Traveled 3 hours to Brisbane to find a house for myself, partner and 3 children. Applied for two houses on Saturday afternoon. Received a rejection email Monday afternoon. I have rented from real estates for years and have excellent references so I contacted my current real estate and was told they were not contacted by soloutions property management regarding my rental history. They never contacted my employer regarding my employment or income either. I wish I had read all the bad reviews about their attitude towards children before I wasted my time applying with this judgemental real estate. Renters beware.

As an older person entering the rental market after an absence of 36 years, a lot has changed over that period. The people at Solutions Property Management, have shown my wife and I tremendous assistance. I would like to mention Desi Lewis, the Property Manager, who has been very helpful in guiding us through the mine field of renting. Sometimes we have asked some questions that really shows our naivety, however, these questions have been responded in a cooperative manner. We are about to finish our first six months renting through Solutions Property Management and we will continue our journey with them, just recently signing a two year lease.

As a service contactor to Solutions I really appreciate their professionalism. Someone somewhere in the company has real practical ethics and the business sense to use them well. This is especially visible in their staff selection.
I am so impressed with the people in the company and would like to give special mention to Tarra at the front desk. Tarra is a young woman who not only does her job well but actually cares about people.
Deb, Melinda, Jessie, Rebekah, Caroline and Belinda are the Property Managers that I work with and each of them have that "firm but fair" life skill this team is a good example of experience and knowledge.

We handed over the management of our investment property to Solutions Property Management with a less than ideal tenant already in place (not one of their tenants). Solutions (in particular Liz) did a great job of handling her endless time wasting. When the tenant up and deserted the house and trashed it, they did everything they could to help us get it back on track, including Liz paying for the locks on the house to be changed out of her own pocket (of course, we did pay her back for this) as well as providing us with some of her own personal light fittings to install that she wasn't using. They found a new tenant for us very quickly and our new tenant was amazing. Their communication is great, their routine inspection reports are very thorough, including photos so you can see what your house actually looks like. They got onto us very quickly with any repairs etc that needed to be done on the property, as well as getting monthly newsletters and disbursement reports so you're always kept in the loop. Unfortunately we were in the position that we had to sell our property and Liz got straight onto finding a replacement house for our tenant that they were happy with so that we were able to sell the property as vacant possession instead of only limiting it to investors. If we get another investment property in the future, we wouldn't hesitate to use Solutions again. Liz has really gone above and beyond for us and we're so grateful to her. I believe they get some bad reviews due to having quite a stringent policy for prospective tenants but as someone who has been stung by a poor tenant choice in the past, it's what you need as an investment property owner

Can t fault Solutions Property management from sign up with Darren to all the in between with the staff. And also to Desi, I think it was her second or third day with Solutions where we had to lodge our first maintenance issue, thankfully my two little ones where at school when our back door shattered into a million pieces. Never have experience any thing like this or to lodge any request for this I was a little shocked in my call but the staff and Desi where amazing truly Thankyou.

Renting through Solutions was the best rental experience we had during our 57 years of marriage. We only looked at 1 property, liked it, applied and were successfull. Their staff are all very professional, friendly and highly efficient. The speed of their response to small problems was extraordinary and all our minor repairs were dealt with promptly to our satisfaction. They made regular checks and updates to fittings and equipment and carried out regular pest control.
The regular routine inspections were carried out amicably and with the minimum of intrusion. We would recommend them to anyone looking for a new home.

Horrendous. These people sadly manage a property in front of a property that I own. We have complained numerous times this week about alarms going off in the property keeping my autistic son awake. They do absolutely nothing about it and it has been beeping now for 3 days and 3 nights!! I would hate a home of mine to be managed by anyone this incompetent. The woman on the desk is incredibly unhelpful and seems to think it is acceptable to manage a property that is causing a public nuisance. If this is how you treat properties when they are empty, and calls from concerned neighbours, then I certainly would never recommend your business.

Poor at maintenance and conducting their so called 'thorough" inspections which are deceitful. Photographs of inspections deliberately omitted damaged areas. Left with a repair bill of $14K plus which included maintenance problems and tenant damage. Then refuse to assist with an insurance claim. Stay away, avoid the heartache and drama.

