

Terrible property management services. We received...

Terrible property management services. We received NSF fees (from this company and our financial institute) as a result of breach of promises whereby they stated they would hold a cheque or let me know if they received it before a certain date). We brought it up with their management and had a hearing although somehow they manipulated the fact it wasn't in writing (legal loophole) and we provided testimony and an email trail of evidence proving it existed although a promise is enforceable, just harder to prove). The grounds are unkept and they do not respond to email correspondences. Pet signs were approved years ago by the owners (strata corporation) but still missing whereby pet owners are using the rooftop lawn as a toiletry - left for others to mark or clean up. We cannot sit on the grass for a picnic nor allow our child to play on it as it is a major safety issue. We followed up on countless occasions about this issue without success. They do not seem to care about the quality of the building/grounds and there is a huge lack of respect in their communications (if we're lucky to even receive one). Our building is dirty and seems to be falling apart. I was the president on this strata as well numerous other councils and I have never seen meeting notices and minutes not sent to owners. We don't see any benefit using their services and do not recommend this company for any real estate services. We have experience with many strata management companies (since we have owned many properties) although this one has been the worst! Hugely disappointed in this company's lack of performance. There ought to be higher standards in industry regulations.

First of all, I confirned that my property manager is very helpful. At least, she is willing to help. However, the receptionist was very rude, which I should say very uncomfortable. very upset about her service and the poor comunication. if I have a chance, I would like face to face talking to her and ask her why you treated resident in this way. very uneducated and aggressive receptionist. no willing to talk to her _ oh wait, probably that is what she wants to get. just no calls. Geez.

Went to Ascent to pick up a Form B. It was only 1 page. We paid by credit card. They claimed it is not their policy to scan one page. Instead we drove one hour (good for the environment) to pick up one page. On the telephone they were extremely rude and arrogant. Instead of employing four good looking receptionists they could utilize their brains and do something useful and rather do their job than discuss their shopping plans in front of customers. I have had experience with other property management companies and they are with the times and much more technologically savy. Two thumbs down to Ascent Property Management.

STAY AWAY FROM THIS COMPANY AND ANY BUILDING THEY RUN! I just received a call from Robert. He called from a blocked number for obvious reasons. He interrupted me, was rude to me, and told me I owed hundreds of dollars for things I didn't do that they have no proof I did. He was condescending and hurtful. By the end of the call he hung up on me and left me in tears and shaking. I honestly felt so victimized by him- like he was taking to me like I was stupid just because I am a woman. He was so horrible and sexist. I felt so threatened by him.

I have never dealt with a company like this. He called me and accused me of spilling coffee in a common area which I never did. He then told me it isn't his job to tell me to clean it but I now owe hundreds because I didn't clean it within 14 days. He also kept accusing me of things I didn't do and claiming I owe $200 for each bylaw infraction.

He ended the call by saying "this call is over hopefully you'll comply with the bylaws" in a rude and sarcastic tone after I explained I didn't even do the things I was being accused of. He then hung up on me.

It's great they can call you to belittle you, threaten you, and scare you and let you know you owe money for things you didn't do that they have no proof of but they can't even call you to notify you to clean up a spill you didn't even make.

Shame on this company!

This company doesn't care about its clients, they care about themselves. They may be a cheap management company for strata, but you get what you pay for.. UNPROFESSIONALISM.
I would stay well away from these people. Ann is unhelpful when there is issues with the strata agents, and their quick to wash their hands if issue's happen.
No matter what you read on the website, experience agents are a joke. They drop the ball all the time, and cost your strata money with no accountability to the strata agent. I've never encountered such a badly organized company. STAY AWAY .. can't say it enough

Current tenant in one of the strata property in Downtown. I was treated like a subject to the Strata Queen, Sarah.
Apparently she has a very high bar of standard in professionalism and respect, BUT it's only used to measure her client, not herself.
She didn't do her job at first place, and refused to deal with me. I have to remind her to provide information to resolve the case. All she is capable is to send bylaws warning letter to me and my landlord which all are false claims.

