This disgraceful management firm by far is the most unprofessional company that I dealt with as a property owner and 16 years as a realtor. Their unhelpful property managers are always late and never respond in any timely manner. Never help any time to ask them fix anything. Their background checks are the slowest. Their accounting dept never help their clients, instead they find any possible way to screw over their clients and charge them extra fees. The past 4+ years I have been dealing with them, I have never met one decent person that works there. They're so good in hiring low quality and unprofessional Staff. The owner and staff should be so a shamed of themselves.

If only i could offer ZERO stars! The responsiveness and lack of any form of professionalism at Vanguard is shocking to me. There is a long community fence that separates our subdivision and an old trailer park. Over the last year, the fence has broken in numerous sections. I sent Vanguard pics back in March and they created a work order and said they'd be putting it out to fence companies. This line of BS went on for 7 months and just was informed that the "board" came to conclusion a community fence repair is my responsibility. On 4/26/17 you emailed me that board had reached out to few fence companies. And then on 6/14, you got some estimates and then on 5/23, a fence co. was to be calling me directly re repairs and then I never heard from this fence company (if they even existed) and on 8/16 board came back that repairs were too high (and how did it go from fence co contacting me, then back to board?) and now you re actually going to tell me the board after 7 months has come to conclusion, based on section 11 that I m responsible??? How absolutely embarrassing it must be to be telling me this now!

I was a property owner in Raintree Oaks in Temple Terrace. Vanguard Management company was the HOA that took care of billing and sending out notices. We moved in June of 2020 and we no longer own property in that community, I've repeatedly called the office and sent mail back as well as left voice messages, unable to get through to live person. Not impressed at all with the way they are managing.
I had great experience with Vanguard Management Group! They are very helpful and wonderful people to work with. Unlike other property management companies that I have worked with in the past, Vanguard Management Group communicates with their client and follows them more quickly. I would recommend them to anyone looking for a property management organization in the Tampa Bay area.
Thankfully I no longer have to conduct business with this company. The property manager Chris is rude and condescending. I was on the board when this company was hired. The decision to hire them was made based on the amount they charged compared to other management companies. All I can say is you get what you pay for. I sold my home. There was no way I was going to deal with those people any longer than I had to.
Spending the last 6 months live with my parents while my mother has been going through cancer treatment we have been constantly harassed by Jan Nowaksowski and Vangaurd management for issues and problems that dont pertain to our home. I would highly suggest avoiding this woman and her group at all costs.
This is a response to the angry resident who criticized the Parson's Woods Board and Management Group. I have had the pleasure of dealing with Vanguard Management personally as a home owner and professionally as a board member. I find them responsive and refreshing to deal with. They were hired to replace a Management Group that will remain unnamed which we were receiving unsatisfactory performance from. It is not possible to please everyone as hard as Becky has tried. This person does not understand the responsibilities of the management group and fails to attend meetings where such subjects are discussed for which they were invited to attend. Additionally the management group can hardly be held accountable if this person fails to use properly established procedures for requesting landscape changes and for reporting violations even though they have been repeatedly requested to do so.
The Management Group does not approve landscape modifications either. This is done by the Architecture Review Committee (ARC) which is separate from the Board of Directors. Again this person knows how to do it but refuses to do so.
Had this person chosen to attend a meeting or look at the minutes from previous meetings, they would be better informed as to the boards need for a new management group and the associations need for an increase in assessment. But once again this does not fall on the Management Group but on the Board of Directors.
I invite this person to use properly established procedures that are intended to streamline these issues.
Called for weeks and still haven't gotten a response or call back. They just transfer the call and it goes to a voicemail.... I'm calling channel 8 to get attorneys involved. This place has some nerve. I called to complain about cars parking and blocking the street and lawn companies mowing at 7am and the lady hung up on me. This is by far the worst management group I have seen. Future HOA go elsewhere . They take your money and run . Trees aren't trimmed and the park area is disgusting at the point I would never take my daughter there . ( drug packaging and trash not to mention its flooded) . Doesn't even deserve a star.

Every manager I work with, including Jan Nowakowski, is extremely knowledgable, responsive, receptive, and diligent with their work. They have a passion for what they do and truly care about their client/vendor's experience. When the opportunity presents itself, we always recommend Vanguard to communities in search of professional management.
Becky is very rude and disrespectful. They refuse to repair the lawns where there is a drainage problem. They just want to collect the fees and offer as little service as possible.
