As a renter, I had a very good experience with the Flat Company. My circumstances were unusual and difficult but they went the extra mile to help me out.

I rented a flat in Leith through them for my elderly father. But immediately after taking on the lease he unexpectedly passed away. It was a pretty stressful time, but the folks at the Flat Company were all very reasonable and did everything to help me out. For that, I've got to give them 5/5.



Then, I found them (Alex) extremely helpful with all my queries. They answer the phone and get back quickly. They did insist on me taking out accidental damage insurance in addition to paying a deposit, and recommended their partners Leaseguard for this. Leaseguard's annual insurance cost turned out to be less than 1% of rental, so I didn't shop around.

When it came to moving in, I signed an initial six-month lease with a two month cancellation notice period after that. A company called Pinstripe did a detailed inventory check which included lots of photos of minor scrapes and damage. The property was very clean (obviously just professionally cleaned) although not quite flawless. The inventory check reported this condition fairly. Just after this, they asked permission for a repair man to visit to fix some damage identified in the inventory - they don't turn up unannounced.

Then, within just a few days, my father unexpectedly passed away, and I obviously had no need to rent the flat for him. I was a bit worried that I'd just signed a lease with a six-month minimum term.

However, the Flat Company (Kim) were extremely helpful. They immediately worked with the landlord and re-advertised the property. They kept me updated and explained my options. They cancelled my contract as soon as I could empty the flat and return the keys and then promptly refunded both my deposit and the rent for the unused portion of a month, and organised a refund of the Leaseguard insurance.

So, in the middle of a pretty stressful and busy time for me, I found the Flat Company incredibly professional and helpful. 5/5.

The Flat Company helped us get our first place upon moving to Edinburgh and were always very professional, kind, and very quick to respond to emails -- which I think is an underrated quality of a great letting agent. And the fact that we arrived in August (in mid-festival frenzy) makes their even-keeled approach even more appreciated. A first-rate team, and I'd highly recommend them.

Throughout this time the service was great - they are very quick to respond to maintenance issues, and even gave us a crate of beer for helping with the viewings when leaving!

As a tenant with the Flat Company for the past 3 years, the experience has been great. Jessica, the property manager, has been very responsive and a valued support in stressful times. Any maintenance issues are dealt with quickly and professionally as well, which makes the tenancy worry-free.

While the property we wanted didn't end up working out with the start date, we had nothing but positive interactions with Amanda and Jessica. As an American, it's been near impossible trying to get a flat, and these two women were so ready and eager to help! Really appreciate their kindness, and hope to work with them again in the future!

If you are a student (or anyone really) and looking for a flat to rent in Edinburgh, DO NOT GO with The Flat Company.

Worst and most stressful year of my life having to deal with them and their staff. Incredibly rude whenever we had an issue or had to visit the office and just genuinely made myself and my flatmates feel uncomfortable whenever we had to contact them.

When we first moved in, they gave us two and a half sets of working keys - when there were three of us living there. We had no working oven for over six months (even though it had been reported numerous times), we were charged ridiculous amounts of money for things that were already broken/damaged when we moved in (for example, windows that I had no chance of reaching unless I was standing on my absolute tiptoes on top of the kitchen worktop) and for cleaning when we moved out (even though our flat was absolutely spotless), to name but a few of the many issues we had.

They also failed to inform us of when people were coming to view the flat whilst we were living there. Getting woken up at 8.30am to strangers walking into your bedroom is just not ok!!!!!!!



No matter how amazing or perfect the property you find, if its with them it is seriously just not worth the hassle they put you through.

From my personal and awful experience i would suggest not to ever go to flat company. They simply charge for no reason. I was taken my full deposit amount for simple reasons. Please never go to them. You will regret for sure when you vacate your flat. Please ever dont go to them.

The flat company were helpful and professional from first day of the tenancy to the last. Not only did they let me rent a flat despite not being in employment (with a large security deposit in case something went wrong) they went beyond a service you would expect from a landlord. All maintenance issues were easy to report from the online reporting system they use but all quieries and issues were sorted quickly. The staff were friendly and easy to work with. I would highly recommend anyone to use the flat company. As I said before they were helpful, professional and efficient. Great experience renting from them.

My partner and I rented a flat with TFC from July 2019 to April 2021. Our property manager Lauren in particular has been supportive, kind, accommodating and efficient. The flat was in a wonderful condition when we moved in, and we were also given lots of guidance and communicated with really well during our own check-out. Any issues with the flat/communal areas we easily communicated to Lauren and she dealt with the issues really quickly. Our reason for leaving is we found a flat in a better location - we did keep an eye on any available flats from TFC as if we could've stayed renting from them we would have.

