Never rent through Solutions Property Management!

I was a tenant at one of the properties they were managing for 18 months. During the tenancy our property Manager Renee was very rude, unprofessional and threatening whenever I communicated with her. I received water invoices with no council rates attached that stated I owed large sums of money; I paid them at the time as I wasn t aware they were being dodgy.

When I moved out we had a different Property Manager named Jenna Poa as I was informed Renee had left the company. Jenna attempted to take our full bond despite having the property professionally bond cleaned.

I tried to negotiate with her so we could come to an agreement but like Renee she was unprofessional, rude and hostile. This led me to having to organise conciliation via the Residential Tenancy Authority. Jenna and I could not come to an agreement as she spent the whole phone conversation arguing with myself and the Conciliator; she also expressed that she would be happy to go to tribunal.

I proceeded to the Queensland Civil and Administrative Tribunal as I was left with no other option. On the day of the hearing she came completely unprepared - she didn t even file a counter claim (most likely to avoid court costs on Solutions part). This led to the Adjudicator having to organise her documents for her which wasted a considerable amount of the Adjudicator s time. The water invoices were not presented before the tribunal despite her claiming there were unpaid invoices.

Shortly after the day of the tribunal she appeared to have left solutions. Which should have been the end of it. However, many months later we received a threatening email from a Senior Property Manger Priscilla Muscat. In the email she demanded I pay a sum of money or she would take action to register on TICA which would blacklist me from renting. I responded to her email and explained why I did not in fact owe Solutions any further money and she had no grounds to list us on TICA. She then apologised and went on to say there was no further amount owing.

Overall, every staff member I had to deal with during the tenancy (and after) was extremely unprofessional and threatening. It seemed like they bet on the tenants not knowing their rights (or knowing how to get free advice) so they can do whatever they want to increase the company s profits.

If you made the mistake renting through Solutions and they are giving you a hard time I strongly recommend you to contact the RTA for basic advice or QSTARS (a free tenancy solicitor service).

Solutions can t just put you on the TICA register as they have to apply for it and they have to prove a considerable amount of damage has been done to the property (often greater than $10,000).
