Although I have never been a customer of solutions property North Lakes, I would highly recommend this company if you would like to live in an abusive situation. Frequent opportunities to be verbally and physically abused abound, along with complimentary decluttering as your possessions disappear. As an added bonus, free landscaping is provided for surrounding residents via rock placement in lawns, plant removal, rubbish placement, salivary wall art and much more! This service is available for your front AND backyards! On special occasions shopping trolleys and unregistered car art is available. Don't drive? Great! As you will not be permitted to use the street or your own driveway. A perfect opportunity exists for night owls who want to listen to distortingly loud music all night - just live in a solutions property neighbourhood! Want to increase your vocabulary? No problems! Why pass up the chance to learn such words as s***, b****, c*** or a******?? Abuse from one not enough? No problem, sub letting solves that! If you fear that this may all end...don't despair.... solutions property is not interested and will NOT evict the tenant. So hurry, before he makes good on his threat to burn the property down!
Edit: I hope you enjoyed the verbal abuse you received from this vacating tenant. You should now have an idea of what this neighbourhood has been subjected to for years. I can only hope the owner will list this property with a reputable agency. He was not impressed with the amount of damage to the property.

The worst agency to deal with. We have a record of being very good tenants with no cleaning issues ever in our 10 years of rental history. We lived at a property managed by them from Dec 2016 to Mar 2018 and have maintained and cleaned it to perfection. When vacating the property, we got it bold cleaned by one of the agency's recommended cleaners (paid $500)expecting to get full bond back and vacate with no issues. But the property manager (Renee) picked on very minor paint issues and one minor carpet mark. When we asked to fix them ourselves, she emphasized to get them fixed by her recommended handyman for $300. To avoid any further delays and in expectation of getting full bond back, we, unwillingly agreed to it and asked her to send us the receipt and pictures when the job is done (Because we were paying for it).
After sending multiple emails and asking for the invoice, we were sent a receipt which was fake and denied for the pictures. I contacted the property manager multiple times but she denied to send pictures which raised more eyebrows. I checked the property and looked at it from the outside, the job was not done but invoice was provided to us. After 20 days of the invoice issuing date, I even booked a viewing on my friend's name and found the issues were still not fixed.
We contacted RTA and they guided us that we have right to get the pictures as we were paying for the job. RTA tried to settle this matter out of court, over the phone but the agency spokesperson REFUSED to discuss anything on phone (Probably they assumed that we will leave this matter here )
We were left with no option but to lodged a case at QCAT against their fraudulent practices. At the court hearing, no one from the agency turned up (Probably because they knew they have already lost it). We WON the case and were refunded with full bond amount.
The real estate agency earns from the owners but it's a shame to see that the money charged to the tenants are actually not spent on the property.
I would request all the current and prospective tenants to be aware and alert of their fraudulent practices and do not hesitate to contact RTA for any information on your rights because agencies like Solutions Property Management, run their business only to please their owners at the cost of Tenant's money.
Spent 6 years with them as a tenant and was always satisfied with there communication and great property manager/s everything answered within 24 hours was sad to leave them but would not hesitate in future to always recommend them 5 stars all round
We owned a rental property that we had had really poor experiences with the real estate management side of things. That is, until we changed to Solutions. Liz Bowlt became our property Manager and she did an excellent job of managing our property. Our tenants were quite difficult to deal with yet Liz managed to keep them happy whilst still ensuring we were looked after as owners. I would recommend Solutions Property Management and Liz Bowlt to anyone considering owning a rental property. They really work hard to look after you and make sure having things go smoothly for everyone concerned.