Have dealt with them and their team for more than 25 years. Solid people; smart, hardworking. Very hands on. As a fellow service provider to our mutual clients I cannot say enough how dedicated they are to getting the best results they can for their clients...maybe that's why they have the same leadership for 30 years....
I worked here for over a year before relocating out of state and it was the best first job out of college I could ask for. MOST of the bad reviews you will read here are from residents who have had bad experience with their personal manager (who most likely does not even work there anymore) or because they are a resident who does not care for the politics of living in an association (understandable- I wouldn't live in an HOA- a lot of rules and procedures). Either way the employees here work very hard and do everything they can do. What would help, is if people understood that the role of a management company is to support the Board of Directors and to follow the laws of the State. So if there is something you wanted done your way when you wanted it. Chances are it did not happen because Management Company follows your association's covenants (established by your previous boards not the company) or because your BOD voted against it OR its against the state statutes. Everything has a process in Association living!
My biggest piece of advice is to join the board or go to meetings to truly learn the politics of living in an association. Or maybe ask questions rather than point blame. Because there are a lot of rules that can be frustrating. I cannot tell you how many residents I had coming to me about something regarding the rules and regulations. They thought it was stupid to have to get a door paint color approved. Or that their neighbor had the right to wash their car outside when there wasn't a water restriction. The laws are based on county, city and state AND that of your establishing Board of Directors.
Also, if your neighbor has something unattractive about their yard or they are breaking covenants. Chances are that they have gotten a violation. If it has not been fixed yet? Rest assured that that neighbor is getting fined on a regular basis and if it is never fixed, that person's home can go into lien and foreclosure over it. I've seen it happen unfortunately. So, just because the violation has not been complied with, does not mean the management company is not aware and already on the neighbor about it. If you want to report a neighbor, you can. If there is something wrong with your unit that is Association responsibility, let them know. The managers do not live in the community or your home- tell them what is happening so they can fix it.
Lastly, the fees you pay are set by your Board of Directors not the management company, so, you may want to take it up at a board meeting. VMG's management fees have not gone up in years.
I understand that it can be frustrating. You're paying for your home and want what your paying for enacted. But please realize that the management company cannot go above the Board of Directors. They can only advise them of what follows the law and provide options for resolution. VMG's staff care for their properties. I've seen it.
Rude...will not answer your calls and if you call back they put on busy message and refuse to answer or call back to your messages...unprofessional......I wish our community will get rid of this company. Loves giving many citations even if you fix the problem they ask you to fix...possibly trying to get more fees out of homeowners...awful experiences....
Jan (Vanguard Management Group) is an outstanding property manager who gets things done for our community. She does a great job riding heard on our contractors ensuring all tasked work is completed as ordered. She is courteous to all our board members and keeps me informed on all issues and the status of work. The Board of Lumsden Point appreciates all that she does for our community.
In today's technically savvy world it is indeed an asset o have a Property Manager like Terry Stubbs in excess of 5 years! We adore him here at Abbey Trace because it's not just his can do spirit and attitude-- they are accompanied and superseded by his actions. Thanks indeed to Vanguard and it's competent staffing!!

Today I am using this platform to express my extreme disappointment, dissatisfaction and disgust with the poor, unreliable, unprofessional, slanted and discriminatory management practices provided by Vanguard and unfortunately very closely and poorly unsupervised follow up from at least some of the HOA Enclave at Ramble Creek board members.
My family has been harassed, targeted and discriminated with an unfounded accusation against my personal pet. I have received a copy of the same Non Compliance letter 7 times in less than a week between April 13 and April 18 of 2020. Plus an additional 2 certified letters exactly as the ones sent mid April. All of this without any Warning Letter nor evidence nor proof as it s stated in the HOA rules that very few people follow thoroughly, including HOA board members.
I have stated clearly that my pet has been confused with another one similar in size and color that wanders the neighborhood unleashed and unattended for years. I have submitted plenty of evidence proving my point only to hear from the Board how closely they work with Vanguard and that basically they don t make mistakes.
After innumerable fruitless attempts asking for evidence (videos and/or pictures proving my pet wrong doing) I provided a dead line that has already passed. I have received no proof of any kind. It is clear that there is nothing against my pet. Also no apology nor wrongdoing acceptance letter have been sent.
I have decided to start a Lawsuit for discriminatory practices against Vanguard and the HOA which will take time and money but with the hope of attempting to address the lack of fairness, justice and mismanagement against hardworking and good neighborhood people at the Enclave. And overall it will reinstate the presumption of innocence which is clearly lacking in this case.