May 23 update -
Send the full story as requested. Also, received the DECISION TO FINE thanks to Sarah. And the best part of it is that the neighbours downstairs has told her to forget about the complain as we have resolved it. Sarah very 'professionally' ignored all of the information and left the role without proper handover. Have to mention that, the fine letter was also sent to the wrong name which I asked her to update month ago with k-form submitted.

The decision to fine was revoked after I provided all the information to the new guy, thanks.

We moved into a new unit managed by this company. We had a noise complaint and the first person I talked to said there is not much they can do, but they will post a letter to the floor where the noise is coming from. After the noise (which starts anywhere after 11 pm and runs until at least 2am) continued on we tried to contact Ascent again but no one even responds. No help, no response, so no sleep for us. Poor service all around!

Had the pleasure of renting my downtown condo through Milena Carela. She was professional and quick to respond to all of my inquiries. She even replied to some of my emails at night and on weekends. My apartment is very high end and needed a specific type of marketing and person to rent it out. She did a great job and found wonderful tenants.. so far they have paid rent on time and are a professional couple. Would use her services again.

In my opinion as a strata management company Ascent is completely incompetent. Just some examples: It appears that the strata agent gives no advice to our council. A consequence of this is that our CRF is extremely low due to near zero contributions from owners over the past several years; the depreciation report ($12k) was not discussed and not used to prepare a five-year financial plan (last plan was 2010). Owners were recently hit with a $955k special assessment to modernize the elevators that came with no warning. At the SGM to vote on the assessment (that was defeated) the Strata agent hijacked the role of chair and steered the discussion towards a favorable result. He knew that Ascent would get a significant commission if the assessment passed. He was therefore in blatant conflict of interest. He was also in conflict of CHOA guidelines regarding chairing general meetings. And the strata agent accuses me of harassment!

Do not trust them or give them authorization to your account as they do not take cancellation of authorization seriously. I called 3 weeks in advance and emailed removing authorization and they just ignored the removal of authorization, so essentially, illegally dipping into my account. And then when you can they just pass you to a series of voice mail. This is a disgusting company.

I initially had several complaints regarding her performance which was addressed by upper management at Ascent, and since then, she has always spoken to me in a polite manner and addressed me on a first name basis when she picks up the phone.

Ascent manages both strata owned and rental properties. I own and have lived in a property managed by Ascent since 2016. They have generally been responsive in reasonable time, and resolved my issues.

As with anything, if you are polite and organized, it goes a long way.

I have rented a property through them and it has been one of the biggest mistakes of my life. I have had countless troubles with them since the day I started even talking to them. They promised that they will fix the problems in the property and get it ready before I move in. However, on the day I moved in, the problem still existed, the property was infested, molded and damaged. On a daily basis I spent 2 to 3 hours communicating with them back and forth, exchanging tons of e-mails and finally it took us 4 months to get them fix the problem in our rental property. They are extremely UNPROFESSIONAL and cheap and they have the potential to scam. This was just the tip of the iceberg.

I received an email with a racist comment from a council member and the strata manager strongly believes that she has zero responsibility with the email and won't act upon the email.
Very fast in washing her hands by saying she can only operate within the by-laws.
Hopefully, you guys don't get the same service as me.

A year ago this company messed up the paper work forgot to tell me and 3 months later told me they would evict me if I didn't pay. When to the office to figure out what was going on the said they made a mistake and I should have gotten the letter. The month they charged me double the rent cause they didn't have the paper work I dropped off 3 weeks ago til 2 days ago.

I wish I could give them the biggest negative rate. No caring at all. Problems never get fixed. You keep sending email and making phone calls complaining ,but nothing would change. There has been almost 4 months that the buzzer panel of a 20 floor building is out of order and they have not given a damn to fix it. Literally AWFUL!!!

If I can rate this place a negative. I would definitely do it. My unit was rented out for 2 years. And never had an issue. But suddenly strata starting to send us fines for our tenant using our unit as Airbnb. And when I ask for evidence. The strata manager Sarah Luts simplely said there is no evidence per se . I am so amazed. They don t have proof and expecting people to pay. And when I try to contact them. They simply said that s not their problem to provide proof. Seriously guys. Worst company ever. Ever. Stuff are so unprofessional and rude. Super rude. Especially Sarah Luts

I am very glad to comment that today May 27 2020, I received an outstanding, very professional and polite customer service on the phone by Diem.
She was very patient and knowledgeable about my situation and helped me to clarify an issue about an unreported payment from my account.
Congratulations Diem; You are really good at customer care.
Ascent; I kindly recommend that Diem receives a good note and a decent adjustment in her salary in her next annual review.
This kind of professional makes your Organization to look very good.
Customer Care is the "face" of any business. Diem is doing just great.