My last experience with an Edinburgh letting agent was fine for the first couple of months, and then quickly went downhill and everything from repairs of upstairs leaks to check-out was anxiety-inducing, and the treatment of myself and my flatmates was unbelievably disrespectful. It has been such a breath of fresh air to rent from TFC, who throughout our tenancy and any issues we've had, have been respectful and kind. Thank you Lauren!

It was my first experience in finding a flat to rent and going through all the different processes, but The Flat Company made everything simple and easy to understand. Megan is my property manager and she has been most helpful in sending me any information I need and always responds quickly with any questions that I have. She has supported me throughout the whole process which I am grateful for. The Flat Company are a pleasure to do business with and you can tell they strive to put their customers first.

This company lets out substandard properties, fails to carry out repairs, and then steals the deposit for bogus charges at the end of the tenancy.

Have been a client of the Flat Company for 14 years and I cannot fault this company at all. The management of my property has been excellent over the years. The Flat Company ensure that my tenants are properly looked after in the first instance , which in turn means I can rest easy knowing that any concerns are dealt with instantly and both myself and the tenant are happy. After having real issues getting a reliable property management company many years ago , my search ended when the Flat Company came along ! I wouldn't go anywhere else.

Had a fantastic experience with the flat company. Moving in was pain free (the place was spotlessly clean) and the inventory was very detailed, which was reassuring. We had no problems during our tenancy and when we moved out Megan explained everything very clearly and helped us every step of the way. We only had one very small charge taken out of our deposit which was for a valid reason. Overall couldn t recommend them more.

AVOID this letting agency no matter what, i should have listen to other reviews; but first of first a bit about them: conceited, otiose, useless bunch of people, they do not care about the property nor about the tenant, they only care about the money; so be wise and do something useful with your little hard earned money.

I just rented a flat in Edinburgh using the Flat Company. The property manager Megan has been very helpful at every stage of the process, answering quickly to all enquires I had, responding not only to my questions, but also proactively checking with me if all was well. Very good experience so far.

We booked to view a property on two separate occasions and both times the agent did not show up. If they cannot even be bothered to do a viewing why should I trust them with everything else.

Avoid this letting agency at all costs. I have nothing more to add.

We've been renting a flat with this company for year and a half.
During the first months, we had a few problems with communication between us and the agents. But after that, we finally had an agent, Elona Smith, who did an amazing job. Every doubt or problem we were emailing her about, she was contacting us super fast and very efficient. A great job that made our experience much better.

Massively disappointing. Drove 800 miles round trip to meet the agent. That was almost a week ago. Still awaiting the promised Ts and C. Sent property photos over to them as a reminder and still no response. If this is what they do at the point of sale, what happens if I have a tenant problem?

Renting with the Flat Company has been straightforward and trouble-free. Our letting agent, Lauren M, was very professional. She was supportive in answering our queries and responded quickly to our communications. I would recommend this letting agency to other students, as we have had a very positive experience.

Our experience with The Flat Company was great. Any time there was an issue with maintenance, our issue was resolved promptly, for example, the first night my bed broke and 48hours later i had a new bed, no questions asked, the same with mirror. Sidonie was our initial agent and was very helpful with explaining our lease etc, then we had Jessica Jamieson who was lovely. Any questions i had about anything she was more than happy to help any way she could. Very professional, helpful and personable, too.

The only slight issue we had was when contractors were contacting us to book appointments without us hearing from TFC to alert us that we would be contacted by contractors. However, when i called TFC they explained everything and it was fine.

We also managed to get our full deposit back which we were very grateful for. If i am going to rent through an agency again i will definitely be going through The Flat Company :)

Extremely pleased with our experience having rented a property from TFC. Right from the documentation and moving in it was a hassle free process. Special credit must go to Elona Smith, our property manager who was highly professional in responding to all our queries patiently and diligently.There were a couple of minor maintenance issues in the property, however Dietrich Zank assisted us resolving the issues with extremely quick timelines. What we also liked is the transparency from everyone involved as it is often a rarity in this field.Would definitely recommend.

I viewed and applied for a flat with TFC but then did not proceed (for personal reasons, not due to any problem with TFC). The employees I interacted with were friendly, communication was prompt, and I was allowed plenty of time at the viewing. Only negative point was that the referencing procedure was rather long and complicated.

Really great company. We use them to help us with the letting of our flat. Efficient, friendly service, good communication.

