Whitehall is quick when it comes to gathering the association fees, but they re extremely SLOW (and oftentimes unresponsive) when it comes to investing ANY of that money in the property/grounds. Or to serve their residents. Even in the event of an emergency situation when dozens of condo owners were without water/sewer! I wonder if they would have been quicker to respond if THEY were personally impacted (and they were the ones without water/sewer)? My guess is yes ! Who is in charge at Whitehall? If you re reading this, I hope you are willing and able to make some much needed improvements in how you serve your residents.

I am truly surprised by many of these reviews. I was on the Board of Directors at a community that they managed and was very pleased with the information they provided me and how they cared about our community. They always help us find ways to keep our dues down but still care for our property. I also always felt that they handled the complaints of my neighbors fairly. Whenever complaints reached us as the Board we were always given a lot of background and what was allowed by our bylaws. Being on the board was a crappy job and it is made more difficult by having to tell your friends and neighbors that they are wrong. People never like to hear that. Its unfortunate that the only people who ever seem to show up for our meetings were the ones tired to do something they weren't allowed to do and were mad about it.
I've dealt with a couple property management firms in the past and based on the Property Manager that manages the Whitney Court Condominiums 5 of 5 stars does not do justice to the the service that they provide to our Association.
We own three condominiums in two different buildings that we rent In every case my requests always get a prompt responses, to quickly issuing work orders to contractors, to followup.
I would give 0 if that's an option. They are fast responsive in terms of gathering money from you. They don't care about the neighborhood they are managing. Our neighbor next door has NOT done the landscaping for almost two years now. And the office has done nothing about it. It's affecting our selling of the house greatly. Every potential buyer asked about this and we have no idea how to respond to that.
This company is worthless. I also live in a sudivison they manage. They do not respond to emails or even acknowledge they have received yours, let alone return a phone call. They simply do not care about the communities they manage, they even screwed up our Board of Directors election. They had the developer of the subdivision on the board and he had no idea he was on it, let alone he has no interest in being invoved.
this is absolutely the worst management company. we pay our dues, Whitehall takes our money and nothing gets repaired. As a community, we must come together and see to it that they are fired from our association.
I feel they are ripping us off. When we call their offices, they are all so very rude and they never help us.
Terrible company. I would give them zero stars too, if it were possible. It's noteworthy that they are not Better Business Bureau (BBB) approved and did not bother to reply to the complaint made against them through the BBB. They don't keep up properties and are rude to the residents and, moreover, dishonest. You can find something better!
Very rude! Don t know where to start with these people. Called to discuss regarding notice they send us, as usual, I was bounced from one person to another. they said that there is a balance remaining on my account which I didn t know about. In top of that, late fee was added also which I have no idea why when I paid Home Association Fee all in one time pay. I asked the lady why am I paying when I already paid, her respond was That I have no credit remaining in my account and also we need to pay for the last 3 remaining months. NO idea what did they used the money for! When I send my home associations fee in one TIME PAY.....Wired
They never give you information when you call them. Pass you from one person to another and most of the representative answers the call are very rude. We are having new builders building new homes in the area as and because of their heavy machinery they are doing lot of damage to the streets, i called the management company to let builder know they need to fix the roads they are damaging ,but every time i call them i get pass around and at the end they inform me that builders are responsible but it been several months roads are still bad and it's getting worst, but no action form the management company or the the reserve of heritage village board, but the swing into action right away if u are late on your HOA payment. HOA fees at Heritage village is 160 a month but they don't provide any service to the community and every-time you call they only inform you that we paying for lawsuit but how far the lawsuit is how long i have to pay higher dues they don't provide any information on that.
If I could give 0 stars I would. However their efforts at Pine Bluffs Subdivision in Highland, MI have been near awful. Early on not withstanding the recession when the subdivision was in full building mode, we as subdivision home owners had to paint the wood fences as the common areas home maintenance wasn't maintained. Nor after multiple near child car hits, as a homeowner I had to install a stop sign at a common road crossing. To this date it's still there, with after 7 years no intention to meet the street curb sign plans for the subdivision.
At the same time they took it upon themselves to change my street address on file, to a previous address and not bill the association dues to the actual property. Thereby accruing late fees, that I couldn't fight, as they've positioned themselves as the "association board, while no board actually meets. The one subdivision representative was conveniently removed from email traffic, when after4 years of failed communication it was only myself another homeowner who noted the incorrect email, to now recently get it corrected. But again without any effort to reach out, and resolve issues or opportunities for improvement. Thereby making me clearly agree with the aggregate of the other posts here. Unfortunately due to the recession homes stayed vacant and we didn't have the necessary number of lots filled to have them removed. Luckily we are at that stage now. Turn around time on emails are approximately 4 days to a week on email communications, as well subdivision management meetings have occurred at best 1 time per year, with little if any notice. As well little to no interaction and coordination with the associated subdivision with which we share a common curb side. So little interaction occurred, and very little preplanning, that we as subdivision home owners had to pay extensive legal costs over a dispute concerning maintenance of the common land.
