Weve been before....last time was excellent...this time not so good...we had paid for bed and breakfast...but when we went for breakfast we had ordered a cooked breakfast...waited 30 mins and it wasnt forthcoming!... the lovely female manageress apologised for the delay and explained that the chefs where under pressure...if we hadn't an appointment to go to we would of waited as the eggs Benedict where excellent the last time...they refunded us the breakfast with no quibble.
My only criticism is that the bedroom would benefit with more lighting
Disappointed, took my other half for her birthday weekend, 1st room really poor and although 2nd room was slightly better and much bigger with a pretty decent view!
I have to say it s the worst Malmaison I ve ever stayed in (room wise). Tired and felt a bit dirty, unloved and in serious need of a refurb! That said staff did their best to help, but rooms, bathrooms and furniture all need better attention paying to them when cleaning.
Even the furniture in the entrance hall and reception needs much more care and attention paying to it as that is the 1st thing you see when you walk in and that sets the 1st impression! Believe me it wasn t great, because of this we didn t eat in the hotel at all and went out as much as possible, instead of relaxing and enjoying what the hotel had to offer.
Pity as the waterfront location is brilliant and the building itself is stunning, should have been a highly recommend but unfortunately isn t!

Ok. Atmosphere rather stark and not cosy. Starters were good but main course turkey only ok. You can get better in Leith and Edinburgh. Service was good but they added service to Bill and then suggested a tip.
Had a fantastic 1 night mid-week stay. Staff were extremely pleasant and helpful. They went out of their way to provide for requests not on the menu such as strawberries and chocolate. The room was immaculate and well designed. The hotel was in a quiet location however there was plenty to do locally. We would definitely recommend and look forward to returning.
Lovely boutique hotel beds are so comfortable lovely white sheets. We had a meal in the brasserie...lovely waiting staff and a good choice of two menus. Breakfast was continental and was enough but you can add a few pounds and upgrade to full Scottish.

Delighted to discover this hotel. I spent a night with my girlfriend, and we loved it.
Dinner at the restaurant was delicious and the room spacious, well designed and very comfortable.
The day after, I needed to find a workspace to do my job remotely, and the bar has everything I needed: good wifi and delicious coffee.
The staff is super welcoming.

Love the bathroom contents and cheeky labels. Continental Breakfast was basically fruit, cereal and pastries - a bit expensive for the limited range. No cheese or ham...
Clean and classy establishment. Friendly, professional and courteous staff. Restaurant and lounge has a has a comfortable atmosphere. Great local shops, cafes and bars. We have met many friendly people each time we stay here.
Stopped in for a burger deal with my other half. We were served promptly and our burger and chips came out very quickly. Barman told us about extras we could get, was very knowledgeable and polite. Burgers were excellent and we stayed for a few more drinks which were also excellent. Brilliant service from all the staff and an amazing experience. Will definitely be back.

Line 22 can be reached in 3 minutes on foot! Buses go to the city center every 5 minutes.
CONCLUSION: A stylish hotel without any fancy dress! We would love to come back ....!

A bit out of the way, but very modern and well priced. We had the mix it up offer which was one night for 2, plus 3 courses and 2 cocktails which worked out at excellent value. The food was nice, but not quite as amazing or stylish as the portions or layout would have you believe.

Honestly a bit of a disappointment. Having stayed at other Malmaisons I was hoping for big things from the original, but while the decor downstairs was good, the room was plain and rather uninspiring.
Arrival was responsive. They offered us a small extra, the front room. Very good and ample. We booked the restaurant right there.
Location good. Room was ok but nothing special, particularly for the price. Served raw sausages at breakfast - staff didn't really seem to care when told.
Nice area, short, direct bus ride to city centre, clean rooms (mattress cover could be a bit longer, came off when untucking duvet - a very minor qualm). Excellent food, hospitable service. No complaints.