I was debating whether to give 4 or 5 stars because there were a few issues in the beginning with the flat, but overall I am happy with everything. It's my first flat, so the whole experience was quite stressful, but prompt responses to all my questions helped to ease the stress a little. Before moving in, communication with Daria was super quick, and dealing with Elona from the very beginning of viewing the flat, to lease signing, to answering all my emails, has been fantastic.

The biggest of the aforementioned issues: there was a lot of damp mold on the shutters in the living room, which took almost 2 months to fix as it was put as a "low priority." I think that level of mold should be more than just a mild concern, but it has been cleaned and painted over now.
Reporting other mild issues has been quite easy on their website and I get an acknowledgement really quickly.
I cannot fault them for communication, I just wish the flat had had a bit more of a checkup before I moved in. The windows were stuck (one wouldn't open, one wouldn't close) and the cistern was noisy and took forever to fill, and the shower room ceiling is dirty. But overall everything is going well, they have been really good to deal with.

As a landlord being cared for over a 12 year period by The Flat Company I can honestly say that they have exceeded all expectations. Whether it be legal issues , HMO's, maintenance, problem tenants (very rarely) or just keeping us informed , their service has been exceptional. I note that various tenants reviews seem to have attempted to denigrate this company but I can only imagine that this is because as a flat rental company they dot the 'i's and cross all the 't's for the protection of both parties. This is only what I would have expected ,and indeed , is what we received in the management of our property.
I can , as a landlord, recommend this organisation unreservedly as offering a top class service and which ,in our experience of over a decade, has been fair in its dealings with both ourselves and our tenants.

Moving into a flat let by The Flat Company has been the most difficult rental experience I have been through. My experiences with four other Edinburgh rental companies (including Grant Management, who I had previously heard were incredibly difficult to deal with) were wonderfully pleasant, professional and organised experiences compared to attempting to move into an apartment with this company.

The flat I moved into was already occupied by other tenants. The lease, therefore, was required to be completely re-written, guarantors re-informed (or, in the case of most of the tenants, an AT5 form completed again as we were from abroad and therefore were required to pay two months rent up front in lieu of a UK guarantor). So far, fine. Bureaucracy is normal in flat rental.

However, as the weeks went past and the other tenants were slow to complete and forward the appropriate paperwork, I began receiving emails and phone calls from The Flat Company. As I attempted to tell them that they had received all the paperwork from me, the Flat Company employee who contacted me became rude and aggressive.

Later, there was the instance of a deposit return form, which was to be signed by all those who were currently living in the flat as well as the girl who had moved out. This had been completed and forwarded to the company roughly two months before I moved into the flat. The Flat Company employee (a different employee to the aggressive man on the phone) stated confidently over two and a half months after having received the form, that it was not in the file or email inbox. As I was not in contact with the girl who moved out and another of the tenants had left the country for a few weeks, getting all of these signatures once again was a troublesome and stressful experience - one which I, as the new tenant, was apparently responsible for once again.

Once I had gotten these signatures and scanned and emailed the form, I received a reply saying 'thank you, but I already have this form'. Understandably, I was incredibly frustrated at this point.

I have been on both sides of the rental business, having spent the past 4 years in rented accommodation as well as working for years as an admin assistant in a small family-run letting agency. I have never experienced such poor organisation and bad customer service as I have with the Flat Company

Dealing with The Flat Company is an ordeal which I have been going through for nearly three months now, and even though I was supposed to be on the lease at the beginning of June, I am still not an official tenant.

My experience with The Flat Company has encouraged me to write a Google review to warn other potential tenants: no matter how nice the flat, how good the area or how cheap the rent, look elsewhere, for a letting agency that will look after your needs and treat you well. After all, at the end of the day, your rent is paying their wages!

I had nothing short of exceptional interactions with Amanda. She was kind, understanding, and went above and beyond in helping me. It has been extremely difficult looking for a flat and, although I was unsuccessful in receiving the property I applied for, Amanda tried to help me further. I genuinely feel as though she cares about each interaction she is faced with and it truly shows.

Very efficient and quick when a fault reported. An example of this is part of the washing machine fell off and within 5 hours they had organised a brand new washing machine to be delivered. Similarly, a new boiler too and painting done when requested! Definitely recommended and the best experience with a letting agency I've ever had.

Jill has been one of our regular contacts at TFC since They became our agents a few years ago. Jill has always responded quickly and efficiently to anything we needed her to deal with and always has a very professional manner whilst still being friendly and easy to communicate with. All the team that we speak to are very professional and understand our needs. Our properties are rarely empty and are all well maintained. I would highly recommend TFC as letting agents.

Solid property management company that provides an efficient service.