I have just moved to Solutions after having process and systems issues with my previous agent. I was really impressed with the professional and knowledgeable initial contact and a lot of commitments were made about service and systems. Three months later I can100%stae that every service, promise and commitment was kept or exceeded. The changeover included onboarding new tenants and a bunch of maintenance issues that were not attended to by the previous agent. I have a new tenant with no changeover gap, fully maintained property, systemised maintenance requests and even a slight rent increase in a weak market! Communication has been brilliant and the internal handover process from initial contact to onboarding and follow up has been seamless. I wish I had moved a year ago!!

I have rented with Solutions Property now since 2013 previous to Solutions I rented with another agency straight after selling my home and had the worst experience and this made me feel very vulnerable and nervous to rent a home again. Four years down the track, two rental homes and I cannot speak highly enough of Solutions Property and their team. They are professional and prompt in their servicing/maintenance not to mention the caring and compassion nature of the Property Managers and nothing is ever too much trouble. I move on now to a home I have built but I feel so very grateful and lucky to have rented through Solutions Property they have left me with a great renting experience once again and I wont hesitate recommending them and have done so many times in the past couple of years.

Your agent Michelle Jeffrey is the most unprofessional, condescending, rude person I've ever had to deal with. The way she speaks to people, refuses to let them talk, hangs up on their phone calls, and generally acts like they are lower than her, is not something to be proud of. Your agent has well and truly gone out of her way to breach not only the privacy of a Tenant, but to breach a Domestic Violence Order as well.

Evicted a tenant with no cause, claimed all rental bond despite there being no exit report completed, and charging for extra cleaning before it was done, refusing to give receipts (despite a professional clean being completed including an invoice), refusing to return calls or messages, actively trying to discredit someone with perfect rental history.

You should be ashamed of this behaviour in your company name, and rest assured, I will be actively letting people know what an awful, unprofessional business you run.

Do not trust Michelle Jeffrey. Every word she speaks is a lie. The Springfield Office is nothing but a joke.

My partner and three small children, the eldest be...

My partner and three small children, the eldest being four, drove long distance for three hours, and put off another potential rental inspection to view a couple of properties though Solutions Property Management. The second property we mentioned we sought long-term tenancy for our family to settle close to the school we are interested in sending them to. Unfortunately, our 4yo son is still too young to be diagnosed with ADHD, and ODD, and the agent watched him as he touched a vertical blind. He's never broken anything like that, he would have been touching it like I had done. He was told by the agent not to PULL on it... We inspected the next property, this time I left my 4yo in the car with my partner, as it was obviously going to be a concerning for the agent, with child presence. We liked the second home, and applied. The agent was kind, gave the children small water bottle each, and allowed us to use the office to fill in our applications. Whilst standing at the desk submitting our applications, and agreeing with the agent we'd email further supporting documentation, my 4yo (bored after be forced to be in a car and office all afternoon,) decided the reception lounge was good to jump on. The agent told him to get down before I had a chance to notice, and tell him to get off myself. Ok... as we were talking, my 4yo decided the clear coffee table was good to get up on, grrr, so he was chastised for that (not that he obeys for long.) The day was gone by this time, so no chance of putting applications in with anyone else, so another three hours drive home again. Emailed documents as soon as I had recouped from the day's ordeal. The following day, the courtesy email processing stages occured intermittently, apparently approved for final stage where it supposedly goes to the property's owner for the final 'ok.' That's even IF any of the email processing 'stages' actually took place... What raises an eyebrow with this story, is with my 4yo son having behavioural issues being of obvious concern to the agent, (admittedly I would have been too, but a bit more relaxed, and allow parents to deal with them by pointing out the problem to the parent, particularly if the parent was talking, and tired from driving, and just been sat in a very hot office room without aircon, or airflow to fill in forms, as did the 4yo,) then I am led to believe our application failed because of one child's petty actions. To reinforce our belief, we were told that we could not apply through them again. If you read the reviews here regarding children, and deceipt, I suspect those people are honestly warning others. If I had read reviews here, I would not have endured the expense, and discomfort of long-distance travel on heavily fuel consuming roads, and would not have wasted my valuable time trying to secure a home through this company. Make of this what you will, but I lean toward believing the neg reviews here, and note the generic replies in defense. Hundreds of people don't always bother to post comment either way. Can't apply through this company again? Really? Because a 'landlord' 'supposedly' rejected our family into a 4 bedroom home, and emails said all was approved until that point? I know what really went on, and I'm not shirty simply because I was rejected. I am merely expressing the likelyhood of, not child friendly, and protecting property owner's investments from an active, hot, bored child. I'll add the certainty that my tenancy history is nothing short of A+ all my life, throughout many rental properties, and my 4yo son is no exception to that track record. I have never felt the need to post review, but this time I am alerted to their methods, actions, and fuzzy discriminatory line of tenant choice, when a tenant can be excellent, despite personal opinion. No, in this instance we are convinced it is futile to call the office to discuss grievances. Families, steer clear. Also be aware of possible fake FIVE STAR pathetically glowing reviews when the rating drops too much with one star all the time.