I'm sure they will post a reply, but any 1 or 2 of the above could be dismissed, but the aggregate honestly should be reported to the better business bureau.
Avoid these people at all costs. I believe they are thieves. When we took over our association from the developer we slowly started to discover money that was missing, bills they paid late. They were so difficult to work with. Wouldn't provide any invoices for the bills they paid. Absolute thieves avoid them!
Absolutely the worst customer service. Somehow I overpaid my HOA account and had a credit balance. I asked for the credit to be refunded to my card and was told that it wasn't their policy to do refunds unless it was their fault. NOT that they COULDN'T do it but just that they WOULDN'T BOTHER. It would have taken what...two minutes of their time? Thanks for nothing.
This has to be the worst property management company ever. If you are looking at home and the HOA is managed by them, run in the other direction. I could list a bevy of reasons but that would just be restating everyone else. Not sure whom they paid to get a good review, but obviously they were not a client. On top of the ignorant things they do, they have they worst communication I have ever had the displeasure of dealing with!
Ridiculously difficult to work with. They flooded my condo several months back and have yet to give me a copy of the "work order" for fixing the condo so I can get reimbursed by my insurance company. Will not return calls or email. Uncooperative.
Worst property management company. Go to your boards and get them to dissolve relationships with this company.
In my community, the board raised how much they needed from residents, and Whitehall didn't send notice to residents. This meant that I started getting dinged with late fees after sending in my usual amount. Then, they sent a collections company after me, who decided to charge me 10x the original amount owed for the privilege of telling me that I owed money, because Whitehall's website doesn't work and they don't send out any mailings.
I have lived in an association managed by Whitehall for six years. I was never previously involved in my association and just paid my dues. When we received a significant increase in our dues I noticed a lot of neighbors getting angry and I was as well. I complained and tried to avoid paying the increase and went to board meetings and the annual meeting for the first time.
What a shock..... Not in a bad way but in a good way.... The presentation material was thorough. At the time I did not know if our board put together the material or if Whitehall did. I showed it to my friend who is on a board at another association not managed by Whitehall. This friend was the one who encouraged me to go to the meeting to begin with. My friend said they get one piece of paper and no information ever.
The following year I went to the meeting again and I ran for the board. I did not get elected but did get put on the board when someone who was on the board moved. Since then it has been an eye opening experience. The amount of work that they do for the fee we pay is amazing. They help prepare the materials for board meetings and our annual meetings and I can't say enough about their knowledge and experience.
Now that I am on the board I realize a management company takes a lot of abuse from owners who just don't want to pay, or follow the rules. The management company can't make decisions without the approval or direction from the board so holding them responsible because you get a late charge isn't their fault, pay your dues on time and this won't happen.
If you get a violation, correct the violation and there won't be any issue. Don't blame the management company for your own bad behavior.
When I started on this endeavor I blamed them for increases or when things didn't get done. That way my stupidity. Now that I have become involved I find them to be a valuable resource to our community.
I am not sure about all the negative reviews here. But let me tell you, as an officer on the board for our association for 7 years, Whitehall has been wonderful to work with. They took over our property with our reserves in sad shape and our property in terrible condition. They turned us around and have led us to a strong reserve and a property in good condition without having any special assessments. I feel without their leadership, we would be in terrible shape. We just sold our condo and the appraiser, the new owner's finance company, and the title company were all very impressed with our books. Their leadership added value to our condo. They are a 'roll up your sleeves no-frill' property management company that I would highly recommend to anyone. If you are looking for 'sweetness', keep going. But if you are looking for leadership and guidance, call them.
We recently moved into a Whitehall managed community. If I would have known how rude this company was I would have bought elsewhere. If I could give 0 stars I would. We had just moved in and were told by the company we bought with that our mailbox was included. Two neighbors that bought with us got their mailboxes installed, no cost. Ours was not installed. We called whitehall and spoke to a property manager (Note: he has given this company a 5 star review on here yet he works for the company). He gave us an ASTRONOMICAL cost for a mailbox installation. My husband politely asked the options and the manager hung up on him. We studied the neighbor mailboxes and found our own for 1/3 rd the price. No thin metal mailbox should cost more than a medical service. Between them and our builder, we got different prices. Some neighbors got theirs free, and some got Bills after we brought the awful discrepancy to light. The property manager's bio on the website makes him look highly qualified but his actions speak otherwise. His selective billing of the mailbox, the price differences he has given to different people ridiculous, and some getting it installed free make him appear completely unqualified. They are highly selective in who they send letters to regarding bylaw matters while others skate by without mention, and the attitude is obviously a problem with multiple people we spoke to at the company. I would run away from whitehall if I were a community.