Would give a zero if possible. A new employee issued my rented condo serious code violations because he claimed my front door had dirt on it and mold. It had no mold ( the doors are all painted dark green) and just slight pollen and dust specks as a result of the wind and very recent lawn maintainance. When I called and explained to him the reasons, he issued me a higher violation code. My door was cleaner than any of my neighbors. This is what these Vanguard employees waste their time with!
I got a violation letter because some grass died and a small part of my yard was bald. There was a small picture on the violation letter, but I still had no idea what they were talking about because the spot was so small. When I contacted my manager, she got back to me quite quickly. I knew we had a website but I never bothered with going on it. Say helped me log on and showed me how I could see a full screen display of my yard. She pointed out the bald spot. I was not happy about the letter but the service was steller none the less.
They deserve zero stars. We've lived in the same complex for almost 10 years and have never been harassed as much as we have since this terrible company took over. Other residents are getting special treatment, especially the HOA president, while we get notice after notice along with threatening letters from their lawyer. They lie about what they have said and continue to harass us even after we've complied with their requests. DO NOT HIRE THIS COMPANY AT ALL COSTS!
I have to help my Mom pay her bills because she is up in years. She will not pay her assessments ACH and her account gets screwed up and sometimes behind. Vanguard's accounting department has helped me when I have had to call in...and not lost their patience
This company managed Meadowood condominiums when I bought my home in 2014 until approximately the end of 2019. The community progressively declined , while HOA dues continued to increase each year. I am very dissatisfied with the management of my property by this group , and the staff are very unprofessional.
I am currently out of the country, but I needed to contact Vanguard management because I was having issues with my quarterly assessment. I signed up on the website before I left never thought I would have a need for it but to my surprise I emailed it got a response within 24 hours and 3 days later I got a contact from the accounting department stating that they would put my account on hold and not penalize me. So I will have time to get back in the country and get that worked out. Thank you Vanguard.
It is time for North Oaks community to look for a new HOA property management company. This management comapny doesn't deserve any star if there is an option. I called to check on the status of buyer approval, because the Tile company already to close the property for the last two weeks. The front desk lady said that it is NOT OURS PROBLEM, it is a buyer problem for turn in the application not on time. I, myself as a owner of the unit for the last 4 years, paying them monthly and why should North Oaks boards hired lazy, unprofessional people to run the show.
Nothing gets done here. I ve reported numerous issues and none have ever been addressed. NONE. I get emails from Julia how she is getting bids then nothing happens for months. I resent her our original emails and I m sure nothing will get done again. Gate on property is in serious need of repairs and we have a overturned tree in our complex since the hurricane. As far as I m concerned this company is a lot of talk and ABSOLUTE ZERO action. If I could go back I d of never bought my home in the Lago Del Rey community because the place is managed horribly!
I am the President of my homeowners association. We are a Community with over 400 homes, Recreation facilities, and gated. I have served on the board over four years and worked with Vanguard before I was president. An owner complained to me the other day about Vanguard and also commented that Vanguard had a bad overall rating online. That surprised me because my board and community have had the same manager for the last 4 years. We are very pleased with our manager, the inspection reports, violation reports, manager's reports at meetings, and financial statements which we get by the tenth of the month. The owner who complained to me had received a late notice and fine. The notice and fine were justifiable.
I Googled Vanguard read many of their reviews. Yes they do have a two and a half star rating, but if you peruse those reviews, the negative comments and ratings almost always seem to come from disgruntled residents. Vanguard has a tough role to fill. With 400 homes, they're are always sending out late notices and violation notices. When it comes to repairs and maintenance, the timing is decided upon by the board. The maintenance of our community is based upon a budget. Issues that can wait and are of financial consequence, are often put on the back burner until they can be built into our budget. This has nothing to do with the Vanguard, yet I noticed a comment or two about items not being repaired properly or time. This and other recurring annoyances have been covered in news letters time and again, but there are still complaints.
In closing, I am giving Vanguard a 5-star review, because they do their job well. They are contracted to follow the boards directives, apply principles of law, educate the board, collect assessments from the owners, and protect our property values with enforcement policies. The consequence is some angry owners and for the rest of us who pay on time and mow regularly, such enforcement ensures our peace of mind. If you can say anything kind, please do. I believe they deserve to hear from the satisfied silent overwhelming majority."