Solutions property have been he most amazing real estate we have ever had the pleasure in renting through.
Always quick with any emails, questions or anything. Always professional, polite and nothing is ever a problem with them.
Since the change over they have still been amazing answering questions I have. Carol and Liz has been fantastic throughout he entire time and still continues to be.
I am saddened that for now we won't be with them.

Never rent through Solutions Property Management!

Never rent through Solutions Property Management!

I was a tenant at one of the properties they were managing for 18 months. During the tenancy our property Manager Renee was very rude, unprofessional and threatening whenever I communicated with her. I received water invoices with no council rates attached that stated I owed large sums of money; I paid them at the time as I wasn t aware they were being dodgy.

When I moved out we had a different Property Manager named Jenna Poa as I was informed Renee had left the company. Jenna attempted to take our full bond despite having the property professionally bond cleaned.

I tried to negotiate with her so we could come to an agreement but like Renee she was unprofessional, rude and hostile. This led me to having to organise conciliation via the Residential Tenancy Authority. Jenna and I could not come to an agreement as she spent the whole phone conversation arguing with myself and the Conciliator; she also expressed that she would be happy to go to tribunal.

I proceeded to the Queensland Civil and Administrative Tribunal as I was left with no other option. On the day of the hearing she came completely unprepared - she didn t even file a counter claim (most likely to avoid court costs on Solutions part). This led to the Adjudicator having to organise her documents for her which wasted a considerable amount of the Adjudicator s time. The water invoices were not presented before the tribunal despite her claiming there were unpaid invoices.

Shortly after the day of the tribunal she appeared to have left solutions. Which should have been the end of it. However, many months later we received a threatening email from a Senior Property Manger Priscilla Muscat. In the email she demanded I pay a sum of money or she would take action to register on TICA which would blacklist me from renting. I responded to her email and explained why I did not in fact owe Solutions any further money and she had no grounds to list us on TICA. She then apologised and went on to say there was no further amount owing.

Overall, every staff member I had to deal with during the tenancy (and after) was extremely unprofessional and threatening. It seemed like they bet on the tenants not knowing their rights (or knowing how to get free advice) so they can do whatever they want to increase the company s profits.

If you made the mistake renting through Solutions and they are giving you a hard time I strongly recommend you to contact the RTA for basic advice or QSTARS (a free tenancy solicitor service).

Solutions can t just put you on the TICA register as they have to apply for it and they have to prove a considerable amount of damage has been done to the property (often greater than $10,000).

Desi Lewis has been an amazing Property Manager. I had to vacate my rental early and move interstate, which I was nervous as to how the realestate would react as my last experience with a different agency was a total horror nightmare. But they were fantastic! Found new occupants VERY quickly, and took care of everything for me to make it as stress free as possible. They were understanding of my situation and tried to make it as easy as possible for me. I would highly recommend the Springfield Team to anyone. Both Darren and Desi have been a pleasure to deal with during my tennacy with them. Couldn't be happier.

I have been renting through Solutions Property Management since November. Rebekah Bacon is an absolute pleasure to deal with. Every maintenance request has been dealt with in a matter of days. All my emails are answered on the day I have sent them. All tradies that have visited my home have been professional and polite. we rented from solutions for 2 years we were originally renting from an agency called integral but solutions took over about 6 months into our lease we found them nasty and they had a slow turn around for repairs.
new years eve 2016 our house was vandalized when the back neighbors through a large rock through the window we contacted the police and the real estate and provided a police report the back neighbors were also tennants of solutions and were know for causing issues with neighbors however solutions refused to file any charges or evict them. we waited 8 weeks to have our window repaired . Christmas 2015 we put in a repair request to have our dishwasher repaired as it was leaking water everywhere all over the kitchen and we were informed by solutions that we would have to pay for this repair ourselves as we were quite upset by this we threatened to send them a remedy of breech notice if not repaired and they called us back and threatened us with a breech if we ever forgot to mow the lawn the dishwasher was not fixed until march 2016 in may 2016 we received a notice to vacate the property at the end of our lease (July) no reason was provided we called them and they said they would help us relocate when the time came however the time did come and they told us that after 2 years of renting through them and having perfect inspections and always being 2 weeks ahead in rent we no longer met their office criteria and to not even bother applying for a home through them which almost left a family with 5 children on the street i urge anyone with children not to even bother trying to rent through this judgmental discriminating real estate as they will not even look at you or they will make the term of your tenancy living hell