They sent me a bylaw infraction for leaking oil on my lot, when at least 30% of the stalls in my parkade have the exact same issue. I took a photo of all the other stalls with engine oil on it & still haven't seen it cleaned 14 days later and cars still parking there. Why pick on me? Also, no one here EVER pick ups their call. Voicemail or email only. I tried to phone Biljana & Eric multiple times trying to arrange move-in/resolve issues no luck haha. They are indeed threatening me all the time with petty things eg. posting notices on my car that they will tow it if I don't clean my stall, than saying nevermind we won't do that just clean it. Get it together and answer your voicemails please. It's the 21st century

Nina at Ascent replied to me next day, very impressed, and has great knowledge of what i needed to know.

Horrible service. Will not return phone calls, will over charge for services and not give service when asked. We had an alarm going off in our building for over a week due to power washing triggering one of our fire alarms. Our Ascent property manager was emailed over 10times regarding the alarm. She was then contacted via phone and did not take the call or return the call. We had to call Fire Pro and pay out of pocket for the service because ASCENT was totally Missing in action. Very unimpressed.

Guys are terrible! They don't give a damn about things happening in buildings. It's garbage all around the buildings, problems with garbage disposal and so on.

Personally I have neighbors who throwing butts and dog poop to my patio. Two years have pass and nothing changed.

They just do not care! Good job, Ascent!

Here is my opinion and experience with Ascent



July 2020: Nothing has been fixed we called them for the final time about getting everything fixed and that we want to move out, the person on the phone kept telling us we need to contact our landlord, we told him we never met the landlord and He said well we can t help you then and hung up the phone. I was very upset at this point I emailed Sarah (strata manager) and her response had me shooked

i have nothing to do with rentals so I don t know why you were given my email (so she forwarded us to Milena)

Sarah: I just checked the account and we do not even have a form k listing you as a tenant. I would suggest you to find your rental agreement and call who ever you dealt with when you re renting this apartment

Milena I have never rented or managed this unit, so I m not sure who s your property manager, but it s not us

(We ve have written over 30 cheque s to this company...)

They finally promised us to fix our unit ( though we only had 2 weeks left at this place) we told them we will be away for 10 days they said we can leave the keys to concierge and when we come back things will be fixed. We went to concierge to leave the keys, but they instructed us not to because they already have a copy of our key so they don t need ours.

We got back from our 10 day trip and nothing was fixed so I emailed them asking how come thing was fixed. They replied and accused us of changing the locks so they couldn t get in. I told them that we never changed the locks, we have been using the key they provided for us. the lock jams a lot, but we NEVER changed the locks.

I emailed them explaining how stressful it is not being able to have a proper shower and plumbing, in which Ellie ( another property manager) responded with

Obviously you don t want it that bad or you would have made better effort to leave keys for access

This is a team effort which you have put obstacle in front of our service trade to repair what you needed. So please take some ownership of your said stressful tenancy

1: Concierge instructed us not to leave our keys cause they already have a copy, so I don t know why she s blaming us for not leaving the keys.

2: She accused us of putting an obstacle in front of their repair service, which we have not because I ve reiterated many times that we have NOT changed the locks.

Conclusion:
They need to train their employees on customer service, they are rude and will make you feel bad, they will blame you for things you didn t do.

I will add that there was a nice girl who tried her best to help us, her name is Amanda, she was the only one who actually apologized to us.

Excellent Property Management company. They manage my strata and have had the pleasure of being on the Strata council and working directly with a couple of their managers. The managers are knowledgeable and honest. they are responsive and always answer calls and emails. I am shocked at some of these other reviews based on the service I have received. accounting staff is excellent as well. highly recommend!

