We have lived in our Zing management property for ...

We have lived in our Zing management property for going on three years. I have to say one think that I ve never had a problem with is getting things repaired. Every time we have submitted a work order the owner is notifying in a timely matter and we receive a response the same day! Lauren has always stayed on top of our work orders! Communication through email is always available at times, I ve had to contact her during a weekend or holiday and she would still respond. I admit the inspections can be inconvenient but we understand they are protecting the property, plus it was in the lease so it s not like we were blindsided by it. In the last three years our rent has increased by $25 but when we looked into similar rentals in the area, it s well within range.

Terribly company. They keep sending us letters say...

Terribly company. They keep sending us letters saying we're being ordered to vacate our apartment, even though we've never missed a payment. They refuse to fix our AC even though it's routinely about 85 degrees in our living room in the summer (which is 7 months long in houston). Worst of all, they rarely answer the phone or solve any problems, which is tough because they make so many incompetent mistakes to begin with.

We've had A/C issues for the past 2 months. Upon initial contact with Zing, we worked with Chasity (Work order person). Told her our A/C was not keeping up with cooling the house. The outside temperature would be 100 and the inside temperature would be 85. They sent an A/C repairman out and he told us and them that the unit was not large enough to cool the house. Zing's response, supposedly from the homeowner, was that they would not put in another unit simply for a "few degrees". I asked if it were possible to do other things like insulate the attic ceiling, seal the doors, move the duct off the roof, or move vents in the house. All these were also suggestions the A/C repairman made. Zing responded (after several weeks of us waiting) that they would send ANOTHER A/C man out. He flaked on the appointment and Zing closed the work order. Here we sit. Two months... no resolution, our utility is through the roof do to the non-stop A/C running, hundreds of dollars spent on thermal curtains and window covers. I'm going to have to break down and buy a small A/C unit for my office, just to keep it bearable. *sigh*

As a landlord myself having also worked in industries directly related to service I tend to understand both sides of the spectrum; The one providing excellent service and the one who expects great service. I also know that feedback is important. So, here it is. When my mom contacted me regarding a house she's renting in The Woodlands, Texas managed by ZING property every step she described from contacting ZING, getting the keys, mail and moving in have been extremely terrible. Looking past all that we come to today where in Houston it's 90 plus degrees outside. She's on day 5 without an air conditioner and virtually no resolution in site. Now, I would expect a company with a 5 star rating on Facebook to handle these type of issues in a timely manner but, in fact, we found out this isn't the first time it's been recommended the unit be replaced and 2 prior tenants have left due to property management/landlord issues. In the business I'm in I call this failure and poor management by both the company and the landlord. I hope my feedback is taken seriously. It doesn't sit well with me that my mother has been living in unbearable living conditions.

Horrible company! After we returned the house clea...

Horrible company! After we returned the house cleaner than when we received it, with professional carpet cleaning, took time to paint the walls and kept the yard clean we still received a bill for $2700 claiming they need to repair all these things which included repairs we had submitted since moving in 3yrs ago but they were never repaired! Through our 3yrs lesson the house the rent went up every year, they wanted to do an inspection on the house every 3-6 months which involves you having to take time off around their schedules since if we miss the schedule date we would be charged a fee for someone coming one when we weren't available! Horrible services!

I was with this company for ten years!!! Over the last few years they have gotten worse and worse. I live out of state and didn't want to go through the hassle of changing companies. I gave my 30 day notice of my intent to end our business agreement even though I haven't had an agreement with them in 9 years and the new owner ever. The "owner " Sharon petty ( she wasn't the owner when I entered upon an agreement with the company) was very unpleasant. In fact she held my monthly disbursements for two months until I signed a new owners agreement. I refused and gave notice. This caused a great financial hardship. My account ran out of money and I had to pay fees for mortgage payments which were automatically deducted. I got my jan 1st disbursement on Feb 3rd 2019. On Feb 8th I received my disbursement for the Feb 1st rent payments minus "management fees for breaking an agreement" I have no agreement and gave my 30 day proper notice. I have filed a complaint with TREC and TAR and they have promised an investigation in this matter. This is outrageous and illegal behavior conducted by Sharon Petty ( the alleged new owner).. They have denied me $658 dollars and are refusing to reimburse me for taking it. Do not use this service. They are unprofessional and have conducted themselves illegally in my case... Very poor customer service...

I leased a house from Zing P.M.

I leased a house from Zing P.M.
The house was ok but at the end of opur lease at 4718 Cliffstone Ln in Katy, TX 77449. My wife and I moved out 3 weeks prior to the said date. We informed Zing that we had moved out and need them to come and do a walk threw on the house. No such walk threw was done and we were not contacted on a time when to get one done. The company has 30 days to mail out the return deposit on the house. The rep at Zing had explained to me the the check was mailed out on the 26th of October 2012. When in reality it was time stamped on the 4pm Oct. 31, 2012. They just flat out lied to me. Not only I was informed the the check was in the full amount of $1200.00 for the deposit. The amount was for $850.00 dollars. Another lie from ZING Realty, in Cypress TX. Not only the walk threw was not done there were new tenets in the house be for my leas was up. I was robed of $350.00 dollars of money that was said to have been for cleaning the place. I know that the wife and I spent our own time and money to clean and insure that the place was clean, If any one is considering leasing from this company in the TX area I would re think it. They will lie to you and never return your phone calls or emails. I have tried call 9 times in the past week. So to just be aware of them and that they are VARY SHADY and DISHONEST company..

Paid for application on house that was supposed to be ready on the 1st and to find out housefrom another REALTOR it won't be ready and has unknown time frame no even bother to tell me that there was a hold up or anything.

I went online 3 days in a row to pay my rent and their website was screwy so I sent a message to them letting them know. Unfortunately it was a weekend and by the time Monday came rent was one day late. They basically told me that I was a liar and made me pay an additional $150.00 towards my rent even though I attempted to inform them of the problem they were having on their website!

Then they wanted to send an inspector to my home during the week while I was at work, so I asked my daughter to come to the home to let the inspector in. I lock my master bedroom for safety reasons when I am not home so the inspector could not enter into my room at that time, so again, they charge me a $75.00 fee even though I offered to send pictures, etc. of the room!

This is an extremely unprofessional property management company. I have NEVER had to deal with such unprofessionalism and borderline gangster practices in my life! They leave absolutely NO room for error and will nickel-and-dime every cent out of the tenants.

I will never lease a home through this company if my life depended on it!

Zing PM has managed our property for more than 10 ...

Zing PM has managed our property for more than 10 years. We own multiple houses around the country and we have Property Managers managing the rentals. Zing PM is by far the best property manager both for the owner and for the renter. They are very prompt, professional, nice and most importantly they get the job done quickly, many times exceeding expectations. Lauren is amazing and she gets things done, sometimes even before we think about it. Sharon is great to work with. The full team at Zing is a fantastic bunch of people and has made things so much easy for both us and our tenants. I have recommended them highly to our friends who have wanted to buy properties in the Houston / Austin areas.