I have 3 properties I have managed by separate agents and I can honestly say that solutions property management have been brilliant. I have been with them for many years and the service they offer is far better than other agents I use. They have always found me good tenants and have reputable tradesman at very competitive prices that help manage any maintenance issues that arise from time to time. Don't be influenced by other reviews as these do not in any way reflect how well the team at solutions property operate. We deal with Caroline and she is a pleasure to work with. As soon as we stepped into the North Lakes office we were blown away with how professional the staff were and their attention to detail was outstanding. We have rented with other companies and I must say this company stands out not only as the best we have dealt with but leave other companies with a massive gap in professionalism and service.

my Name is Lawrence I have been a Tenant through Solutions Property Management for about 2and half years in total I have found them very helpful myself and my partner done a trip overseas to Thailand as we well I was that happy we was leaving our rent was not sorted as I had my sights set on our trip. anyway once we got to Thailand 2 days later myself and partner though OMG we had not sorted the rent we got straight onto the phone and our Property manager Norma at the time and Carol from the main Reception desk was that helpful they set up so we could do money transfer so it was a much less stress for us and our rent was also paid on time with there help. however I would like to state the team at Solutions Property are there anytime to help whether in person over the phone or Via Email. there response is Quick and always very helpful. and I am happy I am now back again Renting with them as I have rented with some others and found they can be rude just because your a tenant. highly Recommended

For over 10 years Laura and her terrific team have managed my investment properties in Brisbane. I could not fault Solutions Property Management team. They are reliable and understand what is required to have a successful outcome for property investors. Both Laura and Kellie Stewart were always on top of each item which needed to be addressed with the tenants. As an investor, it's critical to have a strong and dedicated property manager working for you (from time to time, we often need someone to be on your side of the fence). They knew exactly how to manage tenants expectations and more importantly, they knew when to increase the rental yields. I have referred several of my friends and clients to Solutions Property Management (as I'm in the real estate business as well) and each person has been extremely happy. Thank you Laura and team

1 star because I can't give a review without one. I honestly couldn't recommend this company to anyone. Not even my worst enemy.

For a first time renter they were very ready to give us a fair go. Us being me and my roommate. That's about all the positives I can think of, and I've been thinking of writing this review since we left our place in Jan.

Renting with Solutions Property Management, which is a bit of a hypocritical name considering any solutions they had to our issues were very rare and far in between, one not even being resolved until after we had left the vicinity, had to of been the worst rental experience of my life.

My roommate and I were very communicative when it came to things that were wrong with the house, including a dishwasher that had been called "cheap and in bad condition" by the maintenance man who we saw only 3 times throughout our whole stay, despite having that dishwasher be the centre of our issue for the entire 6 months of our stay. We had sent in a breach notice, sent numerous emails and called copious amounts of times to be told they would "call us back" or to send a new email with the same information. Very poor communication by this company.

In the last few months we were issued with an inspection date and time, which my roommate took time off to be there for. No one turned up! Only was it after she called was she told that there is no inspection because we're not there for much longer. Communication, like I said, was terrible. Why not tell us this or just not even issue the inspection in the first place?

During the last few weeks of our stay an extra 2 weeks rent was taken out our accounts and that was a struggle in itself to get back. My roommate and I had back and forth calls and emails regarding this issue, and we did not see the money until weeks later. Very poor by the company considering my roommate and I had never been late on payments and had, in our opinion, been good tenants who left the property in great condition.

This company is just not worth the trouble. The only time I heard them sound positive was when they were seeing the back end of us in terms of a call about our bond being returned.

At first, like said, they were very open to having us as first time renters which was great. We were very thankful that someone was giving us a go. However I would never rate this company as anything other than exhausting, stressful and hard to deal with. I would NOT recommend this place for renting, save yourself the trouble and find someone else.