Today i called this business to gain a entry notice to be able to do works at the property and was told by Liz that she hadnt had breakfast and that she was going on lunch and that she could not give me the times i was wanting because she was too hungry to do a entry notice and it would take too long, even though i had called the office last Friday to let them know, as we all know you must give 24 hours notice to a tenant to gain entry but what was worse was that while on hold i could her the girls in the back ground saying that i was a pain in the BUM and how could they get rid of me !!!(she forgot to put mer on hold) They also gave me the keys when i went to their office so now i have the keys to property and no entry notice ( very unprofessional)

I was left to repair a fence and electricity point damaged by a tenant's dog but not found on final inspection (in solutions defence it was not a tenant initially found by them). However, the reason I chose to take my house to another agent More
Run, Run, Run far away from the front door of this establishment. I have been with Solutions as a property owner, relying on Solutions to rent my investment property for a number of years now. Upon their advise to show cause for the tenants to leave, I viewed the property. Inside, dirty, the tenants returned to the property to cleans 3 times, Solutions organised a cleaner from which a final clean notice was not forth coming, I had to clean the property myself. Outside, chronic mould on eaves, weeds growing out of eves, ground sunken 100 mil, boutique grass turned to weed, fence in dis repair and required painting. Total cost of my spend to have my property fit for sale of which Solutions managed. Fence; $1200 re paint, house wash to remove and treat mould; $450, replace grass, top up fill to bring ground level to spec; $8000. Clean inside house; my own personal time and then they had the hide to ask for an administrative exit fee of $99. If you do wish to go with this establishment, good luck to you, suggest you read this review very carefully.

I just want to give a shout out to your leasing consultant Darren Greasley at your Springfield office. Moving is a stressful and anxious time for me and he was nothing but friendly, efficient, proffessional and even threw in a joke or two to help ease the stress of the sign up. He was happy to answer my questions and always kept me up to date with the progression of my new lease.
After dealing with some unreliable agents who were far from accomidating with me trying to find a rental around my work hours. Meeting Darren was a breath of fresh air.

They do not even deserve 1 star. Showed me the property which was already leased. I put in application for 2 houses that was showed and at the inspection only i gave my application to their agent for both the properties. Got rejected for one saying that someone else was chosen before me when i was the first one to apply. And was not even considered for the other one. When called to enquire, she said the property was gone even before me applying. What was the purpose of holding the inspection then? just wanted to waste my time. Worst worst service ever.

I have happily been renting my property through Solutions property management since Nov 2018. During this time I could not fault there management from a tenants perspective. In particular Jenna Poa my property manager is awesome, Always returns phone calls and emails in a timely manner. Relays requests to the owner and generally has the answer for me within 48hrs. Most importantly for me though is she is very warm and friendly to my autistic son who has been present during a few routine house inspections. He gets very excited by new people and can be very in your face at first and she is amazing with him and regularly acknowledges him in emails etc and says to say hi to him for her.