As a tenant, Elona always kept me well informed and processed anything very efficiently. The maintenance department were very helpful to speak with, always tried to find the best solution and handled tasks as quickly as they could.

Nice, helpful people, particularly Alex White, however the rest of the company seem disorganised, tried to charge us rent when we had paid upfront. Customer service is fantastic, people are nice, got a great flat, but lacking in organisation.

NEVER EVER RENT WITH THIS COMPANY. After all the letting agent horror stories I have heard, I feel that ours must be one of the worst. This company was nothing but awful from day one of signing our lease. They failed to inform us prior to our move in day that work in our bathroom would not be completed before we moved in, which was bomb drop number one. Thankfully my mum was inside the meeting with us, because they were going to make us go for over a week without a shower and suggested SHOWERING AT A LOCAL GYM... THEN, just one week after we moved in, the entire ceiling in our bathroom collapsed onto the floor - massive safety hazard and complete mould ridden disgrace. And so our saga continued, they at least provided us with a shower at the local convent!!! The supposed compenstation we received amounted to abosultely nothing, which in our opinion was just a ploy for the company to con some students out of money and take us for fools. Following on from this, days after the bathroom was finished , we noticed that they hadn t asked for a new extractor fan to be fitted - so where did they think all the wet and damp air would go? That s right, back into the walls they have just replaced. And while we re on that subject, the workmanship in the bathroom was absolutely awful, never in my life have I seen such a mess. But then what would I know? I m just a students, and The Flat Company like to make students feel like they know nothing. Their customer service is horrendous, their receptionist is a sarcastic nightmare and their director once asked me on the phone and what do you expect me to do about that at 6pm ? Well, I certainly didn t expect to be spoken to like that. They messed us around with about 4 different property managers throughout our time in the flat - supposed managers who couldn t even manage to write an email reply, far less manage a number of properties and their occupants. Oh, and don t be fooled by their apparent professional cleaners that go into the flats prior to move in, I ve seen a local dump cleaner than ours was! Thankfully again our parents came armed with cleaning products to assist in actually cleaning the property. And then, they have the cheek to tell you that you left it less clean than when you moved in... I dread to think the mess these people live in. So, overall, their vile attitudes towards students, their over priced rent for flats that need more than just a lick of paint and awful management left us having one of the worst years at university yet. I would not under any circumstances recommend this flat company to anyone.

We have had 10 years of successfully letting an apartment with this agent. They ensured continuous occupation and that any issues were addressed promptly. We found them to be reliable, well organized and precise. We had reliable payments and prompt response to any queries.

I had an issue with tenants for a flat I have been renting through The Flat Company. I spoke to Ryan Wallace at TFC and the problem was resolved within 30 minutes. That is impressive!

We were hunting for a place to rent during COVID and The Flat Company were recommended to us. Jessica was fantastic, very responsive and willing to answer all the questions we had! We found a place through them and the whole process was painless!

We have just moved into our new flat and it's lovely. The Flat Company were really helpful in getting everything arranged and helping us with the paper work. We were also given a welcome bag with loads of great stuff in it including loo roll ( which came in handy ), jam, coffee, bin bags, tea and even a fluffy dog ! Absolute shambles of a company lacking any degree of professionalism or tenant care. After living in one of their properties for a year and witnessing a litany of failure and bad service I can say without hesitation that they are the worst letting agent I have had the misfortune of dealing with. Avoid.

Worry-free tenancy experience for 3 years. In comparison to other Edinburgh letting agencies, this was the best one so far. All issues were always dealt with quickly and in a friendly manner.

First viewing: nobody showed up; we were waiting for 30 minutes.

Second viewing (different property): someone actually made an appearance; the woman was clearly in a bad mood and seemed somewhat disinterested.

I was told by the woman heading the viewing that I wasn't allowed to take pictures and had to use the pictures they had already taken and had on their website and despite my explaining for my other two flat mates who were unable to attend, she insisted that I had to use their pictures.

Why? Probably because the pictures they have on their website don't show the cracks in the walls, the window frame which was literally falling apart, the broken skirting board. And they can't blame all that on the previous tenants.

Granted they have to take pictures from the "best angle" and make the property seem enticing to potential tenants, but if you don't get a viewing and decide to sign the lease for this property its not going to end well.

The next viewing (the same property as the first viewing was supposed to be at): nobody showed up again. And this time there was an additional three groups of people also waiting. Although i did only wait 25 after the appointment time. Which was 16:30 and they close at 17:00 so I highly doubt I missed someone turning up (if I stand corrected I shall remove this last paragraph).

Very happy with the service as a landlord - everything runs smoothly and they always take the initiative when it comes to making necessary repairs.