Lovely hotel and location with lots of restaurants and shops nearby. Standard rooms weren t huge but felt nice and cosy. WiFi is good and works throughout the hotel. In room mini bar and treats are quite pricey there is a Sainsbury s local just a few minutes away. I travel for work and this hotel was the first I ve stayed at that wanted full payment at check in, only when I asked about breakfast was I offered the opportunity to add that to my check in payment. By not having a card on file and open I didn t use the hotel bar. Breakfast was very slow, having my order taken to the food arriving took much longer then it should have. Location and style is very nice but the little things that make a stay easy need work.
I took advantage of the brilliant 3 nights for the price of 2 offer, just after lockdown was lifted. I was very impressed by the measures the hotel had taken to ensure our safety and felt very safe. There was no housekeeping during my stay so no-one else entered my room. A continental breakfast was included in the deal with plenty of choice and particularly good fruit salad. The bed was as fabulously comfortable as Malmaison beds always are. It was a wonderful break in these troubled times.
Excellent value for the money, great location, only stayed one night but liked it so much have booked a long weekend in January, lovely pubs and restaurants close by. The hotel rooms are well appointed and clean, very nice experience.

Very good hotel, staff were curtious and very professional, our room was large, very comfortable with all you require. One small observation the bathroom was very cold even with the radiator switched on, however we would definitely recommend this hotel.
It has changed a lot. The snacks took ages to arrive and none of the waiters could identify what the snacks were. But very small snacks just one falafel and one small piece of chorizo. Hardly sharing snacks

We come here for breakfast often and it is fab the food is well presented and the staff are lovely, having a drink here is relaxing and having the outside seating is nice when the weather is warm, great spot when the sun go s down.

The truth is that without words. An old hotel in its striking but modern in its facilities, with restaurant and bar, spacious rooms and an exceptional bathroom. 15 minutes from the center through the collective 300. More than recommended also in the attention of the staff.
Great hotel but very far from the train station. Unless you have a car then I would not stay there. You have to get a taxi from the train station which adds up to be honest.
I have seen some boards up in the main city centre for a new hotel so maybe they will move there!

Had a lovely stay, a great location for leith / shore area or for heading in to Edinburgh, easy free parking and lots of local places to eat and drink.

Have just spent 12 minutes trying to book a room with their Edinburgh hotel and gave up in the end. Passed around between different people, and gave up in frustration. Plus, I am the native Brit who speaks clearly, but asked a few times to repeat as they couldn't understand, all with thick foreign accents. Bloody nightmare.
Very good rooms and atmosphere. A good continental breakfast offering however cooked orders were disappointing, slow and not really appetising.

Restaurant Staff are excellent we had Conor taking care of us very nice lad, excellent waiter, making you welcome and explaining the choices. The food was excellent and good portions. The Hotel is in need of a refurb. Rooms paying top dollar for rooms with no outlook no air con and baths with showers above. A bit dated.

I m honestly surprised that this hotel has 4 stars. My boyfriend and I celebrated our last anniversary at Malmaison Glasgow and his parents kindly gifted us a stay in Leith this year. Was seriously disappointed considering how amazjng the stay was in Glasgow. The staff were unhelpful and the whole time we were there nobody answered the phones at reception. We were overcharged at the bar & breakfast was dry and unappetising. My boyfriend was also told that they would send complimentary chocolates to our room which we were never given - we were not expecting anything so would have been better than an empty promise. All of the floorboards upstairs were creaky? I also felt very uncomfortable with the dirt in the room. Unfortunately, will not be returning.
Might I add that I find it rather unprofessional that the owner tends to only reply to positive reviews. You should address the issues at the hotel.
A great setting with a comfortable room. The staff could have been a bit more friendly and the restaurant was quite expensive. The down side of the hotel being part of a chain maybe?

The breakfast was tasty and reasonable value. The suite was comfortable and spacious. Little things like the UDB parts by the bed didn't work so our phones didn't charge overnight. Also the road noise outside was quite noticeable so not as restful a night sleep as when we stayed at the front of the hotel. Although there is parking behind the hotel the spaces are small and very busy so struggle to park on numerous occasions.
Average room in a hotel that I think is trying to be something it is not. Comfortable bed though and a nice location.

We stayed for two nights in the hotel and the staff where very helpful and couldn't fault them the room was a descent standerd and the bath in the sitting room was a nice addition. However we both felt the food and drinks let the hotel down as the food wasn't great and the cocktails didn't taste like other places cocktails. we complained and received a discount but we could not eat our meals as they wher not nice so think it should have been deducted in total and the breakfast where very overpriced we wouldn't stay hear again due to the food issues