I am a new member of the Village Green Community, and have been impressed at how responsive Vanguard, represented by Dee Vestal has been to our questions and maintenance requests. I have a lot of professional experience with facilities management and appreciate the prompt and efficient way we as property owners have been treated, thanks to Dee.
I work for a company that processes a lot of closings in Homeowners Associations and working with the Accounting Department at Vanguard is always quick and easy. Two words that are rarely spoken together in the closings industry. We had an emergency file that was handled in a timely manor and everyone was happier for it. As a peson that works in mortgage and that deals with HOA companies quite often, Vanguard is, thus far, the worse company I've had to deal with. They're supposed to be responsible for handling my community. I have to call 5 or 10 times a week to get them on the phone. They're very irresponsible and irresponsible. When I've handled getting someone one from their office on the phone, they're very rude and unprofessional. They send letters threatening to fine due to violations that are generated by the couple owners of the entire neighborhood or, as Vanguard calls them, "The board."
The park is broken down, there are no amenities, the streets are full of holes, I can't get out to my backyard due to the weed smell coming from my neighbor's house and all they do is collect my money and make my homeownership impossible. I hate this company with a passion.
Terribe managment some of the houses have sinkhole damage and expect property owners to pay for it because they didn't keep up with the pest control. Watch out for Chris he will not answer your calls.
Applied for a position at this employment and received a very rude response email back from Bob Moyer. I do not know who this person is but his response was so rude that when I said he should be more professional and that I would voice my opinion, he threatened to shut down my job search profile. If this is how he is with employee's, I can only imagine how he handles his clientele. Very unprofessional. I am only giving 1 star because no star's is not an option. Thank you.
Incompetent, unresponsive, and just flat out the worst. It's good to know others feel the same way about Vanguard Management Group. They won't respond to any of my emails regarding monthly HOA payments that are repeatedly declined because of their lousy payment system, but they're quick to mail me a fine for the most insignificant "violations." If you're planning to buy or rent a new home and find out the property is managed by Vanguard, avoid it like the plague.
We recently changed management companies after being with our former one over seven years. We changed because they could never get things done, the board had to do it, or bug them, and even then it was slow. They also took days to reply to emails and never picked up the phone. We have only had Vanguard three months, but I am noticing a big change for the better already.
Vanguard Management in general is not the best, they do not overall reply to emails, or help with changes needed to communicate with them. It is virtually impossible to reach someone by phone.... and if you do, they will never return your call. Barbara Stevens, however at Land s End Property in Treasure Island is a very courteous woman, she responds quickly to problems, and makes a genuine effort to resolve them. Dayna Crider, on the other hand, could use a lesson in People Skills 101 .
So much depends upon the individual property manager that is assigned to the HOA, and we have the BEST! Although we have had Vanguard as our management company for many years, Kimberly has been our manager for just over a year, and her support has been incredible. She is proactive with all of our goals, makes thoughtful recommendations, advises us on homeowner issues, and is always readily available to the HOA board. Kimberly goes above and beyond, and we are really fortunate have her as our manager.
Property managers refer homeowners to businesses that they are cohorts with. Never return phone calls & prefer to deal with you only by email. Most in Our neighhood curses the day we brought in this group.
I purchased a townhome in Raintree Manor last September. I love the area and the well established neighborhood. Like many places in Florida...sink holes are a part of life. Gratefully, the grounds are very stable..even more so than years ago. The management company, especially Chris..is very responsive when work orders are placed. I am just having my first concern regarding our pool area. I am sure the work order will be addressed..as every previous work order I placed was taken care of immediately. Thank you all for all your hard work and upkeep.
The most unhelpful, rude, unprofessional, and useless management company I ve ever encountered. Their website states that they derive their success on the fact that they implement empathy when they have none. My sons vehicle was towed outside of our own home even after I repeated told the man he will move it as soon as he gets his keys. The man said I m not waiting. After I begged the man to at least let me retrieve his medicine from the vehicle, asking only for a minute and the man blankly stared at me and drove off. Never have I met anyone so cruel and hateful. And I truly believe that cruel and hateful are two of the best words to describe this business.
These guys used to manage the neighborhood I live in. (meadowood) But they left in summer 2018. I wish they were still here since they were doing a good job.
Our association rules allow the architectural committee to sit on a request for up to 30 days. I had limited vacation time and wanted to put pavers down. Vanguard helped move that process along because the committee apparently was napping.
Since our board is all relatively new, I,m not able to give a knowledgeable statement about the job that they are doing. What I can say is that they have been very helpful in getting us to understand how to oversee an association and what the problems can be. Since we have had some very unfortunate circumstances over the past several years, I greatly value their understanding and leadership. I hope to continue working with them over the years.