Till I rented the property, I had never heard of them. They treated me both professionally and with friendship. Questions were answered, no hesitation. Helpful staff. The unit was well presented, clean. The only 'downside', (if you like), I can't put pictures or a clock or calendar anywhere. However, I intend requesting permission. I won't do anything without permission. I am looking forward to a long, happy tenancy agreement with Solutions Property Management, so I'm more than happy to abide by the rules. If the answer to my request is negative, fair enough. I have since solved the problem and hung some pics and a clock and calendar. I informed the staff at Solutions Property. They strive for happiness with tenants and will help as much as possible.

Absolutely HIGHLY Recommend Solutions Property Management. They helped us organise our investment property in QLD, as we are Sydney based. We got a tenant within 4 days of completing our house build. The communication with Solutions was outstanding, being very informed about regulation changes and also assisting us on the process of acquiring a tenant. Terrible. Thoughtless. Stressfull. The words that come to mind when thinking about dealing with SPM in Springfield. It was my first time renting, 7 month contract, in a nice little place with my good friend. Dealing with SPM made the experience so disappointing, we wished we had have gone with someone else. From day dot, staff had seemed borderline rude, but that was only the start. We did our routine check of things that needed repairing in the property when first moving in. We learned about 3 weeks into renting that the dishwasher had problems. It seemed like it had been roughed up from the previous tenants. We alerted SPM of this. We did not get a working dishwasher for the rest of our stay. Thats how pathetic they were with attending to maintenance repairs. We had a man come in to have a look at it after alerting them twice, the problem was not fixed. As we continued to have problems with it, we sent in more reports about the dishwasher, we felt they kept being ignored, as every time we would put in a new report, they would either keep asking us what the problem was (which we had explained several times) or they would not follow up with it, no communication, we wouldn't know how long we'd have to wait this time. We finally had to send them a breach notice through the RTA. They did not attend to this notice. I would have been prepared to go to court if our contract had have gone any furthur, simply because I cannot stand getting bad service. Some communication with staff members were polite and helpful, so I do make exceptions for these people, but some others were very blunt and unpleasant towards both me and my roommate. The dishwasher was a problem for myself in particular, as I do alot of cooking, and the kitchen was quite small. In the end, a maintenance guy was finally called to come and have a look at it, literally 2 days before we moved out. What was the point. He said the dishwasher needed replacing. Goes to show why it was so crap. Even though I was told the dishwasher was 'brand new' even though we reported rust marks on it when we first moved in. We always paid full rent, two weeks in advance. This annoyed me as paying rent also includes paying for access for all 'working' facilities. At the end of our contract, SPM took a payment out of both of mine and my roomates bank account, when they weren't suppose to, as we paid 2 weeks in advanced. What frustrated me the most is that there was no apology for this. This was a difficult financial time for me, so a huge inconvenience. It literally took over 3 weeks for SPM to get that money back into our account. That was our money, it should have been transfered back to us as soon as they got it. At one point, I was told we needed to wait until we get our bond back, to get that rent back put back into our account. Which was total balony, bond had nothing to do with rent mistakenly taken out of our accounts. They probably just wanted to keep it in there for as long as they could, so they could make interest off it. We also had to contact the RTA and file a dispute about getting that rent money back to us, there was so much back and forth about it. In the end the money was finally transfered. It should not have taken anywhere near that long. My roommate and I both agree that most of the interaction with SPM was very unpleasant, they really do treat you like second class citizens. My roommate and myself also believe that we were both polite with our communications, and were pretty good tenants. SPM also failed to show up for an inspection one day. We received both a letter in the mail and email about an inspection early December. I made sure I was home that day to watch our dogs, and be of help if needed. No one showed, and I put off things I was meant to do that day. I rang and they apologised and said that because we had not extended our lease, we would not need the inspection. It would have been nice if someone had have bloody let us know that. I was frustrated that they had wasted my time. Overall, communication was terrible. 0/10 would not recommend ever.

I have rented my property with Solutions Property Management. I found my property manager Renee extremely professional, doing everything by the book when managing my investment property. I have had experience with a few agencies now and these guys are a cut above the rest. I could relax knowing my investment was in great hands and that all the situations arising will be handled correctly and competently. Something that's hard to find these days!