This property management is the worst that I have ever dealt with. Whenever I call them, they don't care to help. Everyone at the office is incredibly rude. Whether I call them for information or a complaint, the employees are very rude and unprofessional.
When I have a complaint, they say it's just me and that no one else has had any complaints. But when I started to discuss the issues with the surrounding neighbors, they mentioned that they have called and receive the same response from White Hall. Neighbors have also mentioned that they have been talked down too and disrespected, so I know it's not me.
They don't return calls. They don't answer emails. They don't do anything they are supposed too. They lie. They don't follow the bylaws. And blame the residences instead.
They have a one star with the better business bureau, and poor reviews. I'm not surprised. I don't know how they are still in business, and how they call themselves a property management company.
There have been too many times where I have been insulted by the employees for no reason. They might be tired of everyone complaining, but it's their job and they are at fault. Because they don't do their job, things fall apart. And when we say or question the problems, they attack.

I would give 0 star if I could, this community management is the worst, don't even bother contacting them, they're trained to hang up you phone call rudely to avoid responsibility, we are paying the HOA for nothing. AVOID this company when you're looking for a new condo/house!
I think all of the negative Whitehall reviews are more than justified having been their direct customer for a number of years. A lot of the reviews speak volumes to their very poor and rude service, and this firm tries desperately to do the job from behind desks, if at all. This might even be giving them too much credit. For example they allowed the snow removal outfit in my former complex to plow driveways with a truck mounted, front-end plow. Well and as you can probably guess, they ripped up a goodly number of driveways, resulting in tens of thousands of dollars in damage to the driveways throughout the complex. The snow removal firm should have been using regular snow throwers on the driveways.
They allowed old appliances/debris to sit outside in front of units for weeks on end until I finally called. Again, this is an example of trying to do the job from behind the desk, as they advised they had not been informed. The complex I lived in for more than a few years dramatically deteriorated in appearance so much so I felt I had to sell. They were on a schedule to renovate 3 buildings per year, which would take about 10 years to complete all of the buildings. Needless to say, they would have to start over before ever completing the 10 year cycle. It was beyond outlandish and made me realize I wasn't getting any kind of maintenance upkeep for my monthly association fees. Never once did I see them get in front of this with a special board appearance or an initiation for a special assessment, no matter how unpopular. They just let it continue to deteriorate.
Finally, they secretly classified the property such that the average buyer can't get a conventional home loan. Buyers have to, in most instances, get a construction loan that can cost a lot more in closing fees and one that carries a variable interest rate. Never once did they bring this to an at-large vote or properly notify us that they were reclassifying the property (and what that means). Like the reviews written before mine, they certainly were rude when I called, particularly when I spoke to a supervisor. Do you live in a well managed, nice community that you want to go to sh!% in short order? Whitehall is the management company for you.
Absolutely pathetic! A suggestion for buyers please dont waste your money where communities manged by extremely poor associations. Please do research before buying.You will be cursing your self after dealing with these idiots. No customer services at all. You will pay them to disrespect you. There is a lady Mary Hartigan she just dont want to work dont want to see any humans. She will not answer you infact she will ask you to do it by yourself which you are paying them to do. If you really want to waste your money than no one can stop you. Sincere advice for first time buyer especially. Dont just fool by low association fees do your research before buying. You will end up paying way more than you expect.
The condo association will not cover repairs that were caused by the management company.
All of the water rooms in 2018/2019 were damaged because of the condo's sprinkler system. None of the condo owners were notified. We were notified with a sticky note on our door to call a plumber. Whitehall did not call the owners. And The home owners were responsible for fixing repairs to the foundation. The Condo's insurance should have covered the repairs.
Why do we pay $250.00 a month and what do we have insurance for what?
Unless you are on the board, then you will receive nice service. The board members all have new driveway's. And they do not have to pay for the water to be shut off.
It's a $350.00 fee to get the water shut off. But when I asked for documentation on this matter. I was simply hushed by an email.
I was told about this fee in advance. Welcome Condo owners's. Hopefully Spring Water Park II will get a new condo management company.