My experience with Solutions Property was horrible. I ve rented with Horizon Housing, Action Realty, Ray White, Western Realty and First National before - all incredible real estates, worth their weight in gold. If there were any issues, they were sorted through in a timely manner. They are professional and upfront about everything. They are caring, considerate and courteous to their tenants.
Solutions Property Management are the opposite of this. I cannot speak for all their agents (Darren is lovely, and so is Carol from the Springfield office!), but I can speak about my dealings with Renee Tarrant and Michelle Jefferies. They are condescending, patronizing and SO unprofessional. I was issued a NTL without grounds and then another NTL with grounds due to rent arrears. My mother passed away, and I neglected my own bills, to pay for her funeral. I get that this isn t the real estates problem and I take responsibility for being behind with rent - it was just an unfortunate crossroad in my life. I either pay all bills that fortnight, and let my mother lay in a morgue for another 2wks, or pay for my mum s funeral costs and delay rent by 2wks. I chose the latter. 26 June 2018, I emailed and apologized and made them aware of why I was behind, but that I would rectify the 2wks rent arrears on 4 July 2018 AND pay an extra 2wks rent so I would be 2wks ahead. Did they care? No. They replied on 28 June 2018 with an eviction notice for me to get out of the place by 4 July 2018. I rented with Solutions Property for almost 2 years and this small period of my mum being in palliative care, and then her passing, was the only time I fell behind with rent. I thought they would understand, but they were ruthless and didn t show any care or compassion.
I called the RTA who advised me to issue my own NTL, and let the Real Estate know that I will not leave until my end of lease date. I cleared up the rent arrears & paid rent up until my end of lease date, well in advance. They still claimed 100% of my bond one month BEFORE my lease ended (for rent arrears despite me being well ahead and paid up until lease end date), refused to conciliate with the RTA, and upon my exit they drummed up a bogus $715 cleaning invoice. I contacted the cleaner directly, who advised she only billed Solutions Property $490 and was unsure why they sent me a cleaning bill for $715. Either way the only invoice I received for cleaning was $715. I had the carpets professionally cleaned TWICE (with receipts). They still charged me $175 for their cleaner to steam clean the carpets a THIRD time.
I just wanted Solutions Property out of my life so I paid parts of the invoices I agreed to. I was then refunded my full bond.. all the run around, the bullying and their snide unnecessary comments were pointless and wasted all our times. SO glad to be able to put them behind me - but if you re looking to rent out your property through their Springfield Office - think again.
Very thorough, professional, efficient with returning calls/emails and detailed reports and always keeping the landlord in the loop with every aspect of the home and tenant. Smooth process from marketing the property, screening of prospective tenants to leasing and maintaining the property and tenant enquires. Highly recommended!!! Keep up the great work Solutions Property Management Team!!

As a new property investor I was very aware that property management was the most important link in between landlord/tenant success. Renee from Solutions was recommended to me by a friend and I am very happy that I took that recommendation. I have been looked after be Renee for the last 2 years. She is always contactable, has made sure the tenants are suitable for the property and has organised and conducted regular property checks with reports sent to me promptly. The rent has never been in arrears and my property has been well maintained. Renee has also made sure that when there was a need for my tenants to contact me this was done very easily and this helped to maintain the landlord/tenant relationship.

It honestly isn t worth the trouble renting through solutions. I rented with solutions in Springfield for two years, when it came to vacating the property they are nothing but a pain to deal with and are quite happy to take as much of your bond as they like. I did end up getting my full bond back but I had to fight for it as a claim for $700 was made on my bond before I even had the chance to send my bond cleaner back to the property. I ended up lodging my own bond refund in the end at least then I know it was done properly and I wasn t getting lied to and mucked around .Very underwhelming experience renting with this bunch and wouldn t recommend them to my worst ememy.
I have had the most fantastic experience with my property manager, as a tenant I found any property manager to be intimidating but then I got mine. She was very respectful and fair to all parties. If I had an issue she was extremely responsive and helped any way she could. Would recommend this real estate. They even do payment plans for bond and water bills etc. I havnt had a tea estate like this before.

We have been tenants through Solutions Property Management for the past 4 years. I have very much appreciated the professionalism and kindness shown to us. Any issue with the home was dealt with quickly and the necessary repairs completed. Even on a Saturday, when the garage door stopped halfway and would not go up or down, someone was there to fix it within a few hours. In particular, I would like to thank Melinda, who was professional in her work, while being very personable and kind. It is with regret that we have to relocate to another city, or we would definitely continue to use Solutions Property Management. Thank you, you are a great team.

Worst Real estate I ever been to. Just brought a house from this company & I m not happy they never ring back, they trying to rush the building & pest guys in 30 mins, the house has rubbish in the backyard & the windows are open. Please removed our house of the market been about 1 month we moved in & it hasn t been removed

Solutions Property Management has done a great job of finding tenants for my newly purchased house. Belinda Blanco provided weekly reports with very efficient and helpful information to keep me updated on how the market was responding to the property, and also sent me a report after each inspection. Kellie Stewart's advice about adapting to the market was invaluable, and the assistance from Casey Morris and Jessie Shaw with getting the property ready for tenants was much appreciated. I would definitely recommend this team if you are new to the property market.