One of the ladies saw my wife and I approaching the office and immediately walked away and allowed the door to slam in our face and she never even knew why we were coming to the office. The only reason I didn't give them a 1 rating was the secretary Alexandra was extremely courteous and saw what happened.
What a joke! In the 5 years we have owned our property, we have never had an issue u til recently...An oversight on our part. We want to resolve our issue but cannot get a hold of anyone on any extension! How do we resolve something with a mailed notice that doesn't give us the information we need to resolve it and cannot get ahold of anyone?! Well, we have fixed the "problem" but I guess they won't get their money until we can find out how much and where to send it. AND to come after us for something so insignificant when there are disgusting yards all around us.... ? They probably know they will get money out of the responsible residents and not out of the others....
This company is impossible to work with. Any HOA that uses Vanguard is no longer an association of home owners. Instead they are a group of home owners that are controlled and victimized by a mindless group of idiots that seek to make life hell for us. If you are looking to buy a home, make sure that it is not in an HOA that is managed by Vanguard Management Group. You will become very bitter if you have to deal with this company.
i received a letter from Lisdsay stating a recent inspection from a netrual inspector showed that I no longer had a sinkhole. i have made many requests to get copy of report.. after weeks of phone calls and leaving messages,,i received a call asking what i wanted from another party. im driving up there now to see how this simple request can be solved
Vanguard has been managing my condo association for over 7 years. I have no complaints. Our manager Terry is my single source point of contact whenever there is any issue to take care of and he does a wonderful job.
This firm is nothing but bunch of thieves, they didn't cash our check for the monthly HOA payment, then for 3 months didn't put any effort to help resolve the issue, instead they sent it to their scam attorney firm for collections. The staff is very dishonest and unprofessional starting from their CEO Janet down to the rest of the workers. Saimaire is very lazy and unprofessional, She rarely respond on time or does any thing to help you. FOX NEWS did undercover story about their illegal practice along their fraud attorney firm in Dunedin. They should be closed permanently. Shame on them.
I have been very impressed with service and friendly help from Vanguard. Vanguard, Dee, is very helpful and shows a great deal of concern for the people she works with.
The Board s decision to hire Vanguard as the community management group for our community has been a very positive move from the previous management group. The previous management group did not perform to the level we needed as a new community.
All of the Vanguard team is professional and responsive; and while it is difficult to please everybody our Community Association Manger (CAM), Becky McCleary has done an outstanding job meeting/communicating with homeowners and assisting and working with the Board. It has been a welcomed change.
Homeowners are directed and encouraged to contact our CAM and/or the Board with their questions and/or concerns by submitting them through our established methods of communications. If however, a homeowner still insists on remaining uninformed and will not take the effort to become aware of what is contained in the Community Standards and/or realize the past issues which have been successfully resolved by the community that is their choice.
The individual who has made these unfounded statements has never attended any HOA board meetings or other community meetings and has never formally expressed any short comings or needed enhancements through the proper procedures.
Would give zero stars but can't. You can never get anyone on the phone- they won't call you back- they didn't care that the gate in our neighborhood was non responsive for days and wouldn't come out and make it stay open so residents could have entry without waiting for someone to exit and driving in the exit gate. Useless. Avoid at all costs. Don't rent if the HOA uses this management group- and sure as heck don't buy.
I know community management can be a tough and thankless job. So I wanted to take a moment to give you some positive feedback. Thank you for copying us on the recent approval of our tenants in Sheridan Woods. We usually have to chase CAMs to get something in writing so we know our landlord s tenant is approved by the community. I really appreciate that Michele Mann was thoughtful enough to send us a copy of the approval letter for our records without us even asking. It makes our job easier. Thanks again!
I work with Vanguard Management daily. They are professional, knowledgable, and have fast response times. As an attorney, I recommend Vanguard to my HOA clients who are seeking professional management.
Vanguard manages Bridgford Oaks community in Temple Terrace. This management company does nothing!! Only interested in getting the HOA dues. Does not response, does not follow up. I complained about community owned fence that was broken and badly stained for weeks but they never did anything. They want owners to repair, replace and pressure wash common fence. Pressure wash sidewalk, paint mail boxes etc. They only manage a very small common areas and that's about it. What a shame...
I would never recommend this company. You would be better off flushing your money down the toilet. You get what you pay for with these guys, no intelligence and plenty of ego.