Rude and out of control, they have anger issues and they just try to make your life as hard as possible, they are self-righteous, couldn't care less about you and have so many hidden fees. Buyers beware! Very unprofessional and very quick to wash their hands. We needed a service of finding our tenants and we ended up doing almost all of the work ourselves. We should have known from the beginning when we were told that we had to complete our own viewings since our agent lived too far away and it was "a waste of time" for her to come to our unit. Needless to say, we are now facing even bigger issues with the result of using this agency.

They are unbelievable. It is rare that strata management company is penalized by the Real Estate Council for not doing the bare minimum, but Ascent made it possible!

They have been penalized for professional misconduct for not doing their work... Why would you hire such company to manage your property?

They THREATEN and LIE about the LAW to their clients.
An absolute real estate scammer group.
A family friend of mine rented out a place through ascent and we absolutely do not recommend doing that through ascent. They basically think that they can lie about anything including the law in order to get the maximum money out of their clients.

I don t know why they would think that they are above the law and the government I don t want to get into the details of what exactly happened since they can THREATEN my friend again so...
but again i do not recommend this place

ok so I needed some strata docs paid for last Frid...

ok so I needed some strata docs paid for last Friday with Ascent property management, gave them my card number arranged with ups to pick up and deliver docs. I get told my card id decline.. I tell them try again.. cuz I know its fine. they still tell me its declined after ups has gone to pick up docs which they wont release, so then ups left with nothing. I look today and they charged my card on Friday but told me I was declined.. wtf. so I had to drive out early Monday morning to pick them up and pay the $200 on debit... grrr. so not only did it cost me my time and gas in my car but also $67 for ups that did nothing for me. Am I wrong to say I want my visa credited the $200 for the docs plus the $67 they cost me with ups? not even mention my $30 in gas etc geez. no wonder that management company was fired!!!

Ann of Ascent did great work on our recently finis...

Ann of Ascent did great work on our recently finished maintenance and renewals project at Central Park Place, Burnaby. This was a huge undertaking of window and door replacement, concrete repair, balcony membrane replacement, exterior painting and interior repairs - on three, 20 plus storey towers. For us it has been a technical and organisational challenge and also for the residents. Throughout, Ann has handled all aspects thrown at her (and I probably am not aware of more than half of them) extremely effectively, efficiently and very professionally. I cant imagine a property manager having to deal with a more challenging project and it has been an excellent experience for me to work with her. She deserves a lot of credit and is in the top two property managers that I have dealt with on similar projects in years working on similar projects. Most of the time people don't get a pat on the back when they deserve it - but she should.

Worse company for sure. Its all about how they make money of you. Concrete lime leaked they blame owner and short pay them .
Been dealing with this issue for 3 years and they fixed it short term but it still leaks. Asked to park in visitors lot till when who knows. Door for my apartment was broken and it was my fault however they decided to fix the door and piled a $1000 bill to me. I was getting the issue taken care of however strata decided to replace without notifying me that I will be charged for it. I mean I don t refuse to pay for the damage but comeon now they replaced the door with a more expensive one and gave me the bill.
It s ridiculous plus the strata manager and councils for Burnaby location is a freakin joke.

Ascent manages our building in North Surrey and as a Strata President, I have no complaints. Our previous strata managers were 50/50 for performance, but our current strata manager Cynthia is great, 100 percent great. Timely communication, professional conduct, and overall pleasant experience working with Cynthia and Ascent. We renewed our contract with Ascent due to their exceptional service and will continue to do so, given their superb track record with us. Keep up the good work, Ascent! Thanks for all the help!

I had a noise issue with neighbor and wrote a compliant letter to Ken who is my property manager. Instead of issuing a noise violation Ken phoned me directly to ask what the noise issues were, he then told me he would phone the loud neighbor and deal with it right away. Now that's the kind of property manager I like!!!!
I've dealt with Sarah, Ken and they are very professional and prompt.

Milena is absolutely the worst. If you own a property or are looking for someone to manage your building stay away from these clowns. Their reviews speak for themselves! They drive away more business than they attract. Luckily for them a red hot rental market keeps them in business. I made the mistake of renting thru these guys few years ago without researching Ascent. All they care about is money and abusing their position. I still gag everytime I pass by their office. Do yourself a favor and find another decent property mgt company.
